- 0:02Speaker 1: Welcome to the Wired to Hunt podcast, your home for
- 0:06Speaker 1: deer hunting news, stories and strategies, and now your host,
- 0:12Speaker 1: Mark Kenyon. Welcome to the Wired to Hunt Podcast. I'm
- 0:18Speaker 1: your host, Mark Kenyan, and this is episode number three
- 0:22Speaker 1: and today the show, we're diving deep into the story
- 0:24Speaker 1: of how we found and purchased our meat Eater back
- 0:26Speaker 1: forty Farm and advice for finding your own special piece
- 0:31Speaker 1: of ground. If you've ever dreamed voning hunting property, this
- 0:34Speaker 1: one's for you. Okay, hello folks, and welcome to the
- 0:43Speaker 1: Wired to Hunt Podcast, brought to you by on x Tay.
- 0:46Speaker 1: The show, we are shifting gears a little bit, as
- 0:49Speaker 1: many of you are probably switching gears in your minds too.
- 0:52Speaker 1: You know, the holidays are here and the deer hunting
- 0:55Speaker 1: season is either wrapped up for you or very soon
- 0:58Speaker 1: will be. So well, that said, we're gonna start looking
- 1:01Speaker 1: forward a little bit to the new year. Now almost
- 1:05Speaker 1: exactly a year ago. At the beginning of last year,
- 1:08Speaker 1: I was just beginning a project process that honestly was
- 1:14Speaker 1: really daunting. For the first time in my life, I
- 1:17Speaker 1: was trying to find a piece of hunting land to buy.
- 1:19Speaker 1: It's something that so many of us, dream of, we
- 1:22Speaker 1: wonder about, we imagine um. And it's something that I
- 1:25Speaker 1: always assumed that when I had the means to do it,
- 1:28Speaker 1: to actually purchase hunting property, it'd just be a piece
- 1:30Speaker 1: of cake once you could do it, It's just all
- 1:33Speaker 1: rainbows and butterflies. But I quickly found out that's not
- 1:36Speaker 1: exactly true. There's a lot more to it than I realized.
- 1:40Speaker 1: But as most of you know, I was able to
- 1:43Speaker 1: find a piece of ground, and together with me either
- 1:46Speaker 1: we bought it. We bought the Back forty and it's
- 1:48Speaker 1: now being documented for this new show called The Back forty.
- 1:52Speaker 1: So today what I wanted to do was pull back
- 1:55Speaker 1: the curtains on the story of that search. You know,
- 1:58Speaker 1: everything that happened to be getting how we decided the
- 2:01Speaker 1: types of places we were looking for, and the struggles
- 2:04Speaker 1: I had finding a spot, what the criteria were um
- 2:07Speaker 1: and then ultimately once we decide okay, this is the
- 2:09Speaker 1: property we want, what all goes into actually putting in
- 2:12Speaker 1: an offer and dealing with the landowner and figuring out
- 2:16Speaker 1: all these other little bits of minutia that I had
- 2:18Speaker 1: no idea about. That's what we're gonna talk about. What
- 2:20Speaker 1: I learned along the way, the ins and outs of
- 2:23Speaker 1: how we were able to purchase this piece of sixty
- 2:25Speaker 1: four acres, and everything you need to do to go
- 2:29Speaker 1: through the same process yourself if someday down the road
- 2:32Speaker 1: you decided something you want to do. So that's what
- 2:34Speaker 1: we've gotten store today. Joining me for the conversation is
- 2:38Speaker 1: Joe giz Dick and Sean Kelly, the team members from
- 2:41Speaker 1: White Tail Properties who helped me through this process last spring. Uh.
- 2:46Speaker 1: This conversation was recorded earlier this year, just after we
- 2:50Speaker 1: bought the farm, so as you listen to it, you'll
- 2:53Speaker 1: hear me full of optimism and this unknown I don't
- 2:56Speaker 1: know what's the what the year has in store. Now
- 2:59Speaker 1: many of you do know it was all sorts of
- 3:02Speaker 1: interesting things happened, struggles, trials and tribulations, and some some
- 3:06Speaker 1: amazing success too along the way. So without further ado,
- 3:10Speaker 1: let's take a break to think a couple of our partners,
- 3:12Speaker 1: and then we'll get right to my chat with Joe
- 3:15Speaker 1: and Sean. Before we do that, though, I gotta give
- 3:18Speaker 1: a little plug here to that back forty series I
- 3:21Speaker 1: just mentioned, because if you've not seen these episodes over
- 3:25Speaker 1: on the Meteor YouTube channel. You gotta check it out. Uh,
- 3:28Speaker 1: they're coming along. Our project has been full of, as
- 3:31Speaker 1: I mentioned, ups and downs, and I think our videos
- 3:35Speaker 1: are showcasing that in a way that's pretty compelling. I
- 3:39Speaker 1: might be biased, but our last two episodes of the
- 3:42Speaker 1: season just came out. This showcases my ultimate success finally
- 3:45Speaker 1: trying to kill Mature Buck, and then the second episode
- 3:49Speaker 1: kind of recaps the recovery and some special moments that
- 3:52Speaker 1: I shared with my son and my father. Uh, and
- 3:56Speaker 1: it's probably my favorite work we've done to date yet.
- 3:58Speaker 1: So go on over to the media to YouTube channel.
- 4:00Speaker 1: We've got seven episodes out right now. Check it out.
- 4:03Speaker 1: Feedback has been great. I think you'll enjoy it, and
- 4:06Speaker 1: probably you should watch that first before listening to this
- 4:09Speaker 1: episode because it will kind of color what's possible if
- 4:12Speaker 1: you were to go down this road. So that all said,
- 4:16Speaker 1: a couple of partners too, all right with me? Now
- 4:19Speaker 1: on the line is Joe giz Dick and Sean Kelly
- 4:22Speaker 1: from White Tail Properties. Thank you guys for taking time
- 4:25Speaker 1: to do this. Thank you glad to be here. My pleasure,
- 4:29Speaker 1: and uh, it's it's neat to finally be able to
- 4:32Speaker 1: have this conversation that we're about to be having because
- 4:36Speaker 1: I've talked a lot in past years with folks from
- 4:39Speaker 1: white Tail Properties about what the whole buying process is
- 4:42Speaker 1: like or what to be thinking about when making the
- 4:45Speaker 1: decision to purchase a piece of hunting ground, and there's
- 4:48Speaker 1: a lot to it. But I was always hearing about
- 4:50Speaker 1: it secondhand, you know. I was always talking to someone
- 4:52Speaker 1: who went through it, or I was talking with a
- 4:54Speaker 1: land specialist about what that's like. But I had never
- 4:57Speaker 1: been in those shoes before UM, and never been able
- 4:59Speaker 1: to actually work with someone at white Tail Properties in
- 5:02Speaker 1: that kind of capacity. But now I actually have UM.
- 5:06Speaker 1: So I'm looking at this thing from a whole new
- 5:07Speaker 1: perspective and I'm excited to have this different kind of
- 5:11Speaker 1: conversation now. But I guess before we dive into what
- 5:14Speaker 1: just has been going on over the past couple of months,
- 5:16Speaker 1: I do want to make sure that folks listening, no,
- 5:18Speaker 1: you know exactly what it is you guys do with
- 5:20Speaker 1: white Tail Properties. So maybe Joe, could you quickly introduce
- 5:23Speaker 1: who you are and what you do and then and
- 5:25Speaker 1: Sean you can hop on out of that. So I'm
- 5:30Speaker 1: Joe gives think I'm based out of Pitchfield Out, Illinois
- 5:33Speaker 1: out of our home office. I'm sales manager for white
- 5:36Speaker 1: Tail Properties real Estate and also run our auction division,
- 5:39Speaker 1: which is ranching farm auptions. UH. For years, I was
- 5:42Speaker 1: a sales eight and just like Sean, Sean UH that
- 5:46Speaker 1: had the opportunity of those other agents. Jean, Yeah, I'm
- 5:50Speaker 1: Sean Kelly. I'm the Southeast Michigan in South central Michigan
- 5:55Speaker 1: agent for white Tail Properties UM help people buy and
- 5:58Speaker 1: sell land in the south the Machine area. And and
- 6:02Speaker 1: that's why you know, you and me start working because
- 6:05Speaker 1: I was looking for some ground in that area. And
- 6:08Speaker 1: I'm glad it worked out that way because I've really
- 6:10Speaker 1: enjoyed getting to chat with you more Sean and getting
- 6:13Speaker 1: to work with you on this stuff. And I guess
- 6:14Speaker 1: that should be how we just get into it, because
- 6:17Speaker 1: over the past five months or so, I've been on
- 6:20Speaker 1: this search myself for a small hunting property. So my
- 6:24Speaker 1: game plan here today was to to kind of share
- 6:26Speaker 1: that story, UM, while you guys are here with me,
- 6:30Speaker 1: to interject and give your own perspectives on things, or
- 6:34Speaker 1: give different opinions or ideas about things that I did
- 6:37Speaker 1: or what other people might go through when they're involved
- 6:40Speaker 1: in that own process themselves. Uh, And I think we'll
- 6:43Speaker 1: be able to take a look at this one specific
- 6:44Speaker 1: example and use it to discuss the larger story and
- 6:49Speaker 1: process of buy a property. I think it's gonna be
- 6:52Speaker 1: an interesting conversation. So we will start at the very beginning,
- 6:55Speaker 1: when I just started looking at this stuff, and we'll
- 6:57Speaker 1: eventually get to the point where you know, you and
- 6:59Speaker 1: Mi Sean start talking and you eventually started helping me,
- 7:02Speaker 1: and when we finally got to the point where we
- 7:04Speaker 1: actually closed in a property. And the very first step
- 7:08Speaker 1: for me at least, was kind of thinking through and
- 7:11Speaker 1: deciding on the criteria as far as what am I
- 7:14Speaker 1: looking for in a property, and at a real high
- 7:18Speaker 1: level what I had determined And I remember, Sean, you
- 7:20Speaker 1: probably remember this. You and me had a conversation about this.
- 7:23Speaker 1: But at a high level, what I was looking for
- 7:25Speaker 1: was a small property, relatively affordable, probably like thirty to
- 7:30Speaker 1: sixty acres the most, in which I could you know,
- 7:34Speaker 1: manage and have some quality deer hunting, while also you know,
- 7:38Speaker 1: there are being opportunities to to really work the ground,
- 7:41Speaker 1: have diversity habitat, and to have um, you know, the
- 7:45Speaker 1: opportunity to do a bunch of different things. Because I
- 7:47Speaker 1: was looking at this property not just as like I
- 7:50Speaker 1: want to just kill big Bucks, but I also wanted
- 7:52Speaker 1: something that we could use, you know, through wired hunt,
- 7:55Speaker 1: to be an educational tool, something we could use as
- 7:57Speaker 1: an example to share with people. All these different ideas
- 8:00Speaker 1: about how to manage habitat, how to you know, implement
- 8:04Speaker 1: different private land conservation practices of course, how to manage deer,
- 8:08Speaker 1: all these different things. I really want something that would
- 8:11Speaker 1: be like a a blank canvas, or like the right
- 8:14Speaker 1: canvas to draw this this picture on, you might say
- 8:17Speaker 1: as an analogy. Um so, so it's a kind of
- 8:20Speaker 1: unique set of criteria had. But in general, all the
- 8:22Speaker 1: other things that you look for for a good small
- 8:25Speaker 1: hunting property applied to so. I was looking for a property,
- 8:28Speaker 1: could you know hold dear? So I want some cover.
- 8:30Speaker 1: I was looking for a property that I thought I'd
- 8:32Speaker 1: be able to access with different wind directions and things
- 8:35Speaker 1: like that. I looked at the neighborhood. Who else was
- 8:37Speaker 1: around me? Might there other be be other people that
- 8:39Speaker 1: maybe would have similar management goals? Um I looked at
- 8:43Speaker 1: the place like it doesn't have the potential like to
- 8:46Speaker 1: do the kind of products I want so, would there
- 8:48Speaker 1: be places to grow food plots? Would there be places
- 8:52Speaker 1: to have quality betting airs? All that kind of stuff?
- 8:55Speaker 1: Um at a really high level where some of the
- 8:57Speaker 1: things I was looking for UM. But I guess I'm
- 9:00Speaker 1: curious from your guys's perspective, and maybe Sean, I know
- 9:04Speaker 1: we had these conversations, you and me, and you shared
- 9:06Speaker 1: a little bit of insight into this. But what are
- 9:08Speaker 1: some of the other things that you talk to people
- 9:11Speaker 1: about or that you'd recommend people thinking about when they
- 9:14Speaker 1: are determining what their criteria should be for what's a
- 9:17Speaker 1: good property, right they go out there, they start looking,
- 9:19Speaker 1: what are some of the things that you think are
- 9:21Speaker 1: important for someone to consider. I think everything that you
- 9:25Speaker 1: talked about were kind of like a lot of the
- 9:26Speaker 1: basic or the core core things. But you know, somebody
- 9:31Speaker 1: just has to sit down and and really do what
- 9:33Speaker 1: you did as far as identifying your needs. And what
- 9:37Speaker 1: I find is that you know, whether you're a buyer,
- 9:40Speaker 1: a seller, or the property, they can be so different
- 9:43Speaker 1: from one another. It's it's kind of just that individual
- 9:46Speaker 1: needs to sit down and really map out everything we
- 9:49Speaker 1: want in the property, like their needs and their wants,
- 9:52Speaker 1: and then and start looking for it. Yeah, kind of
- 9:57Speaker 1: like where you're going with that that question. Yeah, and
- 10:00Speaker 1: what about like on a small like for someone who's
- 10:02Speaker 1: coming at it with the budget to do something like
- 10:04Speaker 1: this size or something like that. Um. I know you're
- 10:08Speaker 1: serious deer hunter too, and you're you're looking at a
- 10:10Speaker 1: lot of these places. Are there any other little things
- 10:12Speaker 1: you look for on a property that makes you think, oh,
- 10:15Speaker 1: this could be a good small property anything like that? Yeah,
- 10:19Speaker 1: you know. I think the number one thing is something
- 10:21Speaker 1: you talked about, was, you know, identifying your neighbors. And
- 10:24Speaker 1: when I say neighbors, not just you know, the people,
- 10:27Speaker 1: but the terrain, what what's surrounding you, because you know,
- 10:30Speaker 1: and if one of your goals is is big bucks
- 10:33Speaker 1: you want to have, you want to be centered in
- 10:36Speaker 1: an area where your bucks are gonna reach an older
- 10:40Speaker 1: age class. And if if you've got terrain around you
- 10:43Speaker 1: that's really difficult to hunt and people can't get in
- 10:45Speaker 1: there and or really do a hurt and on the
- 10:48Speaker 1: deer herd or the or the bucks that are there,
- 10:49Speaker 1: then that's a good thing for your property. If that's
- 10:53Speaker 1: one of your needs. You might want deer numbers. Um,
- 10:55Speaker 1: but I think neighbors is one of the most important things. Yeah, Joe,
- 11:02Speaker 1: Would you add anything else as far as how to
- 11:04Speaker 1: think about the criteria process or a specifics, Yeah, I got.
- 11:09Speaker 1: I got several suggestions. One one is I would make
- 11:13Speaker 1: that list of what you're looking for. Then I prioritize
- 11:15Speaker 1: that list what is the most important thing to you
- 11:19Speaker 1: to what is the least important thing. Because most guys
- 11:21Speaker 1: get into this, okay, they want to pond tre fishing,
- 11:23Speaker 1: they want a nice cabin, they want to grow great
- 11:25Speaker 1: big bucks, and they want to pay half price. That
- 11:28Speaker 1: stuff doesn't exist sometimes, so you've gotta make sure what
- 11:33Speaker 1: your priorities are, uh and and get those in a list,
- 11:37Speaker 1: and make sure that that's a fluid list. I'm gonna
- 11:39Speaker 1: tell you most of the time, when you go to
- 11:41Speaker 1: start star showing farms as a land specialist, we'll take
- 11:44Speaker 1: a buyer and what will what his list was originally
- 11:47Speaker 1: maybe turned completely upside down by the time he settles
- 11:51Speaker 1: in on a farm, because after you look at two, three, four,
- 11:53Speaker 1: or five twenty farms, it doesn't matter. We'll show you
- 11:56Speaker 1: as many as you want to look at until you
- 11:58Speaker 1: find that piece that speaks to you in the fit
- 12:00Speaker 1: your criteria. So that list is not a hardline outline
- 12:05Speaker 1: it is. It is a living, breathing, uh list. So
- 12:08Speaker 1: just don't don't be so focused on it has to
- 12:10Speaker 1: be exactly all these details, because a lot of times
- 12:14Speaker 1: those details that you want you can actually create with
- 12:18Speaker 1: your own work and own habitat management. Yeah, that's a
- 12:22Speaker 1: great point. I definitely felt like I I kind of
- 12:25Speaker 1: had to readjust expectations to myself. Like I came into
- 12:29Speaker 1: it thinking, Okay, we're gonna get a B, C, D,
- 12:31Speaker 1: E F G. Right, it's gonna be it's gonna be
- 12:33Speaker 1: in a great neighborhood. It's gonna be great terrain, there's
- 12:35Speaker 1: gonna be opportunity for food. There's gonna be the best
- 12:37Speaker 1: neighbors in the world. There's gonna be you know, eighteen
- 12:40Speaker 1: million different things that I wanted out of it, and
- 12:43Speaker 1: what I found it was kind of interesting, at least
- 12:45Speaker 1: in my process at first. It took a while, but
- 12:48Speaker 1: I thought that once you make the decision to buy
- 12:51Speaker 1: a farm, like you've got the financing, you can do it.
- 12:54Speaker 1: I always thought it would be easy to find the
- 12:56Speaker 1: right one. That I always thought the holding up was
- 12:59Speaker 1: just making them to do it and then once I
- 13:01Speaker 1: made the decision that spot would be there and I
- 13:03Speaker 1: could just have a lot of fun looking at a
- 13:05Speaker 1: couple of places and then pick my Christmas present. And uh,
- 13:09Speaker 1: it didn't It didn't end up being like that. It
- 13:11Speaker 1: actually ended up being a little bit frustrating because I
- 13:13Speaker 1: couldn't find the right fit. I felt like I was
- 13:15Speaker 1: looking and looking and looking and and and I'll kind
- 13:18Speaker 1: of in a second here walk through some of these
- 13:20Speaker 1: specific places I looked at. But I would see something
- 13:23Speaker 1: and yeah, this isn't gonna work, and I see another one,
- 13:25Speaker 1: and and maybe I'd find one that I thought would
- 13:27Speaker 1: be a pretty good fit. And then the next day
- 13:28Speaker 1: I found out it was under contract and sold. Um.
- 13:31Speaker 1: So it ended up being a lot harder than I
- 13:33Speaker 1: thought it was gonna be, just at least because of
- 13:36Speaker 1: I was because I was I was in the narrow area,
- 13:39Speaker 1: like I had to find something with it. I was
- 13:40Speaker 1: trying to find something within an hour of where I live. Um,
- 13:43Speaker 1: it was not as easy to find a really high
- 13:45Speaker 1: quality property as I thought I was gonna be. Um.
- 13:48Speaker 1: And you made some good point, Sean about you know
- 13:50Speaker 1: the importance of what's the rest of the area around
- 13:53Speaker 1: the property. I had a couple of spots that looked
- 13:55Speaker 1: really great as an individual parcel, but they were like
- 13:59Speaker 1: islands in the know nothing, and I just had to
- 14:02Speaker 1: be tough on myself and say, yeah, the parcel looks awesome,
- 14:05Speaker 1: but look at the big picture and how do you
- 14:07Speaker 1: really think that's gonna play out? Um, Joe? Are there
- 14:11Speaker 1: any other specific things when it comes to when someone's
- 14:15Speaker 1: trying to analyze the small property and determine like is
- 14:18Speaker 1: this a let's just say their goal is, Hey, I
- 14:21Speaker 1: want to manage for older age class bucks. I want
- 14:24Speaker 1: to I want to small property. It's gonna make for
- 14:26Speaker 1: great hunting, and I want some mature deer on it.
- 14:28Speaker 1: That's my number one goal. But I can only get
- 14:31Speaker 1: something that's you know, thirties sixty acres. Are there any
- 14:34Speaker 1: other specific criteria you suggest thinking about than the ones
- 14:37Speaker 1: we've talked about. You know, Sean hit those points really
- 14:41Speaker 1: well that the neighborhood as key to train as a
- 14:45Speaker 1: giant key. You need to be able to get in
- 14:47Speaker 1: and get out without spook and deer if you're playing
- 14:49Speaker 1: on olden there on your farm. Uh, some of these
- 14:51Speaker 1: are better suited if you have neighbors who don't haunt,
- 14:55Speaker 1: or you have a wildlife reserve or something that can't
- 14:57Speaker 1: be hutted. Send my goals. You're better off the half
- 15:00Speaker 1: the best betting habitat will more of the food habitat.
- 15:03Speaker 1: My personal farm is that way. I've got several areas
- 15:06Speaker 1: acres around me there are no hunting, but I hold
- 15:09Speaker 1: all the food. So uh. That that was just the
- 15:12Speaker 1: neighborhood that I ended up in where my house is.
- 15:14Speaker 1: That I would probably refer the other way around, but
- 15:18Speaker 1: I do. I do enjoy my situation where nobody else
- 15:21Speaker 1: is bothering a deer. But when you were going through that,
- 15:24Speaker 1: you brought up two key points that I'd like to
- 15:27Speaker 1: expound upon just a little bit. One. The first one
- 15:31Speaker 1: to be patient, uh, and you learn that just because
- 15:34Speaker 1: you decide you're gonna buy something doesn't mean you gotta
- 15:36Speaker 1: run out to the grocery store and pick it up. Uh.
- 15:39Speaker 1: Be patient, look at several make sure it fits, make
- 15:42Speaker 1: sure you find the one that fits that uh meets
- 15:45Speaker 1: your criterteria and just perfectly perfectly honest it's pretty to
- 15:50Speaker 1: you something that you like and you will enjoy. Number
- 15:53Speaker 1: two in your conversation there was if you find the
- 15:57Speaker 1: right piece, be ready to make an offer immediately because
- 16:00Speaker 1: of it's a right piece, there's a good chance it's
- 16:02Speaker 1: a right piece for somebody else to and there's several
- 16:05Speaker 1: other buyers like yourself looking. So you have to manage
- 16:08Speaker 1: that being patient with being able and ready to strike
- 16:11Speaker 1: fairly fast when you find the right one, because it
- 16:14Speaker 1: is it is a little bit uh it hurts your
- 16:17Speaker 1: heart to know you found the perfect piece and somebody
- 16:20Speaker 1: else is already got it. Yeah. Yeah, Well, you know, Sean,
- 16:24Speaker 1: you and me had a conversation about this because once
- 16:27Speaker 1: I started searching, I started, you know, looking at what
- 16:30Speaker 1: white Tail Properties had to offer, and I talked to
- 16:33Speaker 1: you on the phone and you mentioned you did have
- 16:35Speaker 1: one parcel that was kind of within my range that
- 16:38Speaker 1: might be of interest, and and then I started kind
- 16:41Speaker 1: of walking you through what this criteria was that I
- 16:43Speaker 1: just described, and you mentioned that it's actually pretty hard
- 16:47Speaker 1: to find pieces like that that stand in the market
- 16:49Speaker 1: very long, right, because if there is a really good
- 16:51Speaker 1: piece that hits all that you know, checks all the boxes,
- 16:54Speaker 1: they go pretty fast. Right. Is that what you've seen
- 16:56Speaker 1: around here? Oh? Absolutely, I mean especially in this this area,
- 17:02Speaker 1: it's um there's a lot of hunters looking for that
- 17:05Speaker 1: that perfect piece, and when they come up, they're not
- 17:08Speaker 1: there very long. Yeah, that's definitely what I what I saw,
- 17:13Speaker 1: and I think something that might illustrate some of these
- 17:16Speaker 1: different criteria we were looking at and how I thought
- 17:18Speaker 1: through It was the first property I went to go
- 17:20Speaker 1: look at made the decision like we're gonna buy this.
- 17:23Speaker 1: We're gonna buy a property. I pulled up the White
- 17:25Speaker 1: Tail Properties website and I started looking at stuff within
- 17:28Speaker 1: the ballpark of where I'm at, and I I originally
- 17:31Speaker 1: thought I might be able to look into northern Indiana
- 17:34Speaker 1: and northern Ohio as well as Michigan. So I started
- 17:38Speaker 1: scrolling through and looking at properties in the map, and
- 17:40Speaker 1: I saw a small property listed UH with tim woods
- 17:44Speaker 1: down in Ohio, and I pulled it up, and right
- 17:47Speaker 1: away I saw it was small, but it had lots
- 17:49Speaker 1: of cover on it. It was it was twenty seven acres,
- 17:52Speaker 1: so it was on the on the very low side
- 17:53Speaker 1: of what I was looking at, but it was all
- 17:55Speaker 1: like pine trees and cedars and tall grass and just
- 17:59Speaker 1: gnarly thick cover. And then it connected into some bigger
- 18:03Speaker 1: timber um and some good looking countries. So from like,
- 18:06Speaker 1: I looked at the aero map. I kind of liked
- 18:08Speaker 1: what I saw from an aero perspective. I looked at
- 18:10Speaker 1: all the pictures. I really liked the fact that was
- 18:12Speaker 1: it was almost all cover, but there were little openings,
- 18:15Speaker 1: little grassy patches where you could put a quarter acre,
- 18:17Speaker 1: half acre food plot, that kind of thing. Um, there's
- 18:21Speaker 1: a handful trail camera pictures didn't show me much, but
- 18:24Speaker 1: it was very intriguing, and it was really affordable. It
- 18:27Speaker 1: was on the you know, because of how small it was.
- 18:29Speaker 1: It definitely fit within our budget we're working with. So
- 18:32Speaker 1: right away I called him up, I said, hey, can
- 18:35Speaker 1: I go? Can we go check all this property? He's like, yep,
- 18:37Speaker 1: let's do it. And I went and walked it and
- 18:40Speaker 1: it was really it was one of those things like
- 18:44Speaker 1: you said, Joe, it feels right like it was pretty.
- 18:47Speaker 1: It felt pretty to me. I got out there and
- 18:49Speaker 1: just had that oh wow, like this just it looked
- 18:52Speaker 1: like what you imagine like a brushy, ceedery thick in Iowa,
- 18:57Speaker 1: looking like like I could just see a hundred and
- 18:59Speaker 1: seventy five year old bucks stepping out and walking towards
- 19:02Speaker 1: my stand, and right away I fell in love with it.
- 19:05Speaker 1: I started walking like, oh my gosh, there's it's so thick.
- 19:08Speaker 1: But also there's these areas there's like paths cut through
- 19:12Speaker 1: where this used to be like an old Christmas tree farm.
- 19:14Speaker 1: I guess parts of it over the years, so it's
- 19:16Speaker 1: all different age classes, um, and big kind of cutouts
- 19:19Speaker 1: throughout it where there were these small openings that you
- 19:22Speaker 1: could do cool things with. Someone's young, someone's old. It's
- 19:24Speaker 1: nice diversity, but you know you could make you could
- 19:27Speaker 1: hold dear, no doubt about you could hold dear. And
- 19:30Speaker 1: I walked through and I flucked. I bumped like I
- 19:32Speaker 1: don't know, fifteen twenty turkeys, and there was a shed
- 19:35Speaker 1: antler on the ground, and there's big rubs and all
- 19:39Speaker 1: the all those little like light balls were blasting off
- 19:43Speaker 1: in my face like this is cool. And I was
- 19:47Speaker 1: tempted to say right and then then and now let's
- 19:49Speaker 1: buy it, let's do it, um, but I caught myself
- 19:54Speaker 1: and I was like, you know what, that's I feel
- 19:56Speaker 1: like that's one of those common mistakes that I've heard about,
- 19:59Speaker 1: like you've fallen love of the first thing you see, um,
- 20:02Speaker 1: Like if you go to pick up a puppy at
- 20:03Speaker 1: the store, and you that first puppy that runs up
- 20:05Speaker 1: to you and and licks your shoe. Usually it's really
- 20:08Speaker 1: easy to say, oh my gosh, that's the one. UM.
- 20:11Speaker 1: I was worried that might happen, though, so I tried
- 20:13Speaker 1: to like, Okay, I'm not going to make a decision today.
- 20:16Speaker 1: I need to go home and think about this um
- 20:19Speaker 1: and not be emotional. Is that was that doing something
- 20:22Speaker 1: and experience something that a lot of people go with, Joe?
- 20:25Speaker 1: Is that a common thing? And is that a common mistake? Maybe?
- 20:28Speaker 1: Or am I was I thinking thinking about it too much?
- 20:32Speaker 1: It is? But I can tell you if you've been
- 20:34Speaker 1: through the process several times, uh, not being your first time,
- 20:38Speaker 1: if that you fell in love with it off the bat,
- 20:40Speaker 1: you would have made an offer right then and there.
- 20:42Speaker 1: You wouldn't awaited because I don't know whether that property
- 20:44Speaker 1: sold or not. But yeah, if it feels right, A
- 20:48Speaker 1: lot of times it is the right form. But I
- 20:51Speaker 1: always tell guys, I mean that if if you're working
- 20:53Speaker 1: with a good land specialist, they'll let you know if
- 20:55Speaker 1: there's any activity on it, whether I think it's gonna sell,
- 20:58Speaker 1: whether I'll people are looking at it in media too,
- 21:01Speaker 1: And that can help. God, your decision, but uh God,
- 21:04Speaker 1: do both They wait too long when they find the
- 21:06Speaker 1: perfect property, just like that, because they figured the first
- 21:09Speaker 1: one out can't be yet, the first one I look
- 21:11Speaker 1: at can't be perfect, And then the other guys will.
- 21:15Speaker 1: We'll jump on it and buy something and then have
- 21:18Speaker 1: buyers remorse after they get the closing, or something else
- 21:21Speaker 1: comes on the market in a month that's closer to
- 21:23Speaker 1: home or a better fit for their needs or whatever.
- 21:26Speaker 1: So you're you're gonna lose some you're gonna win something.
- 21:29Speaker 1: You just gotta realize you can't take it personally, can't
- 21:31Speaker 1: take it. It can't be discouraged by it. I'm just
- 21:34Speaker 1: gonna learn from every transaction or non transaction. I'm gonna
- 21:38Speaker 1: learn from every property I look at. I'm gonna refine
- 21:40Speaker 1: my criteria every time I go out, and I'm gonna
- 21:43Speaker 1: work with somebody who's gonna help me refine that criteria.
- 21:45Speaker 1: I mean, I'm sure if you look at several part
- 21:47Speaker 1: of Sean as you went through, he was all of
- 21:49Speaker 1: a sudden, he knows what you want. You don't even
- 21:52Speaker 1: have a column, and something comes on the market. He
- 21:54Speaker 1: can call you right away and let you know that
- 21:55Speaker 1: that that property is on uh, either coming to the
- 21:58Speaker 1: market or on the market. He knew about it, so
- 22:01Speaker 1: he can help search that down for because he's been
- 22:04Speaker 1: able to spend enough time with you to learn what
- 22:06Speaker 1: you want. Yeah, and I did have that experience with
- 22:08Speaker 1: with Shaun and some other ages because I was kind
- 22:10Speaker 1: of looking at all these different regions. So so everyone
- 22:13Speaker 1: was really helpful in that kind of way. And with
- 22:15Speaker 1: this one in particular. You know, I've been talking to
- 22:16Speaker 1: Tim about it, and he did keep me abreast of
- 22:19Speaker 1: some different offers coming in, and then that got me
- 22:21Speaker 1: a little worried because I had that first interest, and
- 22:24Speaker 1: then I was like, Okay, I need to wait, I
- 22:25Speaker 1: need to look at least something else, just to have
- 22:27Speaker 1: some context, something to compare against, you know. Um. But
- 22:30Speaker 1: then another offer did come in. Uh. Fortunately it was
- 22:33Speaker 1: at the moment it was like a low ball offer
- 22:35Speaker 1: and they didn't take it. So I still thought I
- 22:38Speaker 1: had time. So I remember starting to try to go
- 22:40Speaker 1: deeper with my research process. And this is a little
- 22:42Speaker 1: thing that I started to do throughout this whole, uh,
- 22:46Speaker 1: this whole handful month period here that I really did
- 22:50Speaker 1: try to put a lot of time behind the research
- 22:53Speaker 1: of a neighborhood because like you guys both said, especially
- 22:55Speaker 1: when you're going to buy a small property, you know,
- 22:58Speaker 1: so much of what's going to happen on your property
- 23:00Speaker 1: going to be influenced by who's around you. And if
- 23:02Speaker 1: you want to be able to hunt mature box or
- 23:03Speaker 1: see a lot of deer or whatever it is you're
- 23:04Speaker 1: trying to do, um, it's it's really helpful if the
- 23:09Speaker 1: other people around you are on a similar page. And
- 23:12Speaker 1: so what I did it's a little creepy, maybe, but
- 23:15Speaker 1: I did it. UM was. I started googling all the
- 23:19Speaker 1: property owners around that farm. So I would find the
- 23:22Speaker 1: names on onyx or like in the tax records, and
- 23:25Speaker 1: I would start searching for their name, and then things
- 23:27Speaker 1: the keywords related to deer hunting. So I would look
- 23:30Speaker 1: for like John Dear, and we'll just say his name
- 23:32Speaker 1: is John Deer. I looked for John Deere deer hunting.
- 23:35Speaker 1: Or I would look for John Doe. Maybe it's about
- 23:37Speaker 1: John Doe hunting, John Doe buck, John Doe big buck.
- 23:41Speaker 1: And just to see if like you know, someone had
- 23:44Speaker 1: their picture posted on Facebook, or if someone was in
- 23:46Speaker 1: an article or whatever it might be. I don't know,
- 23:48Speaker 1: just to see what happened, and it actually worked in
- 23:51Speaker 1: this case on this property because one of the neighboring
- 23:54Speaker 1: property owners got featured in a local newspaper because him
- 23:58Speaker 1: and his wife had both killed really big bucks on
- 24:01Speaker 1: opening day gun season, and they made the news. So
- 24:05Speaker 1: I was thinking, man, this is great, Like I can
- 24:07Speaker 1: see that in late neighboring landowner shot two really nice
- 24:10Speaker 1: mature box on the same day right next to this place.
- 24:13Speaker 1: So that tells me, like, all right, in the general area,
- 24:16Speaker 1: there's some good deer um. I also talked to Tim,
- 24:20Speaker 1: who was able to talk to the landowner and get
- 24:22Speaker 1: me a little bit of information about what the previous
- 24:24Speaker 1: owner had done from a hunting standpoint um. And then
- 24:27Speaker 1: I also looked at Onyx maps and just looked for
- 24:30Speaker 1: names I recognized. Again, this might be a little bit,
- 24:33Speaker 1: you know, I don't know if that's Stoker or not,
- 24:35Speaker 1: but it's just doing due diligence when you're buying this stuff,
- 24:38Speaker 1: and I just want to see, like, do I recognize
- 24:41Speaker 1: any names? And I happened to recognize the name of
- 24:45Speaker 1: of a of a person who's somewhat known, who I
- 24:49Speaker 1: had heard had had a lot of success in this area.
- 24:52Speaker 1: The general area and lo and behold this person's properties
- 24:55Speaker 1: within like a mile. So that gave me another really
- 24:59Speaker 1: big like, oh, and you're in a good area. You
- 25:01Speaker 1: know of two different people around here that take hunting
- 25:03Speaker 1: pretty seriously and they're doing pretty well. You've got good cover,
- 25:06Speaker 1: you got out all these things. Um, is there anything
- 25:09Speaker 1: else that you guys have done on that on the
- 25:12Speaker 1: research side, Like, because everyone says the neighbor you gotta
- 25:14Speaker 1: gotta pay attention to the neighborhood. You need to look
- 25:16Speaker 1: for good neighbors. You need to look for that. But
- 25:18Speaker 1: it's it's harder than it's easier said than done, I
- 25:21Speaker 1: guess is what I've experienced a little bit. Is there
- 25:23Speaker 1: anything else you guys have done or heard people doing
- 25:25Speaker 1: to learn not Google? Search on Facebook suits searching something
- 25:31Speaker 1: we as agents and land specialists do too. If if
- 25:34Speaker 1: you call me as a buyer, I'm gonna pride google
- 25:36Speaker 1: you a little bit. I'm gonna learn a little bit
- 25:38Speaker 1: about you. I want to know what makes you chick
- 25:41Speaker 1: and whether what you're saying is anything true. Same way
- 25:44Speaker 1: you call me to sell a farm, I made google you.
- 25:47Speaker 1: I'm gonna look you up. I'll Facebook, yes, the whole
- 25:49Speaker 1: ball of wax just and I don't think it's stock
- 25:52Speaker 1: or a shot. I think it's due diligence. I think
- 25:54Speaker 1: I encourage everybody to do that when you're looking at
- 25:58Speaker 1: those places on Onyx or any other mapping programs that
- 26:01Speaker 1: you may use. UM. I I like to look for
- 26:04Speaker 1: larger landowners too, especially when you're having a looking for
- 26:07Speaker 1: a smaller tract, if you're surrounded by larger landowners and
- 26:10Speaker 1: that it doesn't have to be thousands of acres, But
- 26:13Speaker 1: if it's larger landowners, uh, it's always better. It's you know,
- 26:17Speaker 1: a large land arm may have a couple of four
- 26:19Speaker 1: hundred acres, may have two or three people a hunted. Uh.
- 26:22Speaker 1: The same may be the case of if it's a forty,
- 26:25Speaker 1: so there maybe two or three people hunting that forty. Uh,
- 26:28Speaker 1: So you've got a bunch of forties, you're gonna have
- 26:30Speaker 1: a little bit different hunting pressure than if you do
- 26:32Speaker 1: if you have a bunch of larger landowners around you.
- 26:34Speaker 1: So a small parcel in a a larger landowner area
- 26:38Speaker 1: is definitely a plum, but they generally don't laugh. That
- 26:41Speaker 1: larger landowner will snap them up before they even hit
- 26:44Speaker 1: the markets. Yeah, what about you showing anything else as
- 26:47Speaker 1: far as researching the neighborhood. No, I think, like I
- 26:52Speaker 1: think what you what you did is something that you know,
- 26:55Speaker 1: we land specialists do already, Like we're we're familiar with
- 26:58Speaker 1: our territories, and like there's you know, certain areas like
- 27:03Speaker 1: you know and big Buck Nights that I go to,
- 27:05Speaker 1: and like I can tell you what big bucks on
- 27:08Speaker 1: what year at the you know, big Buck show were
- 27:11Speaker 1: shot in certain areas, And like in my head, like
- 27:13Speaker 1: when I'm when I'm listening property or showing property, I'm
- 27:17Speaker 1: usually always bringing up like this, this buck was shot here,
- 27:21Speaker 1: that was within a mile of this this property. Um
- 27:24Speaker 1: the Ladies State cross bow record here, that's within a
- 27:26Speaker 1: mile of this property. This guy's you know two year
- 27:29Speaker 1: was shot within a mile of this property. And you know,
- 27:32Speaker 1: things that you did are things that we all do,
- 27:35Speaker 1: I think, And and that's where a lot of our
- 27:37Speaker 1: you know, expertise comes in that we've done a lot
- 27:41Speaker 1: of that homework and I have a lot of it
- 27:44Speaker 1: readily available. Yeah, I will say that was a nice
- 27:47Speaker 1: thing to have being able to talk to you and
- 27:49Speaker 1: Tim and Tony um in your respective areas. Was the
- 27:53Speaker 1: fact that I knew that who I was talking to,
- 27:55Speaker 1: you knew what they were talking about. I knew that
- 27:58Speaker 1: they were speaking the same language. And the fact that, UM,
- 28:02Speaker 1: I think that when you talk to a regular real
- 28:05Speaker 1: estate agent who's just trying to sell land, they don't
- 28:07Speaker 1: really know what would be a quality area. Which areas
- 28:10Speaker 1: are the good ones? Like there was a property I
- 28:12Speaker 1: looked at that was not listed with the white tailed properties,
- 28:14Speaker 1: just a random real estate agent, and Uh. I talked
- 28:17Speaker 1: to this person and I said, Hey, do you know
- 28:19Speaker 1: anything about the neighborhood? Do you know anything about the
- 28:21Speaker 1: other landowners to have you heard of them practicing quality
- 28:24Speaker 1: deer management or anything. I happen to see a sign
- 28:26Speaker 1: on one barn, do you know anything about that? Kind
- 28:28Speaker 1: of talk to the landowner and the agents like oh yeah, yeah, yeah,
- 28:32Speaker 1: it's it's it's really really good area. UM. I've heard
- 28:35Speaker 1: lots of great things about this very high quality hunting area. UM.
- 28:39Speaker 1: And she's like going on and on about that, and
- 28:40Speaker 1: she's like, just last year, I think they killed like
- 28:42Speaker 1: seven dough or seven bucks. I think they're like a
- 28:46Speaker 1: five point there was a seven point UM. And I'm
- 28:49Speaker 1: thinking to myself, Oh, we're not speaking the same language
- 28:52Speaker 1: like um, you're yeah yeah. So so I think just
- 28:59Speaker 1: knowing who you're talking too and in the lens of
- 29:01Speaker 1: looking at this stuff with UH makes a big difference.
- 29:04Speaker 1: So it was nice at least with you guys that
- 29:06Speaker 1: I knew that you would have a pulse, your finger
- 29:09Speaker 1: on the pulse of what was going on in these
- 29:10Speaker 1: different regions, and that was I would add to that
- 29:14Speaker 1: that I would encourage somebody who's looking to buy to
- 29:17Speaker 1: getting gage with a land specialists because they could show
- 29:19Speaker 1: anything that's listened that you don't have to talk to
- 29:21Speaker 1: the listing agent because the listening agent sometimes doesn't know anything.
- 29:24Speaker 1: It's her uncle's or brother's farm or somebody. I mean
- 29:27Speaker 1: a lot of a lot of listening agents really don't
- 29:29Speaker 1: know much about hunting and recreational value. You need to
- 29:32Speaker 1: see that in our listenings. They don't have one aerial photo,
- 29:35Speaker 1: one picture, or one tree. I would engage as they
- 29:39Speaker 1: buyer with a land specialist like Sean and say, hey,
- 29:42Speaker 1: here's what I'm looking for, and I looked at Jane
- 29:46Speaker 1: does listing over here? Can you call her? Can we
- 29:49Speaker 1: go look at this? Can you can you tell me
- 29:51Speaker 1: anything about this area? Because I promise you a guy
- 29:53Speaker 1: like Sean knows more about that area than the listening
- 29:57Speaker 1: agent at the time. That's why, that's why with our corporation,
- 30:02Speaker 1: we bet all these guys to a point, and Sean'll
- 30:05Speaker 1: tell you that the interview process is pretty rigorous. We
- 30:08Speaker 1: bet all these guys because we want them to be
- 30:10Speaker 1: land special. It's not just on what they are listing,
- 30:13Speaker 1: but their whole territory, their whole region. We want them
- 30:16Speaker 1: to know that inside and that we wanted them to
- 30:18Speaker 1: know where every big buck skilled, all the landowners, who
- 30:21Speaker 1: the best farm tenant is, uh, et cetera. They we
- 30:24Speaker 1: want them to know everything. So I would engage them.
- 30:27Speaker 1: If I was a buyer, I would engage somebody I
- 30:29Speaker 1: felt comfortable with, someone like Sean, and say, here's what
- 30:32Speaker 1: I'm looking for, and I found a couple of these
- 30:34Speaker 1: although they're listening with competitors. Can you find information out
- 30:38Speaker 1: about them for me? Because the misconception is that you
- 30:40Speaker 1: have called the listing agent all time and you don't
- 30:43Speaker 1: find find an agent that you're comfortable with and use
- 30:45Speaker 1: them as your buyers agent and no additional charge to you.
- 30:48Speaker 1: I mean, that's all that's all paid out of the
- 30:50Speaker 1: original commission. Most most buyers don't understand that. But if
- 30:53Speaker 1: you find somebody you like and trust, stay with that person,
- 30:56Speaker 1: they can show you anything. Yeah, that was the biggest
- 31:00Speaker 1: Probably Ahama went from me out of this whole process
- 31:02Speaker 1: because I didn't understand that. I thought. I thought I
- 31:06Speaker 1: had to talk to whoever the listing agent was. And
- 31:08Speaker 1: then I thought that if I brought in another agent
- 31:11Speaker 1: like I had, someone else mentioned me, Hey, you know,
- 31:13Speaker 1: do you need a buyer's agent And the initial reaction was, well,
- 31:15Speaker 1: I don't know. I need to talk to like some
- 31:17Speaker 1: other people and I don't even know if we want
- 31:19Speaker 1: an agent involved, Like does that make things more complicated?
- 31:22Speaker 1: Is that going to have like increased fees? Um So?
- 31:25Speaker 1: I was initially like resistant to that idea. I thought,
- 31:28Speaker 1: I can just find stuff find myself. I'm savvy on
- 31:30Speaker 1: the internet. Um, I'll be fine. Uh looking back on
- 31:34Speaker 1: it now, after after being now at the end of
- 31:36Speaker 1: the process, I wish I had pulled in a buyer's
- 31:39Speaker 1: agent like Sean earlier than I did, because it ended
- 31:42Speaker 1: up being really really helpful. Couldn't have done it without
- 31:44Speaker 1: him Now on the end looking at it, um So, So, Yes,
- 31:48Speaker 1: A hund percent agree with that. Now, not only getting
- 31:51Speaker 1: a knowledge base, but you're also getting the benefit of
- 31:53Speaker 1: knowing for anybody else. If you engage that person, say hey,
- 31:57Speaker 1: this is what I'm looking for and it maybe you're
- 31:59Speaker 1: looking for sixty acres, but Sean knows a four acres.
- 32:02Speaker 1: The guy, so I'll sell a couple of pieces off
- 32:04Speaker 1: of it. Now, all of sudden, that's something that never
- 32:07Speaker 1: hit the market as a sixty. It maybe hit the
- 32:09Speaker 1: market as a forty, but he knows that could be
- 32:11Speaker 1: split off and it fits your criteria. The only way
- 32:14Speaker 1: to do that is to engage with somebody you trust
- 32:17Speaker 1: and believe in and we build that relationship with and
- 32:19Speaker 1: once you do that, that guy will go to work
- 32:22Speaker 1: for you trying to find something that fits your criteria. Yeah,
- 32:26Speaker 1: that brings up another challenge I dealt with, which was
- 32:30Speaker 1: because of my small area that I was interested in.
- 32:33Speaker 1: I looked at the different options that White Tell Properties
- 32:35Speaker 1: had and there were a couple of good options, but
- 32:37Speaker 1: they didn't fit my budget. And there's a couple of
- 32:39Speaker 1: good options that were a couple of options within my
- 32:41Speaker 1: budget but just weren't quite fitting all the criteria had.
- 32:44Speaker 1: So I walked I think four different farms that you
- 32:46Speaker 1: guys had listed, of which you know there are a
- 32:48Speaker 1: couple possibly, but eventually I decided, now I just don't
- 32:51Speaker 1: think they're gonna be the right fit. So then I
- 32:53Speaker 1: was like, well, what am I gonna do? Now? Where
- 32:55Speaker 1: am I going to find something? So I just started
- 32:57Speaker 1: like searching every possible online real estate website I could
- 33:02Speaker 1: think of, and googling different keywords and going just through
- 33:06Speaker 1: all sorts of different filters. And that became like a long,
- 33:09Speaker 1: frustrating experience. But I did a lot of searching online
- 33:12Speaker 1: trying to find stuff. Do you guys, have you know,
- 33:15Speaker 1: any other advice or recommendations as far as finding something
- 33:19Speaker 1: or how do you guys go about it? Once you say, okay,
- 33:22Speaker 1: we want something in this let's say two county area
- 33:24Speaker 1: that we're gonna say that John Doe really wants to
- 33:27Speaker 1: farm in these two counties, but you know, there just
- 33:30Speaker 1: doesn't There isn't one that white Tailed properties is listed
- 33:33Speaker 1: that fits that criteria. What's the next step that you
- 33:35Speaker 1: guys would recommend taking? Um either yourselves as a buyer's Asian,
- 33:39Speaker 1: if you're working with someone, or if I'm an individual
- 33:41Speaker 1: and I'm just searching anything to make that easier. Um,
- 33:45Speaker 1: any other ideas other than what I did? I don't know, Sean,
- 33:48Speaker 1: Do you have anything you'd you'd suggest? Um? I think
- 33:51Speaker 1: what you did is is pretty typical in a good
- 33:53Speaker 1: place to start, you know, getting into the white Tail
- 33:56Speaker 1: Properties website and and storting out some of the things
- 33:59Speaker 1: that you're looking for. And if that doesn't turn up, uh,
- 34:02Speaker 1: exactly what you're looking for, there's so many different search
- 34:05Speaker 1: engines out there, you know, and also by having like
- 34:08Speaker 1: a buyer's agent help you, they can provide you with
- 34:10Speaker 1: a number of things, but it takes a lot of mining.
- 34:13Speaker 1: You're mining all this all these listings and they're not
- 34:15Speaker 1: all readily available in one search engine. So you know,
- 34:20Speaker 1: by by doing what you did, you were able to
- 34:22Speaker 1: kind of uncover some things and and put them in
- 34:24Speaker 1: front of me and then we were able to look
- 34:25Speaker 1: at them. And I think that's you know, something that
- 34:28Speaker 1: a lot of people do because they'll get frustrated with
- 34:31Speaker 1: their agent possibly and they start getting into some of
- 34:34Speaker 1: the different search engines and then you know, bringing that
- 34:38Speaker 1: information to the to the agent and then they're able
- 34:41Speaker 1: to look at it under a microscope a little bit more.
- 34:44Speaker 1: What about you Jim. Um. Yeah, A lot of guys
- 34:47Speaker 1: start right where you did. Uh. Some savvy buyers, guys
- 34:50Speaker 1: who've done this several times. We'll just and if I
- 34:53Speaker 1: were buying today in in a territory, I wasn't familiar
- 34:56Speaker 1: with the first thing I do. And this that sounds odd.
- 35:00Speaker 1: As another agent, as I'd engage a buyer's agent, I
- 35:03Speaker 1: wouldn't do all that legwork. I'd have somebody doing it
- 35:06Speaker 1: for me, because I promise you when when Sean calls
- 35:10Speaker 1: Agent B down the road, he gets more information out
- 35:13Speaker 1: of Agent B than you do as as a buyer,
- 35:16Speaker 1: all because he's our a relationship with the guy and
- 35:20Speaker 1: he calls and says, hey, I've got a buyer looking
- 35:22Speaker 1: for sixty acres in Hamilton County. Do you have anything?
- 35:24Speaker 1: Goes No, But you know I know John down there,
- 35:27Speaker 1: he may have something. Let me make a few phone
- 35:29Speaker 1: calls for you. But when when when a buyer's agent
- 35:32Speaker 1: engage E gauge is another agent with potential listings or
- 35:36Speaker 1: potential something a sale, they know that guy serious. They
- 35:39Speaker 1: know they've got a buyer who is going to buy something,
- 35:42Speaker 1: and they're gonna jump through hoops on that backside to
- 35:45Speaker 1: find something just as well as your buyer's agent is
- 35:48Speaker 1: gonna be. I mean, he's gonna go through and uh,
- 35:51Speaker 1: Sean went through pry Land watch Lands of America, Google
- 35:53Speaker 1: search engines and looking for what bait, what you're looking
- 35:56Speaker 1: for to find just like you would. But some people
- 36:00Speaker 1: enjoy that process, that the hours and hours of looking. Uh.
- 36:03Speaker 1: Some people would rather just call somebody said, hey, find
- 36:06Speaker 1: this for me and let me know when I can
- 36:08Speaker 1: come look at it. So it all depends on what
- 36:11Speaker 1: your overall goals are. If you're a research minded guy
- 36:14Speaker 1: like you are, I'm sure Mark, some guys are not
- 36:17Speaker 1: that they're more they're not so much process driven as
- 36:19Speaker 1: they are in resolve driven. So they're gonna look at Okay,
- 36:22Speaker 1: how can I find the form I want the fastest?
- 36:25Speaker 1: And that's just say hey, find somebody you're comfortable with this,
- 36:28Speaker 1: say find me this, and then they go to work
- 36:31Speaker 1: for you. Yeah. Yeah, that definitely I to your point, Joe,
- 36:36Speaker 1: You're right. I am definitely processed driven and I did
- 36:38Speaker 1: want to get into details and it was it was
- 36:40Speaker 1: the first at first, it was really fun getting to
- 36:42Speaker 1: search and look at all these places online and thinking
- 36:44Speaker 1: about them and looking at the maps and thinking like
- 36:46Speaker 1: I even went so far as like each place I
- 36:49Speaker 1: look at the arial and I'd be thinking, Okay, your
- 36:51Speaker 1: most common win directions here in late October, number November
- 36:55Speaker 1: going to be northwest or west northwest maybe west? How
- 36:57Speaker 1: would you access this farm? How would you that up?
- 37:00Speaker 1: Where do you think this would be happening? So I
- 37:01Speaker 1: was like thinking like that level of detail for each
- 37:03Speaker 1: one of these places. So that was a lot of fun,
- 37:05Speaker 1: like a geek out on that stuff. But it was,
- 37:08Speaker 1: you know, two and a half months or three months later,
- 37:10Speaker 1: after I'd done this, you know, thirty times, and I've
- 37:13Speaker 1: looked at the same properties over and over and over
- 37:14Speaker 1: because every time I searched, well, I've seen that one
- 37:16Speaker 1: and said no to that. When I've seen that, when
- 37:18Speaker 1: I said no to that, like why isn't there something
- 37:20Speaker 1: that's gonna work? Um? Then it became frustrating and and
- 37:24Speaker 1: I wish I had been talking to Sean at that
- 37:26Speaker 1: point because I hadn't looped in Sewan until later, and
- 37:28Speaker 1: I think he would probably helped me a lot more
- 37:31Speaker 1: get to the end goal that I wanted sooner after
- 37:33Speaker 1: the fun before the fund ran out, probably, um, but
- 37:38Speaker 1: but yeah, I mean I looked at the four white
- 37:40Speaker 1: Tail Properties properties and just wasn't the right fit. But
- 37:42Speaker 1: I walked those four, and then I walked another oh, one, two, three, four, five.
- 37:51Speaker 1: I think I walked at least another five farms. So
- 37:54Speaker 1: there was at least and maybe six I can't remember now, UM,
- 37:57Speaker 1: but at least five other places that looked like they
- 37:59Speaker 1: had at least potential. I was. I found myself already
- 38:02Speaker 1: like having to compromise on my criterial list because there
- 38:05Speaker 1: just wasn't that perfect spot yet. But there was one
- 38:08Speaker 1: that maybe checked four out of five boxes. I was like, well,
- 38:10Speaker 1: I'll at least go and look at it on the
- 38:11Speaker 1: ground and see. UM. So I walked, you know, I walked.
- 38:15Speaker 1: There was one big one that had a little bit
- 38:16Speaker 1: of wet lands on it in the w RP program
- 38:19Speaker 1: I think it is, and then there was a bunch
- 38:20Speaker 1: of CRP in it, or maybe the whole thing was
- 38:23Speaker 1: w RP, but it was some wet lens and some
- 38:25Speaker 1: was just more grassy type stuff. UM that had some
- 38:28Speaker 1: interesting potential but just end up being a little bit
- 38:30Speaker 1: too far away. I walked one property that um was
- 38:33Speaker 1: in a pretty good area, but just one big block
- 38:36Speaker 1: of thick timber um and it held a lot dear,
- 38:39Speaker 1: but it seemed like there was a lot of hunting
- 38:40Speaker 1: pressure around it. And also I just didn't feel comfortable
- 38:45Speaker 1: and didn't know how difficult it would be to, you know,
- 38:47Speaker 1: deal with getting a logging crew in there, and if
- 38:49Speaker 1: I could afford that and all that stuff, and I
- 38:52Speaker 1: just that wasn't what I wanted to get into. I
- 38:54Speaker 1: kind of like the idea of having some open areas
- 38:56Speaker 1: already that we could work with. I remember walking a
- 38:59Speaker 1: p eeast um that was in a great looking area. Um,
- 39:04Speaker 1: this is another one. It was I saw a whole
- 39:06Speaker 1: lot of either way too much open space or no
- 39:08Speaker 1: open space. It was hard to find that mix of both. Um.
- 39:12Speaker 1: So several spots I found were like just a big,
- 39:14Speaker 1: wide open CRP field that was next to some really
- 39:17Speaker 1: good stuff. And I was thinking to myself, Man, if
- 39:19Speaker 1: I could get a good screen in here and plant
- 39:21Speaker 1: some trees and you can make it great, but it
- 39:24Speaker 1: would be like a six year longer project. UM. So
- 39:28Speaker 1: I was like battling in my mind, is it worth
- 39:30Speaker 1: trying something like that or should you look for something
- 39:32Speaker 1: that's gonna give you a little bit better foundation? Um?
- 39:35Speaker 1: One spot I found was a forty two acre piece
- 39:38Speaker 1: that had um I think like sixteen or seven acres
- 39:42Speaker 1: of of crop field on it in the front, including
- 39:45Speaker 1: one that was like totally covered with timber all around it,
- 39:48Speaker 1: just a little like one acre triangle on the edge
- 39:50Speaker 1: of the timber, really nice little secluded field, and then
- 39:53Speaker 1: there's a creek running through it that was really brushy
- 39:55Speaker 1: and thick, and then it grew into like bigger open
- 39:57Speaker 1: timber and some hills back behind it, and it tucked
- 40:01Speaker 1: right into this area that I actually knew about from
- 40:04Speaker 1: just some like I originally talked to some guy to
- 40:06Speaker 1: pro shop and archery shop who told me there's a
- 40:09Speaker 1: great qudium co op in the area and told me
- 40:11Speaker 1: about some of the deer they're kill him. And then
- 40:13Speaker 1: I found out through I don't know, some acquaintance that
- 40:16Speaker 1: such and such person hunts down the road there. And
- 40:19Speaker 1: through this whole research process, I found that the neighboring
- 40:22Speaker 1: property was up for sale as well, way out of
- 40:25Speaker 1: my price range, but this was owned by this other
- 40:28Speaker 1: person of this other group of people who are really
- 40:30Speaker 1: serious about deer hunting. So all of a sudden, I
- 40:32Speaker 1: was like, man, this is the spot we can afford it.
- 40:34Speaker 1: It's next to these like super serious deer hunters. It's
- 40:37Speaker 1: got nice mix of terrain. So I talked to the agent.
- 40:41Speaker 1: This is before I had a buyer's agent, and this
- 40:43Speaker 1: was a property that was not listed with White Tip Property.
- 40:46Speaker 1: So I just called this guy up and he's like, oh, yeah, sorry,
- 40:49Speaker 1: it just someone just put it under contract or like
- 40:52Speaker 1: they put in an offer and they're dealing with the
- 40:54Speaker 1: financing right now. So I was like a bummer, but
- 40:56Speaker 1: he's like, you know, go out and take a look
- 40:58Speaker 1: at it, just in case because it was take like
- 41:00Speaker 1: a long time for it to close or something. So
- 41:01Speaker 1: I walked it. Everything was confirmed, looks great, and long
- 41:05Speaker 1: story short, Like a week or two later, the agent
- 41:07Speaker 1: gets back in touch with me and says, hey, it
- 41:10Speaker 1: sounds like the financing fell through. It's available now you
- 41:12Speaker 1: should put it in an offer. So I get really excited.
- 41:15Speaker 1: All right, we're gonna do this. This is the spot.
- 41:18Speaker 1: Great neighborhood, great diversity, terrain, great access, abc d f G.
- 41:22Speaker 1: It's all there. Um And I call him back and
- 41:24Speaker 1: I said, hey, I'm gonna take one more walk and
- 41:27Speaker 1: then I'm gonna put an offer. I just want to
- 41:28Speaker 1: like look at it one last time and then he
- 41:30Speaker 1: says to me, oh, sorry, I was wrong. It just closed.
- 41:34Speaker 1: So I'm like crushed at this point, Like it was.
- 41:38Speaker 1: It was that emotional roller coaster you talked Joe about
- 41:40Speaker 1: how you don't want to get too emotionally like caught
- 41:43Speaker 1: into it, and that was definitely happened to me. It
- 41:46Speaker 1: was just like the ups and downs, super frustrating. So well,
- 41:49Speaker 1: I'm gonna I'm gonna tell you, I think that that
- 41:52Speaker 1: that agent probably dropped the ball a little bit because
- 41:56Speaker 1: it's something you were interested in. Uh, we would have
- 41:59Speaker 1: encouraged you to make a backup offer, so you can
- 42:01Speaker 1: make a backup offer on something that's already under contract
- 42:04Speaker 1: and if something falls out of it falls out they
- 42:07Speaker 1: missed a deadline, or they can't close, or something happens,
- 42:10Speaker 1: then you become the primary contract automatically and it's yours
- 42:13Speaker 1: without having to wait for a phone call. I would
- 42:16Speaker 1: have encouraged that, and I assumed Sean would have encouraged
- 42:20Speaker 1: the same thing, to throw a backup offer in there.
- 42:22Speaker 1: And when a seller knows there's a backup offer, they're
- 42:25Speaker 1: not always so willing to extend or look through extenuating
- 42:28Speaker 1: circumstance for the primary offer. I mean, if they if
- 42:31Speaker 1: it's taken, you know, if it's a thirty day close
- 42:33Speaker 1: and they're in the ninety days that had a couple
- 42:35Speaker 1: of extensions and the buyers seems to be goofing off
- 42:38Speaker 1: and not really getting that stuff together, they may just
- 42:40Speaker 1: drop that contract and take up with the secondary offer,
- 42:44Speaker 1: the backup offer, and then it's yours and you're moving forward.
- 42:46Speaker 1: So if you've got something that you like that's under
- 42:49Speaker 1: under contract or presumably under contract, there may just be
- 42:53Speaker 1: a verbal offer made on it, and they're telling you
- 42:56Speaker 1: there's an offer made, aren't under contract. I always encourage
- 42:59Speaker 1: putting it a by back up offerate. It's the one
- 43:01Speaker 1: you want, make a backup off r on it, because
- 43:03Speaker 1: it may become years. It happens more often than not.
- 43:06Speaker 1: Well that's what a few other people told me afterwards.
- 43:08Speaker 1: It was like, you know what, um, a lot of
- 43:10Speaker 1: people put an offer and then the financing doesn't pan
- 43:13Speaker 1: out or the uh what do you call it? The
- 43:16Speaker 1: not the assess Yeah, that will come back, right, So,
- 43:21Speaker 1: so is that something that commonly happens? You know, it's
- 43:25Speaker 1: not common common I you know, i'd say, it's maybe
- 43:29Speaker 1: ten or fifteen percent of the time that there's some
- 43:32Speaker 1: contingency that a contract is terminated. But it happens often
- 43:37Speaker 1: enough that if I'm a buyer and I find something
- 43:39Speaker 1: I really want, I'm putting the backup offer on it
- 43:42Speaker 1: no matter what, just because that's the company I want.
- 43:45Speaker 1: If something falls through, and there are myriad of things
- 43:48Speaker 1: that can happen in between contract signing and closing, um,
- 43:53Speaker 1: that that may put you in the primary spot to
- 43:56Speaker 1: be the purchaser of that property. Yeah, yeah, that's that's
- 44:00Speaker 1: seems like a good idea, and I probably should have
- 44:03Speaker 1: done that. It all, it all worked. Those as are
- 44:08Speaker 1: the layers that you peel back. And you know, when
- 44:10Speaker 1: we started this process, it's all. This is all the
- 44:13Speaker 1: stuff that hits you in the face and you're like wow,
- 44:15Speaker 1: And we experienced some of that with the actual purchase
- 44:19Speaker 1: of the property that we did get. Yeah, very true.
- 44:24Speaker 1: And I was gonna say that that kind of leads
- 44:26Speaker 1: us right to what happened next, because um, that morning,
- 44:31Speaker 1: right I talked to this other agent. He tells me, oh, sorry,
- 44:34Speaker 1: it's not available now, and I'm like stressed out and
- 44:37Speaker 1: it's getting late into the spring. And I've been hoping that,
- 44:40Speaker 1: you know, we could find a property to purchase earlier
- 44:42Speaker 1: this year, so we have lots of time to put
- 44:44Speaker 1: a lot of work in already this spring and summer
- 44:46Speaker 1: and have stuff ready for the first year of hunting. Um.
- 44:49Speaker 1: Now it's getting later and later and later in the year,
- 44:52Speaker 1: and I'm stressing, like we're not gonna find me do anything.
- 44:54Speaker 1: It's getting so late. Um, I thought this was gonna
- 44:57Speaker 1: work out, and it's not. I swear I've looked at everything.
- 45:00Speaker 1: But I was like, I'll just go back and look
- 45:01Speaker 1: at these stupid search engines one more time. So I
- 45:04Speaker 1: go back in there and I look at all the
- 45:05Speaker 1: different spots I've saved, and the ones that are kind
- 45:08Speaker 1: of like but I put them on my list, is
- 45:11Speaker 1: like potential. But I never really fell in love with him.
- 45:13Speaker 1: And there was one that I didn't really like all
- 45:16Speaker 1: that much because just a few things about just didn't
- 45:19Speaker 1: seem to be perfect. But it was like a middle
- 45:22Speaker 1: of the road and I thought to myself, you know what,
- 45:24Speaker 1: I just need to get out of the house today
- 45:26Speaker 1: and look at something and and get really excited about this,
- 45:29Speaker 1: or maybe I'll happen to stumble across something else, or
- 45:31Speaker 1: maybe this will look better in person that does on
- 45:33Speaker 1: the map. Um, I was just kind of gonna low spot.
- 45:35Speaker 1: I was kind of bummed, and we're not gonna find anything.
- 45:37Speaker 1: So I'm just gonna go out and check the spot
- 45:39Speaker 1: out and maybe I'll be pleasantly surprised. So get permission
- 45:43Speaker 1: to go check out this farm. And as I'm driving
- 45:45Speaker 1: to the farm, I passed by the neighboring property and
- 45:49Speaker 1: there's a first sales sign on the neighboring property and
- 45:52Speaker 1: it says acreage, and I think to myself, huh, that's interesting.
- 45:56Speaker 1: I just kind of you can't see a whole lot
- 45:58Speaker 1: from the road of this property, but looked like those brushy,
- 46:01Speaker 1: overgrown fields, and I thought, well, that's interesting. So I
- 46:05Speaker 1: step out onto the property that I'm gonna look at originally,
- 46:08Speaker 1: and I'm all right, I'll check this out. But then
- 46:09Speaker 1: as I'm walking that, I pull up the aerial map
- 46:11Speaker 1: to look at the neighboring property, and right away I'm like,
- 46:14Speaker 1: oh man, the neighboring property looks real interesting. So I
- 46:19Speaker 1: take a little walk about of the original farm and
- 46:23Speaker 1: it kind of confirmed what I thought it was. It
- 46:26Speaker 1: was basically a big crp field with a couple of
- 46:28Speaker 1: little trees here and there in one little pocket of
- 46:31Speaker 1: pines um and in those pines, so I found a
- 46:34Speaker 1: bunch of like really good rubs for Michigan, Like these
- 46:37Speaker 1: are sizeable, like six seven inch eight inch diameter trees
- 46:41Speaker 1: just tore up, and you don't see that here too
- 46:43Speaker 1: often Michigan. So that was like, oh, that's a good
- 46:45Speaker 1: sign um, which made me think that the neighboring property,
- 46:49Speaker 1: which looked a lot better from the other criteria that
- 46:52Speaker 1: I mentioned, that's in the same areage, right next door.
- 46:55Speaker 1: That's a great opportunity. So I went and I looked
- 46:57Speaker 1: at that for sales sign got the phone number, called
- 46:59Speaker 1: the agent or the agency for that property, got permission
- 47:03Speaker 1: to walk this one, and I walked it and this
- 47:07Speaker 1: one started checking the boxes. Um. It was sixty acres,
- 47:13Speaker 1: so it was right up there towards the side I wanted.
- 47:16Speaker 1: It was within our price range, and it had five
- 47:21Speaker 1: or six old crop fields that had been let go fellow,
- 47:25Speaker 1: so they're all overgrown with all sorts of junk. So
- 47:27Speaker 1: it's actually a pretty good thick stuff but easily reclaimed.
- 47:31Speaker 1: Right if I wanted to plant food plots or something
- 47:33Speaker 1: I could pretty easily still do that. Um, there was
- 47:36Speaker 1: big brushy, thick fence rows separating all that, so it
- 47:38Speaker 1: wasn't like it was just one huge open field. These
- 47:40Speaker 1: are small little fields that were overgrown timber where I
- 47:43Speaker 1: could hang tree stands and stuff like that. And then
- 47:46Speaker 1: there's nice rolling, hilly topography to it and a big
- 47:49Speaker 1: swamp in the middle. And in Michigan, one of the
- 47:53Speaker 1: biggest challenges we deal with is getting a buck past,
- 47:56Speaker 1: you know, two or three years old, like you, just
- 47:58Speaker 1: most bucks as a year and a half old get
- 48:00Speaker 1: shot here. So to have at least from what I found, sean,
- 48:03Speaker 1: maybe you've seen something different or maybe you agree with this,
- 48:05Speaker 1: but there's got to be something in your area that
- 48:08Speaker 1: is special that a buck can get to and survive.
- 48:11Speaker 1: So maybe it's a little property that no one's allowed
- 48:13Speaker 1: to hunt. Maybe it's a reserve of some kind that's
- 48:17Speaker 1: just for nature viewing but no one can hunt it.
- 48:19Speaker 1: Or maybe it's a great big swamp that's really hard
- 48:21Speaker 1: to get into and kill a deer. Um if you've
- 48:24Speaker 1: got something like that, you've got a chance for older
- 48:26Speaker 1: age class buck to make it. And this big swamp
- 48:28Speaker 1: seemed like that kind of thing. Um So, right away,
- 48:32Speaker 1: like I'm walked in, I'm seeing all these things. It's
- 48:34Speaker 1: it's got the good cover, it's got diversity of terrain,
- 48:37Speaker 1: it's got the swamp which could hold and possibly get
- 48:40Speaker 1: a buck to an older age class. It's got access.
- 48:42Speaker 1: I could get in here and get two different spots
- 48:44Speaker 1: to hunt it. As I'm walking it, I can see,
- 48:47Speaker 1: you know, neighboring properties, and I can see one of
- 48:50Speaker 1: the neighbors has got a food plot planted, and he's
- 48:53Speaker 1: got licking branches put out over over his food plot,
- 48:56Speaker 1: like in a fake scrape tree. So I'm like, oh man,
- 48:58Speaker 1: this guy takes it serious. That's something that your average
- 49:01Speaker 1: deer hunter probably doesn't do. Um So, all of a sudden,
- 49:04Speaker 1: like I'm getting excited again. This looks like a good fit.
- 49:08Speaker 1: Um And that finally, then is when I got you
- 49:13Speaker 1: into the mix, Sean, because after walking in, I thought
- 49:16Speaker 1: to myself, Wow, this is the best thing I've seen yet.
- 49:18Speaker 1: Probably it just kind of came about by happenstance, at
- 49:21Speaker 1: my loast of lows. I happened. I happened upon by
- 49:24Speaker 1: chance to find a property that wasn't like even all
- 49:27Speaker 1: the searching I did online never came across this property,
- 49:30Speaker 1: and turns out it just was no offense to the uh,
- 49:34Speaker 1: the listing agent, but it just was not it was
- 49:37Speaker 1: it was poorly presented online. There was one single picture.
- 49:40Speaker 1: It was an aerial photograph of the property. There was
- 49:42Speaker 1: almost no detail about it. Um. It was almost impocult,
- 49:45Speaker 1: and I never found it in all of my searching.
- 49:47Speaker 1: So I just kind of got lucky that this was
- 49:50Speaker 1: just not put out there too terribly well. UM. So
- 49:54Speaker 1: I thought, yeah, this looks like it. And then after
- 49:57Speaker 1: going back and thinking about things and talk from some people, thought,
- 50:01Speaker 1: you know what, if you're gonna put an offer, you
- 50:03Speaker 1: might I was realizing at this point I might want
- 50:05Speaker 1: to get a professional involved because I didn't really know
- 50:07Speaker 1: what I was doing. So that's when I called you,
- 50:09Speaker 1: Sean and said, hey, I've been hearing about this buyer's
- 50:13Speaker 1: agent kind of thing. Could you help me out with
- 50:16Speaker 1: this as a buyer's agent um. And the first step
- 50:19Speaker 1: was that you were to come out and look at
- 50:21Speaker 1: the place with me, because I thought, for sure, be good,
- 50:24Speaker 1: have a second set of eyes on it with me, UM,
- 50:27Speaker 1: to see make sure I wasn't, you know, looking at
- 50:29Speaker 1: this thing through rose colored glasses, make sure I was
- 50:32Speaker 1: seeing the same things, um that anybody else would. So
- 50:34Speaker 1: what did you think when you walked it? Um? What
- 50:37Speaker 1: were your thoughts from that first um, that first impression. Well, well,
- 50:43Speaker 1: the first thing I thought when it actually took me
- 50:46Speaker 1: back like when we had first kind of talked and
- 50:49Speaker 1: you looked at one of my properties and then you
- 50:52Speaker 1: gave me a little bit of criteria and then uh,
- 50:55Speaker 1: then I started looking like you weren't really tied into
- 50:57Speaker 1: me yet to start looking for you, because you were
- 51:00Speaker 1: still in the process of, you know, looking at your
- 51:02Speaker 1: own properties. And I did a little research and that
- 51:05Speaker 1: was actually one of the I don't know, one of the
- 51:07Speaker 1: the fifteen properties. That was the one only one that
- 51:09Speaker 1: really stood out to me that that would be in
- 51:12Speaker 1: your in your wheelhouse. And when you said that that
- 51:16Speaker 1: was the property, it kind of like with a light
- 51:18Speaker 1: bulb or like just like a I don't know, just
- 51:20Speaker 1: something something went off, So like this is a this
- 51:22Speaker 1: is a good property because you identified it. It was
- 51:25Speaker 1: one of the ones that stuck in my head as
- 51:28Speaker 1: it might be a good property for you because it
- 51:30Speaker 1: was you know, when I got there, I was like
- 51:32Speaker 1: one of the things I didn't expect was the rolling
- 51:35Speaker 1: topography there, and I was like, I was like, wow,
- 51:39Speaker 1: that was like an added little bonus to it, because
- 51:42Speaker 1: you know, in like you said in the listing, the
- 51:45Speaker 1: only picture you had there was an aerial photo and
- 51:47Speaker 1: you really can't get a lot. All I got from
- 51:50Speaker 1: that aerial photo was that, all right, there's a lot
- 51:52Speaker 1: of brushy cover and there was a couple of five
- 51:55Speaker 1: acre fields in there that were you know, separated, so
- 51:58Speaker 1: it kind of gave me the idea, Yeah, you could
- 52:00Speaker 1: go in there and plant food plots and kind of
- 52:03Speaker 1: you know, paint the picture however you wanted there. But
- 52:05Speaker 1: then there was a lot of natural cover. But when
- 52:08Speaker 1: I got there and I saw the rolling topography and
- 52:11Speaker 1: the layout, I was I was really impressed with it.
- 52:14Speaker 1: I was like, wow, this is a really nice property.
- 52:15Speaker 1: I'm surprise that it wasn't sold yet. Yeah, and then
- 52:20Speaker 1: that was that was my That was my initial initial feeling.
- 52:23Speaker 1: When I got there and I think we walked, I
- 52:25Speaker 1: was pretty quiet. I was just kind of taking it
- 52:27Speaker 1: all in. Yeah, although I did appreciate the fact, you know,
- 52:30Speaker 1: you're pointing out things that I wouldn't have noticed, because
- 52:33Speaker 1: one of the things that I'm that I'm going to
- 52:34Speaker 1: use this property to hopefully improve on. Is like being
- 52:37Speaker 1: able to identify different types of flora, different types of trees. Um,
- 52:42Speaker 1: that's something I haven't gotten very good at yet, but
- 52:44Speaker 1: I'm trying to. But you were telling me, Okay, that's
- 52:45Speaker 1: a cherry tree, and this is such and such tree,
- 52:47Speaker 1: and these are red oaks, there's white oaks, and this
- 52:49Speaker 1: is some good stuff here. Um, that was beyond some
- 52:52Speaker 1: of my my knowledge level. That was helpful. But but
- 52:55Speaker 1: another thing that I thought was really interesting that again
- 52:59Speaker 1: I was not when I was looking at properties by myself,
- 53:02Speaker 1: but when you showed up, you had a folder with
- 53:04Speaker 1: a whole bunch of information about it about this property
- 53:08Speaker 1: that I had not had access to yet. Could you
- 53:10Speaker 1: tell me what it was you came with that, um
- 53:13Speaker 1: that we we looked at to learn more about the
- 53:14Speaker 1: property before even walking up. Oh, let me see here.
- 53:18Speaker 1: When I showed up there, I think I had, UM,
- 53:23Speaker 1: I had aero photos. But then I know after the
- 53:26Speaker 1: fact we got into the like some of the title
- 53:28Speaker 1: work and I looked into, um, some of the tax
- 53:31Speaker 1: data before I got there, and uh, the aerial photo
- 53:35Speaker 1: that was there. This is what you're talking about the
- 53:37Speaker 1: aero photo that we had the property. And then when
- 53:39Speaker 1: I got into the tax data, there was information about
- 53:43Speaker 1: multiple tax id numbers. Well inside that aero photo. Is
- 53:47Speaker 1: that what you're talking about? Well, I was gonna say
- 53:49Speaker 1: even before that, what about all the acre oh gosh,
- 53:53Speaker 1: acre value website stuff or the soil you brought all
- 53:57Speaker 1: these different soil maps that show the soil quality breakdown
- 54:00Speaker 1: and a whole bunch of stuff like that. Yeah, there
- 54:03Speaker 1: was acre value. UM. You can get a soil analysis
- 54:07Speaker 1: map where prints out printed out what types of soil
- 54:11Speaker 1: and how many how much of that soil was over
- 54:13Speaker 1: what amount of the acreage, And it was a good
- 54:16Speaker 1: tool to all, you know, know the soil composition and
- 54:19Speaker 1: the layout. Yeah. I thought that was really interesting to
- 54:22Speaker 1: see what kind of soil cloud we had. And then
- 54:25Speaker 1: I remember, I'm looking here at the folder right now
- 54:27Speaker 1: that you gave me. I've got the tax information, the
- 54:29Speaker 1: g I s uh read out about the property. UM
- 54:34Speaker 1: even had a sample by agreement that I could look
- 54:37Speaker 1: at just to see you, Okay, this is what a
- 54:38Speaker 1: potential contract would look like if we were going to
- 54:40Speaker 1: do this. UM. So that was that was all helpful stuff.
- 54:45Speaker 1: UM and I definitely felt just more confident after seeing that,
- 54:48Speaker 1: And you seem to think, you know, after walking it,
- 54:52Speaker 1: there weren't any There weren't any visible red flags, like
- 54:56Speaker 1: everything looked good as we walked it. The only red
- 54:59Speaker 1: flag was the fact that why is this thing still here?
- 55:02Speaker 1: Like how come it hasn't gotten sold yet? Because it
- 55:04Speaker 1: is almost seemed too good to be true? Right right?
- 55:09Speaker 1: Is there is there any other I don't know going
- 55:13Speaker 1: through that process, Joe, Maybe any things like when you're
- 55:16Speaker 1: walking a farm with someone, are there any kind of
- 55:18Speaker 1: potential red flags that you look for or specific kind
- 55:23Speaker 1: of gotcha things that a lot of people miss because
- 55:26Speaker 1: they're excited and they overlook things. Um in my case
- 55:30Speaker 1: brought Sean out. We didn't see any red flags. But
- 55:32Speaker 1: was there anything that you've experienced in the past that
- 55:34Speaker 1: could catch someone up? Maybe? No, you know that you're
- 55:38Speaker 1: seeing that those fields have gone follow. I want to
- 55:40Speaker 1: know why those fields went follow or they're too small
- 55:42Speaker 1: for the farmer? Wasn't expired to RP as it it
- 55:45Speaker 1: a permanent use my program like w RP or crap
- 55:49Speaker 1: because those all change the values of that ground. But
- 55:53Speaker 1: Collins Sean having him walking with you and you probably
- 55:55Speaker 1: knew the value. He probably gave you a really good
- 55:57Speaker 1: idea to the procet in the market, or it's way
- 55:59Speaker 1: over price, or here's what it's really worth or what
- 56:01Speaker 1: it will praise for. But those those those kind of
- 56:04Speaker 1: hidden things, uh, mineral rights issues that you're gonna find
- 56:08Speaker 1: and we're gonna get to that. I imagine that the
- 56:09Speaker 1: title work and stuff like that an easement issues especially,
- 56:13Speaker 1: and looking at those fields, I want to make sure
- 56:15Speaker 1: that they aren't in a permanentsement corrupt c r e
- 56:18Speaker 1: P or w RP program or any other conservation easement
- 56:22Speaker 1: where it may prohibit you from planting food plots or
- 56:25Speaker 1: doing any habitat manipulation because a lot of those conservation
- 56:29Speaker 1: easements are literally you leave it in the condition at
- 56:31Speaker 1: jin and that's all you can do. You can't cut
- 56:32Speaker 1: the timer, can't plant food plots, can't do anything, and
- 56:35Speaker 1: you don't want to get into something that you may
- 56:37Speaker 1: be get into it way cheaper, but it's worth less
- 56:40Speaker 1: as you move forward, and you can't do with it
- 56:42Speaker 1: what you want to do with it. So you need
- 56:45Speaker 1: to make you need to be cognitive why those fields
- 56:47Speaker 1: weren't were left flow. Yeah, and that that's kind of
- 56:52Speaker 1: right in line with what right? Oh yeah, Like that's
- 56:55Speaker 1: what we got into because the once we went back
- 56:58Speaker 1: and we pulled the title work, a lot of the
- 57:00Speaker 1: lot of information started to come to the surface. We
- 57:02Speaker 1: we kind of, you know, that's all we kept thinking
- 57:05Speaker 1: was why isn't this sold yet? And we got into
- 57:08Speaker 1: it and kind of you know, figured some things out
- 57:10Speaker 1: with with the reasonings, and we will probably get to
- 57:15Speaker 1: that a little bit later. Yeah, I mean, let's let's
- 57:17Speaker 1: talk about that now, because you know, I did the
- 57:19Speaker 1: walk through the new and me came through did the walkthrough,
- 57:22Speaker 1: and and I looked at you. I'm like, Sean, does
- 57:24Speaker 1: this seem as good as I think it is? And
- 57:25Speaker 1: You're like, yeah, I really do. Um, it's just like
- 57:28Speaker 1: we need to understand the details behind it, like is
- 57:30Speaker 1: there something we we don't know about yet. So basically,
- 57:33Speaker 1: by the end of that day, we sat down we
- 57:35Speaker 1: reviewed a potential purchase agreement. You I kind of had
- 57:38Speaker 1: you walked me through what we'd be doing. Um, and
- 57:42Speaker 1: this is something you know, I've never been through before.
- 57:43Speaker 1: I had no idea what happens next. And that was
- 57:45Speaker 1: a little intimidating, right, I'm glad it has someone to
- 57:48Speaker 1: be there with me, because I you know, if I
- 57:49Speaker 1: had worked originally like that first property I wanted to
- 57:52Speaker 1: put an offer on before I was talking to you,
- 57:54Speaker 1: If I had done this without a buyer's agent, that
- 57:56Speaker 1: guy was just gonna have me like fill out some
- 57:58Speaker 1: paperwork online and I was just gonna go with it
- 58:01Speaker 1: and just trust this guy. Hope this guy. You know,
- 58:03Speaker 1: I was working in my best interest. I don't know
- 58:05Speaker 1: what else doing. I wouldn't have known all the things
- 58:08Speaker 1: that you did after this would have been I don't
- 58:10Speaker 1: know what would have happened. So walk me through if
- 58:13Speaker 1: you can. What you told me once I said, Hey,
- 58:16Speaker 1: I want to put in an offer, but help me
- 58:18Speaker 1: understand what that process looks like and how do we
- 58:20Speaker 1: make sure that we're protected in case there is some
- 58:23Speaker 1: weird thing going on that we don't know about yet.
- 58:26Speaker 1: Um that's what I asked you, and then you explained
- 58:28Speaker 1: it to me. Can you explain it to us again?
- 58:30Speaker 1: Now you're part of the part of the process of
- 58:35Speaker 1: placing the the offer in in in the contract, there's
- 58:39Speaker 1: different continuencies, and one of them is that they've got
- 58:42Speaker 1: to provide all the like a clean sellable title and
- 58:47Speaker 1: your title agency will go in and they kind of
- 58:49Speaker 1: do some digging for you. And we had kind of
- 58:51Speaker 1: identified a couple of things that were odd UM with
- 58:56Speaker 1: the original listing UM because there was only to the
- 59:02Speaker 1: the aerial photo on the outline that they were showing
- 59:04Speaker 1: as the property for sale wasn't the property for sale
- 59:08Speaker 1: according to the tax ideas, and we wanted to make
- 59:12Speaker 1: sure that what we were what we were buying was
- 59:16Speaker 1: what we were buying. So we we ended up finding
- 59:20Speaker 1: out that one of the tax I d s wasn't
- 59:22Speaker 1: included in the property, but there was an additional tax
- 59:25Speaker 1: idea that was so when we wrote the offer, we
- 59:28Speaker 1: we included the three three tax ideas so that UM
- 59:35Speaker 1: was to make sure that we we bought all the
- 59:37Speaker 1: property they are not just the two. We would end
- 59:39Speaker 1: up with um less acreage than what was in the
- 59:43Speaker 1: aerial photo. But then when that offer went to title,
- 59:47Speaker 1: they were able to UM bring up some information which
- 59:51Speaker 1: uncovered the the potential short sale which we needed to
- 59:55Speaker 1: get approven from the bank, the seller's bank on ye um. Yeah,
- 1:00:03Speaker 1: before we get kind of the biggest hurdle right there. Yeah,
- 1:00:06Speaker 1: before we get to that though, there was another question too,
- 1:00:09Speaker 1: which was um about easements and stuff, right, because there
- 1:00:14Speaker 1: was like some funky things going through the property a
- 1:00:16Speaker 1: little bit, uh, And you were able to I think
- 1:00:19Speaker 1: this was in the title process, but I can't remember
- 1:00:21Speaker 1: exactly in that in the in the offer, it was
- 1:00:25Speaker 1: contingent that we were able to review this stuff. We
- 1:00:27Speaker 1: could review the title work in the easements and everything.
- 1:00:29Speaker 1: We had I think it was five days or ten
- 1:00:31Speaker 1: days or something like that that we could review it
- 1:00:33Speaker 1: all make sure that there wasn't something funky. Um, could
- 1:00:37Speaker 1: you describe what what what? Some of those other things were? Right?
- 1:00:40Speaker 1: There was several different easements that we had to double
- 1:00:43Speaker 1: check on right. Oh. Yeah, there was an easement that
- 1:00:50Speaker 1: one of the parcels was part of an old railroad
- 1:00:53Speaker 1: bed and just to make sure that you had that
- 1:00:57Speaker 1: there wasn't any um ownership the railroad what they could
- 1:01:01Speaker 1: do to that, because there's some some places in mission
- 1:01:03Speaker 1: where they turned the old railroad surreils trails. You wanted
- 1:01:07Speaker 1: to make sure that that you had ownership of it
- 1:01:09Speaker 1: and weren't they weren't. They didn't have any ownership to
- 1:01:11Speaker 1: do anything above surface on it. There was also the
- 1:01:15Speaker 1: electrical easeman on there and there was also the access
- 1:01:19Speaker 1: easement that we weren't sure about until the end, where
- 1:01:23Speaker 1: when we first viewed the property, we came through a
- 1:01:26Speaker 1: driveway that was part of the easement to get to
- 1:01:29Speaker 1: the original property. But then we we found out that
- 1:01:32Speaker 1: that that didn't transfer and they created the they culvered
- 1:01:37Speaker 1: up on the road for us. UM. So that was
- 1:01:42Speaker 1: that was the three Easeman issues that we had. The
- 1:01:45Speaker 1: one of the thing we questions about which which after
- 1:01:48Speaker 1: we went to this process, you called me up and said, well, hey,
- 1:01:50Speaker 1: here's here's what's going on the power line. Easeman's find
- 1:01:53Speaker 1: the railroad, Easeman. There's nothing to worry about there. You
- 1:01:56Speaker 1: would own that. Um. Then there was something and I
- 1:01:58Speaker 1: can't remember exactly what it was called. It was like
- 1:02:01Speaker 1: the crop lands we're in a program was like quality
- 1:02:03Speaker 1: farm ground or or official or qualified farming. What was
- 1:02:08Speaker 1: that qualified? It was? It was a qualified We want
- 1:02:12Speaker 1: to make sure that it wasn't in a like a
- 1:02:15Speaker 1: PA to sixty or uh. It was gonna qualify. It
- 1:02:19Speaker 1: was qualified farm land, which gave you a different tax
- 1:02:23Speaker 1: price in the property. But we wanted to make sure
- 1:02:25Speaker 1: that it wasn't in a like a land bank program
- 1:02:29Speaker 1: which prohibited you from from doing anything through the property
- 1:02:34Speaker 1: if you wanted to, because some of them programs have
- 1:02:37Speaker 1: different criteria and we wanted to just make sure that
- 1:02:41Speaker 1: there was no restrictions on the farmland, which or something
- 1:02:44Speaker 1: Joe talked about earlier. I think we'll find out what
- 1:02:47Speaker 1: restrictions were. Yeah. Yeah, were are there any other scenarios
- 1:02:52Speaker 1: like this? Joe Worth noting any other programs you mentioned
- 1:02:56Speaker 1: that w r P, c RP. We just talked about
- 1:02:58Speaker 1: the qualified farm owned. Um, any of the proms like
- 1:03:02Speaker 1: that or we got touched on most of them? Yeah.
- 1:03:05Speaker 1: Every every state different. Every every state deals with several
- 1:03:08Speaker 1: different conservation easements. Uh. Some of them just prohibit they
- 1:03:12Speaker 1: do lower your tax based they just prohibit the property
- 1:03:15Speaker 1: from ever being subdivided, which generally in a smaller person
- 1:03:19Speaker 1: doesn't make a big difference. But it's about hundred acres. Now,
- 1:03:22Speaker 1: you want to sell twenty acres to your son to
- 1:03:24Speaker 1: build a house. If it's in a conservation easement, A
- 1:03:27Speaker 1: lot of times you cannot do that. Um. The biggest
- 1:03:31Speaker 1: easement that I really worry about is ingress eat grass easement,
- 1:03:34Speaker 1: so you may and it sounds like you went through
- 1:03:37Speaker 1: that on this property where you thought the driveway was
- 1:03:39Speaker 1: your ingress eat grass, but they actually put it in
- 1:03:41Speaker 1: a call. But for you, those could all be shook
- 1:03:43Speaker 1: out in title work. But I really worry about the
- 1:03:46Speaker 1: property behind your property, possibly have an access through your property,
- 1:03:51Speaker 1: because it happens a lot right down the center of
- 1:03:53Speaker 1: your sixty acres or maybe a road going back to
- 1:03:56Speaker 1: the neighbor's property. And if that is in fact a
- 1:03:59Speaker 1: DA easement, that devalues that property to you, probably because
- 1:04:03Speaker 1: you don't want to be in a chair standing somebody
- 1:04:04Speaker 1: come driving by on your pickup at a half hour
- 1:04:07Speaker 1: before dark. Uh So those things really can't be shook
- 1:04:11Speaker 1: out most of the time until you do title work.
- 1:04:14Speaker 1: But that's that's why it's important for to have somebody
- 1:04:17Speaker 1: uh go through those contracts with you, because if you
- 1:04:20Speaker 1: wrote a contract online or you hire an attorney the
- 1:04:22Speaker 1: right to a contract, there's a lot of those things
- 1:04:24Speaker 1: that could be missed. Um. So having somebody who's knowledgeable
- 1:04:28Speaker 1: in the land base and land sales makes a giant
- 1:04:31Speaker 1: difference because they're gonna make sure you're covered. So if
- 1:04:33Speaker 1: there's an easy ministure or a clear title issue, or
- 1:04:36Speaker 1: maybe you have a mineral rights, you know you're gonna
- 1:04:38Speaker 1: survey issue or financing issue. There's lots of things in
- 1:04:41Speaker 1: there are contenencies. A good agent is going to protect
- 1:04:44Speaker 1: you with all those. So if something comes up out
- 1:04:47Speaker 1: of title worker, something comes up in your due diligence
- 1:04:49Speaker 1: period after the offer is made, that you still have
- 1:04:53Speaker 1: an ability to get out of that contract without having
- 1:04:56Speaker 1: to pay a help me based on the selling might
- 1:04:59Speaker 1: be able to good time. Yeah. So so basically moving on,
- 1:05:03Speaker 1: then we're able to clear all the title stuff right,
- 1:05:06Speaker 1: all the Eastman's, all the programs that all seemed to
- 1:05:09Speaker 1: make sense. Um, we'd already determined ahead of time that
- 1:05:12Speaker 1: this is a good value. You'd gone ahead and done
- 1:05:14Speaker 1: a pretty detailed even acre by acre valuation based off
- 1:05:17Speaker 1: soil types and what the tillable would go for and
- 1:05:20Speaker 1: what would the non tillabill go for and all that
- 1:05:21Speaker 1: and everything matched up well. We felt good about the
- 1:05:23Speaker 1: price preakre um. Those things all handled and it seemed like, okay,
- 1:05:29Speaker 1: it's green light the offer. Um. We had a little
- 1:05:32Speaker 1: bit of back and forth on the offer, but we
- 1:05:34Speaker 1: can to a place that felt good. But then the
- 1:05:36Speaker 1: last thing, and you mentioned the Sean was the fact
- 1:05:39Speaker 1: that we found out that there was some language in
- 1:05:41Speaker 1: the contract about uh, contingent on approval of a short sale,
- 1:05:45Speaker 1: and I don't know what that was. Um, I don't
- 1:05:47Speaker 1: know how that was going to impact us in anyway.
- 1:05:49Speaker 1: It kind of got me a little nervous. Um, can
- 1:05:51Speaker 1: you walk us through what that was, Sean, how we
- 1:05:54Speaker 1: dealt with it, what it how it impacted us in
- 1:05:56Speaker 1: a little wit. Yeah, it just it basically just slowed
- 1:06:00Speaker 1: us down a little bit in the process. But we
- 1:06:03Speaker 1: had to wait on the bank. There was the original
- 1:06:06Speaker 1: owners um owned this piece with another larger piece, and
- 1:06:11Speaker 1: to sell it, Um, the money need to go back
- 1:06:14Speaker 1: to the bank and they need to they need to
- 1:06:16Speaker 1: approve it because they weren't selling it for the full
- 1:06:20Speaker 1: I think the full value of what they quote on it. Yep.
- 1:06:26Speaker 1: So and once the bank okay that we're okay to go.
- 1:06:29Speaker 1: But it was it kind of slowed us down and
- 1:06:32Speaker 1: gave us a, you know, something to look at as
- 1:06:35Speaker 1: far as what was really going on. Because the wordage
- 1:06:37Speaker 1: did come up. It was something that was surprised to us. All.
- 1:06:39Speaker 1: It wasn't anything that the agent talked about to us
- 1:06:42Speaker 1: in the the beginning of the process. Are there any
- 1:06:46Speaker 1: other things like that? Um, any other when it comes
- 1:06:51Speaker 1: to the closing like this, when it comes to the
- 1:06:53Speaker 1: final you know, details like after that point, like the
- 1:06:56Speaker 1: short sale got approved right by the bank and once
- 1:06:59Speaker 1: that was a proved and it was approved on our end, Um,
- 1:07:02Speaker 1: we just had to sign on the dotted line, right. Um.
- 1:07:06Speaker 1: Was there anything else going through your mind that you
- 1:07:09Speaker 1: thought might have been a potential um hiccup, still it
- 1:07:13Speaker 1: might happen, or was there anything you were thinking about
- 1:07:15Speaker 1: or that somebody else should be thinking about. I guess
- 1:07:17Speaker 1: if they're in this process and they're they're right about
- 1:07:20Speaker 1: to sign and closing this thing, any final be careful
- 1:07:25Speaker 1: or keeping out for this type of thing that we
- 1:07:27Speaker 1: should mention, you know. I mean the it's limitless like
- 1:07:31Speaker 1: a property can be like in a perfect world situation,
- 1:07:34Speaker 1: so easy to go through this process. I mean in
- 1:07:38Speaker 1: a perfect world, if it's a cash deal, it could
- 1:07:40Speaker 1: go through in a couple of weeks. But I mean
- 1:07:44Speaker 1: this can drag on with these types of hurdles get
- 1:07:48Speaker 1: through over a period to three months or more not
- 1:07:50Speaker 1: even happen. So Um, it's just it's each individual transaction. Ah,
- 1:07:58Speaker 1: I mean, there's there's a limitless amount of things that
- 1:08:00Speaker 1: could happen. Yeah, Joe, you got any Yeah, but you
- 1:08:05Speaker 1: know went through which it went through is fairly common
- 1:08:09Speaker 1: for an approval process by a bank. If if if
- 1:08:12Speaker 1: it's in a state, or it's to trust, or it's
- 1:08:15Speaker 1: a divorce, there may be attorney review. Uh. Some of
- 1:08:19Speaker 1: states require a probate case, would require a probate court
- 1:08:23Speaker 1: judge approving it. UH. Sometimes those take time, and if
- 1:08:26Speaker 1: there's anybody in the estate that objects to it, they
- 1:08:29Speaker 1: can extend that out. I had one personally that went
- 1:08:32Speaker 1: fifteen months, uh, going back and forth in and out
- 1:08:35Speaker 1: of court. Luckily the buyer was was very patient, uh,
- 1:08:39Speaker 1: and he ended up buying it, and we negotiated, and
- 1:08:42Speaker 1: the longer it went on, his price went down. So
- 1:08:45Speaker 1: we made sure that he was he was getting the
- 1:08:48Speaker 1: property for a price he wanted. But the longer it
- 1:08:50Speaker 1: went on, because I knew it could be a problem
- 1:08:52Speaker 1: going into with probate approval, UH that for every month
- 1:08:56Speaker 1: the price went down fifty or a hundred dollars an acre. UH.
- 1:09:00Speaker 1: So it motivated the estate themselves that hey, we need
- 1:09:03Speaker 1: to get this wrapped up. Because literally one of the
- 1:09:05Speaker 1: members of the estate was dragging their feet and would
- 1:09:08Speaker 1: not show up in court and extend court and all that.
- 1:09:11Speaker 1: That's why I took fifteen months. But it literally, it
- 1:09:13Speaker 1: literally saved the buyers several thousand dollars in the end
- 1:09:17Speaker 1: because we put those limits on it. And I probably
- 1:09:19Speaker 1: if we wouldn't have had that decreasing amount, we probably
- 1:09:23Speaker 1: would still be in probate court process waiting for that
- 1:09:27Speaker 1: thing to get done. But we've seen a lot with
- 1:09:29Speaker 1: the states. Like I said, there may be a state
- 1:09:31Speaker 1: attorney needs to approve uh short sales like a bank approval,
- 1:09:35Speaker 1: especially if they're taking uh like sixty acres out of
- 1:09:38Speaker 1: a track that will have to be approved by the
- 1:09:41Speaker 1: bank because I have to give you a lean release
- 1:09:43Speaker 1: on that for that sixty acres because they can't pay
- 1:09:45Speaker 1: off the entire league. They're taking part of it to
- 1:09:47Speaker 1: pay off part of it. Uh So there's lots of
- 1:09:50Speaker 1: things like that. So'll just be patient and and see
- 1:09:53Speaker 1: what's happening as you go through title work and and
- 1:09:56Speaker 1: hear about these things. You'll you'll learn about these things
- 1:09:59Speaker 1: afterwards after you put approach of approaching, because a lot
- 1:10:03Speaker 1: of times they don't get flushed out until that point. Yeah. Yeah,
- 1:10:07Speaker 1: that was another big ha for me. I was. I
- 1:10:09Speaker 1: was very naive. I thought that, Okay, we'll put an
- 1:10:11Speaker 1: offer and you know, six days from now, I'll be
- 1:10:14Speaker 1: able to go out there and we own it. And
- 1:10:16Speaker 1: that was not the case. Um, and we were We
- 1:10:18Speaker 1: were lucky that most of the stuff going on for
- 1:10:20Speaker 1: us was pretty easy, like it probably could have been.
- 1:10:23Speaker 1: Like you mentioned, you on some people takes months and months,
- 1:10:26Speaker 1: so we're lucky. It was just I don't know a
- 1:10:27Speaker 1: handful of week process. But um, but yeah, the the
- 1:10:32Speaker 1: ending was a happy ending. We were able to close
- 1:10:35Speaker 1: and everything looked good and we, uh we now own this. Uh.
- 1:10:40Speaker 1: I think it's just about sixty four acres. I think
- 1:10:43Speaker 1: it's the official total of it, and uh it is
- 1:10:46Speaker 1: a super cool little piece with lots of potential and
- 1:10:49Speaker 1: uh we even got a picture from the previous owners
- 1:10:53Speaker 1: shared picture with you, Sean of a really nice buck
- 1:10:56Speaker 1: that was shot on a neighboring property, which is another
- 1:10:58Speaker 1: really nice uh confidence booster. So I feel like this
- 1:11:03Speaker 1: farm has got tons of potential from a deer hunting standpoint,
- 1:11:06Speaker 1: a lot of other cool projects we can do to
- 1:11:09Speaker 1: help other wildlife, and uh, you have a lot of
- 1:11:12Speaker 1: fun out there too, So I'm very excited I'm very
- 1:11:16Speaker 1: thankful for all your help, Sean to this process. And uh,
- 1:11:20Speaker 1: I guess before we wrap it up, though, I want
- 1:11:22Speaker 1: to make sure that there's not anything else, um that
- 1:11:26Speaker 1: we've left off the table here as far as I
- 1:11:29Speaker 1: don't know, is there anything else Joe or Seawan thinking
- 1:11:31Speaker 1: in your head right now, if someone's listening to this
- 1:11:34Speaker 1: and they want to buy a farm and they've been
- 1:11:36Speaker 1: listening to to understand you know here my example and
- 1:11:38Speaker 1: hopefully apply that to their future purchase decision and process.
- 1:11:42Speaker 1: Have we missed anything, We've left any important pieces of
- 1:11:45Speaker 1: the puzzle out that you really want to make sure
- 1:11:47Speaker 1: that we leave someone with anything for you, Joe that
- 1:11:49Speaker 1: that jumps out right away. Look, I'm just gonna reiteract
- 1:11:53Speaker 1: the fact, and I would basically, I'll call several agents
- 1:11:56Speaker 1: to interview them, talk to them, look at properties with them,
- 1:11:58Speaker 1: and jump find somebody comfortable with and I would engage
- 1:12:01Speaker 1: with them because they will save you money and they
- 1:12:04Speaker 1: will save you a bunch of headaches down the road.
- 1:12:06Speaker 1: This is what they do every day. This is not
- 1:12:08Speaker 1: a one, one time, once in a life trans time transaction,
- 1:12:12Speaker 1: which is a lot. I mean, most guys make one
- 1:12:14Speaker 1: big purchase in our life of land, and that's it.
- 1:12:16Speaker 1: Someone makes several but uh, engageing somebody who knows that
- 1:12:20Speaker 1: business to protect you. I mean, you wouldn't go. You
- 1:12:23Speaker 1: wouldn't try to perform surgery yourself. Don't don't try to
- 1:12:27Speaker 1: do real estate yourself. Although most of the time you
- 1:12:29Speaker 1: get out of it all right, in a situation like this,
- 1:12:32Speaker 1: with these easements and and uh and the short sale
- 1:12:35Speaker 1: and the contingencies that you had, you could have got
- 1:12:38Speaker 1: yourself into a real bad behind where you're forced to
- 1:12:41Speaker 1: perform on that contract and buy that property even though
- 1:12:44Speaker 1: it has some problems or some red flag that would
- 1:12:47Speaker 1: give you the opportunity to get out if somebody would
- 1:12:50Speaker 1: have wrote the contract for you correctly. So I can't
- 1:12:53Speaker 1: I can't stress that enough. I think most buyers, I
- 1:12:56Speaker 1: think it's gonna cost some extra money to have an
- 1:12:59Speaker 1: agent involved. Just interview a couple of guys. Feel comfortable
- 1:13:02Speaker 1: with somebody. If you feel comfortable, you have a bond
- 1:13:05Speaker 1: with that person, feel they're going to have your best
- 1:13:07Speaker 1: interests and their knowledgeable in the base and with the criteria,
- 1:13:10Speaker 1: you want engage that guy and make him work for you,
- 1:13:13Speaker 1: because I promise you it'll save you a ton of
- 1:13:15Speaker 1: headaches down the road. Other than that, like Sean said,
- 1:13:18Speaker 1: there there are in a million scenarios and there's no
- 1:13:22Speaker 1: way we can go over those in any kind of
- 1:13:24Speaker 1: conversation because literally, even at the office with two agents
- 1:13:29Speaker 1: and listen to several scenarios a day, we look, we
- 1:13:33Speaker 1: come up with a new scenario nearly every day. I
- 1:13:35Speaker 1: mean just something that there's several of us there in
- 1:13:38Speaker 1: the office. I have a ton of experience and we're like,
- 1:13:40Speaker 1: we're all scratching our heads. We gotta figure it out,
- 1:13:42Speaker 1: and then we'll have a we'll have a form to
- 1:13:44Speaker 1: figure that out. So yeah, well that's that's definitely what
- 1:13:49Speaker 1: it seems to be. Uh My big takeaway from this is,
- 1:13:53Speaker 1: don't feel bad about getting some help. I wish I
- 1:13:56Speaker 1: would have done that sooner, and I'm glad I finally
- 1:13:58Speaker 1: did at the end because I would have been over
- 1:14:00Speaker 1: my head. So so I guess that leaves us with
- 1:14:03Speaker 1: the hero, which is Sean. Do you have any final
- 1:14:07Speaker 1: final words, any final suggestions or anything for folks? Um.
- 1:14:11Speaker 1: I would say, like, first, I'm not the hero, and uh,
- 1:14:15Speaker 1: I would say that I bounced a lot of this.
- 1:14:18Speaker 1: I really reached out to my home office, Joe and
- 1:14:22Speaker 1: Joe and Kirk Kirk Gilbert and you know a lot
- 1:14:25Speaker 1: of people at Whitehill Properties to help me through through
- 1:14:27Speaker 1: this and some other some other properties that I've dealt
- 1:14:30Speaker 1: with problems on. So that's one of the good things
- 1:14:32Speaker 1: about being an agent for this company is that you've
- 1:14:35Speaker 1: got such a great resource in Pittsfield of you know
- 1:14:39Speaker 1: guys that you said, there's two hundred agents and they
- 1:14:41Speaker 1: deal with this stuff every day. So whenever I run
- 1:14:43Speaker 1: into a roadblock, I can always call them and and
- 1:14:46Speaker 1: have them help me through it. So, UM, it's kind
- 1:14:51Speaker 1: of I mean, we touched on everything good. Okay, I'm
- 1:14:54Speaker 1: glad we were. We were thorough. I feel like this
- 1:14:56Speaker 1: was this was fun to get to talk about this
- 1:14:59Speaker 1: kind of topic, but with a happy story that I'm
- 1:15:02Speaker 1: involved in. Um, that's pretty cool. So I guess the
- 1:15:05Speaker 1: final thing would be for people that are listening and
- 1:15:08Speaker 1: they want to learn more about what White Tail Properties
- 1:15:11Speaker 1: has to offer in general, and then if they want
- 1:15:13Speaker 1: to get ahold of you specifically Sean or you Joe,
- 1:15:16Speaker 1: either one of you. Um, could you guys just explain
- 1:15:19Speaker 1: to the listeners where and how they could do that
- 1:15:21Speaker 1: go ahead, John, all right, Yeah, you can get on
- 1:15:25Speaker 1: white tail properties dot com and you can get to
- 1:15:29Speaker 1: um there's a list of agents, or you can click
- 1:15:31Speaker 1: on the state and then find the agents through the website,
- 1:15:36Speaker 1: or you can or you can email me directly at
- 1:15:40Speaker 1: Sean and C H A W N dot Kelly K
- 1:15:43Speaker 1: E L L E Y at white tail properties dot
- 1:15:45Speaker 1: com with any questions or or concerns you might have.
- 1:15:51Speaker 1: I can kind of try and help you out. Great
- 1:15:54Speaker 1: and Joe at same go to white tail properties dot
- 1:15:58Speaker 1: com called me at the office to one seven to
- 1:16:00Speaker 1: eight five nine thoubum my personal seals listed on there.
- 1:16:04Speaker 1: It's two one seven zero three three two. I I
- 1:16:08Speaker 1: take calls, Sean will tell you I take calls all
- 1:16:10Speaker 1: time of that hours a day, whether it be six
- 1:16:12Speaker 1: am or or eleven pm. I'm always good about taking
- 1:16:16Speaker 1: calls and return phone calls as this Sean. So don't
- 1:16:19Speaker 1: feel just feel free to reach out to just just
- 1:16:21Speaker 1: to have a conversation, even if you're not ready to
- 1:16:24Speaker 1: mind yet, if you just want to talk about we
- 1:16:26Speaker 1: have a lot of calls come into the oppossee that
- 1:16:28Speaker 1: are like, hey, you know, I really want a recreational property,
- 1:16:31Speaker 1: but I really don't know what I want yet. I
- 1:16:33Speaker 1: don't know if I want a big deer, if I
- 1:16:34Speaker 1: want to pawn. I don't know what state I want
- 1:16:36Speaker 1: to be in, even I know I want to be
- 1:16:38Speaker 1: somewhere in the Midwest. Can you help me so? Then
- 1:16:40Speaker 1: you start working through values in that checklist with a
- 1:16:43Speaker 1: guy and we'll do that as at an office. Then
- 1:16:45Speaker 1: we'll pass that guy that buyer along to a guy
- 1:16:48Speaker 1: like Sean or Mike or Tim Woods that you mentioned
- 1:16:52Speaker 1: based on that guy's cripchiers. Hey, this is what this
- 1:16:54Speaker 1: guy's looking for. Would your reach out to him if
- 1:16:56Speaker 1: you've got anything that fits, because a lot of buyers
- 1:16:59Speaker 1: literally do not have an idea where they want to be,
- 1:17:02Speaker 1: just like you did when you started. You started at Michigan,
- 1:17:04Speaker 1: Indiana and Ohio. Now you keep fine tuning that as
- 1:17:07Speaker 1: you look through um. But you did that kind of
- 1:17:10Speaker 1: on your own. But we can help through that for guys,
- 1:17:14Speaker 1: either through the office or through one of the land specialists.
