- 0:05Welcome back to the Remodel Report by USA Cabinet
- 0:08Store. I am Chris and today we are going local.
- 0:12Not what a kitchen costs in America, what a kitchen
- 0:14costs in Fairfax, Virginia. Which matters because
- 0:17those are two very different numbers. Hi everyone,
- 0:20Jessica here. How different are we talking? The
- 0:24national data says typical kitchen remodels average
- 0:26around $27 ,000 to $35 ,000. In Fairfax, most
- 0:31professionally completed projects land between
- 0:33$40 ,000 and $65 ,000 for a mid -range remodel.
- 0:37Basic Scope runs $25 ,000 to $40 ,000. High End
- 0:40starts at $65 ,000 and can pass $100 ,000. So
- 0:44a Fairfax homeowner reading a national average
- 0:46is starting their budget about a tier too low.
- 0:50Exactly one tier too low. And it is not because
- 0:53contractors here are greedy. It is three specific
- 0:56things. Licensed trade labor in Northern Virginia
- 1:00prices near the top of the national scale. Fairfax
- 1:04County actually enforces its permit and inspection
- 1:06rules. And the housing stock is old enough that
- 1:09opening a wall usually finds something. Let us
- 1:12do permits, because I know you love this part,
- 1:15and nobody else on the internet will say a real
- 1:17number. I do love this part. Fairfax County publishes
- 1:21its fee schedule, so this is not a guess. The
- 1:24residential building permit for an alteration
- 1:26costs 3 % of the construction value under the
- 1:30schedule that took effect this July. Half of
- 1:33that is collected as a filing fee when you apply
- 1:35and goes toward the permit cost. Each trade permit,
- 1:39electrical, plumbing, mechanical, carries a base
- 1:41fee of about $142, and the county adds a small
- 1:45levy and a technology surcharge on top. Give
- 1:48me the worked example. A $40 ,000 kitchen remodel.
- 1:523 % is $1 ,200 for the building permit. Three
- 1:57trade permits run about $425 total. Add the levy
- 2:01and the surcharge and you are at roughly $1 ,800
- 2:04in county fees. Treat it as a planning figure.
- 2:07The exact invoice comes from the county's online
- 2:10portal and it scales up with the project. And
- 2:13when do you actually need a permit? Because not
- 2:15every kitchen project does. Right. New or moved
- 2:19electrical circuits, a relocated sink or dishwasher
- 2:23or gas range, a range hood newly ducted outside,
- 2:27and any wall you open. That work needs permits
- 2:30and inspections. Paint, flooring, trim, and a
- 2:33cabinet swap in the same footprint do not. What
- 2:36about the contractor who says, we can skip the
- 2:39permit, save you some money? Run. In Fairfax
- 2:43County, unpermitted work surfaces and home inspections
- 2:46at resale constantly. You save $1 ,800 today
- 2:50and give back much more when a buyer's inspector
- 2:52finds an uninspected gas line. And there is a
- 2:55sneakier version of that move. A contractor who
- 2:58suggests you pull the permits yourself as the
- 3:00owner? Sometimes that means they are not licensed
- 3:03for the trade work. The permit holder answers
- 3:06for failed inspections. That should be your contractor,
- 3:09not you. Okay, let us talk about why every quote
- 3:12seems to beat every average. There's a Reddit
- 3:15thread you flagged where someone said a $30 ,000
- 3:17mid -range kitchen was, quote, laughable. And
- 3:20their own project made the point vivid. $72 ,000,
- 3:25semi -custom cabinets, granite and quartz, floors
- 3:28untouched, before construction even started.
- 3:31Here is the honest read. That is a real number
- 3:34from a full -service channel in an expensive
- 3:36metro, and you cannot judge it from the tier
- 3:38label alone because two quotes with the same
- 3:40label almost never contain the same line items.
- 3:43And the same kitchen through a different model?
- 3:46In our own pricing experience, same layout semi
- 3:49-custom projects in Fairfax typically land inside
- 3:52the $40 ,000 to $65 ,000 tier. But the only honest
- 3:55comparison between any two quotes is line by
- 3:57line. Cabinet specification and box material.
- 4:01Counter square footage. Appliance allowance.
- 4:04Trade scope. What each number excludes. Never
- 4:07compare tier labels. Compare itemized scope.
- 4:10Where does the money actually go once you are
- 4:12inside a Fairfax project? Cabinetry is the biggest
- 4:16line, 30 to 40 percent of the budget. Labor is
- 4:2020 to 35 percent on cosmetic scopes and 35 to
- 4:2450 on full remodels, and Northern Virginia sits
- 4:27at the top of those ranges. Counters, appliances,
- 4:30flooring, and lighting split the rest. So if
- 4:33labor is expensive and fixed, the homeowners
- 4:36leverage is where? Scope and materials. Keep
- 4:40your layout unless it truly fails you. Every
- 4:43moved fixture buys plumbing hours, electrical
- 4:45hours, and a bigger permit basis. Remember, the
- 4:49permit is a percentage of construction value,
- 4:52and choose semi -custom cabinets over custom.
- 4:54In 2026, the semi -custom lines cover almost
- 4:58every design intent at a fraction of the price.
- 5:01Timeline. What should a Fairfax homeowner actually
- 5:03block out? Plan review moves fast now for scopes
- 5:07that qualify. The county fast -tracked residential
- 5:10review this year, so eligible minor interior
- 5:13alterations clear it in a few business days.
- 5:16More complex scopes take longer, and review is
- 5:19only one step of the permit process. The real
- 5:22long pole is cabinet lead time, two to four weeks
- 5:25for stock, six to ten for semi -custom, so order
- 5:29early. Then six to ten weeks of active construction
- 5:33for a full remodel, stretching to twelve in busy
- 5:36seasons. A cosmetic refresh with no permits can
- 5:39wrap in two to four weeks. And the number everyone
- 5:42forgets, the contingency. 10 to 20 % held outside
- 5:46the contract. Fairfax earns that on housing stock
- 5:50alone. Aluminum wiring in 70s Colonials, galvanized
- 5:54supply lines, venting that never met current
- 5:57code. The county will require fixing what the
- 6:00walls reveal, so the money has to exist. Rapid
- 6:03fire, is $10 ,000 enough in Fairfax? For a refresh,
- 6:07yes. Paint, hardware, lighting, a faucet. For
- 6:11a remodel, no. $10 ,000 of licensed Fairfax trade
- 6:15labor disappears very fast. $30 ,000? A real
- 6:19basic scope remodel if you keep the layout. Stock
- 6:22or entry semi -custom cabinets, quartz, new lighting,
- 6:26discipline required. Is a kitchen remodel even
- 6:29worth it in this market? Fairfax is one of the
- 6:32better markets in the country for it. The cost
- 6:34versus value data shows minor kitchen remodels
- 6:37recouping the most at resale, above their cost
- 6:40in the latest report, with mid -range majors
- 6:42returning about half. Upscale majors recoup roughly
- 6:4535 to 40 percent, and Fairfax buyers pay real
- 6:49premiums for updated kitchens because so much
- 6:51of the inventory is 1970s through 90s. So the
- 6:56tighter the scope, the more the sale gives back.
- 6:59That is the rule. A disciplined basic to mid
- 7:02-range remodel in a Fairfax Colonial is the defensible
- 7:05position, because buyers here pay real premiums
- 7:08for updated kitchens. And the $100 ,000 showpiece
- 7:12is a lifestyle purchase. Make it for the years
- 7:15you will cook in it, not for the sale. Three
- 7:17things to remember, Jessica. One. Budget from
- 7:21Fairfax tiers, not national averages. $40 ,000
- 7:25to $65 ,000 is the honest middle. Two. County
- 7:29fees pencil out to roughly 4 -5 % of construction
- 7:33value once trade permits and surcharges stack
- 7:35up, and skipping permits costs more than paying
- 7:38them. 3. Hold 10 -20 % for what the walls are
- 7:42hiding, because in this county they are hiding
- 7:44something. The full written guide with the tier
- 7:47table and the county fee math is at usacabinetstore
