Transcript
- 0:03SPEAKER_00: Very good, everybody.
- 0:04SPEAKER_00: We're gonna go ahead and jump into today's show.
- 0:05SPEAKER_00: We're gonna be talking about the thumbnails and why that's important.
- 0:10SPEAKER_00: But before I get into it, something that happened, and it probably happens to you as real estate agents more often than not, you get a call from somebody, they're telling you that they um have been looking you up online and they have suggestions on how you can actually make your appearance better.
- 0:28SPEAKER_00: People are searching for your name or your brand or whatever, and you're just not showing up.
- 0:32SPEAKER_00: So I had case in point that kind of a call this morning.
- 0:36SPEAKER_00: And the gentleman was very kind.
- 0:38SPEAKER_00: He he told me, he said, you know, Connor, and he gave my name Ivor.
- 0:43SPEAKER_00: So he didn't do any research to figure out that it's Mac Ivor.
- 0:47SPEAKER_00: But anyway, he did that.
- 0:48SPEAKER_00: Uh he gave me that pitch and he said, You're just not showing up.
- 0:52SPEAKER_00: Would you mind if I maybe walk you through a little bit of what we do and then tell you maybe how to get how to maybe repair that, and then we can set you up for a call later on to basically talk to you about our services.
- 1:04SPEAKER_00: I said, Well, that's fine.
- 1:05SPEAKER_00: But first, let's start with what went wrong.
- 1:07SPEAKER_00: Why, where am I not showing up?
- 1:09SPEAKER_00: Explain that to me.
- 1:11SPEAKER_00: And he said, Well, you know, we can do it one of two ways.
- 1:13SPEAKER_00: I can go through what we do and then explain to you how you're not showing up.
- 1:16SPEAKER_00: I said, Well, let's just do it the opposite way, because maybe if I can fix it, I would like to.
- 1:21SPEAKER_00: That's the issue with these free offerings.
- 1:23SPEAKER_00: Usually they give you just enough of a pain point, and then after that they don't uh they don't give you much more information.
- 1:30SPEAKER_00: So I pressed him and I said, just tell me what's happening, what's going on.
- 1:34SPEAKER_00: He said, Well, when people are searching for you on the right-hand side of the screen, and now I know he's talking about Google, as far as the Google Places ad, they're not finding you.
- 1:44SPEAKER_00: Your clients aren't finding you, that your referral network isn't finding you.
- 1:48SPEAKER_00: So his job was basically, he works for a company that apparently scrapes or maybe puts some kind of an email um uh an email system together that basically contacts past leads, maybe asks for referrals and those things.
- 2:03SPEAKER_00: But so I pressed him even further.
- 2:04SPEAKER_00: I said, Explain to me what I'm not showing up for.
- 2:06SPEAKER_00: He said, Well, when people are searching for you, okay, how are they searching for me?
- 2:10SPEAKER_00: And he said, Connor Ivor.
- 2:13SPEAKER_00: I said, Well, okay, great.
- 2:14SPEAKER_00: So Connor Ivor, where am I not showing up?
- 2:16SPEAKER_00: He says, Well, you're not showing up on Google on the right-hand side of the screen.
- 2:20SPEAKER_00: I said, Well, so are you how many people are searching for me by name on Google?
- 2:25SPEAKER_00: He didn't have an answer.
- 2:26SPEAKER_00: And I said, also, how many people really actually use Google anymore?
- 2:30SPEAKER_00: Most of them are tied into whatever large language model they're using, and they're using that like a Google.
- 2:36SPEAKER_00: So if you're talking about me not showing up when people are using the biggest one, which happens to be Chat GPT, of course I'm not showing up because it's pulling its data from Bing, and Bing doesn't have its ads in place, even with the Bing local on the right-hand side of the screen for the most part.
- 2:52SPEAKER_00: It's a different format because they don't want to be deceptively similar to Google and have those issues with lawsuits.
- 2:58SPEAKER_00: And he just completely shut down.
- 3:00SPEAKER_00: He didn't, he didn't have anything else to say.
- 3:02SPEAKER_00: He he got confused.
- 3:04SPEAKER_00: He said, Well, can I still schedule an appointment?
- 3:06SPEAKER_00: I said, Well, you're not able to tell me where I'm not showing up.
- 3:09SPEAKER_00: I don't understand why you called me except to try to pitch me on something that apparently I know more about than you do, and so on.
- 3:16SPEAKER_00: So I felt bad, but that's the call that you're going to be getting most often.
- 3:20SPEAKER_00: And what they're trying to do is they're trying to hit you with a pain point.
- 3:24SPEAKER_00: You're not showing up, you're not being seen.
- 3:27SPEAKER_00: Oh my God, what are we going to do?
- 3:29SPEAKER_00: And it used to be back in the SEO days, people would call you regarding websites and you need to increase your web presence and SEO presence.
- 3:37SPEAKER_00: Part of the show that I put on has to do with you being able to manipulate those, the ranking now by using QA formats, conversational formats.
- 3:49SPEAKER_00: Whenever you're putting up content, how to do it so the AI engines, when they're being used as search or being asked questions, they're going to be able to pull in the data and display you.
- 4:00SPEAKER_00: Today we're going to talk about that's the perfect entry for thumbnail design and putting thumbnails together.
- 4:07SPEAKER_00: So I'm going to share my screen and get into the presentation.
- 4:10SPEAKER_00: What's really awesome, the way that they've really uh built this out, uh, Chat GPT, for example, you'll see here that I had it build this entire presentation.
- 4:22SPEAKER_00: So I basically went in and I did the research on thumbnails.
- 4:26SPEAKER_00: And when I did that, I then put together some information regarding what good thumbnails look like.
- 4:32SPEAKER_00: And this is whether you're posting information that's content only.
- 4:36SPEAKER_00: Let's say you don't have a video, you don't have to constantly think about thumbnails being associated with videos because a thumbnail is what's on your Facebook.
- 4:44SPEAKER_00: A thumbnail you can put up on Instagram.
- 4:46SPEAKER_00: Format's a little different because the more rectangular, the 16 to 9 to 9 format, which you're going to see on the YouTube thumbnails, that fills that full frame.
- 4:56SPEAKER_00: But if you're just posting up uh an image, you might want to lean an Instagram might be a more vertical format.
- 5:03SPEAKER_00: Maybe a two to one format or maybe a one-to-one format, which would be completely square.
- 5:10SPEAKER_00: It's looking for that.
- 5:11SPEAKER_00: But the thumbnails themselves, and I posted all this up at the community santaclaritaai.com, you can come here and look at this, and this is where I put the prompts.
- 5:20SPEAKER_00: So today, really, you don't have to retain much because I put it all in here.
- 5:24SPEAKER_00: I also put in at the bottom here the actual prompt pack so you'll be able to see those.
- 5:31SPEAKER_00: But let me just pull this up real quick, just so you have an idea.
- 5:34SPEAKER_00: When you look at thumbnails on Instagram or Facebook or on the other systems out there, you're gonna see that usually they have a human being, a real human being, because our eyes are attracted to real people.
- 5:47SPEAKER_00: Fake stuff goes okay, but the human being that looks distressed or stressed or serious or angry, something other than just being vanilla with a vanilla expression, something panicked, something freaked out, that's what really is going to get people to click through.
- 6:04SPEAKER_00: And then in addition, you can't overload the thumbnail with information.
- 6:09SPEAKER_00: It's gotta be, it's gotta be somewhat clickbait in nature, but also it can't be too far off the beaten path because then you lose credibility.
- 6:20SPEAKER_00: Somebody goes on and they click on something that says the end of the world is near, and you know, that would be a nice little clickbait thumbnail.
- 6:29SPEAKER_00: But if in that video you're not talking about the end of the world, but how they should sign up and buy magazine subscriptions from you, then you have a problem.
- 6:37SPEAKER_00: You lose all credibility.
- 6:39SPEAKER_00: And when whichever platform you're on, whether it's Facebook or Instagram or TikTok or YouTube or just posting to Google, the algorithm, the program, the the informational search that's been put into place by whichever platform you're on, they're gonna pay strict attention as to what happens after the thumbnail is clicked on.
- 7:03SPEAKER_00: So they're going to know that somebody went, they watched 12 seconds of the video, realized that Connor wasn't really being honest in his thumbnail, so they quit watching.
- 7:12SPEAKER_00: So that's another key component.
- 7:14SPEAKER_00: You want your thumbnail to match.
- 7:16SPEAKER_00: And these are just some ideas I posted here, and you can see these just by going to SantaClaritaai.com.
- 7:22SPEAKER_00: It's going to be uh this is class number 12, so you'll be able to see it.
- 7:26SPEAKER_00: But also the prompts are here to give you an idea.
- 7:28SPEAKER_00: But you can see they all carry um a particular type of rendition.
- 7:34SPEAKER_00: So you have people here.
- 7:36SPEAKER_00: This one carries Trump, which would be somebody famous.
- 7:40SPEAKER_00: So you see this.
- 7:41SPEAKER_00: Again, the the looks on the faces are stress, and the words are very easily seen.
- 7:47SPEAKER_00: These are things that really work well for being clicked on.
- 7:52SPEAKER_00: And real estate, you know, you can talk about I've talked to some of the people on the show about this, about their content creation and what they put out there.
- 8:00SPEAKER_00: You can put stuff out about real estate, but it really is watching, like watching, you know, paint grow and grass dry when people are looking at real estate stuff.
- 8:10SPEAKER_00: Unless they're very interested in real estate, then of course they're gonna click through.
- 8:14SPEAKER_00: But anyway, that's that's part of that thumbnail, so you can get there.
- 8:17SPEAKER_00: So we'll move on to the next one.
- 8:19SPEAKER_00: In this, um, think of your thumbnail as your first sales conversion your audience has with you in the feed.
- 8:28SPEAKER_00: In this session, you're gonna get a repeatable formula, a ready-to-use prompt pack, and that's what I show you at sanctuaritaai.com, and a simple auto thumbnail agent that generates brand options using your face and your brand kit.
- 8:42SPEAKER_00: This is assigned for realtors and, of course, local business owners.
- 8:45SPEAKER_00: We're gonna go tactical, fast, and measurable.
- 8:48SPEAKER_00: Now, in the second one, as far as outcome goes, thumbnails are the first impression in the feed.
- 8:54SPEAKER_00: They show up and people see them.
- 8:57SPEAKER_00: And even if they don't pay attention to the verbiage, when they look interesting, people click through.
- 9:03SPEAKER_00: They directly affect the CTR.
- 9:05SPEAKER_00: If you're not familiar with CTR, that's the click-through rate.
- 9:08SPEAKER_00: Now, as I mentioned before, that click-through rate is going to carry, you know, securely to how long they stay.
- 9:15SPEAKER_00: But getting them in is a very good first step.
- 9:20SPEAKER_00: So that's the percentage of people who clicked after seeing your thumbnail in title.
- 9:25SPEAKER_00: Higher click-through rates usually give you more reach.
- 9:29SPEAKER_00: And with that, if your thumbnail is unreadable or unclear, you're going to lose the click.
- 9:34SPEAKER_00: Your message never gets heard.
- 9:35SPEAKER_00: We want clarity, emotion, and instant readability, especially on phones.
- 9:40SPEAKER_00: That's something else.
- 9:41SPEAKER_00: Sometimes when people are putting together thumbnails and these particular images, the phone really lacks.
- 9:49SPEAKER_00: They're not being able to see it show up because a lot of us are publishing content from massive monitors or a laptop monitor, which is so much different than a phone.
- 9:58SPEAKER_00: My suggestion to people that ask me about content, you should be creating things from your phone as well.
- 10:05SPEAKER_00: You know, and you can learn how to do this on the fly.
- 10:07SPEAKER_00: At the beginning, it's going to be incredibly difficult because you haven't done it before.
- 10:12SPEAKER_00: But over time, you'll see that it becomes very easy.
- 10:16SPEAKER_00: Right now, when I go into the different systems I use, even when I'm building AI voice systems and different things for agents and businesses, I'm much faster at it because of all the practice and the hours I put in.
- 10:28SPEAKER_00: I think it's paramount that you do the same.
- 10:31SPEAKER_00: Three quick definitions.
- 10:32SPEAKER_00: So CTR, as I mentioned before, is click-through rate.
- 10:35SPEAKER_00: That's clicks divided by impressions times 100.
- 10:39SPEAKER_00: Impressions are registered displays of your video thumbnail and on the platform.
- 10:44SPEAKER_00: Which time is the total minutes viewed?
- 10:48SPEAKER_00: This tells you whether the content delivered on the promise your thumbnail made.
- 10:54SPEAKER_00: So that we're going to use some A-B testing, comparing versions to find a winner instead of us actually guessing.
- 11:00SPEAKER_00: Now, use the baseline that never flights the platform, 1280 by 720.
- 11:06SPEAKER_00: That's going to be that same YouTube size.
- 11:09SPEAKER_00: That's also known as 16 by 9.
- 11:12SPEAKER_00: The images, when you make them, usually the systems, if you're using Canva, which is one of my favorite.
- 11:18SPEAKER_00: In fact, this entire presentation was made with uh ChatGPT, and I asked it to create a Canva slide presentation.
- 11:28SPEAKER_00: And boom, it did it.
- 11:30SPEAKER_00: It created all the slides, all the images.
- 11:33SPEAKER_00: It did four of them, and I got to choose.
- 11:35SPEAKER_00: So if you don't have a paid-for Canva account, it integrates great with ChatGPT.
- 11:41SPEAKER_00: It's really a game changer because now you, as agents, can do webinars and presentations as well about real estate.
- 11:48SPEAKER_00: And that goes a long way because people aren't really doing it.
- 11:52SPEAKER_00: They're hoping that you know the old ways are still working, but unfortunately they're not.
- 11:57SPEAKER_00: You have to ascribe to new methods.
- 12:00SPEAKER_00: Now, under two megabytes, most of the photographs you're going to be making on Canva and the different systems, even when AI generates it, it's going to be under that model.
- 12:09SPEAKER_00: But if you try to upload something to a different system and it blows you out and says, listen, it's too big, then you have to go in and modify it.
- 12:16SPEAKER_00: Some of the systems, like Canva itself, it'll have the ability for you to actually reduce the size by changing the um by changing the sized format in the picture itself.
- 12:29SPEAKER_00: And you don't have to worry because when you're online, we're not blowing something up to fill, you know, a 30 by 40 foot billboard.
- 12:37SPEAKER_00: We're actually just on our screens and mobile, so that resolution doesn't have to be very high at all.
- 12:42SPEAKER_00: Just you can do that without worrying about anything losing its particular the way that it looks, so people will click through it.
- 12:50SPEAKER_00: Now you're gonna save it for from JPEG or PNG.
- 12:54SPEAKER_00: On some iPhones, if you're using an iPhone, when you're saving images on there, it's gonna be a HIC file, H E I C file, I believe that's what it is.
- 13:03SPEAKER_00: You have to go into your settings and change that.
- 13:05SPEAKER_00: So when you're taking photos on your phone, you don't have to do a conversion from that format back to a JPEG format.
- 13:12SPEAKER_00: You can just change that in settings.
- 13:14SPEAKER_00: Just Google it or go to your large language model and ask how you would change your iPhone file to actually be a real photograph.
- 13:21SPEAKER_00: And that way you can send them.
- 13:23SPEAKER_00: It does eat up a little bit more memory, but you don't have to do the conversion later.
- 13:27SPEAKER_00: And I know for a Mac the conversion isn't difficult.
- 13:30SPEAKER_00: I think for PC it's more.
- 13:31SPEAKER_00: I think you have to download something, you have to worry if what you've downloaded is going to be junk or not.
- 13:36SPEAKER_00: Uh vertical content, you want to expect some feeds to auto-crop to 4.5 or to do trite tight crops on the center.
- 13:44SPEAKER_00: So you want to keep your margins.
- 13:46SPEAKER_00: And most importantly, YouTube experiments to test it will allow you to experiment three thumbnails but per video.
- 13:54SPEAKER_00: And a lot of people are too quick to ship instead of testing.
- 13:58SPEAKER_00: Testing is worth it if you have the time, but in most cases that just takes it takes complete hours to try to test stuff.
- 14:09SPEAKER_00: But here's the formula that works.
- 14:11SPEAKER_00: So one big clean face cutout, edges crisp, the expression intentional.
- 14:18SPEAKER_00: And then here, where we talked about earlier, what's going to be rendering.
- 14:21SPEAKER_00: Let me pull this up again.
- 14:24SPEAKER_00: So here, you know, two uh two to six-word headline, ultra bold font with a fixed stroke, soft drop shadow for readability.
- 14:33SPEAKER_00: Again, Canva does this.
- 14:35SPEAKER_00: You can put these instructions, and I posted this up here as well in the prompt, Santa Clarita AI, that's today's show notes.
- 14:45SPEAKER_00: You can put this up here, and in this, you'll be able to actually have it create what you need.
- 14:52SPEAKER_00: Um, you want the clean contextual background, property map, or a single key stat.
- 14:57SPEAKER_00: You want to keep it simple, and then you want an accent badge for price, episode number, neighborhood, left to right.
- 15:04SPEAKER_00: So you can see these are kind of some of these, at least for real estate.
- 15:08SPEAKER_00: They have photographs of houses in the background, they have you know big real estate and headlines, these sorts of things.
- 15:16SPEAKER_00: So it is very helpful to make those that way.
- 15:19SPEAKER_00: And as far as readability, I know I spoke about this before, but it drives that that CTR.
- 15:25SPEAKER_00: So you want to keep text between two and six words.
- 15:28SPEAKER_00: You want to use high contrast, wider black text as your base than a single neon accent.
- 15:35SPEAKER_00: You want to avoid the thin fonts.
- 15:37SPEAKER_00: Canva's great for this.
- 15:38SPEAKER_00: I usually I'll select a thumbnail that I had used previously or one that they already have pre-formatted, and I'll just copy the text that's on that screen if I don't want to go do that looking.
- 15:52SPEAKER_00: And again, I think Canva for all of us is definitely gonna be worth it to actually use.
- 16:00SPEAKER_00: And here, when I go through, just to give you an idea, I'll create and then I'll pick what I'm going to create.
- 16:07SPEAKER_00: And here, yours is probably gonna look a little bit different, but here is where I'll start that presentation.
- 16:14SPEAKER_00: So I'll start to look.
- 16:15SPEAKER_00: So you have your 16.
- 16:17SPEAKER_00: Uh, this is actually a presentation for an email.
- 16:19SPEAKER_00: I do a lot of Facebook cover changes, as you can see.
- 16:24SPEAKER_00: So here on my Facebook, I went through, I wiped this one through and cleaned it.
- 16:29SPEAKER_00: Uh this morning I did this.
- 16:30SPEAKER_00: This is something I also created in Canva.
- 16:34SPEAKER_00: This actually has a voice attached to it, and I did uh a presentation about a minute, minute and a half.
- 16:41SPEAKER_00: I also recorded this on Canva.
- 16:44SPEAKER_00: So these are very easy to use, and I believe you would uh you would do very well doing it.
- 16:50SPEAKER_00: But when you choose this, what I was talking about is here under the designs, it's gonna it's gonna give you different designs.
- 16:59SPEAKER_00: You can look through here and then find out what text you think's going to match your particular thumbnail and then just copy it.
- 17:07SPEAKER_00: So let's say I wanted these are all horrible.
- 17:12SPEAKER_00: Let me just change this to something else.
- 17:14SPEAKER_00: Give me one second.
- 17:18SPEAKER_00: I'll change it to a YouTube thumbnail because it's blank.
- 17:22SPEAKER_00: There's an easier way to do this, but we'll do it this way.
- 17:27SPEAKER_00: And let me pull up the design.
- 17:28SPEAKER_00: So here on the YouTube thumbnails, because so many different people are making them, you have a lot more choices.
- 17:34SPEAKER_00: But let's say I like this as far as this uh this particular text.
- 17:39SPEAKER_00: I'll come just beneath it where I'm not grabbing it, and then I'll do a control C now.
- 17:46SPEAKER_00: So I'll select it, I'll drag down and select it, and then what I'll do is I'll go back to the blank and then I'll go ahead and control V paste it.
- 17:56SPEAKER_00: This is white on black, so you're gonna have to change the text color, for example.
- 18:02SPEAKER_00: And this one's also white on white, so you're gonna have to change that too.
- 18:06SPEAKER_00: But if this is what you like, then you know this is what you can format and so on.
- 18:11SPEAKER_00: That's one way to do it.
- 18:13SPEAKER_00: And then the other way, let me wipe these out real quick.
- 18:17SPEAKER_00: And then the other way, they actually released this a few days ago.
- 18:21SPEAKER_00: Uh, they have Type Studio now, which is pretty awesome.
- 18:24SPEAKER_00: So you can pick from the ones that it has here, and go through and click on these because this is going to be super important.
- 18:33SPEAKER_00: The reason why I want you to click on it, this looks like just a horizontal uh text image, but it does all sorts of stuff.
- 18:41SPEAKER_00: You see, it gets circular, it gets really blown out, you can do up and down, you know, so on.
- 18:48SPEAKER_00: So there's a lot of choices underneath each one of these selections.
- 18:52SPEAKER_00: So if you haven't used this yet on Canva, this is something that was blown out in Type Studio, it's fantastic.
- 19:00SPEAKER_00: And the same, these others do very similar, similar things.
- 19:04SPEAKER_00: But these are the fonts.
- 19:06SPEAKER_00: So you can go through here and you can you can select this, and of course, that's the new addition.
- 19:10SPEAKER_00: Then you have Typecraft and these others.
- 19:12SPEAKER_00: But this does really well with image overlay and creating the thumbnail.
- 19:18SPEAKER_00: So here, let me go back to the presentation now.
- 19:21SPEAKER_00: So having something that people can read again is important.
- 19:25SPEAKER_00: And if they're not able to read it on your iPhone, on their iPhone, that's going to be an issue.
- 19:31SPEAKER_00: So from here, brand trust comes from repetition, not from a giant logo.
- 19:36SPEAKER_00: Lock a consistent color set, a micro tag URL if you want it, and a repeatable grid with a single headline font.
- 19:43SPEAKER_00: Very simply, this just means look at your particular branding.
- 19:47SPEAKER_00: I know for Realty One, for example, those of you that are here from Realty One, it's the black and gold, not specifically gold.
- 19:54SPEAKER_00: You'll have to look up that particular color set.
- 19:57SPEAKER_00: I know Kat and the other folks, you'll be able to find it.
- 20:00SPEAKER_00: But that's something that you, if you want that to be your brand and carry through into your real estate and into your thumbnails and everything, you can actually choose that and create a brand pack and you can build that into whichever large language model you happen to be using, and it will retain those particular colors.
- 20:21SPEAKER_00: So if we're looking for archetypes, they cover almost everything you'll publish.
- 20:26SPEAKER_00: And again, this is what we talked about.
- 20:27SPEAKER_00: So on these on these earlier, so you have shock and surprise, a bold reaction with a simple hook.
- 20:34SPEAKER_00: Number two, before or after, then or now.
- 20:38SPEAKER_00: Like for real estate, renovations might work, a before and after image.
- 20:42SPEAKER_00: Maybe you have a property that looks like crap from the front, you know, the lawn's overgrown and so on.
- 20:47SPEAKER_00: Maybe getting a picture of that, or maybe seeing if the seller has some picture of the of a property in poor condition.
- 20:54SPEAKER_00: And then on the other side of it, now, then and now.
- 20:58SPEAKER_00: Um, also, what's also big, big number price arrows, numbers and arrows pull attention.
- 21:05SPEAKER_00: So don't neglect the arrows.
- 21:07SPEAKER_00: On four maps and pins are really, really good, especially for us as real estate agents.
- 21:12SPEAKER_00: Let's say you're targeting a particular neighborhood in North Park or Northbridge or somewhere in New Hall.
- 21:19SPEAKER_00: Maybe you like those ranch style homes south of uh Lions.
- 21:23SPEAKER_00: Is that South?
- 21:24SPEAKER_00: Yeah, I guess that would be south of Lions.
- 21:25SPEAKER_00: Those ranch style homes.
- 21:27SPEAKER_00: Whatever you're targeting, you can get a couple photos.
- 21:29SPEAKER_00: Just drive by, get a couple photos of those, and then you can use the map of the area with a giant pin in there.
- 21:36SPEAKER_00: And Canva, you can pull all that stuff and then make a cool thumbnail.
- 21:40SPEAKER_00: And then number five, a problem versus a solution.
- 21:44SPEAKER_00: So pose a problem.
- 21:45SPEAKER_00: Left is the pain, right is the fix.
- 21:48SPEAKER_00: Always keep it in that order because the way that our eyes scan left to right, left is before.
- 21:54SPEAKER_00: We've just been conditioned over time.
- 21:56SPEAKER_00: Left is the before, and on the right is the aftermath.
- 22:00SPEAKER_00: Make sure you have it in that order.
- 22:01SPEAKER_00: When you reverse it, it confuses people and they'll just pass it without even paying attention.
- 22:07SPEAKER_00: And again, don't stack all of these different ideas into one theme thumbnail thinking that you know you found gold.
- 22:14SPEAKER_00: It's not going to work.
- 22:15SPEAKER_00: It's going to confuse people.
- 22:16SPEAKER_00: It's going to be way too much.
- 22:18SPEAKER_00: So remember not to do that.
- 22:20SPEAKER_00: So just to give you an idea, in Santa Clarita Valley, let me pull this back up.
- 22:26SPEAKER_00: In Santa Clarita Valley, here's some examples that work.
- 22:30SPEAKER_00: Santa Clarita prices next.
- 22:32SPEAKER_00: Question mark, 900,000 versus 1.2 million.
- 22:36SPEAKER_00: And then maybe another one, HOA fee trap, New Hall versus Saugus.
- 22:41SPEAKER_00: Rates fell.
- 22:42SPEAKER_00: Now what?
- 22:43SPEAKER_00: Keep them short, keep them punchy, and keep them specific.
- 22:47SPEAKER_00: If your title handles context, your thumbnail headline should sell the promise in two to six words.
- 22:54SPEAKER_00: It should be really quick.
- 22:56SPEAKER_00: So these are things that people look at.
- 22:59SPEAKER_00: And, you know, with I don't believe anybody is setting themselves up for an issue because you can talk about HOAs.
- 23:07SPEAKER_00: You can talk about the amounts.
- 23:08SPEAKER_00: There are some HOAs out here that are 50 bucks, you know, with million-dollar real estate up in the summits, right?
- 23:14SPEAKER_00: 50, 55 bucks.
- 23:16SPEAKER_00: But then you go over just a few blocks away and you're over 200.
- 23:20SPEAKER_00: Again, you become that real transparent agent.
- 23:23SPEAKER_00: You're going to have to decide for yourselves if this is going to maybe create an issue for you with people.
- 23:28SPEAKER_00: If you have sellers that you're trying to sell their house or you want to get them and they're in a high HOA area, and you know they see you posting this, maybe another agent could use this against you.
- 23:38SPEAKER_00: Well, you know, Connor is a standby you because he's complaining and showing people how expensive your HOA is.
- 23:44SPEAKER_00: Why would you hire them?
- 23:46SPEAKER_00: So on.
- 23:46SPEAKER_00: You have to think a little bit further.
- 23:48SPEAKER_00: But like I mentioned in my previous classes, you definitely want to use these different large language models as your uh PhD level assistant.
- 24:00SPEAKER_00: I would ask them, what do you think about me posting something up regarding HOA?
- 24:05SPEAKER_00: This is the title I was thinking of.
- 24:06SPEAKER_00: And then have it go through it with you, have it work on it with you.
- 24:10SPEAKER_00: It's not a bad idea.
- 24:12SPEAKER_00: Now, some of the schools of thought that makes us weaker, that makes us more lazy, that just makes us not akin to actually grow our mind because we're getting a lot of answers to the system.
- 24:23SPEAKER_00: I think when you work with it and go back and forth, I think that enhances us.
- 24:27SPEAKER_00: Um, a lot of people just use them as an ask and answer engine.
- 24:32SPEAKER_00: So they issue the question and they take what it says first and they plug it through.
- 24:36SPEAKER_00: Just to prepare the show, it took me over three hours because when I was working with it to get the information I wanted, I didn't want it to be too complex and complicated.
- 24:47SPEAKER_00: But I also didn't want it to be super general.
- 24:50SPEAKER_00: So I then wanted to take whatever information I had and plug it into Santa Clarita AI so people could go there and then get the prompts and the actual explanations so they can plug them in.
- 25:01SPEAKER_00: So during the show, they didn't have to retain any of that.
- 25:04SPEAKER_00: Just they would hold on to what would be good guide.
- 25:06SPEAKER_00: So the next time they start to create something, they would be able to do it kind of because they remember us going through it.
- 25:14SPEAKER_00: Now let's get back to this.
- 25:15SPEAKER_00: So bad thumbnails cramp too many words.
- 25:17SPEAKER_00: They use low contrast, crappy images.
- 25:20SPEAKER_00: When you're using these images, a lot of the AI systems, if you take them there so yourself great, the AI systems also create them.
- 25:28SPEAKER_00: And you'll have to check with if you're using them in regards to a listing, you want to make sure you check with the board of realtors and the powers that be to make sure you're not violating any rules.
- 25:39SPEAKER_00: Now, when it comes to just producing these, you don't want to be deceptive.
- 25:43SPEAKER_00: You don't want to be conning people.
- 25:46SPEAKER_00: And again, you want to make sure that whatever thumbnail this happens to be referencing, like on Facebook, I'll use a lot of different thumbnails.
- 25:54SPEAKER_00: And behind it is, see, nothing, there's really nothing here branding, but when they get to it, now here's the Zoom meeting for today.
- 26:02SPEAKER_00: That's what carries through on that particular thumbnail.
- 26:05SPEAKER_00: And when I do others, like this one happens to be an actual uploaded uh that'll actually carry through.
- 26:12SPEAKER_00: There's actually audio connected to it.
- 26:14SPEAKER_00: But these different thumbnails, for example, like this one, I have the thumbnail here.
- 26:18SPEAKER_00: It looks like a video, right?
- 26:20SPEAKER_00: I got this from Loom, and then I actually have the video posted here that people can click through and actually watch pertaining to what I posted up.
- 26:29SPEAKER_00: So these are just other ideas that you can use to your benefit.
- 26:33SPEAKER_00: But again, you have to ask yourself every time you make one of these, can somebody understand this in a second on a phone?
- 26:40SPEAKER_00: If not, you should be simplified.
- 26:42SPEAKER_00: It should be that quick because as human beings, we're so distracted by AI, AI slop.
- 26:49SPEAKER_00: I mean, I don't think there's any humans in videos much anymore.
- 26:52SPEAKER_00: When you are watching these things, you got to do it quickly so that you'll be able to capture their attention.
- 26:58SPEAKER_00: Production without measurement is guesswork.
- 27:00SPEAKER_00: This starts to get more complicated, but ideate 10 concepts quickly, draft three thumbnail variants.
- 27:08SPEAKER_00: You can actually have your large language model do this for you.
- 27:13SPEAKER_00: Now, YouTube experiments as far as which thumbnails produce more.
- 27:17SPEAKER_00: This takes practice.
- 27:18SPEAKER_00: This takes a lot of dedication, and a lot of agents don't want to take the time.
- 27:23SPEAKER_00: But once you get good at this, you'll your videos will perform much higher than other agents' videos that they're putting out there.
- 27:31SPEAKER_00: This is something to consider, and I put all this information at the blog, but you can run tests on YouTube.
- 27:39SPEAKER_00: Let me pull this up real quick.
- 27:42SPEAKER_00: It always goes to this channel.
- 27:44SPEAKER_00: But anyway, let's get over this here.
- 27:49SPEAKER_00: So here, whenever you upload a video, I won't upload one, but let's just pull this like this.
- 28:01SPEAKER_00: Let's see, give me uh this was a video.
- 28:06SPEAKER_00: So after you post it here, it's a short, that's why it's not gonna work.
- 28:10SPEAKER_00: Give me a second.
- 28:13SPEAKER_00: Let me get something longer.
- 28:18SPEAKER_00: Just two seconds here.
- 28:23SPEAKER_00: Let me see how big this is.
- 28:26SPEAKER_00: Two minutes.
- 28:27SPEAKER_00: And this one is twenty-three minutes.
- 28:32SPEAKER_00: I'm looking for something that's over three minutes.
- 28:34SPEAKER_00: Anything under three minutes on YouTube is gonna give you a short.
- 28:38SPEAKER_00: Um, depending on the format.
- 28:40SPEAKER_00: But if it's a vertical format, it's gonna give you a short.
- 28:42SPEAKER_00: But this, you know, these are uh this is the option here, so you can actually test and compare thumbnails.
- 28:50SPEAKER_00: So just have three made with maybe different headings, just small variations, and then you can do three.
- 28:58SPEAKER_00: You can click through and you can test, and now you can find out which one does better.
- 29:03SPEAKER_00: And then in the future, when you're creating thumbnails for your real estate channel, because something that kicks off real estate where people want to click through, they're usually looking for real estate because you no longer need a big follower crowd.
- 29:17SPEAKER_00: Now it's all done by interest.
- 29:20SPEAKER_00: The large language models, those particular systems, when they're giving results to people, same thing with social media, it's all based on interest.
- 29:29SPEAKER_00: So if somebody isn't in your sphere, they don't have to be friends with you, they don't have to be subscribed to you.
- 29:35SPEAKER_00: It's going to show them TikTok is famous for this in their algorithm.
- 29:38SPEAKER_00: It's going to be by uh somebody being interested in what you're doing.
- 29:42SPEAKER_00: So, for example, or somebody interested in real estate is probably going to have a different click-through rate looking at a particular type of thumbnail or image than somebody else that's interested in automotive repair or food making or beauty stuff or you know the next best technological thing.
- 30:00SPEAKER_00: They're going to have a different kind of method and their thumbnail is going to be different.
- 30:04SPEAKER_00: Also, you, the kind of content you produce, is going to be different from other people.
- 30:10SPEAKER_00: So your thumbnail, the one that you put in there, by doing three, you'll be able to see if in fact you uh once you strike gold and you figure out one that really blows it out of the water for you, then that's the one you want to bring back and continue to refine.
- 30:25SPEAKER_00: Then maybe use that as the next test case.
- 30:27SPEAKER_00: Eventually, you're going to get down to what's perfect for Andrew, what's perfect for Connor, what's perfect for Patrick.
- 30:34SPEAKER_00: These are the things that are going to be perfect, and that's what you can use from the most part, for the next part.
- 30:40SPEAKER_00: And you can also have your GPT remember these things.
- 30:45SPEAKER_00: The memories are getting a lot better, and probably I would say sometime this year, it'll probably have infinite memory built into it.
- 30:53SPEAKER_00: So, you know, 10 years from now, if we're all still here, you'll be able to go back and ask it to remind you what happened on this date, and it'll retain all that memory.
- 31:01SPEAKER_00: But just something about that.
- 31:03SPEAKER_00: It holds on to memory now.
- 31:04SPEAKER_00: Right now, my branding, it puts, I have different businesses I'm I'm building.
- 31:09SPEAKER_00: So one happens to be this AI stuff.
- 31:12SPEAKER_00: It still brands it like Realty One stuff, black and gold.
- 31:15SPEAKER_00: So I have to have it differentiate that and say, listen, those branding colors work for open houses, Seneca open houses.
- 31:23SPEAKER_00: For the AI stuff, I want this.
- 31:25SPEAKER_00: For reviews management, I want this.
- 31:27SPEAKER_00: For AI voice, I want these particular colors.
- 31:30SPEAKER_00: And it's all different.
- 31:31SPEAKER_00: So you have to remind it.
- 31:32SPEAKER_00: Pretty soon, you probably won't have to do that.
- 31:35SPEAKER_00: So solo creators, that's most of us.
- 31:38SPEAKER_00: We're gonna shoot uh for a small expression pack, that neutral smile, surprise, serious, and pointing.
- 31:46SPEAKER_00: For these, remove the background from tech, from each, excuse me, and save as a transparent PNG with Canva.
- 31:56SPEAKER_00: That's something else.
- 31:57SPEAKER_00: It's it's really worth it.
- 31:59SPEAKER_00: I think Canva is probably one of the best, but we can do just real quick, just to give you an idea.
- 32:05SPEAKER_00: If you haven't done this yet, I'm always choosing Facebook colors.
- 32:08SPEAKER_00: But if I'm gonna plug in, we'll just take this.
- 32:12SPEAKER_00: God, I'm sorry about that.
- 32:13SPEAKER_00: Uh, you know what?
- 32:14SPEAKER_00: We'll go with it.
- 32:15SPEAKER_00: Sorry.
- 32:15SPEAKER_00: So let's do this.
- 32:16SPEAKER_00: Just happen to be there, really.
- 32:18SPEAKER_00: Um, let's take one of the uploaded pictures.
- 32:21SPEAKER_00: You see here, this has this has the background in there.
- 32:25SPEAKER_00: It's able to actually strip that out.
- 32:28SPEAKER_00: And you can do this with any picture.
- 32:30SPEAKER_00: Now, if you look back here, it has this chair.
- 32:34SPEAKER_00: The chair sometimes is going to get attached to my shoulder.
- 32:37SPEAKER_00: It depends on what color my shirt is.
- 32:39SPEAKER_00: There's probably enough variance here that it won't, but up here at the top, you click background remover, and I think it'll yeah, pulled it off real nice.
- 32:48SPEAKER_00: So that's that's something that you can use when you're building these thumbnails.
- 32:52SPEAKER_00: And again, this what is it concerning?
- 32:55SPEAKER_00: You know, not sure I got a finger pointed at people.
- 32:58SPEAKER_00: You know, it's it's these types of pictures, and you know, of course, if you're better looking than this, you're gonna get even more points.
- 33:07SPEAKER_00: But this is the thing that you're looking for, and you can pull that background off.
- 33:12SPEAKER_00: And then once you and sometimes you might want to keep it, you know, it just depends on what you happen to be doing.
- 33:18SPEAKER_00: And in some cases, maybe you know, the background works, it just depends on what the rest of the picture is going to be.
- 33:25SPEAKER_00: But again, most of this, you know, you want to when you're putting these images up, don't forget the labeling.
- 33:33SPEAKER_00: Because when I'm saving this, it's gonna save as whatever this particular image, it might even save it at rainbow.
- 33:43SPEAKER_00: No, it says untitled design.
- 33:45SPEAKER_00: For the image itself, you want to save it with a name that the system will be able to use as a tag.
- 33:53SPEAKER_00: So if this one, let's say, is about Northbridge, um.
- 34:08SPEAKER_00: So this is this is a good example of a tag for an image.
- 34:12SPEAKER_00: When you're saving it, let's say this happens to be about some neighborhood in Northbridge that you're trying to jump into, or you're trying to just continue to give information for those local homeowners.
- 34:22SPEAKER_00: This is a good name for this, if that's what it reflects.
- 34:25SPEAKER_00: Northridge real estate in Santa Clarita Valley, update November 2025.
- 34:30SPEAKER_00: The dates are important, especially if you are a weekly at least publisher of content, which, if anybody's in real estate, you need to, you should be more closer to multiple times per week, if not every day.
- 34:43SPEAKER_00: But this is incredibly important to tag each of the pictures.
- 34:47SPEAKER_00: Everything needs to be reflective of what you're going to be publishing.
- 34:53SPEAKER_00: Because when you're uploading that even to YouTube and other platforms, when you're uploading it, it's going to carry that tag in the background, and those systems will know if it's just untitled image one, it's going to give it different weight than something that specifically has to do with the content and your goal that you're trying to achieve.
- 35:15SPEAKER_00: So for Teams, you want to define roles, the host records, the designer will assemble three variants, the copy lead picks and polishes headlines.
- 35:24SPEAKER_00: This is if you're running a team and you're bouncing it off of everybody that you happen to be working with.
- 35:29SPEAKER_00: You the file names, what I mentioned as well.
- 35:33SPEAKER_00: When you're putting together file names, I went through this.
- 35:36SPEAKER_00: It depends on how you're holding on to your file names.
- 35:39SPEAKER_00: I usually will start mine with today's date so I can keep them in order.
- 35:44SPEAKER_00: So if I need to search for something, I usually start it out 11, 10, 20, 25, all that number.
- 35:51SPEAKER_00: And then after that, I will put in the picture, uh, the what I want the picture labeled at or tagged as.
- 35:59SPEAKER_00: That prevents me from having to change it later.
- 36:01SPEAKER_00: And it also has a date that I can pull up if I want to pull the image again in the future to be able to, you know, use it in some other application or to post it again, maybe as some kind of a historical record for content.
- 36:14SPEAKER_00: So you want to keep trust.
- 36:16SPEAKER_00: You're going to see a lot of videos, a lot of channels.
- 36:19SPEAKER_00: I don't know if you do the same thing, but when you're clicking through and you see something that talks about, hate to say it, but it's really powerful, end of the world, and you click on it, it has nothing to do with the end of the world.
- 36:30SPEAKER_00: I make sure I remember that channel.
- 36:32SPEAKER_00: I won't go back because now that's just complete thumb bait BS.
- 36:36SPEAKER_00: And you want to be careful for that.
- 36:38SPEAKER_00: Whatever images you put out there, you can do it cleanly.
- 36:41SPEAKER_00: You can do it so it applies to the content behind it, but you want to make sure it doesn't go too far askew and you start putting stuff out there that is uh clickbait.
- 36:51SPEAKER_00: Also, uh, we'll talk a little bit about licensing.
- 36:55SPEAKER_00: MLS photography is often not yours to reuse freely.
- 36:59SPEAKER_00: If you're going to be pulling stuff offline, you got to be careful.
- 37:02SPEAKER_00: I know Getty sent me a nasty letter once upon a time of a picture of me being a motor cop, arm wrestling a little kid on the back of my motorcycle, and I was using it, I found it online.
- 37:14SPEAKER_00: I don't know what reporter took it, but it was me.
- 37:17SPEAKER_00: But Getty owned the property rights of that image, even with me, and I got a nasty letter, cease and desist, delete, these sorts of things.
- 37:25SPEAKER_00: If you're using information offline, that's a problem.
- 37:28SPEAKER_00: If it's not yours and the MLS, I know we all have access to it, but if you're using an image that isn't yours as well, that's a problem.
- 37:36SPEAKER_00: And if you're going to be getting from the agent permission to use images and you ask, make sure you get it in writing.
- 37:44SPEAKER_00: Make sure they provide you full access and also make sure they have the right to give you permission.
- 37:51SPEAKER_00: Maybe they didn't obtain it through themselves or through somebody they're paid.
- 37:55SPEAKER_00: And maybe the person they paid didn't give them exclusive rights for the photography either.
- 38:00SPEAKER_00: It's just a mess.
- 38:01SPEAKER_00: But again, you want to make sure of this.
- 38:03SPEAKER_00: And with most of AI, they can really do a great job just creating things out of nothing.
- 38:09SPEAKER_00: So watch out for that.
- 38:11SPEAKER_00: Uh favor commentary in your own visuals.
- 38:13SPEAKER_00: They like that.
- 38:14SPEAKER_00: Ethical clarity builds long-term reputation and watch time.
- 38:20SPEAKER_00: So for next show, I'll get into how to build the auto thumbnail agent.
- 38:25SPEAKER_00: Basically, this is where you take all these prompts and build them through into a custom GPT.
- 38:31SPEAKER_00: If you haven't played with this yet, you definitely want to get on whichever one you use.
- 38:38SPEAKER_00: We'll go chat GPT for now.
- 38:40SPEAKER_00: And you'll go over here in the um in the sidebar and you'll click on GPTs.
- 38:48SPEAKER_00: And you're going to want to, after you click on GPTs, if you haven't explored any of these, this is something to that you should look into.
- 38:56SPEAKER_00: There's a lot that do some awesome stuff.
- 38:59SPEAKER_00: But here you're going to want to create your own.
- 39:02SPEAKER_00: And this is where you would start to create your own GPT and with instructions and conversation starters.
- 39:08SPEAKER_00: There's a knowledge base that you can plug in here because in here you're limited on the amount of text put in.
- 39:14SPEAKER_00: I don't know if maybe 4,000 characters, maybe 5,000, but it's limited here.
- 39:19SPEAKER_00: This is where you would start to create those custom GPTs.
- 39:22SPEAKER_00: And next time we'll talk about the one for the uh photographs as well.
- 39:27SPEAKER_00: So you can have a system that'll just basically start to build these things for you.
- 39:31SPEAKER_00: It does a pretty good job, but I still find that Canva is still running much better when it comes to creating these types of things.
- 39:41SPEAKER_00: All right.
- 39:41SPEAKER_00: Anybody have any questions today?
- 39:43SPEAKER_00: I appreciate you tuning in.
- 39:44SPEAKER_00: That's today's show number 12.
- 39:47SPEAKER_00: And if you have any questions, let me know.
- 39:49SPEAKER_00: I am here.
- 40:01SPEAKER_00: Very good, everybody.
- 40:02SPEAKER_00: I appreciate you coming by today.
- 40:05SPEAKER_00: The rest of this information I did publish it at SantaClaritaai.com.
- 40:10SPEAKER_00: You'll be able to see class 12 and pull all the prompts there.
- 40:13SPEAKER_00: In addition, thank you so much for tuning in.
- 40:15SPEAKER_00: We will see you next week.
- 40:16SPEAKER_00: If you need anything during the week, hit me up and I'm happy to walk you through whatever it is you're looking to do.
- 40:22SPEAKER_00: I hope everybody's well.
- 40:23SPEAKER_00: Thanks so much for tuning in, and I hope everybody has a fantastic day.
- 40:28SPEAKER_00: And you guys are most welcome.
- 40:29SPEAKER_00: Thank you very much.
