Latest / USA Cabinet Store Remodeling Podcast / Orlando Bathroom Remodel Cost 2026: Real Numbers Decoded
Transcript
- 0:04Hey everyone, welcome back to the USA cabinet
- 0:07store remodeling podcast. I am your host Chris,
- 0:11and today we are digging into one of the most
- 0:13searched questions by central Florida homeowners
- 0:15this year. How much does a bathroom remodel actually
- 0:19cost in Orlando in 2026? And joining me to break
- 0:22it all down is our design expert, Jessica. Jess,
- 0:25great to have you on. Thanks, Chris. Always a
- 0:28pleasure. And you picked a great topic because
- 0:31the number of calls we get from homeowners who
- 0:33saw a $10 ,000 average online and then got a
- 0:36$25 ,000 quote, it is genuinely confusing out
- 0:39there. So I think our job today is to cut through
- 0:42that noise and give listeners real, honest Orlando
- 0:45numbers they can actually plan around. Exactly.
- 0:49So let us start with the headline. If you Google
- 0:51bathroom remodel cost Orlando, you will see an
- 0:54average of about $10 ,500. with most projects
- 0:58landing between 5 ,700 and 15 ,300. That number
- 1:03comes from Angie Data. But Jess, you are telling
- 1:06me that number is kind of misleading? Very misleading,
- 1:09and here is why. That average blends a $2 ,500
- 1:13paint and fixture refresh together with a $40
- 1:15,000 full -gut renovation. So the number itself
- 1:19is accurate, but it is not useful for planning.
- 1:22When we look at the JLC cost versus value benchmarks,
- 1:25which are much more specific, a mid -range Orlando
- 1:28bathroom remodel is around $25 ,600 and an upscale
- 1:33one is over $80 ,000. Those are the numbers you
- 1:36actually want if you are pulling permits and
- 1:38hiring contractors. Okay, so give me the working
- 1:41framework. If someone is sitting down this weekend
- 1:43to plan their budget, what are the tiers? Five
- 1:46tiers, roughly. A cosmetic refresh, Same layout,
- 1:51new paint, new fixtures, maybe a new vanity,
- 1:54runs 3 to 9 ,000. A partial remodel, where you
- 1:58gut the wet area but keep the layout, runs 9
- 2:01to 22 ,000. A full remodel down to studs on a
- 2:05standard guest bath is 15 to 35 ,000. Your primary
- 2:09or master bath remodel, that is 25 to 50 ,000,
- 2:13sometimes more. An upscale spa grade with frameless
- 2:17glass and custom cabinetry that is $50 ,000 to
- 2:19$80 ,000 and up. That is a useful ladder. Now
- 2:22per square foot, what are Orlando homeowners
- 2:24paying? $70 to $250 per square foot with an average
- 2:29near $140. Orlando's cost of living sits about
- 2:327 % above the national average, so labor is slightly
- 2:36higher than the national midpoint. But it is
- 2:38still well below Miami, Tampa, or New York pricing.
- 2:42Quality level drives the spread more than square
- 2:45footage, though. A 40 -square -foot guest bath
- 2:48can land anywhere from 9 ,000 to 50 ,000, depending
- 2:51on what you spec inside it. Okay, let us follow
- 2:53the money. On a typical $20 ,000 mid -range project,
- 2:57where does it actually go? Labor and project
- 3:00management is your biggest slice, about 31%.
- 3:03Call it $6 ,200. Materials and finishes are around
- 3:0822%, so $4 ,500. Fixtures and fittings another
- 3:1221%. 4 ,300. Plumbing and electrical trade work
- 3:16is around 2 ,300. Permits and haul away are a
- 3:19smaller slice, about 800. And then you should
- 3:22be holding back roughly 10 % as a contingency.
- 3:25So about $1 ,900. That contingency is not optional,
- 3:29by the way. Yeah, let us hit that. Why do you
- 3:32push contingency so hard? Because Orlando has
- 3:34a lot of older housing stock. And once walls
- 3:37open, you find surprises. water damage behind
- 3:40tile, old polybutylene plumbing, non -GFCI wiring,
- 3:44rotted subfloor. Anything built before 1990,
- 3:48I tell people to lean toward the 15 % end. That
- 3:52cushion is what separates a finished project
- 3:54from a stressed -out homeowner calling their
- 3:56credit card company. So what makes Orlando different
- 3:58from, say, Virginia or Texas? I know you have
- 4:01some strong opinions on this. Yeah, a few things.
- 4:04First, Florida humidity. Indoor humidity here
- 4:07runs 60 to 70 percent year -round, which rules
- 4:10out some materials. You need porcelain tile,
- 4:13mold -resistant drywall, proper exhaust ventilation.
- 4:17Those humidity -compliant choices add 10 to 20
- 4:20percent to material costs. Second, the Florida
- 4:23Building Code is strict. GFCI on every bathroom
- 4:26outlet. Dedicated 20 -amp branch circuit. Proper
- 4:30exhaust ventilation on the plans. That is the
- 4:33baseline that trades price against. Not an upgrade.
- 4:37And permits. This is where I see homeowners get
- 4:38tripped up. Right. The City of Orlando calculates
- 4:43building permits on construction value, not a
- 4:45flat fee. Combined building, electrical, plumbing,
- 4:49and mechanical permits usually run $335 to $465
- 4:54for a standard same -layout bathroom. And here's
- 4:57the big one. If your construction value is over
- 5:00$5 ,000, you must file a Notice of Commencement
- 5:03under Florida Statute 713 before work starts.
- 5:07People miss this, and it becomes a problem at
- 5:10resale. Also, working without a required permit
- 5:13adds a 100 % penalty to the permit fee when caught.
- 5:17Okay, permits handled, budget set. How long does
- 5:20this actually take? Cosmetic refresh is one to
- 5:22three weeks. Mid -range remodel is three to six
- 5:25weeks. A full gut renovation takes 6 to 10 weeks,
- 5:30and an upscale spa -style primary bath can run
- 5:3210 to 14 weeks or more. But here is the thing.
- 5:36On -site work is the shortest phase. What really
- 5:39drives the schedule is selections, permit approval,
- 5:43which adds 1 to 3 weeks on its own, and material
- 5:46lead times. Custom vanities run 6 to 12 weeks.
- 5:50So book your contractor 8 to 12 weeks ahead of
- 5:53your target start date, especially if you want
- 5:55to wrap before snowbird season. Let us talk resale.
- 5:58If I'm investing $20 ,000 in a bathroom, what
- 6:01do I get back? Bathroom remodels in Orlando return
- 6:0465 to 80 % of their cost at resale. A mid -range
- 6:08remodel adds around $13 ,700 in home value. An
- 6:12upscale project can add up to $39 ,000, but ROI
- 6:16varies a lot by bathroom type. Half baths and
- 6:19powder rooms are the winners at 75 to 85 percent
- 6:22ROI. Guest baths are 70 to 80. Primary baths
- 6:27actually come in lower, 55 to 65 percent, because
- 6:31they appeal to a narrower buyer pool. Luxury
- 6:34custom baths are the worst for ROI, only 45 to
- 6:3855 percent. But obviously the daily life value
- 6:41is different. All right, so if I want to stretch
- 6:43my budget, what are the real levers? Not the
- 6:46gimmicky tips. The real ones. Number one, keep
- 6:49the plumbing layout fixed. Moving a shower drain
- 6:52is 500 to 1500 per fixture. Moving a toilet is
- 6:562500 to 3500 because drain pipes need precise
- 7:00slope. Reusing existing plumbing saves $2 ,000
- 7:03to $5 ,000 instantly. Number two, order cabinets
- 7:08and specialty tile before demo, not after. Lead
- 7:12times are 6 to 12 weeks on custom vanities. Number
- 7:16three, choose porcelain that mimics marble instead
- 7:19of real marble. 30 to 50 % cheaper, handles humidity
- 7:24better, no ceiling every two years. And number
- 7:27four, spend on what is behind the wall. Waterproofing,
- 7:31shower valves, exhaust. Skimping on those is
- 7:34what causes $10 ,000 mold remediation bills three
- 7:37years later. Last thing before we wrap, red flags
- 7:41when homeowners are hiring a contractor in Orlando,
- 7:43what do they need to watch for? Four big ones.
- 7:47First, any contractor who says we do not need
- 7:49a permit for this. If there is plumbing, electrical,
- 7:52or structural work, it needs a permit. Period.
- 7:56Second, no DBER license number. Florida law requires
- 8:01a current license for any job over $1 ,000, and
- 8:04you can verify it online. Third, a 50 % upfront
- 8:08deposit. 10 to 20 % is normal. Anything higher
- 8:12is a red flag. And fourth, Pressure to sign today.
- 8:17No legitimate contractor needs your signature
- 8:19in the room. Florida law even gives you a three
- 8:22-day right of rescission on most residential
- 8:24contracts. Really solid breakdown, Jess. Thank
- 8:27you. So to wrap, if you are planning a bathroom
