- 0:20feel for, you know, what's going on with them, what their performance has been
- 0:25like, and what we can glean about their outlook going forward.
- 0:30Right off the bat, the media release, of course, they're going to play up their strengths.
- 0:35Right. They're talking about their twin engine growth strategy,
- 0:38not just property development, but also property investment.
- 0:41Yeah. And that's key, right? Especially in this kind of market.
- 0:44You know, so much uncertainty globally.
- 0:46Yeah. That diversification is super important. Yeah. Makes a lot of sense.
- 0:50And if you look at their financials, it seems like both engines are doing pretty
- 0:52well. Yeah. You definitely see that.
- 0:54Yeah. So property investments contributed a good amount. And then all the ongoing
- 0:59construction projects that are progressing.
- 1:01Right. That's boosting their numbers too. Yeah.
- 1:04You know, they saw a 13% year-on-year increase in profit.
- 1:08Yeah. It's nothing to scoff at for sure. Definitely. not so but
- 1:11you know they're very clear that singapore is
- 1:16really like their main market right they even say
- 1:18in the media release it's over 80 of their revenue wow and about 75 of their
- 1:23total assets yeah so singapore really is the cornerstone for them yeah for sure
- 1:27and you can really see that in the numbers too midtown modern sold out completely
- 1:32okay lentur modern lentur hills residences, Lenter Mansion. Right.
- 1:37All very strong sales figures. Yeah. And those all feed directly into that revenue increase we see.
- 1:43Absolutely. When you look at the statements. Yeah. So things are looking really good in Singapore.
- 1:46But I'm a little curious about China because in the media release,
- 1:50they mentioned some challenges there.
- 1:52Yeah. So that's where things get a little interesting. Because if you look at
- 1:55the financials, the picture is a bit different.
- 1:57Yeah. Their revenue from property development in China is actually down 30 percent.
- 2:02Oh, wow. Year on year. Yeah.
- 2:03Yeah. Yeah, that's a pretty big difference. Yeah. And they say it's because
- 2:06of weak market sentiment impacting the sales for Guaco AT&T in Chongqing.
- 2:11Yeah. But it definitely makes you wonder about their overall strategy in China.
- 2:16Yeah. Is this just a blip or is this something bigger? Exactly.
- 2:19Yeah. Something to keep an eye on.
- 2:21Okay. So China may be a bit of a question mark, but what about property investment?
- 2:26Yeah, that seems to be their bread and butter. Yeah, they seem to be doing really
- 2:30well with that. It's all about generating that stable income.
- 2:35Right. And their revenue from those property investments is up 19 percent.

- 3:09To, you know, deal with the challenges in the development market.
- 3:13Yeah. So trying to balance things out. Yeah, exactly.
- 3:15Okay. Well, let's step back for a second and look at the big picture. Okay.
- 3:19Their financials in general. All right. Are they in decent shape?
- 3:23Yeah. From the statements, it seems like they are. Their total assets and equity are up slightly.
- 3:29That's a good sign. Yeah. Always a good sign. Yeah. But what I really noticed
- 3:33was that their loans and borrowings have decreased.
- 3:37Oh, wow. Yeah, they've actually been able to pay down some of their debt using
- 3:40the money from the completed development projects. So they're being smart about
- 3:44it. Seems like it. Okay, so that's all looking good.
- 3:47But one thing I noticed in the media
- 3:48release was all this talk about green financing. What do you make of that?
- 3:53Well, it's more than just buzzwords. Okay. They've secured almost $5 billion in green financing.

- 6:13But with that nod towards sustainability, the Lentor Central Residences project is a good example.
