Latest / Connor with Honor: AI, Real Estate and Real Life / Class 17: Dominate Local Real Estate with AI Infographics & The Launch of FREEscv.com
Transcript
- 0:00SPEAKER_00: Well, good day, everybody.
- 0:01SPEAKER_00: Let's start class 17.
- 0:02SPEAKER_00: This is going to be talking about the MLS integrations for real estate agents and then also talking about the free SCV.com system for local business owners and, of course, local agents out here.
- 0:17SPEAKER_00: But I'll get into it now.
- 0:19SPEAKER_00: I started earlier with uh some of the news with regard to artificial intelligence.
- 0:24SPEAKER_00: And for purposes of these infographics, I've been using the NanoBanana product through Google's Gemini, and I believe it's really wonderful.
- 0:34SPEAKER_00: If you track back a couple weeks, you're going to see a lot of mistakes and a lot of misspellings.
- 0:39SPEAKER_00: Fast forward to today, and it's absolutely incredible.
- 0:44SPEAKER_00: Truly, truly is.
- 0:45SPEAKER_00: Alright, so we're going to talk a little bit about these MLS infographics, something that you can be doing to give you an idea on what's happening in the world, also breaking that down for your clients, whether they're business clients, your buyers or sellers in real estate, whether it's people that are interested in plumbing, taking care of the roofs, taking care of the residences, if you're a social business, if you're a beautician or a nail person, getting information out there that'll keep people safe and protected.
- 1:14SPEAKER_00: And it might be best ways to treat your nails, best ways to take care of them, maybe pre uh pre-getting them done and post-getting them done.
- 1:23SPEAKER_00: Maybe there's ways to have the coverage and the things that you do to those nails uh last a little bit longer than having to come back.
- 1:31SPEAKER_00: Maybe these are things you can talk about.
- 1:33SPEAKER_00: The second one we're going to get into is going to be the free SCV.com launch.
- 1:38SPEAKER_00: That's going to be something that uh I'm very proud to present.
- 1:42SPEAKER_00: Basically free, uh four free systems that I offer, and I'll show you how to get access to that and how to move through so you can at least be comfortable and find out.
- 1:53SPEAKER_00: All right, so part one, the MLS infographics.
- 1:56SPEAKER_00: This was a slide share put together by Claude.
- 2:00SPEAKER_00: Claude does a pretty good job.
- 2:01SPEAKER_00: And uh here I'm sharing it on uh not sheets, but um slides here in Google.
- 2:09SPEAKER_00: So looking at this, uh the MLS data for marketing really is gold.
- 2:14SPEAKER_00: As far as exclusive access goes, public can't get it.
- 2:18SPEAKER_00: So to make infographics directly from MLS data, and I'm talking about the stats, and I can't show that here just because of proprietary legalism, but I can kind of walk you through exactly what you would do to be able to make these infographics.
- 2:33SPEAKER_00: Now, there's a couple different ways.
- 2:35SPEAKER_00: You can actually have it prompted via another social system or one of the large language models, you can have it prompted, uh, basically create the prompt for nano banana.
- 2:46SPEAKER_00: Or, as I find works just as well, it seems, with Google, you can actually go directly there and put the information in for the prompt.
- 2:55SPEAKER_00: A few things that I would put in.
- 2:57SPEAKER_00: Run your statistics, I would keep it whatever your forte is.
- 3:01SPEAKER_00: Let's say you love condos, or condos are your thing, I would run the information on condos, and let's say it's uh Valencia condos, the more specific you get allows you to have the system create an infographic from a much longer time frame.
- 3:17SPEAKER_00: If you're only going to look at a few months, but you're gonna include all residential, that's probably enough data.
- 3:22SPEAKER_00: But if you're looking more niche, and that's how you're gonna score, getting online and having people look up this data to help you rank higher either in the search engine optimized world, which would be your Google.com, and also the AEO or Answer Engine Optimized World, which is gonna be the various large language models, ChatGPT, of course, OpenAIs, um that's ChatGPT.
- 3:47SPEAKER_00: We're gonna be looking at Grok, you're gonna be looking at Claude as well, you're gonna be looking at uh Google Gemini.
- 3:53SPEAKER_00: Uh these different systems, of course, Meta, they're kind of seem to be falling behind a little bit, but maybe, maybe Zuck will get it back together and pop off and blow everybody's mind here in the next rendition of that particular system.
- 4:06SPEAKER_00: But people are using OpenAI's ChatGPT to start searching like they used to search on Google.
- 4:12SPEAKER_00: In addition, ChatGPT is giving out information.
- 4:15SPEAKER_00: Now, overall, if you're a real estate agent, a big concern happened a few weeks ago was the fact that OpenAI brought in Zillow.
- 4:23SPEAKER_00: Now, OpenAI brought in Disney, and they're going after legally a lot of other people that aren't Disney but are using other large language models to create caricatures of Disney uh Disney IPOs, those those property rights.
- 4:37SPEAKER_00: They're they're using that stuff and they're going after them legally on the Open AI end where you can beat the Zillow responses is by being more niche.
- 4:46SPEAKER_00: So if you're going to create an infographic and you're gonna use it for single family residences in the city of Castac, but just you know, bolting it down to maybe three bedroom homes only, you can create an awesome infographic, but with that, I would probably use more long-term data.
- 5:04SPEAKER_00: So instead of the six months or a year that you might run if you're doing all single family residences for sale all across Santa Clarita Valley Cities, this is gonna be more niche, but it's also gonna bring in a lot more data and a lot more information, so the infographic is gonna be much more powerful.
- 5:20SPEAKER_00: When you supply that information, you're gonna be using the stats tab.
- 5:24SPEAKER_00: If you happen to be in Santa Clarita or Greater Los Angeles, I haven't been on the claw database for their agents, but I'm sure they have some kind of a statistical model that you're able to put in information.
- 5:36SPEAKER_00: When you're doing it, something else is you want to use all the fields, you want to use other stuff.
- 5:42SPEAKER_00: So if you're gonna be doing four years worth of information, and then the data itself you're choosing a particular city, don't forget, as I mentioned, to choose that particular type of residential property.
- 5:54SPEAKER_00: If it's single family residences, great.
- 5:56SPEAKER_00: If it's townhomes, great, if it's condos, great.
- 5:58SPEAKER_00: It doesn't take long to produce all three.
- 6:01SPEAKER_00: Maybe you want to cover all residential real estate.
- 6:03SPEAKER_00: What I wouldn't do is do the overall view because you're mixing apples and oranges.
- 6:08SPEAKER_00: Condominiums carry a much different price per square foot than townhomes do, and townhomes than single family residences, and back to condos.
- 6:16SPEAKER_00: So it's a different, it's a different mechanism.
- 6:19SPEAKER_00: Whenever you're talking about selling or buying or representing buyers or sellers, you definitely want to make sure you have the data correct, and there's very little overlap between housing types.
- 6:31SPEAKER_00: People appreciate it when they're looking, they're doing some kind of a search or inquiry, and let's say you have this this being written for you, you had it written in conjunction with a blog post, they want to see all of that relevant information that's going to pertain to that specific type of housing.
- 6:49SPEAKER_00: Just saying that residential real estate is doing this sort of thing, it's different against those sectors, so please make sure you do that.
- 6:57SPEAKER_00: Now, as far as the positioning, it also positions you as the expert because you are now the one talking about condominiums and townhomes and con count condos in Canyon Country, and also townhomes in Canyon Country, single-family residences in Canyon Country, whatever it may be.
- 7:15SPEAKER_00: And then of those varieties, you can also go price ranges, you can go proximity to the freeway, proximity to the shopping, proximity to grocery stores, proximity to gas stations, especially for those commuters out there.
- 7:28SPEAKER_00: Um in Valencia, you can talk about proximity to paseos, proximity to the movie theater, the mall.
- 7:34SPEAKER_00: All of these sorts of things are super important.
- 7:36SPEAKER_00: Also distance from commute, if somebody's going to be using the five freeway further main commute channel down to the San Fernando Valley or Fraser Park areas up north, or if they're going to be using the 14 freeway, even from the Valencia side, how long does it take to get to whatever exit or on-ramp that they're looking for to do their commute to LA?
- 7:56SPEAKER_00: Maybe they're going to Pasadena, that's a faster way.
- 7:58SPEAKER_00: Maybe they want to bypass the freeway altogether and hit Sierra Highway.
- 8:02SPEAKER_00: And on the other side, maybe they want to hit, you know, the old road, the the extension of the old road down to Balboa.
- 8:08SPEAKER_00: Maybe that's the way they want to get there.
- 8:10SPEAKER_00: You can talk about all that, and that builds you much more as that expert.
- 8:14SPEAKER_00: And as far as that, people do share this stuff.
- 8:17SPEAKER_00: People love to share the stuff that we're talking about, talking about data, especially when it's attached to an infograph.
- 8:25SPEAKER_00: All right, so let's move on to the next one.
- 8:27SPEAKER_00: So one of the key stats for the infographics, the median sales price is a big one.
- 8:33SPEAKER_00: And you have average, you have median.
- 8:35SPEAKER_00: Median seems to carry a much stronger trend.
- 8:39SPEAKER_00: Days on market time frames, that's going to be speed on the market.
- 8:43SPEAKER_00: People like to hear that, excuse the ear, dig, and they like that days on market time frames is going to show whether the market's fast or slow.
- 8:50SPEAKER_00: List to sale price ratio, whatever that asking price is versus the sole recorded price, that's huge.
- 8:58SPEAKER_00: And of course, how much inventory is on the market.
- 9:01SPEAKER_00: You span that out over four years, you're going to build a really strong, uh, a really strong graphic that's going to talk about that.
- 9:08SPEAKER_00: Of course, price per square foot.
- 9:10SPEAKER_00: Not so much in California.
- 9:11SPEAKER_00: It depends on who you're speaking with, whether that's going to be an important indicator for them.
- 9:17SPEAKER_00: But we do see that price per square foot does get brought up more than it used to just because of all the data out there.
- 9:24SPEAKER_00: And you can use that to your advantage because most agents have no comprehension of price per square foot besides what it stands for.
- 9:32SPEAKER_00: But to make a comparison between two exactly identical houses, but are going to be different in price per square foot, and then trying to deduce why.
- 9:43SPEAKER_00: Is it because of positioning?
- 9:45SPEAKER_00: Is it because one's a corner lot and one's trapped in between two houses?
- 9:48SPEAKER_00: Is it because one has a view and one doesn't?
- 9:50SPEAKER_00: Is it because one's been outfitted with marble and Honda and mahogany and the other one is HUD carpet and basic, uh basic no-model changes from the time it was built?
- 10:00SPEAKER_00: So when you're able to justify a price per square foot or an increase or decrease of it, and especially even when you're making an offer on behalf of a client, that's important.
- 10:10SPEAKER_00: That totally tops you off as the expert because most agents don't get involved in that sort of thing.
- 10:16SPEAKER_00: They stay away.
- 10:17SPEAKER_00: Then, of course, sold volume, total transactions, shows market activity, and of course, local expertise.
- 10:23SPEAKER_00: So in the MLS, you're pulling from the MLS statistics tab.
- 10:27SPEAKER_00: It's going to be at the top on the right.
- 10:29SPEAKER_00: That's if you are on the board.
- 10:30SPEAKER_00: And again, I'm not going to share that part of my screen as I did on the private show earlier, but every Monday at 10 o'clock, you can go to Santa Clarita Artificial Intelligence.com, click on the webinar link.
- 10:42SPEAKER_00: That's every Monday at 10.
- 10:43SPEAKER_00: Join me on the show, and I walk through a lot of these things that I'm walking here today.
- 10:48SPEAKER_00: So you get in the statistics tab and then you look for market statistics or particular reports.
- 10:54SPEAKER_00: You can also do this.
- 10:56SPEAKER_00: Word of caution.
- 10:57SPEAKER_00: If you're going to be sharing information that's proprietary, stuff that has confidential remarks within it, be wary.
- 11:04SPEAKER_00: Also, once a property sold, it's much more available for you to talk about than when it's active on the market because you're not the agent representing the seller.
- 11:13SPEAKER_00: So be careful with that.
- 11:15SPEAKER_00: If you're going to start talking about active on-market properties, as long as there's it and you don't put that clear line of delineation separating aiding you from the actual listing agent or making sure people understand you're not representing the seller, you're representing buyers on this particular property and making the case that that's in fact the way that it is, you could get in trouble.
- 11:37SPEAKER_00: So make sure that you talk to your broker.
- 11:39SPEAKER_00: If you're going to start trying to skirt around these little rules and regulations, you know, attorneys, uh attorneys attack, so be wary of that.
- 11:47SPEAKER_00: But the information in the sold realm, the properties that are on the market, these actives from the statistical pages should not be an issue for you to use.
- 11:56SPEAKER_00: So check that out.
- 11:57SPEAKER_00: So InfoSparks, market stats, you can see some infographics and charts.
- 12:01SPEAKER_00: That's good, but we're building our own infographic, and some of them can be animated by the systems that we use.
- 12:08SPEAKER_00: That's cool.
- 12:09SPEAKER_00: Uh the InfoSpark stuff and market stats, core logic and all that, it's going to give you information.
- 12:14SPEAKER_00: But I find the statistical data from the MLS works just fine.
- 12:18SPEAKER_00: Also, I'm a big keyboard shortcut.
- 12:22SPEAKER_00: Let's save that particular picture of whatever.
- 12:26SPEAKER_00: So on my keyboard on a Windows computer over the num the numeric keyboard, there's that little thing that allows you to do a screen capture, partial part of the screen, right?
- 12:36SPEAKER_00: I use that a lot.
- 12:37SPEAKER_00: Whenever I'm creating statistics, I'll pull the statistics page and I'll basically crop that whole section.
- 12:43SPEAKER_00: I'll save it.
- 12:44SPEAKER_00: Then I'll crop the whole section of the actual numbers, the actual specific data.
- 12:49SPEAKER_00: One of them is a chart with the lines up and down, a graphical representation of the information that you can kind of see.
- 12:55SPEAKER_00: And if it has multiple tabs on there, maybe you have average listing price versus average sold price over the same period of time, then you can see the declination or increase in the market.
- 13:09SPEAKER_00: So that's cool.
- 13:10SPEAKER_00: Also, I save that screenshot of the actual numbers, how many listings were looked at, what those prices were, if that's part of the drill, if that's part of the information I'm seeking, I'll ask for that and I'll copy that.
- 13:23SPEAKER_00: In addition, on the very first part where you're setting up the page to cover the cities or areas, the type of residences, whether it's single-family residences, whether it's detached single residences, single-family residences only, not bad to think about.
- 13:38SPEAKER_00: Attached single-family residences.
- 13:40SPEAKER_00: Then you got your condominiums, townhomes.
- 13:43SPEAKER_00: For the record, condos, at least out here in California, more than likely they're designed like apartments, kind of a box, maybe sandwiched on most sides by other condos, depending on what level you're on.
- 13:55SPEAKER_00: You could have people above you, below you, next to you, behind you, those sorts of things.
- 13:59SPEAKER_00: Usually your door doesn't have anybody that's attached to it, because you've been walking into somebody else's unit.
- 14:05SPEAKER_00: So you at least have a hall, but you can have somebody else there.
- 14:08SPEAKER_00: That's kind of the condo design.
- 14:10SPEAKER_00: It's like an apartment style condominium.
- 14:12SPEAKER_00: That's what those are usually categorized as.
- 14:15SPEAKER_00: Townhomes typically share walls, but not ceilings or floors.
- 14:20SPEAKER_00: So a townhome could be multiple stories, but it's not going to have any uh shared ceilings or shared floors, so it's going to go from earth all the way up.
- 14:29SPEAKER_00: And as far as garage access for either one, uh condominiums might have something that has direct access.
- 14:36SPEAKER_00: I've seen it.
- 14:37SPEAKER_00: It's not very common.
- 14:39SPEAKER_00: Usually the garages are elsewhere.
- 14:41SPEAKER_00: Uh, it could be a small little walkway, just a few, a couple flights down.
- 14:45SPEAKER_00: You walk into those areas, and that's where your garage is.
- 14:48SPEAKER_00: It could be shared.
- 14:49SPEAKER_00: There could be multiple carport type garages, but with uh actual doors that close on those as well.
- 14:57SPEAKER_00: There could be no garage spaces at all.
- 14:59SPEAKER_00: So if a garage is super important, you're looking at condominiums, make sure you get that clarification if you happen to be just a regular Joe watching this.
- 15:06SPEAKER_00: You agents can also put that in your data and filter it by those specific types of properties.
- 15:13SPEAKER_00: Anyway, so that got into that, kind of went off the agent track, but let's jump into this.
- 15:17SPEAKER_00: So once you get all those statistics put together, then you'll have it pull that particular export.
- 15:23SPEAKER_00: You get it, and I copy, like I say, the final uh screen uh snap I take is of the data that I'm having the unit compile.
- 15:32SPEAKER_00: Once I have all that, then I'll plug that in to whichever large language model I'm using and ask it to do an infographic.
- 15:39SPEAKER_00: And I've been using a lot of nano banana now.
- 15:42SPEAKER_00: I haven't played with OpenAI's 5.2 on their their image model, but I haven't played with the one on Claude either, although I have a membership.
- 15:50SPEAKER_00: I do Claude for a lot of content preparation.
- 15:53SPEAKER_00: It's wonderful.
- 15:54SPEAKER_00: But that's the way that I use the systems.
- 15:56SPEAKER_00: I was trying to move away from OpenAI, but you know, they gave another shiny thing, so I'll probably stick around for a little while.
- 16:02SPEAKER_00: I know that Grok is going to be popping with something very new very soon, probably before Christmas, and then Grok 5 will be out at some time next year.
- 16:11SPEAKER_00: Again, these things are moving so fast at some point, mark my words, it's gonna be that we see the new model, but we can't tell that it's any better just because it's already tapped us out intelligence-wise.
- 16:22SPEAKER_00: That's gonna be great.
- 16:23SPEAKER_00: So you got the monthly market snapshot.
- 16:25SPEAKER_00: That's really good.
- 16:26SPEAKER_00: Neighborhood spotlights, so you focus on one area, average price, top streets, school info.
- 16:32SPEAKER_00: These are good for Instagram and door knocking.
- 16:34SPEAKER_00: Yeah, door knocking, yeah, still a thing.
- 16:36SPEAKER_00: I know on my referral site, Santa Claritoopenhouses.com, where I just refer agents out, I don't represent buyers and sellers anymore.
- 16:43SPEAKER_00: I'm doing the AI automation thing, trying to help realtors and businesses.
- 16:47SPEAKER_00: But I do know that there's a lot of questions sometimes, people asking when agents go to their door and they're knocking, saying that they have an actual buyer.
- 16:55SPEAKER_00: People want to know, is that really true?
- 16:57SPEAKER_00: And in some cases it actually is.
- 16:59SPEAKER_00: But when you get a real buyer, when you get a real buyer that can't find what they want as far as inventory goes, what a great video is that, walking around, knocking on doors, having a folder that has this particular buyer's information, and going up and talking to people.
- 17:15SPEAKER_00: Listen, I have a buyer, they're 20% down, they've been looking for a home for three months, they had a previous agent, they don't like the agent.
- 17:21SPEAKER_00: I was referred to them for Connor.
- 17:23SPEAKER_00: Well, you don't have to get into all that.
- 17:24SPEAKER_00: That's very self-promotional.
- 17:26SPEAKER_00: But anyway, so you go around and you do that, you film your little video on Instagram for YouTube, and you talk about it, and I think that's gold, but people don't do it because, well, it's work.
- 17:37SPEAKER_00: Who would have thought?
- 17:38SPEAKER_00: Anyway, good idea.
- 17:39SPEAKER_00: Then versus now, comparing last year to this year, it does show whether it's appreciated or whether there was some kind of uh correction in the course.
- 17:48SPEAKER_00: That's good for YouTube also.
- 17:49SPEAKER_00: These types of videos that I do here talking through uh these particular slide presentations, they're lovely.
- 17:56SPEAKER_00: They're absolutely wonderful.
- 17:57SPEAKER_00: People eat them up.
- 17:59SPEAKER_00: And in this case, this is one for agents and business owners out there, showing kind of what you should be doing and what you should be talking about.
- 18:07SPEAKER_00: Just sold stuff is great.
- 18:09SPEAKER_00: You can look at this at different amounts of time, 30 days, 60 days, 90 days.
- 18:13SPEAKER_00: You can nail it down to a particular area, let's say North Park or North Bridge or Creekside, you know, you can really get very, very nuanced into the numbers.
- 18:23SPEAKER_00: And when people start to do those searches online, if you put together the post and the articles properly, and you're using the proper techniques for SEO, which is kind of the older way, but people are still using Google and other search instances to search and they're still being ranked, but you also do it for AEO, which is the answer engine optimized type post.
- 18:45SPEAKER_00: You want QA.
- 18:46SPEAKER_00: You want to have a conversation inside the article as well between, you know, a couple people talking about real estate, talking about what the particular blog post is going to be about.
- 18:59SPEAKER_00: And you also want to have FAQs, and then of course a TLDR, too long didn't read, and a summary.
- 19:05SPEAKER_00: So those are the five components that you want within each particular blog post.
- 19:09SPEAKER_00: You do this once in your large language model, you talk to it, you say this is how you want your content produced, it'll do that, and then it'll keep doing that.
- 19:17SPEAKER_00: Now, uh, I know I fight with mine a lot.
- 19:20SPEAKER_00: It's it's ADHD or whatever.
- 19:22SPEAKER_00: But anyway, I get upset and I say, listen, I thought we had a talk about this.
- 19:26SPEAKER_00: I thought we uh we solved this last week.
- 19:28SPEAKER_00: Why are you starting to mess it up again?
- 19:30SPEAKER_00: You have to read what it puts out.
- 19:32SPEAKER_00: Don't just trust that it's gonna be doing the same thing the same way each and every time.
- 19:36SPEAKER_00: It's pretty good.
- 19:38SPEAKER_00: And just like I said, the images a couple weeks ago, a month ago, oh my God, there were so many misspellings, so many horrific mistakes, and then trying to get reiterate.
- 19:46SPEAKER_00: If you haven't done this lately, you need to do it again because it's getting so good.
- 19:51SPEAKER_00: Pretty soon it's not gonna be an issue at all ever.
- 19:54SPEAKER_00: The large language models, these AI systems, they are the worst they will be today.
- 20:00SPEAKER_00: They're just getting better.
- 20:01SPEAKER_00: All right.
- 20:01SPEAKER_00: So we get to the just sold pre-cap market predictions, not bad based on trends.
- 20:07SPEAKER_00: Um, not a lot coming up in the news, but for example, let's say there's a Fed meeting coming up, great to talk about.
- 20:13SPEAKER_00: All the and make sure, though, that you provide clarification, because if you're gonna say that the Fed meeting is going to correct or change or modify the interest rate on mortgages, you should put a disclaimer in there saying that you understand that the interest rate is based more on the 10-year bond market than it is the Fed funds rate.
- 20:35SPEAKER_00: Right.
- 20:36SPEAKER_00: So if you're gonna put information out there, learn about it, and have uh your large language model be your instructor, be your mentor, teach you.
- 20:43SPEAKER_00: That's gonna be the value in this.
- 20:45SPEAKER_00: A lot of people just plug in content or ask for content, and then they walk away, they let the machine work.
- 20:50SPEAKER_00: It's actually not that long, and then they just take the information and post it without learning anything.
- 20:56SPEAKER_00: We're missing our opportunity.
- 20:58SPEAKER_00: The opportunity is you can use these systems to learn about a lot of different things, and you can ask it to be your critic, you can ask it to be a harsh mentor, you can tell it not to placate or kiss your butt, you can tell it just to give you the information so it causes you to grow, challenges you, makes you better.
- 21:18SPEAKER_00: Not a bad place to be.
- 21:19SPEAKER_00: All right.
- 21:19SPEAKER_00: Let's move on.
- 21:20SPEAKER_00: Okay, so tools for creating infographics.
- 21:22SPEAKER_00: I use Canva a lot.
- 21:24SPEAKER_00: Um, Google Slides, you're watching this presentation on Google Slides.
- 21:28SPEAKER_00: Picto chart, don't uh don't use it.
- 21:31SPEAKER_00: Can uh ChatGPT and Canva.
- 21:34SPEAKER_00: So if you have a paid for Canvas subscription, meh maybe you don't need it.
- 21:38SPEAKER_00: But anyway, if you have a paid for one, that's what I have.
- 21:41SPEAKER_00: When you use ChatGPT, it pulls up stuff on Canva.
- 21:44SPEAKER_00: I could have had this whole presentation, this one I did on Claude, but I could have the whole presentation have been done in ChatGPT, basically outlining what I'm working on.
- 21:55SPEAKER_00: So working on it with ChatGPT as my assistant, and then I could have said, listen, I want this process.
- 22:00SPEAKER_00: Presentation created in Canva.
- 22:01SPEAKER_00: So create for me this slide presentation.
- 22:04SPEAKER_00: This is how I want it to look.
- 22:06SPEAKER_00: And it would have given it my brand colors if that's what I wanted.
- 22:10SPEAKER_00: It would have put in the Santa Clita Open Houses or Santa Clita Artificial Intelligence.com or Santa Claraai.com or whatever it may be.
- 22:17SPEAKER_00: For this one, it probably would have been free SCV.com.
- 22:22SPEAKER_00: And then I would have had it put it together.
- 22:24SPEAKER_00: It would have created these slides just like this.
- 22:26SPEAKER_00: You notice that these don't have branding on them.
- 22:29SPEAKER_00: Again, something that I did like super last minute, but it's something that you can do.
- 22:34SPEAKER_00: All right, Anatomy of an Effective Infographic.
- 22:37SPEAKER_00: This is going to give the information.
- 22:40SPEAKER_00: I did one earlier.
- 22:41SPEAKER_00: I took statistics from Santa Clarita Real Estate and I plugged them in.
- 22:45SPEAKER_00: I did it overall for all single-family residences in Castilla, Canyon Country, New Hall Saugas, Stevenson Ranch, and Valencia, all across.
- 22:54SPEAKER_00: I did one year of poll, and it gave me some pretty good numbers.
- 22:57SPEAKER_00: You had days on market time frames.
- 22:59SPEAKER_00: You had listing prices versus sold prices, and it rendered it with a beautiful header.
- 23:03SPEAKER_00: It looked really, really good.
- 23:04SPEAKER_00: In fact, well, we're not gonna go.
- 23:08SPEAKER_00: We're gonna go somewhere else.
- 23:11SPEAKER_00: So this is the infographic.
- 23:13SPEAKER_00: I'll show you that one as soon as I uh as soon as I pull it off.
- 23:31SPEAKER_00: Yeah, the screen the screen's on.
- 23:33SPEAKER_00: But anyway, it pulled up uh just a lovely infographic and very much uh very impressed with it.
- 23:43SPEAKER_00: And we'll have to look at it here when I'm done with this presentation.
- 23:46SPEAKER_00: Alright, so that's an infographic.
- 23:48SPEAKER_00: It can be more uh more complicated.
- 23:50SPEAKER_00: It doesn't have to be super awesome as far as complication goes.
- 23:54SPEAKER_00: Don't drive anybody nuts with it, but you'll see that it gives you an idea.
- 23:59SPEAKER_00: And you're always gonna want to have it branded with you, whether you're trying to build your branding by face.
- 24:06SPEAKER_00: Maybe you have a you know beautiful face like me, or you're trying to build it some other way.
- 24:11SPEAKER_00: But that's what you want.
- 24:12SPEAKER_00: You want every slide you produce to at least have some of your branding in it.
- 24:17SPEAKER_00: And then, of course, Facebook, Instagram, LinkedIn, and you can do an email campaign.
- 24:22SPEAKER_00: TikTok on Canva, you can take your infographic if it's four to five or one to one.
- 24:28SPEAKER_00: Four to five is more of an Instagram post, it's kind of a vertical rectangular.
- 24:33SPEAKER_00: One-to-one is square, right?
- 24:36SPEAKER_00: You can take that, go into Canva, and you can do like me talking head here.
- 24:41SPEAKER_00: You can do it with just audio, or you can do it with you talking on the video, but then it makes that infographic into a uh MOV file or an MP4 file.
- 24:50SPEAKER_00: That's a video.
- 24:52SPEAKER_00: You can use that for your reels.
- 24:54SPEAKER_00: And Facebook reels are fantastic, TikTok shorts are just lovely.
- 24:59SPEAKER_00: No, uh YouTube Shorts are lovely, and of course the TikTok videos are fantastic.
- 25:03SPEAKER_00: That's where you want to post those.
- 25:04SPEAKER_00: So you want both stills of the infographic, and you also want to turn into a movie and then publish that.
- 25:11SPEAKER_00: That's a little pro tip for you, so you can get that extra exposure.
- 25:15SPEAKER_00: And when you use my free syndication platform, as far as being able to post these videos at the optimum times, you're good.
- 25:22SPEAKER_00: That's free scv.com.
- 25:24SPEAKER_00: And that's just for Santa Crita agents and Santa Crita businesses.
- 25:28SPEAKER_00: You gotta be here local for me to take the time to put this in and pay for it for you.
- 25:32SPEAKER_00: But it's wonderful.
- 25:33SPEAKER_00: Free SCV.com.
- 25:35SPEAKER_00: So this week, first set of MLS stats for your primary neighborhood, whatever your farm happens to be.
- 25:43SPEAKER_00: And if you're beyond the generation of knowing what farming is, ask somebody that's been in the business.
- 25:48SPEAKER_00: But it's basically an area that you want to make your own.
- 25:51SPEAKER_00: You want to be that local area expert.
- 25:53SPEAKER_00: You want to be the one that people come to and people know as being the one that sells properties in Northbridge or in Stony Point of Bridgeport or whatever it may be.
- 26:02SPEAKER_00: So that's what the MLS stats are gonna be.
- 26:05SPEAKER_00: And you know, it's funny.
- 26:07SPEAKER_00: So I think nobody wants people coming to their door.
- 26:11SPEAKER_00: I don't want people coming to my door.
- 26:12SPEAKER_00: If you come to my door, I'm not gonna open the door.
- 26:14SPEAKER_00: I'm gonna talk through the door.
- 26:15SPEAKER_00: Very rude.
- 26:16SPEAKER_00: But that's that's the mentality, right?
- 26:18SPEAKER_00: Maybe it's the cop in me, maybe it's all that time.
- 26:20SPEAKER_00: I don't know what people want.
- 26:22SPEAKER_00: People make me nervous, that whole thing.
- 26:24SPEAKER_00: Moving past that, though, most people aren't like me, and if you're like me, most people aren't like you either.
- 26:29SPEAKER_00: Most people don't mind answering the door.
- 26:32SPEAKER_00: And when you're providing good MLS stats, you got a nice printout of an infographic talking about what's happening in their neighborhood, where those trends are going.
- 26:40SPEAKER_00: Say, hey, listen, I'm looking for people that are trying to that want to buy or sell real estate.
- 26:46SPEAKER_00: I don't know if you fit that category.
- 26:48SPEAKER_00: I'm a local agent, I'm Connor, but I made this infographic this morning, and I thought the information was so important, I wanted to get it out to you.
- 26:55SPEAKER_00: Would you mind?
- 26:56SPEAKER_00: And they'll take it.
- 26:57SPEAKER_00: Take it.
- 26:58SPEAKER_00: They'll take it.
- 26:59SPEAKER_00: And a lot of times they'll have questions.
- 27:01SPEAKER_00: A lot of times they'll want to talk.
- 27:02SPEAKER_00: And that's when you don't try to run away.
- 27:04SPEAKER_00: You engage them.
- 27:06SPEAKER_00: Even if they tell you, my God, I have the greatest agent in the world.
- 27:09SPEAKER_00: He's wonderful, he calls me every week.
- 27:11SPEAKER_00: You're gonna hear it, and they're gonna brag a little bit, but is their agent knocking on the door handing them a cool infographic?
- 27:19SPEAKER_00: Probably not.
- 27:20SPEAKER_00: They're probably picking up the phone.
- 27:22SPEAKER_00: You do this a couple times, they're gonna not think so much of their agent.
- 27:26SPEAKER_00: They're gonna talk about, wow, this great person comes by my door all the time, giving me these great infographics, talking about the real estate market and taking a few minutes and giving me their time.
- 27:37SPEAKER_00: Okay, we're happy.
- 27:39SPEAKER_00: Where are we going?
- 27:39SPEAKER_00: All right, so this week, ongoing.
- 27:41SPEAKER_00: So you're gonna want to do this.
- 27:43SPEAKER_00: Sorry, getting over a cold.
- 27:45SPEAKER_00: At free scv.com, you can sign up.
- 27:49SPEAKER_00: I have a poster, poster, an actual social media posting platform.
- 27:54SPEAKER_00: It's free for only SCV businesses and real estate agents.
- 27:58SPEAKER_00: Go sign up, get on my calendar, and I'll walk you through the setup.
- 28:01SPEAKER_00: But that's what you need to do.
- 28:03SPEAKER_00: You need to get this done.
- 28:04SPEAKER_00: What I find about this, yeah, see, see, see how that see what happened there?
- 28:08SPEAKER_00: The system, the way that it moved the com over here.
- 28:10SPEAKER_00: But this is part two, free SCV.com.
- 28:13SPEAKER_00: It's a system.
- 28:13SPEAKER_00: So what I did is it's a new initiative.
- 28:15SPEAKER_00: I'm giving away professional business tools.
- 28:17SPEAKER_00: Yeah.
- 28:18SPEAKER_00: For free, yes.
- 28:20SPEAKER_00: With, of course, a purpose.
- 28:22SPEAKER_00: I want to be able to integrate AI into your business: AI voice, AI chat, AI bots, an AI-enabled CRM, miss call textback if that's what you want, automated phone numbers, AI calling out, AI calling in, AI everything.
- 28:37SPEAKER_00: That's what I want to do for you.
- 28:39SPEAKER_00: Talk to you, onboard you, figure out where you could have AI, and then talk to you about cost, why it's going to be worth it with regard to your initial investment, because this way you don't miss anything.
- 28:51SPEAKER_00: Everybody that's communicated with you on any of your social media channels responding to any of this clever stuff at two o'clock in the morning, they get taken care of by an AI system.
- 29:01SPEAKER_00: So this is my tooth in the game.
- 29:03SPEAKER_00: This is what I want.
- 29:04SPEAKER_00: I want you to use me to onboard.
- 29:06SPEAKER_00: But until you're ready, I want you to see the other systems that I have and how great they work.
- 29:11SPEAKER_00: So you got a calendar.
- 29:12SPEAKER_00: You're gonna have to be able to get that a booking.
- 29:15SPEAKER_00: You'll be able to embed the calendar on websites.
- 29:17SPEAKER_00: I'll show you how to do that.
- 29:18SPEAKER_00: You have your own website.
- 29:19SPEAKER_00: You can embed a calendar that you'll make.
- 29:22SPEAKER_00: I'll show you how to do it.
- 29:23SPEAKER_00: You can put it in there.
- 29:24SPEAKER_00: And then also that social media poster, which is really just it's perfect.
- 29:29SPEAKER_00: Uh what was I gonna say?
- 29:30SPEAKER_00: Well, I was gonna say something that probably wouldn't be kosher.
- 29:32SPEAKER_00: But anyway, it's amazing.
- 29:34SPEAKER_00: It really is.
- 29:34SPEAKER_00: And it allows you to post your social media content very simply and you can schedule it out.
- 29:41SPEAKER_00: And the cool thing about it, it actually delineates the right time.
- 29:45SPEAKER_00: There's that word again, delineation.
- 29:47SPEAKER_00: It actually shows the right time for the proper posting, and it might give two or three options.
- 29:52SPEAKER_00: But I know this works because if you're a plumber, those times are going to be different because plumbing content has its own following.
- 29:59SPEAKER_00: If you're in real estate, real estate generated content has its own following.
- 30:04SPEAKER_00: So that will be something that you want to definitely take advantage of.
- 30:08SPEAKER_00: And yes, it's free.
- 30:10SPEAKER_00: You can get on there, you talk to Smurf.
- 30:12SPEAKER_00: I've got Smurf on the website from a show I finished watching.
- 30:15SPEAKER_00: I like her Smurf, and she'll be the one you talk to.
- 30:18SPEAKER_00: She's at umfree scv.com in the bottom right.
- 30:23SPEAKER_00: You'll talk to her.
- 30:24SPEAKER_00: She's part of my honor elevate crowd.
- 30:26SPEAKER_00: She's one of my program voice agents.
- 30:28SPEAKER_00: And ask her about the program.
- 30:30SPEAKER_00: Ask her, see what she talks, what she says, what she's what how she communicates with you.
- 30:34SPEAKER_00: But it's got the social media planner, I told you.
- 30:37SPEAKER_00: Smart calendar.
- 30:38SPEAKER_00: So if you look at Canva, it's going to be very comparative.
- 30:41SPEAKER_00: With that, it's free.
- 30:43SPEAKER_00: If you have people that work for you and want them to have their own calendars, all right.
- 30:47SPEAKER_00: I'll uh I'll give you a few.
- 30:48SPEAKER_00: You'll have you'll have as many as you need.
- 30:50SPEAKER_00: And then for the business communities, um, you can make your own community.
- 30:55SPEAKER_00: That's what this meant.
- 30:56SPEAKER_00: It kind of got it wrong.
- 30:57SPEAKER_00: It's not about you joining.
- 30:58SPEAKER_00: If you want to join a community, santaclaritaai.com, that's mine.
- 31:02SPEAKER_00: But if you want to build communities within your real estate world and then have your real estate clients join it so you can keep them updated, that's the TIF.
- 31:12SPEAKER_00: So I have free a free community builder in that system as well.
- 31:16SPEAKER_00: And then, of course, the CRM.
- 31:18SPEAKER_00: You probably have a thousand of CRMs.
- 31:20SPEAKER_00: There's a lot that are offered out there by real estate companies, and maybe you pay for one.
- 31:24SPEAKER_00: This could be the last one you'll ever use, the last one you'll ever need.
- 31:28SPEAKER_00: But you'll have to wrap your mind around it because it does integrate with AI.
- 31:32SPEAKER_00: It does integrate with workflows and funnels and the websites and so on.
- 31:37SPEAKER_00: So you can build custom things, or I can build them for you and have them working where you have somebody communicate with you in some way, shape, or form.
- 31:46SPEAKER_00: AI gets back to them, books a call, books an appointment, or if they're not ready to book today, we'll continue to nurture them with a particular nurturing sequence until they're ready to move forward and hire you.
- 31:59SPEAKER_00: Who qualifies?
- 32:00SPEAKER_00: Real estate agents got to be out here and local.
- 32:03SPEAKER_00: You've got to have your office out here in Santa Clara.
- 32:05SPEAKER_00: Just too much drive to get everybody else.
- 32:08SPEAKER_00: And then, of course, business owners, um, your business needs to be registered out here as well to qualify and should be good.
- 32:14SPEAKER_00: And local, I live here, I work here, I want that brain, brain name, brand name recognition, and I want people to realize that I've uh a few years ago I made a switch and I'm here, I'm serious, and I want to help with this new technology for people.
- 32:29SPEAKER_00: All right, so it's gonna say um insert your credit card, ignore it.
- 32:33SPEAKER_00: I'm paying for this system, I'm picking up the tab for whatever costs are gonna be incurred.
- 32:39SPEAKER_00: So it's my it's on me.
- 32:41SPEAKER_00: I got this one.
- 32:42SPEAKER_00: Now, if you're ready to move on to AI Voice or those other systems in the future, happy, happy to talk about what that costs and happy to get it done for you in a legit way.
- 32:53SPEAKER_00: But it it'll go from now on.
- 32:55SPEAKER_00: As long as I'm alive, as long as my heart's beaten, you'll uh you'll have this free.
- 32:59SPEAKER_00: So again, free SCV.com.
- 33:02SPEAKER_00: So there's AI Voice Agents.
- 33:04SPEAKER_00: This is the leveling up sequence.
- 33:06SPEAKER_00: AI voice agents, email automation, reputation management.
- 33:09SPEAKER_00: That's cool.
- 33:10SPEAKER_00: It's not gating, so it's not doing something that's illegal, but it's basically seeking out those and what they would review you, what level, and then seeking them out, but not in a uh a wrong way or a bad way.
- 33:23SPEAKER_00: We'll talk about that, but using AI to do it, it's really wonderful.
- 33:26SPEAKER_00: The Snow White system is basically you have an old list of clients that you have been out of touch with, agents.
- 33:32SPEAKER_00: We're just the worst at that.
- 33:33SPEAKER_00: But you want to relive the list?
- 33:35SPEAKER_00: Yeah, I got that.
- 33:36SPEAKER_00: So we we strike up email, we get that system running, and we have a resurrection campaign that we put together that basically brings people forward.
- 33:44SPEAKER_00: And auto dealerships for you guys, this works great, gets people motivated, and a lot of times there's really no charges until, you know, we'll work out a percentage of the people that come back and I can generate for you.
- 33:55SPEAKER_00: And it's all it's all very helpful.
- 33:57SPEAKER_00: SMS marketing, of course, that's going to require A2P registration, but that's something I take care of to make it legal so you don't have to sweat it, and of course, full automation sequences, workflows, triggers, pipelines, opportunities, the whole nine yards.
- 34:12SPEAKER_00: All right, Smurf is there.
- 34:14SPEAKER_00: Uh she's fun, so you can reach out, you can uh mess with her a little bit at the homepage at freescv.com, free scv.com, and she'll answer questions, she'll talk a little bit about it.
- 34:26SPEAKER_00: Um she gets into the free stuff as well, what it does, how the system works.
- 34:30SPEAKER_00: But I'm the ultimate contact, so call me, reach out to me, book on my calendar, and we'll go through it.
- 34:36SPEAKER_00: All right, so visit freescv.com, book a setup call, and then I'll set you up.
- 34:40SPEAKER_00: And that's it.
- 34:41SPEAKER_00: Any questions?
- 34:42SPEAKER_00: Well, well, this isn't live.
- 34:44SPEAKER_00: Well, it's kind of live.
- 34:45SPEAKER_00: Anyway, it's not really live.
- 34:46SPEAKER_00: All right.
- 34:46SPEAKER_00: If you're ready, reach out to me.
- 34:47SPEAKER_00: I'm Connor with honor, and it's a pleasure.
- 34:50SPEAKER_00: And you watching means the world to me.
- 34:52SPEAKER_00: And I really appreciate it.
- 34:53SPEAKER_00: This was class number 17, and you want to you want to get the AI classes every Monday, 10 a.m.
- 35:00SPEAKER_00: Unless it's a holiday, then it goes to Tuesday.
- 35:02SPEAKER_00: But if Tuesday is also a holiday, then Wednesday and Thursday and so on.
- 35:05SPEAKER_00: I don't think we have any holidays that roll three or four days.
- 35:07SPEAKER_00: But that's what happens.
- 35:09SPEAKER_00: If you want to get there, you can go to Santa Clarita, artificialintelligence.com.
- 35:13SPEAKER_00: Click on webinar just a few minutes before 10 o'clock every Monday, Pacific Standard Time.
- 35:19SPEAKER_00: And I'm there.
- 35:20SPEAKER_00: There's my phone number, and there's my email, Connor at honorelevate.com.
- 35:27SPEAKER_00: Next Monday, class 18.
- 35:29SPEAKER_00: Thanks for watching.
- 35:29SPEAKER_00: You've been swell.
- 35:30SPEAKER_00: We'll see you in the next one.
- 35:32SPEAKER_00: I'm Connor.
- 35:32SPEAKER_00: Over now.
