- 1:08Bill Gilliald: I know you're going to want to hear it too.
- 1:09Bill Gilliald: So, derek, welcome to the show.
- 1:13Derek: Thanks for having me.
- 1:13Derek: I appreciate you having me on.
- 1:15Bill Gilliald: Yeah, yeah.
- 1:15Bill Gilliald: So, derek, tell us what the heck is Pro Property Services and what's that all about.
- 1:21Derek: Yeah, so best way to describe Pro Property Services is that we are Asheville's premier exterior contractor.
- 1:29Derek: So we do deck siding, everything besides landscaping so we do roofing.
- 1:35Derek: We do a lot of cabin restoration as well, so we blast them down and restain them and log repair or log replacement.
- 1:41Derek: That's kind of our niche and my wife's side of the business.
- 1:46Derek: She manages about 85 Airbnbs and she has a whole cleaning team.
- 1:52Derek: We've got a laundromat that we're starting up to provide laundry services for those Airbnbs.
- 2:02Bill Gilliald: Wow, okay, so you really got two businesses here.
- 2:05Bill Gilliald: Yeah, pretty much.
- 2:07Bill Gilliald: Yeah, yeah, all right.
- 2:07Bill Gilliald: So let's talk about both of them.
- 2:10Bill Gilliald: We'll have fun with this.
- 2:11Bill Gilliald: Yeah, yeah, that'll be cool.
- 2:12Bill Gilliald: Yeah, I All right.
- 2:12Bill Gilliald: So let's talk about both of them.
- 2:13Bill Gilliald: We'll have fun with this, that'll be.
- 2:14Bill Gilliald: Yeah, that'll be, that'll be cool.
- 2:15Bill Gilliald: Yeah, I like the.
- 2:16Bill Gilliald: Yeah, I know it's a, it's a, it's a.
- 2:17Bill Gilliald: The Airbnb piece is a good, is a good, is a good business.
- 2:20Bill Gilliald: And I know exterior contracting.
- 2:22Bill Gilliald: We work with a lot of contractors and folks and subs, that sort of thing, anybody who's got trucks, vans, crews, we're, we're kind of that's kind of, that's kind of our thing.
- 2:32Bill Gilliald: What, um?
- 2:33Bill Gilliald: So let me ask you a question, though.
- 2:37Bill Gilliald: I mean you, you've obviously been doing this a while.
- 2:38Bill Gilliald: If you, if you've, if you've got that kind of a portfolio, if you had to start over in business, what would you do differently?
- 2:47Derek: Um, I would hire a coach almost immediately.
- 2:49Derek: Nice, nice, yeah, first couple of years didn't really make a whole lot of money, didn't even know there was coaches for this type of thing.
- 2:59Derek: Uh, I'm a bodybuilder, a competitive bodybuilder, so I had coaches for that.
- 3:04Derek: And, um, you know, didn't really know if there was business coaches or anything like that.
- 3:11Derek: And uh, so, um, yeah, I would go back and get mentors and coaches from the get go.
- 3:20Bill Gilliald: Yeah, no, I love that.
- 3:21Bill Gilliald: Thanks for thanks.
- 3:22Bill Gilliald: Thanks for saying that.
- 3:23Bill Gilliald: So what have you?
- 3:24Bill Gilliald: This is a little bit off script, but I got to talk about bodybuilding a little bit here, now that we've brought it up.
- 3:29Bill Gilliald: What's, uh, what are some of the similarities, like, what have you learned from bodybuilding that you've been able to take over into business?
- 3:36Derek: uh, the discipline, um, the structure you know, inputting certain foods at certain times to get different results, adding certain, you know physiological changes, adding cardio, taking cardio out and kind of manipulating that thing to either maintain muscle, grow muscle or maintain muscle and lose body fat, to get stage ready.
- 4:04Derek: And the mental toughness that you get from it, that you get from business as well get from it that you get from from business as well.
- 4:17Bill Gilliald: The yeah, it seems to me that, like, like, what I heard was that you, you know you have to adapt to where, to your specific situation.
- 4:21Bill Gilliald: So not every you know exterior, build or remodel is going to be the same.
- 4:29Bill Gilliald: I mean, they're all different.
- 4:30Bill Gilliald: You got it, you got to adapt and have a plan depending on where you are.
- 4:34Bill Gilliald: For that I love that.
- 4:36Bill Gilliald: I love that.
- 4:36Bill Gilliald: I think, you know, I feel like most of the entrepreneurs and clients that we've worked with, they almost always have something outside where they're working on themselves in addition to just working on themselves in the business.
- 4:50Bill Gilliald: It's sort of mind, body, spirit.
- 4:51Bill Gilliald: So I love that.
- 4:54Derek: I feel like that's what's helped me grow so much is having a strong foundation, because I can't control everything in the business, but I can't control my fitness and what I'm putting in my body.
- 5:05Derek: So keeping the foundation strong keeps everything, because we are our business 100%.
- 5:14Bill Gilliald: Yeah, you got to have it.
- 5:15Bill Gilliald: So what have been some of your biggest learnings as an owner and an employer since you started?
- 5:23Derek: uh, learning to track, tracking things, knowing exactly like what it cost me to do something and hitting a certain what it costs from the cost of a lead to to the sale to produce a job, uh, and job costing at the end of the job, that was game changer to actually see.
- 5:44Derek: You know like it's like being sick and not having a diagnosis.
- 5:49Derek: You know exactly what's going on.
- 5:50Derek: You're kind, just.
- 5:51Derek: I think I did good on that job.
- 5:53Derek: I'm not sure, but actually at the end of every job you know, grading it pretty much and then figuring out, catching those mistakes way ahead of time before I do two or three jobs at that and, you know, get get in a bigger hole.
- 6:06Derek: That was, that was.
- 6:08Derek: Probably the biggest thing for me is learning my numbers and learning what it actually cost me to do some projects.
- 6:16Bill Gilliald: Yeah, you got to know your numbers.
- 6:17Bill Gilliald: Got to know your numbers, so what do you think?
- 6:21Bill Gilliald: Some of the common misconceptions are about running a business.
- 6:27Derek: That's a good question that the owner makes a whole lot of money.
- 6:32Derek: Yeah, that you don't do anything.
- 6:36Derek: You know, maybe especially when you step outside of actually being in the field, and flows and the stress and the sleepless nights that that you go through.
- 6:44Derek: You know, cause the buck stops here.
- 6:46Derek: You know, and you know sometimes you don't get paid.
- 6:59Derek: You know, especially in the early days and everybody else does, and that happened for a couple of years where all my employees were making more money than I was, which was fine, take care of them.
- 7:10Derek: But yeah, I would say that is probably the biggest one that you own a business.
- 7:16Derek: You've got.
- 7:16Derek: You know all this money coming in, but it tends to go right back out.
- 7:22Bill Gilliald: Yeah, they don't see it.
- 7:23Bill Gilliald: Oh well, that was an $80,000 job, but they don't see.
- 7:27Bill Gilliald: I mean it's sort of like they forgot that they have expenses at home.
- 7:30Bill Gilliald: Yeah, yeah, don't see, I mean it's sort of like they forgot what they have expenses at home.
- 7:34Bill Gilliald: Yeah, yeah, it's always been interesting to me that, you know they forget like, all right, well, I got a rent or mortgage payment, I've got a.
- 7:38Bill Gilliald: You know, I've got electric, I've got water, I've got, you know, insurance, I've got car payments.
- 7:44Bill Gilliald: You know it's like they don't think, hey, just because it's a business, it's the same thing, it's just big numbers, Right, you know.
- 7:50Bill Gilliald: So it doesn't end up.
- 7:51Bill Gilliald: Yeah, it's a bit crazy.
- 7:53Bill Gilliald: So what do you attribute your growth to?
- 7:58Derek: Being, I would say, you know, somebody who's into self-improvement and always wanting to get better, pretty competitive, naturally, anyway, so just striving to be the best.
- 8:12Derek: I'm one of those people.
- 8:14Derek: I want everybody to win, but I also want to beat you.
- 8:18Bill Gilliald: yes, I love that.
- 8:21Bill Gilliald: Yeah, you can win, as long as I beat you.
- 8:23Bill Gilliald: As long as I win, then I'm better.
- 8:26Derek: Yeah I love that yeah yeah, no, that's funny.
- 8:30Bill Gilliald: Well, I think that helps.
- 8:31Bill Gilliald: I think a competitive spirit really helps in business, I mean because it is a game.
- 8:35Bill Gilliald: It is.
- 8:37Bill Gilliald: You know it's a game, you know we just keep track with money, so it's an interesting one.
- 8:42Bill Gilliald: So how do you balance, like the personal and business sides?
- 8:57Derek: Um so I'm blessed to have, uh, some really good people in place in my business, to where, you know, I'm not having to put 12 hours in every day.
- 9:01Derek: Um so you know, I've got sales reps, I've got an office manager, uh, good project managers and stuff like that.
- 9:08Derek: I've been through quite a few of them to kind of find out, uh, exactly what I'm looking for and that we're all on the same page.
- 9:17Derek: So all of my crew are pretty close to me.
- 9:21Derek: You know, they're all self motivated into self-improvement, into fitness.
- 9:25Derek: A lot of them, uh and that seems to be our culture is that we're competitive, we're taking care of ourselves.
- 9:33Derek: Um, so that helps.
- 9:35Derek: Uh, you know, take care of them financially as well.
- 9:38Derek: Um so, you know, I I make sure I get my training in the morning before I go to the office.
- 9:44Derek: You know, come on, come into the office for eight or nine hours and work on the business, leave by three or four and then go to the gym again.
- 9:53Derek: You know, go to church, stuff like that, and you know, keeping the mind, body and spirit in place.
- 9:59Derek: And uh, yeah, I love reading the podcast.
- 10:05Derek: You know, uh, just everything that I do, I try to afford momentum.
- 10:12Derek: Nothing that's pull, hold me back.
- 10:14Derek: You know, I love it.
- 10:16Bill Gilliald: I love it Cool.
- 10:18Bill Gilliald: So you said you had a great team.
- 10:21Bill Gilliald: So obviously you've been through a few team that probably wasn't.
- 10:25Bill Gilliald: I mean, they might've been good at the time, but they, you know, they've cycled, they've cycled off or whatever what.
- 10:31Bill Gilliald: What do you look for in an in employees these days?
- 10:41Derek: Somebody who's motivated, somebody that shows up on time.
- 10:45Derek: You know that first couple meetings, you know when I'm interviewing, are they five minutes early, Stuff like that.
- 10:54Derek: I ask about their personal life a little bit, not too much, but do they have a good family life as far as?
- 11:01Derek: Are they married?
- 11:03Derek: Are they single?
- 11:04Derek: Are they out partying, that type of stuff?
- 11:07Derek: Those are some red flags for me.
- 11:09Derek: Yeah, good, family Foundation is key for me.
- 11:14Derek: So they're.
- 11:14Derek: You know it can be more reliable, um, and for me, like, especially on the sales side, uh, like I said, I look for somebody who takes care of themselves.
- 11:24Derek: Uh, it doesn't have to be bodybuilding, it could be anything outside of.
- 11:28Derek: Uh, it could be karate, it could be yoga, it could be anything like that.
- 11:32Derek: But something that they're working on themselves outside of work is kind of a and I just stumbled upon that recently and that seems to be the formula for me.
- 11:45Bill Gilliald: No, that's a good one.
- 11:46Bill Gilliald: I mean, it's kind of who you are, so you naturally should be attracting those kinds of people anyway.
- 11:51Bill Gilliald: It doesn't mean you want clones because that, that won't that don't work, you know right, right exactly it definitely.
- 11:58Bill Gilliald: I mean, if you had a hundred percent so I would say one.
- 12:01Derek: I'm sorry to interrupt.
- 12:02Derek: One more added thing is finding people that are better at things than I am yep not smarter like not always being the smartest person in the room.
- 12:10Derek: So, um, some people are better at talking than me, some people are better at doing spreadsheets and computer stuff, um, and stuff like that.
- 12:21Derek: So I try to find areas that I lack in and find the people that are better at that than me.
- 12:27Bill Gilliald: I love that, I love that.
- 12:28Bill Gilliald: So one of our tag lines is be epic, and it's an acronym.
- 12:33Bill Gilliald: So I'm going to ask you, I'm going to give you the letter, or the letters, and just get your quick, like a quick thought, like a couple of words or sentences about each one, just to get your thoughts on it.
- 12:45Bill Gilliald: So I think this one's going to be easy.
- 12:47Bill Gilliald: The B stands for bring the energy.
- 12:53Bill Gilliald: Like, just like describe it, or yeah, just give me a couple of words or sentences that come to your mind when I say bring the energy be motivated, be positive mindset, be focused.
- 13:04Bill Gilliald: I love it.
- 13:05Bill Gilliald: E is for education.
- 13:09Derek: Self-improvement Education, always trying to be better, I guess.
- 13:18Bill Gilliald: No, I love it.
- 13:19Bill Gilliald: No, education, self-improvement.
- 13:21Bill Gilliald: You know Jim Rohn said work harder on yourself than you do on your job.
- 13:25Derek: You know, if you want to be successful, p planning, Knowing your numbers, strategizing and have a game plan.
- 13:40Bill Gilliald: I love that.
- 13:40Bill Gilliald: I love that.
- 13:47Derek: I stands for inspiration, being a lead as the owner, leading from the front.
- 13:52Derek: You know you can't ask somebody to do something that you're not willing to do, and so yeah, leading from the front.
- 13:59Bill Gilliald: I love that Lead from the front.
- 14:01Bill Gilliald: Yep Got to be out there.
- 14:06Derek: And the C stands for commitment, yeah, being fully committed to our principles, our commitment to the customer and to delivering a great product and service.
- 14:21Bill Gilliald: Love it.
- 14:21Bill Gilliald: So what words of advice would you offer to other business owners who are looking to grow?
- 14:30Derek: um, I would say take care of you.
- 14:33Derek: It starts with you first, so start taking care of your health and spirituality, whatever that looks like for you, because when the storm comes, if you don't have a strong foundation, other vices tend to fill that gap, whether it's alcohol or anger, that sort of thing.
- 14:55Derek: So taking care of you first and foremost, so you can take care of others, diving into the numbers and knowing your numbers I wish I knew that from the get-go and then investing in yourself and your business that's where that looks like.
- 15:14Derek: I know not everyone can hire a coach right off the bat, but you know, looking at, there's a lot of free content, online podcasts and just one thing I did from the get-go when I was flat broke, didn't have any jobs lined up, my wife was like you need to get up.
- 15:30Derek: I was kind of depressed, and she's like you need to get up and go do something.
- 15:34Derek: So I got up and decided I was going to ride around and pass business cards out, but I'm going to use every little bit of time to get better.
- 15:42Derek: So I wouldn't even listen to music.
- 15:43Derek: I pass business cards out, but I'm going to use every little bit of time to get better, so I wouldn't even listen to music.
- 15:45Derek: I mean, let's do a podcast as I'm driving around.
- 15:48Derek: Uh and yeah, just utilize each time you know as much time as you can to to get better and on and off the job yeah, and I love that.
- 15:59Bill Gilliald: I call it car college.
- 16:00Bill Gilliald: Yeah, you, just, you, just you know, don't.
- 16:02Bill Gilliald: Yeah, music's okay from time to time to get you fired up or whatever, but you know there's a lot of time in vehicles or walking or whatever it is you're doing, between things where you could be learning.
- 16:14Bill Gilliald: So you know we have a saying that only place you know earning comes before learning is in the dictionary.
- 16:24Bill Gilliald: So, yeah, so you got.
- 16:26Bill Gilliald: You got to learn.
- 16:26Bill Gilliald: Hey, this has been awesome, so I know you've got.
- 16:29Bill Gilliald: Uh, we've been mostly talking about the um, the construction side of the business.
- 16:36Bill Gilliald: Um, all of this stuff applies to the other side of the business as well, I'm sure.
- 16:40Bill Gilliald: Um, but?
- 16:42Bill Gilliald: But talk a little bit about that business and what you've learned over there.
- 16:47Derek: Yeah, so my wife was a registered nurse during the COVID era and she got a little burnt out on the craziness so we decided to add a cleaning service because we're already at the home and I've had a few people ask me anyway, um, so she started that four years ago, um, and she's done a great job growing it, um, and what we've learned over there is a little bit different.
- 17:14Derek: Uh, as far as cashflow goes, you know, um, and then it's one thing we've noticed with that is she doesn't get any of the praise that we do.
- 17:27Derek: You know, like, once we complete a deck and the customer's happy, get a good review.
- 17:32Derek: Well, most of her stuff is a lot of negativity because a guest finds a piece of hair, you know, and then once they find that, then they go looking for everything.
- 17:41Derek: So that's a struggle for hers.
- 17:45Derek: Uh, uh, finding some positivity in it, um, it does do pretty well as far as you know, consistent income, um, but getting getting payments has been the struggle from cause we pay the girls and then waiting on the payment from the homeowner can be a struggle and we have an inspection lady goes in and inspects the cleans after the girls are done and then finding good help.
- 18:18Derek: To be honest with you, that's been the struggle on that side, but there's room to grow.
- 18:24Derek: We found that the construction side is a little too expensive for that clientele with the Airbnbs on our side.
- 18:31Derek: So you would think that would lead to us working on those homes, but they tend to be out of our price range because we're more higher end on that side, right out of our price range because we're more higher end on that side, right.
- 18:45Derek: So so we've took on a couple handyman, hourly handyman yep to kind of because there's money there and we want to take, take advantage of it, um, but also finding real viable handyman has been a struggle, um.
- 18:59Derek: And then we just recently hired a we call her an office manager, so she's going to be answering the phone for the construction side, you know, doing the admin stuff for that, and then with her side, is getting back to the homeowners and with the Airbnbs the scheduling is always changing so fast, even on the weekends Like ours.
- 19:23Derek: You know it shuts off on Friday, but hers is Saturday and Sunday and having that communication with the homeowners answering questions.
- 19:32Derek: So we finally got and my wife has been doing all the invoicing and all that stuff for that side and that's an all-day task and so we're trying to free her up so we can focus on building the handyman side.
- 19:48Derek: And also we've just got a 1,600-square-foot facility and we're putting in, I think, 10 washer and dryers in there and that's kind of to go to supply the linens for those Airbnbs and we see a huge opportunity, uh, with that.
- 20:08Derek: We just got to get it up, get her freed up so she can focus on that and yeah, so you've added a third business, really, which is the handyman business.
- 20:17Bill Gilliald: So it's a different business than your other business.
- 20:19Bill Gilliald: I mean it sounds like it's construction, but it's just not right.
- 20:23Bill Gilliald: Yeah, I mean because you might.
- 20:24Bill Gilliald: I mean you know, I've had clients who were in the handyman business.
- 20:27Bill Gilliald: I mean they sometimes just change light bulbs.
- 20:30Bill Gilliald: I mean it's not like it could be just about anything.
- 20:33Bill Gilliald: I mean it could be major, it could be a remodel job, but it could also be a.
- 20:38Bill Gilliald: Yeah, that's an interesting thing.
- 20:41Bill Gilliald: I love how you guys have just sort of morphed into the opportunities, like you saw what was there and then you've looked for what's next.
- 20:50Bill Gilliald: Right, yeah, and I love that, I love that.
- 20:52Bill Gilliald: That's great.
- 20:53Bill Gilliald: So, lastly, what's the best way for somebody to get in touch with you?
- 20:58Derek: You can go to our website ProPropertyServicesWNCcom.
- 21:03Derek: Pro Property Services wnccom.
- 21:05Derek: Our phone number is 828-202-1328 is our phone number.
- 21:11Bill Gilliald: I love it Well, fantastic.
- 21:13Bill Gilliald: Listen, thanks for being on here.
- 21:15Bill Gilliald: There's a lot of good wisdom here.
- 21:18Bill Gilliald: There's a lot of good experience here.
- 21:20Bill Gilliald: Appreciate what you're doing in the community and all the things that you're doing, and it sounds like you guys are serving a big need on both sides of the well, all three sides of the business.
- 21:33Bill Gilliald: At this point it's going to be yeah, but it's fun.
- 21:36Bill Gilliald: I love the entrepreneurial drive.
- 21:38Bill Gilliald: Congrats on your success so far and certainly wish you continued success.
- 21:43Derek: Thank you.
- 21:43Derek: I appreciate you.
- 21:44Derek: Thanks for having me, yeah.
- 21:45Bill Gilliald: Hey, and until next time all the best, thank you.
