Transcript
- 0:00Welcome unparalleled agents and investors from across the country.
- 0:05Today is Thursday July 8th, 2021.
- 0:10And this is mastermind podcast.
- 0:12Number 335.
- 0:15I want to start as I usually do by congratulating our winners of the week.
- 0:18Last week, we had Douglas with a $1.5 million probate deal.
- 0:24And Nancy came up with her idea the week.
- 0:27And we're always looking for those guys and we have fabulous free leads or discounted leads or whatever you choose to take.
- 0:33But we do have prizes for the best success story of the week, which is probate specific.
- 0:39And then just the best overall idea of the week, which can be, based on anything to do with real estate sales or investing.
- 0:45We have an action packed call.
- 0:47You guys are here today.
- 0:48We'll be very glad that you are.
- 0:51Here.
- 0:51So don't go anywhere.
- 0:53Let me kick it real quick to Bruce and Bruce.
- 0:55You can highlight your programs and how they're going, any announcements you want to make sure.
- 0:59Thank you.
- 1:00So we're in the middle of a probate foundations class.
- 1:03If you did not make it into register for that this this month then come next month.
- 1:09And then at the middle of the, in the middle of the month this month we're going to be doing a role-play session specifically geared a little bit more toward what we learn in the foundations class, but we are doing role-play on the third Wednesday of this month at one o'clock Eastern.
- 1:26So please guys show up for that practice your scripts.
- 1:30And then of course we've been talking for several weeks now about the new ISA program where you have your ISA that we provide as a direct contractor of your business.
- 1:41And I want to reiterate something to everyone on this call that if you are partaking or you're getting one of the ISA that we're providing I'm going to challenge you to call with that ISA, if you're an investor on this call and you don't know what an ISA is, it's a VA that makes your phone calls.
- 2:00It stands for inside sales agent or inside sales associates.
- 2:04And we have international ISA and domestic ISS that you can huh.
- 2:08You hired them directly and then we will manage them for you.
- 2:11So we'll manage and charter they're international.
- 2:14So in either B a I S a or a D I S a for domestic.
- 2:20Alright, thanks for making me confused everyone, Tims, yeah, exactly.
- 2:25We know that.
- 2:26So that's kicking off.
- 2:27That's already kicked off.
- 2:29We are doing calls private and group for anyone that wants to know more and has a Q and a if you To want to get around that.
- 2:37Check your emails from bruce@alltheleads.com came out a few days ago where I've got some booking times in there where you could come to a Q and a session over the next couple of weeks.
- 2:48If you want something private call the sales team or call the support line and they'll get you get your name on the list and we'll give you a private call.
- 2:57But we're doing really good.
- 2:58First round of interviews is going to start for those early adopters next week.
- 3:02And that's all I have for you guys at the moment.
- 3:04I think go ahead.
- 3:05Do something else first.
- 3:06Nope, I'm good.
- 3:07Okay.
- 3:08Great.
- 3:08All right.
- 3:09Without further delay guys we've rolled out a couple of new programs.
- 3:13We said once we get something to the point where we fell, it's ready to go.
- 3:17Then we bring it to you.
- 3:18And anybody on this call is going to have the opportunity to be an early adapter for two new programs that we are ready to announce.
- 3:28And since we're, since we like acronyms, I'll turn it over to my partner and our CEO, Tim ASAP, go get them, Tim that's Archie, which fans are really cool, Jim.
- 3:39Okay.
- 3:39Thank you.
- 3:40Yeah.
- 3:41Glad to help.
- 3:42So I'm going to talk about a couple of things, and then towards the end of the call, I'm going to give you when we come back some links to go avail yourselves of these programs.
- 3:52The first of these is.
- 3:54We've talked for awhile and we've been working for awhile to find ways to help , make everything that you do from a marketing standpoint, more affordable, because we're all about trying to help you be successful and to deliver it at the most affordable prices possible.
- 4:09And we try to keep our costs down.
- 4:12We know that we're not the cheapest , guys on the block, but our costs are significantly higher than , the leads that you get, which aren't curated.
- 4:20And don't have a lot of the work that we put into providing you with the excellent data that we do.
- 4:25So one of the things that we have done is we have been fortunate to work with , a number of companies who contacted us and said, oh, we'd sure like to get access to your great folks.
- 4:35And they know that we have a substantial presence in the room.
- 4:38And so they would love to offer great programs and we turn all of them down because we don't want to bombard you guys with crazy offers and make these things or sell it on.
- 4:47However, we were able to put a program together with a company called probate cash that you're only going to be able to get through us.
- 4:56And it's not because we're trying to shield you from it or protect you from it.
- 5:00It's that they're doing it because of the volume that we bring to the game.
- 5:03What they're going to offer is a cash advance to the heirs of a a probate.
- 5:11And what that means is that if an heir knows that they're going to be inheriting money and oftentimes they do even in advance of the will or anything else, they'll have an idea that they're going to be receiving some money and they need to get it quickly.
- 5:25They need to get their hands on it.
- 5:26It can be for education.
- 5:27It can be for housing, it could be for medical care.
- 5:29It could be for all.
- 5:31That that quick cash is really something that they need.
- 5:34So this is not alone.
- 5:36It literally is a cash advance.
- 5:39It gets shuttled against the state when it's done.
- 5:42And it's not, it doesn't lean the estate, but it gets shuttled against it when it's done.
- 5:47That's when it becomes due the person seeking the cash advance is going to have to be named in the will and it'll involve them doing the work necessary to prove that works for them.
- 5:59And what I mean by that is that they will contact the air that is requesting a cash advance.
- 6:03They'll also get with the attorney for the estate to determine if in fact that that person does stand to inherit because the attorney would have the ability to talk with them about the will with the permission of the person requesting the cash advance, and they know how to do this.
- 6:18They've been doing it for a while.
- 6:20Um, The amount as a minimum, uh, it started $500 and they'll go up to a maximum of$200,000 as a cash advance.
- 6:29Again, stretching.
- 6:30It's not a loan.
- 6:30It is a cash advance.
- 6:32Uh, the repayment for the advance will be negotiated directly between a representative from probate cash and your referred client.
- 6:40And the repayment will simply await the settlement of the probate in the will.
- 6:43So when the wheel gets settled out, the money gets moved to the errors from that.
- 6:48They will then repay the cash advance and the structure and costs of this is negotiated between, uh, probate cash and them what's in it for you is real simple for anybody that you furnished with this program, you're going to get $300 when a cash advance is completed.
- 7:07Um, it's very, very simple.
- 7:09That's all you'll need to do.
- 7:10We're providing you and we'll provide you with a link to this before this call is over with a form where you can register.
- 7:17Your, um, your clients for anyone who expresses a need for this.
- 7:22And this gives you yet another thing to offer to people that you're speaking with in regard to probate.
- 7:29So if you're talking to someone and you know, they might need to sell a house quickly and you know, that's going to take some time, but they really need money quickly.
- 7:38And they already know that they've got money coming downstream.
- 7:41And it's either in the will because they're the sole inheritor or so they know that the real estate there there are lots of different ways.
- 7:47They can validate that it's, it's a valid opportunity to advance the cash.
- 7:53You'll get 300 bucks and they'll be happy and they'll be indebted to you forever so that you win all the way around in this deal.
- 8:00And all you'll need to do is give them the name of the decedent, the name of the client, their phone number and their email.
- 8:06You'll let the client know to expect a contact from probate cash.
- 8:09And they'll take it from.
- 8:10So this is a pretty simple program, but it won't take very many of these to make sure all of your marketing costs are paid for.
- 8:17And if you add this to your arsenal, for the things that you offer to your customers, they're going to be very pleased with you for doing that.
- 8:26And we know that this worked well, it's a good program.
- 8:28And so, we think you'll be happy with that.
- 8:31If you have questions, certainly hop on hit star six and one, I'll be happy to answer them for you.
- 8:37And as I said we will be announcing a link for this at the close of this call or before the end of the call, I'll let you know where to go for that.
- 8:45And I'm not being cute about that.
- 8:47We're doing some last minute testing with one aspect of this, so that works correctly.
- 8:50And we know that it works well before we hand out the link, because we'll know you're going to likely go jump over there and go get registered real quick this way.
- 8:58Wait a little bit, and I'll come back with that info.
- 9:00Second thing is Jim, go ahead and you wanted to say.
- 9:03Yeah, I was just going to say when Kim first mentioned this to me, my first thought was okay, that's great.
- 9:09If they're, if an agent's getting a hundred leads, they're doing a couple deals a month.
- 9:12All it takes is those couple deals to refer to these people and their leads are basically free.
- 9:18But then what I also realized is they don't necessarily even have to be doing business.
- 9:22We could be a situation where there's no real estate, but there's a substantial inheritance and they need the money right away.
- 9:29It could be a situation where they're not planning on selling the property, but they need some money to fix it up.
- 9:36Or one of the errors needs money.
- 9:38And the other four don't, there's a lot of situations like Kim said, I think this will definitely be an out of the box service.
- 9:46That'll get you a lot more listings, but it's also something where you can recur some of your marketing costs.
- 9:52Whether you're going to do a deal with them or not.
- 9:54You know, I just, there's a tremendous opportunity here.
- 9:57If you're getting a hundred leads and, you have an average cost.
- 10:01If you could do a couple deals a month, you're pretty much, most of your marketing is going to be covered and it can come from a variety of sources.
- 10:07I just wanted to bring that home if it wasn't obvious.
- 10:10No, that's actually a point.
- 10:12And absolutely that's correct.
- 10:13Whether that whether it's property, it or not, they're going to be able to deal with.
- 10:16It means that every lead that you have now has a new potential value for this.
- 10:22And quite often, you're going to find that if people know this is available to them, they're going to take advantage of it because everybody likes to get their hands on money as quick as they can.
- 10:31Um, I think that's a very excellent point that you made Jim in a good way.
- 10:35To put that because now, even though, you may find that they're not going to shelter or anything else, you can still monetize that.
- 10:42So every lead that you've got represents 300 bucks to you.
- 10:44If you can interest them in getting quicker access to funds and the people that are doing this are very easy to deal with.
- 10:52We've been working with them for quite a while on some other programs have known them for awhile.
- 10:57So this isn't something that we looking at a fly by night.
- 11:00We've been working with them for over a year.
- 11:01We think a long time to vet anybody that we ever bring to you.
- 11:05And I think this may be one of the few that, excuse me, one of the few that we've brought out like this.
- 11:10Uh, we noticed a good program.
- 11:11So again, star six and one, if you have any questions, be glad to answer your questions about that.
- 11:16I'm going to move into the second thing I want to announce now, and then we'll get on with the rest of the call.
- 11:21Um, we have noodle around and talked around a good bit about offering additional products.
- 11:27We decided to focus our energy on making sure that we covered all of the bases and everything we could think of in regard to a probate before we move on to the next two or three products that we will be rolling out through the rest of the year.
- 11:42And in, in that we haven't come up with a product that we're calling pre probate.
- 11:46Pre probate is in advance of the personal representative being appointed and advance of a will being filed.
- 11:54Obviously the person has passed away and those of that death has been recorded sometimes recorded as an official notice in the newspaper.
- 12:01Sometimes it's an obituary.
- 12:03There are a number of different ways that information becomes right publicly available.
- 12:07We take that in information, and then we start working through that with all of the things that we do too.
- 12:13Add information to that.
- 12:16And so what we've done with that data is.
- 12:18We start with the decedent's last known address all the information about the decedent.
- 12:23We then go and collect the addresses for all of that anywhere that the decedent shows as having lived within the last few years, so that if they passed away in a nursing home, but they previously lived at 1 23 Elm street.
- 12:36We have both of those.
- 12:37We also find any property that the decedent may have owned in that same timeframe just as we do with probate.
- 12:46Plus, we dig in to that for the pre-probate program.
- 12:50So if we find that John Smith or Sally Smith passed away and lives at 1 23 Elm street, we go there and dig around and find anything else that seems possibly to refer to that person.
- 13:01As far as owned a property and we'll refer we'll return back five or six of those for you as well, in addition, and probably more importantly, we then go and start digging around for errors and the shows.
- 13:11And we'll return back to you.
- 13:13Name, phone number, city, state, and zip for up to 10 errors.
- 13:18And I believe it's up to four associates, so lots of different ways to get in touch with that person and make reference to possible properties that they own.
- 13:27But all of them that come back in this program will indeed show properties that appear to be owned by the decedent prior to their deaths.
- 13:36So this is a pretty valuable program.
- 13:38It obviously is significantly different than probate because it's a different mindset.
- 13:43It's going to require a different emotional approach.
- 13:45Because in fact, the the data is very fresh.
- 13:48It could provide data on people who've literally passed away.
- 13:52Last week.
- 13:52We go back 30 days.
- 13:53Because we do it on the same basis.
- 13:55We show it on a monthly basis, but we go back only 30 days and we'll catch deaths that have occurred as recently.
- 14:03For example, if we put them out on Tuesday we may show notions of deaths from the middle of last week.
- 14:09So it's very fresh.
- 14:10Obviously the pain and challenge with the family is also very fresh, but it's also potentially a time that their needs are the greatest for the same reason that the cash advance program works.
- 14:23There's also significant advantage in being there at the right time and being able to offer the family some of the services that you have as an offering, not being predatory, not trying to Hey, I want to list your house.
- 14:34I want to sell your house for, your husband, wife or a relative that just died last year.
- 14:40You really have to start with value first and all of that.
- 14:43And it's going to take some training and all of that.
- 14:46So we're working on putting the letter program together.
- 14:49We're working on some training about what to say when to say it, how to deal with all of this, but in advance of that, we're going to let you our current subscribers preregister for this in your county.
- 15:00Again, I'll give you the link.
- 15:02As soon as the links are available that have been tested and we're literally working on them now, as soon as the ink dry, so to speak, we'll let you know where they are before the end of the call.
- 15:10But you'll simply put down, your name, phone number, your email, and the counties that you're interested in.
- 15:14And when we're ready to roll this out, and it will probably be within the next two, three weeks.
- 15:20We're shooting for trying to get it out by the end of the month, but we won't put it out until it's ready.
- 15:24So don't, don't bug us through that about when is it going to be there?
- 15:26Where's it gonna be.
- 15:27But we want to give you the opportunity to preregister so that we get a sample of what the volume is going to be out the door.
- 15:34But more importantly, we want to allow you to protect your spot.
- 15:37So if you want it in your county, you need to let us know, and we will not open this to the general public until we've had a chance to expose all of our current subscribers to it.
- 15:46We're soft, announcing it on the call today, so that you'll get the information first and you'll get first dibs on that.
- 15:53We'll push this again, and we'll probably do the same announcement next week on our call with some pre-announcement and email to get some more traffic on the call, but that's the registration for it.
- 16:04And by then, we'll potentially have some more information about how long it'll be before we roll it out and all of that.
- 16:09So again, if you have questions about that star six one, we'll be happy to answer them.
- 16:15And those are the two programs that we're announcing right now.
- 16:18We have another one that we'll be announcing also next year.
- 16:21Weren't quite ready for that one today we had, we're going to do three announcements today, but we will try to get these things right before we put them out.
- 16:28So we'll talk about that next week as well.
- 16:30And with that at 20 minutes past the hour, I hand it back to you, Jim.
- 16:35Okay, excellent.
- 16:36Yeah, no, Tim you recap that perfectly.
- 16:38The only thing I would add there to that program is this will be great for the very few areas of the country, like Rhode Island and Philadelphia, and some counties in South Carolina, where we've never been able to get data.
- 16:52Now we'll have a product for you guys.
- 16:54This probably won't be for everybody for, a lot of our subscribers are probably going to be happy to stay just with what they have.
- 17:01This will be, we think particularly valuable to investors and anybody who's in a market that has a lot of investors.
- 17:09In some places, I think like Colorado, that by the time people get their leads, half of them are already listed or sold.
- 17:16So this is an opportunity to get there ahead of the competition, certainly or a lot sooner than you are.
- 17:23And we're not saying this is for everybody.
- 17:25You have to make that decision.
- 17:27And I can't stress enough that it does require being much more sensitive, like Tim said.
- 17:31So anyway, great job with both of those.
- 17:34And now you have a reason to come back next week.
- 17:36We're going to have another announcement.
- 17:38Next week.
- 17:38We are just a 2021 is the year where we're making some significant breakthroughs and we appreciate y'all being here and being in a position to take advantage of this first.
- 17:48Hi, Jim, I want to point out Jim.
- 17:51One of the thing I want to point out is that this is a compliment, not a replacement for probate and probate.
- 17:58Plus, this is simply the opportunity for you to cover the entire thing.
- 18:03Right now, everything you're dealing with is after the personal representative has been appointed and probate has been filed.
- 18:10Now we're backing up and we're getting it before all that happens so that you do get the opportunity to talk folks that you have been missing before.
- 18:17Because there are people who literally sit on the obits and newspaper and start dialing the day after.
- 18:24And that's not who we want to be.
- 18:26It's not who we want you to be, but we also don't want you to be in a situation where, as an ethical honest person, and as a person that is employing what we teach you, we don't want you to be a disadvantage.
- 18:38So we're going to help you get there and get there first and get there in a row in the right way.
- 18:42So that it's well conditioned.
- 18:44So the people don't perceive you as the same kind of other people who are hearse chasing, if you will, to pull this data out.
- 18:51So we're going to do it right as we usually do, and try to do it as best we can to arm you with the, what to say when to say it and the right way to do it so that the emotional impact of the death is not overshadowing.
- 19:05Anything that you try to do from a marketing standpoint, but it is a compliment.
- 19:08It's not a replacement program.
- 19:10Perfect.
- 19:11All right.
- 19:11Great job, guys.
- 19:12We will answer questions about this and anything else that's on your mind.
- 19:15We've got a full queue.
- 19:17If anybody else wants to jump in, I would do it now.
- 19:19It star six and hit one.
- 19:21I'll probably have to close it down in the next 10 minutes or so.
- 19:23First up this week is phone number ending in eight one seven four.
- 19:28You're up first.
- 19:29Are you there?
- 19:308 1 7.
- 19:31no one there.
- 19:32Okay.
- 19:33Next up is phone numbers ending?
- 19:36Somebody was there.
- 19:37Yeah.
- 19:38Hello?
- 19:38Hi.
- 19:39Hi guys.
- 19:40Oh, okay, go ahead.
- 19:40You're back there.
- 19:41You're there.
- 19:42Go ahead, sir.
- 19:42I I'm in South Carolina actually, and some of the courthouses, I have a difficult time getting into reduce styles.
- 19:50Is there any particular thing I can say, or I can do to make that access easier released file.
- 19:57Is that what you're asking?
- 19:58Just the probate court in general, when I go to some of the courts and other counties here in South Carolina, they give me a hard time getting inside and getting access.
- 20:08Although they say there's, this is public records.
- 20:11So they want to know who I am, what I'm doing, so on and so forth.
- 20:14So is it something I can say or do to make this process a little smoother, easier?
- 20:19You could always just tell them that.
- 20:21Yeah.
- 20:21You have a service that works with personal representatives and estates to help them get through probate faster.
- 20:28And that's why you want to pull the data.
- 20:30And if they still don't let you in, that might just be a courthouse policy, but that's the simplest explanation when you walk in and they say, who are you?
- 20:39And what do you want?
- 20:39My is this, I have a service that works with families going through probate to try to make their process go faster and easier.
- 20:47That's why I'm looking.
- 20:48Okay.
- 20:48Thank you.
- 20:49Hey, and I was just going to had, I referenced a minute ago that there are South Carolina has.
- 20:56Unusual privacy provisions, I think that were passed two or three years ago.
- 21:00And it's only enforced in several of the courthouses.
- 21:04Most of them are pretty good to deal with, but we have run into the same issue where they want you to be.
- 21:09They give you the third degree before they let you in there.
- 21:11Um, this will be a good opportunity to try the other product.
- 21:15And also Tim may have some more insight on this, but I think there's only two or three counties that absolutely won't let us in the rest of them.
- 21:24I think Bruce gave you good advice that you have a service to help these people.
- 21:27And it is public information.
- 21:30It is supposed to be available to the public, but unfortunately, sometimes the smaller the county, the more difficult they are to deal with, they get, yeah, you get a person into power who feels like they're in a position of authority and then you got a brown nose.
- 21:44I'm a big to get past.
- 21:45Jim.
- 21:45Do you have any additional insights into the South Carolina situation or no?
- 21:49Yeah.
- 21:49The only thing I would say is that it's like anything else, we've been doing this a long time.
- 21:53So we have researchers who are familiar with the folks in the county, they're familiar with our researchers.
- 22:00And so that's how we're able to do the things that we do.
- 22:04We have researchers.
- 22:05That's why we provide the data for you, if you want to be sure to get the data.
- 22:08You know, my, my recommendation obviously is you consider becoming a subscriber and you won't have to worry about it.
- 22:14If it's available, we'll make sure that you get it.
- 22:16Also, the other side of this is once you get your foot in the door, then they'll know who you are and you won't have that problem.
- 22:22But I also would recommend when get a chance you may want to consider being a subscriber.
- 22:27And she, if you want to have us get the information for you as part of this program and it probably would work well for you.
- 22:33The pre probate.
- 22:34Might also work for you because there are some counties in your state that simply as Jim said, are not open and have not gotten reopened to the public yet.
- 22:45Probably mostly because of staffing issues, not just for COVID, but it didn't have the staff that reopened for the public yet, because they're small.
- 22:52Great.
- 22:53Thank you.
- 22:54Alrighty.
- 22:54All right.
- 22:55Excellent.
- 22:56We have four more in the queue.
- 22:57We do have room for more, just hit star six and hit one in the meantime.
- 23:02Next up is phone number ending in two, one eight four.
- 23:05You're up there.
- 23:06Hi there.
- 23:06How are you doing great.
- 23:08Great, great.
- 23:08My name is and I was in a call a while back, but then I just got back on, into a T L leads.
- 23:15But the question is I've been working on a.
- 23:19Property and it's being controlled by admin and of course, an administrator and it's a probate issue obviously, but the problem is that the administrator is really ignoring me and he's okay, I'm going to take care of it.
- 23:34But he doesn't do anything.
- 23:35So how can I actually get him to move?
- 23:37It's been a year so far, all the areas have signed the property.
- 23:40So I can, they gave me the right to purchase the property.
- 23:44And the last step of course, is the administrator.
- 23:47And he refuses to sign for whatever reason.
- 23:49He even went behind my back and was like he's trying to sell the property to a different buyer and that didn't work.
- 23:55And so I met with in how can I get him to sign off on the agreement so that we can move forward with the closing?
- 24:04Do you guys have any are there two other, is.
- 24:08There's a total of four ears and everyone has signed an agreement very to sell the property to me.
- 24:13However, the administrator, I'm sorry.
- 24:15Have they there is there still pieces of the probate process that that are yet to be done?
- 24:21And what state are you in?
- 24:23I'm in Georgia.
- 24:24And from what I understand, they are, there are no other pieces of the process that needs to be done.
- 24:31He actually just has to, sign off.
- 24:33I even went to him.
- 24:34He said I'm just really been busy, but it's been a year, so I call him, maybe he doesn't answer, I leave messages.
- 24:39He doesn't answer.
- 24:40And then I just went to his office to introduce myself and he said, okay, I'll do it by next at a minimum on Wednesday.
- 24:47Should I do it by Friday?
- 24:48And of course that hasn't happened.
- 24:50That didn't happen.
- 24:50And that was last September sometime.
- 24:53Oh my gosh.
- 24:54Yeah.
- 24:54So.
- 24:55So I today speak with all of them or just one or two of them.
- 24:59I spoke with the one that's the older sister, and she's pretty much controlling everything.
- 25:05Uh, there was an extreme brother and I finally got him to sign and that's what I said.
- 25:10So everybody has signed the contract for me to go ahead and purchase the property and it a personal representative, not an air.
- 25:18The note, yes, the, the, the administrator is not an air.
- 25:23The administrator was signed by, it was assigned by the, uh, county probate judge.
- 25:29There you go.
- 25:29That's, that's the key element right there, Bruce, you know, that's the issue?
- 25:33The motivation level is low because, uh, there's not family pressure on him to get this done.
- 25:39Well, One of the areas went to the judge, his, which is his, uh, uh, boss.
- 25:45And she's the judge said, okay, I'll check into it.
- 25:48And then nothing came of that either.
- 25:50So just getting, just getting Stonebrook Bruce, I don't want to, I'm not trying to horn in if you've got to shoot, go ahead.
- 25:56Go ahead.
- 25:56Otherwise, I was going to say something.
- 25:58Go ahead.
- 25:59Yeah.
- 25:59All I was going to say is your pressure point is with the, with the air.
- 26:03They're the folks who want to get this done.
- 26:06And if there are no outstanding issues with this, the attorney who's doing this, I assume that the, is the PR and attorney appointed by the court.
- 26:17Yes.
- 26:18Okay.
- 26:18So if he wants to get any more appointments from the court, he needs to get warmed up by the judge that, you know, it puts pressure on him that.
- 26:26You're, you're not executing your responsibility appropriately.
- 26:30How long ago did you get the last air to sign your agreement?
- 26:34That was, uh, last week.
- 26:36That was last week.
- 26:37I mean, literally until then, you really didn't have this all in hand, but now that you do, I think you need to can you when is the last time you spoke with a PR wait, who is the PR?
- 26:48What is that?
- 26:49The representative, I'm sorry, you said the personal rep.
- 26:52The court appointed for.
- 26:54Okay.
- 26:55Uh, he's hard to get in contact with.
- 26:56He doesn't return calls.
- 26:57He doesn't, the air went to his office.
- 26:59I said, I suggested she go to his office.
- 27:01She went to his office and he saw it and he goes out the back door.
- 27:04It's ridiculous.
- 27:05And so last time I spoke to, I haven't spoken with him in quite some time, although I've left several messages since last week.
- 27:12And I've, I sent a document for him to sign saying, it's time sensitive, I'm ready to close.
- 27:17Can you sign the DocuSign document?
- 27:20Just, uh, just to release the property so we can go ahead and close and yeah.
- 27:25Do you have a probate attorney that you deal with in that county?
- 27:29No, I don't.
- 27:30It's a new, it's a new county.
- 27:32I just, it's a friend and A friend introduced me to the property.
- 27:36It's a new counties in Southern Georgia, south Georgia.
- 27:39And I don't know anybody in that town.
- 27:41It's like you have an attorney that you deal with where you are.
- 27:45No, I do not.
- 27:46Okay.
- 27:46Cause you, you may need to petition re petition the court to either get a new partial, personal representative assigned or find some way to have the EHRs put the appropriate pressure on that judge, because not much you can do to force this.
- 28:02You only have standing through the the people who signed that agreement with you.
- 28:06And they're the ones who are going to have to eat this up.
- 28:09Not you, all you can do is try, but they have standing in the court because it's their property.
- 28:15And if the if the personal representative is not fulfilling their responsibility, then that's something that they need to deal with.
- 28:22Are they anxious to get this done?
- 28:24They're anxious to get it done.
- 28:25They're like, whoa they're like, what's going on?
- 28:27Why is it taking three months?
- 28:29And then, they've been to his office, they've been to the judge's office under my direction.
- 28:33I said you have to speak to them.
- 28:34I spoke with him last year sometime, but he's nicely just, he kinda it's like a brush off situation.
- 28:40Oh, okay.
- 28:41Yeah.
- 28:41I've been really busy.
- 28:42Nice.
- 28:43You know, but I'll get to it and he doesn't get to it.
- 28:45And then what size property is this?
- 28:48What's the value of it?
- 28:49Let's see.
- 28:49It's about cops have it based on perhaps screen is at $60,000, I believe.
- 28:55Yeah.
- 28:5560,000.
- 28:57I have it under contract for 20,560 app is repaired in 2021 condition.
- 29:04It's about $25,000 worth of work that needs to get it to that point.
- 29:07So then he tried to sell it himself and he couldn't sell it.
- 29:10And then he tried to get the extreme brother to he, he got in contact with, this is strange brother, the one here air that was not in communication with the other three sisters.
- 29:19And I finally was able to get him.
- 29:21And like I said, he just signed like recent time.
- 29:24But as when I spoke to the brother, did he ever speak to him?
- 29:27He said, yeah.
- 29:28And I said you speak about, he said he wanted to sell the property.
- 29:31Apparently he couldn't sell the property.
- 29:32You know, and I guess he's just, I don't know.
- 29:34I'm just at my wit's end.
- 29:36Do any of the squares have an attorney?
- 29:38They don't have an attorney, yeah.
- 29:40Bruce, what do you think about trying to get the air to go together?
- 29:43Yeah.
- 29:44I would say that the heirs could go together and get an attorney the other, and it doesn't sound like they're going to make much out of this estate.
- 29:50So they might not have a whole lot of cash to pull together for an attorney, but they could get any, or you could get an attorney which you're going to want in that county is a county that you're subscribing in.
- 30:02But I'm going to say that you're going to want a relationship with this administrator more than anything else, because if this is someone that frequently gets assigned as an administrator by the court I, I'm hoping you're hoping that you're never gonna see him again.
- 30:17I'm hoping that you are going to see him again.
- 30:19And if you do, you're going to need a relationship you're going to need to help.
- 30:25Okay.
- 30:25Um, you, you probably want to butter the person up with some good impassive statements.
- 30:30Like it sounds to me like they've got you running really ragged.
- 30:34Okay.
- 30:34What's missing on this file.
- 30:36Okay.
- 30:37That's a question you want to ask what's missing on this file.
- 30:40Holding things up and then get the answer to that.
- 30:43And then can I can I coordinate that for you?
- 30:47So if he's missing any signatures, if he's missing any conversations with anyone offer to coordinate it for him Levi and I actually did that, sorry.
- 30:55Yeah.
- 30:56Okay.
- 30:57And that's it, I said Hey, that's his name was John C John, what can I take the document over to the judge for you so she can sign it?
- 31:03I said, I know you're busy.
- 31:04I could imagine you're busy.
- 31:05So I gladly went over there myself.
- 31:07He says, no, it's something that I have to do, but he doesn't, he doesn't do it.
- 31:10He doesn't answer the air's phone.
- 31:12He, and he never returned the phone calls.
- 31:15And like I said, she actually paid them a visit on several occasions and he had he'll leave the office and he's just extremely busy.
- 31:21So it's just, it's a complete Stonewall complete, it's a small town.
- 31:26I'm sorry.
- 31:27Is he on Facebook?
- 31:28Is he on Facebook?
- 31:29No, I don't think so.
- 31:30I'm just wondering if you can look them up and find something out about him.
- 31:35And then I might also, so I try to find some things out about him and I've done this with developers before, and this cannot be tied to the deal.
- 31:43The problem is the perception of this being tied to the deal.
- 31:47You could always start to through gifts and things like that.
- 31:51Build a relationship with the person.
- 31:53I had a developer several years ago that I was trying to build a relationship with that.
- 31:57That that was um, stonewalling me and I found out that the person was a big country music fan.
- 32:02So I sent a ticket to his office with a personal note that said here's a ticket to a concert.
- 32:09I thought maybe you'd go.
- 32:10I'd like to meet you.
- 32:11I'm going to be there.
- 32:12And by the way if any of your family members, when I go, I have three extra tickets, could we have costs.
- 32:18Great.
- 32:19So I'm probably going to try to find some sort of some sort of bait and give part of it away.
- 32:25And then a little bit more.
- 32:27I'm just going to hold back in exchange for a call.
- 32:30And then once you've gotten a relationship with the person, then then you typically have things go a little bit smoother.
- 32:36I don't know if you want to go that far into the process, but I'm going to try to find something that person wants or enjoys and and offer to offer, to give it in exchange for a meeting in exchange for a meeting for coffee.
- 32:51The other thing that if you don't want to do that, the other thing that I would do is talk with some of the other people in the courthouse and say, Hey, I've got a deal dealing with John.
- 32:59I haven't had any luck getting ahold of him.
- 33:01If you were me, what would you do to get get a sit down or a meeting with him?
- 33:06And find out what they say.
- 33:07Those people probably see them every day and they know who he meets with what motivates him, different things like that.
- 33:15So I'm going to go to some of the other employees that probably interact with with him as an administrator question for you, you just got the contract completely executed last week.
- 33:26Did you put a closing date on the contract or not?
- 33:29I did.
- 33:29And I sent I, I said this contract needs to be signed by Friday, this upcoming Friday.
- 33:36So tomorrow is a matter of fact.
- 33:38And then, I sent it via DocuSign.
- 33:40You know, I told him, I said, Hey, John, this contract is is time sensitive.
- 33:43And I'd like to sign it.
- 33:45And then I thank them in advance for his cooperation.
- 33:48I spoke with the secretary.
- 33:50And we, her and I joked around here, how are you doing?
- 33:52This is cooperating.
- 33:53I know he went, he hits me again.
- 33:54I know he probably wants to get me out of his hair.
- 33:56I'd love to apologize.
- 33:57But yeah, I just, you know what I'm trying to get did you put a date for the closing on there to close on or before a certain or not?
- 34:04No, no, I didn't.
- 34:05Okay.
- 34:06So what'd you put there, you just left it blank or left it.
- 34:08Open-ended what I said was that this is in order, this contract has to be ratified by all parties by 7, 8, 20, 21, or it becomes null and void the contract job.
- 34:19I understand that.
- 34:20But in the contract itself where you said I'm going to buy your property for X dollars, did you put a date that you would close that contract once it's ready or not?
- 34:30Oh, no.
- 34:31No, I didn't.
- 34:32Okay.
- 34:33Okay.
- 34:33Cause what I was going to suggest, I didn't say 30 days, I said 30 days we will to date.
- 34:38What I was going to strongly suggest to you, given everything I've heard so far.
- 34:42And I learned this the hard way when I'm buying a probate.
- 34:45I never put a closing data in there.
- 34:47I always put closing to take place within 30 days of completion of the probate process.
- 34:52You know what I mean?
- 34:53Because what you don't want is to have a contract that's supposed to close in 30 days, and then it doesn't close, through no fault of your own.
- 35:00And you got to go get the contract changed and change.
- 35:02So I always try to put an open-ended on the closing date on a probate.
- 35:06And, because if this guy is as slow as he's been, and it takes another six months to close it, that could work to your advantage.
- 35:13The property might just go up in value between now and then it also may get, hadn't been more in worse disrepair, but just a suggestion you might want to in the future, you might want to try to leave the closing date open-ended, you could sit in front of them now that your first battled hours to get assigned, even worry about that.
- 35:29Right.
- 35:29And like I said, I spoke with the air speak with the judge and again, she said, yeah.
- 35:34And that was last year.
- 35:34And nothing came out of that as well.
- 35:37All right.
- 35:37We have three more in the queue.
- 35:38If there's anything else we can do to help you between calls.
- 35:42You know, I think you had a couple of good ideas there.
- 35:43I liked, asking someone at the courthouse, how would you go about getting ahold of this guy?
- 35:48Try to find them on Facebook.
- 35:49Probably your best bet to, or something we talked about is the more pressure the errors can put all them the better, because they have gained as you do.
- 35:58Sure.
- 35:59I have them draft the letter.
- 36:00I'll help them draft a letter and send it to the judge and say, all right, come back next week.
- 36:05If you need help in the meantime, reach out to us directly.
- 36:07We appreciate it.
- 36:08Okay.
- 36:08Thanks much.
- 36:09Thanks.
- 36:10Yeah, you're very well done.
- 36:11All right next up and we have three more in the queue that should take us nicely up to the top of the hour.
- 36:16Next up is phone number ending in seven three, four nine.
- 36:20You're up next.
- 36:21Hey, are y'all doing?
- 36:23Oh, my name is Reggie.
- 36:24I just signed up with you guys.
- 36:26Last I'm just that.
- 36:28Let me should that well, getting the team in government before I started making a call the motors, what will be the best approach simultaneous, please send the letters, make the call, build your team on it at the same time.
- 36:41You don't have to have any of it perfected.
- 36:43Before another thing can start to happen.
- 36:45Um, and most businesses, I encourage people to have their prospecting days, so that those are your in the business days where you're prospecting, you're working on appointments.
- 36:55And then you want to have your on the business days where you're focused on building your team on creating letters, on creating systems.
- 37:03And I, last thing that we want you to do is go out and spend three weeks working on a team without making any calls only to fall behind on your calls and your leads.
- 37:13So it's that yourself, some in the business days where you're going to be making your calls and a few on the business days where you're going to be working on your system.
- 37:20Okay.
- 37:20Sounds good.
- 37:21Thanks a lot.
- 37:22Absolutely.
- 37:23Thanks, Reggie.
- 37:24All right.
- 37:25Two more in the queue.
- 37:27Next up is phone number ending in six, six sixty two.
- 37:31You're up now.
- 37:31Hey, can you guys hear me?
- 37:32Okay.
- 37:33Loud and clear.
- 37:35Awesome.
- 37:35Okay.
- 37:36So this is a question that you guys have answered a billion times, but I tried to go back in and listen to the recordings.
- 37:42I couldn't find where Bruce was talking about a conversation with a lawyer.
- 37:46When you're trying to build your team.
- 37:48I got an awesome call back from a lawyer who actually left me a message and typical kind of lawyer bravado.
- 37:54I know everything.
- 37:55This is probably not going to work out.
- 37:57You probably don't want to work with me.
- 37:58I already have an agent, but if you want to talk, go ahead and give me a call.
- 38:02So I got real excited to be able to have this opportunity.
- 38:06I'm going to call him as soon as we get off the phone, with the mastermind today, what am I saying?
- 38:11When I call up a lawyer and talk to him?
- 38:14Yep.
- 38:15Great question.
- 38:16And it would be hard to find the answer to this.
- 38:18And truthfully, my answer is always going to vary a little bit.
- 38:21Um, first thing is is we want to recognize that he's hit you pretty hard with a big objection.
- 38:26He's probably just hoping that you don't call him.
- 38:29So he's hit you pretty hard with a big objection.
- 38:32And the first thing I always want to do is completely make myself as small of a threat as possible, so small as a threat to his way of, of life and his process as possible.
- 38:42So I'm going to start it off by saying, Hey, it sounds to me like you've got a great system, a great process, probably a really great agency.
- 38:50You like referring.
- 38:51That's no problem.
- 38:52I don't want to interfere.
- 38:54What I want to do is step in and offer some services to your clients and maybe you that that might help through the probate process, get through probate faster make things a little easier than they are right now.
- 39:08I have some thoughts, but I'd like to hear your thoughts.
- 39:11Could we have a quick coffee one day?
- 39:14And now on a coffee or a follow-up call or if he says, Hey, I have 20 minutes now on whenever you have that extended conversation, this is when you say, look, I am in real estate.
- 39:26Obviously I'd like referrals.
- 39:27You have a great agent.
- 39:29I don't want to butt in, but what I'd like is for this to be a two-way street where I'm providing you value.
- 39:35And assuming that I provide you a lot of value, if you can just give me a shot one day to show your clients or show you how well I can take care of your clients.
- 39:45That's all I ask for.
- 39:47In the meantime, this is what I think I can do for you and your clients.
- 39:51And then lay out a few things and then say, if you were me, what else would you add?
- 39:57List of services?
- 39:59If you were me, what else would you add to these lists of services and get their input?
- 40:04And at that point, they're going to feel like they're building something with it.
- 40:08They're going to feel like they're building a business that they don't have to run, but the fact that they gave input into it, it's going to give them some buy-in to your process and probably really build a lot of rapport.
- 40:20Awesome.
- 40:20That's really similar to what I think I recall you saying last time where it's not walking in there and saying here's what I can provide, but really trying to open that door and not kowtow, but make sure that you're not, like you said, walking in with your chest puffed up and saying, this is what I can do for you, but really giving them the opportunity to say here's some new ideas that I have.
- 40:42And then hopefully planting, giving them the opportunity to feel like they have the idea that they have that sort of buy-in.
- 40:47Which is awesome.
- 40:48And I just yet an awesome conversation that with a very unique individual who runs a business, who's actually my neighbor.
- 40:55And she runs an elder care advocacy sort of business.
- 41:01And there's nobody else that I've ever heard of doing this.
- 41:05I've never heard anything mentioned on any of your guys's calls or on bigger pockets or anything like that.
- 41:10But she is eventually the PR sometimes for a lot of these individuals, but as she's just a senior yeah.
- 41:17Care advocate.
- 41:18And I just had an awesome conversation with her, where she's actually going to try to talk to the trust department at banks, which is how she gets her referrals and try to see if she can mention my name there or see what kind of things I could provide for services there.
- 41:36I think.
- 41:37My next hurdle is the fact that I am just an investor and I am just starting out and I'm not, licensed or insured as even a handyman, but I do offer, that service as well.
- 41:48That's some of my experience.
- 41:50So I think my neighbor's advice to me was to ask the lawyer as well.
- 41:56Do you have any advice for me on stuff that I might want to get licensed and insured for, or have, talked to an attorney about to make sure that I have coverage for when I'm engaging in these trying to get these deals, trying to get these leads in talking to these clients so on and so forth to hopefully.
- 42:14Be able to say that, Hey, I can give you, an offer as a handyman, or I can give you an offer on the home as an investor.
- 42:22And then I have all these other things.
- 42:24So I guess a followup question, you guys don't have to respond.
- 42:27I know we've got two others in the call, but have you ever heard of anybody as a senior care advocate and then have you heard of trust departments at banks?
- 42:36Does that make sense?
- 42:37Well the senior care advocate.
- 42:38Yes.
- 42:39There aren't a lot of them, but there are others and it's an absolutely.
- 42:44If you can, anyone on the call, if you can find one, it's a great vendor partner of yours.
- 42:48Using them and allowing them to use your expertise and services is just a great way to go.
- 42:55Let me really quickly say one more thing outside of the the senior care advocate.
- 43:00You should also mention to the attorney that look, you work, these leads and you run across several that are unrepresented by an attorney.
- 43:08And that's one of the ways that you'd like to be able to support his or her business as well is being able to recommend them.
- 43:16And then just say all I would ask if I bring someone to you that I might be doing business with, is that you bring it back to me.
- 43:23Okay.
- 43:23Awesome.
- 43:24That, and then that way there's more value than just making their life easy.
- 43:28Yeah.
- 43:29I'm every lead that I get has an attorney listed.
- 43:32And I'm not sure if that's I'm right outside St.
- 43:35Louis I'm in the county.
- 43:36I'm not sure if that's just how things are run around here.
- 43:39I can't find anything online, any information around that.
- 43:42So that might be a question that I ask him as well, because I really don't see anybody that's unrepresented every now and again.
- 43:49I'll get a pro se and that's as close as I can get.
- 43:51Yup.
- 43:52Yup, absolutely.
- 43:53That's what a pro se is a pro se means unrepresented, but it just sounds like your mark is everybody uses attorneys or a vast majority of them do.
- 44:01Yeah.
- 44:01Yeah.
- 44:02Okay.
- 44:03Okay.
- 44:03It's still there.
- 44:05Yeah, definitely.
- 44:06Thank you guys.
- 44:07Doing a fantastic job.
- 44:08I love the, I loved the last week, the double soft intro, and then the soft intro this week.
- 44:13This is great.
- 44:14You guys are doing a great value.
- 44:15I think I realized today in the conversation with my neighbor because she was perplexed at why I would be spending X amount of money for leads for, each month.
- 44:25But then I pulled up the website and she goes, oh my God.
- 44:27And I go, yeah, I think I realized I'm not paying money as much for the leads.
- 44:31Cause I pair them down from 75 to 20 that are in what actually would be something good for me.
- 44:37I'm paying money for these mastermind calls for the coaching calls with Bruce for all the extra stuff that you guys are adding.
- 44:43You're always introducing and changing and developing and growing and providing that extra value.
- 44:49So you guys are great leaders live in it, by example.
- 44:51Thank you guys.
- 44:52Wow.
- 44:53That's great.
- 44:54Appreciate it much.
- 44:54Thank you so much.
- 44:55We have one more in the queue.
- 44:57And then I think Tim wants to wrap up with some last minute announcements about, our new services.
- 45:02Last up this week is number ending in seven one three nine.
- 45:07Hello, my name is Keith and I, first of all, I've enjoyed this.
- 45:11This is my first call.
- 45:12I finally get, get a chance to connect.
- 45:15So I'm just overwhelmed, but I'd like to know how to get started.
- 45:20I know I missed some sessions.
- 45:22So what would be the first thing that you had to tell me to do if you if you would please?
- 45:26Yeah, absolutely.
- 45:27Uh, do you mean how to get started with all the leads program or just what to do to kick off your prospecting and marketing efforts?
- 45:35The kickoff, my prospect, and then marketing campaign?
- 45:38Absolutely.
- 45:39Especially with the lawyers and stuff.
- 45:40Yeah.
- 45:40So with the lawyers with the lawyers, you're just going to take the attorneys that are connected with the leads.
- 45:46And the simplest thing to do is just to, to pick the phone up and start calling them.
- 45:52If you have a LinkedIn profile, you can send them a LinkedIn connection request and message them that way.
- 45:58But the phone call is the easiest.
- 46:00If you ask, let me tell you what the easiest is.
- 46:03The easiest is if you have a financial advisor that is well-known in the area, they probably have connections with estate planning attorneys, and you could offer to promote their business to your leads and exchange a quid pro quo to get a connection with the estate planning attorneys that they use.
- 46:22So that's the easiest.
- 46:24Second easiest is the phone call.
- 46:25But truthfully, when it comes to your leads, you're going to want to focus on.
- 46:29The phone and mail.
- 46:31What most people that are brand new do is they lead off with a brochure or a letter.
- 46:37And then they followed that up with a phone call, a couple of about a day or two after the letter has been received.
- 46:43We teach that process.
- 46:45There are a lot of people that also keep their mail and their calls unconnected together.
- 46:51So like me, if I was calling someone, I would call that family every couple of weeks until they answered and until I had a dialogue and I just simply offer a service based offer.
- 47:02So basically I'm your concierge through the whole probate process?
- 47:06What can I help you?
- 47:08And then your letter should say pretty much the same thing.
- 47:11So it's a pretty simple process.
- 47:13You make phone calls and until you have a conversation or you decide that they're never going to call you back, which is typically around six or seven months.
- 47:20So you make phone calls until you have a conversation and then you send letters for that length of time.
- 47:25Okay, great.
- 47:26Do you guys have any I guess sample letters or how do I put one together?
- 47:30What's the best way to put loans together?
- 47:32Do you understand why I'm asking to private guidance here?
- 47:36Okay.
- 47:36Are you a are you an, all the weeds subscriber at this point?
- 47:39Okay.
- 47:40Um, for the subscribers that we have in our system that are getting that, we're sending them their leads with phone numbers, all the EHRs with the CRM.
- 47:49Framing everything like that, more than just this fall.
- 47:51So for anyone doing that then we do have gosh, 25 or 30 sample letters and probably postcards and bunch of a bunch of different things in there.
- 48:01Those are for drivers, unfortunately for those drivers, but with the good news is with those leads.
- 48:08You're getting anywhere from three to four additional errors with their phone numbers, their email addresses their addresses, the property values.
- 48:16We're giving you just a ton of data to be able to use in your marketing.
- 48:20And I think we lost him.
- 48:21He must have been on his cell phone and the Keith, if you're still listening, I have a feeling somebody will reach out to you right after this call.
- 48:27We'll get a darker Jordan, Natalie, one of those team to reach out directly watch it, walk you through the whole point.
- 48:32All right guys.
- 48:33Awesome call.
- 48:34I'm going to turn it back over to Tim to to finish it up.
- 48:37Tim guys, I have to cloud, I've got a role-play call.
- 48:41I got to jump on.
- 48:42All right, go get 'em Bruce.
- 48:43Thank you.
- 48:44All right.
- 48:44Thanks.
- 48:45Thanks Bruce.
- 48:46Hey, so just real quick, the I'm going to give you the links to the forms that I mentioned in the earlier part of the call.
- 48:53We're still doing a little bit of testing on them if you fill it out and it doesn't do what you expect.
- 48:58I believe they're working perfectly, but like I said, we're working on them right now and I have a problem with them.
- 49:03Go back in a few minutes and give it another crack.
- 49:06But once you have logged in for preregistering for the pre probate it's admin, all the leads.com, which is you've already logged into your user portal and it would be forward slash P P.
- 49:19P for pre probate form, all one word lowercase.
- 49:23And if you're interested in the cash advance program that we mentioned earlier, that's simply the same thing, admin, all the weeds.com forward slash cash advance, and both of those are available.
- 49:37And we're working on them now ready to go.
- 49:40And just I believe we'll be ready to go with him soon.
- 49:43Uh, we'll let you know, as soon as they're there and you can go and take a look at them now, and I believe they'll work for you.
- 49:48Uh, and we'll be adding more information to this as we go a lot of information to absorb your quickly, it pre-populates with your information so that you don't have to fill in a bunch of excess info that you didn't already have.
- 50:02And so we'll go from there.
- 50:04I hope it's all good for you.
- 50:06And we look forward to helping.
- 50:09As the previous scholar said, and it was very kind words.
- 50:12We do everything we can to make this absolutely certain that anything at all that we can do to enhance the experience, make life easier for you.
- 50:22We're always going to do that.
- 50:23And that's what this program is all about.
- 50:25We're trying to give you as much value as we possibly can.
- 50:29So that's the story.
- 50:30Jim, getting back to you and you can take it from there.
- 50:33All right.
- 50:34That's a story we're sticking to it.
- 50:35Guys.
- 50:35I want to close this call.
- 50:37Like I always do this as a great call.
- 50:39We are just thrilled to be able to offer these new products and services.
- 50:43We hope a lot of you on this call will be an early adapter, a call to action is we will be rolling.
- 50:48Do a lot more people over the next couple of weeks.
- 50:50And if you guys jump in there and express an interest today, you can that's that's your call it action.
- 50:55You can get ahead of the curve, but the rest of the people.
- 50:57And I want to thank each of you for being here today.
- 50:59I want to particularly thank those that actively participated.
- 51:03I want to challenge each of you.
