- 0:56You're already taking the first step. just by
- 1:00joining us here today. Hey guys thank you all
- 1:06for being here you know we're talking about a
- 1:09lot of different things today like the operations
- 1:11side and the systems side well one of the other
- 1:13really important things that you need to always
- 1:14have in the back of your mind is the insurance
- 1:16side and so JT is here and we're going to talk
- 1:20some about insurance some of the potential reasons
- 1:23why insurance is going up which for me it killed
- 1:26a deal and just insurance companies are even
- 1:30leaving. They're leaving this particular space
- 1:32too. And so we're going to kind of talk about
- 1:33all of those and then anything else that we think
- 1:37of that might be relevant, we'll talk about that
- 1:39too. So JT, thank you for being here. The good
- 1:41thing is anytime that I'm with you, who knows
- 1:44where the conversation is going to go. So there'll
- 1:46be plenty of questions and scenarios to go through,
- 1:49I'm sure. So we will not be without content,
- 1:51that's for sure. Just to kind of let the audience
- 1:55know, JT is the guy you call. when you're looking
- 1:59at a property. Yep. Um, we actually did get a
- 2:03call, um, for the one that the insurance killed
- 2:05the deal. Um, we got a call. We were at Jason's
- 2:09mom, mom's house in Waco and the broker was like,
- 2:12Hey, y 'all actually called the insurance agent,
- 2:14right? Like, yeah. And I thought it was the weirdest
- 2:19question. I haven't heard this story. Okay. Yeah,
- 2:22no. So you had not heard it. Um, because I thought
- 2:25everybody called. and got some kind of an insurance
- 2:28quote because you just never know. Yeah. And
- 2:32like Jason had underwritten for one amount and
- 2:35then we talked to you and it was double that
- 2:37amount. And that was what killed the deal. And
- 2:40so when the broker called and said, hey, y 'all
- 2:42actually spoke with an interest agent, right?
- 2:44We were like, yeah. And he's like, would you
- 2:47remember the numbers? And I was like, I always
- 2:49laugh because I'm like, you really don't want
- 2:51to talk to me about numbers. Yeah. I was like,
- 2:54I think. that it went from like, cause Jason
- 2:57under wrote like 3 .25 or 4 .25 a door and it
- 3:00was over 700. Yeah. And Steve was like, wow.
- 3:05Yeah. I think we may need to talk to the sellers,
- 3:08but it just kind of blew me away because I thought,
- 3:14well, the prudent thing to do is to get in touch
- 3:16with you or another insurance provider and get
- 3:18some level of a quote for the property. Yeah.
- 3:21And I think people They want to do their homework,
- 3:25but maybe they don't know how or don't know what's
- 3:28appropriate. And I've heard this before that
- 3:32someone will contact a broker and go, hey, I
- 3:35need help on this property. And the first thing
- 3:36they'll ask is, is it under contract? And when
- 3:39you say no, then they'll say, well, call me when
- 3:41it's under contract. I don't want to waste my
- 3:43time. And my point is, well, how are you going
- 3:48to get it under contract? How are you going to
- 3:50get it to that point if you don't even know if
- 3:51it's $400 a door or $800, right? And talk about
- 3:56wasting time. If you get it to underwrite it
- 4:00to $400 a door, get it under contract, then contact
- 4:03me. And then we're going through, could be three
- 4:07months worth of things. And then I get you a
- 4:09final quote and it's $800 a door and it kills
- 4:11a deal. Talk about wasting time. Or I could just
- 4:14spend 30 minutes looking at it with you and help
- 4:19you out in your underwriting right off the bat.
- 4:21So that's my way of thinking it. So, but yeah,
- 4:25there's probably a lot of people out there that
- 4:27don't even know that you can call me and help
- 4:30you through it. So yeah, maybe that's why. Wow.
- 4:33Yeah. I just, I don't, I mean, there were things
- 4:35that we were taught early on. And one of the
- 4:40things was, you know, walk every unit, which
- 4:42we've strayed from. That's a tough ask. Well,
- 4:46during all this COVID era, it's been difficult.
- 4:52Well, everything was difficult before that, but
- 4:54especially now, yeah, people don't want to be
- 4:55in their space. No, and so like, we get due diligence
- 4:59teams or we get assurances from the property
- 5:03management company that, you know, within the
- 5:05next six weeks, we will have walked 95 % of them.
- 5:08Yeah. And I mean, things still come up. But we
- 5:12can go into those later because I've had a really
- 5:14fun time while Jason and Julianne were at Philmont
- 5:16and had no cell or internet access. Yeah. Our
- 5:19world pretty much burned down around. Yeah. When,
- 5:21yeah, when, when everything went wrong, right?
- 5:24If it could, well, I won't say if it could, it
- 5:26did, but it, it felt that way for sure. Um, well,
- 5:30you know, I, I think I told you that whenever
- 5:32I'm out of town, my wife just stays with her
- 5:34parents. You did tell me that is super smart,
- 5:37but my mother -in -law is actually kind of scared
- 5:39by myself and. my parents will take me out to
- 5:42eat and help with the kids. So why not? You know?
- 5:45Wow. Yeah. No, that's super smart. Um, but like,
- 5:48so one of the reasons why insurance has gone
- 5:51up in my mind is because of everything that happened
- 5:53in, was it February 21? Yeah. Like millions upon
- 5:57millions, if not billions of dollars were paid
- 5:59out because Texas isn't made for sub zero. Yeah.
- 6:04It's just not. Yeah. It, you know, it's kind
- 6:08of crazy. There wasn't it wasn't a hurricane
- 6:12Harvey type crazy, you know. It's hard to explain
- 6:18that it's it was one of those disasters that
- 6:20was kind of inconvenient and crazy, but really
- 6:23didn't do. Like it, the problem was this Texas
- 6:28is so big and it affected the entire state of
- 6:32Texas all the way down to Galveston Beach. We
- 6:35had turtles washing up on the beach because they
- 6:37were frozen, right? Um, you don't remember that
- 6:40story. I do not remember that story. Sea turtles
- 6:43got too cold and they stopped moving, you know,
- 6:45and they, so people had to go down on the beach
- 6:48and collect all these turtles and took them to
- 6:49warehouses, warmed them up. And then after the
- 6:51storm, they, they put them out and got them back
- 6:53in the ocean. But you know, that, that those
- 6:56things just don't happen. So there's, it wasn't
- 6:59a one hurricane, you know, Harvey type incident,
- 7:02but, but the fact it took the whole state. That's,
- 7:05that's why it was such a big deal. Um, so. The
- 7:08damage wasn't flood damage. It was broken pipes
- 7:12here or there that, you know, that's that's not
- 7:15a huge deal. It could be a bigger deal depending
- 7:17on the property. But when you times that of the
- 7:19whole, you know, Texas is the size of the country
- 7:22of Spain. So a whole country has all these broken
- 7:25pipes everywhere. Yeah, it adds up pretty, pretty
- 7:28big. And then, yeah, we saw, you know, there
- 7:31weren't even enough plumbers, but especially
- 7:34materials to even go do all this stuff. So a
- 7:37lot of those claims They drug on, I'm still seeing
- 7:40some that are open. So they just drag on and
- 7:43yeah, really put a strain on the whole industry,
- 7:46which was already kind of strained to begin with
- 7:49in multifamily. And we were kind of talking before,
- 7:53there's just not, you're looking at your normal
- 7:56personal lines, home coverage. So you've got.
- 8:00I can't even name them all, you know, the progressive,
- 8:04the farmers, you know, go on and on. You can
- 8:07see all the commercials, right? There's just
- 8:09not that many for multi -family. And so when
- 8:12there's not that many and there's an event like
- 8:14that that happens, all those claims are now on
- 8:18these limited amount of carriers. And now they
- 8:20have to get that, you know, recoup them somehow,
- 8:24right? So that it's really tough on them. And
- 8:27like you said, some have not just increase premiums,
- 8:31but said we can't do it anymore. We're not renewing
- 8:35all of our current clients and we're not taking
- 8:37on any new ones. And we're not riding habitational
- 8:41risks in Texas anymore. And then of course, that
- 8:46puts a strain on the other companies that are
- 8:48left, right? Because now they've got to take
- 8:50on these clients. It's just kind of a snowball
- 8:56effect. The neat thing is though, When a big
- 9:00carrier like that leaves, there's all these other
- 9:03little carriers that you wouldn't necessarily
- 9:06think of that kind of pop up and say, well, we're
- 9:09not going to take that whole book on, but we
- 9:12will take all 1990 and newer in Dallas that have
- 9:18a brand new roof, right? All of these have these
- 9:21weird little appetites. So there's all these
- 9:23little ones that have kind of popped up and it's
- 9:25our job to stay on top of it to know. who they
- 9:28are, what is their appetite, where can we move
- 9:31this stuff to, and it changes all the time. So
- 9:35yes, I can get you a great estimate before you
- 9:38submit your LOI. I try to get as close as I can,
- 9:41but with a market that seems like it changes
- 9:43every week, sometimes that's tough to do. But
- 9:45in your case, when talking about a claim that
- 9:49big, You know for me it was pretty easy because
- 9:52I said, you know what? I just wrote a property
- 9:55that was in the same scenario I just got done
- 9:58going through this I know there's two places
- 10:02I can go and I know what the rate is I know what
- 10:04the deductibles were and I know the outcome I
- 10:07Can't promise you that that's what it's gonna
- 10:09be if y 'all go through with this, but that's
- 10:11what just happened And my client unfortunately
- 10:15was saying JT if I knew this from the start,
- 10:18I wouldn't have bought this property It's like,
- 10:21I know, I know, I'm sorry, but here we are. He's
- 10:23got all this guaranteed money up, so he has to
- 10:26do it. Good news is next year, things are going
- 10:29to be different, and he's already at the property
- 10:31fixing things and improving it, and it's going
- 10:34to get better next year. But I would rather tell
- 10:37you off the bat, this is probably what's going
- 10:40to be versus. Telling you the bad news later
- 10:43on when there's you know, there's nothing you
- 10:45can do about it So and I mean it can be heartbreaking.
- 10:47That's why you shouldn't fall in love with the
- 10:49property Bad angel What do they say when you're
- 10:54trying to buy a new house? Like don't don't move
- 10:56your furniture in in your mind because it may
- 10:58not may fall through. Yeah Yeah, and I mean the
- 11:01other option was I mean they could have come
- 11:04down to where we were offering Because we're
- 11:08seeing we're seeing a lot of that right now.
- 11:14If the owners think that they can get away with
- 11:17not telling you about these claims, it's getting
- 11:21harder for them to do that. So yeah, if you know
- 11:26that there's a big claim there, go back to them.
- 11:28Like let's negotiate, especially if it's open
- 11:30and they, you know, it's a big fire claim that
- 11:33happened four months ago. The claim is still
- 11:35open, meaning they didn't. They're not done with
- 11:38their investigation. They're not done with paying
- 11:41out for the claim. So it's still open. They're
- 11:44still working through these things. And then
- 11:46if it's open, chances are that the fire damage
- 11:49hasn't been fixed either. So if all those are
- 11:51the case, well, then we don't really know where
- 11:53that's gonna fall. And so you can understand
- 11:55why carriers don't wanna get into this and they
- 11:59don't wanna be brought into this claim that I
- 12:01didn't have anything to do with. If something
- 12:04happens during construction, I don't want to
- 12:06have anything to do with it. So we've seen owners
- 12:09and buyers negotiate. You know what? I will fix
- 12:14the damage, but come down a million dollars.
- 12:16Let me bring in my contractor to fix this damage.
- 12:19You keep your insurance claim and all that and
- 12:21we'll take it over. Just come down on the purchase
- 12:23price. So there's a lot of. ways that we've seen
- 12:26those negotiations go. But yeah, that's definitely
- 12:29something you want to know ahead of time.
