- 0:00SPEAKER_00: January 5th, everybody, 2025.
- 0:02SPEAKER_00: I'm Connor McIver.
- 0:03SPEAKER_00: We're going to talk about the real estate news, what's happening in Santa Clarita.
- 0:07SPEAKER_00: Also, just a couple funny open house stories that I would like to share with you as well.
- 0:11SPEAKER_00: Overall, Santa Clarita Valley, we have eight listings that have been posted for coming soon.
- 0:17SPEAKER_00: 44 new listings.
- 0:18SPEAKER_00: Again, that's a huge number comparative to week before, which was less than 13.
- 0:24SPEAKER_00: So now we have 44 new listings hitting the market in all of Santa Clarita Valley cities.
- 0:30SPEAKER_00: One of the things that I would tell you to see that inventory, there's several places you can go online, but I wouldn't go anywhere that wasn't a local source.
- 0:39SPEAKER_00: And that local source for me and for my clients is Santa Clarita, openhouses.com.
- 0:45SPEAKER_00: I unlocked it for a purpose.
- 0:47SPEAKER_00: I want you to be able to see all the real estate inventory without having to be concerned about being spammed or having to give up any personal information, of course, until you're ready.
- 0:57SPEAKER_00: And when you're ready, reach out and I would love to help you with that process.
- 1:01SPEAKER_00: But looking at these listings, we have 24 properties that have had their prices changed as well.
- 1:05SPEAKER_00: 13 properties have come back on the market for sale.
- 1:08SPEAKER_00: These were properties that were in escrow.
- 1:10SPEAKER_00: The reasons for cancellation typically could be that something happened on the buyer's financial end of it, and we see this a lot.
- 1:17SPEAKER_00: That's why whenever you start the real estate process, you don't want to change anything unless you vet it through your lender.
- 1:25SPEAKER_00: So if you're going to pay something off, let's say you found of uh a suitcase full of money on a train, that probably has other consequences.
- 1:34SPEAKER_00: But let's say it was clean or somebody gifted you some money and you decided to pay off a charge card.
- 1:40SPEAKER_00: That could actually negatively affect your credit.
- 1:43SPEAKER_00: So don't do those things unless you follow up with your real estate lender, if you, of course, you are getting a loan for the property, and ask them and basically state, hey, listen, I'm gonna be paying off this credit card, would that be okay?
- 1:56SPEAKER_00: And find out from them if in fact that's going to negatively impact you.
- 2:00SPEAKER_00: And if so, don't do it, and then of course continue through the process.
- 2:04SPEAKER_00: But any small change, any credit card, any new kind of financing, and even trying to absolve some kind of debt within the real estate process when you're trying to buy a house could have negative consequences.
- 2:17SPEAKER_00: We have 18 properties that have gone into escrow, 19 properties have gone pending.
- 2:22SPEAKER_00: So we're almost or upwards of 40 properties that are currently in escrow, as we are only in the first week of January.
- 2:30SPEAKER_00: We have 32 properties that closed last week, and of course, 22 expired.
- 2:36SPEAKER_00: So talking about that and then looking at some of the other real estate statistics, which I wanted to show you this.
- 2:44SPEAKER_00: So currently, over all of Santa Clarita Valley cities, let me pull the stats up here real quick, you're gonna see that we have 441 total active listings on the market for sale.
- 2:57SPEAKER_00: So this is gonna include all the Santa Clarita Valley cities, it's gonna include the cities of Acton, Aqua Dulce, Castac, Canyon Country, New Hall, Saga, Stevenson Ranch, and Valencia.
- 3:08SPEAKER_00: So I promise some uh open house stories.
- 3:12SPEAKER_00: There's different types of people that come to open houses.
- 3:15SPEAKER_00: First, you're gonna get the neighbors, and the neighbors are very friendly.
- 3:19SPEAKER_00: They actually aren't interested in buying anything, they just want to see how the sellers have outfitted their residence.
- 3:26SPEAKER_00: And you'll know this because as an agent, when I'm in an open house, when I'm hosting one, I'm listening.
- 3:32SPEAKER_00: So what I'm hearing is they're saying, oh, well, I didn't know they did that.
- 3:36SPEAKER_00: Oh, that must have been what that truck delivery was for.
- 3:40SPEAKER_00: Oh, look at that, I like that.
- 3:42SPEAKER_00: Oh, that's in bad taste.
- 3:44SPEAKER_00: So they're very verbal about it.
- 3:46SPEAKER_00: They probably don't think anybody's listening, but those are some of the types of folks yesterday.
- 3:51SPEAKER_00: The other type were the people that don't want to have anything to do with any agent.
- 3:56SPEAKER_00: You know, I can't say that I blame them because I think agents have a bad reputation overall.
- 4:03SPEAKER_00: Everybody thinks, well, they're trying to rip us off, they're trying to sell us something, but at the end of the day, they can't, they have no power over you.
- 4:12SPEAKER_00: And it was like back when I was a police officer, everybody had this preconceived notion there was all this automatic power given.
- 4:20SPEAKER_00: I found that that really wasn't the case either.
- 4:23SPEAKER_00: So whenever people come into open houses, they seem incredibly apprehensive at first.
- 4:28SPEAKER_00: And then when we start to talk a little bit, and I tell them about my background, and maybe they inquire, because I'm an unusual-looking fellow, I guess.
- 4:37SPEAKER_00: And they'll mention, uh, have you always been a real estate agent?
- 4:41SPEAKER_00: I say, Oh, no, no, I was LAPD for a long time.
- 4:43SPEAKER_00: And then it changes.
- 4:45SPEAKER_00: Then it's as if I've just given them a point of relaxation, somewhere where they can just calm down and say, Oh my gosh, this isn't your typical real estate agent.
- 4:57SPEAKER_00: This is somebody that was a law enforcement professional.
- 5:00SPEAKER_00: So then we start talking about a lot of other things, maybe the ticket that they got, maybe one of their kids got a ticket recently, how to best fight it.
- 5:08SPEAKER_00: I taught a couple different courses, laser and radar, and if it's a speeding-related ticket, red light-related ticket, stop side-related ticket, you know, there's there's good ways to approach that if somebody wants to try to contest it, especially if they feel they weren't guilty.
- 5:24SPEAKER_00: But now I was telling somebody yesterday with all the cameras and all the recording equipment, and that's what happens in open houses too.
- 5:31SPEAKER_00: When you go into a residence, even if it's not open, you might be subject to being on videotape or being recorded.
- 5:38SPEAKER_00: And when you go, uh you go appear on a ticket or a citation, that could also be the case.
- 5:45SPEAKER_00: So when you're trying to spin your story about how you didn't, then the officer pulls out some uh evidence, a video evidence or maybe audio evidence of you admitting it, or a video file of you actually not stopping for the red light in time or speeding or whatever it may be.
- 6:02SPEAKER_00: These are things to look for.
- 6:03SPEAKER_00: But I always find it funny at open houses the way people seem to come in ready to fight.
- 6:09SPEAKER_00: And then when you start talking to them and start relaying to them real stories, real life, and not only just talking about the house that you're hosting open, but also talk about other things that have to do with people.
- 6:24SPEAKER_00: I notice people's clothing, people's shoes, people's watches.
- 6:28SPEAKER_00: So I make comments about those things, just being friendly, especially if it's something that appeals to me.
- 6:35SPEAKER_00: I'm Connor with Honor.
- 6:36SPEAKER_00: This has been your Sunday real estate update.
- 6:39SPEAKER_00: We will have more tomorrow.
- 6:40SPEAKER_00: Tomorrow's a Valencia-specific show, so please tune in.
- 6:44SPEAKER_00: If you want to see all the information about real estate, as far as the blog that I write every single day, talking about the real estate market and also finding the that perfect house, not just open houses, but something that you might be interested in purchasing, go to Santa Clarita Openhouses.com.
- 7:01SPEAKER_00: It has every property there listed for sale.
- 7:04SPEAKER_00: If you want to see those coming soon, and that was 11 properties that are actually not listed on any real estate syndication site as of yet, their coming soon listings.
- 7:13SPEAKER_00: If you want to see those, those have to be emailed.
- 7:15SPEAKER_00: So if you have a real estate agent that you're working with, ooh, reach out to them and say, hey, listen, whatever their name is, find out for me and send me the coming soon listings for this particular city or all of the cities or whatever it may be, whatever parameters you have in place.
- 7:32SPEAKER_00: And if you don't have an agent, reach out to me.
- 7:34SPEAKER_00: I'll send you those coming soon listings as well.
- 7:36SPEAKER_00: I just need your name, email address, and which ones you want to see.
- 7:40SPEAKER_00: If it's all of them, great.
- 7:41SPEAKER_00: Right now we're not overwhelmed by listings.
- 7:43SPEAKER_00: An update a couple days ago talked about how I was showing the statistics from five years ago up to today's date, showing how listings start to increase in frequency as we get into any new year.
- 7:57SPEAKER_00: And this is starting to happen now.
- 7:59SPEAKER_00: We see that we have those properties that are entering the market at a handover fist pace.
- 8:05SPEAKER_00: I think we're going to see that start to increase here as we get into mid-January and, of course, February and March.
- 8:11SPEAKER_00: If a house is on the market currently and it hasn't sold for a while and the price hasn't been adjusted, and you're a seller, I would say hold off on any relaxation in your price for now because the market might just catch up.
- 8:25SPEAKER_00: I'm Connor with Honor.
- 8:26SPEAKER_00: We'll talk to you soon, and I do appreciate you watching.
- 8:29SPEAKER_00: Take care.
