- 0:11managing short term rentals. Today's guest is Jennifer Knight
- 0:14from Savvy Social Solutions and she's got five ways you can
- 0:18supercharge your presence on Instagram and turn lookers into
- 0:22bookers. OK, real talk now for all you
- 0:24hosts out there, you know that moment when your guest messages
- 0:28you again with, hey, what's the Wi-Fi code?

- 0:34accidentally double booked the cottage.
- 0:37Yes, we've all been there. That's why here at Houseplanner,
- 0:41we recommend Housefully. It's basically your rentals

- 1:30walkthrough, there's also a link to book a demo with Frank Bosey
- 1:33from Postfully. He will show you how it's all
- 1:36works. Less stress, more bookings,
- 1:39sorted with Postfully. Jennifer, thank you for joining
- 1:49us on host planet Bite Size. You've got five ways hosts can
- 1:53supercharge their presence on Instagram, so take it away with
- 1:57tip #1. Absolutely.
- 1:59So my first tip for everybody is post mini tours specifically on
- 2:04for Instagram. People love seeing like behind
- 2:07the scenes. They want to know where they're
- 2:08going to be. So if you know, if you're
- 2:11posting like this is where where you're actually at, it's going
- 2:13to be huge and people are going to love it just because it gives
- 2:17them that little bit more of just like your booking site of
- 2:19like, oh, where am I staying? They like to see it in more
- 2:22details. Excellent.
- 2:24Yeah. So mini so so you mean this it's
- 2:26just a case of like taking a video of your rental?
- 2:29Is it as simple as that? And then then just uploading it
- 2:31as a Reel on your Instagram. Yeah, it can be as simple as
- 2:35that. You can make it more
- 2:36complicated, but if you don't have to overcomplicate, don't do
- 2:39it honestly. You know, just showing like,
- 2:41hey, this is this room. Maybe you do it that way and
- 2:44then highlight different rooms depending on, you know, each
- 2:47week that you do it. You can do it that way.
- 2:49Excellent. So when you're doing the video
- 2:51as well, would you say that you should be in shot or should you
- 2:55be talking over it? What do you think's the best
- 2:57format? It really depends.
- 3:00If you have multiple people that can help you film, it's great to
- 3:02be kind of walking through and talking about different, you
- 3:05know, features and things. If you're by yourself, you don't
- 3:07have to. You can put music over it.
- 3:09You can do voice overs. It kind of just depends on what
- 3:12your feel and branding is. Superb.
- 3:14OK then, so a mini tour is tip #1.
- 3:17What's tip #2? So right now the Instagram is
- 3:22changing a lot. They've just introduced where
- 3:24you have SEO and you can show up on Google searches now.
- 3:28It's a big thing that's happened.
- 3:29So using the location where you're at, either in your video
- 3:33content or in the caption can really help because now when
- 3:36people are Googling, you know, places to stay in Arizona, you
- 3:41can pop up if you're using that location.
- 3:42So you want to be making sure you're saying this is where
- 3:45we're at? Yeah, it is important.
- 3:48And I've noticed a little difference actually.
- 3:50So for example, like we're recording podcasts all the time
- 3:54and I'm always recording from the UK and our guests are all
- 3:58over the world like you today you're in the States, we're
- 4:01often talking to people in Europe and everywhere.
- 4:03I always put UK. Would that be right?
- 4:07You just would you always put like for your property, the
- 4:09location of your property. So you can say just UK, you can
- 4:14get more specific if you really just want to attract people that
- 4:18are looking at that specific area.
- 4:20It doesn't really matter how detailed you get, as long as
- 4:23there's something there. And in relation to showing up in
- 4:27Google searches there, I imagine the impact of this is people
- 4:33that are posting on Instagram are starting to get a lot more
- 4:36eyeballs on on their content. Is that what you're seeing?
- 4:40Yeah. So Instagram, you used to only
- 4:42be able to find it on Instagram, maybe your profile would show up
- 4:45in Google searches and things, but now they're allowing it to
- 4:48show up on Google searches as well.
- 4:50So the more you're posting and the more you're using that tool,
- 4:53you're going to show up more often.
- 4:55Makes sense. OK, superb.
- 4:57So tip #3. Yeah.
- 5:00So guest love is what we're going to call this.
- 5:02And really what that is is showing testimonials and
- 5:07showing, you know, if you can get your guests to go on camera,
- 5:09that's gold. Not a lot of people are going to
- 5:12do that. They're going to do a written
- 5:13review. So even just showcasing like,
- 5:16hey, we have people staying with us, we're staying busy.
- 5:19If you can show that, it's going to boost your credibility and
- 5:21it's going to build trust with people that might want to stay
- 5:24with you in the future. And in, in terms of testimonials
- 5:27as well, if you do have a written testimonial, I guess you
- 5:30could put that in a nice, I don't know, Canva design
- 5:33something and use it on your stories or maybe as a post as
- 5:36well. I guess you're taking advantage
- 5:38of all those great reviews that you're getting.
- 5:40Yes. So definitely put it in a Canva
- 5:42post, put it in the stories, make it look pretty.
- 5:44Because if it's just like a screenshot, a lot of people are
- 5:47just going to scroll past it. It's going to look clunky in
- 5:49your feet. So don't do that.
- 5:51Yeah, I think this is the point is if you've got those great
- 5:53reviews and if you're running a good rental, you're going to
- 5:56have loads of good reviews. Utilize them.
- 5:58Utilize them really well. OK then, Jennifer, so tip #4.
- 6:03So tip #4 we're going to talk about why you're going to stay
- 6:07with them. Essentially, what makes you
- 6:09different. So obviously you're running a
- 6:11business and you're not the same as the one down the street.
- 6:14So show why Do you have a pool and the other place doesn't?
- 6:18Do you have a really cool game room?
- 6:20What show those unique things? Do you have a working farm?
- 6:24Like if you can get down to what makes you you, you're going to
- 6:28attract different people and you're going to slowly start
- 6:30attracting those people that want that experience.
- 6:33Definitely showing those unique selling points and I guess
- 6:36always thinking about what your target guests want.
- 6:40If you've got a certain guest avatar, you know they're coming
- 6:43for a specific reason. Maybe they're a business
- 6:45traveller and they want to know that there's great Wi-Fi.
- 6:47They want to know there's a parking spot, they want to know
- 6:49there's a cafe next door. Show those, show those things to
- 6:52your potential guests. OK then, Jennifer, so tip #5.
- 6:56Yeah, so we're going to talk a little bit about your bio.
- 6:59So a lot of people get confused about this and they might just
- 7:03say Airbnb host in this location, but that's your first
- 7:08selling page. So you know, you have your
- 7:11website, you have your booking pages, but a lot of people are
- 7:14going to go to your social media.
- 7:15So can I look at your page and immediately know who you are,
- 7:18where you are and what makes you need unique?
- 7:20Because if I can't, it's, I'm not going to stay and I'm not
- 7:22going to call you. So really make sure that all the
- 7:26information is there. Excellent.
- 7:28And what would be the kind of the best practice for a buyer if
- 7:32you're a property manager in a certain location, what are the
- 7:35key things that you've got to have in there?
- 7:37Yeah, location, of course. You want to make sure that
- 7:40people know where you are, anything that makes you unique.
- 7:43So, you know, if we're targeting people that need great Wi-Fi,
- 7:45make sure you put great Wi-Fi there.
- 7:48If you know you're targeting people that want a great
- 7:51vacation and have a pool house, say that.
- 7:53So really the things that make you unique, who you are and
- 7:56where you're at. Superb.
- 7:58OK, 5 great tips there. So we've got put the mini tour
- 8:01together, use the location tags, show the testimonials that
- 8:07you're getting, outline what makes you different, and of
- 8:10course get your bio right when it comes to frequency of
- 8:16posting. And I imagine, and there's a lot
- 8:18of property managers out there thinking, well, I've got a few
- 8:21rentals. I don't really know much about
- 8:23social media. I don't know much about
- 8:24Instagram. How do I get started and how
- 8:26often should they be posting? Oh, that's a sticky question and
- 8:30everybody you talk to is going to have a different answer for
- 8:32you. My rule of thumb for my clients
- 8:34is typically the more you post, at least the very least you're
- 8:37going to show up on people's feet more.
- 8:39So the biggest thing with how often you post is you want it to
- 8:43be consistent. So whether you're going to post
- 8:45every day or three times a week, it doesn't really matter if you
- 8:48don't have that time to dedicate to it.
- 8:51However, you need to make sure it's it's every single Monday.
- 8:54It's every single Tuesday at the same time.
- 8:56That's more important than your frequency.
- 8:59And what are the types of posts and the types of content that
- 9:03you've seen have the most impact in terms of converting people
- 9:08from lookers into bookers? Anything that makes you unique.
- 9:12So really types of content do really well.
- 9:14If you have any Reels, those tend to get more views on
- 9:17Instagram. That's not always the case with
- 9:19businesses because they can't always, you know, have the video
- 9:21content. But professional photos do
- 9:24really well as well. So, you know, anything you can
- 9:27get that looks clean, Don't be posting a grainy photo that your
- 9:31grandma took because that's not going to do well.
- 9:34It's not going to reach the right people and it's really not
- 9:36going to reflect great on your brand.
- 9:38So make sure it looks clean is the biggest thing.
- 9:42And in terms of your your grid, which is your profile page, I've
- 9:46seen lots of kind of really manicured grids over the years
- 9:50and they look amazing. How important is it to get that
- 9:54grid right? It's becoming less important.
- 9:58Definitely 2-3 years ago it was highly important to do that.
- 10:02Now I don't see it being as important.
- 10:04People aren't looking at it as like that full picture.
- 10:07They're kind of just seeing like a post here and there.
- 10:10So of course, if you can get it to match, better do it.
- 10:13But don't spend, you know, the next 12 hours stressing over it
- 10:17either. And are you finding the reels
- 10:21and, you know, people looking through the stories that's
- 10:24become more of a focus for Instagram than kind of the the
- 10:28standard posts which go on somebody's grid?
- 10:32Yeah, definitely, definitely. Stories get a lot of attention
- 10:35right now. Definitely getting reels.
- 10:36It's going to put you in front of new people.
- 10:38And that's really the goal for most of the time is get it on
- 10:41other people's radar for when they actually want to book their
- 10:44vacation. They're going to go with.
- 10:45You So if you've got that video content, make sure you use it
- 10:49often and wisely. OK.
- 10:51So tell us a little bit about what you're doing in the States
- 10:53and your company, Savvy Social Solutions.
- 10:56Yeah. So I own Savvy Social Solutions
- 10:58and we actually specialize in the hospitality industry.
- 11:02So restaurants, hotels, you know, all the hosts that might
- 11:05need it. And what we do is we take it off
- 11:07completely off their plate. So if they don't have the time
- 11:11or the mental power or they just want to go kayaking instead of
- 11:14focus on the social media, we take care of it.
- 11:16We've seen some great results. I mean, some of my clients have
- 11:19had 70,000 views organically and that's, that's a difficult feat
- 11:24just because you know, it's hard to get that momentum.
- 11:27We really specialize in making sure you're consistent, making
- 11:30sure you're on brand and we're promoting you.
- 11:33Superb and where can people find out more information?
- 11:36Yeah, so we of course have our Facebook and Instagram page, but
- 11:40also our website savvysocialsolutions.com is
- 11:44pretty easy and you can find out more.
