- 1:45[SPEAKER_00]: So I wanna help you do the same thing.
- 1:47[SPEAKER_00]: So text my book to six, four, six, six, eight, seven, four, one, five, two.
- 1:52[SPEAKER_00]: I, let's go back to the video.
- 2:10[SPEAKER_00]: So welcome to another awesome episode of Inside the Void with Ash Cash, the greatest money mindset show on the planet.
- 2:17[SPEAKER_00]: Listen to days guess proves that sometimes the biggest opportunities aren't found in what everyone is chasing, but in what everyone else is overlooking while most entrepreneurs are trying to build businesses from scratch.
- 2:30[SPEAKER_00]: He mastered the art of buying businesses, acquiring assets and creating wealth through strategic ownership.
- 2:38[SPEAKER_00]: He started in real estate over a decade ago, made six figures on his first deal, transitioned into commercial real estate and self-stories, completed over $10 million in business transaction owns over 500 self-stories units and has helped thousands improve their credit, acquire assets and build wealth through creative finances and business acquisitions.
- 3:04[SPEAKER_00]: Today, we're pulling back the curtain on how to think like an owner instead of an operator while buying businesses may be faster than building them and the mindset required to create lasting wealth through leverage and acquisition.
- 3:20[SPEAKER_00]: If you ever wondered how ordinary people can buy cash flowing businesses without being wealthy first, this is the episode you do not want to
- 3:30[SPEAKER_00]: Ladies and gentlemen, round of applause for my brother.
- 3:33[SPEAKER_00]: That's why I keep messing up on the intro, because I haven't even wanted to do it.
- 3:36[SPEAKER_00]: And so I wonder, like, be organic, but I need you to know, I need to give him his flowers.
- 3:41[SPEAKER_00]: I want to read exactly what he has done at such a young age as well, but he's killing it.
- 3:47[SPEAKER_00]: My brother, my brother like my mother's kids, from the old new world, with some brother, aka the muggle, I'm going to have to be back, I'm home.
- 3:55[SPEAKER_00]: Yeah, I'm home, yes, I'm excited, bro,
- 4:00[SPEAKER_00]: You know, you've been on a platform many at times and each time, you know, it's it's powerful because you drop a lot of great information, but not just information for the sake of information, but really dropping information that
- 4:15[SPEAKER_00]: People need to put some more forward and so I appreciate that because you know when I started the show Like my goal was to really just be impactful.
- 4:23[SPEAKER_00]: I want everybody I bring on here to really impact and in some way Safe form of fashion.
- 4:28[SPEAKER_00]: You've done that But now you know, I think I think you're needed more than ever
- 4:33[SPEAKER_00]: because, you know, when you first started coming to the platform, I think entrepreneurship was an idea that everybody was thinking about multiple streams of income, was like, it wasn't a mandatory thing.
- 4:45[SPEAKER_00]: It was like people were cool with their jobs or whatever the case may be, but, you know, we went through COVID, we're going through AI.
- 4:52[SPEAKER_00]: We're going through a lot of things.
- 4:53[SPEAKER_00]: We, I think people now understand.
- 4:56[SPEAKER_00]: that having multiple streams of income is not an option like you have to have multiple streams of income number one.
- 5:02[SPEAKER_00]: Number two, I think that people are understanding that with the advent of AI, starting a business or building a brand might not necessarily be what everybody's on.
- 5:13[SPEAKER_00]: And so people are a panic in people are trying to figure things out.
- 5:16[SPEAKER_00]: And I, I
- 5:17[SPEAKER_00]: believe I know actually I want to be said I believe I know you have the answer because in fact a lot of what I've been doing is following a lot of what you've been teaching for years because you know you know there's this there's other ways right there's more you know you know there's more the one way to skin and cat and so we're gonna build this well so we're gonna talk about all of that stuff but before we go before we start there for those who don't know who is right now New Year's
- 5:42[SPEAKER_01]: Yeah, so what you did amazing intro, I appreciate you 100% but, you know, born and raised, Brooklyn, New York, story like anybody else, well-fifth, who stamps poverty, free lunch, I'll come from that and I start with that because a lot of times when we talk about the great things that we've done, and we're gonna talk about it today, it didn't start that way.
- 5:59[SPEAKER_01]: So my mom passed away when I was 12, grandmother passed away two years later that raised me.
- 6:04[SPEAKER_01]: So I was raised with my dad, single father.
- 6:07[SPEAKER_01]: So I watched him go to work 40, 50, 60, I was a week to barely keep the lights on.
- 6:11[SPEAKER_01]: But that's what gave me that burning desire to say, look, I gotta do something different.
- 6:15[SPEAKER_01]: So when I have my children right now, I'm a father of three sons, right?
- 6:19[SPEAKER_01]: Since we've been building, I'm like, if it was good to own businesses, where I don't have to go trade my time.
- 6:24[SPEAKER_01]: So now I have seven businesses right now and that I own born businesses, so storage businesses, teaching trained people how to go out there and not start something from scratch.
- 6:34[SPEAKER_01]: Because,
- 6:35[SPEAKER_01]: The truth is 90% of businesses fell within the first 10 years.
- 6:39[SPEAKER_01]: Like new businesses, right?
- 6:41[SPEAKER_01]: So it's actually a way to accelerate your growth if you just buy a business that somebody already put the work in full built systems, processes are ultimately making money already.
- 6:52[SPEAKER_01]: And that's what I do.
- 6:53[SPEAKER_01]: I mean, we want to help more people to do the exact same thing.
- 6:55[SPEAKER_00]: And I want to talk about that, right, salute to the OG, John Hope Bryant, been my mentor for a while.
- 7:04[SPEAKER_00]: He was at the Carnegie Hall recently.
- 7:08[SPEAKER_00]: And he was talking about how we're living in the greatest wealth transfer ever.
- 7:14[SPEAKER_00]: right and part of it is a lot of people don't know is that baby boomers are the richest generation so there's like like trillions of trillions of dollars of wealth you know through baby boomers and a lot of them are are dying and retiring right and unfortunately or
- 7:34[SPEAKER_00]: Unfortunately for them, unfortunately for us, unfortunately for you and the people who listen to what you teach, their kids don't want those businesses and because those the kids don't want the businesses is a lot of opportunity out there to buy existing businesses and I think that this is important because we live in a space now, especially with social media where
- 7:58[SPEAKER_00]: social media is telling you to be the boss and start your own thing.
- 8:00[SPEAKER_00]: You've got to be a brand and things of that nature And that's not the case.
- 8:04[SPEAKER_00]: So talk a little bit about that and I love how you phrase it as the boring business, right?
- 8:10[SPEAKER_00]: Because I mean, even though you're known as the king of self stories, you know what I'm saying?
- 8:16[SPEAKER_00]: And you made it cool because you got this to and why?
- 8:19[SPEAKER_00]: And why made it cool?
- 8:21[SPEAKER_00]: The King of South stories, like South stories is boring.
- 8:24[SPEAKER_00]: Then you can't pop bottles in the stories, but you know what I'm saying?
- 8:28[SPEAKER_00]: So can you talk a little bit about that, like, how did you stumble across a boring business and why is a boring business sort of like the key to actual, like sustainable wealth?
- 8:43[SPEAKER_01]: So right now, everything you say, right?
- 8:44[SPEAKER_01]: We all end the largest ownership, transfer of wealth like ever in American history.
- 8:49[SPEAKER_01]: A lot of people don't even realize it because 50% of the economy is ran by small businesses, right?
- 8:55[SPEAKER_01]: And these small businesses all ran by baby boomers who are in a retirement phase.
- 8:59[SPEAKER_01]: So with me, I started out in residential cities.
- 9:02[SPEAKER_01]: So I was buying dueplexes, single families, and I was scaling fast, right, buying all these properties.
- 9:08[SPEAKER_01]: And I had about 40 plus properties at one point.
- 9:11[SPEAKER_01]: but my always cash poor equity rich is being real.
- 9:14[SPEAKER_01]: I put out online and we've hired everybody so I'm talking about it because I was just being honest.
- 9:17[SPEAKER_01]: I look, I don't all these properties black.
- 9:20[SPEAKER_01]: on paper, I'm not making real money now as far as equity and network, but that's not real cash in the bank.
- 9:28[SPEAKER_01]: And during the pandemic, I had tenants that stopped paying me because they lost their jobs.
- 9:32[SPEAKER_01]: But I'm still stuck as the landlord paying the mortgage.
- 9:35[SPEAKER_01]: I still got to pay the water, the taxes, maintenance if I don't need to condemn the property.
- 9:40[SPEAKER_01]: So I'm like, I got to do something.
- 9:41[SPEAKER_01]: I got to just quit my job.
- 9:43[SPEAKER_01]: I think I'm good, right?
- 9:44[SPEAKER_01]: So I started to
- 9:49[SPEAKER_01]: And one property in particular, and this was during the pandemic, we everything was sky hot, like selling over asking price.
- 9:56[SPEAKER_01]: I had somebody that was willing to pay over $20,000 than what I was asking for, but he wanted the property to be delivered vacant.
- 10:03[SPEAKER_01]: So I went to the 10, I gave him cash for keys.
- 10:04[SPEAKER_01]: I said, look, I don't care what you owe me.
- 10:06[SPEAKER_01]: Hey, go to Green, I just need you out because I want to go sell this property.
- 10:11[SPEAKER_01]: He agreed, but he wanted me to help him put his items in the storage unit for 90 days.
- 10:14[SPEAKER_01]: Now, I knew nothing about storage at this point, right?
- 10:16[SPEAKER_01]: This is how God worked, right?
- 10:18[SPEAKER_01]: So we looking for a storage unit, everything was so loud, we got a waiting list, I'm like, why is every single storage unit sold out?
- 10:25[SPEAKER_00]: Yeah, yeah.
- 10:25[SPEAKER_01]: And that's when the light bulb went off, hold on.
- 10:28[SPEAKER_01]: I need to be on this side of the desk.
- 10:29[SPEAKER_01]: Yeah, yeah.
- 10:30[SPEAKER_01]: Well, that same property that I sold, I ended up buying a storage facility with the profits of that business of that of that, um, so and I never look back because now I don't have to deal with no tenants living in my property.
- 10:42[SPEAKER_01]: I call that midnight.
- 10:43[SPEAKER_01]: No toilets being clogged and it's day and night right.
- 10:47[SPEAKER_01]: So now you're I fell in love with the boring business model and I also learned that.
- 10:53[SPEAKER_01]: is that every day businesses that we go out and use their services every day like the launching mat.
- 10:59[SPEAKER_01]: The car wash, doing the pandemic, the car wash is still open, the laundry mattress is still open, so these are businesses that's not trendy, their businesses that's a century that's going to be here no matter what happens.
- 11:11[SPEAKER_01]: That's how I got started, I'm not looking back.
- 11:13[SPEAKER_00]: And you know, the funny thing about it is that I should, you know, it's something that is like hindsight, right?
- 11:20[SPEAKER_00]: Because I remember, I wanted to say like, towards like the early 2000s and why specifically,
- 11:27[SPEAKER_00]: A lot of people just, like not even a lot of people developers, like they started developing a lot of self-stories units, a lot of self-stores units, a lot of self-stores units, a lot of self-stores units.
- 11:37[SPEAKER_00]: And I was wondering, like why they're doing all this or whatever.
- 11:40[SPEAKER_00]: And I never really thought about it, but as you start looking at the economy and where it's going, especially now, where you have, um,
- 11:48[SPEAKER_00]: People are living with roommates more now.
- 11:53[SPEAKER_00]: Kids are not moving out like when we came up, it was like your 18, you outta here.
- 11:57[SPEAKER_00]: You know what I'm saying?
- 11:58[SPEAKER_00]: Now, you know, you know, 18, like 30, you still, you know what I mean?
- 12:03[SPEAKER_00]: Some people still with the, you know, with the parents or whatever, you're not in a sense still in the house.
- 12:07[SPEAKER_00]: So it's one of those situations where kids aren't getting married.
- 12:12[SPEAKER_00]: And so all that stuff, where's all that stuff
- 12:17[SPEAKER_00]: I think there was an anticipation that I think that they, you know, developers, they did the math, they knew that this was going to happen.
- 12:26[SPEAKER_00]: And I mean, unfortunately, I'm not, I'm like, it just is what it is.
- 12:29[SPEAKER_00]: I'm not like trying to speak to City University.
- 12:31[SPEAKER_00]: Just is what it is, is that when you think about all of the jobs that are going to be lost or that are being lost and I'm going to be lost, you know, because of AI.
- 12:42[SPEAKER_00]: more people are going to have the downside, right?
- 12:45[SPEAKER_00]: More people are not going to have the income.
- 12:47[SPEAKER_00]: So more people are going to downside and we're like, we're like, where are you put these stuff?
- 12:51[SPEAKER_00]: And what I'm realizing with some stories is that it's a motion.
- 12:56[SPEAKER_00]: It's emotional.
- 12:58[SPEAKER_00]: Because you know, you got to think if you got certain things that send your family for years, like you're not going to get rid of those, and so you would rather pay itself stories that's to hold those things.
- 13:09[SPEAKER_00]: And so, it's a 500 plus, right?
- 13:13[SPEAKER_00]: Somebody watch them right now.
- 13:16[SPEAKER_00]: who's saying, man, that sounds good.
- 13:18[SPEAKER_00]: Laundry man, self storage, like these boring businesses.
- 13:23[SPEAKER_00]: They may say to themselves, well, you, you were lucky, bro.
- 13:26[SPEAKER_00]: You know what I'm saying?
- 13:27[SPEAKER_00]: You got into real estate.
- 13:29[SPEAKER_00]: You had a property to sell.
- 13:31[SPEAKER_00]: And you had the money to do that.
- 13:33[SPEAKER_00]: Well, talk to us.
- 13:34[SPEAKER_00]: Mr. New World's talk to us for the people who who work in a non-of-five paycheck or maybe you don't say they don't have a property sale.
- 13:43[SPEAKER_00]: How kids somebody get into a boring business there I don't money.
- 13:46[SPEAKER_01]: I love that.
- 13:46[SPEAKER_01]: That's why I love coming to your platform because I've really went everybody to watch this.
- 13:49[SPEAKER_01]: I had actionable steps if they could take away and start implement it.
- 13:52[SPEAKER_01]: So you don't need no money really.
- 13:54[SPEAKER_01]: You need strategy and you need structure.
- 13:57[SPEAKER_01]: So
- 13:58[SPEAKER_01]: Another business that I purchased do sell a finance, and it was a so storage business that I purchased $450,000, right?
- 14:04[SPEAKER_01]: And Alabama, and the seller, baby boom, 80 years old, right?
- 14:09[SPEAKER_01]: Children don't want to do what the business, but instead of me going to a bank and getting alone, I was able to structure the deal with the seller, held the note, and I pay him back with a portion of the cash note.
- 14:20[SPEAKER_01]: from the actual business.
- 14:21[SPEAKER_00]: Oh, oh, oh, oh, oh, oh.
- 14:24[SPEAKER_00]: Hey, yeah.
- 14:25[SPEAKER_00]: Like, I got it.
- 14:27[SPEAKER_00]: I got it.
- 14:28[SPEAKER_00]: Wait, wait.
- 14:28[SPEAKER_00]: You said seller finances.
- 14:30[SPEAKER_00]: So you're saying somebody owns a business.
- 14:32[SPEAKER_00]: Yes.
- 14:34[SPEAKER_00]: And you don't even have to go through the bank.
- 14:35[SPEAKER_00]: You can buy the business, like break that down with me.
- 14:38[SPEAKER_01]: So the way it works is you act that say you don't own it, right?
- 14:42[SPEAKER_01]: You're going to act as the bank and you're going to create what it's going to promise every note.
- 14:46[SPEAKER_01]: So you're going to say, hey, look, you want to sell me this business for 500,000 dollars.
- 14:49[SPEAKER_01]: I'm going to agree to pay you 500,000 over X amount of years.
- 14:53[SPEAKER_01]: In this case, we did three years.
- 14:55[SPEAKER_01]: interest only 6%, but now we still do a transaction, I buy from you the only difference is instead of me going to a bank and applying for a loan, you're the bank because you own assets free and clear, you get to get out of the business that day-to-day, but you still get the cash flow.
- 15:11[SPEAKER_01]: And then you don't have a major taxable event because if you sell a lot of baby boomers, they sell a business, they're going to hit with capital gains tax.
- 15:18[SPEAKER_01]: Most people don't know 80%
- 15:25[SPEAKER_01]: So the 80% or it gives the only more flexibility over three years five years to figure out how they're going to avoid those high capital gains tax It's kind of you know figure out their situation.
- 15:37[SPEAKER_01]: Yeah, but that's how it works.
- 15:38[SPEAKER_00]: You do say And then and it's so so so so I so late.
- 15:42[SPEAKER_00]: Let me just do I'm just going to do the math, right?
- 15:44[SPEAKER_00]: I'm going to say $500,000, I'll just say $500,000, right?
- 15:50[SPEAKER_00]: So, I'm going to say $100,000, just so I can keep the math clean.
- 15:55[SPEAKER_00]: So let's just say, I own a business $400,000.
- 15:58[SPEAKER_00]: You want to buy my business, and all I want is $100,000.
- 16:01[SPEAKER_00]: I say, all right, bet.
- 16:04[SPEAKER_00]: I'll give you the business and then I'm going to lend you the money to pay me back right in three years.
- 16:10[SPEAKER_00]: Let's just say.
- 16:12[SPEAKER_00]: That business, let's say, is cash flow in 10,000 a month.
- 16:15[SPEAKER_00]: Let's just say for easy numbers.
- 16:17[SPEAKER_00]: And so I say, all right, over three years, you owe me 100,000.
- 16:21[SPEAKER_00]: You're going to owe me 6% each month, or whatever.
- 16:24[SPEAKER_00]: So let's just say, you know, over the year, not six degree after the year,
- 16:32[SPEAKER_00]: The three years, you would have paid me 24.
- 16:35[SPEAKER_00]: Yeah, so you're paying me 24th, yeah.
- 16:37[SPEAKER_00]: Yeah, 18,000, right?
- 16:38[SPEAKER_00]: Yeah, 18,000, so you would have paid me 118,000.
- 16:43[SPEAKER_00]: I would have had, so now I sold the company, it's yours.
- 16:48[SPEAKER_00]: I'm your bank for three years.
- 16:49[SPEAKER_00]: You're paying me on a monthly basis at the interview.
- 16:52[SPEAKER_00]: I give my 100,000 and I wanted to originally plus an extra 18 for doing the financing.
- 16:58[SPEAKER_00]: You don't have to look up out your pocket at all.
- 17:00[SPEAKER_00]: And you're actually paying me back.
- 17:04[SPEAKER_00]: that, you know, if we say 33,000 divided by 12, let's just say 3,000 a month, that 3,000 a month, you're paying that off of the 10,000 that you're making already, and so not only did you get a business, that's worth 100,000.
- 17:20[SPEAKER_00]: Right, kind of free if you will, or you got to do it.
- 17:23[SPEAKER_00]: If you got it for free, and you, you just created $7,000 positive net cash load to you, and then you, and then after, so not only are you making, right, $70,000, so at 21, you make a $210,000.
- 17:42[SPEAKER_00]: at the end of the, so you paid 118, you made $210,000 back, right, and anything after year three that a whole profit.
- 17:54[SPEAKER_01]: That's how I know you in a bank of industry.
- 17:55[SPEAKER_01]: You broke that, I don't think that's much, most people just don't know that we can't do what we don't know.
- 18:01[SPEAKER_01]: We can't go where we never been, but this is how deals are done.
- 18:04[SPEAKER_00]: Yeah.
- 18:04[SPEAKER_01]: And the motto that I have is, like,
- 18:07[SPEAKER_01]: What's your price?
- 18:08[SPEAKER_01]: I'll pay you your price, but on my terms.
- 18:10[SPEAKER_01]: That's as simple as that.
- 18:12[SPEAKER_01]: So if you own a business, you may want 200,000, 300,000 Okay, I'll give you that, but can we do it on my terms where I don't come to the table with much of anything That's stretched this out over three four seven ten years.
- 18:23[SPEAKER_01]: Yeah, and let me get control of the business.
- 18:26[SPEAKER_01]: Yeah
- 18:26[SPEAKER_01]: And then we took on my AI, right?
- 18:27[SPEAKER_01]: So with self storage, I immediately start to save money, really make money because when you cut your expenses, you make it more money.
- 18:35[SPEAKER_01]: So we get rid of all of our front-death managers because we run our facilities remotely.
- 18:40[SPEAKER_01]: So we don't need anybody at the front desk on Facebook.
- 18:43[SPEAKER_01]: He's right, right, right.
- 18:44[SPEAKER_01]: So we save in five, six grand a month.
- 18:47[SPEAKER_01]: And then we have a call center that pick up the phone.
- 18:49[SPEAKER_01]: We have AI agents that can do the customer service, building any tech issues or things like that.
- 18:55[SPEAKER_01]: I literally, I love it because you can run the self-storage business from your phone in the house anywhere in the world.
- 19:02[SPEAKER_01]: Wow, because it's people that's just renting out metal boxes to the States.
- 19:07[SPEAKER_01]: I have one of my customers was renting out still renting but for 90 years.
- 19:12[SPEAKER_01]: So prior to me, only the facility, they actually rented that unit for 90 years.
- 19:18[SPEAKER_01]: because they want to keep the items in there that stays with their family.
- 19:21[SPEAKER_01]: So imagine having somebody paid you for 90 years.
- 19:23[SPEAKER_01]: Wow, really, logistly.
- 19:24[SPEAKER_01]: Wow, that's our goal.
- 19:26[SPEAKER_00]: Yo, that's crazy.
- 19:28[SPEAKER_00]: And so now, what's the process though, right?
- 19:32[SPEAKER_00]: How do you find businesses?
- 19:33[SPEAKER_00]: Because I think that,
- 19:36[SPEAKER_00]: You know, you know, a lot of people who may want to, you know, when we can even stick with self storage, um, is there a mechanism, do I use AI, do I just Google, you know, self storage building for sale?
- 19:48[SPEAKER_00]: Like, how do I, how do I find fun?
- 19:50[SPEAKER_01]: So it's a few ways.
- 19:50[SPEAKER_01]: I want to give it like a step by step, yeah.
- 19:53[SPEAKER_01]: So step one, you could go online.
- 19:55[SPEAKER_01]: It's a website called bizbysell.com.
- 19:57[SPEAKER_01]: It's a business brokerage website where you have business, only that's ready to sell.
- 20:01[SPEAKER_01]: Entire.
- 20:02[SPEAKER_01]: They get what a business broker and have the list there business for sale.
- 20:06[SPEAKER_01]: So you can go and business buy sell, fill to down, whether you want so storage, launch a match, car washes, roofing companies, 18 businesses, depending on what you want, you can fill to down, start reaching out to those brokers.
- 20:18[SPEAKER_01]: The same way somebody go to buy house and you get what a realtor to show you what's on the MLS and then sell you a house is the same process when you get what a business broker.
- 20:27[SPEAKER_01]: they show you what businesses are available.
- 20:28[SPEAKER_01]: That's one way.
- 20:30[SPEAKER_01]: The other way that's listed is very, very simple, but you've got to spend some time and get outside and go knock with some doors, right?
- 20:37[SPEAKER_01]: Just go to the nearby, like, for example, one of my students purchased the mailbox door.
- 20:42[SPEAKER_01]: Like, you know, the packing is shit.
- 20:43[SPEAKER_01]: Yeah, yeah, yeah.
- 20:45[SPEAKER_01]: She was going to rent out a call from herds.
- 20:46[SPEAKER_00]: Yeah.
- 20:47[SPEAKER_01]: The mailbox door was next door to herds.
- 20:49[SPEAKER_01]: Because she has the mindset and the train that we teach, she went next door.
- 20:53[SPEAKER_01]: And she asked the owner, are you looking to sell?
- 20:55[SPEAKER_01]: Are you interested in selling?
- 20:56[SPEAKER_01]: He was like, I'm actually looking to sell.
- 20:58[SPEAKER_01]: I just don't know how to sell.
- 20:59[SPEAKER_01]: He'd been at the business for 21 years.
- 21:01[SPEAKER_01]: And she was able to do a seller finance and do with only $5,000 down out of her pocket.
- 21:07[SPEAKER_01]: The mailbox store was bringing in about $130,000 a year.
- 21:10[SPEAKER_01]: So you go on websites, you get where brokers or just go in to these businesses and introduce yourself.
- 21:16[SPEAKER_01]: Yeah, build rapport.
- 21:17[SPEAKER_01]: Yeah.
- 21:18[SPEAKER_01]: So to connect with these baby boomers so that when it's time for them to sell, they'll get with you.
- 21:22[SPEAKER_00]: Yeah.
- 21:23[SPEAKER_01]: The second step is we need to understand our finance instructions.
- 21:26[SPEAKER_01]: We talked about seller finance in which is one way.
- 21:29[SPEAKER_01]: But then you also have the SBA.
- 21:31[SPEAKER_01]: So as of July, small business administration, small business administration, right, used to be 5 million, but as of July for, they actually increased it to $10 million, where the government will literally fund you up to $10 million to buy any small business.
- 21:46[SPEAKER_01]: Wow.
- 21:47[SPEAKER_01]: And you only got to come to the table with 10% down.
- 21:49[SPEAKER_01]: So if I'm looking to go by a 500,000-dollar business, I got to come up with 50,000.
- 21:55[SPEAKER_01]: That's 50,000.
- 21:56[SPEAKER_01]: I might give it as cash, as cash.
- 21:57[SPEAKER_01]: You got 50,000.
- 21:59[SPEAKER_01]: Part of what me, let's go in on this together, right?
- 22:01[SPEAKER_01]: Let me strategize and see who I can bring to the table to come up with that down payment.
- 22:05[SPEAKER_00]: Yeah.
- 22:05[SPEAKER_01]: But that's how you won't get in the door.
- 22:07[SPEAKER_00]: Yeah.
- 22:08[SPEAKER_00]: And it's already cash flowing.
- 22:09[SPEAKER_00]: So that phone calls a little different.
- 22:11[SPEAKER_00]: Then your as cash, I got this idea.
- 22:13[SPEAKER_00]: No.
- 22:14[SPEAKER_00]: Now, yo, as cash, I got this $500,000 business that's cash flowing at some amount of money already.
- 22:21[SPEAKER_00]: It's been here for 21 years, all right, Tommy.
- 22:23[SPEAKER_01]: So the reason why SBA is going to give you the money is because they are approving you based upon the current cash flow of the business.
- 22:31[SPEAKER_01]: That's about you can get approved for that long.
- 22:32[SPEAKER_01]: The business is negative.
- 22:33[SPEAKER_01]: You're not going to be able to get approved for the SBA.
- 22:35[SPEAKER_01]: So that's why we want to look for businesses that already have customers in place that's already making money.
- 22:41[SPEAKER_01]: And a lot of times, people think that, why would somebody sell me a business if it's making money?
- 22:46[SPEAKER_01]: That's not thought process honestly, right?
- 22:48[SPEAKER_00]: Because when you think about, I mean, I know somebody says, hey, I don't want this business no more whatever the case may be.
- 22:53[SPEAKER_00]: And it's like, it's casual on like, why would they sell it?
- 22:57[SPEAKER_00]: No, yeah, it's many reasons, right?
- 23:00[SPEAKER_00]: people retire.
- 23:01[SPEAKER_01]: Yeah.
- 23:01[SPEAKER_01]: Yeah.
- 23:02[SPEAKER_01]: Maybe health issues.
- 23:03[SPEAKER_01]: Right.
- 23:03[SPEAKER_01]: The last owner we purchased from, he just was battling some health issues and he was just ready to get out of the business.
- 23:08[SPEAKER_01]: Yeah.
- 23:08[SPEAKER_01]: In some cases, you have a husband and wife that's going through a divorce and they need to liquidate.
- 23:12[SPEAKER_01]: Yeah.
- 23:13[SPEAKER_01]: So with other life events, that's going to motivate them to sell.
- 23:16[SPEAKER_00]: Yeah.
- 23:17[SPEAKER_01]: But it doesn't necessarily mean that the business is not making money.
- 23:19[SPEAKER_00]: Yep.
- 23:19[SPEAKER_00]: Yep.
- 23:20[SPEAKER_00]: Yeah.
- 23:20[SPEAKER_00]: And then, and then so, um,
- 23:24[SPEAKER_00]: We got, we got, you know, where we could get the businesses from, how do you know, like, how do you do diligence to know it's a good business to buy, right?
- 23:35[SPEAKER_00]: Because I remember, you know, I had a lot of different people on my podcast.
- 23:41[SPEAKER_00]: I remember, I tried Airbnb, I tried Toro, I tried all the different things.
- 23:46[SPEAKER_00]: And,
- 23:47[SPEAKER_00]: to be honest, unfortunately, because I didn't get a mentor who's in the business, I tried to do it myself, and I failed miserably at both, you know what I'm saying?
- 23:58[SPEAKER_00]: How do you, you know, how do you find?
- 24:01[SPEAKER_00]: And so definitely, I'm like, I'm, I'm, I'm giving you out of the slammer right now.
- 24:05[SPEAKER_00]: He got 500 plus so y'all looking to do it y'all got to get them into a first.
- 24:10[SPEAKER_00]: I'm just going to say that to me.
- 24:11[SPEAKER_00]: But just for the you know, sake of education, how do you like, like what what's the process of due diligence?
- 24:18[SPEAKER_00]: How do you know, you know, this is a good business, a good vibe.
- 24:20[SPEAKER_00]: It's a friend where I call it my rich acquisition method.
- 24:23[SPEAKER_01]: So the R enrich the ins for you.
- 24:25[SPEAKER_01]: Repeatable customers has to be a sticky business any business.
- 24:28[SPEAKER_01]: I bought and needs to be really recover And I don't want to have to keep chasing new customers every single month So that needs to check off the box the eye stands for the industry structure So I needed to be an industry that is recession proof or an essential industry So I'm thinking about during a pandemic, but we're still open if this impacted the pandemic where
- 24:47[SPEAKER_01]: It was not a thriving business.
- 24:49[SPEAKER_01]: I don't want to touch it.
- 24:50[SPEAKER_01]: I also want to buy a business that's 10 years old or more.
- 24:53[SPEAKER_01]: If the business is not 10 years old or more, I'm not touching it.
- 24:56[SPEAKER_01]: Because the staff showed 90% of businesses fell within 10 years.
- 25:00[SPEAKER_01]: So I want to buy after 10 years because now you have a 90% success rate.
- 25:05[SPEAKER_01]: The sea in the rich acquisition methods stands for consistent cash flow.
- 25:10[SPEAKER_01]: So how could I improve and bring up more revenue?
- 25:13[SPEAKER_01]: So when we buy so storage,
- 25:15[SPEAKER_01]: We actually put a mailbox store in the office space.
- 25:18[SPEAKER_01]: So now that's bringing in more revenue.
- 25:19[SPEAKER_01]: We offer insurance.
- 25:21[SPEAKER_01]: You offer into no-to-reservice.
- 25:23[SPEAKER_01]: So how could I create more cash flow?
- 25:26[SPEAKER_01]: And then the H is holding values.
- 25:28[SPEAKER_01]: The reason why I love self storage, but take this because it's a small business.
- 25:33[SPEAKER_01]: There's also commercial real estate.
- 25:34[SPEAKER_01]: So not only do you get the cash flow, but you get the appreciation that I tag to me that real estate gives you.
- 25:40[SPEAKER_01]: A lot of people love real estate because of those things.
- 25:42[SPEAKER_01]: You get the best of both worlds with some style.
- 25:45[SPEAKER_01]: If you could hit all of those buckets, that's a good sign and then we'll go into, you know, yet net up or in the income as far as how much money you want to see in your pocket.
- 25:54[SPEAKER_01]: I mean, I tell all my students, start with how much does it cost you to live monthly.
- 25:59[SPEAKER_01]: So look at your bills, your rent, more of your car.
- 26:01[SPEAKER_01]: No, if it cost you $7,000 a month to live, we want to go by business.
- 26:05[SPEAKER_01]: I had a minimum that's going to give you $7,000 a month.
- 26:08[SPEAKER_01]: Well, you don't got to trade your time, but now it covers all of your living expenses.
- 26:12[SPEAKER_01]: And you guys have some freedom, right?
- 26:14[SPEAKER_01]: Sure, for sure.
- 26:14[SPEAKER_01]: You start moving from there.
- 26:15[SPEAKER_01]: For sure.
- 26:16[SPEAKER_00]: Um, credit.
- 26:19[SPEAKER_00]: Because, so I got two questions actually, but so, so I want to get them out my head.
- 26:24[SPEAKER_00]: You can answer them, but I got two questions because one, early when you said, all right, 500,000 dollar home or 500,000 dollar business, the SBA only needs 10% down, $50,000 dollars.
- 26:37[SPEAKER_00]: Some people, right, like I'm fortunate that I have a group of people that if I ever needed money, I can call them, be like yo.
- 26:44[SPEAKER_00]: We're about to do this or whatever, right?
- 26:45[SPEAKER_00]: Some people may not have a roller dexter that they could call anybody or whatever.
- 26:50[SPEAKER_00]: And so number one, can someone use credit to get the 50K to buy the business?
- 26:56[SPEAKER_00]: That's number one, and you can answer that.
- 26:59[SPEAKER_00]: But the second question that will come around to is, as you were talking, though,
- 27:05[SPEAKER_00]: I said to myself, well, if I'm buying a business that is 10 years older, 10 years old or more, it has cash flow already and now I own that business, couldn't I use that business now to get credit?
- 27:22[SPEAKER_00]: And then, so that's just my mind, it went there.
- 27:26[SPEAKER_00]: But let's start with actually acquiring the business.
- 27:33[SPEAKER_01]: use credit to acquire the business and if so how absolutely so I'll give you an example let's use the five hundred thousand dollars storage business or any business right SPS won't give you You got to come to the table with 10% down so far in a thousand you got to come to the table 50,000 That 50,000 if you don't have someone like a ash cash or anybody in that where that was willing to invest and get a return
- 27:55[SPEAKER_01]: You can do what it's called credit card stack it.
- 27:57[SPEAKER_01]: So now you apply for a series of credit cards and piece up the credit cards together to come up with that 50,000 So you might go to Bank of America and get approved for $15,000 0% interest credit card All right now you won't go to Chase you get another 15,000 0% interest business credit card That's 30,000 you more than half way there you need another 20 so now I go to a Navy federal now I go to a key bank foot and bank and now I get stack up these cards
- 28:23[SPEAKER_01]: I'll liquidate the cards and use that as my down payment.
- 28:26[SPEAKER_01]: So if you don't have a network, you could use credit.
- 28:28[SPEAKER_01]: I've even had students like use grant money.
- 28:31[SPEAKER_01]: So they waiting a plough for grants.
- 28:33[SPEAKER_01]: You don't?
- 28:34[SPEAKER_01]: Yeah, yeah.
- 28:34[SPEAKER_01]: The grants don't be, it won't be too much.
- 28:36[SPEAKER_01]: Yeah, yeah, $10,000 grant.
- 28:38[SPEAKER_01]: For sure.
- 28:38[SPEAKER_01]: 3500 on Grant had that thing up.
- 28:40[SPEAKER_01]: We're going to use that as a down payment.
- 28:43[SPEAKER_01]: You may have somebody in your family.
- 28:44[SPEAKER_01]: They got money before one kid.
- 28:45[SPEAKER_01]: You need to call them up.
- 28:46[SPEAKER_01]: You need to pull that out.
- 28:48[SPEAKER_01]: You got money in the stock market.
- 28:49[SPEAKER_01]: But I don't get shit stock.
- 28:52[SPEAKER_01]: It's so many ways to come up with the money.
- 28:54[SPEAKER_01]: We could have a whole class on my show.
- 28:56[SPEAKER_01]: Just money and how to get it.
- 28:57[SPEAKER_01]: And I like to really place emphasis only because.
- 29:01[SPEAKER_01]: A lot of people think that buying a business is so far, $1,000,000, you think that, well, I'm not there yet.
- 29:06[SPEAKER_01]: That's too ahead of my time.
- 29:08[SPEAKER_01]: I don't have the money, you just really need the structure, you need the strategy, and it's actually a fast route to build wealth and starting from scratch.
- 29:16[SPEAKER_00]: Yeah, and that's why I appreciate what you do because again, I think that's been,
- 29:22[SPEAKER_00]: the message, like from day one that I've met you like, that was your message, right?
- 29:26[SPEAKER_00]: Body's build is, you know, by the cash flow, because, you know, I'm somebody that had to learn the hard way to about cash flow, right?
- 29:34[SPEAKER_00]: Because a lot of it is, you make a lot of money, and you're like, you know what, I don't wanna pay the IRS.
- 29:40[SPEAKER_00]: And I'm saying, I wanna legally find ways to not pay the IRS.
- 29:44[SPEAKER_00]: And so you take all of your money, and you put it in assets, right?
- 29:48[SPEAKER_00]: I mean, we from New York, right?
- 29:49[SPEAKER_00]: So you be like, dead ass, right?
- 29:50[SPEAKER_00]: So something like, you got some dead ass at, so you don't say it because sometimes, like, you put the money in the asset and, and yes, it's like, you said it's growing and equity is growing.
- 30:00[SPEAKER_00]: You know, it's growing, the value of it.
- 30:03[SPEAKER_00]: But if it's not cash loan for you, right?
- 30:06[SPEAKER_00]: Then you got a dead ass.
- 30:07[SPEAKER_00]: So when you got a dead ass at,
- 30:09[SPEAKER_00]: But in this particular case, it's like, man, like what I'm hearing from you is number one is the best of both worlds even because you could still get into real estate because you're buying a business, you're buying the business of the property, right?
- 30:22[SPEAKER_00]: So it's commercial real estate, but now you have that cash flow that cash flow and this is
- 30:31[SPEAKER_00]: something that we just not taught in our community.
- 30:33[SPEAKER_00]: You know what I'm saying?
- 30:34[SPEAKER_00]: They teach us to go to school, get a good job, and that's it like we're being taught to work hard for money.
- 30:39[SPEAKER_00]: What has been the biggest roadblock or the biggest thing you had to battle with trying to get our community to like jump on board and kind of no look yo this is not too good because this is a whole paradigm shift.
- 30:55[SPEAKER_01]: It's really belief, we don't see it.
- 30:58[SPEAKER_01]: I went to a mass demand back in 2021.
- 31:01[SPEAKER_01]: I was the only black Christian in the room, the youngest one of the room.
- 31:05[SPEAKER_01]: Everybody was up there.
- 31:06[SPEAKER_01]: I just raised 40 million two days ago.
- 31:08[SPEAKER_01]: I raised 20 million two days ago.
- 31:09[SPEAKER_01]: They just sold the storage business 50 million.
- 31:11[SPEAKER_01]: I'm like, this is insane, but I had to see it.
- 31:14[SPEAKER_01]: I had to be that environment.
- 31:16[SPEAKER_01]: So I think for me,
- 31:18[SPEAKER_01]: just continue to show the work.
- 31:20[SPEAKER_01]: All right, show us when we have the ribbon cutting at our store facility, bring out students out to the business here, even given employment.
- 31:27[SPEAKER_01]: So our students, we actually give them employment opportunities to join our management company, help manage the businesses.
- 31:33[SPEAKER_01]: So they get a fill for and overcome that belief.
- 31:36[SPEAKER_01]: Once you overcome that belief,
- 31:38[SPEAKER_01]: that that changed the game.
- 31:39[SPEAKER_01]: And I want to share this right.
- 31:42[SPEAKER_01]: I encourage everybody to do every single year have what our core family like a CBX.
- 31:46[SPEAKER_01]: So we get together, bring my aunts, my brothers, my cousins, my wife, everybody, right, come to the table and we talk about financial literacy.
- 31:54[SPEAKER_01]: Because we need to start the conversation, we need to understand it.
- 31:57[SPEAKER_01]: And then we make sure that everybody got the credit report pulled up.
- 32:01[SPEAKER_01]: We also make sure everybody have the LLC.
- 32:03[SPEAKER_01]: If you can't get these two basics done, then you can't even show up to the meat.
- 32:06[SPEAKER_01]: We don't need you in.
- 32:07[SPEAKER_01]: Because if you can't do the small things, you can't do the big things, right?
- 32:10[SPEAKER_01]: But this is what's most important, right?
- 32:12[SPEAKER_01]: We do what is called a family suzu.
- 32:14[SPEAKER_01]: So, we each put up 200 bucks, 300 bucks, and every single month we take the money and we should strategically invest towards somebody's financial development.
- 32:24[SPEAKER_01]: So, we don't allow you to just take your money this month and go do anything with it in a this month.
- 32:28[SPEAKER_01]: My brother went and got his life insurance license, right?
- 32:31[SPEAKER_01]: This month, my dad went and got his private money broker certification.
- 32:34[SPEAKER_01]: This month,
- 32:35[SPEAKER_01]: we investigate my own credit fix, right?
- 32:37[SPEAKER_01]: We need to pay down some debt from our cousin.
- 32:39[SPEAKER_01]: But now we put everybody in position, right?
- 32:42[SPEAKER_01]: And we force in the progress.
- 32:44[SPEAKER_01]: And now I have family members that are partners with me.
- 32:47[SPEAKER_01]: And so storage business, yeah.
- 32:49[SPEAKER_01]: But that changed everybody, mine now.
- 32:50[SPEAKER_01]: Because that's my sweet.
- 32:52[SPEAKER_00]: Yeah, yeah, yeah, yeah, yeah, yeah, yeah, yeah.
- 32:54[SPEAKER_01]: And now we see a more people, you know, get on board and we duplicate the same process.
- 32:59[SPEAKER_01]: Yeah.
- 32:59[SPEAKER_01]: But it starts at the table having that conversation and forcing the progress along the way.
- 33:06[SPEAKER_00]: Now I love that because what I hear you're saying is like literally you don't have no more excuses.
- 33:13[SPEAKER_00]: Right, because the information is out there.
- 33:16[SPEAKER_00]: We're giving you the information here, but you know, you have created a mentorship where people could learn the information.
- 33:23[SPEAKER_00]: You are a living testimony of doing it.
- 33:28[SPEAKER_00]: And so for those out there who worked in nine or five, who like you, I can't do it because I don't have money saved, excuse me, done.
- 33:35[SPEAKER_00]: For those who may have messed up their credit, back credit, I can't do it.
- 33:39[SPEAKER_00]: excuse-done for those who have rate credit and you know thinking about your how can I you know get the money from it as VA loan excuse-done.
- 33:48[SPEAKER_00]: So
- 33:50[SPEAKER_00]: What is talking a little bit about your mentorship?
- 33:52[SPEAKER_00]: Because I think that over the years, I've seen you really take a hold of people and really change your people's lives.
- 34:02[SPEAKER_00]: Talk about what one of the reasons why you started this mentorship?
- 34:05[SPEAKER_00]: Because I feel like a lot of times people get success.
- 34:10[SPEAKER_00]: And they just keep the success in themselves.
- 34:12[SPEAKER_00]: Like why tell someone else, but talk about your mentorship.
- 34:15[SPEAKER_01]: So my mentorship is called the mailbox man named Boatman, right?
- 34:18[SPEAKER_01]: Mentorship is so important because reason why even I even started a mentorship is because my mentor, right?
- 34:23[SPEAKER_01]: And I asked them two questions.
- 34:25[SPEAKER_01]: I said, if you could share with me two blind spots that you would recommend me overcome.
- 34:30[SPEAKER_01]: And like, you know, if you could talk to your younger self, first thing he said, duplicate yourself.
- 34:34[SPEAKER_01]: Because you've got to get to the point where you can't do everything on your own.
- 34:37[SPEAKER_01]: and you have multiple businesses where you need other people working rooms and hand-to-things as a physiotherapist.
- 34:43[SPEAKER_01]: Second thing he said, double down on content because you need to build your brand in awareness because that's what's gonna open doors for people to wanna do business with you.
- 34:50[SPEAKER_01]: People do business with who they know like and trust.
- 34:52[SPEAKER_01]: So,
- 34:54[SPEAKER_01]: That's when I started to go out there and start a mentorship because my goal was to duplicate myself.
- 34:59[SPEAKER_01]: Because I knew I got deals in New York and Pennsylvania, but I want to do deals in Chicago.
- 35:04[SPEAKER_01]: I want to do deals in Alabama.
- 35:05[SPEAKER_01]: I want to deal in Vegas.
- 35:06[SPEAKER_01]: I can't be in every single state.
- 35:08[SPEAKER_01]: So if I can train up different individuals on the processes and hope to get there, we can do deals.
- 35:14[SPEAKER_01]: I don't need 100% of everything.
- 35:17[SPEAKER_01]: No, like, that's the problem with us, right?
- 35:19[SPEAKER_01]: We want to have 100% of zero versus 10% of 100% of those.
- 35:23[SPEAKER_01]: So how do we build this out?
- 35:25[SPEAKER_01]: And then the last piece says, man, you know, we come from nothing.
- 35:28[SPEAKER_00]: Sure.
- 35:29[SPEAKER_01]: And I know what it felt like for me, when I needed somebody to give me a hand up.
- 35:33[SPEAKER_01]: Yeah.
- 35:34[SPEAKER_01]: Somebody to really give me the blue primer.
- 35:36[SPEAKER_01]: Very first deal was because
- 35:38[SPEAKER_01]: Another mentor of mine, she ended up connecting me to someone she did business with from 20 years, he became my private lender.
- 35:45[SPEAKER_01]: He put up 600,000 for me, like 21 years old.
- 35:49[SPEAKER_01]: He put up $100,000, and this is what changed the game, right?
- 35:52[SPEAKER_01]: He was everyday millionaire bro.
- 35:54[SPEAKER_01]: Like, if you walk past the ministry, he even, no, he got millions.
- 35:57[SPEAKER_01]: Yeah, regular t-shirt on G's move around, but on a bunch of businesses.
- 36:01[SPEAKER_01]: Yeah, large amounts, car wash, real estate.
- 36:04[SPEAKER_01]: And I mean, spy, because I'm like, man, I want more people to believe and know that they could be every day million, they could be the name, the million and next door, and with the mentorship, we help people get that belief.
- 36:16[SPEAKER_01]: Yeah, from that belief, we execute.
- 36:18[SPEAKER_01]: We got students have purchased laundry mats, salons, sweets, dry cleaners, gotten insurance policies now, setting up their trust, it's just a different conversation.
- 36:27[SPEAKER_01]: Yeah, but I get excited when I talk about the mentorship because
- 36:31[SPEAKER_01]: is more about impact, the income and I understand that all of the value that I want to create is to other people's heart and all the money that you want to make is that other people's pockets.
- 36:42[SPEAKER_01]: That's just the fact, that's the fact, yeah.
- 36:44[SPEAKER_00]: When I think about, you know, the work that you've done, or the work you do with your mentees, tell me like, what is that feeling?
- 36:54[SPEAKER_00]: Not for you, but for them,
- 36:57[SPEAKER_00]: when they get over that first hump, when they like, because you know, you know, I've been a coach as well.
- 37:02[SPEAKER_00]: You know, I can tell you, you know, I have a group and I mentor people.
- 37:07[SPEAKER_00]: And a lot of people make the decisions to join your program or my program, Lenny.
- 37:12[SPEAKER_00]: other coaching program, a lot of them do it with fear.
- 37:14[SPEAKER_00]: A lot of them have faith.
- 37:16[SPEAKER_00]: They're like, I know I need something to change.
- 37:18[SPEAKER_00]: I know you're not saying, I like this guy, I like this girl, I know they could help me, so I'm going to take a chance, right?
- 37:25[SPEAKER_00]: I'm going to take a chance on it.
- 37:26[SPEAKER_00]: And then when you're working with them and you get the net first result,
- 37:31[SPEAKER_00]: Um, what is the, like, what is that feeling like for them that they have shared with you number one number two?
- 37:38[SPEAKER_00]: What is your advice to them once they get that first sort of like result that they're looking for?
- 37:44[SPEAKER_01]: So that first result or feeling that they get when they get that result is like a weight lift through what they showed there.
- 37:49[SPEAKER_01]: And I get even all you write, right?
- 37:51[SPEAKER_01]: So I say this all the time, I'm like, look, you don't need the money and they don't know before you go to the process.
- 37:56[SPEAKER_01]: Yeah.
- 37:56[SPEAKER_01]: He's talking crazy.
- 37:57[SPEAKER_01]: What did you mean?
- 37:58[SPEAKER_01]: I don't need the money the way my bank account is set up All right, the way my credit set up.
- 38:01[SPEAKER_01]: I need the money.
- 38:02[SPEAKER_01]: Yeah, but once they actually go through the process and get the deal done They like man, Koju is right.
- 38:07[SPEAKER_01]: I didn't need the money.
- 38:08[SPEAKER_01]: I just needed the strategy I need the structure now.
- 38:10[SPEAKER_01]: It's a weightlet of the shoulder, but what I tell them is we you don't do no scoreboard watching Right, you don't get complacent because the minute that you stop moving the minute you stop you start losing, right?
- 38:21[SPEAKER_01]: So I encourage them.
- 38:22[SPEAKER_01]: Okay.
- 38:22[SPEAKER_01]: You got one deal
- 38:23[SPEAKER_01]: Yes, continue on.
- 38:24[SPEAKER_01]: Let's get the second deal.
- 38:24[SPEAKER_01]: Let's get a third deal.
- 38:25[SPEAKER_01]: Let's get the fourth deal.
- 38:26[SPEAKER_01]: Because you know, you started to get some success.
- 38:29[SPEAKER_01]: And you think that you got to me.
- 38:31[SPEAKER_01]: Yeah.
- 38:31[SPEAKER_01]: I know.
- 38:31[SPEAKER_01]: So that's what I would continue.
- 38:34[SPEAKER_01]: So I saw encouraged them after they get that win.
- 38:36[SPEAKER_00]: Yeah.
- 38:37[SPEAKER_01]: And they got that belief.
- 38:38[SPEAKER_00]: Yeah.
- 38:38[SPEAKER_01]: You know, let's just keep it going.
- 38:40[SPEAKER_00]: And what at what point if any do they do they do they start to get the the the the
- 38:53[SPEAKER_00]: I know for you, what took you three, four years before you even got the Lambo?
- 39:00[SPEAKER_00]: Yeah, that's the fact, right?
- 39:02[SPEAKER_00]: And I met you, you was up.
- 39:04[SPEAKER_00]: So it wasn't like I met you when you was like struggling, like in fact full transparency, it wasn't full transparency, but I was after to give you your flowers behind the scenes because when we first started this park and so a lot of y'all probably seen them, y'all probably seen this commercial,
- 39:18[SPEAKER_00]: When we first started this podcast five years ago, we first started the podcast five years ago, he was the first person to invest in ads, right, in our podcast.
- 39:31[SPEAKER_00]: And I mean, you did well.
- 39:32[SPEAKER_00]: So, you know, it all worked out.
- 39:35[SPEAKER_00]: But for us, we didn't have a business model when we started the podcast.
- 39:38[SPEAKER_00]: We were trying to start the podcast to sell it to a television station or whatever the case may be.
- 39:44[SPEAKER_00]: You know, we realized that there was a business model behind podcasts that you could actually make seven figures from a podcast, which, you know, we've, we've been able to do and maybe one day I'll do a, do a show on on the, the mechanics of that you've got to do.
- 39:58[SPEAKER_00]: Yeah, yeah, because I think I think people don't realize I think people just think.
- 40:02[SPEAKER_00]: that podcast is about fame right but it's a whole business model and we've been able to to do it successfully a lot of other people who figured it out and did it successfully.
- 40:11[SPEAKER_00]: But you would like one of the first people to do it and I don't know I think it was like 8,9,000,000.
- 40:18[SPEAKER_00]: So $10,000, so like I'm saying that to say five years ago, he could invest $10,000 and it wasn't like, you know, he wasn't one of those clients that gave us $10,000 and he was bugging us.
- 40:30[SPEAKER_00]: He was just like, I think he's going to work and you took a shot also because we didn't, we didn't do.
- 40:36[SPEAKER_00]: Advertisers, you didn't even know if it was going to work for real, um, but I'm glad I did the absolutely, absolutely, but even that though I noticed even like I like again, like behind the scenes, you know, we talk about money and all that stuff.
- 40:50[SPEAKER_00]: So I knew you was up, but I'm like, yo, I haven't seen them do any flashy things, you know what I'm saying?
- 40:55[SPEAKER_00]: And so for those who are building the cash flow, right?
- 41:00[SPEAKER_00]: They build the cash flow, they get the money, um,
- 41:03[SPEAKER_00]: how many times are they reinvesting at, what point do they buy the house, what point do they buy the lamb go, the lamb go to cully, whatever, like, or is that, you know, what's your advice on that?
- 41:16[SPEAKER_01]: So my motto is, you know, get your fears in order for his mouth, my uncle always told me to see said life is like a game of music or chairs, when the music stops, you gotta make sure you have a seat.
- 41:25[SPEAKER_01]: What that mean is like, for me, those seats are the assets, right?
- 41:29[SPEAKER_01]: Because the storm's gonna come, that's just business, right?
- 41:33[SPEAKER_01]: So I seem like my uncle's in my daddy always told me, look, make sure you stack your bread and you put it in different assets.
- 41:40[SPEAKER_01]: So for me, that was priority.
- 41:42[SPEAKER_01]: Put it in insurance.
- 41:43[SPEAKER_01]: All right, make my insurance policy set.
- 41:45[SPEAKER_01]: I got assets.
- 41:46[SPEAKER_01]: If I can't buy it three times, I'm not going to do with that all.
- 41:49[SPEAKER_01]: So it really took me a while to even buy the limit of the y'all.
- 41:51[SPEAKER_01]: It was because of the circuit, I got my bro's speedy.
- 41:53[SPEAKER_01]: Yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah, my bro's speedy, yeah,
- 42:15[SPEAKER_01]: I was so excited when I did it, because I remember, I was driving a 2013 Kia Rio.
- 42:23[SPEAKER_01]: I paid five thousand for a cash, right?
- 42:25[SPEAKER_01]: I was proud for for, because I paid for a cash, you know what I did?
- 42:28[SPEAKER_01]: But all my friends, they was financing infinity, maxima, this is a grown-at-time, Andrew Overs, and they was joking on me like, you're a bro, you still driving a gold car, go get your, go get your car, you got the money, go get your car.
- 42:41[SPEAKER_01]: And I'm like, nah, because I kept hearing my uncles and my dad,
- 42:46[SPEAKER_01]: get your, keep your credit right, right.
- 42:47[SPEAKER_01]: State, state, stay down to you come up.
- 42:49[SPEAKER_01]: Right.
- 42:50[SPEAKER_01]: So when I was able to buy the Lamborghini and do it with it pay for itself, it showed me that you got to earn the right.
- 42:58[SPEAKER_01]: You got to really stay down.
- 43:00[SPEAKER_01]: Yeah.
- 43:00[SPEAKER_01]: And I just tell that to my mentees.
- 43:01[SPEAKER_01]: Yeah.
- 43:02[SPEAKER_01]: And I'm mentees.
- 43:03[SPEAKER_01]: They're not flashy.
- 43:04[SPEAKER_01]: Because they are, I'm not flashy.
- 43:05[SPEAKER_01]: Sure.
- 43:06[SPEAKER_01]: And even though I got the Lambo, I got the house.
- 43:08[SPEAKER_01]: I got different things.
- 43:09[SPEAKER_01]: Yeah.
- 43:09[SPEAKER_01]: I don't.
- 43:10[SPEAKER_01]: believe in ultimately flashing it, because also, you know, where we come from, you can't do too much.
- 43:15[SPEAKER_01]: Yeah.
- 43:16[SPEAKER_01]: That's a thing.
- 43:18[SPEAKER_01]: I also know that in the day that stuff could go to.
- 43:20[SPEAKER_01]: One thousand.
- 43:20[SPEAKER_01]: So you could be showing it today and then be going tomorrow.
- 43:23[SPEAKER_01]: Yeah.
- 43:24[SPEAKER_00]: It's funny because I feel like to your point about sustainability.
- 43:30[SPEAKER_00]: I feel like that's the beauty of,
- 43:34[SPEAKER_00]: understanding why you do things, right?
- 43:36[SPEAKER_00]: Because even as you, you know, you're self, selfless enough to make sure that you're helping others.
- 43:43[SPEAKER_00]: You know, you don't want to be the only, you know, rich person in your family, right?
- 43:47[SPEAKER_00]: You're coming from wealth there.
- 43:48[SPEAKER_00]: So I'm just making an assumption.
- 43:49[SPEAKER_00]: You're the first multi-millionaire in your family.
- 43:51[SPEAKER_00]: And so now you're like, not a family.
- 43:53[SPEAKER_00]: I'm going to teach you what I know.
- 43:54[SPEAKER_00]: Let's do it together.
- 43:56[SPEAKER_00]: And so there's a level,
- 43:58[SPEAKER_00]: the most high God continues to bless you right because I think a lot of people don't realize that there's people who wait for their opportunity to shine opposed to waiting for their opportunities to serve and the more that you serve, the more that you actually get back.
- 44:15[SPEAKER_00]: If somebody wanted to join your mastermind or a lot of times, I mean, I know you gave a lot of game on here, so I honestly believe that there's a lot of people watching that could just jump and just join the mastermind, but some people might want more, right?
- 44:33[SPEAKER_00]: Some people might say, you know what?
- 44:35[SPEAKER_00]: I got a question.
- 44:36[SPEAKER_00]: I got to ask some questions.
- 44:37[SPEAKER_00]: Do you do any
- 44:39[SPEAKER_00]: Like classes or do you do anything where or do you go live like like how like like what are you doing to allow the people to gain access to you So we have free events in person.
- 44:51[SPEAKER_01]: We also have virtual events.
- 44:52[SPEAKER_01]: So every Sunday and Wednesday.
- 44:54[SPEAKER_01]: I do a free webinar info session So if they want to join that, you know, they got to do his text vote.
- 45:01[SPEAKER_01]: Text vote to 3474296496 And they'll be able to join any free info session.
- 45:07[SPEAKER_01]: And there's a learn more about what they learn today, but just going in deeper detail.
- 45:11[SPEAKER_01]: And then what we do have our in-person events, they'll be at a come-out.
- 45:14[SPEAKER_01]: We just have an in-person event in Brooklyn.
- 45:15[SPEAKER_00]: Yeah.
- 45:15[SPEAKER_01]: We're going to have another one.
- 45:17[SPEAKER_01]: But I've been doing this for for a very long time.
- 45:20[SPEAKER_01]: Sure.
- 45:20[SPEAKER_01]: And this is what really gives me life.
- 45:22[SPEAKER_00]: Yeah.
- 45:23[SPEAKER_01]: And I want to thank you too, right?
- 45:24[SPEAKER_01]: Because we need more wise counsel.
- 45:27[SPEAKER_01]: Because I'm saying, I think that's what, like, I'm grateful for because I probably would have been splurging and going crazy if I didn't have like,
- 45:36[SPEAKER_01]: We did that, right?
- 45:37[SPEAKER_00]: Yeah, we did that.
- 45:39[SPEAKER_01]: And then we went, like, my dad wrote like, we had a seven, seven bedroom house upstate New York for two years, and then we went back to the projects.
- 45:48[SPEAKER_01]: He was up, but Miss Manage, the money went back.
- 45:50[SPEAKER_01]: These are things I'm like, I can't have, you know what I'm saying, that's why we do the classes.
- 45:55[SPEAKER_01]: So even people that do have money, because you may have money and you need to reinvest this coaches.
- 46:00[SPEAKER_01]: These people are a lot as coaches.
- 46:02[SPEAKER_01]: You know, course creators, influencers, you need to invest in bar cash from the business.
- 46:07[SPEAKER_01]: That money is going to be up and down.
- 46:10[SPEAKER_01]: But that consistent cash from business will be it.
- 46:12[SPEAKER_00]: Yeah.
- 46:13[SPEAKER_00]: And I'm glad you said that though, true, because, you know, a lot of times people think new opportunities, businesses are only for people who are trying to get out of a situation.
- 46:23[SPEAKER_00]: But to your point,
- 46:25[SPEAKER_00]: I mean, like, like I said, like I like I and somebody who started to and will continue to start looking at born businesses because the truth of the matter of two is that, you know, I mean, you know, I'm getting older right my my daughter just turned 18 like I got an 18 year old.
- 46:42[SPEAKER_00]: You know, I'm saying my son's 11, you know, I'm saying so and God's will, you know, seven years from now I'm going to have two adults, you know, I'm saying like I'm going to have two kids that like are technically adults.
- 46:54[SPEAKER_00]: And so at that point, I mean, even now to be honest with you, I'm at a phase where I don't really want to do all the running around.
- 47:02[SPEAKER_00]: Like, I love my life how it is, right?
- 47:06[SPEAKER_00]: You know, we're in my studio here, so I love interviewing, I love talking to people, I love doing content.
- 47:12[SPEAKER_00]: I help people, you know, create brands.
- 47:14[SPEAKER_00]: So I've done been doing that a lot behind the scenes.
- 47:17[SPEAKER_00]: I'm building out a conference sensor, so I just want to show up,
- 47:22[SPEAKER_00]: financial church, if you will, because I don't want to get into religion or anything like that, but I want to do, you know, I want to do financial spirituality, right?
- 47:29[SPEAKER_00]: So I want to talk about money because I think, you know, all the scripture, whether it's the Bible, where it's the Quran, where it's the Torah, all of them say that the bonuses are birthright.
- 47:38[SPEAKER_00]: And so I want to have those conversations.
- 47:42[SPEAKER_00]: And so how do I, but at the same time,
- 47:45[SPEAKER_00]: coming from where we come from.
- 47:46[SPEAKER_00]: There's a lifestyle.
- 47:47[SPEAKER_00]: You get them saying there's a lifestyle like my kids go to private school.
- 47:51[SPEAKER_00]: I live in a, you know, in a decent neighborhood and like expensive neighborhood and there's trips, there's things that my lifestyle that I want to maintain in my lifestyle.
- 48:01[SPEAKER_00]: But I, how do I do that?
- 48:04[SPEAKER_00]: without having to, you know, do all the things, you know what I'm saying?
- 48:08[SPEAKER_00]: And so I'm glad that you said that it's not just something that you don't have to be looking for in a skate, you know what I'm saying?
- 48:15[SPEAKER_00]: No, you could, you could be somebody who's like, you know what?
- 48:18[SPEAKER_00]: I want a boring business so that I can spend more time with my family, with my friends, with doing a, like, given pack, right?
- 48:27[SPEAKER_00]: Like, talk about that, man, you was in a BX.
- 48:29[SPEAKER_00]: So, first of you, like, like, like, you wait,
- 48:34[SPEAKER_00]: He was in Philadelphia, then you went to the Bronx, talk about that also, because I don't want to glaze over that.
- 48:40[SPEAKER_00]: The fact that with abundance, you're now able to give back.
- 48:45[SPEAKER_00]: Talk about that.
- 48:46[SPEAKER_01]: Yeah, bro.
- 48:47[SPEAKER_01]: I understand that in the days, never about me.
- 48:50[SPEAKER_01]: It's all about week.
- 48:50[SPEAKER_01]: Yeah, that's just the bottom line, right?
- 48:52[SPEAKER_01]: So we take pride in being able to give back and service our community.
- 48:56[SPEAKER_01]: We make money in the community.
- 48:57[SPEAKER_01]: We got to give back.
- 48:58[SPEAKER_01]: So in Philadelphia, we bought out a black-owned restaurant.
- 49:01[SPEAKER_01]: And we fed 1,500 people.
- 49:03[SPEAKER_01]: I just just given them back to the community and had a free event to teach financial literacy.
- 49:06[SPEAKER_01]: So not only feeding you physically, but we also feeding you spiritually, economically, financially, mentally, across the board.
- 49:14[SPEAKER_01]: We took that same blueprint to the Bronx and the trenches too.
- 49:17[SPEAKER_01]: Yeah, that's another thing too.
- 49:18[SPEAKER_01]: Yeah, yeah, yeah, yeah.
- 49:19[SPEAKER_01]: I'm going to the trenches.
- 49:20[SPEAKER_01]: Oh, they're like,
- 49:20[SPEAKER_01]: I could play his role exactly right under the trace case because I want them to see the inspiration Yeah, I want that I want them to know look you don't have to be a rapper Yeah, athlete entertainer you can be a everyday born Millie next and you know we're gonna do the exact same thing We're gonna go to different cities and we're doing it in the DMV and we'll come that land That's okay.
- 49:38[SPEAKER_00]: Should we go have to push us together for sure
- 49:40[SPEAKER_01]: But I'll take pride in being able to give back because, you know, I say this all the time, that success without service, it's just ego.
- 49:46[SPEAKER_00]: Oh, it's just ego.
- 49:48[SPEAKER_00]: Success without services, ego, that's a fact, though.
- 49:50[SPEAKER_01]: And when we come together, we win, we get the W, right?
- 49:53[SPEAKER_01]: If I do with the W, and I'm put it in front of ego, then you see how far we go.
- 49:57[SPEAKER_01]: We go bars.
- 49:57[SPEAKER_01]: That's how we do it.
- 49:58[SPEAKER_01]: Yeah, yeah, yeah, yeah.
- 49:59[SPEAKER_01]: And I want to just say something to you about the born businesses, right?
- 50:02[SPEAKER_01]: You said you have, you know, your 18 year old.
- 50:04[SPEAKER_01]: Yeah, you know, I mean, like seven years, you have grown
- 50:07[SPEAKER_01]: beyond you doing what you love, right?
- 50:10[SPEAKER_01]: You being able to buy a laundry match, storage business, mailbox to a car wash, whatever case may be, that they will now be able to inherit.
- 50:18[SPEAKER_01]: And they'll choose to be able to inherit.
- 50:20[SPEAKER_01]: So it's bigger than you.
- 50:22[SPEAKER_01]: They may not want to be inside the vault.
- 50:24[SPEAKER_01]: You know, doing the content, everything.
- 50:25[SPEAKER_01]: That's a fact.
- 50:26[SPEAKER_01]: But they could have a business that is not attached to their face.
- 50:30[SPEAKER_01]: It's not attached to the name at all, but they know that that bank account is popping up every single month, so you know, that's very important.
- 50:37[SPEAKER_01]: Anybody, you want a line, you can diversify, make money, you ain't got to be exiting, you know, look from the bottom.
- 50:43[SPEAKER_00]: And you know, you know, you know, so Lou, I won't say his name, but one of my brothers is going through something very public online, very private brother, love him dearly, he's going through something very public online.
- 50:58[SPEAKER_00]: He makes his money predominately attached to his name and who he is.
- 51:02[SPEAKER_00]: And what you just said, you know, what's happening is unfortunate, and and not even but that and at the same time, um,
- 51:12[SPEAKER_00]: even if he's vindicated, it's still gonna have an impact on his ability to make money.
- 51:19[SPEAKER_00]: And so even if you do the right things though, because that's what I hear all the time, you gotta be into content content content content, content is king, which content is, your content is made me a millionaire, right?
- 51:34[SPEAKER_00]: So I'm not gonna say like content isn't something that you need, but at the same time,
- 51:41[SPEAKER_00]: All you need is one stand-out.
- 51:43[SPEAKER_00]: All you need is one mistake.
- 51:44[SPEAKER_00]: You don't say, and that could have everything tumble and down.
- 51:50[SPEAKER_00]: So even as you're making money, even as you are up, make sure that you're putting your money into businesses that give you cash flow to the point where
- 52:01[SPEAKER_00]: You know you don't need your face right because the goal is always to it's to make is people people get stuck at the make money You got to make money.
- 52:10[SPEAKER_00]: You got to manage money and you got to multiply the money.
- 52:12[SPEAKER_00]: Yeah, you don't say and if you don't come from money Once you get it, don't like redo the cycle Make sure that once you up you're putting it into into places where it's going oh, you know, you're building it over and over again
- 52:27[SPEAKER_00]: Um, man, is there anything, is there any question that I did not ask you on this episode?
- 52:33[SPEAKER_00]: Is there any gems that you want to leave like, I want to make sure they get, they get everything that they need out of boggle, man.
- 52:39[SPEAKER_01]: I mean, we had a great conversation.
- 52:41[SPEAKER_01]: You always do amazing job.
- 52:42[SPEAKER_01]: I love being here inside the vote because it's not.
- 52:45[SPEAKER_01]: just a conversation, we really, we really give game.
- 52:48[SPEAKER_01]: Sorry, I'm an educated, and that's what I like to give exact game, exact steps, but what I want to leave everybody with is this, like the most powerful thing in the world is the made up mind.
- 52:58[SPEAKER_01]: And if you make up your mind that you want to build well forward, create some type of financial independence for you and your family,
- 53:07[SPEAKER_01]: buying a business that has already existed is the fastest path to get the lot of them both making money online making money boring businesses yes the online money is fast it's going to be a lot of money that comes fast but when you when you think about long-term sustainability I got so storage businesses mailbox stores that don't have my face attached to you have then nobody knows I can I work right past it nobody ever know that I'm the only in that you know I'm saying so yeah
- 53:32[SPEAKER_01]: And I'm not the sharpest person in the room.
- 53:34[SPEAKER_01]: I'm not the sharpest knife in the drawer.
- 53:36[SPEAKER_01]: You know, anything like that, it's just that I've really believed in myself.
- 53:40[SPEAKER_01]: And after that belief comes action.
- 53:42[SPEAKER_01]: So yeah.
- 53:43[SPEAKER_01]: But I said, we getting a step-by-step lately.
- 53:44[SPEAKER_00]: You know, they got to get in the free game.
- 53:46[SPEAKER_00]: It's not to get your half-two, half-two, half-two, half-two, you know, make sure, give them that number.
- 53:50[SPEAKER_01]: So, Ted's vault, give them the next vault to 347-429-649-649-649.
- 54:00[SPEAKER_00]: Yeah, and we're going to put it on a screen, make sure you're putting it in the description as well, tap in, you know, knowledge is one thing, but being able to implement that knowledge is very, very important, so you have to execute again.
- 54:14[SPEAKER_00]: Now more than ever, you know, AI is taking jobs, AI is changing the game, and so make sure you are getting those essential.
- 54:22[SPEAKER_00]: But this is actually one other question I have to ask you though, too.
- 54:30[SPEAKER_00]: You know, should you stick to like you said the boring businesses like the, you know, like the laundry mats like the, you know, self storage is like the things that it's like how do you know what's in a central business like if somebody has a life insurance company and they're trying to sell that is that something is is that a business that actually you know, I'm saying like like what like what like I think of an essentially business as any business that is not going to be.
- 54:55[SPEAKER_01]: impacted by economic trends, or like a global pandemic, right?
- 55:00[SPEAKER_01]: It's not something that's trendy.
- 55:01[SPEAKER_01]: So Airbnb, Toro, those those are trendy business.
- 55:04[SPEAKER_01]: Now it had its time.
- 55:05[SPEAKER_01]: You made the money in it.
- 55:06[SPEAKER_01]: But now you got a pivot, right?
- 55:08[SPEAKER_01]: So I think of businesses, like home services businesses, roofing company, landscape and company.
- 55:13[SPEAKER_01]: Everybody's going to live somewhere, right?
- 55:15[SPEAKER_01]: So you go by the business that services the homes that people are going to live in no matter what, right?
- 55:19[SPEAKER_01]: You go
- 55:22[SPEAKER_01]: Hey, everybody.
- 55:22[SPEAKER_01]: I said, so, yeah.
- 55:24[SPEAKER_01]: Grugal by Life Insurance Business, these are his century businesses, no matter what happens in any economic downturn or global pandemic, these businesses will still stand tall and withdraw.
- 55:35[SPEAKER_01]: That's what we want to focus on.
- 55:36[SPEAKER_00]: Yeah, I love it.
