- 0:10SPEAKER_01: Hello and welcome to the next session of the summit.
- 0:13SPEAKER_01: Here I would like to introduce you to an excellent coach and a trainer for Property and somebody I've known for a long time, admired and respected.
- 0:20SPEAKER_01: It's Mark Fitzgerald.
- 0:21SPEAKER_01: Hi, Mark.
- 0:22SPEAKER_00: Hi, great to be here today.
- 0:24SPEAKER_00: Thank you ever so much for having me.
- 0:26SPEAKER_01: You're very welcome.
- 0:27SPEAKER_01: Honestly, it's a really real pleasure to have you here today.
- 0:30SPEAKER_01: So we want to talk about confidence building.
- 0:32SPEAKER_01: So, first of all, can you just tell us a little bit about who you are and what you do?
- 0:35SPEAKER_00: Yeah, so basically I've spent 16 years in the corporate world, very much like everybody else, on the hamster wheel, you know, being a good little minion, earning my wages.
- 0:44SPEAKER_00: And then it was the back end of 2018, 2019, I started really looking at property investing and doing it seriously.
- 0:51SPEAKER_00: And I've obviously I went out, got myself an education, and I went out there and started to build my property businesses.
- 0:56SPEAKER_00: Now, most people say they're building a property portfolio, which it fundamentally we are, but I like to treat it as a business.
- 1:03SPEAKER_00: So from myself, I started with HMOs, I did rent-to-rents, purchase lease options.
- 1:08SPEAKER_00: We then moved into service accommodation as well.
- 1:10SPEAKER_00: I then started to build up my own portfolio.
- 1:13SPEAKER_00: And right here, right now, we do a lot with supported living social housing and C2 providers as well.
- 1:18SPEAKER_00: So I built a portfolio up over that time.
- 1:21SPEAKER_00: I've also helped mentor trained a few people as well to follow in our footsteps to, you know, help the individuals that are out there.
- 1:28SPEAKER_00: And that's predominantly what takes up most of my time now.
- 1:30SPEAKER_00: It took me about six months to replace my corporate wage, but in that time I took voluntary redundancy, which I wouldn't recommend to anybody, but it got me where I am today.
- 1:41SPEAKER_00: It sort of pushed me forward.
- 1:42SPEAKER_00: And yeah, I'm loving life.
- 1:44SPEAKER_01: Well, I first heard about you, Mark, when I uh listened to a podcast episode and it was saying about your early days when you get on to rent to rent.
- 1:51SPEAKER_01: And that six months window was such an inspiration to me back in the day.
- 1:55SPEAKER_01: So yeah.
- 1:56SPEAKER_00: Brilliant, brilliant stuff.
- 1:57SPEAKER_00: Well, that's it.
- 1:57SPEAKER_00: I I mean it was hard, don't get me wrong.
- 1:59SPEAKER_00: Anything you're gonna learn here and go through this summit and stuff like that, always remember you have got to do the work, and there are gonna be pitfalls, there are gonna be challenges, it is gonna be difficult, but you do it right, it can be very, very rewarding.
- 2:11SPEAKER_00: But that's great to hear as well.
- 2:13SPEAKER_00: Thank you.
- 2:13SPEAKER_01: Oh, no, thank you.
- 2:14SPEAKER_01: So this kind of leads on to the session today about confidence.
- 2:17SPEAKER_01: And obviously, when you started in your journey, I'm assuming that you must have had pull the confidence out somewhere when you're going down a new path.
- 2:24SPEAKER_01: So, how did you do that?
- 2:27SPEAKER_00: So, confidence comes in a lot of different forms, but equally lack of it.
- 2:31SPEAKER_00: So, for me, I spent probably five years in my corporate job saying, I'm gonna do something, I'm gonna get out of here, I'm gonna start something for myself.
- 2:40SPEAKER_00: Never had the confidence to actually, you know, do it.
- 2:43SPEAKER_00: And I was my biggest blocker.
- 2:45SPEAKER_00: So I believe that confidence comes in many forms.
- 2:48SPEAKER_00: Now I'm quite happy to talk to people, but that's because I'm an extrovert.
- 2:52SPEAKER_00: If you're introverted as well, it's even more difficult to go out there and talk to people and think that you can actually do this.
- 2:59SPEAKER_00: I think a lot of the times, particularly when we go and speak to agents and things, we think, oh, they're gonna know so much more than us.
- 3:05SPEAKER_00: They're gonna think I'm a fraud.
- 3:07SPEAKER_00: But if you think back to when you're actually buying a residential property, you'd have had the confidence then to walk in there and say, I want to buy my first property to live in, not as an investor, or I want to buy, you know, or I want to rent a property, but you still go in there and chat to these people just the same.
- 3:21SPEAKER_00: But we put our property investor hats on, and all of a sudden we get worried about what other people think about us.
- 3:27SPEAKER_00: So, from my confidence perspective, the minute that I actually really realistically understood that I can't control how you think, I can't control how anybody, all I can control is myself, and I will go and I will do good deals, I will talk to people, and I will see if I can do a deal, start to build my confidence.
- 3:45SPEAKER_00: As soon as you start to remove thinking or trying to think about how other people feel and what they're gonna say and what they think, I believe that you can start to build that confidence.
- 3:54SPEAKER_00: And the other thing with confidence is it's action.
- 3:57SPEAKER_00: The more you act, the more confident you will become.
- 4:00SPEAKER_00: So I was scared.
- 4:02SPEAKER_00: I didn't want to go in and talk to agents to begin with.
- 4:04SPEAKER_00: I was terrible because when you go in and talk to agents, it's so damn quiet, isn't it?
- 4:08SPEAKER_00: In those, in those, in the shops that they have there, because you walk in and tumbleweeds go past, and you think everybody's gonna sit and listen to what I'm saying.
- 4:16SPEAKER_00: But at the end of the day, if you go in there and just have a chat with people, start to build up rapport, be yourself, don't try and be anything you're not.
- 4:22SPEAKER_00: If you can't answer a question, you don't need to, you don't need to know everything.
- 4:26SPEAKER_00: So I would just say start to act the way that you want to be in the future.
- 4:30SPEAKER_00: And one of the big things for me, and this is a long answer to your short question there.
- 4:34SPEAKER_00: So sorry about that.
- 4:35SPEAKER_00: You have to shut me up if you need to.
- 4:37SPEAKER_00: But one of the big things for me is think about yourself in 12 months' time.
- 4:41SPEAKER_00: Who do you want to be?
- 4:42SPEAKER_00: What position do you want to be?
- 4:43SPEAKER_00: What do you want to be doing?
- 4:45SPEAKER_00: Because you need to start acting like that now.
- 4:47SPEAKER_00: So if you're lacking confidence, start to go out there, start to network with people, start to surround yourself with people that are doing similar things to you, see what they're doing, and start to just get out there and talk to people about what it is that you want to achieve and you'll start to grow in a bit of confidence there.
- 5:02SPEAKER_00: And if you're really struggling with that, just start with family and friends.
- 5:06SPEAKER_01: Oh, that's great.
- 5:08SPEAKER_01: So, in terms of hesitation, when aspiring investors who've done property training already, but they still hesitate to make offers, what do you think is really going on underneath that?
- 5:18SPEAKER_00: So the the one thing that when I'm working with people, uh and I know this because I did it myself, is I always ask them, are you ready to do a deal?
- 5:26SPEAKER_00: Because most people will say, Yeah, yeah, yeah, I'm ready, I'm ready, I've got the cash, I've got the money, I'm gonna buy it here, I'm gonna finance this, I'm gonna do a creative strategy or something.
- 5:33SPEAKER_00: But when push comes to shove, they're not.
- 5:35SPEAKER_00: They're not they're not ready in their mindset to actually get that deal over the line.
- 5:40SPEAKER_00: The amount of times I've spoken to somebody and said, Did you put that offering?
- 5:43SPEAKER_00: I put that offering.
- 5:44SPEAKER_00: What do they say?
- 5:44SPEAKER_00: They said no.
- 5:45SPEAKER_00: Okay, what did you do?
- 5:46SPEAKER_00: Well, they said no.
- 5:48SPEAKER_00: Well, that's if you really want something, you will find a way to go and get it, or you'll negotiate it, or it just won't work, which is fair enough.
- 5:55SPEAKER_00: But for for people realistically that have the education, and sometimes it's a blessing and a curse, because I've seen people go out there and do property deals with no education whatsoever and just fumble and bumble their way through it and build a portfolio.
- 6:06SPEAKER_00: No, so there's no right or wrong, but I've also seen people who've done all of the education you could think of and still haven't done a deal, still haven't even made an offer on a deal.
- 6:15SPEAKER_00: So for me, it's about you've you've got to know the fundamentals of the deal that you're doing.
- 6:20SPEAKER_00: So you need to know your numbers, you need to know that it's a good deal, you need to maybe have somebody around you that you can show your numbers and that deal to that's done those deals before and say, What do you reckon?
- 6:30SPEAKER_00: And they turn around and say, Well, I think I personally myself, I just changed this or I'd offer this or don't go in too high or something like that.
- 6:38SPEAKER_00: But yeah, a lot of people, and particularly people with money, have that pot of money.
- 6:43SPEAKER_00: They like to look at it, they'll get it on their app.
- 6:45SPEAKER_00: They'll say, Well, look, I've got a couple of hundred grand in my bank account.
- 6:48SPEAKER_00: I could buy a property all day long, I could buy that house, I could buy this house.
- 6:51SPEAKER_00: And then when push comes to shove, they're like, But if I buy that house, I can't look at my app and I can't look at that 200 grand that's in the app.
- 6:58SPEAKER_00: And they get scared.
- 6:59SPEAKER_00: What happens if I buy the wrong deal?
- 7:01SPEAKER_00: What happens if I spend all of that money and it just doesn't work out and I lose it all?
- 7:05SPEAKER_00: And you have to remember that money is like the ocean, it ebbs and flows.
- 7:09SPEAKER_00: Money will flow to you, you have it in your bank account.
- 7:11SPEAKER_00: I have it sometimes.
- 7:12SPEAKER_00: You look at it and think, hey, happy days.
- 7:14SPEAKER_00: Next minute you do a few deals and you think, cool, that's looking a bit low, but you know it's gonna come back because if you're doing the right deals, and property can be quite forgiving in that sense, that as long as you haven't over-leveraged everything like that, you can probably, if nothing else, break even.
- 7:27SPEAKER_00: All right, you might lose a few quid, but if it's gonna cash flow well over a next few years, and of course, property is all about a time game realistically, you will be able to pull that money back in.
- 7:38SPEAKER_00: But yeah, so for me, it's basically about you know, I see a lot of the time that people are just scared to move forward.
- 7:44SPEAKER_00: It's probably because they just don't have confidence in the deal that they're doing.
- 7:47SPEAKER_00: So, as I say, you can get in the right networks and things, you can speak to people, get to know people that are doing, or maybe a couple of steps ahead of you, ask them if I can I can I just show you that deal, would you just have a look at my numbers, just see if I've missed anything?
- 8:00SPEAKER_00: And fundamentally, I help people with this.
- 8:02SPEAKER_00: If they bring a deal to me and I'm like, yeah, I do that deal.
- 8:05SPEAKER_00: That is a really good deal.
- 8:06SPEAKER_00: Offer that, that's spot on, and let's see what they say.
- 8:08SPEAKER_00: Then at least it gives you that confidence.
- 8:10SPEAKER_00: So, like yourself, you know, you're somebody who's out there, you're doing deals, people could reach out or you know them or whatever, and just say, Could you just have a look at my numbers?
- 8:17SPEAKER_00: Just see if I've missed something, get that level of confidence going up.
- 8:20SPEAKER_00: Again, it's about taking action.
- 8:23SPEAKER_01: Brilliant, thank you.
- 8:24SPEAKER_01: So you're right.
- 8:25SPEAKER_01: You're what you're saying there is if you're not sure, ask somebody instead of just sitting on a potential deal and letting it go.
- 8:31SPEAKER_00: I would say so.
- 8:32SPEAKER_00: Yeah, definitely.
- 8:32SPEAKER_00: Because when I had my first deal, my first opportunity, I showed it to somebody, I said to them, Do you think that's a good deal?
- 8:38SPEAKER_00: And they turned around to me and said, Well, what do you think?
- 8:40SPEAKER_00: And I was like, I don't know, I've never done a deal before like this.
- 8:44SPEAKER_00: So that's why I tried to go that step extra and say, I tell you what, if I say to you, no, obviously I can't tell you to do the deal and things and don't hold me accountable to it, but if you put something in front of me and I say, I tell you what, that is a good deal, I would do that deal based on the knowledge that I have here, then it can help to give you that confidence.
- 9:00SPEAKER_00: And I think sometimes we get very trapped in the numbers and the downside all the time, rather than looking at the upside of, you know, what can go wrong, what happens if I lose this, rather than saying to yourself, well, what actually could go right here?
- 9:12SPEAKER_00: And what happens if it all goes right?
- 9:14SPEAKER_00: I'm I'm quids in and starting to look at it like that.
- 9:17SPEAKER_00: But invest if you're comfortable to invest, if you're not, work on your mindset until you are comfortable to invest.
- 9:23SPEAKER_01: Goldust.
- 9:24SPEAKER_01: Thank you.
- 9:25SPEAKER_01: And then following up on what you just said there, so if people got money sat in the bank, what about where confidence is an issue if people don't have any money?
- 9:32SPEAKER_01: What would you say about that?
- 9:33SPEAKER_00: Well, I didn't have any money.
- 9:34SPEAKER_00: I had a little bit of redundancy, but because I wasn't working, I was living on that.
- 9:38SPEAKER_00: So for me, I was looking at ways of doing property deals that weren't going to cost me a massive amount of money.
- 9:44SPEAKER_00: Obviously, there is going to be money that you need to spend in property, but if you're not sure how to get started and you've got limited funds, okay, then it really is looking at the different strategies that resonate with you.
- 9:56SPEAKER_00: So I used a strategy called rent to rent, which is where I leased properties from landlords.
- 10:00SPEAKER_00: I pay them a guaranteed rent each and every month, but I take the property on as if it's my own.
- 10:05SPEAKER_00: And I did that with HMOs to start with.
- 10:07SPEAKER_00: You can do it for short-term rentals, service accommodation as well.
- 10:10SPEAKER_00: But it just meant that I could get hold of properties.
- 10:12SPEAKER_00: I didn't need the 25% deposits, I didn't need to go and get lending, I didn't need to pay massive solicitor fees and all of those things.
- 10:19SPEAKER_00: I could get hold of properties that were in a good condition, didn't have to pay deposits because it's a business-to-business agreement, which is why it's worth knowing what you're doing.
- 10:27SPEAKER_00: And I could then start to build the cash flow and get that coming in.
- 10:30SPEAKER_00: Now, don't do that just because Mark says it's a good thing to do.
- 10:33SPEAKER_00: You've got to genuinely want to do it, but you only need a handful of those to start building you up a little bit of a pot of money in your property business, as I say, that you can then use to invest into properties for yourself.
- 10:46SPEAKER_01: Okay.
- 10:47SPEAKER_01: And then I guess you can also use those as case studies if you want to start attracting investors and all that kind of thing.
- 10:52SPEAKER_01: Yeah.
- 10:53SPEAKER_00: It all gains you experience.
- 10:55SPEAKER_00: So if you're a brand new investor and you want to do an HMO, it can be a little bit trickier getting mortgages on an HMO because you're not a buy-to-let investor.
- 11:03SPEAKER_00: If you had a couple of buy to let's or one buy to let, they'd say you've got experience, which I find quite bizarre, because most of the time you have it managed anyway.
- 11:10SPEAKER_00: But if you actually even do rent-to-rent and you've got HMOs or essays under your belt, you actually then start to gain that experience.
- 11:17SPEAKER_00: So when they do come, they say, Have you got any previous experience?
- 11:19SPEAKER_00: Yeah, I've got a property management company that you can call it, and we manage X amount of properties, or even if it's just one, but you've gained that experience.
- 11:26SPEAKER_00: So it can make lending a lot easier when you do come to buy it.
- 11:28SPEAKER_00: But yeah, if you're thinking to yourself, I can't get started in property because I have no money, that's probably one of the best places to start because you've got nothing to lose.
- 11:37SPEAKER_00: So get out there and just do a good job.
- 11:39SPEAKER_01: That's brilliant.
- 11:40SPEAKER_01: I know for me, I didn't have any money for my first one, and I followed the training, and I've got my first one with Vendor Finance where they lent me the money to buy their house.
- 11:48SPEAKER_01: I was always quite proud of that.
- 11:49SPEAKER_00: That is amazing.
- 11:50SPEAKER_00: No, no, that is amazing because vendor finance, well, a lot of us know about vendor finance, but to actually be able to do that, I've only ever seen, and you might be the first person now.
- 11:59SPEAKER_00: I've only ever seen that done with people that know the people that were selling the property, either friends or family members, because you need a lot of trust in there.
- 12:06SPEAKER_00: So if you didn't actually know that person and you've done it, you're the first one I've seen do that.
- 12:10SPEAKER_00: And that's amazing, absolutely amazing.
- 12:12SPEAKER_00: But I always think thanks.
- 12:15SPEAKER_01: I'll boost it a little bit and say I actually bought two of him.
- 12:18SPEAKER_01: Why don't you just say that is, yeah, buy to let and then I put them out for one's for social housing and one was supported living in the northeast.
- 12:26SPEAKER_01: So yeah.
- 12:26SPEAKER_00: And that's so there we go.
- 12:28SPEAKER_00: Again, people are doing it, and this is what I say.
- 12:31SPEAKER_00: Don't get jealous by looking at other people and thinking, Oh, I wish I could do it.
- 12:35SPEAKER_00: You can.
- 12:35SPEAKER_00: That's what I did.
- 12:36SPEAKER_00: I got out there and I saw other people doing these strategies, and I thought, you know what, which ones resonate with me?
- 12:41SPEAKER_00: Which ones do I enjoy at the time when which ones do I need to do because I don't really have a lot of capital?
- 12:46SPEAKER_00: And then I picked the ones that resonated with me, and I went out there and I I just got on with it.
- 12:51SPEAKER_00: But it was other people that I was looking at, like yourself and things that inspire you to do those things.
- 12:57SPEAKER_01: That's brilliant.
- 12:58SPEAKER_01: And then some continuing with the confidence theme, then.
- 13:02SPEAKER_01: So, what about like the heart versus the mind if you find a deal?
- 13:05SPEAKER_01: So, if someone's excited about a property deal, what would you tell them to check first before they move too quickly?
- 13:11SPEAKER_01: And you know, should they check what should they check?
- 13:14SPEAKER_00: So, I mean, that's it depends what you're doing.
- 13:17SPEAKER_00: So, if you're buying or you're getting creative or you're doing a different strategy, so it really can be a sort of case by case, but there are some fundamentals that you always have to.
- 13:25SPEAKER_00: The first fundamental I would always say is does it or is it in line with your goals, with what you're trying to achieve?
- 13:33SPEAKER_00: Because I get people and I see people doing this, and I nearly did it myself.
- 13:38SPEAKER_00: When I started in property, I was doing rent to rent, HMOs, focusing on that.
- 13:41SPEAKER_00: I needed to build up cash flow.
- 13:43SPEAKER_00: Obviously, I needed to go and get a job.
- 13:45SPEAKER_00: And then all of a sudden, I started a bidding actually on a pub to convert into flats, didn't have any money whatsoever, completely good just because this opportunity fell in front of me.
- 13:55SPEAKER_00: Now I did find an investor and I did find somebody to joint venture with as well.
- 13:59SPEAKER_00: But that's by and by, it took me, it took my focus completely off of what was most important to me for the first 12 months, which was getting the cash flow so that I could survive.
- 14:08SPEAKER_00: And I started trying to do another, and I see this with people all the time is shiny pennies, you see different opportunities, and they might not be that opportunity that's right for you and your portfolio, your property business as you're building it.
- 14:20SPEAKER_00: And you start to then try and change what you're doing just because you found a specific deal.
- 14:25SPEAKER_00: What you want to be is more laser focused, finding the right deals that are gonna help you get to where you want to get to.
- 14:32SPEAKER_00: So for me, one of the main mistakes is just finding a deal, grabbing hold of it, getting emotionally attached to it, thinking, I'll never find another deal like this.
- 14:40SPEAKER_00: It's not even the right deal for you, and wasting too much time on it.
- 14:44SPEAKER_00: That's when you become demoralized, disheartened, that's when you start to second guess how you're gonna do deals.
- 14:49SPEAKER_00: So make sure you're only focusing on specific properties that suit your needs and make sure that you know your numbers, you know.
- 14:56SPEAKER_00: So, what is your market value in the area?
- 14:58SPEAKER_00: What are your rents in the area if you're doing that?
- 15:01SPEAKER_00: And what's your end result when you actually do a deal on this property?
- 15:05SPEAKER_01: That's great, thank you.
- 15:07SPEAKER_01: Okay, Mark.
- 15:07SPEAKER_01: So when you're helping a newer investor prepare an offer, so let's talk about confidence scan.
- 15:12SPEAKER_01: What numbers would you expect them to know before they put something forward?
- 15:15SPEAKER_00: So you well, obviously, you need to know your market value.
- 15:18SPEAKER_00: So let's say we're buying a property here.
- 15:20SPEAKER_00: What is the value of that property when it's done up?
- 15:22SPEAKER_00: Because fundamentally, if you're an investor, you're probably looking at something that needs to have a bit of work done to it so we can add a bit of value and pull our money back out.
- 15:31SPEAKER_00: So you need to understand what your market value is, and obviously your cost of works if you're doing that.
- 15:36SPEAKER_00: But again, there's a few different things.
- 15:37SPEAKER_00: You might be looking at a rent-to-rent opportunity.
- 15:39SPEAKER_00: Again, you need to know your market rents, then I'll get that out.
- 15:42SPEAKER_00: Uh and you also need to know what your budget is, what you can afford, what your contingency is as well.
- 15:47SPEAKER_00: So for your confidence levels, I think what you should do personally is once you know the strategy that you want to be doing.
- 15:54SPEAKER_00: So if it's BRR strategy, buy, refurbish, refinance, and then rent out, start practicing before you're gonna make an offer.
- 16:02SPEAKER_00: So don't go rushing into it, or we can all get so excited, we can watch a few webinars and a few training videos, and that's it.
- 16:07SPEAKER_00: We're off, we're off.
- 16:08SPEAKER_00: And then push comes to shove, and it's just like, I don't know if my numbers are right.
- 16:11SPEAKER_00: I'm not 100% sure what the GDB is gonna be, and all of these different things come to mind.
- 16:15SPEAKER_00: What I say is get yourself on right move and just start looking for properties that you think suit your criteria and just start running the numbers on them.
- 16:23SPEAKER_00: Start ringing up agents, get a viewing on them, walk around, price up things.
- 16:27SPEAKER_00: If in doubt, go and do a viewing on a rundown property and pay a builder.
- 16:31SPEAKER_00: So I've paid a builder from 20 quid to 50 quid to 65 quid to come and walk around a property for me and price it up and send me over the price of the works because I say I'm gonna think of buying this.
- 16:42SPEAKER_00: That is priceless.
- 16:43SPEAKER_00: Then you have all the prices in the area for ensuites, for uh plastering, for plumbing, for electrics that you can then use in all of your other deals.
- 16:51SPEAKER_00: Now that will help your confidence.
- 16:53SPEAKER_00: The reason you're not confident when you're going to put an offer in or you're doing anything like that is because of the uncertainty.
- 17:00SPEAKER_00: So start to tick those boxes and get rid of that uncertainty.
- 17:04SPEAKER_00: So for me, it's all like as I said, it starts at the beginning, all about action, but realistically start practicing and again be able to show those numbers or just work those numbers through, show them to somebody else.
- 17:14SPEAKER_00: Does that make sense to you?
- 17:15SPEAKER_00: Do you think I've got my numbers right?
- 17:17SPEAKER_00: Speak to agents, maybe not the agent that's selling that property, maybe ring up another agent and say, I've got a property in the area.
- 17:23SPEAKER_00: What do you think the market rate would be for or market valuation should be if I sell that property on, if I was looking to flip a property in the area and if I was to have you selling it?
- 17:32SPEAKER_00: Now they might inflate that slightly anyway, but it'll start to give you those ideas and start to look at previously sold properties.
- 17:39SPEAKER_00: The numbers never lie, so don't fudge the figures.
- 17:42SPEAKER_00: Get comfortable with the numbers, and your confidence will soar when it comes to actually doing property deals.
- 17:48SPEAKER_01: That's fantastic, Mark.
- 17:49SPEAKER_01: Thank you so much for your time today.
- 17:50SPEAKER_01: Honestly, you've been really generous with your time.
- 17:53SPEAKER_00: No problem.
