- 0:25Speaker 1: to get into this this week's featured listing, and I
- 0:27Speaker 1: realized I can be doing better.
- 0:29Speaker 2: Yeah, that is. That is a nice place.
- 0:31Speaker 1: That is gorgeous, and we're going to talk about that
- 0:33Speaker 1: in just a moment. We're also going to break down
- 0:35Speaker 1: some of the market numbers, the recent recently published stats
- 0:39Speaker 1: from Dane and surrounding counties. We'll get to that with
- 0:42Speaker 1: Matt in just a moment. But first I mentioned the
- 0:43Speaker 1: website Rock Wisconsin dot com. It's a really great place
- 0:47Speaker 1: to spend some time, whether you are actually looking to
- 0:49Speaker 1: buy or looking to list, or if you're just looking
- 0:50Speaker 1: for something fun to do. It is so much fun
- 0:53Speaker 1: just to check out Rock Wisconsin see what's out there.
- 0:55Speaker 1: Sometimes even get some interior decore ideas or other things
- 1:00Speaker 1: just literally by looking at the site. So it's a
- 1:02Speaker 1: really good data to head on over to Rock Wisconsin
- 1:04Speaker 1: dot com. That's Rock roc k Wisconsin dot com. As Meture,
- 1:08Speaker 1: we're going to talk this week with Matt about about
- 1:10Speaker 1: some of the numbers, some of the data. Always great
- 1:13Speaker 1: stuff coming out when it comes to real estate. And
- 1:16Speaker 1: speaking of great real estate, what a gem we have
- 1:19Speaker 1: this week a house in Iowa County and this, Matt,
- 1:23Speaker 1: if you were to like just kind of put together
- 1:25Speaker 1: a list of like like a checklist we'll call it,
- 1:28Speaker 1: of like things that you want in a house, this
- 1:30Speaker 1: literally checks every single box.
- 1:34Speaker 2: Let's talk about this house on Wilson Road. Yeah, this one.
- 1:37Speaker 3: You know it's that country living but living in a
- 1:42Speaker 3: very nice place. Yes, yes, yeah, it's at four one
- 1:45Speaker 3: nine eight Wilson Road in Dodgeville. So just a hop,
- 1:48Speaker 3: skip and a jump pass Mount Horror. You know you
- 1:51Speaker 3: got the one fifty one corridor there that can bring
- 1:53Speaker 3: you all the way up to Madison. But yeah, it's
- 1:56Speaker 3: sitting on over sixty nine acres. See yeah, and just
- 2:01Speaker 3: a grand looking house. With big windows in the back
- 2:04Speaker 3: spose lower level, almost three thousand square feet. Just a
- 2:08Speaker 3: beautiful place.
- 2:09Speaker 1: It's gorgeous and we'll talk about some of the details
- 2:12Speaker 1: inside the home. From the outside, it looks beautiful the
- 2:14Speaker 1: other I remember the first time I noticed this house
- 2:17Speaker 1: on Rock Wisconsin dot Com. There's trails and things too,
- 2:23Speaker 1: Which is you think about and Dodgeville. I know, if
- 2:25Speaker 1: you've got like a UTV and stuff, Dodgeville is they've
- 2:27Speaker 1: got the Cheese Country trail that runs through there. But
- 2:30Speaker 1: being able to have your own private space as well,
- 2:32Speaker 1: that you know, just kind of escape and go drive
- 2:34Speaker 1: on your own private trails.
- 2:35Speaker 2: How cool is that as well?
- 2:37Speaker 3: Yeah, I mean the neat thing about having land is
- 2:39Speaker 3: you have options. And I just closed down a place
- 2:42Speaker 3: yesterday and they had an ATV course on it with gymps.
- 2:47Speaker 3: Oh oh yeah, so you know, buying the kids the
- 2:50Speaker 3: dirt bikes. Yeah, you can entertain yourself at your own home.
- 2:54Speaker 1: You sure can. And this also has you think, well
- 2:56Speaker 1: where am I going to park this stuff? Beautiful pole
- 2:59Speaker 1: shed and then of course there's a garage as well,
- 3:00Speaker 1: But like you think about a place to put all
- 3:03Speaker 1: your toys because this house you're gonna need a lot
- 3:04Speaker 1: of toys. That that pole shed that's right on right
- 3:08Speaker 1: on the property is great wooded as well as there's
- 3:11Speaker 1: there's plenty of places to cruise, but there's also nice
- 3:14Speaker 1: wooded secluded lot as well, an amazing lot. And you say, well,
- 3:17Speaker 1: that looks like it's beautiful. Let's talk about inside the home.
- 3:20Speaker 1: You get a good look at the outside from the inside.
- 3:23Speaker 1: I look at this, look at these this wall, especially
- 3:26Speaker 1: all windows floor to ceiling, three stories. It looks like
- 3:29Speaker 1: it's the vaulted ceiling. So you get a good look
- 3:32Speaker 1: at the outside from the inside, don't you.
- 3:34Speaker 2: Yeah.
- 3:34Speaker 3: Yeah, it's very open concept. You know, it has a
- 3:37Speaker 3: first floor, you know, primary bedroom, which is good so
- 3:40Speaker 3: you know whether you're worried about stairs or not. And
- 3:43Speaker 3: you can be separated from the rest of the family
- 3:45Speaker 3: if you prefer that, because you've got the two bedrooms downstairs.
- 3:48Speaker 3: But what those exposed lower level doesn't feel like you're downstairs.
- 3:52Speaker 1: And the views are amazing. Houses kind of down in
- 3:54Speaker 1: a valley, and you got those trees. You got that
- 3:57Speaker 1: open area as well, fantastic views, very very modern. We'll
- 4:02Speaker 1: talk about some of the some of the modern amenities
- 4:05Speaker 1: in a very very classic. It's got that got those
- 4:08Speaker 1: nice timbers and things on the porch. We'll talk a
- 4:09Speaker 1: little bit more about the details. Now you're thinking, gosh,
- 4:12Speaker 1: this sounds like a fantastic home. Where can I get
- 4:15Speaker 1: more information? I mentioned the website Rock Wisconsin dot com.
- 4:17Speaker 1: Even better, great day to pick up phone. Give Eric
- 4:20Speaker 1: Rasmussen a call to set up a showing for this
- 4:22Speaker 1: great property.
- 4:23Speaker 2: Again.
- 4:24Speaker 1: It is located right in Dodgeville and Iowa County. The
- 4:27Speaker 1: address on this is forty one ninety eight Wilson Road
- 4:30Speaker 1: in Dodgeville. Give Eric a call this morning. Tell phone
- 4:33Speaker 1: number six oh eight two three four seventeen ninety three.
- 4:37Speaker 1: That's two three four one seven nine three. Call Eric
- 4:41Speaker 1: Rasmison for a showing.
- 4:42Speaker 2: Again.
- 4:43Speaker 1: If you're on the website now Rockwisconsin dot com, just
- 4:46Speaker 1: type in forty one ninety eight Wilson Road and you
- 4:49Speaker 1: will see that. We'll get back to this. So numbers
- 4:52Speaker 1: they are out hot off the press. We look at
- 4:54Speaker 1: June numbers. Let's kind of get like a before we
- 4:57Speaker 1: kind of get into the deep stuff, just kind of
- 4:59Speaker 1: a broad overview of what we've been experiencing in the
- 5:03Speaker 1: markets lately.
- 5:03Speaker 3: Matt, Yeah, it's been a nice leveling out, I guess,
- 5:07Speaker 3: especially for the buyer side. Right, sellers are still getting offers,
- 5:11Speaker 3: but on the buyer side you're actually able to kind
- 5:14Speaker 3: of make a slower informed decision than.
- 5:17Speaker 2: You used to be able to write.
- 5:19Speaker 3: We're seeing a lot more inspections being being accepted and
- 5:23Speaker 3: much in the offers, giving the buyer some protection there too,
- 5:26Speaker 3: so that they can look for defects and see if
- 5:29Speaker 3: they can get those resolved prior to closing. So it's
- 5:32Speaker 3: becoming a much more balanced market.
- 5:34Speaker 1: I remember for a long time there it was, you know,
- 5:36Speaker 1: offers were being written right on the kitchen table of
- 5:38Speaker 1: the house that they were looking at. Is still is
- 5:41Speaker 1: that still going? I mean, I'm going to guess if
- 5:42Speaker 1: you find a house that you love, that is definitely
- 5:45Speaker 1: sooner you can get on the better. But is that
- 5:47Speaker 1: still the case or are we seeing a little bit
- 5:48Speaker 1: more You mentioned a little bit more time to maybe
- 5:50Speaker 1: mull things over and kind of do a deeper dive.
- 5:53Speaker 2: You know, I'm seeing some exceptions.
- 5:54Speaker 3: I saw this one that was listed for one day
- 5:56Speaker 3: and there said they're reviewing offers the very next day,
- 5:59Speaker 3: which it's rare. Right now, you're not seeing those kind
- 6:02Speaker 3: of deadlines and you know, rushing people into decisions as
- 6:05Speaker 3: much as before, which is nice. Nice, So you know
- 6:08Speaker 3: people have they may even have a chance to go
- 6:10Speaker 3: in for a second showing for deciding.
- 6:12Speaker 1: Yeah, so very very cool. Let's get them to kind
- 6:15Speaker 1: of go through the market update. We'll look at Dane
- 6:17Speaker 1: and Rock County and new listings. I see, I see
- 6:20Speaker 1: both counties have experienced and experienced more listings. Dane County
- 6:25Speaker 1: really out pacing. They're doing a lot of listings. They're
- 6:28Speaker 1: a pretty good number there, isn't it.
- 6:29Speaker 3: Yeah, Dane County had still a significant increase in number
- 6:32Speaker 3: of new listings hitting the market. They were up thirteen
- 6:36Speaker 3: percent year over year in June, so that was six
- 6:39Speaker 3: hundred and forty two new listings. It's a lot of
- 6:41Speaker 3: new homes.
- 6:41Speaker 1: Houses are selling as well. Both markets. Five hundred and
- 6:44Speaker 1: Danes almost one hundred and seventy in Rock County. Good
- 6:49Speaker 1: numbers there. And I always love seeing the median prices
- 6:51Speaker 1: because this is one of those areas where there's something
- 6:54Speaker 1: for everybody out there. And we look at even just
- 6:56Speaker 1: kind of that median area, both Dane and Rock County,
- 6:59Speaker 1: they've got something for everybody. And if you're if you're
- 7:01Speaker 1: somebody that's maybe a little more budget minded, Rock County
- 7:04Speaker 1: is definitely a great area for you there. Dane County
- 7:07Speaker 1: really nice in the medium price though as well, isn't it.
- 7:09Speaker 3: Yeah, I mean the median price here at finally topped
- 7:13Speaker 3: the five hundred mark. Median sale price last month was
- 7:16Speaker 3: five hundred and two thousand, five hundred in Dane County,
- 7:20Speaker 3: whereas in Rock County you're looking at two eighty eight
- 7:23Speaker 3: seven hundred, so still under three hundred as a median
- 7:27Speaker 3: price that's being sold in Rock County, which is nice.
- 7:30Speaker 3: You know, it was fairly stagnant though a year over
- 7:33Speaker 3: year as far as Rock County goes, which was which
- 7:35Speaker 3: is new. I would say, in almost every single month
- 7:38Speaker 3: that the stats have come out, we've seen some sort
- 7:42Speaker 3: of price increase, right, and in Rock County last yearne
- 7:46Speaker 3: must have been very hot. And U you know, it's
- 7:49Speaker 3: actually just down a half percent as far as medium price,
- 7:52Speaker 3: so not a big change. I just say, that's a
- 7:54Speaker 3: that's a level.
- 7:54Speaker 1: Yeah, And I was gonna ask you what you might
- 7:56Speaker 1: use that word hot? It feels like for a while
- 7:58Speaker 1: there and everything that you know that it burns white
- 8:02Speaker 1: out Rock County seemed to be for a very very
- 8:04Speaker 1: long time, like a really really hot market. Now again
- 8:08Speaker 1: the news coming out is it's leveling off. We're not
- 8:10Speaker 1: seeing anything anything to worry about there. But to be
- 8:12Speaker 1: expected is things that are that are super white hot
- 8:15Speaker 1: like that, they do start to kind of balance out.
- 8:17Speaker 1: And maybe we're seeing a little bit of a little
- 8:19Speaker 1: bit of that in the Rock County area.
- 8:21Speaker 3: Yeah, it's not surprising that Rock County is cooling a
- 8:24Speaker 3: little a little sooner than Dane County. I think that, uh,
- 8:27Speaker 3: you know what, two to three years ago, I was
- 8:31Speaker 3: checking out an article on realtor dot com that had
- 8:34Speaker 3: Rock County, Wisconsin, as one of the hottest counties in
- 8:36Speaker 3: the country.
- 8:37Speaker 2: So yeah, so the prices went up extremely quickly.
- 8:40Speaker 3: There are people searching on affordability, and now it's it's
- 8:43Speaker 3: leveled it off, leveled off nicely so and.
- 8:45Speaker 2: Kind of the overall numbers too.
- 8:46Speaker 1: When I see the word affordability, I see I see
- 8:49Speaker 1: affordability is up on some of those on some of
- 8:52Speaker 1: those statistics. When it comes to the measurement of in
- 8:56Speaker 1: June for Wisconsin, it's actually in pretty good shape there.
- 9:00Speaker 3: Yeah, so affordability over the last few years. You know,
- 9:04Speaker 3: it's obviously homes have become les and less affordable. If
- 9:07Speaker 3: your your price is going up and the rates are
- 9:10Speaker 3: are still elevated, h you're gonna have less affordability. And
- 9:14Speaker 3: that's that's led to a nice balancing of the market.
- 9:17Speaker 3: I think, you know, it's nice to see that that
- 9:21Speaker 3: isn't getting worse here, right, It's nice to see that
- 9:24Speaker 3: we are finding some some level ground. But you know,
- 9:27Speaker 3: it's still you know, one of the lowest affordability readings
- 9:31Speaker 3: since they started taking those stats in two thousand and nine.
- 9:34Speaker 1: So you know, when we talk, I talk with folks
- 9:37Speaker 1: and I think there's you know, there are there are
- 9:40Speaker 1: younger folks especially that are saying like, how do I
- 9:43Speaker 1: get into this? And and when we start seeing some
- 9:45Speaker 1: of these these numbers, you say, well, if you start
- 9:47Speaker 1: seeing like five hundred two, like, well, I don't have
- 9:49Speaker 1: five half a million dollars sitting around the The reality is, though,
- 9:53Speaker 1: and this goes back to, is we're getting some of
- 9:55Speaker 1: this data for for last month, the June numbers.
- 9:58Speaker 2: Is.
- 9:58Speaker 1: The reality is, if you work with a good with
- 10:01Speaker 1: a good agent, you can find something. It may require
- 10:05Speaker 1: you to, you know, to work a little you know,
- 10:07Speaker 1: a little bit of work and a little more showings
- 10:08Speaker 1: to find that perfect place. But I sometimes worry people
- 10:11Speaker 1: get some discouraged. They'll see like some news or hear
- 10:14Speaker 1: some stories. Definitely don't want it, like it's all achievable.
- 10:19Speaker 1: It just may require a little bit of extra work.
- 10:21Speaker 1: And of course the importance of working with a phenomenal
- 10:24Speaker 1: agent goes a long way.
- 10:25Speaker 3: Yeah, and you know, I'm glad you brought that up.
- 10:27Speaker 3: I mean, just this last week we had, you know,
- 10:29Speaker 3: a handful of closings that were below two hundred thousand, right, So,
- 10:33Speaker 3: so the listings are still out there, whether they're one bedroom,
- 10:35Speaker 3: two bedroom maybe houses or houses that need some work.
- 10:38Speaker 3: You can still find houses that are a bit more affordable,
- 10:42Speaker 3: usually kind of the outliers, like maybe you need to
- 10:45Speaker 3: head out into Jefferson County or you know, you know,
- 10:48Speaker 3: I guess closer to Beloit might tell you might find
- 10:51Speaker 3: some more affordability and things like that. But yeah, I
- 10:54Speaker 3: was surprised that there's still those under two hundred thousand
- 10:56Speaker 3: dollars listings out there, and they're still closing, and we're
- 10:58Speaker 3: still getting people in their first house. You know, you
- 11:00Speaker 3: can level up later, start somewhere.
- 11:02Speaker 1: Yeah, And I was, I was talking. It's it's kind
- 11:04Speaker 1: of along these lines. My brother in law him and
- 11:06Speaker 1: is him and his wife looking to looking to buy
- 11:09Speaker 1: a home. And he's he's talking to me, and what
- 11:11Speaker 1: I told him, I said, he's up in Minnesota. I said,
- 11:14Speaker 1: call an agent. I said, like, like, like what we're
- 11:17Speaker 1: doing right now is purely speculative and to be to
- 11:20Speaker 1: be blunt kind of a waste.
- 11:21Speaker 2: Of both of our times.
- 11:23Speaker 1: Like, there are experts out there, there are people out
- 11:25Speaker 1: there that this is literally and we talk about what
- 11:27Speaker 1: you guys do at Rock Realty, there are people out
- 11:30Speaker 1: there that do this stuff each and every day. Whether
- 11:32Speaker 1: you're a first time home buyer or you're looking, like
- 11:34Speaker 1: our feature listing this week, looking to purchase that that
- 11:37Speaker 1: dream home. That's something that that you know that you've
- 11:39Speaker 1: achieved through all your your work and savings. The best
- 11:42Speaker 1: place to start is to actually work with a real
- 11:44Speaker 1: estate agent, isn't it.
- 11:45Speaker 2: Yeah? I would agree.
- 11:46Speaker 3: I mean it's you know, when you're especially when you're
- 11:48Speaker 3: on those online portals. A lot of times you're you know,
- 11:51Speaker 3: searching let's say a particular city. You're searching Madison, and
- 11:54Speaker 3: what you don't realize is you aren't receiving the Monona listings. Yeah, right,
- 11:57Speaker 3: and we all know that Manona is essentially madis right.
- 12:00Speaker 3: So you know, sometimes an agent can can find those
- 12:04Speaker 3: outliers that you hadn't really thought of that Hey, this
- 12:06Speaker 3: one's just down the highway. I mean we're talking an
- 12:08Speaker 3: extra five ten minutes and you're gonna be able to
- 12:10Speaker 3: get that house that you're looking for and it actually
- 12:12Speaker 3: has the two gargarage that you want, right, Yeah, an
- 12:15Speaker 3: agent can get you into that.
- 12:17Speaker 1: I saw you mentioned Beloyd, and I saw at rockrealty
- 12:19Speaker 1: dot Com recently a Bloyd property that I just thought
- 12:22Speaker 1: was it was beautiful and it was it was super affordable.
- 12:25Speaker 1: And the other thing I for folks that haven't had
- 12:27Speaker 1: a chance to if you haven't been to especially there's
- 12:30Speaker 1: like that area like around like Belloyd is coming alive
- 12:33Speaker 1: and there's some big investment going in. You talk about
- 12:36Speaker 1: again working with a with a with a cool and
- 12:38Speaker 1: great agent that that really gets you, Oh my goodness,
- 12:41Speaker 1: not only could you get it, get in at a
- 12:43Speaker 1: great time if you're looking to get out in a
- 12:45Speaker 1: few years. I'm not guaranteeing anything, but you just look
- 12:49Speaker 1: at the kind of investment in the community like that,
- 12:51Speaker 1: it's probably a good time to get in, and especially
- 12:53Speaker 1: if you're looking to move up in a couple of years,
- 12:55Speaker 1: because you may do quite well for your quite well.
- 12:57Speaker 2: For yourself exactly.
- 12:58Speaker 3: You know, there's definitely foundation that's been laid there with
- 13:01Speaker 3: all the investment and all the work that's been done
- 13:03Speaker 3: down by the river and such. And you know, I
- 13:06Speaker 3: like to I like just you know, think of it
- 13:07Speaker 3: as this as a home that's affordable now, regardless of
- 13:11Speaker 3: where the market goes, is going to be affordable for
- 13:13Speaker 3: someone else in the future. We need to sell, right,
- 13:16Speaker 3: So regardless if you have like a starter home, right,
- 13:20Speaker 3: you will have a starter home. And that's a that's
- 13:21Speaker 3: a big market in the future to sell into.
- 13:24Speaker 1: That's great, great perspective. That's one of the great things.
- 13:26Speaker 1: We're gonna get a chance to chat with Matt each
- 13:28Speaker 1: and every week. It's a great day to start that
- 13:29Speaker 1: conversation as well. Been looking to buy, been looking to sell,
- 13:32Speaker 1: Maybe you're looking to be a move up buyer, looking
- 13:34Speaker 1: to buy that dream home. It's a great day to
- 13:36Speaker 1: talk with the folks at Rock realt All. I got
- 13:38Speaker 1: to just pick up phone, give a call six eight
- 13:39Speaker 1: six seven three fifty four hundred. That's six eight six
- 13:42Speaker 1: seven three fifty four hundred. It's even better day to
- 13:44Speaker 1: head on over to the website rock Wisconsin dot com.
- 13:47Speaker 1: That's r ock Wisconsin dot com. Perus what's all out there,
- 13:51Speaker 1: and again again see what's what's happening in the market.
- 13:54Speaker 1: It's a really cool.
- 13:55Speaker 2: Thing real quick too.
- 13:56Speaker 1: As we break down some of the information, of course
- 13:58Speaker 1: in the news, inflation comes into the convert station, interest rates,
- 14:02Speaker 1: those type of things. People always have questions, and that
- 14:05Speaker 1: is another one of those one of those areas where
- 14:07Speaker 1: for people that may have bought a house twenty years
- 14:09Speaker 1: ago or so and they're remembering I had three percent
- 14:12Speaker 1: or I had two percent. That's those days aren't aren't here.
- 14:16Speaker 1: But what we're seeing as far as rates and other
- 14:18Speaker 1: things and and uh and inflation other things, the numbers
- 14:21Speaker 1: aren't aren't bad at all. As a matter of fact,
- 14:23Speaker 1: quite good out there, aren't they.
- 14:25Speaker 2: Yeah.
- 14:25Speaker 3: It's it's interesting that you know, the CPI, the consumer
- 14:29Speaker 3: price indecks that everybody looks to to kind of decide
- 14:33Speaker 3: and determine how much inflation is rising year over year.
- 14:36Speaker 3: At twenty six percent of all the expenses that are
- 14:40Speaker 3: kind of the bundled goods of a home or you're
- 14:42Speaker 3: occupied owner occupied shelter, it goes into the CPI number.
- 14:46Speaker 3: So what housing prices and what affordable housing affordability UH
- 14:52Speaker 3: is doing is really affecting the CPI. So the fact
- 14:55Speaker 3: that we've had some leveling out here, I think is
- 14:58Speaker 3: kind of, you know, pushing towards possibly helping out with
- 15:02Speaker 3: the CPI number, keeping that inflation at a little bit
- 15:05Speaker 3: lower at least not increasing. So yeah, so you know,
- 15:07Speaker 3: there is talk that because of that, because the houses
- 15:11Speaker 3: aren't going as nuts anymore, that there might be a
- 15:16Speaker 3: rate cut in the future.
- 15:16Speaker 1: Which would be which would be which would be great.
- 15:19Speaker 1: But again it's people always say, like, what's the best
- 15:21Speaker 1: day to buy was yesterday? What's the second best day
- 15:23Speaker 1: is today?
- 15:23Speaker 2: Right?
- 15:24Speaker 1: I mean, that's the reality is. It's it's always a
- 15:27Speaker 1: good time to be doing that and start that Conversation's.
- 15:29Speaker 2: Talk this morning with Matt Heypman of Rock Realty.
- 15:31Speaker 1: We'll talk a little bit more about some of the
- 15:32Speaker 1: market numbers, we'll talk about some stuff going on locally
- 15:36Speaker 1: in the real estate world, and we'll also get back
- 15:38Speaker 1: to our featured listing. Absolutely gorgeous property. Again, it's a
- 15:43Speaker 1: three bedroom, two and a half bath property in Dodgeville
- 15:46Speaker 1: right on right on Wilson Road. We'll get to that
- 15:49Speaker 1: so much more. We'll do it next as ask the
- 15:51Speaker 1: Experts with Matt Heyman and Rock Realty continues right here
- 15:54Speaker 1: on thirteen ten double u IB eight fifty thirteen ten
- 15:57Speaker 1: do WIB and ask the expert hanging out with Matt
- 16:00Speaker 1: Heytman of Rock Realte online Rock Wisconsin dot com. That's
- 16:04Speaker 1: r O c K Wisconsin dot com. Tellf number six
- 16:07Speaker 1: so eight six seven three fifty four hundred again the
- 16:09Speaker 1: website great one, Rock Wisconsin dot Com. Talking about some
- 16:14Speaker 1: of the some of the numbers, the market stats from
- 16:17Speaker 1: last month, the most recent numbers available when it comes
- 16:19Speaker 1: to the housing market. Talking with Matt about that and uh,
- 16:22Speaker 1: and let's talk about inventory and kind of where things
- 16:25Speaker 1: stand in those in those areas and some of the
- 16:28Speaker 1: indicators when it comes to inventory.
- 16:30Speaker 3: Yeah, I would say inventory is you know, the biggest
- 16:32Speaker 3: indicator of where a market is is a seller's market
- 16:36Speaker 3: still is at a buyer's market, right, and a healthy
- 16:39Speaker 3: market has six months of inventory out there for the buyers,
- 16:43Speaker 3: right and for the longest time we were sitting it
- 16:46Speaker 3: two months, one month, even close to at one point.
- 16:49Speaker 2: Seven hours, yeah, six hours.
- 16:51Speaker 3: Yeah, so you know six six months is considered balance market. Statewide,
- 16:58Speaker 3: we're sitting at about four months, so technically it's still
- 17:01Speaker 3: a seller's market, right, but we're getting closer.
- 17:05Speaker 2: I would say.
- 17:06Speaker 3: You know, you know, nation or statewide listings rollers about
- 17:10Speaker 3: five percent and the month's available supply increased eight point
- 17:16Speaker 3: one percent, So.
- 17:17Speaker 2: That's a that's a big.
- 17:19Speaker 3: Big increase, and you know it's I think that's what's
- 17:21Speaker 3: leading towards kind of a more balanced market and hopefully,
- 17:25Speaker 3: you know, just a steady rise in prices, nothing excessive.
- 17:29Speaker 1: Let's kind of break down some of the regions as well.
- 17:31Speaker 1: I think one of the really cool things in the
- 17:32Speaker 1: data that you get to get to go through as
- 17:35Speaker 1: as a real estate agent at Rock Realty is kind
- 17:38Speaker 1: of a breakdown of all the different areas. What are
- 17:40Speaker 1: we seeing as far as as far as different regions
- 17:42Speaker 1: around around the area.
- 17:43Speaker 2: Yeah, it varies a lot.
- 17:45Speaker 3: You know, the North region is showing it was up
- 17:48Speaker 3: seventeen point six percent for inventory and they actually have
- 17:53Speaker 3: reached that six months supply, so they actually have a
- 17:55Speaker 3: balanced market up there in the north Woods, right, you know,
- 17:59Speaker 3: Central region rose to rose to four point five months,
- 18:04Speaker 3: West Region to four point three months. In South Central
- 18:08Speaker 3: is unchanged at four months. Supply there's a you know,
- 18:11Speaker 3: a bit more demand down here. You know, you're getting
- 18:13Speaker 3: people from Illinois and you know, maybe Milwaukee coming out
- 18:17Speaker 3: this way.
- 18:18Speaker 2: So yeah, it's it's.
- 18:19Speaker 3: Not quite to the six months, but it's sitting at
- 18:22Speaker 3: four months right around us.
- 18:24Speaker 2: You mentioned the North region too.
- 18:25Speaker 1: Do you guys get a lot of folks that are like, hey,
- 18:27Speaker 1: you know, I live here in Madison, I live in
- 18:28Speaker 1: Rock County. I'd like to either get a vacation property,
- 18:33Speaker 1: a rental property or something, or looking to move. Do
- 18:37Speaker 1: you guys get folks to contact you have Rock Realty
- 18:39Speaker 1: to help arrange and find that find a great home
- 18:41Speaker 1: for them in the northern part of the state.
- 18:43Speaker 2: Yeah, we definitely do.
- 18:43Speaker 3: I think the majority of those are typically looking for
- 18:47Speaker 3: vacation homes.
- 18:48Speaker 2: Right.
- 18:49Speaker 3: But we even had one of our agents, you know,
- 18:51Speaker 3: pack up and move up north and found fun a
- 18:53Speaker 3: place by the lakes.
- 18:54Speaker 2: Yeah you know, so yeah that that does happen.
- 18:56Speaker 1: Yeah, well, especially you think now with you know, remote
- 18:59Speaker 1: work and actually, you know, we I was telling.
- 19:02Speaker 2: You during a break. My wife's from the northern part
- 19:04Speaker 2: of the state.
- 19:04Speaker 1: We've kicked around the idea in the past about about
- 19:07Speaker 1: moving up there, and it's like, well till our kids
- 19:10Speaker 1: out of school. It's definitely not, you know, not something
- 19:12Speaker 1: he would probably enjoy. I don't want to shake things up.
- 19:14Speaker 1: But you think about working remotely, or you think about
- 19:17Speaker 1: affordability and some other things. Great, great, great operation. A
- 19:20Speaker 1: closer place in Dodgeville.
- 19:22Speaker 2: Actually there is.
- 19:23Speaker 1: That's funny you say that because here we look at
- 19:25Speaker 1: this and.
- 19:26Speaker 2: You know it's funny.
- 19:27Speaker 1: We were I think another term we used during a
- 19:29Speaker 1: break was that leveling up and we think about like
- 19:32Speaker 1: using real estate as a tool to kind of go
- 19:35Speaker 1: to that next level and really make some opportunities for you.
- 19:39Speaker 1: This house would be I think for most folks that's
- 19:41Speaker 1: kind of that. When you think of where I am today,
- 19:44Speaker 1: where do I want to be tomorrow? Or if you
- 19:46Speaker 1: are there today, where do you want to be? This
- 19:48Speaker 1: property is definitely one of them. And this house located
- 19:52Speaker 1: right in Dodgeville, right on right on forty one ninety
- 19:56Speaker 1: eight Wilson Road in Dodgeville. We mentioned the land. We
- 20:00Speaker 1: talked about how beautiful it is, talking a little bit
- 20:03Speaker 1: about about the interior. But that's really the other thing too,
- 20:07Speaker 1: is there's like it's the detail to it. Every little
- 20:10Speaker 1: inch of this house is very well what's the term
- 20:14Speaker 1: would be like, nothing seems incidental, accidental or overlooked. Everything
- 20:18Speaker 1: is very very well procured, well.
- 20:22Speaker 2: Laid out designed.
- 20:24Speaker 3: Yes, I mean there's cabinets everywhere, tons of counter space.
- 20:29Speaker 3: You know, it was built in ninety one, but you
- 20:32Speaker 3: know it definitely looks quite a bit newer than that,
- 20:35Speaker 3: to be honest, and you know it's.
- 20:36Speaker 2: Just it's got a rustic field.
- 20:38Speaker 3: With modern amenities.
- 20:39Speaker 1: Right Flint Creek also, I do believe I'm not overly
- 20:43Speaker 1: familiar with Flint Creek, but what I do know is
- 20:45Speaker 1: having a little little water running by, how how peaceful
- 20:48Speaker 1: is that? So with that also we talked about the
- 20:52Speaker 1: shed and some other things. Parking is is definitely in
- 20:56Speaker 1: the cards for you as well. If you've got a
- 20:57Speaker 1: couple of vehicles. It's got a fantastic garage and beautiful
- 21:02Speaker 1: paved driveway as well. With properties like this, and we
- 21:05Speaker 1: talk about Erica being the featured agent on this man
- 21:08Speaker 1: with properties like this, these are these are obviously when
- 21:12Speaker 1: it comes to the buyers. If you're you know, if
- 21:14Speaker 1: you're looking for that dream home finding we talk about
- 21:18Speaker 1: the importance of working with the right agent. A guy
- 21:20Speaker 1: like Eric is phenomenal on showing and helping people find
- 21:24Speaker 1: this home, isn't he.
- 21:24Speaker 2: Yeah, absolutely, Erica.
- 21:26Speaker 3: You know, he's very good at finding the hidden gems.
- 21:29Speaker 2: Yes, you know so.
- 21:30Speaker 3: I mean he's had a number of closings that were
- 21:32Speaker 3: well out of the area that his clients didn't know
- 21:35Speaker 3: they were looking for, right, and this Dodgeville one is
- 21:37Speaker 3: perfect like that. You know, it's going to be hard
- 21:39Speaker 3: to say where that buyer comes from. It should be
- 21:41Speaker 3: someone you know down in Milwaukee that just is looking
- 21:44Speaker 3: to get out of the city, busy life and they
- 21:47Speaker 3: want to be somewhere where they can have some nature,
- 21:50Speaker 3: some land and a big pole barn.
- 21:52Speaker 1: Yes, yes it is, and it's a fantastic piece of
- 21:55Speaker 1: piece of real estate. You can check that out again
- 21:57Speaker 1: head on over the website rock Wisconsin dot com. That's
- 21:59Speaker 1: our ck Wisconsin dot com. Even better, give Eric Rasmussen
- 22:02Speaker 1: give them a call this morning telephone number six oh
- 22:04Speaker 1: eight two three four seventeen ninety three. That's six oh

- 22:12Speaker 1: Rasmussen at Rock Realty. Check out this beautiful house in Dodgeville. Again,
- 22:16Speaker 1: it's a great day to peruse that website if you
- 22:18Speaker 1: are looking just for something fun to do, want to
- 22:20Speaker 1: see something really cool and over to rock Wisconsin dot com.
- 22:23Speaker 1: Speaking of the websites, and I use the word websites plural.
- 22:26Speaker 1: Before we wrap up this week, a couple of things
- 22:28Speaker 1: to talk about the importance of working with an agent.
- 22:31Speaker 1: One of the cool things is if you're looking for
- 22:33Speaker 1: a buyer agent, Matt, you have a great resource and
- 22:35Speaker 1: a great website, Wisconsin Buyeragent dot com. Let's talk a
- 22:39Speaker 1: little bit about how that, how that works and the
- 22:41Speaker 1: kind of the impetus for creating that site.
- 22:44Speaker 2: Yeah.
- 22:44Speaker 3: Well, most online sites, whether it's a little realtor dot com,
- 22:47Speaker 3: they're focusing on the listings only. And I thought it'd
- 22:50Speaker 3: be nice if you know, buyers had a chance to
- 22:53Speaker 3: look through the agents.
- 22:55Speaker 2: You know, maybe uh, take that first step, find an.
- 22:57Speaker 3: Agent that's a perfect fit for you, learn a bit
- 22:59Speaker 3: more about them, maybe even interview them. And then from there,
- 23:03Speaker 3: once you know you've got the right fit instead of
- 23:05Speaker 3: just getting randomly assigned an agent, then you can you
- 23:08Speaker 3: can head out into the market and dominate.
- 23:09Speaker 1: Is that And it's funnyective It's funny too when you
- 23:14Speaker 1: mentioned just kind of being randomly assigned. I think a
- 23:16Speaker 1: lot of times when people are finding agents, they don't
- 23:19Speaker 1: they be And I think why such a website like
- 23:22Speaker 1: Wisconsin Buyer Agent is such a useful tool is people
- 23:25Speaker 1: don't really know where to go, and this kind of
- 23:27Speaker 1: eliminates that. You can actually even set up correct me
- 23:29Speaker 1: if I'm wrong, a phone call or a or an
- 23:32Speaker 1: online chat or a video call with a perspective agent
- 23:36Speaker 1: to make sure it's a good fit.
- 23:37Speaker 3: Yeah, exactly, or more than one, maybe interview three of
- 23:39Speaker 3: them and then you say, well, I thought it was
- 23:42Speaker 3: this one, but it turns.
- 23:43Speaker 2: Out it's nice. Yeah.
- 23:45Speaker 1: And that's That's all available at Wisconsin buyer agents dot com.
- 23:49Speaker 2: Check that out today.
