- 0:00Interest rates are rising and for holiday let owners, that
- 0:03changes everything. Deals that worked a few years
- 0:06ago might not stack up anymore. Monthly payments are going up,
- 0:10lenders are stricter, and getting your mortgage wrong now
- 0:14can seriously hurt your cash flow.
- 0:17So the question is, are you set up to survive and still grow in
- 0:21a rising rates market? In this episode of Houseplanner
- 0:25Bite Size powered by Housefully, I'm joined by Joe Stallard from
- 0:29AAA Mortgages. He's going to share 5 essential
- 0:32mortgage tips every holiday let owner needs to know right now.
- 0:37Let's get straight into it, Joe Thank you for joining us on host
- 0:44planet Bite Size. The global situation is
- 0:47unpredictable, to say the least. Mortgage rates are rising as a
- 0:51result, and the prospect of base rate cuts has been diminished.
- 0:56How should Holiday let owners navigate a rising mortgage
- 0:59market? You've got 5 tips to share, so
- 1:01take it away with tip #1. Yeah, we do indeed.
- 1:04So I think the first tip really is for anyone who's purchasing
- 1:08start as soon as possible or for anyone who's remortgaging, start
- 1:11that process sooner rather than later too.
- 1:14So if you're switching to a new lender, most mortgage offers are
- 1:17going to have a six month validity on them in which you
- 1:21can complete. So by doing that nice and early,
- 1:24you can lock in, secure your products if all gets approved.
- 1:28And then if you're working with a good broker as well, they'll
- 1:30look at things and see if things come down in those in that time
- 1:34before you complete. Then there might be the option
- 1:37to move you down to A to a lower rate before you do complete.
- 1:41Conversely, if things keep going up, then it doesn't matter.
- 1:43You've got your your rate secured.
- 1:46So acting sooner rather than later, rather than burying your
- 1:49head in the sand, I think is definitely hit #1.
- 1:52Yeah, definitely make a call, send the e-mail, get in touch
- 1:57with with the experts here. I mean, how volatile are things
- 2:00right now? Are things just going up and up
- 2:05and just explain why is it so volatile at the moment?
- 2:09Yeah, it seems crazy, doesn't it, that, you know, geopolitics
- 2:13have such an implication on, on UK mortgage prices.
- 2:17Ultimately, I think it's at a very top level linked to price
- 2:22of oil and how that affects inflation in this country, which
- 2:26then ultimately effects things about how the cost of money at
- 2:30which banks lend to one another and what's happening with
- 2:33inflation and how then the government and lenders are
- 2:37looking to control that inflation through things like UK
- 2:41mortgage prices. So that's the top line view as
- 2:45to where things are AT. And I think until the worst
- 2:50thing for for lenders, for consumers is, is uncertainty and
- 2:53volatility in a way. Even if things are bad, if
- 2:57people know where they stand, it's not so bad as the unknown,
- 3:01if that makes any any sense whatsoever.
- 3:03So whereas there is the potential for costs to keep
- 3:06going up, lenders need to price accordingly.
- 3:09There's also on top of that then a service element to this.
- 3:13So it's not all driven by that, it's driven by the fear of that.
- 3:16But then also no lender can really afford with their rates
- 3:20to stay top of the tree for too long because they'll get swamped
- 3:23with business that they then can't service effectively.
- 3:26And so that means they're having to pull rates and put rates up
- 3:29as well to make sure that they're not taking in in too
- 3:31much of A particular type of lending.
- 3:33So there's a multitude of factors that really feed into
- 3:37that. There's an interesting
- 3:39psychology there, isn't there? I mean, do you see this a lot
- 3:42with lenders? They'll have a rock bottom rate,
- 3:46but once they've kind of filled or got all the customers they
- 3:49want, then they put their rates up because basically they don't
- 3:52want any more customers. Yeah, and it's not always the
- 3:55customers they want. You know, sometimes they'd love
- 3:57to take on more, but they're very regulated in sort of the
- 4:00types of business they can take on.
- 4:02It can be only certain percentages of their book can be
- 4:05led to certain customers, for example.
- 4:08So, you know, looking at the residential market, they have
- 4:12flexibility to do some increased affordability multiples, but
- 4:15only on a certain percentage of their business.
- 4:17So certain lenders might target that really towards first time
- 4:20buyers, for example. So there's this whole melting
- 4:24pot that lenders are dealing with and then the like you say,
- 4:27the psychology about right, well, what's our competitor
- 4:30going to do? We can maybe have a day, two
- 4:33days top of the tree, but then beyond that, we've got nobody
- 4:37into service that business. Our standards are going to fall
- 4:40and it can just, you know, by them getting a little bit maybe
- 4:43greedy and taking on more than they should, they can then pay
- 4:46for that, but for weeks, if not months through trying to catch
- 4:48up and service the business properly.
- 4:50So there's a whole load that goes into it.
- 4:53Yeah, it's interesting. I think to the outsiders, people
- 4:56who don't really know much about mortgage lending, you just
- 4:58think, well, if you've got a product and you've got loads of
- 5:01customers, you want to give them as many as possible.
- 5:04But the fact is they can't because they are regulated.
- 5:06They can only give a certain percentage.
- 5:08So yeah, it is, it is pretty strict.
- 5:11All right then, Joe, so tip #2. Tip #2 is to then review the
- 5:16length of if you're going for a fixed rate deal, review the
- 5:19length of that fix carefully. An interesting one, I think the
- 5:24majority of people in the country have a kind of like to
- 5:27know where they're at from a budgeting standpoint.
- 5:29There is a big sort of sway towards fixed rates in general.
- 5:33And then now we really need to consider the rate of, of what
- 5:36you're fixing in for. And you know, that longer fix is
- 5:39going to offer more certainty to you, maybe a five year or
- 5:43something like that. But then again, does a 2 year
- 5:45fix give you the certainty that you crave in the short term, but
- 5:48allow the remortgage opportunity if you think rates are going to
- 5:51come down in the meantime a bit sooner on a, on a 2 year or
- 5:55maybe a three-year product. So, you know, it's again, not
- 5:58being about, you know, rate driven.
- 6:01It's, it's what is, what is the right thing for me, my
- 6:05circumstances, you know, you don't know what rates are going
- 6:08to do. I don't know what rates are
- 6:09going to do. If we did, we'd be a lot
- 6:11wealthier and probably not having this conversation because
- 6:13we'll be on a on a beach with a pina colada somewhere.
- 6:15But it's, you know, what are you, the client think is going
- 6:19to happen? What's your the type towards
- 6:22risk and elements like that and then bringing that into your
- 6:25product choice? I think if there's anything that
- 6:28we've learned over the last few years is that things can go up
- 6:32very quickly, but also things can come down fairly quickly as
- 6:36well. I mean, this situation, any Bank
- 6:40of England in terms of interest rates and mortgage rates and
- 6:42stuff, things could move fairly quickly.
- 6:45So like you say, they're locking yourselves in for 3 five years
- 6:49now might not be the smartest route moved.
- 6:52I mean, do you think there will be some people out there who
- 6:54just they want the flexibility and they'll, they'll, you know,
- 6:57maybe have a much shorter fixed rate or they'll, they may be
- 7:00happy to go on a variable at the moment?
- 7:03Yeah, absolutely. At the moment it's, it's
- 7:05certainly conversations that are happening a lot of the time.
- 7:09There is also, though, you know, it might not always be the right
- 7:12financial thing to do, but there is this intrinsic psychological
- 7:16value we need to weigh up. And for some people going
- 7:19through a remortgage process and producing bank statements and
- 7:22income docks and having a conversation, all this sort of
- 7:25stuff is just a pain in the backside.
- 7:27They really don't want to do so. They might get that maybe a two
- 7:30year is better, but for them, set it, forget it, five years.
- 7:34That's, that's us. We're happy.
- 7:36We know, we know what we're paying, we know we can afford
- 7:38it. So every single client is
- 7:40different, and I guess the job of a good broker is to try and
- 7:43tease out those thoughts from people and recommend
- 7:47accordingly. All right then, Joe tip #3.
- 7:51Will you take me up nicely really James, because I think
- 7:53tip #3 was really considerable. Consider variable rates.
- 7:58We're in a market whereby at the moment with base rate holding,
- 8:04you know not too many lenders are doing anything to their
- 8:06standard variable rates. So the discounted style products
- 8:09we have in the holiday let space are often coming out lowest cost
- 8:14for four people. Now as I said, that comes with
- 8:18the view that people need to be comfortable that mortgage
- 8:21payments can change month and need to be fine with that
- 8:25element of risk. If you like, you know, all the
- 8:29standard typical warnings apply, we're taking a variable rate
- 8:32product. But actually having that
- 8:34conversation and putting it into the mix for something to
- 8:37consider, you know, can be a really important idea for people
- 8:41at the moment, I think. Definitely, yeah.
- 8:43I mean, I've, I've been on variable rates for the last
- 8:46couple of years. It wasn't so good around the
- 8:49time of Liz Trust being Prime Minister, but it's been all
- 8:52right in the last 18 months or so.
- 8:55Things have slowly kind of come down a little bit.
- 8:59So yeah, you take the risk. But when we're in a situation
- 9:03like this, which is a little bit more volatile and the the
- 9:06lenders are kind of hedging a bit and worried about where the
- 9:10base rates going to go, it might not be the worst option in the
- 9:12world. But it really does depend on
- 9:14your on your personal circumstances here, I think.
- 9:17Personal circumstances, personal opinions as well.
- 9:20You know, it certainly won't be for anyone and in certain
- 9:24circumstances the fixed rate will be the lowest cost option,
- 9:27but I think opening the mindset to having a look at them as well
- 9:30and seeing if it is something you can get comfortable and get
- 9:33on board with, it might work out the right thing for you all.
- 9:37Right then, quick pause. This series is powered by
- 9:39Housefully if you want to run a more professional short term
- 9:42rental business. Housefully gives you everything
- 9:45in one place, from property management software to digital

- 10:04guidebook books for life. There's also a link in the show
- 10:07notes to book a demo with Frank Bosey, who's a big friend of our
- 10:11show. All right, back to it, Joe,
- 10:13what's tip #4? Tip #4 then is a really generic
- 10:17mortgage point, but one that I think a lot of people look over
- 10:20and that it's not just about the rate.
- 10:22You've got to look at the whole cost of a product.
- 10:24So you know, it's very easy to talk to.
- 10:27You make down the pub and he's got a cracking 3% rate that you
- 10:30know you'd bite your arm off for.
- 10:33But in reality that these mortgage products they're
- 10:35made-up of, yes, the rate which affects the monthly payment, but
- 10:38then there's also upfront fees and costs.
- 10:41And often to get those lowest rates, the products are going to
- 10:44have fees on them. Sometimes that's going to be a
- 10:46percentage based fee to really get that rate as low as
- 10:50possible. But the lenders not doing that
- 10:52out the kindness of their own heart.
- 10:53They're going to make their money one way or another.
- 10:55So if they're not making it on the on the rate and the monthly
- 10:58payment, they're probably going to make it on the fee.
- 11:00But then there's also incentives, application costs,
- 11:04valuation costs. Not all products have those.
- 11:06There will be some products that have bigger overpayment
- 11:09allowances than others, and that might be a real part of your
- 11:12strategy for getting this mortgage paid off.
- 11:15There are so many features that go into a mortgage product.
- 11:19Don't just get caught up with the rate.
- 11:22Make sure you are taking everything into account.
- 11:24Yeah, definitely. And you want to see, I guess
- 11:27usually like the total cost over the run.
- 11:30You know, some people just look at that monthly amount and
- 11:33think, oh, that's brilliant. But I think sometimes it's
- 11:36better to look at like the entire situation because like
- 11:38you say, there are so many things that go into go into
- 11:42mortgages. OK then, Joe tip #5. 5 is then
- 11:46considering overpayments. So again, warning here, look
- 11:50carefully at your mortgage terms and conditions and your mortgage
- 11:53offer and see what you can do. But if you think that your next
- 11:56product is going to be more expensive than your current one,
- 12:00consider overpaying because 1 you can maybe make a big bigger
- 12:03dent in that mortgage now who you might get yourself a bit
- 12:07more used to what your payments going to become and making sure
- 12:11that's going to work for you from a budgeting point of view.
- 12:14But thirdly, you know, if you're also on the cusp of a different
- 12:17loan to value banding, paying down that mortgage and getting
- 12:21under, you know, the next rate could bring in a lower cost
- 12:25mortgage for you at renewal. So consider those overpayments.
- 12:29If you're in a fortunate position whereby A you have that
- 12:31capability within your mortgage and B you can afford to do so,
- 12:36you know, weigh it up against some wider investment advice
- 12:39around other areas, but it may well be worth considering.
- 12:42Definitely, yeah, because a, you know, 65% loan to value, you're
- 12:46probably going to get a much better rate than a 75% or an 80%
- 12:50loan to value. And this was actually something
- 12:52you mentioned to me when we were talking about a couple of my
- 12:55mortgages. And it just makes complete
- 12:58sense. It can, it can save you a lot
- 12:59in, in the long run. It might be a couple of £1000 to
- 13:02get it below that, below that loan to value, but it's going to
- 13:05really pay dividends in the long run.
- 13:09All right then, Joe. So give us the lowdown on Triple
