- 0:52dreamed of all through real estate investing.
- 0:56You're already taking the first step. just by
- 1:00joining us here today. Yeah no absolutely every
- 1:04every day that you have cash in the bank is another
- 1:06day that you're losing value of your cash especially
- 1:09in high inflationary periods and my economist
- 1:14flag is going to fly right now because I recently
- 1:16read that the goal is two percent inflation.
- 1:19Okay the reason why the dollar loses three percent
- 1:24value per year is because the natural rate of
- 1:27inflation is three percent. Historically, three
- 1:31percent on average is what we lose in the value
- 1:32of the dollar per year. That means inflation
- 1:35is traditionally three percent per year. The
- 1:38other thing on this whole jobs count thing, I
- 1:41also believe it's cooked that the natural rate
- 1:44of unemployment is like five, five and a half
- 1:46percent. So anything under that is not natural.
- 1:51And when I say natural, I mean, the market is
- 1:54going to like converge on this amount. that it
- 1:58just, it's what happened. It's what's happened
- 2:00historically. It's probably what's gonna happen
- 2:02forever unless there's some, there would have
- 2:05to be something crazy massive above and beyond
- 2:07the pandemic to cause rates to deviate from that
- 2:10natural rate in any significant fashion. So five,
- 2:14five and a half natural rates, that's what we're
- 2:16always gonna have. So to have something less
- 2:18than that is unnatural. So regardless of what
- 2:22they're saying these goals are, they're unnatural.
- 2:27the possibility of them being sustainable is
- 2:29very, very low. So just keep that in mind. And
- 2:32that's not just Angel Williams talking. Go look
- 2:35in your economics books. Look up natural rate
- 2:37of unemployment. Look up natural rates of inflation
- 2:39or loss of the value of the dollar per year.
- 2:41And those are going to be the numbers you find.
- 2:44So just putting that out there for you. Sorry
- 2:46to hijack what you're talking about, Joe, but
- 2:48I just want to put that out there. No, no, no.
- 2:50That's something to remember, putting things
- 2:55in the right context. Yeah, so you're doing yourself
- 3:00storage Mobile home communities multifamily.
- 3:04You've got your lofts going Are you still doing
- 3:07stocks and bonds and the whole that whole scene
- 3:10also? You know, you know what's so funny. Um,
- 3:13I so I I traded stocks and bonds and and even
- 3:18options, you know for many years and I just stopped
- 3:23completely in 2019 and here's why So I follow
- 3:29a lot of macro analysts. I find the topic very
- 3:33interesting and these mega trends that drive,
- 3:38sort of drive the world, the way that the economy
- 3:42works, it's really heavily influenced by these
- 3:46mega trends, these demographic trends. And so
- 3:49I pay a lot of attention to macro stuff. And
- 3:53we started to notice in September of 2019, that
- 3:57the Fed was injecting a lot of liquidity into
- 4:02the overnight repo. I mean, it was like billions.
- 4:07And then there would be times where the repo
- 4:10rates, and for people who don't know this, it's
- 4:13basically the money that the banks charge each
- 4:16other just to lend to banks that have excess
- 4:20cash. they'll lend them out for the, you know,
- 4:23I don't know how long, Angel, if you can help
- 4:25me with this, is it for one night or for a few
- 4:28days, but it's very short. They're short term.
- 4:30It's usually your overnight rates. So a bank
- 4:33alone overnight, but it could be a couple of
- 4:36days. Basically what it is is banks right now
- 4:39have a zero percent, they have a zero percent
- 4:41reserve ratio. That means they don't actually
- 4:43have to hold anything. when you deposit money
- 4:46but if you go to the bank and you need money
- 4:48of course they're going to give you money but
- 4:50then it sets their books it can mess with their
- 4:53books so that they're running a deficit in their
- 4:55books and they're going to have to go to the
- 4:57fed or go to that overnight market and they're
- 4:59going to have to get money from the overnight
- 5:01market to get their books covered and whether
- 5:03that's one day two days three days i would i
- 5:06don't know that much about it after an overnight
- 5:08but i would assume that it would go up if it's
- 5:11more than one night i don't know that for sure
- 5:14because I'm not that I haven't been studying
- 5:17all that part for a long time. But it's like
- 5:20super technical, but it's just the thing to know
- 5:23is that it's it's super short, super low risk.
- 5:29And because the pledge is, you know, some type
- 5:31of blue chip collateral like U .S. treasuries
- 5:35or something. Right. And so the point is, is
- 5:38that the rate should be really low. Right. And
- 5:40the, but I think if I remember correctly, the
- 5:44rates went up to as much as 10%. And that's basically
- 5:48saying like, something's wrong, you know, the,
- 5:51is the financial system broken again, or is,
- 5:55because, because when you have overnight borrowing
- 5:58rates at that rate, at that 10%, it's like, everybody's
- 6:03holding cash or something, somebody's insolvent,
- 6:06you know, and there were a lot of rumors at the
- 6:07time. And so because of that, I decided to pull
- 6:11all my money out of stocks. I just, you know,
- 6:14I don't, I just didn't want to have my money
- 6:18and it just feels so out of control, right? And
- 6:22it's like, the more that I'm becoming full -time
- 6:26professional real estate investor, the more you
- 6:29kind of have control over you have influence
- 6:32on the asset, right? And instead of just letting
- 6:37somebody decide on a whim, like what something
- 6:41should be worth, you know, it's nothing scarier
- 6:43than seeing your stocks get cut in half, you
- 6:46know, down 30 % because of animal spirits, you
- 6:51know, it's like, wow, how did the world change
- 6:54so much that my stock is down 30, 40 % in, you
- 6:57know, or... you know, just in a short amount
- 7:00of time. I mean, even like when you invest in
- 7:04the syndication, even though you're giving up
- 7:06control to the operator, the operator still can
- 7:09make things happen on the property. They can
- 7:13still drive rents, they can cut expenses, they
- 7:16can optimize for occupancy, they can overcome
- 7:19obstacles, right? But I just feel like when you
- 7:22own stocks, it's like... You know, I can't tell
- 7:27Jamie Diamond what to do. He's not going to listen
- 7:29to me. You don't get to drive that car. So I
- 7:34just lost trust. I lost trust in the markets
- 7:37and just decided, you know, from then on, you
- 7:41know, pull all of my money out. And, you know,
- 7:45what happened a few months later, right? We had
- 7:47COVID and the market, the markets crashed in
- 7:51March of 2020. You know, I mean, I'm not saying
- 7:56that I saw that coming. But there were problems
- 7:59already. There was certainly some kind of liquidity
- 8:03crunch happening where the Fed had to print or
- 8:06had to inject billions and billions every night.
- 8:11Yeah, no, I agree. It's one of the reasons why
- 8:14I've been trying so hard for years now. Every
- 8:16time Parker and I are talking, Parker Purcell
- 8:18from EQRP, every time he and I are talking, I
- 8:21am whining and crying about the fact that I want
- 8:23my TRS money. So what is TRS money? That's the
- 8:26Texas Teacher Retirement System of Texas. I don't
- 8:29teach for a Texas, I don't teach for a Texas
- 8:32institution anymore. Every now and then I'll
- 8:34go, I'll go do a dual credit for Vernon College,
- 8:37but I'm not doing it right now. But what the
- 8:41TRS system says is because Vernon College pays
- 8:44into TRS, even though they do not pay into mine,
- 8:47I cannot have my money back. It's like, I think
- 8:50it's up to 23 ,000. And this is the hilarious
- 8:52part. Last year, My $22 ,500 made $500. Now my
- 8:59account is worth $23 ,000. And here's the thing
- 9:03about being in real estate. I want to put that
- 9:05into something self -directed because I know
- 9:08that I can double that in five to seven years.
- 9:12Let me have my dang money because you're not
- 9:13doing anything good with it. And I'm sorry that
- 9:17once we reach our age plus our years of experience
- 9:20equals 85, you have to pay us a pension. But
- 9:22I didn't set up those rules. I'm not working
- 9:25for you anymore. Give me my money because I know
- 9:28I can do smarter things with it. And that is
- 9:30so risky. And that is why people will leave their
- 9:33money in pensions that is earning peanuts because
- 9:38they're scared to take control of it because
- 9:40they're not educated yet. But once you get educated
- 9:43and once you see what's going on once you can
- 9:46like once you see what those hard assets can
- 9:50do and Once you realize that you are driving
- 9:53that car even if you are an LP in a deal You
- 9:58are hoping that the operating team you've chose
- 10:00to invest with is also riding the LP side Because
- 10:05if they're riding the GP side and the LP side
- 10:08they feel the same pain you do as an LP And so
- 10:12you are kind of getting to drive that car because
- 10:14they're driving the same car. And so you're all
- 10:17in the same race and you're all hoping to cross
- 10:20the same finish line with the same outcome with
- 10:22the same, you know, advancement with that 2X
- 10:25or 1 .5X or 2 .5X, whatever it is, you still
- 10:29hope to be better off at the end than you were
- 10:31at the beginning. And so you're all in the same
- 10:34race. and you do have control and you have control
- 10:38over your education you're here today and you're
- 10:40here tomorrow and the next day or these three
- 10:42days you're here to get the education because
- 10:46as anyone will say my friend Vlad has said it
- 10:49too other people said it the more educated you
- 10:51become the less risky it seems the rest risky
- 10:55it is the less risky it feels because you have
- 10:58enough education that you feel like you can make
- 11:00an educated choice. And it's a logical choice,
- 11:04because when we start talking about logic, now
- 11:07my logic is different than Joe's logic. It doesn't
- 11:10make my logic better than his or his logic better
- 11:12than mine. It just means we have different logic,
- 11:14but we are always going to be making logical
- 11:16answer or logical decisions because we're basing
- 11:19our decisions on all the available information
- 11:21to us at that point in time. And with the education
- 11:25I have garnered over the last three and a half
- 11:27years doing podcasts, doing these summits and
- 11:30talking to people in the space, I feel pretty
- 11:33darn educated and I feel pretty dang secure that
- 11:37I can do a heck of a lot more with my money than
- 11:39the account that it's sitting in right now. And
- 11:41that is why I want to self -direct it and do
- 11:42more with it. And Joe, I think that's kind of
- 11:44what you're saying too. In stocks, you couldn't
- 11:47drive that car. You had pretty much zero control
- 11:51over what was going on in that company and where
- 11:54that stock was going. So you were able to remove
- 11:57that disconnect and put it into something where
- 12:01you could control what was happening. You could
- 12:03drive that car. You could drive the outcome.
- 12:05And I just think that's really important for
- 12:07everyone to listen and hear because I have plenty
- 12:10of friends that are doing real estate and they're
- 12:13still doing stocks, bonds. They're still in that
- 12:15arena too. And if that's what you want to do,
- 12:20okay. My father -in -law who I have the utmost
- 12:24respect for, um he was able to do some stocks
- 12:28and bonds he did real estate they had some oil
- 12:30and gas and when he passed away it was like i
- 12:33got to see a little bit about the magic that
- 12:36he was making happen and it's you know joe it's
- 12:38really funny that you were talking about life
- 12:40sciences my father -in -law had his degree in
- 12:43biology and then he had his degree in mammology
- 12:45and then he had his phd in museum studies and
- 12:49the one of the cool things was when he was getting
- 12:50his phd he was like the foremost expert in the
- 12:53u .s and some of the subjects So he got to teach
- 12:55some of his own PhD coursework. So that was kind
- 13:00of cool, but it's like he came from that life
- 13:01science arena and then he was basically self
- 13:05-taught on the real estate and the stocks and
- 13:09the bonds and those paper assets. And he was
- 13:12so successful at it. And I would sit there some
- 13:14nights and we would talk. And I was always impressed
- 13:18because I'm like, I have a degree in business.
- 13:20I've got a BBA. I've got a master's in economics.
- 13:22I've run businesses. And your knowledge level
- 13:26is so much greater than my own. And it wasn't
- 13:29necessarily a time thing because he got he got
- 13:33started in the real estate piece later in life.
- 13:36Now, I had grown up with my grandparents being
- 13:38in real estate, so I had been in it my whole
- 13:41life and he was still making decisions that had
- 13:45so much wisdom in them. And so it felt so much
- 13:49less risky to him. And now that he has passed
- 13:51away and the family trust has passed or the family
- 13:54it's a limited partnership has passed on his
- 13:57sisters don't have the same knowledge base that
- 13:59he had. And so they see real estate as a riskier
- 14:02investment. And so they don't understand this.
- 14:05What we're talking about here about being able
- 14:06to drive that car. And so I think maybe I may
- 14:10be forwarding this to them because I think that's
- 14:13just a really important distinction to make that.
- 14:16you don't get to control what's going on in stocks
- 14:19and bonds. And even if you're pulling S &P, you're
- 14:23still just hoping that the market does what it's
- 14:25always done. You still don't have that control
- 14:30factor. That volatility, not only is it scary
- 14:36for people, but it's also on. It might make you...
- 14:42sort of make bad decisions, right? You know,
- 14:47we human beings, we cycle between greed and fear,
- 14:51right? Like people have a tendency to want to
- 14:54chase something when it's going up and they want
- 14:57to dump something when it's going down. It's
- 14:59usually the opposite, right? You kind of want
- 15:01to do the opposite, right? I mean, Warren Buffett
- 15:03always says, you know, you want to buy when others
- 15:06are, sorry, when others are fearful and you want
- 15:08to sell when others are greedy, right? So you're
- 15:11supposed to do the opposite, but our intuition
- 15:15wants us to do, you know, we want to chase that,
- 15:20whether it's rising or we want to get rid of
- 15:22something because it's going down and it's causing
- 15:25a lot of pain. And so that will screw with your
- 15:28emotions. And then you might actually end up
- 15:30making that decision because you're not thinking
- 15:33right. And so when your portfolio is going down,
- 15:38people might just want to sell it and cut their
- 15:40losses, right? And that's probably not the right
- 15:45thing to do. And what I was like, real estate,
- 15:47because it's more illiquid, you almost have to
- 15:53sit on your hands and you just have to write
- 15:55it out. Like what we talked about earlier, that
- 15:57when you're going through tough times, going
- 15:59through the great financial crisis, for example,
- 16:02as long as you have the reserves and as long
- 16:04as you, you know, manage properly, you're gonna
- 16:09end up okay, right? I mean, it wasn't like I,
- 16:14you know, I couldn't even sell the real estate
- 16:17if I wanted to, right? Because the prices were
- 16:19down, right? Yeah, but you were able to salvage
- 16:24where a lot of people wouldn't have been able
- 16:25to salvage. You know, I just number one, I want
- 16:28to thank you for coming on here today and just
- 16:31giving us basically a play by play of how things
- 16:34happen for you from 03 to current. And really,
- 16:38I think the other thing you've done is really
- 16:40supported the idea that in real estate, there's
- 16:43going to be ups and downs, but there is an overall
- 16:45upward trend and there is safety in that overall
- 16:48upward trend. I'm not saying recession proof
- 16:51and I'm not saying risk free. but there is an
- 16:54overall upward trend and so I would just say
- 16:57you know before you make any decisions one way
- 17:00or the other take the time to research it take
- 17:02the time to educate yourself and take your time
- 17:05to become friends with people like Joe here that
- 17:07have been through it they've got a lot of experience
- 17:10and a lot of knowledge that you can gain from
- 17:12without having to go through it yourself. So,
- 17:15you know, Joe, again, just thank you for being
- 17:17here and thank you for just sharing so openly
- 17:20with the audience. And man, that's just thank
- 17:23you. And guys, like I said before, there's tons
- 17:26of info over here. We'd love to have you on the
- 17:28live side. And until next time.
