California’s rental market is a wild ride—Southern California’s median 3BDR rent hit $3,900, while Northern California edged closer to $3,100, both way above the national $2,000 average. Though Southern rents stayed flat, Northern rents jumped 4%—thanks to AI boom in the Bay Area—while the nation only rose 1%. But not all areas are heating up: half of Southern and a third of Northern cities saw rent drops, as did half of U.S. cities outside California. The extremes?
