- 1:00joining us here today. Hey guys, it's Angel with
- 1:04the Academy Presents Real Estate Investing Brocks.
- 1:06You are with us for the fall summit and this
- 1:09has been amazing. I say it I think every single
- 1:11time but these are my favorite six days of the
- 1:13year by far. I get to have amazing conversations
- 1:17with amazing experts in the space and then you
- 1:20get to hear all of their stories and all their
- 1:22experiences and all of their massive knowledge
- 1:24too and so that just makes this really amazing.
- 1:27So my friend here, Hua Wen, is going to be sharing
- 1:31a little bit about her story and we'll kind of
- 1:34chit chat about some other things, but I'm just
- 1:36excited to share her with y 'all. So, Hua, if
- 1:40you want to kind of give us a little bit about
- 1:41your background and maybe just how you got into
- 1:45real estate, maybe, and then we can move on to
- 1:47the other. Yeah. Hi, Angel. Thanks for having
- 1:50me on. So Jaime and I, our journey into real
- 1:55estate, you know, we're both eye doctors. So
- 1:58when we ventured into the world of real estate,
- 2:01we had a zero experience. So the birth of our
- 2:04little baby girl, her name's Athena. That was
- 2:07eight years ago. She just had a birthday. And
- 2:10really that was why we decided, you know, we
- 2:12really want to figure out how to be more flexible
- 2:15with our schedule. And that was really the vehicle
- 2:18of trying to buy back our time. I mean, at this
- 2:20time, we already had two practices. We were busy
- 2:24working about 60 to 70 hours a week. And so we
- 2:28were really, really grinding. And so we just
- 2:31wanted to figure out, and we didn't have diversified
- 2:33passive income, aside from the 401k and IRA.
- 2:37That was really all we had and then our practice.
- 2:40And so when we mentioned into real estate, you
- 2:42know, we learned different programs, I mean,
- 2:45different podcasts, different books. like meetups,
- 2:49you name it, we were there. And so we were just
- 2:51trying to figure out different vehicles of real
- 2:54estate. And so we started off buying land and,
- 2:58you know, funny enough, our real estate journey
- 3:00was overseas. And so we bought land overseas
- 3:03in Belize and then we bought into a resort syndication
- 3:08in Belize. And then we did ground up construction,
- 3:12built our Custom home and we currently and then
- 3:16we Airbnb'd it and so that was kind of like a
- 3:18vacation home But then we Airbnb'd when we weren't
- 3:21there and then multifamily really started about
- 3:25five years ago And so that was when we started
- 3:27multifamily syndication and ever since we learned
- 3:30about that vehicle That was what we honed in
- 3:33on and focused and grew and started growing our
- 3:37portfolio in that Avenue And it's been a game
- 3:40-changer and so now I practice twice a month,
- 3:44you know. So freedom of time has been the biggest
- 3:50thing and biggest reward ever since we started
- 3:52our real estate journey with multifamily. Now
- 3:56I hear you on that. But, and it's really funny
- 3:59to talk about the car. So I've got, we did get
- 4:02a Jeep. It is a two -door Jeep. It is our toy
- 4:04because we don't fly. We don't do a lot of traveling.
- 4:07So we do have a little Jeep that Jason and I
- 4:09take off -roading. It's fun. It's our toy. and
- 4:12it's in our driveway. Other than that, I've got
- 4:15an 03 Pilot with 250 ,000 miles on it. It sits
- 4:19in the front of the house because when Jason's
- 4:22sister and her husband went to Saudi, they needed
- 4:24to sell their van. So we also have a 2014 Honda
- 4:28Odyssey with 100 ,000 miles on it right now that
- 4:33fits all of our kids. And then Jason has an 01
- 4:36GMC pickup truck. We just Our house was built
- 4:39in 1982. I follow my son around with a like thing
- 4:43of spackle that if he accidentally puts a hole
- 4:46in the wall, I don't even use a trowel anymore.
- 4:48I push it in with my hands just to fill the hole
- 4:50back up so he didn't dig into the into the like
- 4:55the I can't even think fiberglass stuff in the
- 4:58wall. But I just don't want him digging into
- 5:00the walls, right? But it's just funny that the
- 5:04people that are really being successful. they
- 5:08don't look the way you think they're gonna look.
- 5:11And I think part of that is because of where
- 5:13they've come from. And that kind of leads me
- 5:16into this other question of how are you teaching
- 5:21that the importance of the struggle to your daughter?
- 5:26Because I'm having a hard time with that. Our
- 5:2914 year old knows that if she needs something
- 5:31for school, we'll just pay for it. But there's
- 5:34other kids that don't have that same option.
- 5:37Yeah, and that was one of the things Jaime and
- 5:39I had a big conversation about because I was
- 5:42like, you know, we are the way we are Because
- 5:45of our struggles when we were younger like Athena
- 5:48being born and she has no contrast, right? She
- 5:53she doesn't live that kind of struggle And so
- 5:55for us the way we wanted to implement that is
- 5:58to really get her out there and show her so you
- 6:02know we have kids that we sponsor from different
- 6:05countries and different orphanages and so she
- 6:07calls them her brother and sister and so you
- 6:10know so she has so she always tells the teachers
- 6:12oh yeah I have a brother and a sister from the
- 6:15Philippines and Ecuador but she you know you
- 6:17get these monthly updates and then we when we
- 6:20travel we want her to see contrast, right? And
- 6:24that's part of the beauty of traveling, too,
- 6:26is not just the touristy areas, but to see where
- 6:29the locals are and kind of that other side of
- 6:32how other families actually live. And so at a
- 6:35very young age, she's super sweet, but she donates.
- 6:39So the concept of giving back is something we
- 6:42taught her at a very young age. And so she...
- 6:45she you know so everything now anytime something
- 6:48she's outgrown something or she gets money for
- 6:51her birthday she's always like can you donate
- 6:54this you know and so she has charge of her own
- 6:56money but she'll give a small piece and so she
- 6:59has a lot of compassion you know for other kids
- 7:03or she sees others um who aren't and she's always
- 7:06like can we give them this or can we do this
- 7:08and donate this and so every that's part of the
- 7:12journey so even though she has everything she's
- 7:15not one of those that needs everything and she's
- 7:18like mommy you don't need to buy me a bunch of
- 7:20this and that I have everything already you know
- 7:22and so she's not very into material things she's
- 7:26very simple but it's a role model like she mirrors
- 7:28us because we're not into a lot of the things.
- 7:31And then so she enjoys that when we go out and
- 7:34we get to help others like she loves that process.
- 7:37If we go visit and she gives to other kids and
- 7:40she knows that that's what she's doing. At a
- 7:43young age, she understood that. and now she's
- 7:45eight so she she understands that concept even
- 7:48better but we made it intentional um because
- 7:52that was a conversation I was worried about because
- 7:54I was like man I don't want my child to be spoiled
- 7:56and like not understand how good she really has
- 7:59it you know and so we that that would that's
- 8:03truly super important for us that she understands
- 8:06and has that empathy for people that's that's
- 8:10been something that Jason and I have talked about
- 8:12a lot because it Like when we first had Julianne,
- 8:17no way. We had $200 ,000 in school loans. And
- 8:21Jason's the only doctor. I didn't make it that
- 8:24far, but we still had $200 ,000 in school loans.
- 8:27And he had just gotten a job. We had our first,
- 8:31and then we had our son two years later. And
- 8:34then there was a period of time where my youngest
- 8:35two siblings lived with us. And so it was. It
- 8:39was rougher in the beginning, but I don't think
- 8:42she's 14 now. I don't know that she really remembers
- 8:44it. And I don't think they noticed that we've
- 8:47got tubs of clothes in all different sizes because
- 8:49we're gonna keep on passing those bad boys down
- 8:52because clothes are expensive. So when somebody,
- 8:56when our five -year -old now finally outgrows
- 8:58something, we put it in a bin so that we can
- 9:00donate it. But it's been through four kids. I'm
- 9:04not sure how much life is left in it. You've
- 9:09maximized that. We've pretty much maximized everything
- 9:12out of that. And we have like stuff that can
- 9:15pass for girl or boy, like the t -shirts. Those
- 9:18are amazing. They can pass either way. And then
- 9:20really, girls can get away with anything a boy
- 9:22can wear. Yeah. It's a little bit harder to go
- 9:25the other direction. Maybe not quite as hard
- 9:27these days. But it's just funny that we've got
- 9:31all this stuff everywhere. And Jason's like,
- 9:32please don't buy any more clothes. I'm like,
- 9:34I'm not buying clothes. We've got more clothes
- 9:37than we could ever want. So it's um, but it's
- 9:41it's a it's just a I grew up with hand -me -downs
- 9:46And my grandparents they did. All right. I mean
- 9:48we had they had some rentals They had a quadplex
- 9:52and a little trailer park and they had a few
- 9:54singles here and there and I thought we were
- 9:56great but I mean there were times when I wore
- 9:59hand -me -downs or we'd buy used clothes and
- 10:03It was fine. So I think having my grandmother
- 10:06really teach that to me and I think part of it
- 10:10was the way she was brought up too because she
- 10:12was part of a migrant farming family and so my
- 10:15grandmother only made through eighth grade because
- 10:17she missed so much school because they would
- 10:19leave school and she'd go help pick cotton and
- 10:22I mean that's not even that far gone generation
- 10:25-wise like my grandparents raised me and to know
- 10:27that my grandmother only made through eighth
- 10:29grade she eventually got a GED but still that's
- 10:33not that far off and so a lot of I think what
- 10:36she learned in surviving as a Hispanic woman
- 10:39in the, you know, she was born in 33 during some
- 10:44of those times when it wasn't really good to
- 10:47be anything other than white. And I think she
- 10:50passed some of those things on to me. Now she
- 10:53got a little extravagant later on because she
- 10:56was like, wait, wait, what? We have money. But
- 11:00it was it wasn't even that much because like
- 11:03My husband, his family did an amazing job with
- 11:07not really letting the kids know what there was.
- 11:12And so my father -in -law has passed away now,
- 11:16but I always wanted to know how he did it. Like,
- 11:19how did he keep it under wraps? Because they
- 11:22had about 60 -ish units of residential multifamily.
- 11:26And they're all within two or three streets of
- 11:28one another. And I don't know if he didn't...
- 11:33Don't know. I think I would have understood.
- 11:36Hey, we've got all the stuff. Yeah, but Jason
- 11:39never really He said he never really knew But
- 11:44he knew his parents were very frugal Yeah, and
- 11:48it was the craziest thing like his dad wanted
- 11:50us to find these the things that go under the
- 11:52doors They've got like the tubes on either side.
- 11:55So there's not a draft under the doors Because
- 11:57he would like play this game with how low can
- 12:00I get my electric bill? I hated the house in
- 12:05the summer because it was like 800 degrees inside
- 12:08the house. Not really. But it was probably 82
- 12:11or 83. It was hot. I like my house cold. And
- 12:15it was because he was seeing how low he could
- 12:16get in the winter. He'd have like a sweater on,
- 12:20had blankets on him. But how low can I get that
- 12:22electric bill? And then later on, finding out
- 12:25that that wasn't even something he had to worry
- 12:26about, I was like, are we serious? But I think
- 12:33it just comes from it comes from how you grow
- 12:35up, I guess. I mean, his his family, they had
- 12:38farms in West Texas. And even though the farming
- 12:41community is wealthy, it's not cash wealthy,
- 12:47land wealthy, crop wealthy, but they don't always
- 12:51have the cash wealthy part of it. And so he grew
- 12:55up in more of that environment. And so he he
- 12:59probably had some of the same things that we're
- 13:00talking about here, where you know maybe grandma
- 13:03made some of their clothes or maybe they had
- 13:05hand -me -down shoes I don't really know because
- 13:08I don't remember a lot of those conversations
- 13:09but it was um I think having those struggles
- 13:14and those hardships really forms who you are
- 13:18It does. I wore hand -me -downs. I mean, we shopped
- 13:22at Red, White, and Blue in New Orleans, and my
- 13:24mom would make us some of the clothes, but then
- 13:25when she got busy working, she didn't have time,
- 13:28so we didn't even get new Kmart clothes. I mean,
- 13:31it was used clothes, and I was the only girl,
- 13:34so I didn't have hand -me -downs, you know? I
- 13:38didn't have to have hand -me -downs. So I got
- 13:42used clothes, and my brothers, of course, they
- 13:44got hand -me -downs from each other, but... Yeah.
- 13:47And we weren't really, we didn't, you know, I
- 13:48got teased a lot. Like when I was young, um,
- 13:51I got made it fun of because I was like, my teeth
- 13:54were really messed up when I was little. And
- 13:57so I couldn't even close my mouth. It was that
- 13:59bad. And like, it was cause it was protruding
- 14:02up. And so my mom was just like, Oh my God, I
- 14:04need to get this girl braces as poor as we are.
- 14:06We like, we really can't afford braces, but if
- 14:08I don't fix her mouth and teeth, like That's
- 14:12going to be an issue in her future. So she got
- 14:14me braces. But here I am braces. And, you know,
- 14:19of course, when I was moving around, I was the
- 14:25only Asian in a lot of the schools. And so and
- 14:28I was super shy, super introverted. And so I
- 14:32got made fun of and bullied all the time, you
- 14:35know, and it was horrible. It was horrible, you
- 14:37know, and then I didn't really I stayed that
- 14:42way, like, for a long time. Like, the Hua you
- 14:44know now, who talks a lot, is not the Hua growing
- 14:49up. Even in optometry school, I was really timid.
- 14:52And, like, nobody knew me. Like, I would come
- 14:55in and take my tests, do my clinical rotations,
- 14:58and leave. Like, I was not very sociable at the
- 15:01time until, like, Jaime, over the years, has
- 15:04kind of helped, you know, break me out of my
- 15:06shell and get more comfortable. But it really
- 15:08wasn't until about four or five years ago, getting
- 15:11into the real estate space where I started kind
- 15:14of, you know, breaking out a little bit and getting
- 15:17more comfortable and confident. But that journey
- 15:20took a long time because, you know, I don't know.
- 15:24So yeah, the hand me downs and then the braces
- 15:27and then like just being, you know, shy and everything.
- 15:30I was just like, and I look back and I'm like,
- 15:31man, that poor little girl, if I can only talk
- 15:33to her now. Wow. No, that's yeah. I mean, I don't
- 15:39understand, like, the real shy part of it, but
- 15:42I can remember, like, do you remember those notes
- 15:45that would go around, hey, do you like so -and
- 15:46-so check yes or no? I remember having those
- 15:49notes passed around about me when I was in fifth
- 15:51grade, and I remember, and it hurt. I think some
- 15:56of those things, if you get past them, they make
- 15:58you a lot stronger. And so, like, when you get
- 16:02those questions of what would you change about
- 16:04your past, well, I mean, there's been some really
- 16:06hard things. but I don't think I would change
- 16:09anything because it made me who I need to be
- 16:12today. Yeah, I would agree. So yeah, so I'm gonna
- 16:16kind of turn a little bit again. You talked about
- 16:19like basically getting prepared and learning
- 16:22to enter this space. You know, we have coaches
- 16:25because we like having coaches. It makes things
- 16:28easier. Did y 'all seek out coaches or did you
- 16:30do it on your own or how did y 'all really go
- 16:32about that? No, we seek. coaching and you know
- 16:36we we joined different groups to learn multifamily
- 16:40and so you know but we we wound up entering during
- 16:44a mentorship program and having coaching and
- 16:47um but i think the biggest um the biggest learning
- 16:51is when you're actually in a deal you know i
- 16:54think you can learn all the gist of everything
- 16:57and modules and have coaching calls all you want
- 17:01But the real learning happens when you actively
- 17:04are in the deal. No, I will 100 % support that
- 17:09statement. 1000 % support that statement. Yeah.
- 17:15Yeah. Yeah, we really thought we knew what we
- 17:19were doing. No. Oh, it's very humbling. It's
- 17:27very humbling. but I know there's a lot of people
- 17:31who think out there think that it's too much
- 17:33to spend or they can do it on their own and I
- 17:37mean you can there's people that do but if you
- 17:43if you think it's hard with a coach I can't imagine
- 17:46what it must be like without one no especially
- 17:49multifamily I would highly And it's not just
- 17:53the coaching and the mentorship program. Obviously,
- 17:55a lot of our partnerships have come through the
- 17:59ecosystem. And I think the friendships and partnerships,
- 18:02you know, and collaboration and leveraging each
- 18:06other's experience and resources to bounce ideas
- 18:09and, you know, because you're going to have the
- 18:12time where you're like, man. What do I do now,
- 18:15right? And to have that direct access, you can
- 18:17pick up a phone call, whether it's your coach
- 18:19or a friend or your partner or whatever. I mean,
- 18:22that's invaluable, right? And so I don't believe
- 18:25in the, just learn and do it all by yourself.
- 18:28Yes, you can get a lot of free resources, but
- 18:30I believe in investing in yourself and learning
- 18:33the ropes properly, kind of collapsing. They
- 18:35always talk about collapsing that timeframe,
- 18:37because if I can leverage someone who has 20
- 18:40years of experience and I can, you know, pick
- 18:43up the phone and like, I have this problem right
- 18:45now. Like, what do I need to do? Who do I need
- 18:47to call? I mean, that's very valuable for us,
- 18:50you know? Yeah, no, it's like, we have a meetup
- 18:53that we run every Monday. It's the Marvelous
- 18:56Mondays Meetup. But there's, we've really grown
- 19:00a pretty good group. And one of the people that's
- 19:03a part of the group, strictly a passive investor,
- 19:06and has been in, what is it now, 75 or 76 deals.
- 19:10And A lot of times, oh yeah, when I have an issue,
- 19:14I'll reach out to him. Yeah, he probably knows
- 19:16well more, way more. Oh my gosh, because even
- 19:19as an LP he's like, well, you know, one time.
- 19:22Yeah. And I'm like, yes. Because I have zero
- 19:27times to go off of. Yeah. That's great. And that's
- 19:32true, especially those who are been in that many
- 19:35deals in different markets, different sponsors,
- 19:38and different management companies. They know
- 19:40the ins and outs of what's going on. And they're
- 19:41like, hey, this is what happened. And this is
- 19:43what they did. And this was a good resolution.
- 19:46Because they see what's behind the scenes. Those
- 19:51relationships are invaluable. So I just want
- 19:54to thank you for being here. We talked about
- 19:56a lot of different things. And I think that that's
- 19:58important that people see that when you're in
- 20:01the space, it's not just one hat. You're really
- 20:04in a lot of different you with a lot of different
- 20:07hats, not necessarily a lot of different lanes,
- 20:09because I think that we should really focus on
- 20:11our superpowers and stay in that lane. But it's
- 20:15OK to drift a little bit. Because sometimes you
- 20:19won't learn people or you won't meet people or
- 20:21learn new things if you're not drifting a little
- 20:23bit. but you can always fall back on your strengths
- 20:28when you need to. But again, just thank you for
- 20:32being here and for being so willing to share
- 20:33information and tell your story and just let
- 20:36people know that you don't have to have been
- 20:39born into this to do it. You can work your way
- 20:42in. You can get in with a good group of people,
- 20:44good coaches, mentors, and you can rock this
- 20:47stuff. You can build the life of your dreams.
- 20:51Absolutely. Thank you so much, Angel, for having
- 20:55me on. Really appreciate it. Really enjoyed it.
