- 0:11Speaker 1: A number six oh eight six seven three fifty four hundred.
- 0:14Speaker 1: That's six oh eight six seven three fifty four hundred.
- 0:17Speaker 1: Joined in studio this morning by mister Matt Hetman with
- 0:19Speaker 1: Rock Realty. Matt, how you been man?
- 0:21Speaker 2: Been good?
- 0:21Speaker 1: How about you, Sean? I'm doing fantastic. Great to see you.
- 0:24Speaker 1: I've got out to do any golfing recently, you know,
- 0:27Speaker 1: off and on here.
- 0:28Speaker 2: Often as as most people would like, but more than.
- 0:33Speaker 1: Does does the does that Hayes in the air effect anything?
- 0:36Speaker 1: As far as I think of, I'm not a golfer,
- 0:39Speaker 1: to quote the line of the Big Lebowski, obviously you're
- 0:42Speaker 1: not a golfer when you're using you got those little
- 0:44Speaker 1: scopes for distance and things. Does that uh, does that
- 0:48Speaker 1: Hayes here that affected?
- 0:49Speaker 2: I mean it was a little hard to see the
- 0:50Speaker 2: white ball though in the in the air.
- 0:52Speaker 1: Gets up there sound through. Have you seen the new
- 0:55Speaker 1: Happy Gilmour movie? I did it.
- 0:57Speaker 2: I liked the cameos. I felt like the movie itself,
- 0:59Speaker 2: was like, yeah, well a little subpar, but you know,
- 1:02Speaker 2: it's what you kind of come to expect.
- 1:03Speaker 1: Some nice fun there. By the way, John Daily, do
- 1:08Speaker 1: you like his his his cameos?
- 1:10Speaker 2: That was good.
- 1:10Speaker 1: Yeah, that was probably one of the better parts. I thought.
- 1:12Speaker 1: That's great. We've got a lot of fun stuff to
- 1:15Speaker 1: talk about this week. We're going to be following our
- 1:17Speaker 1: trend of dispelling myths, and we're going to talk specifically
- 1:20Speaker 1: when it comes to real estate. There's a lot of
- 1:23Speaker 1: information out there, and to be quite frank, a lot
- 1:25Speaker 1: of really bad information that unfortunately has prevented a lot
- 1:28Speaker 1: of folks from from taking action. And whether whether move
- 1:32Speaker 1: up buyer or somebody looking to be a first time
- 1:34Speaker 1: home buyer, and other things you need to realize when
- 1:37Speaker 1: it comes to listing a home and some of those
- 1:39Speaker 1: myths out there. But before we get to this week's
- 1:41Speaker 1: conversation on myths, let's talk about this week's featured listing.
- 1:46Speaker 1: A beautiful, beautiful house right on Weston Drive at six
- 1:51Speaker 1: sixty four to thirteen Weston Drive, right here in Madison.
- 1:55Speaker 1: I was looking at this house yesterday and then I
- 1:58Speaker 1: had to go back and look this morning because it
- 2:00Speaker 1: is a really really great home and a really nice neighborhood,
- 2:03Speaker 1: a great area, and it's really got you think about
- 2:06Speaker 1: like houses that check all the boxes. This one really
- 2:09Speaker 1: does just that. Matt, Yeah, I agree.
- 2:10Speaker 2: I mean, if you're kind of looking for that ideal layout,
- 2:15Speaker 2: and you know, if you were to make a cookie
- 2:18Speaker 2: cutter of a house that everybody's kind of attracted to,
- 2:21Speaker 2: it's your three bedroom, your two bath, your two car
- 2:24Speaker 2: garage house, right, and you know, a finished lower level, right,
- 2:28Speaker 2: And that's exactly what this is. You know, it's listed
- 2:30Speaker 2: for four hundred and nineteen nine hundred, which is you know,
- 2:33Speaker 2: pretty reasonable these days to be in Madison, the kind
- 2:35Speaker 2: of the near west side of Madison, southwest side. And yeah,
- 2:38Speaker 2: it's a great it's a great, great property. I like
- 2:43Speaker 2: the vaulted ceilings in the kitchen, yes, the fact that
- 2:46Speaker 2: they kind of did that popular two toned cabinet style, yeah,
- 2:50Speaker 2: where you have the lower cabinets painted different than the uppers.
- 2:53Speaker 1: So there's a lot to like about it. It's really nice.
- 2:55Speaker 1: You mentioned that that finished lower level as well, and
- 2:58Speaker 1: you know, I was, as meta fact, complete honesty. Right now,
- 3:02Speaker 1: I'm scoring with the pictures now, just looking at what
- 3:04Speaker 1: a beautiful house. It is. And one of the things
- 3:06Speaker 1: that that I love about that finished lower level is
- 3:09Speaker 1: there seems to be a bunch of on on the
- 3:10Speaker 1: main level, a lot of different areas for sitting and
- 3:14Speaker 1: kind of gathering. But then you've got this this really
- 3:17Speaker 1: really well done lower area, and I think, what a
- 3:20Speaker 1: perfect place, you know, mom and dad or just dad
- 3:22Speaker 1: to sit down, watch some watch some football and just
- 3:25Speaker 1: kind of escape that that that type of thing so
- 3:28Speaker 1: really cool. Also a really cool uh and again this
- 3:31Speaker 1: is this is up to the future owner of this house.
- 3:33Speaker 1: This could be you. The current owners have a really nice,
- 3:36Speaker 1: nice little office space down there. Looks like maybe a
- 3:39Speaker 1: bit of a gamer.
- 3:40Speaker 2: Yeah right, yeah, no, I I liked that, you know,
- 3:43Speaker 2: having a little privacy in the basement with the office space.
- 3:45Speaker 2: And then also you've got the bathroom downstairs, so you
- 3:47Speaker 2: don't have to head back upstairs, you know.
- 3:51Speaker 1: Maybe rining it off before studio there.
- 3:54Speaker 2: If you have a teenager, you just sa you'll never
- 3:56Speaker 2: see upstairs again.
- 3:57Speaker 1: How great is that? So when they're jumping around too,
- 4:00Speaker 1: you don't have to don't have to have some real
- 4:02Speaker 1: quick too, match I was I want to ask also,
- 4:04Speaker 1: as we're kind of going through this house in particular,
- 4:06Speaker 1: and of course this week's featured listing. The agent on
- 4:09Speaker 1: it is Jason Allen is teleph number six, So eight
- 4:11Speaker 1: five one six seventy one fifty. That's five one six
- 4:15Speaker 1: seventy one fifty for Jason Allen. You definitely want to
- 4:18Speaker 1: check out this three bedroom, two bath home right here
- 4:21Speaker 1: at Madison. Some of that space I had said earlier,
- 4:24Speaker 1: they're using it as an office. You could use it
- 4:26Speaker 1: for something else. That's a great feature for homes. I
- 4:29Speaker 1: think that with the term like flex space or or
- 4:31Speaker 1: something like that, where it's makes a great office, makes
- 4:33Speaker 1: a great additional bedroom, it makes a great craft room,
- 4:37Speaker 1: or it makes if you know, I know a lot
- 4:38Speaker 1: of folks are very good at this multipurpose room as well,
- 4:41Speaker 1: whether it's you know, guest bedroom when they're there, otherwise
- 4:44Speaker 1: it's a home office. That type of that type of
- 4:46Speaker 1: space is really desirable, isn't it. Yeah, it's always good
- 4:48Speaker 1: to have the option.
- 4:49Speaker 2: You know. There's even some people out here out there
- 4:51Speaker 2: that use it for workout areas in rooms.
- 4:53Speaker 1: Yeah, that's what I hear, or hanging their clothes on.
- 4:56Speaker 1: It's really good. Squarecount areas turn out to be talking
- 4:59Speaker 1: this morning with that high. But of course Matt comes
- 5:01Speaker 1: to us from Rockrealty Online Rock Wisconsin dot com. That's
- 5:04Speaker 1: Rock r Ock Wisconsin dot com again to see this
- 5:06Speaker 1: house and Weston on Weston Drive here in Madison. I
- 5:09Speaker 1: give Jason a call this morning. His telephone number six
- 5:12Speaker 1: so eight five one six seventy one fifty. It's five
- 5:15Speaker 1: to one, six seventy one fifty. So we're talking myths
- 5:18Speaker 1: this week. And I still remember when I was in
- 5:21Speaker 1: like middle school or high school, at a friend of
- 5:24Speaker 1: mine who was very like, very eager, was ready to
- 5:27Speaker 1: kind of start life, and he always had this dream
- 5:29Speaker 1: of owning apartments. And he always used to tell me, like,
- 5:32Speaker 1: you need to have twenty percent down, got to save
- 5:34Speaker 1: up that twenty percent, which, by the way, if you're
- 5:35Speaker 1: thirteen thinking about saving twenty percent on a on a
- 5:38Speaker 1: on a home purchase, you are way ahead of the
- 5:41Speaker 1: ahead of the crew. And I hate to break it
- 5:44Speaker 1: to you, but that's not entirely true, is it? That
- 5:46Speaker 1: twenty percent? Yeah, No, it's.
- 5:48Speaker 2: Obviously it's ideal. Right, if you can do that, fantastic. Yeah,
- 5:52Speaker 2: My nineteen year olds just can't stop thinking about getting
- 5:56Speaker 2: your first house. Oh, you're nineteen, it's you know, that's fine,
- 5:59Speaker 2: you know, but yeah, but no twenty percent. You know,
- 6:02Speaker 2: it's it gives you options, but there are other options. Right,
- 6:05Speaker 2: You've got fha is out there, and that's probably the
- 6:09Speaker 2: loan that most people have heard of, a government kind
- 6:12Speaker 2: of back to loan that allows you to put three
- 6:15Speaker 2: and a half percent down. Right, you can get some
- 6:18Speaker 2: conventional financing for as little as three percent down. You'll
- 6:21Speaker 2: need to have a good credit score and not have
- 6:24Speaker 2: too many car loans out there, So keep that in mind, guys.
- 6:26Speaker 2: Keep those those monthly payments low and you'll be able
- 6:29Speaker 2: to maybe get a lower down payment. And some of
- 6:33Speaker 2: the you know, less popular known loans are going to
- 6:36Speaker 2: be a USD A loan and that's a rural loan
- 6:39Speaker 2: that was set up. It used to cover quite a
- 6:41Speaker 2: bit more of Wisconsin, but there are still some outlying
- 6:45Speaker 2: areas around Dane County that you can use this and
- 6:49Speaker 2: that's zero percent down.
- 6:50Speaker 1: Wow, yeah, I think we may have used that initially,
- 6:54Speaker 1: used that on our home. Zero percent down. I think
- 6:55Speaker 1: it was like the interest you'd think, well, you're not
- 6:58Speaker 1: putting You're you're gonna make up for it on entry
- 7:00Speaker 1: and that was if again, I don't remember the exact
- 7:02Speaker 1: whatever we used. It was crazy because I think we did.
- 7:05Speaker 1: We obviously put some down anyway, but like the rates
- 7:08Speaker 1: were pretty advantaged by the way. When we talk about
- 7:10Speaker 1: this and you don't necessarily need that twenty percent down
- 7:13Speaker 1: and we talk about these different programs and opportunities out there,
- 7:16Speaker 1: is that something too, I know we've talked with folks
- 7:19Speaker 1: that are on the mortgage side of things, and of
- 7:20Speaker 1: course we've had other agents as well from Rock Realty.
- 7:23Speaker 1: And is that something you really want to work with
- 7:25Speaker 1: your agent closely and your lender about. Is what is
- 7:28Speaker 1: available When you mentioned like USDA there are restrictions to
- 7:31Speaker 1: specific lots, that's something you definitely want to be talking
- 7:34Speaker 1: with your agent about it.
- 7:34Speaker 2: Yeah, absolutely, And you know agent can actually look up
- 7:37Speaker 2: addresses on the map that's on the USDA site or
- 7:40Speaker 2: you can and you can find out if it qualifies.
- 7:43Speaker 1: And you know, for people that can qualify for a VA.
- 7:46Speaker 2: Loan, that's awesome. That's an awesome loan. You know, that's
- 7:48Speaker 2: also a zero down option. And it's not just you know,
- 7:52Speaker 2: the service members, sometimes the family can qualify too. So
- 7:56Speaker 2: and then homegrown loan, right here in Wisconsin is the
- 7:59Speaker 2: WEED program. It stands for Wisconsin Housing and Economic Economic
- 8:04Speaker 2: Development Authority, and that one you can have some assistance
- 8:08Speaker 2: as well. They'll even help help you with your down
- 8:11Speaker 2: payment to get you in a house. And that's that's
- 8:13Speaker 2: a neat programmer as well. I think it's it's important
- 8:15Speaker 2: to know that you know, you don't have to be
- 8:18Speaker 2: a first time home buyer to qualify for most of these.
- 8:20Speaker 2: A lot of people think that if it's a low
- 8:22Speaker 2: down payment, it's because you're a first time home buyer,
- 8:24Speaker 2: and that's not the case.
- 8:25Speaker 1: Oh, that is great to hear. As we talked this
- 8:26Speaker 1: morning with Matt Heyman at Rockrealty Online Rock Wisconsin dot
- 8:30Speaker 1: com that's our o c K Wisconsin dot com doing
- 8:33Speaker 1: some myth bustings when it comes to real estate. And
- 8:36Speaker 1: as we're getting later in the summer here, the thing
- 8:38Speaker 1: you always hear is on people, I'm gonna hold off
- 8:41Speaker 1: until spring to list not the best idea always, is it? Not?
- 8:45Speaker 2: Always?
- 8:45Speaker 1: Yeah?
- 8:45Speaker 2: I mean in general, you know, your March through June
- 8:49Speaker 2: months are are really busy, right and as a buyer,
- 8:54Speaker 2: you know, the good news is you'll have lots of
- 8:56Speaker 2: listings to choose from The bad news is you're going
- 8:58Speaker 2: to have everybody out and shopping. The minute the snow
- 9:03Speaker 2: thaws and the ice and the ice melts, all the
- 9:06Speaker 2: buyers come out, so you'll be competing. You know, sometimes
- 9:09Speaker 2: you may even have to go over asking price. All
- 9:11Speaker 2: depends on the situation. So if you're able to shop
- 9:14Speaker 2: as a buyer, you know, in the fall or winter months,
- 9:17Speaker 2: you have a much better chance of getting a pretty
- 9:21Speaker 2: decent deal in a house. And as a seller, just
- 9:23Speaker 2: remember that that also means there's more listings that people
- 9:26Speaker 2: can choose from. Right, So if there's a listing out
- 9:28Speaker 2: there that's more updated than yours and it's only maybe
- 9:31Speaker 2: listed for five thousand more, it's possible that buyers are
- 9:34Speaker 2: choosing that one versus if you're a seller and you're
- 9:37Speaker 2: selling in the fall or the winter, you might be
- 9:40Speaker 2: the best option at that price point and you might
- 9:42Speaker 2: even get competing offers.
- 9:44Speaker 1: The other thing too, you think about somebody that is
- 9:46Speaker 1: that is if they're if they are out like potential buyers,
- 9:49Speaker 1: if they're out fall winter months, they're generally really you know,
- 9:53Speaker 1: these are not look you lose and I know for
- 9:55Speaker 1: a lot of folks, you know, when it comes to
- 9:56Speaker 1: listing your house. One of those kind of stressful things
- 9:59Speaker 1: is there's a show or there's you know, an open house,
- 10:02Speaker 1: those type of things that could be stressful if if
- 10:04Speaker 1: you're doing this during some of those some of those
- 10:06Speaker 1: I don't know if you gonna even call them off months,
- 10:08Speaker 1: those months outside of spring and summer. The people that
- 10:11Speaker 1: are you're gonna have maybe fewer showings. But those folks
- 10:14Speaker 1: that are coming, they're there for a reason. They're not
- 10:16Speaker 1: there to mess around, are they.
- 10:18Speaker 2: No, that's a really good point. And that's what we see,
- 10:20Speaker 2: you know, you're in and year out is uh, you
- 10:22Speaker 2: know the tire kickers do come out in the spring,
- 10:24Speaker 2: right after being cooped up in their their apartment or
- 10:27Speaker 2: where after their parents' basement. Yes, you know, and people
- 10:31Speaker 2: that are willing to you know, brave the cold weather,
- 10:34Speaker 2: let's say, over the winter, are very serious, right and
- 10:36Speaker 2: they're they're out there because they want to buy a house,
- 10:38Speaker 2: and they're out there because they've already gone through a
- 10:40Speaker 2: preapproval and they're not just doing it for fun. And uh, yeah,
- 10:44Speaker 2: that's a good point.
- 10:45Speaker 1: It's always a great time. Again, what time that's right
- 10:47Speaker 1: for you is always the best time. For it's a
- 10:49Speaker 1: great day. Pick a phone, give a call it Rock
- 10:51Speaker 1: Realty six oh eight six seven three fifty four hundred.
- 10:53Speaker 1: That's six oh eight six seven three fifty four hundred.
- 10:56Speaker 1: You don't have to wait till spring the list. You
- 10:57Speaker 1: don't have to wait until spring to start looking at
- 10:59Speaker 1: a great time to do that. If you are looking
- 11:01Speaker 1: to buy, you're looking to sell, you're looking to do
- 11:03Speaker 1: any of that, any of those transactions. They'd love to
- 11:06Speaker 1: talk with you at Rock Realty. Talking this morning with
- 11:08Speaker 1: Matt Heypeman of Rock Realty about some of the myths
- 11:10Speaker 1: when it comes to real estate. On this one here, Matt,
- 11:14Speaker 1: I think, gosh, I'm out of arms reach from you.
- 11:16Speaker 1: You don't need an agent, Matt, you don't need you,
- 11:18Speaker 1: just I just use still.
- 11:20Speaker 2: Yeah, yeah, Yeah. It's the most complex one of them,
- 11:24Speaker 2: one of the most is the most complex transactions you're
- 11:27Speaker 2: going to go through, and also probably the largest purchase
- 11:31Speaker 2: that you're going to make, right and it's it's just
- 11:33Speaker 2: so important to have somebody representing you on your side,
- 11:37Speaker 2: to know that there's protections that need to be put
- 11:40Speaker 2: there in there for you, or to kind of know
- 11:42Speaker 2: what to do in a particular situation if issues do
- 11:46Speaker 2: come up, and issues often come up, whether or not
- 11:49Speaker 2: you know you've had experience as a buyer or you're
- 11:52Speaker 2: working with a very experienced agent, doesn't mean that issues
- 11:56Speaker 2: aren't going to happen. And it's just it's really important
- 11:59Speaker 2: to have someone rep presenting you going through, pointing out
- 12:02Speaker 2: the potential problems, potential liabilities, things that can come up,
- 12:08Speaker 2: and making sure you're protected. So having a realtor having
- 12:11Speaker 2: a real estate agent, it's very important.
- 12:13Speaker 1: You think about the biggest purchase or the biggest sale
- 12:15Speaker 1: you're ever going to make in your life. Having having somebody,
- 12:19Speaker 1: I mean, that's somebody that knows the landscape and knows
- 12:22Speaker 1: what's going on. When I think sometimes if people kind
- 12:25Speaker 1: of phrase you know, you kind of phrase it that way,
- 12:27Speaker 1: I think for a lot of folks, you're like, oh, yes,
- 12:29Speaker 1: that makes sense. It's like we're talking a lot of money.
- 12:32Speaker 1: It's it's something that's going to be you know, you're
- 12:35Speaker 1: buying a home, you're spent making that big purchase. It's
- 12:38Speaker 1: something that that you're going to want that's going to
- 12:39Speaker 1: be perfect for you, not just this year, but for
- 12:42Speaker 1: years and years and years to come. And they think
- 12:44Speaker 1: about the value of working with an agent you mentioned too,
- 12:47Speaker 1: man being able to see things and spot things, and
- 12:49Speaker 1: of course putting putting together a bit of a team
- 12:51Speaker 1: around you, and on whether it comes to mortgage, you know,
- 12:54Speaker 1: finding a lender, finding you know, finding a good inspector,
- 12:57Speaker 1: those type of things as well. So a really great
- 13:00Speaker 1: you when it comes to working with a great agent.
- 13:02Speaker 1: Speaking of fantastic agents, the folks Rockrealty, they are here

- 14:14Speaker 1: property a little bit later on this segment this this
- 14:17Speaker 1: morning that we're talking about some myth, busting doing some
- 14:20Speaker 1: myth busting when it comes to real estate and you
- 14:23Speaker 1: think about, negotiations also think about the importance of working
- 14:26Speaker 1: with an. Agent one of the great benefits is understanding.
- 14:29Speaker 1: Pricing and one of the things people tend to believe
- 14:30Speaker 1: out there is you want, to you, know let's price
- 14:32Speaker 1: a little. High gives us a little bit of room for.
- 14:35Speaker 1: Negotiation not always the case hasn't.
- 14:37Speaker 2: Met, yeah it's probably one of the biggest fetviewes right
- 14:41Speaker 2: for real estate agents is having sellers listed tie thinking that,
- 14:46Speaker 2: HEY i can always drop it when we know that
- 14:49Speaker 2: actually that's probably going to end up on the negative
- 14:52Speaker 2: side in the. End right, now we're. Not there is
- 14:57Speaker 2: usually a range that will recommend reckon end, Right but
- 15:00Speaker 2: if you list it too, high what you end up
- 15:03Speaker 2: having is people viewing the other listing that's price lower
- 15:07Speaker 2: and deciding that they don't want to offend the sellers
- 15:10Speaker 2: with a low.
- 15:10Speaker 1: Offer.
- 15:10Speaker 2: Right this is we get this feedback all the time
- 15:13Speaker 2: that the buyer doesn't even want to see the property
- 15:15Speaker 2: because they don't want to offend the seller if it
- 15:18Speaker 2: was fifteen thousand dollars less than it's listed. At and
- 15:21Speaker 2: so what ends up happening, is you, know the listing
- 15:24Speaker 2: sits on the, market and as you, know when you're
- 15:26Speaker 2: looking at some of these online website, portals they'll put
- 15:29Speaker 2: them up there according to what date they were. Listed
- 15:31Speaker 2: so the longer it's been, listed even if the price is,
- 15:35Speaker 2: dropped they are dropping down the, page and all of
- 15:37Speaker 2: a sudden you're on page two and no one's seeing
- 15:40Speaker 2: the price. Drop it looks like it's.
- 15:42Speaker 1: Tainted.
- 15:42Speaker 2: Good, yeah and that's not what you.
- 15:44Speaker 1: Want by the, way you mentioned, feedback AND i know
- 15:46Speaker 1: you're for aside from being a great real estate agent
- 15:49Speaker 1: and running and working At Rock, REALTY i know you're
- 15:54Speaker 1: very much into you, know technology and numbers and that
- 15:56Speaker 1: type of. Thing that feedback real quick and they just
- 15:59Speaker 1: kind of it popped into my head before we get
- 16:01Speaker 1: to the next myth is you guys do a lot of.
- 16:03Speaker 1: It there's a lot of research that you guys are
- 16:05Speaker 1: doing individually At Rock. Realty obviously there's industry, stuff but
- 16:09Speaker 1: you guys also are gathering data and information constantly to
- 16:13Speaker 1: really help your agents and help your buyers and sellers as,
- 16:16Speaker 1: well aren't.
- 16:16Speaker 2: You, Yeah and that's the thing is it's important to
- 16:19Speaker 2: be looking at the recent data just to see if
- 16:21Speaker 2: there's been any market, changes, right maybe an, upswing maybe
- 16:25Speaker 2: a downswing in that. Area and then also getting feedback
- 16:29Speaker 2: after the showings is, important so we'll get, that we'll
- 16:32Speaker 2: find Out, hey you, know it just felt like it
- 16:35Speaker 2: was a little, dirty, right and so we can you,
- 16:37Speaker 2: know give that feedback directly the seller and, say you,
- 16:39Speaker 2: know next, time maybe we should you clean this up
- 16:42Speaker 2: a bit or they felt like it was, overpriced, right
- 16:44Speaker 2: and we can give that feedback directly to, them so
- 16:46Speaker 2: we can kind of act in real.
- 16:47Speaker 1: Time oh that is great to hear as we're talk
- 16:49Speaker 1: this morning With Matt heiman Of Rockrealty Online Rock wisconsin dot.
- 16:52Speaker 1: Com That's Rock Rock wisconsin dot. Com so we get
- 16:56Speaker 1: the home inspection comes, Back, oh it is. Perfect definitely
- 17:00Speaker 1: need to understand what that means when it comes to
- 17:04Speaker 1: a home, inspection what they're looking for and what that
- 17:07Speaker 1: what that really means right in the real.
- 17:09Speaker 2: World, yeah home inspectors do a fantastic. Job they can
- 17:13Speaker 2: give you quite a bit of peace of, mind but
- 17:15Speaker 2: they can't check into everything and they can't predict what's
- 17:18Speaker 2: going to fail in the, future. Right, Yeah so they
- 17:20Speaker 2: can go through and tell you, that you, know these
- 17:23Speaker 2: particular things are defects or, say, hey you, KNOW i
- 17:26Speaker 2: noticed this may need some, maintenance, right but they're not
- 17:29Speaker 2: gonna they're not gonna know, that you, know two weeks
- 17:31Speaker 2: later the dishwasher stopped, working or that you, know the
- 17:35Speaker 2: water software needs to be. Replaced so you, know even
- 17:38Speaker 2: if an inspection comes back just stellar and, spotless you,
- 17:41Speaker 2: know it's important to know, that you, know it's a
- 17:43Speaker 2: house in. Ages everything in it, ages and there might
- 17:47Speaker 2: be things that happen after the.
- 17:49Speaker 1: Fact are there some conversations where a home warranty might
- 17:51Speaker 1: be worth? Discussing is? That is that something that sometimes
- 17:54Speaker 1: as we talk, about you, know the unexpected, things the
- 17:56Speaker 1: furnace goes, out those kinds of you, know the reality is,
- 18:01Speaker 1: SOMEDAY i hate to break the, folks your furnace will go.
- 18:04Speaker 1: Out it. DOES i, mean it's just. Inevitable is a
- 18:06Speaker 1: home warranty worth discussing in that in that? Area, yeah
- 18:09Speaker 1: it's something.
- 18:09Speaker 2: That we incorporate pretty. OFTEN i, mean you, know it's
- 18:13Speaker 2: gonna have to be a pretty new house for us
- 18:15Speaker 2: not to at least consider the home. Warranty it's such a,
- 18:17Speaker 2: great great thing to. Have and you know a lot
- 18:20Speaker 2: of times we're working locally WITH, uhp which is based
- 18:23Speaker 2: out Of, Middleton wisconsin, actually so the company is based.
- 18:27Speaker 2: Locally we like being able to you, know support a local.
- 18:29Speaker 2: Company and you, know there's also another option that most
- 18:33Speaker 2: people don't know. About but on top of home, warranty
- 18:36Speaker 2: there are some insurance. Companies we work With Charles bush
- 18:39Speaker 2: Over Evolve, insurance and there are writers that you can
- 18:43Speaker 2: put on your homeowners insurance that's for equipment. Breakdown, oh
- 18:47Speaker 2: and it's kind of you can double, up, right you
- 18:49Speaker 2: can do a home warranty and this this other, policy
- 18:52Speaker 2: or you can just try to just do this policy
- 18:54Speaker 2: and it tends to be actually cheaper than a home.
- 18:56Speaker 2: Warranty and you know home warranty or tend to be
- 18:58Speaker 2: around the five hundred dollars level where you can find
- 19:01Speaker 2: sometimes these writers that will go on on top of
- 19:03Speaker 2: the homeowners insurance maybe only two hundred.
- 19:05Speaker 1: Dollars see you talk about the. Value just sitting here
- 19:08Speaker 1: talking With, MATT i just could have potentially saved myself
- 19:10Speaker 1: a few hundred bucks There where were you a few years?
- 19:12Speaker 2: Ago?
- 19:12Speaker 1: Matt, right it's a great day to start that. Conversation
- 19:16Speaker 1: by the, way as we talk With, Matt Matt heidman
- 19:18Speaker 1: With Rock, realty the telephone umber SIX o eight six
- 19:21Speaker 1: seven three fifty four. Hundred that's six oh eight six
- 19:23Speaker 1: seven three fifty four. Hundred talking about some of the
- 19:25Speaker 1: myths and when you hear a. Lot of, course you'll
- 19:27Speaker 1: always make money when you, sell but there are some
- 19:30Speaker 1: things you want to think about when it comes to.
- 19:32Speaker 2: That aren't there, YEAH i mean history will tell us
- 19:35Speaker 2: on a longer timeframe that is, correct, Right but you
- 19:39Speaker 2: know there can be short term fluctuations for sure in the, market.
- 19:43Speaker 2: Right you, know it all depends on you, know how
- 19:46Speaker 2: quickly you're, selling how long you've had, it you, know
- 19:48Speaker 2: things like. That you, know if you bought in the
- 19:51Speaker 2: spring and then sold six months later in the, winter
- 19:54Speaker 2: it's most likely that that you're going to lose some, money,
- 19:57Speaker 2: right you, know you didn't give it enough time to
- 20:00Speaker 2: shades to that, point and you also had seasonality fighting
- 20:03Speaker 2: against you a, bit. Right but you, know the other
- 20:06Speaker 2: thing to keep in mind is also you know there are, fees,
- 20:09Speaker 2: right you have to involve a title, company there's title,
- 20:11Speaker 2: insurance there's taxes that the state collects with every. Sale
- 20:15Speaker 2: there's commissions. Involved sometimes there's a buyer side, commission sometimes
- 20:18Speaker 2: a seller side. Commission so there's other fees that and
- 20:21Speaker 2: transaction items that are involved when you when you sell
- 20:24Speaker 2: a house, Too so you do want to make sure
- 20:26Speaker 2: that you, know you do sit there for a little
- 20:29Speaker 2: bit if.
- 20:29Speaker 1: Possible everybody gets, paid is what you're. Saying, like there's fees,
- 20:32Speaker 1: involved they do have to get paid for the. Time
- 20:34Speaker 1: it's weird how that, works, definitely and as you if
- 20:37Speaker 1: you're making that, decision and of course those calculations really important,
- 20:42Speaker 1: upgrades and this is one THAT i think a lot
- 20:44Speaker 1: of people fall fall four is it, Can but it's
- 20:48Speaker 1: not universal that all upgrades will add value to your.
- 20:52Speaker 1: Home that's not always the, case Isn't.
- 20:54Speaker 2: Matt. YEAH i mean that's a pretty common occurrence where
- 20:56Speaker 2: you've got someone that bought it for two point fifty
- 20:59Speaker 2: they listed soon after putting thirty thousand dollars into a,
- 21:02Speaker 2: kitchen and they want to list it for.
- 21:03Speaker 1: To eighty or to eighty, five.
- 21:05Speaker 2: Right they sometimes they even think the upgrades are worth
- 21:08Speaker 2: more than they put in, Right and you, know in
- 21:10Speaker 2: some cases it's very close to a one on ONE,
- 21:13Speaker 2: roi but most most are. Not, right your typical kitchen,
- 21:17Speaker 2: remodel you're getting between fifty five and sixty five percent
- 21:20Speaker 2: back of what you put in. There, Right bathrooms a
- 21:23Speaker 2: little bit, higher you're at like sixty to seventy. Percent
- 21:26Speaker 2: BUT i would say the biggest return on investments in
- 21:29Speaker 2: general are going to be like your new. Flooring landscaping
- 21:33Speaker 2: sometimes is actually a larger investment than what you put
- 21:36Speaker 2: in just because it gives such good curb appeal and
- 21:39Speaker 2: paint paint Is paint's always the number?
- 21:41Speaker 1: One what about putting money into LIKE i think about
- 21:44Speaker 1: certain things like let's say that you have an inoperable, something,
- 21:48Speaker 1: shower something that's definitely a place where where money is well.
- 21:51Speaker 2: Spent, yeah, definitely OR i mean, yeah things that buyers
- 21:56Speaker 2: might worry, about like a brand new roof when it's
- 22:00Speaker 2: obviously looking really.
- 22:01Speaker 1: Rough, yes, yes the time this morning With Matt. Heyman
