- 0:04Speaker 1: Welcome to the Property Unleashed podcast, a show about property, entrepreneurship and personal development.
- 0:10Speaker 1: This show is designed to give you the foundations and building blocks to move forward on your journey and live a more inspired life.
- 0:17Speaker 1: Hello and welcome to the Property Unleashed with me, your host, mark Fitzgerald.
- 0:24Speaker 1: It's great to have you joining me here today.
- 0:27Speaker 1: So, if you are a regular listener, welcome to the podcast, and you will, of course, be aware that right here or right now, we are getting ready for Christmas.
- 0:39Speaker 1: So this is a podcast episode that will be going out just before Christmas and, of course, as we go forward and we start to build up our 2024, if you like, plans and I hope that you are looking at this I want to give you a bit of food for thought on this one looking at your property investing, looking at what you want to achieve in the up and coming 12 months and we can dig deeper into that all the way through the year, because we should always be looking at and reviewing what it is exactly that we are trying to achieve.
- 1:14Speaker 1: You know if you need to get somewhere, if you think of a sat nav, you have to make sure that you put your destination in the sat nav to be able to get there.
- 1:22Speaker 1: So by writing down and documenting exactly where it is that you want to get to, you will put yourself in a better place.
- 1:28Speaker 1: Now you'll have heard me say this before if you've listened to previous episodes or you've been a listener from the word going.
- 1:33Speaker 1: If you have, I appreciate you Equally.
- 1:36Speaker 1: If you do, fancy leaving us a five star review on any of the podcast platforms that you listen to this on, that would be much appreciated.
- 1:44Speaker 1: A little five star review, a little write up, makes it even better.
- 1:47Speaker 1: It just means that the podcast can reach more people and can help more people, and fundamentally, that is why we do these things.
- 1:54Speaker 1: I have been offered to run adverts on the podcast.
- 1:57Speaker 1: Believe it or not, little old me has been offered to run adverts, but I refuse to run adverts because I don't want to learn a tone for it.
- 2:05Speaker 1: I don't do this to make money.
- 2:07Speaker 1: I do this to help people, to help you, the listener, who are listening here, who are tuning in, to create the worlds and the lives that you desire.
- 2:16Speaker 1: Now.
- 2:17Speaker 1: To be able to do that, there are three very, very simple things that you can do to really help supercharge your results, and I'm going to run through those three things today to help you get the results that you want and, realistically, as I say, as we go into the festive break, really just take time to reflect, take time to review how the last 12 months have gone for you.
- 2:44Speaker 1: I mean, if you really want to dig deep into this, then you can start to look at and start to review the last five years.
- 2:50Speaker 1: But definitely, if nothing else, please just give yourself 20 minutes, half an hour, to reflect on how the year has gone for you.
- 2:59Speaker 1: Yes, we're not quite at the end of the year yet, but it is a great time to start reflecting.
- 3:04Speaker 1: Why?
- 3:04Speaker 1: Because this shouldn't just be a 15 minute, 20 minute exercise.
- 3:08Speaker 1: This should be something that you take a bit of time on, something that you walk away from and you come back to Now.
- 3:17Speaker 1: Trying to remember everything you've done over the last 12 months isn't always easy, particularly, you know, some people have done a lot of stuff.
- 3:23Speaker 1: Some people may be able to do it because they haven't done a great deal.
- 3:26Speaker 1: They've had a bit of a grand hog day in their lives and they're still in a daily routine of wanting to get out of that day job.
- 3:32Speaker 1: Personally, myself, I find a really good way of reviewing the year is to actually just pick your phone up Okay, maybe put it on an airplane mode so that nobody can disturb you or anything but just go through your photos.
- 3:46Speaker 1: So go back all the way to the beginning of the year and scroll through your photos.
- 3:52Speaker 1: Now, if you're anything like me and you like to take a picture and have a selfie and all of those sort of things, you're going to have a lot of pictures, but of course you can still scroll through those.
- 3:59Speaker 1: And then when you see certain moments that you just jog your memory for things that you've done, things that have gone well, things that haven't gone so well, you can start making a note of those things.
- 4:12Speaker 1: Have a journal, have a piece of paper even if it's just a piece of paper and a pen in front of you, and write down what in a column, basically what's gone well, what's not gone so well, have you achieved your targets and things and use your photographs in your camera to help you do so.
- 4:27Speaker 1: Why?
- 4:28Speaker 1: Because this will build up and give you a picture of how the year has gone, because sometimes we only try and remember either the high points or the really low points and I remember when I had my corporate job that it always felt like more low points than it ever felt high points as well, and I did have some good ones, but realistically, I just hated that grind of getting up in the morning, of having to go to work, of doing the day to day Right here, right now.
- 4:57Speaker 1: I've been well and truly established in my property businesses here, my rent-to-rent businesses and HMO service accommodation and developments that we look at doing, and investors that we work with, and it really is night and day.
- 5:11Speaker 1: It is a completely different world.
- 5:13Speaker 1: But there's still low points, there's still problems, there's still things that have gone wrong, and I do like to review those, because you learn a lot of the time more from what has gone wrong, from the mistakes, than you do from all of the highs.
- 5:26Speaker 1: But again, we also I'm particularly bad at it and not celebrating the small wins, not celebrating when something has gone well.
- 5:35Speaker 1: So just make a note of all of those things and review what has happened this year.
- 5:40Speaker 1: Okay, now you might be saying to yourself 2024 is going to be my year.
- 5:45Speaker 1: I remember saying 2016, I think it was was going to be my year and in 2017 was going to be my year and it wasn't quite my year.
- 5:53Speaker 1: And in 2018 was going to be my year.
- 5:55Speaker 1: Well, that was the year that I really started to gather traction, and it can take a bit of time for that mindset to change, for, you know, the, the, the scarcity mentality to leave you where you look at everything as a cost rather than as an investment, particularly in, like, books and education and things like that.
- 6:14Speaker 1: And 2019 was, you know, 2016 sort of built me all the way up to 2019, when I seriously invested in myself.
- 6:21Speaker 1: You know, a burnt the ship, so I got myself out there and it was the best decision that I ever made.
- 6:26Speaker 1: And, of course, I haven't looked back since then and helping a lot of other people now in the rent to rent, business builder and the students and the one to one, coaching and things that we do is great, because I can see people doing exactly the same thing that I did.
- 6:40Speaker 1: You know you, they're not reinventing a wheel.
- 6:42Speaker 1: They're just going through the motions that I went through to get the results that they want to get, and it's not rocket science.
- 6:49Speaker 1: You just follow the stepping stones, you have the right support and you just make sure that you're consistent and persistent in it.
- 6:56Speaker 1: So for me, 2016, when I kept saying to myself this is going to be my year and I was still in my corporate job and it wasn't my year, but 2019 was my year 2018 was the year that really changed me.
- 7:09Speaker 1: So I make sure now that I take time to review.
- 7:12Speaker 1: You've heard me say I journal.
- 7:13Speaker 1: I have different journals.
- 7:13Speaker 1: I have more journals than you can shake a stick at, probably more journals than actually healthy to have, if I'm honest with you.
- 7:19Speaker 1: But I love it because otherwise I would have paper everywhere.
- 7:22Speaker 1: In fact, I still have paper everywhere with ideas and things like that.
- 7:26Speaker 1: But I try and make sure that anything that's really, really good, I make sure it goes in my journal so I can review it again afterwards.
- 7:31Speaker 1: So review the year OK, me talking about it just then.
- 7:36Speaker 1: Actually we'll be longer.
- 7:37Speaker 1: We'll be longer than some of you take reviewing your year because things won't have happened.
- 7:42Speaker 1: So don't worry about that, that's not a problem.
- 7:44Speaker 1: Now you want your plan.
- 7:45Speaker 1: What are you going to be doing in 2024?
- 7:48Speaker 1: What are you going to be doing over the next 12 months?
- 7:50Speaker 1: And this is realistically down to you and what you want.
- 7:55Speaker 1: Now you've got to try and remove the layers of what you think people think you want.
- 8:03Speaker 1: Let me just clarify what I mean.
- 8:04Speaker 1: There is, if you said to me years ago, what do you want, mark?
- 8:08Speaker 1: I had said a million pounds or 10 million pounds, a mansion, a Ferrari.
- 8:11Speaker 1: That is actually not what I wanted.
- 8:14Speaker 1: That is what I think everybody thinks I should want.
- 8:17Speaker 1: What I actually want is time freedom.
- 8:20Speaker 1: I want money in the bank, because with money in the bank gives me more options to do the nice things that I want to do, to be able to help the people that I want to help, and so on and so on, but time freedom to do the things that I love to do.
- 8:34Speaker 1: I am in work.
- 8:35Speaker 1: I do still work.
- 8:36Speaker 1: I do a lot of work, but I love my work.
- 8:39Speaker 1: People say to me at Christmas Mark, are you going to give yourself some time off over Christmas?
- 8:44Speaker 1: And I always well, some people I just say yeah, yeah, yeah, yeah, yeah.
- 8:47Speaker 1: Of course I am, but I'm not, and it's not that I can't, it's just that I don't particularly want to.
- 8:55Speaker 1: So I will spend time with my family, I will spend time with my friends and I will enjoy my time, but there will be times where my kids are off doing whatever they want to do and my wife's doing whatever she wants to do, and I will slip away and do what I like to do, which is my planning, which is working on my businesses, because that is my passion and my hobby.
- 9:18Speaker 1: And if you want that to be what you want in 2024, then write it down Now.
- 9:25Speaker 1: Let's say, for argument's sakes, you want to create a rent-to-rent business next year, whether that's with HMOs or whether that's with service accommodation.
- 9:34Speaker 1: Okay, that is absolutely up to you, but you need to have a plan.
- 9:39Speaker 1: So it's like saying to yourself right over the next 12 months, I'm going to get 10 units, no matter, hook up by crook, I am going to get in there, I'm going to get stuck in and I'm going to make sure that it happens.
- 9:50Speaker 1: All I would say then and this goes back to the three easy ways of doing this is, first and foremost, know what it is that you want.
- 10:00Speaker 1: So what do you want and why do you want it?
- 10:02Speaker 1: So what do you want to achieve?
- 10:04Speaker 1: 10 properties, I want to have 10 rent-to-rent deals.
- 10:07Speaker 1: Why?
- 10:07Speaker 1: Why?
- 10:08Speaker 1: Well, to get me out of my day job, good answer to give me a bit more financial freedom and control my own wealth Good answer.
- 10:16Speaker 1: But if you're doing it just to say that I want money, just to say that I want something that isn't really what you want, then it's no good.
- 10:25Speaker 1: So really dig deep into why you want to do it.
- 10:28Speaker 1: Who do you want to help?
- 10:29Speaker 1: What do you want to do it for?
- 10:31Speaker 1: For me, it was to get me out of my day job.
- 10:33Speaker 1: Initially it was to give me more time, freedom.
- 10:35Speaker 1: But I also my bigger picture, my bigger why was I wanted to prove to my two sons that their father could leave a cushy, high paying job, start his own business and be more successful doing it himself.
- 10:50Speaker 1: That was it for me, and it continues to be.
- 10:53Speaker 1: My driving force is to show them that you can achieve whatever you want if you put your work and effort and everything into it.
- 11:01Speaker 1: And that is why, when things go wrong, when I have to pivot, when things are hard, I don't give up.
- 11:07Speaker 1: Why?
- 11:08Speaker 1: Because if I give up, I let them down.
- 11:11Speaker 1: Now, do I actually physically let them down?
- 11:13Speaker 1: No, I don't, but I do in my own mind, and that's what drives me and gives me the passion to get out there and do it.
- 11:19Speaker 1: So find out what's going to drive you and what's going to make sure that it doesn't happen, and it's not a non-negotiable.
- 11:25Speaker 1: You get this element, this first step, right, you will achieve the results that you want to achieve.
- 11:32Speaker 1: Now, it might be slower than you're anticipating, and that's a fact as well.
- 11:37Speaker 1: People want to get rich overnight.
- 11:38Speaker 1: It takes a long time to be an overnight success, as they say, but you are going to come against challenges and if you know why you're doing this, you will do it.
- 11:50Speaker 1: So the people that you see going out there saying it doesn't work, that strategy doesn't work, oh, it doesn't work in my area.
- 11:56Speaker 1: Oh, I can't find any deals.
- 11:57Speaker 1: That's because their drive isn't enough.
- 12:01Speaker 1: Their why isn't powerful enough and they don't 100% know what they want.
- 12:06Speaker 1: So take this time to understand that.
- 12:08Speaker 1: Now, once you find out what you want and it might not be what you first of all think maybe you do want to start a rent-to-rent business, but then you've worked it all out and you really don't.
- 12:17Speaker 1: It's not the thing that you want to be doing.
- 12:19Speaker 1: There's something else that you want to be doing, and that's fine.
- 12:21Speaker 1: As I say, there's no right or wrongs answers, but you might say no rent-to-rent deal.
- 12:25Speaker 1: Rent-to-rent business is what I want.
- 12:27Speaker 1: I don't particularly want to be a property manager.
- 12:30Speaker 1: I don't want to be a property manager.
- 12:32Speaker 1: That's why I built an employee people to do that side of the business for me.
- 12:36Speaker 1: It takes a bit of time, but you can do the same and we can help you with that if you need it.
- 12:41Speaker 1: But know what it is that you want and know why you're doing it.
- 12:45Speaker 1: And then the next step is very, very simple and it's all I've done and it's all anybody to a point has done.
- 12:51Speaker 1: Who's been successful is find somebody that is doing what you want and ask them how they done it.
- 12:59Speaker 1: It's as simple as that.
- 13:01Speaker 1: To be quite honest with you Now, some people will have training.
- 13:04Speaker 1: You know I have training because there was enough people that were saying to me how do you do this?
- 13:08Speaker 1: And you just can't explain verbally how to do it.
- 13:12Speaker 1: And equally, what I have found as well is if you give something away for free, people don't act on it.
- 13:17Speaker 1: Free is easy.
- 13:19Speaker 1: Oh, it's easy, free.
- 13:20Speaker 1: I'll go around to that.
- 13:21Speaker 1: Do you know what I mean?
- 13:22Speaker 1: It's a bit like library cards, and I know we have Amazon and library cards and libraries themselves.
- 13:28Speaker 1: You know, probably a dying breed at the end of the day.
- 13:30Speaker 1: But they're free, so there's so many books in there.
- 13:33Speaker 1: If people are hard up and can't afford to buy books and things like that, they can still get a library card, which is free, and still go and get the library books out on business, on property, on history, on mindset and all of those things.
- 13:44Speaker 1: But not many people do because it's easy, isn't it?
- 13:47Speaker 1: It doesn't mean anything.
- 13:49Speaker 1: They haven't put any skin in the game, so to speak.
- 13:51Speaker 1: But if you really want to achieve something and do something just following the footsteps of somebody else, now, initially you might be able to network, you may be able to meet people that have done it, but if you want to supercharge those results and just follow a roadmap, then look to invest in it.
- 14:09Speaker 1: Okay, do your due diligence, as I always say on anybody, and that's what I did.
- 14:12Speaker 1: I wanted to learn all of the property tools.
- 14:15Speaker 1: So people, when I work with them on a one-to-one level, they think I'm just going to teach them rent-to-rent, but then they find some other property deals that they can do and I helped them with that and I just thought oh yeah, I forgot that you know how to do all the different property deals.
- 14:26Speaker 1: Yes, because I've educated and I continue to educate myself each and every year in it.
- 14:31Speaker 1: I don't just know how to do rent-to-rent, I can do all sorts of different property deals and I do, and that's what, you know, is the beauty.
- 14:39Speaker 1: But I would say, pick a niche area for yourself initially, nail that area and then take it from there.
- 14:45Speaker 1: But know what it is that you want to do, know what you want to do, find somebody who's already doing what you want and get them to either tell you, show you or train you or mentor you or coach you into doing it to get the results that you want.
- 14:59Speaker 1: You do those two elements right.
- 15:02Speaker 1: You're halfway there, okay, you're sure to have an amazing year, a lot better year than potentially you've already had.
- 15:09Speaker 1: And how do we know that this works?
- 15:11Speaker 1: Because it's proven.
- 15:13Speaker 1: I'm proof that this works, and so is anybody else who's gone out there and actually achieved the results that they want will tell you they probably had a mentor or a coach or they did some training in it to get them where they are Okay.
- 15:27Speaker 1: So this works time and time again.
- 15:29Speaker 1: You don't have to reinvent the wheel.
- 15:31Speaker 1: You just need to make sure you put yourself in the right place with the right people.
- 15:35Speaker 1: Now the third element of this is you need to be able to pivot as well.
- 15:41Speaker 1: So you may find some good deals, but they may not be exactly the deals that you were imagining coming your way.
- 15:49Speaker 1: So there could be rent to rent deals, but maybe you're going to just structure your deals in a different way.
- 15:54Speaker 1: Or maybe the client told it you're going to put into a service accommodation property, isn't the same client told that you thought it was going to be?
- 16:00Speaker 1: You know, in business you have to pivot.
- 16:03Speaker 1: You have to be able to adapt to changes.
- 16:05Speaker 1: Again, surround yourself with the right kind of people and things and you can do those changes and make those changes very, very easily.
- 16:12Speaker 1: But you do have to make sure that you can adapt and you can pivot.
- 16:17Speaker 1: Now I wouldn't say keep changing strategies, because you'll never get anywhere.
- 16:20Speaker 1: You need to make sure that you're nailing the strategy that you want and then move on and go and do what you want.
- 16:27Speaker 1: But if, as I say, the first thing is know what it is that you want and why you want it, and be really sure I was going to swear then, but you're really sure that that is what you want.
- 16:37Speaker 1: Secondly is find somebody who is already doing what you want and just follow in their footsteps.
- 16:43Speaker 1: Be consistent and persistent in the approach and basically, if they tell you it's easy and you'll do this overnight, run a mile, because most things or anything realistically worth doing is always going to have, is always going to be a bit hard, is always going to need an element of sacrifice as well.
- 16:59Speaker 1: So get stuck in and make sure it happens.
- 17:02Speaker 1: But it doesn't have to be so hard if you already know what it is that you're doing works and then afterwards just be adaptable and be able to pivot, because as you grow a business, people say to me actually and I think I said this in one of the other podcasts as well, you know how you're finding out.
- 17:17Speaker 1: At the moment, now that you know it's, it's quite easy out there and I've said I'm still waiting for the easy times, because when I started to get involved in business and in property and things you know, 2019 was a good year.
- 17:28Speaker 1: Then we got to the end.
- 17:29Speaker 1: We had COVID, so nobody knew what was going to happen.
- 17:32Speaker 1: Then we survived, covid got through that.
- 17:34Speaker 1: Then we've had utilities going through the roof.
- 17:37Speaker 1: So all of a sudden then I pay a lot of utilities on the properties and the businesses that I do.
- 17:41Speaker 1: That's not ideal.
- 17:43Speaker 1: Is it so that we've had to get through that?
- 17:45Speaker 1: So I have handed properties back and I have taken different properties on.
- 17:48Speaker 1: Why?
- 17:49Speaker 1: Because the deals didn't stack.
- 17:50Speaker 1: There's no emotion in it, it's just business.
- 17:52Speaker 1: But we always make sure that we do a good job for our landlords and for our tenants and clients and everything as well.
- 17:57Speaker 1: Then, of course, we've had interest rates going through the roof, we've got recessions going through the roof, we've got war happening in the world and things.
- 18:06Speaker 1: So I don't actually think that I've had the summer time in my businesses yet.
- 18:12Speaker 1: And I'll tell you what if you can sail a ship in choppy water, then when the calm seas come, you can make the most of them as well and reap the rewards then.
- 18:21Speaker 1: So don't think you've got to sit on the sideline and wait for all your ducks to be in line.
- 18:26Speaker 1: You've got to have a pot of money behind you.
- 18:28Speaker 1: You've got to wait for the economy to sort itself out, because you'll never get started.
- 18:32Speaker 1: Have a plan, have a reason why and then get out there and get the knowledge.
- 18:38Speaker 1: Be consistent and persistent with that knowledge and then you can make sure that you're in the right place to be able to pivot as changing times come.
- 18:46Speaker 1: You do those three elements, simple three elements.
- 18:49Speaker 1: Jobs are good.
- 18:50Speaker 1: Now, the hardest thing out of all of that isn't finding somebody to do it, isn't knowing how to pivot.
- 18:57Speaker 1: It's actually just finding out what you want.
- 19:00Speaker 1: You're listening to this podcast here, so you're interested in property, probably rent to rent, or just service accommodation, hmos, something like that.
- 19:09Speaker 1: You just want to get out of your day job.
- 19:10Speaker 1: You want to do something.
- 19:11Speaker 1: You know that tends to be the people that listen to this, and I appreciate each and every one of you.
- 19:17Speaker 1: But you need to really nail down what it is that you want, ok, and not just think, ah, I think that's what I want, or I want something like that, or let's just see what happens, because that is where you will not be able to go out there and you will not be able to get the results that you want.
- 19:34Speaker 1: Put the effort in here and now, while you've got a bit of time.
- 19:37Speaker 1: You know, whilst the Christmas dinner's going down and everything and people are falling asleep in front of the TV, just disappear with a pad and pen and your phone, go through your pictures, review things, really think about what you want and see if it excites you.
- 19:52Speaker 1: If you say to yourself you want to build a rental rent business and it excites you, it gets you, it gets the blood flow and gets you excited, gets you almost jumping out of your seat for joy for the future, then that is the right thing for you.
- 20:05Speaker 1: And, as I always say, visit thepropertyunleachedcom.
- 20:09Speaker 1: We have free tools and resources there.

- 21:06Speaker 1: So do feel free to reach out to us and ask us a bit more about that.
- 21:10Speaker 1: If you are interested more than happy to jump onto a call and have a chat with you about any of these things.
- 21:16Speaker 1: I, next year, am building and starting another business, actually, which I'm hugely excited about, while still continuing to maintain and grow my property businesses as well.
- 21:28Speaker 1: Why am I doing that?
- 21:29Speaker 1: Because I've got a real passion for businesses, building businesses and building teams as well.
- 21:36Speaker 1: So you know, I've already employed people into my new business before I've actually even started it, so that is great.
- 21:44Speaker 1: I'm hugely excited with the people that I'm getting around me as well.
- 21:48Speaker 1: They are brilliant people.
- 21:50Speaker 1: They've got tools.
- 21:53Speaker 1: They've got their own mindsets, their own tools to offer as well.
- 21:56Speaker 1: I can bounce more ideas off of people and I'm looking forward to hitting the ground running in 2024.
- 22:03Speaker 1: Why?
- 22:03Speaker 1: Because I've already done what I've spoken to you all about in this episode and I am hugely excited for the future.
- 22:12Speaker 1: So, again, if you need help with this or you would like to work with us on this sort of stuff, we can help you.
- 22:18Speaker 1: But if you don't and you can do this on your own make sure that you do your due diligence on whoever it is.
- 22:24Speaker 1: You follow whoever is going to help you and stuff and make sure it's right for you.
- 22:27Speaker 1: Don't get sucked into a whirlwind of marketing and things.
- 22:30Speaker 1: Get sucked in to the people that are living and breathing what it is that you want to achieve.
- 22:37Speaker 1: And on that note, I would like to say to you Merry Christmas and have a happy new year.
- 22:43Speaker 1: I will probably speak to you before the new year if you continue to listen to the podcast over the festive season.
- 22:49Speaker 1: If you're listening to this and it's not the festive season, then good day to you and I will see you and speak to you in the next episode.
- 22:56Speaker 1: But make sure, please, that you have a great Christmas, keep yourselves safe, look after your loved ones and reach out to us if you need any help with anything.
- 23:06Speaker 1: Listen, guys, it's always an honour and a privilege and a pleasure to bring you these podcast episodes.
- 23:13Speaker 1: I truly mean that from the bottom of my heart and I appreciate any support that people do, any reviews or anything like that, even if they just reach out to us and say they enjoyed a podcast.
- 23:22Speaker 1: It does mean a lot to me and it is the reason that I do this podcast, and I just want to see people winning.
- 23:28Speaker 1: You get out there, you create the property, businesses or the wealth that you desire and listen.
- 23:34Speaker 1: At the end of the day, if you're around your loved ones and you're happy, then you are the richest person in the world.
- 23:39Speaker 1: All take care.
- 23:40Speaker 1: Merry Christmas and bye for now.
