- 1:01joining us here today. Hey guys thank you so
- 1:05much for joining us again and I am super excited
- 1:08because we are going to talk about asset management
- 1:11and asset management and management companies
- 1:14and all of that stuff which if you have not had
- 1:18the joy of doing those things get ready. Today
- 1:26we have Greg Scully and he is going to share
- 1:28with us some of what his experiences have been.
- 1:30So Greg, I'm gonna let you kind of intro yourself
- 1:32and tell us a little bit about your background.
- 1:35Thanks, Agile. Yes, Greg Scully, operating out
- 1:38of Middle and Eastern Tennessee, almost exclusively.
- 1:43We're apartment and RV park syndicators and joint
- 1:47venturers, occasional house flippers and property
- 1:51managers. So cut our teeth in the apartment space.
- 1:57still have a bunch of that stuff. I don't know
- 2:00how many units we have. We're managing 65 of
- 2:03them ourselves now for the past year or so. And
- 2:07more recently got into the RV space, evolved
- 2:11in a few parks there and are currently on point
- 2:16operating a 50 pad park out of town in Tennessee.
- 2:22So I guess that's part of our property management
- 2:25as well, but not necessarily under the umbrella
- 2:29of our company. Well, we come from residential.
- 2:32And in residential, if something goes wrong on
- 2:34a property, and we use property managers for
- 2:36the residential too. Don't get me wrong, we self
- 2:38-manage nothing. But still, I feel like things
- 2:42just move faster. And our experience in multifamily
- 2:46so far has just been, man, there's a lag. There
- 2:51is a serious lag and it feels so slow to me sometimes,
- 2:56but I understand that there's things that have
- 2:59to be met and boxes that have to be checked for
- 3:02the management companies and for the management
- 3:04of the property to go smoothly. But wow. Is it
- 3:11doesn't move the meter about the clock. So are
- 3:13you able to push it faster by being the property
- 3:16management company and the managers yourselves?
- 3:20At times, at times I feel like we've moved faster
- 3:24than we would have as third party managers, but
- 3:26also they have a lot of advantage. A reasonable
- 3:37to mid -size property management company has
- 3:40a lot of relationships, hopefully developed around
- 3:46materials and labor. that we have to build. So
- 3:54I think sometimes on the labor material side,
- 3:57they can procure a little bit quicker. We're
- 4:01a little more subject to, most of the stuff we're
- 4:06doing is off the shelf at Lowe's. We're not doing
- 4:08granite and things like that. We're largely D
- 4:12minus C class investors. So we're not building
- 4:15small little custom homes. So yeah, at times
- 4:22we've done better, but their larger networks
- 4:26often do pay up. Yeah, well that's, and this
- 4:32is kind of where I think in our own personal
- 4:34backyard, I think we're more tertiary just because
- 4:38the biggest metro to us is DFW. Well, Oklahoma
- 4:41City is probably about the same, but they're
- 4:43about two, two and a half hours away. And so
- 4:46it doesn't seem like it's that far, but a lot
- 4:49of people don't want to drive that. They don't
- 4:51want to drive. Yeah. People don't want to drive.
- 4:55I don't want to drive over. So I get it. I mean,
- 4:59in Texas, we're used to driving. You got to drive
- 5:02to get anywhere. It's still they don't want to.
- 5:06I guess it's kind of like a risk thing, too.
- 5:10They don't want to drive all the way here and
- 5:12then, oh, gosh, I'm missing something. And now
- 5:15it's, I call it risk because now they're going
- 5:18to have to go to somewhere local like Lowe's
- 5:20or maybe one of the commercial places we have
- 5:22here. And they're going to have to pay more than
- 5:24what they would have paid had it been a piece
- 5:26of the original order or had it come with them
- 5:29from their original location. And so there's
- 5:32that level of risk. And then just, it's more
- 5:36difficult to find people here in town because
- 5:38it's a smaller town. I mean, we're a hundred
- 5:40thousand people. The fuel costs, less of an issue
- 5:44now than it was a couple of months ago, but we
- 5:46started to see fuel surcharges on some of our
- 5:50vendors. And if you're a property management
- 5:55company, I know our pest control guy, we had
- 5:58a conversation about it, just how significant
- 6:00that rise in fuel costs for some of these vending
- 6:04companies. It's a fixed, it's not a fixed cost
- 6:11in dollars, but it's a fixed expense that has
- 6:15to be paid. So anytime they can kind of control
- 6:19that with routing and just, you know, proximity,
- 6:24I understand. Well, and it's, when you think
- 6:27of it that way too, it's why would they expand
- 6:30out two hours to a town of a hundred thousand
- 6:33people with way less properties? I mean, it's
- 6:38that scale issue. We're only managing 65 units
- 6:44over two properties. They're a couple hours apart.
- 6:48So 34 units at one, 31 units at the other. And
- 6:52it's very difficult. We do have a maintenance
- 6:55tech at one. That was a bit of a challenge to
- 6:58finally get that hire done because you can't
- 7:00offer full -time employment. So you're trying
- 7:03to fill a very specific little niche in need
- 7:07and what somebody need on both ends. So how many
- 7:13people need a part -time gig? So we had to compensate
- 7:17a little bit more and it's worked out because
- 7:19he's local and he has scaled with other projects
- 7:24that we weren't able to get with just having
- 7:26100 units in there. So that's something we're
- 7:29more cognizant about moving forward is buy bigger
- 7:34stuff if you're gonna have your own property
- 7:37management company that can support employees
- 7:39or try and get that scale by just buying close
- 7:43to what you already own. Yeah I know and I think
- 7:46of there's that weird spot right where it's like
- 7:49probably 20 units to I don't know probably 20
- 7:53units to 60 units that they're not residential
- 7:56but even though they're called commercial most
- 7:59commercial people don't want to touch them. Yeah.
- 8:03And you don't have enough income to really support
- 8:07full -time staff and so you really get stuck
- 8:10in the situation. I've thought about how could
- 8:14you use the residential model because we come
- 8:16from residential and we use property management
- 8:18there. How could we take that model and take
- 8:22the larger commercial model and somehow pull
- 8:25them into some level of hybrid? But it's There's
- 8:29things that happen at the residential level that
- 8:31just don't make sense at the commercial level,
- 8:33regardless of size. What are some examples on
- 8:38that? So when I think of like roofing, like we
- 8:44just had to replace it. I know we repaired it.
- 8:48It needs to be replaced on one of our houses.
- 8:50And I think of how that call went down, like
- 8:52property manager calls us. He's like, man, I
- 8:53hate to make these phone calls. I'm like, oh,
- 8:55God, just. Skip all the crap. Just tell me what's
- 8:58wrong. Tell me what's up But he's east I don't
- 9:01know that he's used to me because I'm just like
- 9:03come on just tell me what's wrong And so that
- 9:07was just it was a single one we called insurance
- 9:09we took care of it and There's a bunch of guys
- 9:12here in town that will do residential roofing
- 9:15To commercial level. Yeah, that's not just a
- 9:19phone call of oh, yeah, let me call my insurance
- 9:23I mean, it kind of is, but then it is, okay,
- 9:26who do I, who is in my list of people that will
- 9:29do commercial repair? Because they have to have
- 9:32their own insurance and I guess they ought to
- 9:35be bonded and they have, it just, it's a different
- 9:37level of business. Yeah. And I had that, you
- 9:40know, that's a similar conversation yesterday
- 9:42with the plumbing issue that we were working
- 9:44through is. call the plumber, oh, we don't do
- 9:49commercial, we don't do multi -unit. And then,
- 9:52you're also with the multi -unit theoretically
- 9:56these vendors may be going into multiple people's
- 10:00homes, which may be, they may be there or they
- 10:05may be not. So not only do you have everything
- 10:08related to, are they licensed, bonded and insured.
- 10:13are they trustworthy enough to be inside people's
- 10:16homes? And, you know, until you have that kind
- 10:20of relationship established, that's why I was
- 10:24up there for nine hours. We had somebody coming
- 10:27in that was new. I'm like, well, somebody from
- 10:31property management needs to be just there. On
- 10:34site. Yeah. It needs to just be there while they're
- 10:37going in and out until they're completely vetted.
- 10:40So, yeah. And then it's kind of like the same
- 10:47thing that we're dealing with when we're talking
- 10:49about property management, either self versus
- 10:53third parties. When it comes to vendors and contractors,
- 11:00do you bring that in -house then too, to try
- 11:03and control that? And then again, it's back to
- 11:08the labor thing. It's like, well, you got to
- 11:10have enough to support a quality employee. No,
- 11:15that was one of the things that we went through
- 11:17too is like, we call it the hoarder unit, the
- 11:21hoarder unit, just wouldn't get in the name,
- 11:26the hoarder unit. And so I, I've got a lot of
- 11:30friends here in town that do residential. And
- 11:32so I started reaching out to people and like,
- 11:34guys, I got this unit. It's not getting clean.
- 11:38Do y 'all know anybody that cleans hoarder units?
- 11:40And they gave me a list of people when we found
- 11:42a guy and he went in there and bid it and he's
- 11:44like, yeah, I can do this in a day. Took three.
- 11:50Which it didn't at the outset, it didn't look
- 11:54as bad. It was like, oh, this isn't that bad.
- 11:57And then it was just more and more and more.
- 12:00And so it turned out being much rougher than
- 12:02originally anticipated. But I was up there a
- 12:05lot, not because the guy wasn't trustworthy,
- 12:09but just because He was recommended to me. I
- 12:12trusted the guy who recommended him to me. But
- 12:15I still needed to at least see what's going on,
- 12:18get a good feel for the guy. And so I was up
- 12:21there more than I wanted to be in that disgusting
- 12:26unit. And so those are the things I'm like, there's
- 12:30like, I look at some of the stuff with we weren't
- 12:33getting reports on time or we weren't getting
- 12:35reports on our timeline. But Our timeline, like
- 12:41we think of ourselves as small fish because we're
- 12:4372 units. And so we're small fish. And just because
- 12:48we don't like the fact that the reports don't
- 12:50close until the 15th of the month, what can we
- 12:53really say about that? We'd really like to know
- 12:55where are things at on the fifth of the month.
- 12:57you know, where are things at on the 10th? Oh,
- 12:59yeah. Oh, yeah. I mean, that's, that's how we
- 13:02were paying the ask for our third party managers.
- 13:05And we did, you know, they did give us access
- 13:07while I was able to get in and pull reports whenever
- 13:10I wanted. So that was nice. Maybe you can ask
- 13:14for that. It's like we can pull reports. But
- 13:16again, like, I'm looking at those reports and
- 13:18we just switched from we were with the company
- 13:20that was using resmen. And now we're with the
- 13:22company that's using a different one. And I'm
- 13:23just like, I'm not, I'm not the most, um, tech
- 13:29savvy person out there. Well, I mean, that's
- 13:33also, you know, an interesting thing to bring
- 13:36up with third party management. Uh, if you're
- 13:39in multiple markets and we're multiple markets,
- 13:43um, you may end up with three or four different
- 13:47third party managers using three or four different
- 13:50property management software. And then you have
- 13:52to learn how to navigate each of those. The reporting's
- 13:56all a little bit different. It takes a little
- 13:58bit of practice to figure out how you want to
- 14:01filter down to get the information that you need.
- 14:05So, you know, I guess that's one advantage of
- 14:08self -managing is you get to pick the software
- 14:12that you want to use. To some extent, that's
- 14:15a whole other, you know, conversation is us figuring
- 14:18out which software to use. So, you know. I have
- 14:26a friend that he actually wrote his own property
- 14:28management software. I don't think he's a programmer,
- 14:36but he's from California and he's in computers,
- 14:39like software stuff. And so he was having, I
- 14:43guess he just didn't like everything that was
- 14:44out there. And so he just created his own. And
- 14:48like when all of my, like, I call it the, you
- 14:50know, the burning when, when my world was burning
- 14:52down around me, um, I called him up and I'm like,
- 14:56Wes, I need help here. Will I need help? And
- 14:59so he gave me access and, um, I didn't, I haven't
- 15:03even looked at it because everything kind of
- 15:05fell into place, but it's there. So I'm probably
- 15:08eventually once everything calms down, I'm going
- 15:10to take a look at it just to see, cause And there's
- 15:13someone, so he's there in California, but he
- 15:15owns some buildings downtown commercial, um,
- 15:18like office space and trying to turn some of
- 15:20it into residential like lofts. And so he told
- 15:23me who's here that's managing stuff for him and
- 15:25told me that I just have to go down there and
- 15:27say, Hey, we'll set me and she'll show me how
- 15:30the, how it works. Because I think that's the
- 15:33other issue too, is I've never had anyone just
- 15:37sit with me and show me how it works and just.
- 15:41sharing the screen and watching people click
- 15:43through things, I'm like, oh, wait, what? Because
- 15:47I've already got like a middle block with all
- 15:48those numbers that are everywhere in spreadsheets.
- 15:51Yeah, and some of them aren't very intuitive.
- 15:54Yeah, the real page is one that I've, you know,
- 15:57it's robust. But it's not intuitive like your
- 16:03smartphone where you can go in and kind of figure
- 16:05it out a little bit with your dropdown menus
- 16:08and stuff. Some of this stuff is a little antiquated.
- 16:14It's good, but you can't just go in and start
- 16:17using it. It takes some time to figure out.
