Transcript
- 0:00Welcome to our astounding agents and investors nationwide today is June 17th, 2021.
- 0:09This is mastermind podcast, number 332.
- 0:13As I alluded to, we're going to, we're going to cover we're going to spend maybe five, 10, maybe 15 minutes.
- 0:18Going over a new program that we want to roll out this week.
- 0:21And then we'll get to your questions.
- 0:23Comments.
- 0:24If you have questions about the program, that's fine.
- 0:26If you have just general probate questions, we will get to you.
- 0:30Even if we have to stay a little bit of overtime this week.
- 0:32And I just, before I introduce Bruce and let him go over this, I just wanted to preface it by saying this is our eighth year in the business guys.
- 0:41And.
- 0:41Always, I think since day one, we've always had 2, 3, 4, 5, 6 projects that we're always working on that we really think would make our service better.
- 0:52And it's funny.
- 0:52One of my original one thing we've really found to be true.
- 0:55One of my original mentors had a saying, he used to say that everything is harder than you think it's gonna be.
- 1:01It's usually simpler and less complicated than we try to make it.
- 1:05And it always takes longer than we want it to.
- 1:07And boy, that is true.
- 1:08We had the idea of a probate plus and just two and a half years later, we finally were able to perfect it and roll it out.
- 1:16So when I want to, I'm going to turn her what's that first.
- 1:18Just the short two and a half years later we came up with a good pro of good program, cause we, and it's not that it has to be perfect, but it just gotta be good enough to efficiently work at least as well as the rest of our system does.
- 1:30So yeah.
- 1:31The next thing Bruce is going to talk to you about it's something that we tried once unsuccessfully relatively unsuccessfully.
- 1:38It wasn't a complete flop, but we tried to come up with the program before and it's something we'd probably have had on the back burner.
- 1:45More than two years now.
- 1:47And I think we just talked to Bruce about it just months ago and he's put together an incredible program.
- 1:52So no pressure, Bruce.
- 1:54I'll let you I'll give you the floor from here.
- 1:56All right.
- 1:57So guys We are now going to be able to provide you with independent contractors that work directly for you making phone calls.
- 2:08Those of you that are investors call these guys, VA's those of you who are real estate agents call these guys.
- 2:14so one in the same people, but ultimately they're going to be dialers and appointment setters for you and your business.
- 2:21They're going to work directly for you with no added markup.
- 2:25One of the things that we've, or that I have noticed over the years is there are a bunch of companies out there that go out and they hire some independent contractors that are all typically off.
- 2:37And and they pay them five,$6 an hour, and then they bill you 11 or $12 an hour.
- 2:43And while that's a great business model and it's still extremely affordable, we want to pass these trained eye essays along to you at cost.
- 2:52So yeah.
- 2:53If you choose to bring one of the ISS that we've trained for you and provided on, then you pay them directly.
- 3:01It's not necessarily an all the leads employee anymore.
- 3:05I don't even mean not necessarily.
- 3:07It's not an, all the leads employee.
- 3:08It's your employee.
- 3:09So I want you all to know that if you're looking for costs, And we have both domestic and international trained ISA and VAs that are right now ready for you.
- 3:19And we're bringing more on every day.
- 3:22This is something that we're going to be rolling out.
- 3:24Gradually.
- 3:25So this is very much a first come first serve product at the moment.
- 3:29If we get a hundred people that want to sign up it might take me a couple of weeks to start to deliver the train diet days for you.
- 3:35But but we've got a couple of them that are ready right now.
- 3:38And I just wanted to let everybody know if you're looking for someone to make those phone calls and help warm up your leads for you and give you a higher quality lead.
- 3:46Look no further.
- 3:47For the most part, depending on whether they're international or domestic you could pay under 20 bucks an hour probably.
- 3:54And all the way down as little as five bucks an hour, if it's a international ISA.
- 3:59Let us know.
- 4:00Perfect.
- 4:00And Bruce, I know you didn't want to get too much into the pricing, but just to be clear, it's not.
- 4:05Finding them, but you're putting together a program that you will offer ongoing training to them.
- 4:12And there's a very small charge for that.
- 4:14I don't know if you want to go over that now or later, but so it's not fine and cut them loose.
- 4:19It's fine.
- 4:20Monitor, keep, train them give them support, encouragement and training.
- 4:24And then and this isn't, you hire one person and you're stuck with them for life.
- 4:28If you hire somebody and you feel like it's not working out, we can switch, we don't want you to do it every day but you're their employee there.
- 4:34You're the employer, they're the employee.
- 4:38We are just like a, sorta like a head hunter.
- 4:40I don't know if that's a good example.
- 4:41We went and found them and then Bruce is going to coach them.
- 4:45And so it should be delivered to your product.
- 4:47Yep.
- 4:47It'll be delivered to you.
- 4:49So yes, the VA would be your contracted employee.
- 4:53So they're an independent contractor, but they work directly for you.
- 4:57And then I would be your let's call it.
- 5:01Let's use the analogy of a third party HR manager.
- 5:04So I'm tracking their hours.
- 5:06I'm screenshotting their desktops to make sure that they're not watching YouTube videos on your dime.
- 5:12I'm doing two and a half hours of personal training with them every single week to make sure that they're the best of the best and that they're delivering leads to you the way that you need them delivered.
- 5:23One of the big things that a lot of people are going to ask is that I want to go ahead and address right now.
- 5:28Is what they're trained to do.
- 5:30Are they trying to set appointments for you or are they trained to warm your leads up for you?
- 5:35And the answer to both of those is yes.
- 5:38Our primary approach is going to be to train them, to warm your leads up for you.
- 5:42For those of you that have been on these calls and been on foundations in the past, that I'm a big advocate of you making phone calls.
- 5:48I don't ever want to tell you as one of our subscribers to not make phone calls I want you to, I want to teach you how to call that this is someone who could literally step in and call for two, four, eight hours a day.
- 6:02And supplement some of those personal phone calls that you're making.
- 6:06And I want you to think of them like a metal detector you're out on the beach.
- 6:09And you're trying to find the leads that are ready, willing, and able to sell a house.
- 6:14And and instead of having to comb through all the sand, you've got someone that's metal detecting for you and identifying who has real estate.
- 6:22Number one.
- 6:23Who's thinking about selling that real estate number two.
- 6:25And are they willing to get an offer or.
- 6:28Have a conversation with you, number three.
- 6:30And if they come through all three of those screens with the ISA, then they kick them over to you.
- 6:35And that's your lead from that point forward.
- 6:37And of course it was yearly to begin with, but that's your relationship nurture from that point forward.
- 6:42And as a part of this, what I'll do is I will be charging a very small monthly fee to handle that HR that support in that group training.
- 6:54And that would just come to our.
- 6:55Was that clear?
- 6:56Did I make it?
- 6:57Was that a little bit better?
- 6:58Yep.
- 6:58Yep.
- 6:59Bruce, what you're saying?
- 6:59I want to make sure that you're saying what I want to make sure that they understand, which is that we obviously, we.
- 7:06Our ISA program now, and we're going to be folding that program into this new program.
- 7:12So those of you who are currently working with us, you'll just continue to do that, but you're going to be basically moved over this.
- 7:18So you're going to be grandfathered in and you'll certainly be first in line in your market to do this.
- 7:23It is a limited program.
- 7:25We're not going to, do it for everybody.
- 7:27It's it is limited in.
- 7:28And part of what Bruce is going to be doing is qualifying the folks that contact us and say, they're interested, qualify them for the program.
- 7:37He'll talk with you and customize the best way to do this program for you, which will determine what your costs are going to be and all that.
- 7:45And it'll explain all that.
- 7:45And then going forward, Bruce will basically also be working with you also as a contract.
- 7:52And manage those people for you as your HR.
- 7:56The bottom line is you won't have to do any of it.
- 7:59You'll simply have contractors that work for you and we're managing it all for you under this new program that we're putting in.
- 8:05So Bruce will be a contractor, as well as the folks that are there and he's going to help make sure that they're doing the perfect job for you to deliver the best results.
- 8:13It's a hybrid program.
- 8:15Nobody's done it the way we're doing it before and us to be pretty innovative in the things that we do.
- 8:20And that's why we're so excited about doing this.
- 8:21We know that what we're offering hasn't really been tried before and all we need to make sure of is that the folks that are doing it for you are both afforded.
- 8:31And extremely well-trained and then make sure they're monitored correctly.
- 8:34And that's what Bruce is going to be handling for you.
- 8:36Is that the same thing?
- 8:38No, you hit it.
- 8:39Hit the nail on the head.
- 8:40Perfect.
- 8:41Okay.
- 8:42So anybody has any questions about that?
- 8:44You should hop cop in the queue and ask them.
- 8:47The other thing I was going to say is we should probably tell them what to do to get involved in this.
- 8:53And it's very simple, simply contact your sales rep and say, Hey, I'd like to get in line with Bruce to see if I can get qualified for this program and at least learn the details and follow through with all that.
- 9:04And then we'll take it from there.
- 9:06Bruce will reach out to you.
- 9:07He'll qualify.
- 9:08You get shut up and.
- 9:09I embrace.
- 9:10I can hear somebody saying, I don't know who my sales rep is.
- 9:13They could also just email you directly.
- 9:15Is that a good way to do it first?
- 9:16Or do you want them to go, Tim?
- 9:18Do you want them to go through support or the sales rep or it doesn't really matter?
- 9:21Does it matter?
- 9:22As long as they, any of those ways will work, we're going to get them.
- 9:25Yeah, supported all the leads.com Bruce, at all the leads.com or call your salesperson.
- 9:30Go ahead, Bruce.
- 9:31I stepped on you twice.
- 9:32Some of, what qualifying you means number one is we want to make sure that you're that you're understanding that you're not doing this in lieu of all effort on your part.
- 9:41That's not what this is.
- 9:42You're still putting the effort in, you're still prospecting.
- 9:45You're still marketing.
- 9:46You're doing all the things that we teach you to do.
- 9:48This is just your, this is your team and qualifying you.
- 9:51We're gonna make this very limited in each market.
- 9:54What we don't want is the same ISA using the same script or the same ISA team using the same scripts on the same leads when there's two of you in a market.
- 10:04If you're in a market and want to lock your territory up, let us know.
- 10:08Cause that's one of the big qualifiers that we're going to have.
- 10:11The only other qualifiers are going to be how much time you need.
- 10:14Do you need eight hours a week, 10 hours a week, 40 hours a week?
- 10:17What do you need?
- 10:18And can we tail and then we'll figure out whether we can tailor that program for your needs.
- 10:22Perfect.
- 10:23All right.
- 10:24All right.
- 10:24Partner, anything else from my partner?
- 10:26So I think we pretty well covered it.
- 10:27We have three in the queue.
- 10:29Now, if you have questions regarding that, if you have wins I did want to congratulate Doug last week at the wind of the week.
- 10:36He.
- 10:37Generated about $360,000 on an eight property deal from about a two month old lead, I think.
- 10:43So you don't have to top that if you have any wind at all we're always looking for that.
- 10:48We're here to help you.
- 10:49So if you have any specific questions about the program, It started six or hit one.
- 10:53If you have any generic things that you want to share or questions, concerns, same thing.
- 10:58Hit star six and hit one.
- 11:00And we do have a few people in the queue.
- 11:02So let's go to our first caller first up this week, his phone number ending in nine nine zero two.
- 11:09You're up first.
- 11:10Yeah.
- 11:10So Rick Wilson here in Charlotte, North Carolina, how are y'all doing?
- 11:15Hey.
- 11:15Hey, Rick.
- 11:16Doing great.
- 11:16How about you?
- 11:17No complaints was taken call today and spoke with them.
- 11:21The PR she was in her car driving.
- 11:23So it was awkward because I'm always concerned of people driving kind of talking the same time.
- 11:28She did tell me course classic objection after telling her, helping families go through the probate and process in or of you fewer inherit real estate solve problems.
- 11:38And she said of course that she didn't think I could help her.
- 11:41So I didn't get, I didn't want to go any further on that because I just felt there would be inappropriate flying down ice.
- 11:48I 95.
- 11:49But I did have a question on followup with her taking topography.
- 11:53I plan on following up.
- 11:55Should I wait till after my next letter?
- 11:57Or maybe sending something to, cause I'm sending them letters out monthly.
- 12:02So go ahead and send some something to her, like a checklist right now and follow up right away.
- 12:08Or just call her over the weekend and say, I'm sorry, wouldn't talk longer.
- 12:12I know you were it on your driving and all that.
- 12:14So what do you suggest there?
- 12:16I don't want to not drop this cause there's somebody probably will talk to me in the right light.
- 12:21Yeah, Rick she said that she didn't think that you could help before you guys got off the phone.
- 12:27Is that what I heard?
- 12:28Definitely.
- 12:29And the reason I wouldn't I knew what to do from there, but the problem was.
- 12:32She was driving.
- 12:34So my response was okay listen, let's stay in touch.
- 12:37And if something changes, we'll certainly be up here to help.
- 12:40So I do want to follow up with her cause she's, I think she wanted to talk if it's just, early, not the right time in a car, going down the road, 75 miles.
- 12:48Yep.
- 12:49Okay.
- 12:49Hey, if somebody wants to answer the phone I would hold them.
- 12:52I would keep them on the phone, but you're you're you're probably a better person than see.
- 12:56So the The what to do is I would start her on a personalized or customized mail campaign.
- 13:05I wouldn't, at this point, since you guys didn't speak very long, I wouldn't take her out of your, all the weeds campaign, which I know you weren't planning to do.
- 13:13Some of you know that I teach you.
- 13:15If you have a great conversation with someone, you don't want them getting a little.
- 13:19The next week saying, hi, my name is Rick.
- 13:21I wanted to introduce myself.
- 13:22So if I have a conversation with someone I'm usually going to take them out of the, all the leads campaign in this case, I'm not, but I'm going to encourage you to send her to to mail pieces before that next letter goes out and probably call before the next letter goes out as well.
- 13:38So I would write her a handwritten personal.
- 13:41Just thanking her for the time.
- 13:43Put your card in there, let her know if she needs anything at all that you're here to help.
- 13:47And then within about a week, I'm going to send a probate checklist with a cover letter that says we didn't have much of a chance to to talk.
- 13:57Just so you know, it doesn't have to be real estate related.
- 13:59It could be anything from a to Z and then fill in what ADZ means on that cover letter, along with the checklist.
- 14:06And then I'm going to call her after that checklist.
- 14:08So I want I want you giving her two pieces of value in the mail.
- 14:13I'm probably going to encourage you to send that checklist and that cover letter.
- 14:17As in a letter size envelope.
- 14:20So don't fold it up.
- 14:22You put it in eight and a half by 11 envelope.
- 14:24It's more likely to get open when you're sending a personal touch item like that.
- 14:28And then just give her a call afterward and say, Hey, you were driving down the road.
- 14:32So do this.
- 14:32Do both of those letters over the next week and then color the next week after she'd gotten both pieces.
- 14:37Okay.
- 14:38Did have a one or two quick other questions and one was do you leave messages if you get voicemail?
- 14:45Definitely.
- 14:46Definitely.
- 14:47So you haven't talked to them before they have received the letter ostensively, supposedly received a letter primary.
- 14:54Go ahead and leave a voicemail.
- 14:56Okay.
- 14:56Yep.
- 14:57Yeah, that first message.
- 14:58So the first time I call someone, if they don't answer, it depends on how soon I plan to call them again.
- 15:04So if it's within two or three days that you're going to do a follow-up call, don't leave a message.
- 15:09You want maybe some Curia didn't kick in.
- 15:12If you're not going to call again for a few weeks.
- 15:15Leave a generic message.
- 15:17Hey, this is a, this is Rick.
- 15:19I had a I'd shot you a letter in brochure a couple of days ago.
- 15:22Wanted to make sure you got, that understood what it was for.
- 15:25If you could give me a call, I'd appreciate it.
- 15:27So generic now, after that generic message.
- 15:31If someone has proven to you that they're not going to call you back.
- 15:35Then your messages need to start getting more detailed because those detailed messages with your elevator.
- 15:41Become an extension of the marketing.
- 15:43You're going to do that way.
- 15:45If they're getting a letter that says I help with real estate repairs and maintenance personal property, and they're getting a voicemail every two weeks, it says I help with real estate repairs and maintenance personal property.
- 15:54It's really going to start to stick through that repetition.
- 15:57So your first message is generic.
- 15:59Your subsequent messages are concise and specific.
- 16:02How about Never w how do you use texting if you use it at all?
- 16:07Jim, I think has done a little bit more texting than I have.
- 16:11I may, after a couple of months, and this is a way, not the way.
- 16:16I haven't really tested text, but after a couple of months of not getting someone, I might follow a voicemail up with a personalized text.
- 16:25I'm usually not going to do a.
- 16:27Bulk text drop, just because of the legal and FTC risk.
- 16:31That's involved in that.
- 16:33But if they haven't answered three or four calls, I might call, leave a voicemail and then maybe texts that afternoon.
- 16:40Just to see if they engage a little bit faster over texts than the phone.
- 16:43I've used that approach in the past with other leads.
- 16:46I think that's a good way of doing that.
- 16:48It shouldn't receive your experience reflected my own.
- 16:51I've never done text mail drops and I'm not likely to do so because of the issues.
- 16:57Yeah.
- 16:57Okay.
- 16:57Listen, those are my questions.
- 16:59You did.
- 16:59You answered them.
- 17:00I appreciate it.
- 17:01Let's unless someone else has something to offer I'm all ears, but No I haven't really done texts in the past, unless they specifically say, text me your info and then I've done it, but I've never done text mail campaigns, we have had subscribers that have had claims that have claimed very good success with it.
- 17:19Like Bruce said just be careful, you don't until you have some kind of a relationship with them or you have permission, you're not supposed to text them.
- 17:26It's probably I don't know if it's more or less risky than a voicemail.
- 17:30It's probably a little bit less, I'm not real sure.
- 17:33Tim might have an opinion on that, but it, I don't not do it because I'm afraid of the consequences.
- 17:38I just, I'm just not real savvy and how to do it in bulk.
- 17:42If I will if I was, I probably would've done it way.
- 17:44The only thing I would say is that, I always sound like the voice vote I'm from the government, I'm here to help you.
- 17:49TCPA is pretty specific TCPA being the federal act that governs using the phones and using texts for that pretty specific about what you can and can't do you need to make yourself familiar with that and all of that?
- 18:02You certainly, I would certainly never give you.
- 18:04The advice to go and blast out a text, everybody that you have without permission.
- 18:11And if you read the TCPA, what it says is get permission.
- 18:15And as you talk to people, you need to make it part of your conversation that says, Hey, if I've gotten updates and stuff like that, is that okay?
- 18:23With you.
- 18:23If I communicate with you by shooting you a text, to let you know if I've got some pricing information or if I've got a question or whatever, sometimes it's easier for people to communicate that way.
- 18:34Is that okay?
- 18:35If you get on the phone, they give you permission, go for it, then, use it freely.
- 18:39If somebody gives you that permission, they're likely to use it.
- 18:41And the more as time passes, the more that we are communicating with people, it's becoming painfully obvious to me.
- 18:50I feel older every day because most people today we've become very insular.
- 18:55We seem to prefer texts, communication.
- 18:58This is going to be something that we've got to deal with going forward, for sure.
- 19:02And you just need to make it part of any conversation that you have anybody to get that permission and make sure that it's there now, legally, you probably should find a way to get it in writing.
- 19:12Put something out to somebody in an email that they agree to and all that.
- 19:16And I think that's something that we need to do a better job giving you guys in general, some advice about how to do this so that you can begin to build a textable list, because it's a very valid way to communicate.
- 19:29I'm going to give you one quick example and then I'll get off my soap box.
- 19:32We have custom butcher here in our local marketplace and.
- 19:36Certainly not normally be aware that there would be any specials on meat anywhere.
- 19:40And they do a really good job of once a week sending a text out with whatever specials that they have.
- 19:46And they've absolutely roped me in to come pick something up for the grill over the weekend by sending me a text and it's not offensive.
- 19:53And they don't overdo it.
- 19:54I get one a week.
- 19:56And getting that situation with people is a great way to be top of mind all the time.
- 20:01So I do urge you to get permission to do that and begin building that textable lists.
- 20:06You're also going to have to give people the ability to make you stop doing it as well.
- 20:10So you're going to have to build the right technology to do it.
- 20:12Yeah, I think you're right.
- 20:14I think you need to get permission on the texting and then you mentioned giving I, for lack of better description, passive approval by follower quick.
- 20:24But you need their email to do this, but email them and say, thanks so much for the conversation.
- 20:29I'll be sure to incorporate texting in my updates to you.
- 20:34But if at any time, for any reason you choose not to receive texts, just let me know.
- 20:38I'll be happy to stop that right away.
- 20:40I'll be on.
- 20:41Yep.
- 20:42Yeah, go ahead.
- 20:42I'm sorry, Kim.
- 20:43Put the onus on them, but now.
- 20:46Yeah, because if they respond, no, we didn't have that.
- 20:49No, I, we thought that then you know that they don't want you to text, but they don't respond.
- 20:54And I think you got some cover.
- 20:56Yeah, I was wild.
- 20:57Wild.
- 20:57Tim was talking.
- 20:58I remembered there's a local wholesaler who I get texts from him.
- 21:03Probably once a week and his texts are always the same.
- 21:06Hey, I don't know if you remember, but I think I recently met you.
- 21:10Might've been a while ago at an open house and you asked me to keep in touch.
- 21:13I haven't done an open house in 10 years.
- 21:15I know that's totally BS.
- 21:17It's just the way he is.
- 21:18Texts out to realtors to make sure if they complained that he's got a, he's got a backdoor to back out of, which is actually, it's a little deceitful, but it's clever.
- 21:27And I appreciate his approach and it doesn't bother me.
- 21:30I just.
- 21:30But yeah the best, the better approach though is get the permission, like you said, so good question.
- 21:35And I do think, I mentioned at the beginning of the call, it is on our list, both an email and a texting program.
- 21:42I just can't say if it will be In six months or two years, but it is something that we eventually will we'll roll out, in when the priority, when it comes around in the priority list.
- 21:52So thanks for the reminder.
- 21:53Appreciate it.
- 21:54All right.
- 21:54Guys, this is perplexing.
- 21:56We had five in the queue and I guess you all have Bostick appointments cause four of you disappeared, jumped back in, please hit star six and hit one.
- 22:05We've got plenty of time left.
- 22:06We were looking for our win of the week.
- 22:08We're looking for challenges, looking for some input or questions about the.
- 22:13The new ISA program.
- 22:15Anyway, in the meantime, just hit star six and hit one and jump back in if you were in there or if you want to get in there.
- 22:21In the meantime, the remaining person in the queue is phone number ending in eight oh six, six Europe deck.
- 22:28Yeah.
- 22:28Hi, my name is Beth Whitney.
- 22:30I'm from New York Hudson valley, New York.
- 22:32And I have a little bit of all of that, so good.
- 22:37So yeah.
- 22:39Of course, everybody jumped back in the queue.
- 22:41As you said that, but that's okay.
- 22:42Take as long as you want, we're here for you.
- 22:44Go ahead.
- 22:45Okay.
- 22:45I talk fast.
- 22:46I guess my first win is I've been working with somebody who has an estate house.
- 22:52She's been, wasn't interested in a cash deal.
- 22:55Per se, she's been working on getting the house ready for market.
- 22:58Didn't want to put it on the market until it was, cleaned out and show a book.
- 23:03But I'm also an active real estate agent.
- 23:05And I had been working with a buyer that.
- 23:08Was looking for a house in that price range.
- 23:10And I asked her if I could maybe show the house to her before house to them, before it was ready.
- 23:15And she said, sure, why not?
- 23:17And we're in the middle of trying to get an off market deal.
- 23:21Between the two of them.
- 23:22It's a win-win because they can afford the house.
- 23:24It still needs some work.
- 23:26She doesn't have to continue with all the work she had planned and she doesn't have to have everybody see what it looks like on the market.
- 23:33So I've got a home inspection schedule on Saturday and fingers crossed.
- 23:38We'll be able to pen something in the next week or two.
- 23:41So that was exciting.
- 23:42Awesome.
- 23:43That'll be a winner of the week for next week.
- 23:44Yeah.
- 23:45Once a week for next week.
- 23:46Yeah.
- 23:47And then on another kind of a, I don't know a challenge that I had recently was I was working with another client.
- 23:54I had met with them, but they hadn't actually gotten through the whole process of actually being able to they were not yet legally able to sign any paperwork.
- 24:09Because the attorney was still working on getting them assigned as the personal representative.
- 24:14And I was working with them following up every week.
- 24:17And as soon as they had the ability to move forward, they signed with another agent.
- 24:23So I guess my question is there a workaround to that?
- 24:26Can I have them sign something that says, yes, I'm going to work with you, even if they don't have the legal capability yet of selling the home.
- 24:36There is a work around and I want to make it very clear that this is not a legally binding workaround, but it is an emotional attachment that you're getting getting into with them.
- 24:48So I would have a letter of intent.
- 24:51Handy when you start talking with people and meeting with people and I use letters of intent all the time.
- 24:57I don't even some of you really strong listing agents are going to cringe when I say this I don't even go to listings.
- 25:03With listing paperwork.
- 25:05I go to the listing appointments with a one-page letter of intent that lays out the expected price, the listing terms and how soon they'd like to go on the market.
- 25:16And we fill in three blanks.
- 25:18And I say, just sign here.
- 25:19This is not binding.
- 25:20You can change your mind at any point, but it gives me authorization to go get to work on your listing.
- 25:25And I would probably do something similar to that with the people that aren't ready.
- 25:30Just to get that emotional commitment.
- 25:31Now I would have, I would bet based on what he told me that they were probably dragging you and another couple of people along for the same thing.
- 25:40And just not telling you about each other.
- 25:42So I think that this is one of those issues where you probably need to ask another extra quality, a set of qualifying questions to find out which other agents they're interviewing.
- 25:52So instead of saying, who else are you interviewing or have you spoken with another agent?
- 25:57I'm going to assume.
- 25:58That they have and let them correct you.
- 26:00So at some point during that conversation process, I'd say, does this price line up with other prices that you've gotten that you've received?
- 26:09And if they say, yeah, it's right in line, or it's a little high, it's a little low, then you know that they've probably been talking to a couple of other people.
- 26:19So it's a, it's an indirect way of asking in a way that kind of tricks them into telling you that.
- 26:23As opposed to hiding there other conversations that might be going on.
- 26:29Okay.
- 26:30Yeah, I know that happens.
- 26:31It's just a, there was a lot of followup and, getting them lined up with other resources and things like that.
- 26:38And I was just looking for a way I.
- 26:40Get them to commit.
- 26:41And I agree.
- 26:41I understand it's not legally binding, but I think when they put pen to paper, there, there is an emotional kind of, my word is my, my signature is my bond kind of thing.
- 26:51In fact, I was gonna, I was gonna add, I was going to add something to that real quick.
- 26:55I can remember.
- 26:56I can't say I did it a lot, but I can remember one example.
- 27:00It was years ago where I probably didn't do a real good job of qualifying and I didn't really.
- 27:05No, until I got there that they were not yet authorized to sign the paperwork.
- 27:10And I had my listing paperwork with me.
- 27:12I didn't have the letter of intent with me.
- 27:15And I check with your attorney.
- 27:17I don't think this is illegal.
- 27:18It's not binding.
- 27:20I just went ahead and had him sign the listing and said, okay, let me know when you get the authorization, I'll date it and send it.
- 27:25And it's not, as long as they, they are going to be the legitimate executor and they, they're not fraudulent giving you permission.
- 27:33It's kinda like it's posted post dating or it's like pre-dating the listing.
- 27:37And in that particular case, a couple of weeks later, they called and said, okay, go ahead and submit it.
- 27:42So at least use what you got with you and whether it's binding or not, anything you get signed is gonna be.
- 27:48It's better than nothing, because again, it's a commitment that there is somewhat of a commitment that they're making.
- 27:53So I'm just gonna, I triggered that example and I wanted to throw that in.
- 27:56Also go ahead.
- 27:58Sure I do.
- 27:58So I as I mentioned earlier, I live in New York state.
- 28:02We are still under a state of emergency where I'm cold calling and soliciting people that we don't know is prohibited.
- 28:11And because I am a licensed real estate agent, the fine is pretty steep.
- 28:14It's a $10,000 fine.
- 28:16If I'm in violate, somebody turns me in and they find that I'm in violation.
- 28:20I've been very reluctant to test the waters with that.
- 28:24I will say though, I've been doing some direct mail and getting, it's been crickets.
- 28:28I'm not getting any response from it.
- 28:30So I guess my question is if I'm looking for a workaround, if I use the ISA program, is that going to, because they work for me, it's still my response to that.
- 28:43Or if I have somebody else that's managing the phone calls for me, can I get away with that?
- 28:50That's part of the reason why why you're not hiring me or us for the for the phone calls, you're contracting directly with the ISA.
- 28:58Unfortunately as much as I'd like you to be one of the first to sign up they are calling on your behalf.
- 29:06And yeah, it could, it seltzer you a little bit maybe, but it's not going to limit the it's not going to limit or eliminate your risk.
- 29:16So here's the challenge with, let me just say one thing here.
- 29:18This is Tim and of course, I'm the corporate watchdog for the things that we do because it's part of my job, but the TCPA.
- 29:25Was designed very specifically, it came out of insurance industries and other industries that started doing bulk calling and robo dialing.
- 29:35And it's not designed to attack individuals who are doing one-on-one kinds of calls.
- 29:43However, it does cover that.
- 29:45And it doesn't mean you're not liable for it.
- 29:47The only other thing I was going to say is certainly you need to be well advised to the law and we have.
- 29:53Text in the full text of the TCPA on our website for that reason.
- 29:57And we're very careful not to not to do anything wrong in that arena, but I want to talk to you about your mail a little bit.
- 30:04Are you, are we doing your mail for you?
- 30:06Are you doing it?
- 30:07You are.
- 30:07And I've been trying to switch it up like the first month with the generic letter and then the second month with a brochure.
- 30:13So here's the thing.
- 30:15Yeah, I got it.
- 30:16Yeah, I got it.
- 30:16So let me make suggestion to you.
- 30:18Let's work on, let's work a little bit on your content on the letters.
- 30:23And one of the things that I know people in today's market are having some pretty good success with is putting some, we are, we've done a real good job of creating.
- 30:33This great letter that we put out and we put them out in the envelopes that we put out that look as though they're reading card size, envelopes, and we do get good open rates, but I don't think we're in today's market.
- 30:45We're taking as much advantage of something that we could be doing that we should be doing.
- 30:49And that is to maybe get really a little bit tighter on what's going on.
- 30:54And what we've had a couple of people test and it's worked out well is to switch it off a little bit.
- 31:00And instead of letting the envelope and the job of getting yourself open, we are having people put on there regarding the estate of colon and the name of the person that you're really calling them about regarding the estate of John DOE, Sally DOE on the outside of the envelope.
- 31:17In other words, it's a it's on the face of the envelope so that they know what's inside that house.
- 31:23And we're, we've got people doing in both in the greeting card, buys on love and doing them in number 10 on envelopes, and they're getting good open rates.
- 31:31And so I think that maybe we should talk with you about that or suggest that to your MIS person that you're dealing with to talk about that a little bit and see if we can come up with a better approach to getting the letters out because direct mail works, but you've got to tweak it a little bit.
- 31:46You got to tune it and we're constantly looking at that.
- 31:49So give that a shot.
- 31:50Okay.
- 31:51That's great.
- 31:52Yes, I'm any those suggestions are wonderful.
- 31:55I appreciate it.
- 31:56Okay.
- 31:57I was going to add to it real quickly, Tim, that Our subscribers that have done email campaigns in the past, especially two attorneys have had real good luck with that.
- 32:06The subject line says regarding probate case number, 7, 5, 6, 4, 2, 3.
- 32:11It just looks like some kind of an official communication and it gets the envelope.
- 32:16Opened, it's the opposite of doing the big envelope that doesn't look like, business mail sometimes in, in extreme situations like yours, you may want to switch it up, go back and forth and see if that works better for you.
- 32:27It's worth the time.
- 32:27Yeah.
- 32:28And business to business calling is not prohibited.
- 32:32So maybe going through the attorneys is.
- 32:35A better way to come at it.
- 32:37Because it's that, that I can do.
- 32:39I know without getting myself in hot water we can just call the attorney very specifically and say, Hey I'm trying to reach the personal representative of Billy Bob Smith.
- 32:49And you're listed as the attorney of record.
- 32:52And I'm trying to reach you're you're first in there and I'm a realtor and we're, as Mr.
- 32:58Or Ms.
- 32:59Attorney, I can't contact them directly, but got a potential buyer for that property.
- 33:04If there's property in that market or anywhere near there, I've got a potential buyer and I'm trying to reach them and we can put money in their pocket today.
- 33:11Is there a way that you could help me get in touch with them?
- 33:13And you're going to find the attorney potentially doing their job.
- 33:16If you phrase that correctly to them and create a sense of urgency, because that helps the attorney get paid.
- 33:23They don't get paid in some cases until they completely close out that probate.
- 33:27So you're going to help them get moving.
- 33:28If you got up.
- 33:29Great.
- 33:30All right.
- 33:31Perfect.
- 33:31Thank you so much.
- 33:32All right we have two more in the queue that should take us pretty nicely up to the top of the hour.
- 33:37Next up is Joe layman.
- 33:40What's up Joe?
- 33:40I have a question because the email and the announcement today on the IFA VA prospecting is independent.
- 33:48Contractors is very interesting, but I haven't seen anything about how you sign up.
- 33:52Yeah, that's a good question.
- 33:54You talked to either Bruce directly or or you go through support or your sales rep.
- 34:00Basically it's going to be a an interview process with we've got a landing page on the way out.
- 34:06This is very much a I've started by training the ISA first.
- 34:10So my effort over the last month has been in identifying and training a couple of handfuls of ISS and the landing page and the signup sheet is next, but it's not here yet.
- 34:21Okay.
- 34:22So it'll be a week or two or probably a week.
- 34:25I, Tim, correct me if I'm right.
- 34:27In regard to what bud deadlines.
- 34:29So go ahead, web sign up for right now.
- 34:32It's just going to come to me and I web website.
- 34:35It's not precluding getting this done.
- 34:37Bottom line answer.
- 34:38Joe's question.
- 34:38Get in touch with Bruce.
- 34:39We sat on earlier on the call, either send an email to support all the leads dot com for, toBruce@alltheleads.com or call your sales rep.
- 34:48Any one of those three, we'll get you in line to get in Bruce's queue.
- 34:52And once he gets you squared away, we'll find a way to help you get moving.
- 34:56Yeah.
- 34:56W yeah, there's definitely no no need to wait for a webpage to be up to sign up.
- 35:02I have I essays that are ready to go, okay.
- 35:04All right.
- 35:04Great.
- 35:05Hey, Joe, is Joe.
- 35:06I'm just curious.
- 35:07You're probably as good as anybody.
- 35:10I've known you a long time and you're probably as good as anybody I know, getting on the phone and making the calls and you still are considering hiring an ISA.
- 35:18Is it just a bandwidth issue while you want to do it to give yourself more time to do other things or is it, or you were just curious.
- 35:26Okay.
- 35:26That makes sense.
- 35:27Sure.
- 35:28Yeah.
- 35:28Okay, so we line them up and you knock them down.
- 35:31It just allows you to only talk to the higher level people that have raised their hand and are ready to do something.
- 35:36I love it.
- 35:37We'd love to have you testing a joke cause I know you get great results with it, so yeah, please do put him to the top of the line, Bruce.
- 35:44If anybody, with Jonas at the top of the line, we'll take care of you right after the call, buddy.
- 35:48Appreciate it.
- 35:49Second question.
- 35:50The I love that regarding the estate of blind on the outside of the envelope.
- 35:55Yup.
- 35:56How can I get that added to my mailing campaigns?
- 35:58Who do I contact your, who are you dealing with?
- 36:00I can look this up.
- 36:01Joe, we'll make sure somebody gets in touch with you right after the call.
- 36:04And also yep.
- 36:06Do we have a pre set up email campaigns to attorneys or is that just been something that individual participants in ATL have done?
- 36:14Yeah, we have an attorney letter and no, the letter.
- 36:18Yeah.
- 36:18And that's generally what it is that particular letter, but you'd need to customize it obviously to make it work for you.
- 36:25No.
- 36:25He was asking about emails.
- 36:26He was asking about emails, Tim.
- 36:28Yeah, no, yeah, no, that's okay.
- 36:30We've had agents in the past tell us they were successful.
- 36:33We'd never really been anybody able to get anybody to share a successful campaign.
- 36:38So I would love, and it is.
- 36:40Coming attractions.
- 36:41It's just not at the top of the list.
- 36:43It is something eventually we're going to automate.
- 36:45It's going to be a product we're going to offer, it may not even be this year.
- 36:48In the meantime, I would really ask anybody out there.
- 36:51That's got a good successful email campaign with attorneys, let us know, and we'll share it or go to all the leads, a mastermind Facebook group, and put it in there.
- 37:00And we really appreciate it.
- 37:01If you share with.
- 37:02That's all my questions.
- 37:03All right.
- 37:04Thank you, Joe.
- 37:04We got two more in the queue guys, so that should be a, should take us up nicely and finish off the hour.
- 37:09Next up is phone number ending in four, six sixty three.
- 37:14You're up next.
- 37:15Thank you.
- 37:15For all of you about the ISA service one logistical thing that occurred to me The CRM management so will the ISS be operating from inside our CRM so that all of their activity can be tracked in any notes that they take or will they have a separate CRM and there'll be some more handing off of leads versus results.
- 37:38Hey, we'll definitely have access to our CRM Bruce?
- 37:40Yes.
- 37:41They will have access to the CRM.
- 37:43They will depending on how efficient you'd like them to operate.
- 37:47Then I would normally encourage that they call through either mojo.
- 37:51Call tools.
- 37:52A couple of people are I know using happy grasshopper and some other dialers at this moment, I've trained them on mojo sells and call tools.
- 38:01So if you don't use a dialer and they're calling manually from your CRM, that's fine.
- 38:07It's going to slow their their calls.
- 38:09But they can add notes and scream and eliminate exclude people from your campaign and everything inside of your APL account.
- 38:16If that's something that you choose to give them access to.
- 38:19So I wouldn't, I would go ahead and I would comment, I w I think I would be very open to having them operating from within a account.
- 38:28So in that case my retail leads would be in.
- 38:31They would just be calling right down and they could flag calls for follow-up right from in there.
- 38:36Correct.
- 38:37And so correct.
- 38:38Okay.
- 38:39Yep.
- 38:39So that's much more seamless.
- 38:41You mentioned that these were in related to that, you mentioned that these were 10 99.
- 38:46I hope that they're, they would be considered 10 99 a page, right?
- 38:50So that we removed the employer employee relationship.
- 38:54So that they're not, they are employees there.
- 38:56If they're domestic, yes, 10 99.
- 38:59If they're international, then they won't be 10 99, but there is a similar form that you fill out to preclude paying taxes.
- 39:08So they are an independent contractor.
- 39:10Excellent.
- 39:10Okay.
- 39:10Good.
- 39:11All right.
- 39:11And that's the ideal that's the relationship I'd be looking for?
- 39:14So now back to the motor cells I'm not supposed to direct their time.
- 39:19I'm not supposed to direct their efforts, but if I asked them to be inside, my mojo sells.
- 39:24Making the calls.
- 39:25Does that cross that line between employer, employee relationship?
- 39:29Yeah, you can.
- 39:30You can offer direction.
- 39:31There's B being an employer employee.
- 39:34I understand what you're saying.
- 39:36They are still contracted with you.
- 39:38And so as an independent contractor and you as the as the client that they have, you can direct how you.
- 39:44Things to be done now with that said, I want to make it very clear that that's the one that's for the most part, I'm training them on their techniques and their dialogues, if you or if any of our subscribers have a, an ISA that's full-time.
- 40:00So you want someone for 40 hours a week, you'll have a little bit more authority over how they do their job.
- 40:07Then, if you have them for part-time because they might have three or four other clients, if you're only part-time with them and I need to keep their process uniform from one client to the other.
- 40:17Okay.
- 40:18Yeah.
- 40:18I'm actually wanting to have a less control unless it's already so that I, so that it further established separation.
- 40:26Between contractor versus contract D so that I'm not responsible for their taxes or insurance or any of that, okay.
- 40:33Yep.
- 40:33Okay.
- 40:34Yeah.
- 40:34So thank you.
- 40:35One, one thing that one question or one comment, I have something you prompted in my memory.
- 40:42When you asked that question.
- 40:43When we first started doing an ISA program house.
- 40:47Oh, probably two, three years ago.
- 40:49I still remember one of the early subscribers.
- 40:53The ISA got someone that had, and I might be exaggerating a little, although my partners will tell you I never do that.
- 41:00But someone had 21 properties in the ISA left a message for the agent.
- 41:06It was like on a Wednesday or Thursday and the agent didn't call back until Monday and the person had listed them all with someone else.
- 41:13Bruce, I don't know if you've given any.
- 41:15To some kind of a hyper notification process.
- 41:19And again, I guess it's your employee, but I would highly encourage you to give this person your cell phone number or the thing that you're going to most quickly respond to and say, please, when you get a hot one, notify me immediately, and get right on it.
- 41:33Cause you're paying these people money.
- 41:35What you don't want is for them to make a note in the CRM.
- 41:38Like you just said, you're not paying attention to the CRM anymore.
- 41:41By the time you see it, they've listed with someone else.
- 41:43So set some kind of a notification mechanism like that.
- 41:46Please.
- 41:47We have almost immediate notification when when those go out.
- 41:51So I have managers that are going to be working on the end that get notified and then they immediately notify the client.
- 41:57Perfect.
- 41:58And get that to your highest priority to call those people right back.
- 42:00That's great.
- 42:01All right.
- 42:02Thank you, sir.
- 42:02We have one last caller and then we'll wrap it up this week.
- 42:05I'm going to close the queue.
- 42:06Last up this week is phone number ending in six zero zero three.
- 42:12You're up loud.
- 42:13Good morning or good afternoon.
- 42:15Sorry.
- 42:15This is Bailey.
- 42:16I am in Sarasota, Florida.
- 42:18I am new to all the leads I have not signed on with you guys yet.
- 42:25So I'm just exploring what all you have to offer.
- 42:28So I jumped on this ISA call cause I thought that was a pretty interesting level.
- 42:33Extra level to be at.
- 42:35And I am wondering how are you guys are getting your lead?
- 42:39Yeah.
- 42:39And we'll give you a quick answer, but if it's okay with you, your first name, Patricia.
- 42:43Oh, Bailey.
- 42:44I saw Patricia Dempsey on the caller ID.
- 42:46So Bailey what I'll do, if it's okay with you, if you're in our system, you've been assigned, one of our support people I'll have them reach out to you and explain the whole program to you after the call, if that's okay.
- 42:57That'd probably be more efficient way to do it.
- 43:00Do either of my partners want to give her like, A two minute summary or should we just do it after the call?
- 43:05And if any of you guys want to add anything to it, I'll be glad to do it and it'll finish off the call.
- 43:09Okay.
- 43:10Perfect ahead.
- 43:11So we do it in multiple different ways and I think that's really the issue here.
- 43:16It's very much dependent initially.
- 43:19Initial data gathering is dependent on the court.
- 43:22Some courts put their data online and wherever that's possible, we do what we can to gather that information as efficiently and easily as we can, if we can get it online, obviously that's what we're going to do.
- 43:35A lot of courts are, do not allow that.
- 43:37And it goes from that all the way to, depending on the court.
- 43:41We have circumstances where a court will only allow us to pull five records a day and we already have to know in advance.
- 43:48Who the deceased person is.
- 43:50So it, the effort varies based on the courts.
- 43:53Once we have the initial data, then that's pretty much where our automation goes in.
- 43:59Jim mentioned earlier on the call that we've been at this for, I think, eight years now.
- 44:03And over that period of time, we've gone from a one-step automation process in the beginning to the fact that at this point, your data.
- 44:11Is going through about 32 steps before it gets to you.
- 44:16We make sure that it's a valid deliverable address from the postal service.
- 44:21We make sure that it is not only valid from the formatting of the address, but that indeed it's not going to get bounced because there's nobody at the end of the line there, but also to make sure that the phone numbers are correct, we go out and find more phone numbers.
- 44:36We augment that.
- 44:37We augment as much as we can to make sure all of that data is there.
- 44:41And then there's another full set of processing.
- 44:44We put it through called probate plus and in probate, plus we add a step to that and it sends it off into other automation to go in and pull the data.
- 44:54That's there to determine if indeed Sally Beth Smith of 1 23 Elm street owned any property.
- 45:01And just because there's a probate doesn't necessarily mean that there is property.
- 45:05In most cases, over 60% of them, there is property owned because most states have thresholds for probate that requires certain dollar amount, or you don't have to go through a formal probate hearing.
- 45:17So typically there is a property, but then we go find that property not only in, in your local market, but anywhere in the United States.
- 45:25And you mentioned, I think you're in Florida.
- 45:27Florida is one of the most prevalent markets for having property that is local and also a property where they came from because we have such a high snowbird population here in the floor.
- 45:38Folks come down here, they buy a condo in Sarasota and they still own their property in New York or their property in Cleveland.
- 45:47So we go find that we'll also find their other vacation homes or wherever they have property, so that when you're talking to the customer, you have as much information as you can.
- 45:57So those are the multiple steps that we go through.
- 46:00We know that we I will say this.
- 46:03It sounds like we're bragging.
- 46:04I don't mean it that way, but we do a better job of anybody in the world in this area.
- 46:08We really bend over backwards to make sure we give you the most accurate and actionable information that we can to make sure you can contact your customers and be successful.
- 46:17That's why we've been doing this for eight years.
- 46:19Does that answer your question?
- 46:20It did.
- 46:21It did.
- 46:21Give me a good overview.
- 46:22Do you also have a referral system?
- 46:25Yes, we do.
- 46:26We're actually working on this.
- 46:27One of the have, even if you've been on the whole call, Jim mentioned that, we take a while to get things done and we really try to make sure.
- 46:34It's as flawless as it can be before it goes out.
- 46:36We're trying to do exactly that in particular, based on what I just said, that if you find someone, for example, in your local marketplace and you also see that they own something in Scottsdale, Arizona, you need to have a realtor partner out there, or an investor partner out there who can also pick that up out there and run with it and you can get paid.
- 46:56So we are working on that program, but if you find somebody.
- 47:00And in a lead that we've furnished you and they are in a different marketplace.
- 47:04If you'll let us know right now, we'll get you paired up with somebody in a different marketplace that you're looking for and we'll help you find that person.
- 47:11We're going to formalize that with an online program soon, but we certainly have helped people through the years, many times find a partner to work with.
- 47:18Okay.
- 47:19That's good to know.
- 47:20All right, thank you for letting me jump on the call.
- 47:22All right.
- 47:23We'll get right back with.
- 47:24You got it.
- 47:25Guys another great call.
- 47:27I, I always end the calls the same way I want to sincerely thank each.
- 47:31And every one of you for being here today, I want to particularly thank the half a dozen or so of you that actively participated.
- 47:38I want to challenge each of you take one idea and we certainly had some good ones on this call that you heard today that really inspires you to go out and put it into practice.
- 47:47And please come back next Thursday and share your results with the group.
- 47:51Have a great week, guys.
- 47:52We will talk to you.
- 47:53Same time.
- 47:54Next Thursday.
- 47:55Take care of everybody.
