- 0:27momentum, you don't know where to really head
- 0:30from here? Are you a seasoned real estate investor
- 0:33who is doing great, but maybe you just want to
- 0:35hone a few skills here and there? This is the
- 0:38place for you. The Academy Presents Real Estate
- 0:41Investing Rocks podcast will connect you with
- 0:44industry experts so that you can save time, avoid
- 0:48costly mistakes, and begin living the life you've
- 0:52dreamed of all through real estate investing.
- 0:56You're already taking the first step. Just by
- 1:00joining us here today. So I'm betting you don't
- 1:04have one system. You probably have like a bazillion
- 1:06systems. And you got a bazillion more from all
- 1:09the people you've talked to. Absolutely. How
- 1:13do you how do you make that leap? So part of
- 1:17the question is the budget, right? Because if
- 1:21I told you that I was the one that was behind
- 1:24the automations that I created the newsletter
- 1:26that I was the one that walked people through
- 1:29syndication pro, that I was the one that was
- 1:32doing the social media marketing, that I was
- 1:34also running my own podcast, doing the audio
- 1:38editing, doing the video editing. At some point,
- 1:42there's too much on your plate, right? So you
- 1:45got to find some people that can help you with
- 1:48these things. So we have somebody that's a director
- 1:51of marketing. We have another person that helps
- 1:54with social media, another person that kind of
- 1:57creates the automations in our active campaign
- 1:59back office. We got another person that does
- 2:03the investor relations and the management of
- 2:06the investors once they come through and gets
- 2:08them to show their accreditation status and walks
- 2:11into your syndication pro. And I just don't have
- 2:13the time or bandwidth to do all of these things.
- 2:15So How do you scale to the point is you got to
- 2:18find some people that hopefully can survive for
- 2:21a couple of years as you're building your business
- 2:23with the end objective to make money as you take
- 2:26down a couple of syndications or bill to rents
- 2:28or whatever it is that you're doing. But as a
- 2:32lot of people in the world know that are real
- 2:35estate professionals in a variety of capacities,
- 2:38sometimes when you're in real estate, you might
- 2:39not see a paycheck for six months or longer.
- 2:42And like, how do you survive in that time space,
- 2:45right? And like, how do you pay people to work
- 2:48for you? Well, you got to find a couple of partners
- 2:50that are also willing to kind of do their portion,
- 2:54right? So like, I pay for everything that the
- 2:56Capital Razor Show does, and I don't expect my
- 2:59partners at Legacy to pay for that. But even
- 3:01though, like the people that are coming in from...
- 3:04my podcast, they're becoming capital raisers
- 3:07for our business. So it kind of all balances
- 3:09out and we try and keep each other afloat and
- 3:12give each other positive reaffirmation that they're
- 3:16in the right place because it is scary. It's
- 3:19very challenging, especially if you're married
- 3:21and there's bills to be paid and you've got a
- 3:24mortgage, a car, utilities and everything else.
- 3:27Like, geez, how am I supposed to do this thing?
- 3:29And that's where it becomes a little bit tricky
- 3:32to scale your business because you're so focused
- 3:35on trying to survive that it's hard to build
- 3:39out these systems and bring other people and
- 3:42find them. But one of the ways that you can possibly
- 3:44do that is by expanding your reach. So I love
- 3:48this kind of thing that Hunter Thompson teaches
- 3:51because he says a lot of people in the capital
- 3:53raising space, they're very focused on trying
- 3:56to change their ratio from 10 % to 20 % closing
- 4:00so that if I talk to 10 people, instead of one
- 4:04person investing in the syndication, two people
- 4:06will. And what Hunter Thompson says is really
- 4:09the focus should be on how do I get in front
- 4:12of 10 ,000 people? Because then you don't have
- 4:15to change your process. You just have to get
- 4:18in front of more people. And you have to find
- 4:21a platform to do that, whether it's a meetup,
- 4:23like you have a conference, that's an amazing,
- 4:25amazing platform. I'm sure it's a ton of work
- 4:28too, but this is what's going to get you in front
- 4:30of more and more people, right? So podcast releases,
- 4:34going and starting your own show, possibly having
- 4:37ongoing newsletters and consistent ongoing communication
- 4:41with your people. These are all some of the tools
- 4:43that you need to implement. So for the aspiring
- 4:46capital raiser out there, like take a breath.
- 4:50Hang out with some people that are already good
- 4:52at what you're doing and try and ride their coattails
- 4:55as you survive in your process of scaling That's
- 4:59like the best advice that I can do Wow. Yeah,
- 5:02absolutely so you got your network and You both
- 5:07you've got your avatar. You've got your network
- 5:10What kind of conversations do you suggest like?
- 5:14How do you start that money conversation? Without
- 5:17without making them run off Well, it depends
- 5:21on how you position yourself. If you're chasing
- 5:24them, it's a different conversation than if they're
- 5:26chasing you. Or if they're, you know, like, so
- 5:29my best way to talk to people is exactly what
- 5:33you do at Brian brisco's meetup, right? Hey,
- 5:36where are you at on your multifamily journey?
- 5:38Oh, you know, like I just took down a deal. And
- 5:40then before you know it, they're all excited
- 5:42about the fact that they're investing and they're
- 5:46feel like they're being listened to. So that's
- 5:48always my first question to anybody that gets
- 5:50on my calendar. Hey, you know, thanks for your
- 5:52time today. Like where are you on your multifamily
- 5:54investing journey? And then that leads into so
- 5:57many different things, but it's never about like,
- 6:00let me sell you bill to rent or let me sell you
- 6:02on our existing deal or some future deal. It's
- 6:05like, who are you? Like, what are you trying
- 6:07to accomplish? And you know, is there anything
- 6:10I'm always looking for? Is there anything that
- 6:12I can relate with them? you know are they snowboarders
- 6:15are they do they like meditation do they like
- 6:18thinking grow rich do they like reading do they
- 6:20like podcasting do they like any of the same
- 6:22things that i like you know if they've started
- 6:25a family i want to start a family how did you
- 6:29you know hook that up and create a family because
- 6:31i want to have babies and i still don't you know
- 6:34like tell me about that and they feel like they're
- 6:36being listened to but the main objective is just
- 6:38to make friends and never sell anything So that's
- 6:42what I try and do and just try and make genuine
- 6:45friendships with people. And some people, if
- 6:47they like you, they'll ask for more details about
- 6:50what you do. And if you get in front of enough
- 6:53people, they'll kind of self -select. You know,
- 6:56I've been watching you and your content. For
- 6:59the last couple years, I think I want to explore
- 7:01a little bit further doing business with you.
- 7:03You seem to know what you're doing. You seem
- 7:05to have some good partners that are also very
- 7:07good at what they're doing. I like your content.
- 7:09Let's talk about this. Can we raise capital for
- 7:11you or inject some capital into your business?
- 7:14What does this look like? How do I get paid for
- 7:17doing this? What's the timeframe? Tell me about
- 7:19your deals. And then they start becoming curious
- 7:21and they ask all the questions that they want
- 7:23to have the answers to. It's not you just kind
- 7:26of selling. whatever it is that you want to sell,
- 7:29people start asking you and you kind of prime
- 7:31them. You're like, Hey, you know, this is what
- 7:34we're doing. We're in Louisiana. Oh, well, why
- 7:37are you there? Not doing it. Don't you live in
- 7:39Phoenix? How come you're not doing built to rent
- 7:41Phoenix? That's a fantastic question. Well, because
- 7:43it's a major pain in the butt to do built rent
- 7:46here and the red tape is enormous, right? It's
- 7:49like three years. And, you know, my objective
- 7:52is to get the investor their capital back as
- 7:54fast as possible. And in certain markets, like
- 7:56in Louisiana and Alabama, we can do that. So
- 7:59that's why it's a great question and kind of
- 8:00just have a regular conversation like that. Hey
- 8:06guys, it's Angel. In case you didn't know, I
- 8:09put on a three -day virtual summit twice a year.
- 8:12It's the Real Estate Investing Rocks Summit,
- 8:14and I've been hosting it since March of 2020.
- 8:17The next one, number 11, is March 25th, 26th,
- 8:21and 27th. Three full days, no cost to you. My
- 8:25friend Sandy is speaking, and she's supported
- 8:27me at every single summit since I started. Joe
- 8:30Fairless, Kathy Fedke, a Tony Award winner, another
- 8:34friend who's raised literal millions from people
- 8:37met on LinkedIn, and the list goes on. You have
- 8:40to join our Mighty Networks community to gain
- 8:42access. And that link, it's in the show notes.
- 8:49Wow. No, that's great. Some other stuff that
- 8:53you covered, you talk about like keeping your
- 8:55investors warm. I think that that is incredibly
- 8:59important, especially right now, because I'm
- 9:02hearing from people all the time that people
- 9:04that invest with them, deal after deal after
- 9:06deal, are pulling back a little bit. You know,
- 9:09they're giving them a little bit of the cold
- 9:10shoulder or they're ghosting them completely.
- 9:13How do you, how do you like hedge against that?
- 9:15How do you keep those investors warm? So there's
- 9:18a lot of fear. going on and one of the questions
- 9:22that pertains to this is like how do you project
- 9:25yourself as a confident human being that stays
- 9:28successful in times of hardship during times
- 9:31of COVID? Do you disappear when something funky
- 9:34happens on the property and like you know the
- 9:37roof kind of caves in and almost damages some
- 9:40people's property like And maybe that affects
- 9:43the cash flow one month or the next. Are you
- 9:46communicating all this stuff? Are you presenting
- 9:48yourself in such a way where you have access
- 9:51to pick up the phone and call the sponsor at
- 9:53all times or communicate with somebody? I think
- 9:56this is part of the communication that's required
- 10:00to keep investors warm. Are they getting a newsletter
- 10:03from you? Are they hearing you on podcasts? Are
- 10:06they receiving investor updates? All of these
- 10:09things is what you do to keep investors warm.
- 10:12and you don't want to disappear in times of hardship.
- 10:16And right now it is a time because people are
- 10:18freaking out about the gas prices, although they've
- 10:20been starting to come down a little bit. They're
- 10:22still paying more for stuff than they did a couple
- 10:25of years ago and that's freaking them out. So
- 10:27people are kind of like hesitant to invest in
- 10:30things. They want to see what the market is going
- 10:32to do. Not only that, but the price of lending
- 10:37has increase significantly, right? So like it
- 10:41used to be earlier this year, three and a quarter
- 10:43percent for a 30 year mortgage. And now it's
- 10:46like 5 .75 % or something similar to that. And
- 10:49when you're taking down multifamily value add
- 10:51properties or some other nuanced niche multifamily
- 10:55kind of asset, whether that's a class or heavy
- 10:58lift or student housing or senior living or whatever
- 11:01niche it is. Like, can you still make the property
- 11:04pencil and what's going to happen in the future?
- 11:07And are you going to be willing to do bridge
- 11:09debts still? Or, you know, are you going to try
- 11:12and get Fannie Freddie financing or agency debt
- 11:14now? you know and you'll be stuck with the deal
- 11:17without you know you'll have prepayment penalties
- 11:19and you don't know what's going to happen in
- 11:21a few years so there's all these questions that
- 11:23are people that are making people very nervous.
- 11:26All while this is happening, you know, the prices
- 11:29of housing is increasing because the prices of
- 11:32mortgages are increasing. So the prices of people
- 11:35that don't necessarily want to buy a house right
- 11:38now, they're kind of moving into rent, which
- 11:41is great for multifamily, great for built to
- 11:43rent, because there's such a demand for housing
- 11:46and the price keeps going up. There's going to
- 11:48be constantly people that are wanting to stay
- 11:50in your apartment buildings and or houses that
- 11:53you're building or anything else. that you're
- 11:55kind of providing for the general public, especially
- 11:58in the workforce housing department. So how do
- 12:02you keep investors warm in between deals? You
- 12:05stay present. You confidently communicate that
- 12:08you are a leader, the person that they should
- 12:10be following in these times. And then you don't
- 12:14disappear. And you stay consistent during these
- 12:17times. And you continue to show them why it makes
- 12:20sense for them to invest with you. by continuing
- 12:24to take down properties even without their capital.
- 12:27So that's kind of one of the things that creates
- 12:30more people to return invest because they have
- 12:33this fear of missing out. I remember back in
- 12:36the early days, you would have an investor flying
- 12:39to town to look at a fourplex and they'd be like,
- 12:42oh, well, I don't know you very well yet. And
- 12:45we'd tell them, hey, we're going to take this
- 12:46thing down anyways. and then sure enough we would
- 12:49and they would see us perform and purchase these
- 12:51properties and then and then we'd go back to
- 12:54them and be like look man this is the astronomical
- 12:56casual that you just missed out on. And they're
- 12:59like, oh man, I can't miss the next one. Let
- 13:02me know when the next one comes. And then sure
- 13:04enough, that's how you would get them to invest.
- 13:06So by continuing to perform, by continuing to
- 13:09communicate throughout these periods of time
- 13:12when investing gets a little bit harder, that
- 13:14improves the investor confidence from limited
- 13:17partners to the point where they're like, man,
- 13:20why am I not buying real estate? Just because
- 13:22everybody else is scared doesn't mean that I
- 13:23should be. Doesn't Warren Buffett say like when
- 13:27When everybody's afraid, that's exactly when
- 13:29you should be investing. So they'll kind of figure
- 13:32it out on themselves as long as they see that
- 13:34you're consistently doing business and operating
- 13:38from ethical perspectives and showing up and
- 13:42taking down deals. They'll eventually come back
- 13:44to you because at the end of the day, one of
- 13:46the biggest mistakes you could make if you like
- 13:48real estate is not to buy enough. And then the
- 13:52second mistake is to sell too soon. And when
- 13:55people see that they're like, dang, I should
- 13:57have, I remember when COVID was here and I didn't
- 14:00invest and everybody else crushed it. I don't
- 14:03want to make the same mistake. And then they'll
- 14:05come and invest with you. And in some cases,
- 14:07hopefully if they're, if they have enough investor
- 14:10confidence in you. Wow. That's, there's a lot
- 14:15of stuff you just dropped there. Yeah, I mean
- 14:17it's fun to unpack it all too, right? So this
- 14:20is what we have the show for. We can dive into
- 14:22all these different kind of categories and I
- 14:25get to pick like the greatest indicators mines
- 14:27all day long and then for the most part there's
- 14:30nothing really for sale. I mean I do a little
- 14:31bit of promotion of my sponsors but like we're
- 14:34not pitching deals on there. We're just kind
- 14:36of helping the capital racer out there that wants
- 14:38to scale. So I recommend if you are interested
- 14:43in learning about capital raising, like come
- 14:45get some free information on the capital raiser
- 14:47show or go through, you know, whoever your favorite
- 14:50podcaster is, and then select the capital raising
- 14:53episodes there, which is also a great avenue
- 14:56for learning about this. And for some people,
- 14:59they don't want to do anything other than raise
- 15:02capital. And I'm kind of one of those people
- 15:04where I don't want to be in charge of like the
- 15:07acquisitions anymore. Back in the fourplex days,
- 15:09that was kind of cool, but I can't, you know,
- 15:12it actually terrifies me. Like, how am I going
- 15:15to compete with Zach Captainstall and Phoenix
- 15:17and take down a property at the same level that
- 15:19he does? And he's got 150 employees. Like, how
- 15:23am I going to manage it as good as he does? So
- 15:25I just stay in my lane. Hey, let's just focus
- 15:27on making friends. Uh, finding capital raisers
- 15:30and niche down into something that we're really
- 15:32good at, that we're confident at, which is buying
- 15:35and acquiring land and subdividing it and putting
- 15:38in infrastructure and building houses and selling
- 15:41the entire subdivision off to an institution.
- 15:44There's not a lot of people in the world that
- 15:45can do that. So if we're good at that, that makes
- 15:48life easier. We don't have to compete with that
- 15:50cap install. We can do our own things, stay in
- 15:53our own lane, kind of create our own brand. And
- 15:56that it makes it life a lot more. comfortable
- 15:58for me, right? Yeah. But I will say like the
- 16:01idea of, of getting smaller to get bigger, that
- 16:07is incredibly counterintuitive. I haven't really
- 16:11thought about it that way. Getting smaller. So
- 16:14sub niche down, I guess could be perceived as
- 16:17getting smaller. But what we're doing is we're
- 16:19creating expertise in an area that a lot of people
- 16:22are not experts at in order. to be able to differentiate
- 16:26ourselves from people and the built rent stuff
- 16:29it's growing pretty quickly right so we have
- 16:32one project that's 100 units another one that's
- 16:35154 that's being engineered and then we're going
- 16:38to build another 220 and then another 240 and
- 16:41like within 18 months we'll be at 675 units and
- 16:45have this amazing momentum play to keep growing
- 16:48and who knows maybe we can get to a thousand
- 16:51units that we've built in the next three years
- 16:53but that's something that we can do by subnitching
- 16:56down into a specific area of expertise and a
- 16:59reason why a lot of people are leaving the value
- 17:01add space because it's getting harder to make
- 17:03deals pencil. So they're kind of meandering into
- 17:06assisted living and senior housing and heavy
- 17:09lift or development, whether that's built to
- 17:12rent or vertical development of like three or
- 17:14four story apartment buildings, you know, like
- 17:18people are trying to find some way that they
- 17:20can make their investors enough money to stay
- 17:23in business throughout, you know, like anything
- 17:26that's happening right now. And it is with this
- 17:28lending environment getting harder and harder.
- 17:30I've been hearing it quite a bit to make things
- 17:33pencil, but on the owner operation side of it,
- 17:38people will always need a place to live. And
- 17:42I think I just saw on CoStar that there's a shortage
- 17:45of 4 .3 million apartments right now. And I don't
- 17:48even know what the number is for houses that
- 17:50are short, but I know that there's not enough
- 17:52houses either. So, you know, find a way to get
- 17:56in the game and stay in it and don't stop buying.
- 17:59If you're on the sidelines right now, maybe,
- 18:01you know, be cognizant of what's going on, but
- 18:05don't let it paralyze you. Yeah, no, man. You've
- 18:10you've shared. So many just absolute golden nuggets.
- 18:15And that's fantastic. However many minutes like
- 18:17it has just flown by and I'm going to be sitting
- 18:20on this and thinking for a few hours because
- 18:22that was a lot. And I don't think people see
- 18:27all the moving parts and they're like, oh yeah,
- 18:30I'm going to raise capital. And there's so much
- 18:33more to it than that. I thought it was going
- 18:35to be easy. I was like, I know a ton of people.
- 18:38This is going to be easy. It's an entire world
- 18:40that you can go into so many little parts of
- 18:43just a capital raising. It's an entire universe.
- 18:46Yeah. But you know, just thank you for being
- 18:48here and thank you for sharing that massive knowledge
- 18:51with everybody that's attending and listening
- 18:54and that's going to listen in the future because
- 18:56this was huge. Like, I don't even know how else
- 18:59to explain it other than it was huge. Massive.
- 19:02Awesome. Lots. And it's really fun too. And it's
- 19:05an honor to be here. Thank you so much for inviting
- 19:07me. It's been a blast. Well thank you for saying
- 19:09yes and thank you for being willing to share
- 19:12everything or not even everything like this small
- 19:15little piece of everything you know because I
- 19:19feel like you know so much more. You are an expert
- 19:23in this particular part of it because that's
- 19:27what you do and that's what you committed to
- 19:28and kudos to you. Thank you. I appreciate that.
- 19:33That's awesome. So guys Stick around, there is
- 19:37so much more to come and there's so much more
- 19:39that's already happened and you absolutely want
- 19:41to be here and be a part of this and maybe you
- 19:44come and join us on the live side. But until
- 19:46then, I'll see you later. Thank you.
