- 0:00hey good everybody we're at the 15th of December and I wanna throw a shout out to a man of a thousand hats a man of 1000 hats man of 1000 hats that's on YouTube he gave me a correction I believe that it was from a very sincere place and talking about real estate when I was mentioning yesterday in a video talking about hiring somebody that's a lender but also a real estate agent to help you in purchasing real estate I said you might wanna throw caution to the wind so the correction came about when he replied to me about that particular phrase and maybe you knew this and I love it that at 55 I can still self correct I started to think about what he mentioned and that's right you're not really caring about being cautious so then he made a comment maybe I should say something like eyes wide open then the most recent and he's thinking about something basically cover your 6 would be how I would talk about it if I was still a cop but he says maybe something closer to watch your step and that's with everything in real estate whether you're coming to me or somebody else and they're offering you something as far as real estate or advice you shouldn't throw caution to the wind you should have your eyes wide open anything somebody tells you you should also verify in writing just to make sure that the record is clear so thank you very much man of 1,000 hats on YouTube and I do appreciate it let's talk about what's happening so overall Santa Clarita Valley as of today December 15th already halfway through the month or there about it's crazy how quickly time goes but right now all total we have 496 active listings across all the Santa Clarita Valley cities that's going to include single family residences condominies and town homes focusing on Acton and Agua Dulce one of the things that I will point out is that particular market in act and we have 30 active listings we have pricing from 499,000 as far as active to $1.2 billion average list price is just over a million dollars and an average time on market and act in is about 91 days that's important to note because Acton an Agua Dulce depending on the property you're gonna have longer days on market and we see I trend I've seen it since 1998 as you move further from Los Angeles it seems to take longer for properties to sell as long as those properties are purchased primarily for the reasons of being close to somebody that needs to go to Los Angeles frequently if they're in an entirely different market let's say Antelope Valley they work and live and have schools in Antelope Valley then it changes the dynamic but when people are interested in real estate that is focused on LA the further away you get from Los Angeles to that next large hub usually those properties do take longer to sell Agua Dulce is well 23 active listings total and those are ranging from $460,000 to $4 million little higher price point here average list price is 1.2 almost $1.3 million here in awkward they'll say homes are averaging 97 days on market and uh typically where you know plus 6 or 7 acres in Acton it just where the property is located Agua Dulce is gonna have larger lots as well 1 2 3 acre lots and in some cases larger than that so that's the attraction point of acting in Agua Dulce you're gonna be not very close to your neighbors so it's gonna have a much more country feel in addition and you're gonna have zony that's gonna allow for livestock horses and there's equestrian centers and everything else lots of hiking lots of open land people seem to like that so those are those attraction points for Acton and Agua Dulce you can find all that at Santa Clarita Openhouses com now besides what the gentleman on YouTube mentioned be safe watch out for yourselves there's also an Assembly Bill that was approved and it's gonna be taking effect January 1 and I did do a long video on this talking about buyer representation agreements it's mandatory now so if you're purchasing a residence you're gonna be using your agent your agent is gonna have you sign an agreement a few things to know about the agreement it's gonna establish a length of time now most of the agreements are gonna come from the California Association of Realtors if you're watching out for yourself and you're not one of those people that just signs whatever gets emailed to them look and see where the form is coming from if in fact it's different than coming from the California Association of Realtors don't freak out more than likely the particular brokerage or broker design their own form but it's gonna have a few key components it's gonna establish the length of your relationship with your agent and also it's going to establish what particular properties this agreement is going to apply to so let me talk about the first and then also of course what what it's going to cost you the first thing is talking the length of time 90 days is maximum as far as right now so if they're having you sign an agreement that's more than 90 days you might wanna ask for clarification and then when you do follow up with them if they say yes it's more than 90 days follow up with them an email asking if they could explain because it's your understanding that 90 days is the max then the next thing is looking at this what type of residence most of them are probably gonna cover everything as far as fits in the criteria that you're looking to purchase it's gonna be single family residences let's say it's gonna be located in a particular area let's say and maybe it's specifically going to be about houses that are located on a golf course or near the ocean or whatever you could have it mean a lot of different things but typically it's probably not gonna be too focused it's gonna be more open so basically all residential you're gonna have a relationship with this agent then the final caveat of this is going to be the what they're gonna charge you in most cases at least currently see that the sellers don't mind the sellers are still willing to pay the commission for the agent representing the buyers I still see this happening so usually that's where the commission comes from well at least now and it has historically as well but now if that commissions coming from the buyer again more negotiation can take place if you're seeing that they're charging you an exorbitant amount of money and you'll have to do your own math in your head to see what that might be if they're charging you that then you might want to follow up with them read the document and find what kind of value they're gonna give you for whatever they're gonna be charging in some cases they might fill the agreement out with hopes that the seller is going to reimburse them as far as that commission that you might be tasked in pain you wanna see what that number is because if now they're trying to gouge the seller and take a lot of extra money and you have another agent that's working with an agent that isn't after trying to pay all of his bills for an entire calendar year but is charging something that appears to be what a market rate might be and again that's gonna be very dependent on the market and house price maybe the seller would be more willing to accept that offer versus somebody that's trying to pay the Maserati payment the vacation payment and the spouses payment all that stuff so watch out for what you're being charged that'll be in writing you'll be able to see it on the document and then you'll be able to make follow UPS accordingly with that but that's a big new change coming this has been an Acton and Aqua Dulce real estate update at the beginning we did start a little bit about all over Santa Clarita Valley tomorrow I'm gonna be back with the Valencia update thank you very much to the man of many hats for reaching out and correcting me everybody have a fantastic day we will be back tomorrow I'm Connor with honor over and out if you're throwing caution to the wind news something to educate you about the process larger lots as well if you look at lots sizes in the form of commission
