- Nick: welcome back to the Investorsheb podcast. My name is Nick Beveridge. We are so glad you're here, Jeremy Kitchen. Good morning. Jeremy : Welcome back to the Investorshev podcast. My name is Nick Beveridge. We are so glad you're here. Jeremy, catching the more. We are so glad you're here. I thought you were gonna just go a different direction on that, but yeah, we are very glad you're here. We are. We're so glad you made it back. You guys made it back. Unless this is your first time here, and then by all means, welcome. Welcome to one of the most valuable episodes. You will get this entire Nick: I know are very glad you're here. We are. We're so glad you made it back. You guys made it back. Unless this is your first time here, and then by that all means welcome. Welcome to one of the most valuable episodes you will get this entire year. As they do progressively get better. Yeah, yeah, well of course. Yeah, I mean we just get better at talking, we get better at presenting the info. Hypothetically we get better at doing podcasts. Well it's not that the Jeremy : They do progressively get better. Yeah, yeah, well of course, yeah. I mean we just get better at talking, we get better at presenting the info. Hypothetically we get better at doing podcasts. Well it's not that it Nick: the topic is going to be groundbreaking. Okay. Jeremy : Okay. Absolutely groundbreaking. Groundbreaking for now because that's how these things go with you, right? Nick: Absolutely groundbreaking. Groundbreaking for now because that's how these things work. Until next week when something better comes along. And that's why you guys listen. Yeah. but this is it, guys. I'm I'm gonna give it to you straight. This is this is the Moneymaker show. Okay. Now we talk about real estate investing and AI quite a bit because that's what the show is. Right. Today we're gonna be talking about the infamous crock bot. Infamous. Does it already have this movie? Jeremy : Yeah. but this is it guys. I'm I'm gonna give it to you straight. This is this is the Moneymaker show. Okay. Now we talk about real estate investing and AI quite a bit. Because that's what the show is. Right. Today we're gonna be talking about the infamous crock bot. Infamous? Does it already have infamy? Nick: yes. Why don't I mean but I'm just saying things. Jeremy : yes. Why? Because I don't know what that means, but I'm just saying things. In infamy and like no notoriety are like two different things, but like What makes it infamous? Well, let me tell you this, Jeremy. Nick: What makes it infamous? Well, let me tell you this, Jeremy. a lot of people they doubted Grok until now. Okay. the hardcore coders, the hardcore AI users, they are all hands down. Anyone who's tried grokbot is like, this is this is it. This is the easiest way to incorporate AI agentic models in your business. Grokbot. Grokbot. Okay. It is an app. Okay. Jeremy : A lot of people they doubted Grok. Yeah. Until now. Okay. the hardcore coders, the hardcore AI users, they are all hands down. Anyone who's tried Grokbot is like, this is this is it. This is the easiest way to incorporate AI agentic models in your business. Grocbot. Grokbot. Okay. It is an app. Okay. that you simply download. You you can get it through either Nick: that you simply download you you can get it through either cursor cursor or super your supergrob ac account and as of yesterday you can now use it for just thirty bucks a month. before when I when I first heard of it a couple weeks ago, you needed either a supergrog heavy account or a cursor account, which was like a two hundred dollar account on cursor or the supergrok heavy Jeremy : Cursor cursor or super your supergrov ac account and as of yesterday you can now use it for just thirty bucks a month. before when I when I first heard of it a couple weeks ago, you needed either a super groc heavy account or a cursor account, which was like a two hundred dollar account on cursor or the supergroc heavy. Nick: was a three hundred dollar a month subscription to use it. And a lot of people are like, this is this is awesome. This is well worth it. Then last week they dropped it, the Grok came out with a new subscription. They're like, hey, we now have this in between in between $30 for a basic account and $300 for a very heavy usage account. Yeah. We've now got a happy medium for $99 a month. Here's our super grok plus account and it includes Grok butt. Okay. You can now use this. And that's why I decided, you know, I'm going to try it out. Jeremy : Yowie wowie, okay. And a lot of people were like, This is this is awesome. This is well worth it. Then last week they dropped it, the Grok came out with a new subscription. They're like, hey, we now have this in between in between thirty dollars for a basic account and three hundred dollars for a very heavy usage account. Yeah. We've now got a happy medium for ninety-nine bucks a month. Here's our super grok plus account, and it includes Grok Butt. Okay. You can now use this. Yeah. And that's why I decided, you know, I'm gonna try it out. Because I've already I already built my own. Nick: 'Cause I've already I already built my own AI operating system. I thought this might just be another layer of complication. Right. but I just kept hearing so many reviews on how easy it is and and just and but like what could it do differently? It was like what was my complications like what could what could it actually do differently? turns out quite a bit. Okay. so first off, if you guys don't know me and and what I've been talking about all year long, I've been talking about AI Jeremy : System, I thought this might just be another layer of complication. Right. but I just kept hearing so many reviews on how easy it is, and and just but like what could it do differently? It was like, what was my complication? Like, what can what can it actually do differently? turns out quite a bit. Okay. so first off, if you guys don't know me and and what I've been talking about all year long, I've been talking about AI models. Nick: Models until Jeremy's ears here's his ears I've seen bleed. I've I've actually seen his ears bleed and his eyes droop sideways. Like I can't believe I can't believe you like let him talk about AI that much. I'm good with it, man. Yeah. But don't worry, guys, I I'm buying a house today. I'm buying a flip property today, closing on it, so we'll get into that too. But what's more important Jeremy : until Jeremy's ears his ears I've seen bleed. I I've actually seen his ears bleed and his eyes droop. Joe Turner pulled me aside the other day and she's like, I can't believe you I can't believe you like let him talk about AI that much. I'm good with it, man. Yeah. But don't worry guys, I I'm buying a house today. we're good. Okay, We can talk about that too. Cool. But what's more important Nick: is Grogpot. Not to be cool. Jeremy : Yeah. Yeah, flips will be here for always, new Grocbot's the thing of right now. Not to be confused with a crockpot. Yeah. Which if you do voice to tags, it almost always shows crockpot. Right. I was gonna say, can I use Grockbot to manage my crockpot? yes, if it has Wi Fi abilities. Like if I wifi yeah, yeah. Absolutely. That's the crazy thing about this. Okay, let me tell you something, Jeremy. Mm-hmm. Nick: Not to be confused with a crockpot. Yeah. Which w which if you do voice to text, it almost always shows crockpot. Right. I was gonna say, can I use crockpot to manage my crock pot? y yes, if it has Wi Fi abilities. Yeah, yeah. Absolutely. That's the crazy thing about this. Okay, let me tell you something, Jeremy. When when I first got all crazy about AI when OpenCloud came out, and I'm like, I'm gonna stop what I'm doing with real estate pretty much and just learn. Jeremy : When when I first got all crazy about AI when OpenClaw came out, and I'm like, I'm gonna stop what I'm doing with real stuff pretty much. Life doesn't matter anymore, we're just doing this. Because what I heard back then was pretty much anything that Nick: Because what I heard back then was pretty much anything that a person can do on a computer, you can now get AI to do. and guess Jeremy : Guess Nick: what? That was a flat out fucking bullshit lie. Jeremy : Shit lie. Nick: and it took me a while to realize like th there's actually a lot of like human involvement still. There are some things that can be automated if you, you know, work sixty hours to get two minutes of automation done. Jeremy : Still there are some things that can be automated if you you know work sixty hours to get two minutes of automation done. Right. Nick: You know I But it compounds, it does compound, and it's like a serious investment. Like it for OpenClaw, it will on average, it will take somebody like 40 hours to get a get their OpenClaw bot up and running. Okay. and but with Grockbot, which a is a very similar thing. It's just a it's a cloud Jeremy : But but that compounds that two minutes, you know what I mean? It does compound. It's like a serious investment. Like it for open claw, it will on average it will take somebody like forty hours to get a get their open claw bot up and running. Okay. and but with GrockBot, which a is a very similar thing, it's just a it's a cloud Nick: bot that works off a subscription. You just download it and starts working. But there's like zero setup time. Okay. Wow. it just it just works. And that's that's the Jeremy : off a subscription you just download it and starts working but there's like zero setup time. Okay. Wow. it just it just works and that's that's the what everybody says like it just works because when you use these open source models like OpenClaw or Hermes there's a lot of stitching together. Right. they're free and you gotta just Nick: what everybody says, like it just works because when you use these open source models like OpenClaw or Hermes, there's a lot of stitching together. Right. they're free and you gotta just it's a melting pot of different apps and things that you have to kind of tie in together. You know what I mean? yeah. Yeah. And it and there's a lot of technical setup. Yeah. You know, you're dealing with the terminal and all that stuff, your own computer, you gotta host it somewhere. Yeah. Jeremy : You gotta get things to talk to each other, you know what I mean? yeah. Okay. And it and there's a lot of technical setup. Yeah. You know, you're dealing with the terminal and all that stuff, your own computer, you gotta host it somewhere. Yeah. that's a thing all on its own. Like, I need a little mini server. Yeah. And I've agreed. Everything you told me, I'm like, I don't have time to put this together. Like I I don't want to because I don't have time. If I had the time, possibly, but I don't, so I won't. That's the biggest difference. Yeah. Well, there's I guess there's two biggest big differences here. Nick: that's a thing all on its own. Like, I need a little s mini server. Yeah. And I've agreed everything you told me, I'm like, I have to put this together. Yes. Like I I don't want to because I don't have time. If I had the time, possibly, but I don't, so I won't. That's the biggest difference here. well there's I guess there's two biggest big differences here. You don't need to set up a V VPS or V N a a VPS. I think it's a VPS. That that's where you have like your own a VPN is like a private network, I believe. Yeah. Jeremy : You don't need to set up a V VPS or VPN? A a VPS. I think it's a VPS. That that's where you have like your own a VPN is like a private network. Right, right. Yeah. VPS is like where you're renting a computer online. Got it, okay. so you don't need to set up anything like that. You don't need to have a Mac Mini. you just need to have an iPhone or a Mac or whatever. Sure. Eventually they'll come out that they're coming out with an Android app too. Yeah. but you just Nick: VPS is like where you rented a computer online. Got it. Okay. so you don't need to set up anything like that. You don't need to have a Mac Mini. you just need to have an iPhone or a Mac or whatever. Eventually they'll come out that they're coming out with an Android app too. Yeah. but you just you download it and your Grocks right there. We can we can later in the show I can show you on screen share what mine looks like. Yeah. Jeremy : You download it and your Grocks right there. We can we can later in the show I can show you on screen share what the thing looks like. Yeah. and here's the thing that it comes with though. It comes with its own computer. Okay. Like its own visual computer that you can just pop up and see. And you can see it's a Chrome. So like a virtual desktop inside your computer. Cool, cool. And it is so easy. You just it's like having an employee. Cool. And it just says, Well, what do want me to do? well I want you to Nick: And here's the thing that it comes with though. It comes with its own computer. Okay. Like its own visual computer that you can just pop up and see. And you can see there's a Chrome browser. It's a virtual desktop inside your computer. It's a virtual desktop. And it is so easy. You just it's like having an employee. Cool. And it just says, Well, what you want me to do? well, I want you to Jeremy : I immediately it will say I have all these connector tools and you can just connect your Gmail. You can connect your Google Calendar, your emails, you can connect your Canva account, whatever whatever Nick: it immediately it will say I have all these connector tools and you can just connect your Gmail. You can connect your Google Calendar, your emails, you can connect your Canva account, whatever, whatever Jeremy : other accounts that you have out there that are connectable just for you to do your work, there's there's probably a connector for it. There's a connector for QuickBooks and all kinds of random stuff that you can just connect to it. Awesome. Okay. you don't have to go rebuild all this stuff from scratch like I did. Like you have a multiple times over now. Nick: Other accounts that you have out there that are connectable just for you to do your work. There's there's probably a connector for it. There's a connector for QuickBooks and all kinds of random stuff that you can just connect to it. Awesome. Okay. you don't have to go rebuild all this stuff from scratch like I did. But you have multiple times over now. but mine works for me and I really like it. I actually have my GrokBot communicating with my OS system with my Nick bot. Okay. So I have a Nick bot which is controls my Jeremy : Yeah. actually have my Grok bot communicating with my OS system with my NIC bot. Okay. So I have a NIC bot which is controls my AI operating system that I built everything from scratch. And I what I mean by that is I built out my C R my Nick: AI operating system that I built everything from scratch. And I and what I mean by that is I built out my CRM, my all my my properties, my finances. it I I do I basically replicated a QuickBooks within this thing. Your Nick books. Yeah, my NickBooks. can there's there's basically a dashboard for everything that I do and I don't need other apps connected to it because it was all kind of built from scratch and I can do my work from there. Jeremy : Is it I I do I basically replicated a QuickBooks within this thing. Your Nickbooks. Yeah, my Nickbooks. there's there's basically a dashboard for everything that I do, and I don't need other apps connected to it because it was all kind of built from scratch. Right. You built this whole thing from the foundation. Is my Google account and my iPhone. Nick: The only thing that's actually connected to that thing is my Google account and my iPhone. Okay. So that it can read my emails and it can reply to stuff. It can read my text messages and reply to stuff. DrockBot could do most of those things. It can't really go through your phone yet. Okay. You have to set it up differently. but there's it's enough to help you out. Okay. have I lost yet? No. You have any questions? No. Jeremy : Okay. So that it can read my emails and it can reply to stuff. It can read my text messages and reply to stuff. DrockBot could do most of those things. It can't really go through your phone yet. Okay. You have to set it up differently. but there's it's enough to help you out. Okay. have I lost you at no. You have any questions? No. no questions yet. I just know like you were very I don't I want to say how excited you were about this. Nick was on vacation last week and he texted me on his vacation, he's like, dude Nick: no questions yet. I just know like you were very I don't I want to say how excited you were about this. Nick was on vacation last week and he texted me on his vacation. He's like, dude, grogbot. Dude, grogbot. That's probably all I said, huh? Like this could fix everything for you. I'm like, I'm listening. Yeah. Like even on Yeah. And for a little bit of context out there, so Jeremy's Jeremy : Grogbot. Basically you're like, this could fix everything for you and I'm like, I'm listening. But like even on vacation you're just like you're finding new intuitive ways to get better fetter spectacles. Nick: you run a media company. you're a one man show. you go out and you take photos, you do videos for real estate agents, and you're a very busy guy. and you do it all. You do the you coordinate the editing, you coordinate you you coordinate a lot with other people too, like vendors that you work with, but it still requires a lot of your own clicking attention. I agree, yes. the reason why I was like dude Grockbot is because I immediately when I started working with it and I and I was training it how to do things, I'm like Jeremy : for real estate agents and you're a very busy guy. Yeah. And you do it all. You do the you coordinate the editing, you coordinate you you coordinate a lot with other people too, like vendors that you work with. But it still requires a lot of your own clicking attention. I would agree, yes. the reason why I was like dude Grockbot is because I immediately when I started working with it and I and I was training it how to do things, I'm like, this is this is for Jeremy. Okay. You don't have to create your own Nick: This is this is for Jeremy. Okay. You don't have to create your own view shoot or anything like that. You can just log into View Shoot on its computer and just train it how to do stuff real easily. Okay. you there's just a button that you click and then you start doing actions of whatever your workflow's like. and it will record you doing actions on its computer virtually. Very simply, just it's just a Google Chrome window. Jeremy : View shoot or anything like that, you can just log into View Shoot on its computer and just train it how to do stuff real easily. Okay. you there's just a button that you click and then you start doing actions of whatever your workflow is like and it will record you doing actions on its computer virtually. Very simply, just it's just a Google Chrome window. Sure. and then you hit stop and then and then it will it will Nick: and then you hit stop and then and then it will it will watch back what you did and it'll just kind of confirm, okay. So you did this, this, this, this, the is that a workflow b for what? Blah blah. Yeah. Okay. All right, got it. so that's how it's just like training an employee. Okay. You might sit there with an employee and show them a how to click around on your computer. okay, if an invoice comes in like this, you do this, blah, blah, blah, blah. You know what I mean by that? Sure. Like whatever tools you're using, you do a lot online, right? Yeah. Jeremy : watch back what you did and it'll just kind of confirm okay, so you did this, this, this, this, that is that a workflow b for what? Blah blah. Yeah. Okay. All right, got it. so that's how we it's just like training an employee. Okay. You might sit there with an employee and show them a how to click around on your computer. okay if an invoice comes in like this, you do this, blah, blah, blah, blah. Yeah. You know what I mean by that? Sure. Like whatever tools you're using, you do a lot online, right? Yeah. Nick: So you don't need to create anything new. Okay. You can just now have Grokba and show Grokbot how to use the stuff that you're using. Interesting. Okay. Does that make sense? Because before it was you could rebuild all this stuff and have an agent do it. now it's just go ahead and use whatever you're using, but just teach an agentic bot how to do everything for you. Okay. on its own computer. Yeah. And just logged in as you wherever or logged in on its own. Jeremy : So you don't need to create anything new. Okay. You can just now have Grokbot and show GrokBot how to use the stuff that you're using. Interesting. Okay. Does that make sense? I mean too enough enough, yeah. You could rebuild all this stuff and you can do it from scratch. now it's just go ahead and use whatever you're using, but just teach an agentic bot how to do everything for you. Okay. on its own computer. Yeah. And just logged in as you wherever. Or logged in on its own or Nick: w w however you want to do it. It's very flexible. Okay. And that's that's the thing, is that there's really no hard stops of like things that it can't do. and yeah, so I'm just I cannot think of anything else to talk about on today's episode other than I'm buying a flip today. Yeah. Blah blah blah. Who cares? You guys have heard me talk about that. I wanna talk about it later. I kinda do. But this is a such an Jeremy : however you want to do it. It's very flexible. Okay. And that's that's the thing, is that there's really no hard stops of like things that it can't do. Mm-hmm. and yeah. So I'm just I cannot think of anything else to talk about on today's episode other than I'm buying a flip today. Yeah. Blah blah blah. Who cares? You guys have heard me talk about that. I wanna talk about it later, but I I kinda do. But this is a such an Nick: this solves Jeremy : This solves the complexity issue that we've been having this this whole year when it comes to AI. AI's amazing, it could do all these things for you. However, complex. It's very complex. You have to get in the weeds. You have to like take some time to Nick: the complexity issue that we've been having this this whole year when it comes to AI. AI's amazing. It can do all these things for you. However, complex. It's very complex. You have to get in the weeds. You have to like take some time to l like block off your calendar to learn something. Yeah. You don't have to learn anything anymore with Grock Bye. You just have to teach it. Just like a regular employee. And and it's smart enough to pick a lot of its a lot of stuff up on its own. Sure. Just by studying like your Jeremy : something. Yeah. You don't have to learn anything anymore with Grockbite. You just have to teach it. Just like a regular employee. And and it's smart enough to pick a lot of it's a lot of stuff up on its own. Sure. Just by studying like your emails and stuff like that or whatever. Sure. On your business. Hey, look at my website, look at this. It can build your own way. It can still do all the coding things for you too. Okay, cool. That's a cool thing. Yeah. It can build it can work with all all the stuff on a regular basis and then be like Nick: emails and stuff like that or whatever on your business. Hey, look at my website, look at this. It can build your own way. It can still do all the coding things for you too. Okay, cool. That's the cool thing. Yeah. It can build it can work with all all the stuff on a regular basis and then be like, do you want me to build all this for you? I could just do that too. So that's another cool thing too. You don't just have this genius employee that can figure stuff out. This geni this employee could also just build whatever you want too. Cool. Okay. and just make it very simple. And it can host things from its own computer. Jeremy : Yeah, you only do it better. So that's another cool thing. You don't just have this genius employee that can figure stuff out. This geni this employee could also just build whatever you want to. Cool. Okay. and just make it very simple. And it can host things from its own computer. Okay. Does that make sense? Yeah. So you don't have to have your own live Mac Mini sitting there just on all the time and worrying about the power of the internet. Yeah, yeah. You know what I mean by that? Yeah. Yeah. Okay. Very cool. anyway. Nick: Does that make sense? Yeah. So you don't have to have your own live Mac Mini sitting there just on all the time and worrying about the power internet. Yeah, yeah. You know what I mean by that? Yeah. Yeah. Okay, very cool. anyway, you think you might try finally? Because I think you have a a Grox subscription, don't you? I don't have a Grox subscription yet. I've I've been the free one's been doing okay for me. I've got my my my chat GPT trained up really well for what I need it to do. Jeremy : You think you might try it finally? Because I think you have a I wanna see it. I wanna see you you talked, I don't have a Grox subscription yet. I've I've been the free one's been doing okay for me. I've got my my my chat GPT trained up really well for what I need it to do. Uh-huh. Nick: Mostly what I needed to do is like, hey, this photo has a lot of clutter in it. Per recrees instructions, you know that I'm a real estate photographer. don't edit anything, don't don't change the structural integrity of the photo. Jeremy : Mostly what I need it to do is like, hey, this photo has a lot of clutter in it. Per our previous instructions, you that I'm a real estate photographer. don't edit anything, don't don't change the structural integrity of the photo. Nick: Keep all elements the same, just remove the clutter. Or just do this. Like it it knows that I'm not Jeremy : keep all elements the same, just remove the clutter or just do this. Like it it knows that I'm not a drafter now. Yeah. And it knows that like hey the MLS guidelines need this to look like like a legit thing. So all the elements need to look don't change any elements other than th the one thing I'm asking you. You know what I mean? Yeah. Anyway, that's all super trained up and that's usually what I use it for, just little shit like that. Okay. That makes sense? Yeah. here here's what this looks like. Okay. Nick: Drafter now. Yeah. And it knows that like, hey, the MLS guidelines need this to look like like a legit thing. So all the elements need to look don't change any elements other than th the one thing I'm asking you. You know what I mean? Yeah. Anyway, that's all super trained up and that's usually what I use it for, just little shit like that. Okay. That makes sense. Yeah. here here's what this looks like. Okay. Alright, so it's here's the app. It's called CrockBot. You've got all the agents that you want here. We can add many more. Mm-hmm. Jeremy : Alright, so it's here's the app. Twelve rock bot. You've got all the agents that you want here. We can add many more. I've got this one chief of staff agent that I talk to the most, and he can delegate whatever specialty thing to somebody else. Okay. now keep in mind I only set this up a few days ago, so I don't have a whole lot. Sure. But so far, I've got a trading bot. Nick: I've got this one chief of staff agent that I talk to the most and he can delegate whatever specialty thing to somebody else. Okay. now keep in mind I only set this up a few days ago, so I don't have a whole lot yet. But so far, I've got a trading bot. So I actually have about three times a day Jeremy : So I actually have about three times a day this thing is going on to three different accounts that it has access to. It's got five thousand dollars to play with in a Robin Hood account. Okay. Nick: This thing is going on to three different accounts that it has access to. It's got five thousand dollars to play with in a Robin Hood account. Okay. It's got it had about six six thousand something to play with in alpaca, which is another trading account for crypto and stocks. And then a Coinbase account with about twenty five hundred bucks in it or so. Cool. the cool thing was I set up a couple of those Jeremy : It's got it had about six six thousand something to play with in alpaca. Okay. Which is another trading account for crypto and stocks. And then a Coinbase account with about twenty five hundred bucks in it or so. Cool. the cool thing was I set up a couple of those for my old trading bot when I first got into this, but before I started using it in my real estate business, I wanted the first thing I was setting up with OpenClaw Nick: For my old trading bot when I first got into this, but before I started using in my real estate business, I wanted the first thing I was setting up with OpenClaw was I want to set up this trading bot, you know, and take over my stock trading daily. There's a button for like bring your agents in. Yep. I did that. Yeah. So I brought Grockpot and it has access through Jeremy : was I want to set up this trading bot, you know, take over my stock trading. But you can just have that intuitively in Robinhood now. You can just bring your agents in. There's a button for like bring your agents in. Yep. And I did that. Yeah. So I brought Grogpot and it has access through Nick: Robin Hood for Jeremy : Four. Nick: that I I just took five grand from the account and said, here's the agentic one. sent that up a couple days ago. and let's see, my phone's over there, so I probably won't grab it. But I'll I'll tell you this it it's got more than five thousand now. It's made a couple trades in the last few days. it's got I think like fifty two hundred bucks or so. So it's made a couple hundred bucks already. Yeah. keep in mind Grokbot Jeremy : And said here's the agentic one. Mm-hmm. set that up a couple days ago. and let's see my phone's over there so I probably won't grab it. But I'll I'll tell you this, it it's got more than five thousand now. Mm-hmm. It's made a couple trades in the last few days. it's got I think like fifty two hundred bucks or so. So it's made a couple hundred bucks. cool. Yeah, great. keep in mind Grockbot. Nick: is a hundred dollars a month. Jeremy : is a hundred dollars a month. So it's already paid for itself. Right, right. Just in that one account. Yeah. And it and it's and it's made money in the others already. Sure. so it it has full authority to just buy, sell whatever in those accounts, whatever it thinks it's is right. So you don't have to make any decisions, you just say like play telling it like this is yours to do whatever you want with it's your your job is to grow the account. Right. Rapidly. Yeah. Nick: So it's already paid for itself just in that one account. Yeah. And it and it's and it's made money in the others already too. so it it has full authority to just buy, sell whatever in those accounts, whatever it thinks it's is right. I I wanted to give it you any decisions you say like I kept telling it like this is yours to do whatever you want, what it's your your job is to grow the account. Right. Rapidly. Yeah. I want large returns. Jeremy : you do whatever you feel is necessary to do that. Do those things. I'm not gonna tell you what to buy. I'm not gonna tell you what to sell. you ha and I had to keep reminding that 'cause in one of the accounts it just it was just leaving money the the crypto there. Yeah. You can sell that crypto. I don't bought that with no logic in the past. and and I don't you know I don't have access to information and speed like you do. Right. So use you know your use it if you want to use it, yeah. Nick: You do whatever you feel is necessary to do that. Do those I'm not gonna tell you what to buy. I'm not gonna tell you what to sell. you ha and I had to keep reminding it because in one of the accounts it just it was just leaving money the the crypto there. I'm like you can sell that crypto if you want. I did I bought that with no logic in the past. and and I don't, you know, I don't have access to information and speed like you do. Right. So use, you know, your best judgment. your job is to grow the account, just do it. And it's like, all right, all right, all right. So it one of these bots is the trading bot. I've got one that is doing constant demos on this Jeremy : job is to grow the account, just do it. Okay. It's like alright, alright, alright. So it one of these bots is the training bottle. I've got one that is doing constant demos on this Nick: this platform that I made for our brokerage. And you can see I just pulled up its own computer. Yeah. And it's been working in this demo agent account and testing all the features. Cool. On the UI version. Now, this is what's unique about my my Nick bot. Jeremy : This platform that I made for our brokerage. And you can see I just pulled up its own computer. Yeah. And it's been working in this demo agent account and testing all the features. Cool. On the UI version. Now, this is what's unique about my my Nick bot Nick: But that I created my OS system, it would work the back end of everything and build it all out. Grokbot is looking it can go on the back end, but it it's mostly just browsing the front end and the user experience to make sure that there aren't any Jeremy : that I created my OS system. It would work the back end of everything and build it all out. Yeah. GrocBot is looking it can go on the back end, but it it's mostly just browsing the front end of the user experience to make sure that there aren't any. Nick: glitches or s failure points. So it's logging in and out of an agent account and my brokerage and my broker account to make sure like the file compliance stuff works and all that stuff. So it's going through every single feature and it's been doing that for a couple days. Jeremy : glitches, failure points. So it's logging in and out of an agent account and my brokerage and my broker account to make sure like the file compliance stuff works. Nice. And all that stuff. So it's going through every single feature and it's been doing that for a couple of days. Nick: And this Jeremy : and this Nick: random stuff popped up last night where it's like, hey, we can save you some gig sp space on your computers if you want us to do that. cool. I've got the school account is being managed now daily by by a bot. So the the mastermind is at now actually being, you know, automatically messed with the with the UI. So you can see this was one of the last things that it posted. Jeremy : stuff popped up last night where it's like, hey, we can save you some gigs space on your computers if you want us to do that. cool. I've got the school account is being managed now daily. Nice. By by a bot. Mm-hmm. So the the mastermind is a now actually being, you know, automatically that's cool. This was one of the last things that it posted. Nick: and it it always wants my approval before I send something and but I I have the option to just say, dude, just post whatever you want. But it it just for the first but for the first few days I do want I want to see it first before it goes out to make sure that it looks and sound lines like something I would do. Sure. and it's creating its own images too. Yeah, that's great. there's the book that I've been working on. Okay. And I basically had it rewrite the whole book, but Jeremy : And it it always wants my approval before I send something and but I I have the option to just say, dude, just post whatever you want. Just for the first but for the first few days I do want I want to see it first before it goes out to make sure that it looks and sounds like something I would do. Sure. and it's creating its own images too. Yeah, that's great. there's the book that I've been working on. Okay. And I basically had it rewrite the whole book, but make Nick: make a copy of the old one, but I wanna see I just want to see it written differently because it was getting too boring for me. Yeah. And I I want it better. Jeremy : But I wanna see I just wanna see it written differently 'cause it was getting too boring for me. Yeah. And I I want it better. Yeah. Nick: here's the podcast, which I did actually create a a Jeremy : Which I did actually create a a Nick: workable. Let me connect this computer here. So each one of these bots you'll see has like its own computer. Cool. But you can log into things Jeremy : So each one of these bots you'll see has like its own computer. Cool. But you can log into things. Riverside dot Fm. Fm That's for we record our podcast, by the way. Nick: side dot fm that's where we record our podcast button and you can hit the login button here And boom, we're logged in. Okay, cool. And if I wanted to teach it how to r how to edit something, so I can do this. I can go to teach a task and I'll just click on that and you'll see it's just starting to record automatically. So I'll go to my Jeremy : Hey, cool. And if I wanted to teach it how to r how to edit something, so I can do this. I can go to teach a task, uh-huh, and I'll just click on that and you'll see it's just starting to record automatically. Sure. So I'll go to my Nick: thing up here and I'll do new hosting. And then I'll go to projects. Okay. Jeremy : Okay. Nick: And then I'll click on this one. And actually what I'm gonna do later is the one that we're recording right now, I'm gonna show it how to edit that episode. cool. But you I would go through here, Jeremy : And actually what I'm gonna do later is the one that we're recording right now, I'm gonna show it how to edit that episode. cool. But you I would go through here Nick: probably click the edit button. Click off of this. Whatever. And then so I'm gonna probably Jeremy : And so I'll probably Nick: click right away here. Click on your media. videos make it knows like which files to grab or whatever and well it's seeing every it's it's gonna see everything I'm doing here. Jeremy : Well it's seeing ever it's it's gonna see everything I'm doing. Sure. Nick: had a little refresh moment here. Okay, so that was that was on Are you scared? Can everyone see this too right? Yeah, everyone can see this. And I'm gonna put my intro Jeremy : Are you screen sharing? Can everyone see this too, right? Yeah, okay. Nick: new p rap intro right here. actually it was already clicked on. Okay, anyway. I'm gonna exit out of this. Cool demo. Yeah, sorry. what makes this tough is there's actually not a video to edit right now until we finish this podcast because everything's been edited. But this is how I would show it how to do that. Sure. but instead of clicking off of it, I would I would just click the stop button. Sure. And then it would and then Jeremy : Cool demo. But what makes this tough is there's actually not a video to edit right now until we finish this podcast because everything's been edited. Yeah. But this is how I would show it. huh. How to do that. Sure. but instead of clicking off of it, I would I would just click the stop button. Sure. And then it would and then Nick: I would go back and forth with what just happened. And that would be a a new routine. But you see how it it's its own computer. Sure. And just like you were tea just like okay, Jeremy : just happened. Got it. That would be a a new routine. But you see how it it's its own computer. Sure. And just like you were te just like okay. Nick: so right now I'll just say discard this. Yeah, yeah. Okay. So so the recording's finished. Learn the task from it. So it's actually trying to like figure it out. Watching the demo now. Disregard this. Okay. Jeremy : Learn the task, yeah, yeah. Okay, so it says recording's finished, learn the task from it. So it's actually trying to like figure it out. Watching the demo now. Disregard this. Nick: Anyway, Jeremy : Anyway. Nick: I'll come back to it later when I actually have something to do. But I did show it earlier, and it knows how to take if we go back to our Jeremy : But I did show it earlier, and it knows how to take if we go back to Nick: list of projects here. Yeah. Jeremy : Yeah. Nick: It knows how to grab something that's been completed. Jeremy : It knows how to grab something that's been completed. Nick: like this one. Uh-huh. And I clicked on exports. And I can get this shareable link. Copy the link. And then Jeremy : This one and I clicked on exports and I can get this shareable link, copy the link, and then Nick: I can add a new thing here. And I can go to Opus Clips. Click on this. Sign in, give it the clip. Okay. Yeah, you can I can go to my dashboard, Jeremy : Sign in, give it the clip. Okay. Yeah, you don't have to go through all the tasks I think, but Nick: click off of this. Paste that, click this, you know, just do do everything and then and then click off of the teach a task, or not click off of it, but hit stop, and then it will go, okay. So I just saw that you did this, you did this, you did this. Yeah. But that it's it's that easy. It's just like showing an employee how you would do something, but they take all the notes and they're gonna get it just perfect every time. You don't have to show it multiple times. And I'm sure it's an easier thing than I'm seeing in my head right now. but like obviously when we're working with different Jeremy : You know, just do do everything and then and then click off of the teacher task, or not click off of it, but hit stop, and then it will go, okay, so I just saw that you did this, you did this, you did this. Yeah. But that it's it's that easy. It's just like showing an employee how you would do something, but they take all the notes and they're gonna get it just perfect every time. Yeah, yeah. The question I would have with this multiple times. And I'm sure it's an easier thing than I'm seeing in my head right now. but like obviously when we're working with different projects, you know, like every project, every Nick: projects, you know, like every project, every podcast is a different upload, you know what I mean? Rather than them grabbing that same link over and over again, how would you know how to train it to like grab from this specific folder this specific project? So you would just tell it like just grab the most recent one that that hasn't been edited yet. Got it. Okay. Okay. Yeah. So you So it will just it might have questions for you like that and or clarifying things and and you it the cool thing is it like it it has its own context. Yeah. Jeremy : Podcast is a different upload, you know what I mean? Rather than them grabbing that same link over and over again, how would you know how to train it to like grab from this specific folder this specific project? So you would just tell it like just grab the most recent one that hasn't been edited yet. Got it. Okay. Okay, cool. Yeah, so you just give it a search. It might have questions for you like that and or clarifying things and and you it the cool thing is that like it it has its own context. Yeah. It can build it it it builds its own memory perfect. You don't have to figure it out on the back. Nick: It can build it it it builds its own memory perfect. You don't have to figure it out in the background. You don't have to upload context forms like I used to, or like constantly, okay, update the context and download it here and put it here. you don't have to do any of that. You just teach it like you would a normal employee and it's not gonna forget things. Got it. You're still sharing your screen by the way. Yeah. which is fine. Yeah. when you first start off, you'll it kinda automatically just gives you this chief of staff. Uh-huh. Jeremy : You don't have to upload context forms like I used to. Like constantly, okay, update the context and download it here and put it here. Yeah. you don't have to do any of that. You just teach it like you would a normal employee and it's not gonna forget things. Got it. You're still sharing your screen, by the way. which is fine. Yeah. when you first start off, you'll it kinda automatically just gives you this chief of staff. Uh-huh. Nick: And it's your first bot and it just says, What do you want me to do? Jeremy : And it's your first bot and it just says, What do you want me to do? Nick: and then you start giving it stuff to do and it may start delegating to other bots and these bots can all talk to each other. Sure. Which is awesome on their own. Yeah. so you could just be talking to the chief guy and it might spin up a new bot and and like have it, okay, you're in charge of all the properties and it'll and there'll be any back and forth. And then anytime you're talking about properties, I can talk to chief, or I can just talk to the properties. Jeremy : start giving it stuff to do and it may start delegating to other bots and these bots can all talk to each other. Sure. Which is awesome. Yeah. On their own. Yeah. so you could just be talking to the chief guy and it might spin up a new bot. Okay. And like have it okay, you're in charge of all the properties. And it'll and there'll be any back and forth. And then anytime you're talking about properties I can talk to chief or I can just talk to the properties Nick: And keep things updated here. Got it. Jeremy : and keep things updated here. Got it. Nick: You can always ask Chief to send a message. Yeah, yeah. So like you're you're getting them to make sure that they know that they can communicate with each other, correct? Yep. All right, I stopped sharing. But I mean it's it's really simple. Yeah. it's it's so it's hard not to complicate it because I'm so used to AI complication. Right. And I think that's what I got in my head too. I'm like specifically with media. Jeremy : You can always ask Chief to send a message. Yeah, yeah. So like you're you're getting them to make sure that they know that they can communicate with each other, correct? Yeah. Cool. All right. I stopped sharing. But I mean it's it's really simple. Yeah. it's it's so it's hard not to complicate it. Right. Because I'm so used to AI complication. Right. I think that's what I got in my head too. I'm like, specifically with me, you know, like all of my photos go in different files, different folders, different like there's a lot of Nick: different like there's a lot of chasing around the thing. Yeah. Even like it when it's optimized, like like this person has this folder, but this folder has all their properties and this one has all their raw photos and then this one has their final photos. Like how is it gonna know to like go five folders deep into this thing that I need to upload? Yeah. And you might be thinking to yourself, how's it gonna know that all you have to do is just say exactly what you just said. Okay, yeah, yeah. Sure. Jeremy : chasing around the thing. Yeah. Even like it when it's optimized, like like this person has this folder, but this folder has all their properties and this one has all their raw photos and then this one has their final photos. Like how is it gonna know to like go five folders deep into this thing that I need to upload? Yeah. And and you might be thinking to yourself, how is it gonna know that? All you have to do is just say exactly what you just said. Okay, got it. Yeah. For clients, this one goes in this and then it goes here and then it goes here. Sure. do you you got that? Any questions? Yeah. Nope, got it. Nick: Do you you got that? Any questions? Yeah. Nope, got it. or it's good it's good about asking you questions if it's confused about anything. It's just it's because it's an agentic model, it's not going to easily take the wrong steps. and I think that's where I'm getting confused on it. Like ChatGPT, like I give it a thing. Yes. Sometimes it's very wrong. Yeah, cu it it will confidently do the wrong thing. Yeah, it'll confidently go down the road. Jeremy : Yeah. or it's good it's good about asking you questions if it's confused about anything. Cool. I love that. It's ju it's because it's an agentic model, it's not going to easily take the wrong steps. and I think that's where I'm getting confused on it. Like Chat GPT, like I give it a thing and sometimes it's very wrong. Yeah, cu it it will confidently do the wrong thing. Yeah, it'll confidently go down the wrong Nick: And that's what that's why this is what I've asked. That's why so many Jeremy : hole and I'm like, none of this is what I've asked. Nick: of these like people that have been using agentic models this year really enjoy using Grogpa because it just it intuitively Jeremy : Just like Nick: knows what you're doing and talking about. Yeah. Or it just asks clarifying questions. If it doesn't know. It doesn't just make stuff up and start working. that's that's what I love about it. Is it doesn't the hallucination rate is like I haven't seen it hallucinated at all, at all. Jeremy : Yeah. Or it just asks clarifying questions. Love that. If it doesn't know. Yeah. It doesn't just make stuff up. Yeah. And start working. that's that's what I love about it. Is it doesn't the hallucination rate is like I haven't seen it hallucinated at all. Okay. At all. which is lovely. Yeah, it's lovely. It's quite lovely indeed. It's quite lovely to get past that hump. You just wonder like how because hallucination is a big problem with AI. Yeah. Nick: which is lovely. Yeah, it's lovely. Quite lovely indeed. It it's quite lovely to g get past that hump. You just wonder like how 'cause hallucination is a big problem with AI. Yeah. 'cause it will confidently give you an answer whether it's wrong or not, always. and w with this another cool thing about Grockbot is like like something that Jared mentioned, Jared the the the dump guy. Jeremy : give you an answer whether it's wrong or not, always. and w with this another cool thing about Grogbot is like like something that Jared mentioned, Jared the the the dump guy. Nick: he's been using it too. He's like, I love how it doesn't answer in huge paragraphs. Yeah. Jeremy : He's been using it too. He's like, I love how it doesn't answer in huge paragraphs. Yeah. It's just like short and sweet when it talks back and forth. I need that. Yeah. You don't need I don't want to read a novel. You don't want to read an essay every time you ask a simple question. Yeah. and that's what's that's another great thing about it. It's just short and to the point. Yeah. What do you need me to do? Yeah. I have no emotions. I did that. I don't need to stroke your ego, let's just get some stuff done. Yep. Cool. I love it. Pretty pretty pretty nice. Like what what more can you ask for? Yeah. Nick: It's just like short and sweet when it talks back and forth to you. You don't need to like read you you don't want to read an essay every time you ask a simple question. Yeah. and that's what's that's another great thing about it. It's just short and to the point. Yeah. What do you need me to do? Yeah. I have no emotions. I did that. I don't need to stroke your go, let's just get some stuff done. Yeah. Pretty pretty pretty nice. Like what what more can he ask for? Yeah. What more can he ask for? Jeremy? It's simple finally. Jeremy : What more can he ask for? Jeremy, it's simple funny. This is the Apple iPhone of agentic AI. Yeah. I love it. You know you know what's crazy? Like we we've been talking about AI for for what feels like months now and that's fine because it it is it is like a weeds. We do get into the weeds. It is continuously improving, but just like going back six months ago, you're like, Man, this is groundbreaking and stuff with those tools like you're never even gonna touch again. Yeah. Just because it keeps getting better and better. Nick: This is the Apple iPhone of Agentic AI. Yeah. I love it. Yeah, you know what's crazy? Like we've we've been talking about AI for for what feels like months now and that's fine. Yeah. And we get into the weeds. We do get into the weeds. It is continuously improving. But just like going back six months ago, you're like, Man, this is groundbreaking and some of those tools like you're never even gonna touch again. Yeah. Just because it keeps getting better and better. I know. And this is the worst. And we c and we kept saying this is not wait another week until Jeremy : It's like do I need to wait, do I need to wait another week? Do I need to not wait another week until the Grokpot 2.0 comes out? And there's a very real phrase that's been used a lot and a lot a lot. Yeah. It's like this is the worst attack will ever be. Yeah. This is the worst attack will ever be. And now that I'm using Grokpot, it's like this is really the worst it's ever gonna be. It's pretty good. Yeah, it's pretty damn good. Okay. I feel like they worked out a lot of the kinks. Yeah. A lot of the Nick: The Grokbot 2.0 comes out. And there's a very real phrase that's been used a lot and a lot a lot. It's like, this is the worst the tech will ever be. Yeah. This is the worst the tech will ever be. And now that I'm using Grokbot, it's just like it this is really the worst it's ever gonna be. It's pretty good. Like I feel like they worked out a lot of the kinks. A lot of the bugs are worked out of AI agentic models now. It's just like w that that's that's what's so clean about it. It's just like Jeremy : AI agentic models now. It's just like w that that's that's what's so clean about it. It's just like we can't really think of any issues. Right. It's like it just works. Yeah. And that's that's another it just works. That should be the logan or the slogan for this episode. It's Grogbot. It just works. It just works. Except for when you're trying to do a tech demo live and the reason why I was struggling there is because I really had nothing to edit. Right. We are all done. I I was caught up on the editing. Nick: You can't really think of any issues. Right. It's like it just works. Yeah. And that's that's another it just works. That should be the logan or the slogan for this episode is Grokbot. It just works. Except for when you're trying to do a tech demo live and Well, I'm trying to do it the reason why I was struggling there is because I really had nothing to edit. Right. We were all I I was caught up on the editing. Yeah. so but once this episode is done, I'm gonna show Grokbot how to now edit an episode. That way I can take that off my plate too. Jeremy : Yeah. so but once this episode is done, I'm gonna show Grockbot how to now edit an episode. That way I can take that off my plate too. There you go. Why not? Yeah. I mean it already knows now how to take a f a final and how to go get the clips and publish them and where to do it and and what steps and pick and why they would pick certain dates. Yeah. and the clips are still going out, so something's still working. Yeah. Yeah. I see all the time. so it's it's it's just and Nick: Why not? Yeah. I mean it already knows now how to take a f a final and how to go get the clips and publish them and where to do it and and what steps and pick and why they would pick certain dates. Yeah. the clips are still going out, so something still works. Clips are still going out. Yeah. Yeah. I see all the time. so it's it's it's just and it's just easy. It just works. It just works. You could and you can get Jeremy : It's just easy. It just works. It just works. You could and you can get Nick: You can get more done, I guess. I I feel like a broken record. yeah. That's okay though. I mean, like we're at this custom technology, right? Where things are just gonna continuously improve at an alarming rate. Yeah. And I'm like you know how I said that hockey stick? Like we're we're we're we're rounding that corner right now. We're just going so fast. Yeah. And I feel like Jeremy : Get more done, I guess. I I feel like a broken record. yeah. That's okay though. I I mean like we're we're at this cusp of technology, right? Where things are just gonna continuously improve at an alarming rate. Yeah. Like you know how I said that hockey stick? Like we're we're we're we're rounding that corner right now. We're just going so fast. Yeah. And I felt like Nick: I mean we we talked about Grockbot for and showed it off for about ten minutes. the actual how to work Jeremy : And showed it off for about ten minutes. the actual how to work through it. And and that's all it took. in past episodes we we would talk about certain AI things and what you can Nick: through it and and that's all it took. I in past episodes we we would talk about certain AI things and what you can do and it would take a long time to right show off. And and like, you know, how how Jeremy : Right. Show off and and like, you know, how how Nick: how does how do you try try to get Cloud Co to work correctly? Right, you all these agents that need to talk to each other. How do we get them incorporated into the same thing so they can start communicating and working. Yeah, very complex works. This just works. and it it it's nice 'cause it makes the podcast episode go quickly. Jeremy : Right. I've got all these agents that need to talk to each other. How do we get them incorporated in the same thing so they can start communicating and working? This this just works. This just works. I love it. and it it it's nice because it makes the podcast episode go quickly. But it's like what else can I even say about it? I don't even know what else to say about it. Well, I I think that we we'll leave it there, honestly, and I want to talk about your flip if that's okay too. Let's talk about the flip because Grockbot we're Nick: But it's like what else can I even say about it? I don't even know what else to say about it. Well I I think then we leave it there, honestly. And I want to talk about your flip if that's okay too. Let's talk about the flip because Grokbot, we're done already. It's just it just works great. Yeah. so it's before we finish on that though, it's just an app you get, it's ninety nine bucks a month. it's like thirty so just yesterday they made it available now for anyone paying even the bottom subscription. So thirty bucks a month. Great, so I can get it I can get Grok for thirty bucks a month and get Grokbot. Yes. Sold. That's it. Sold. Done. No buying Mac minis. Jeremy : Just it just works great. Yeah. so it's before we finish on that though, it's just an app you get, it's ninety nine bucks a month. it's like thirty so just yesterday they made it available now for anyone paying even the bottom subscription. thirty bucks a month. Great, so I can get a I can get Grok for thirty bucks a month and get Grok bot. Yes. Sold. That's it. Sold. No buying Mac minis. You don't have to. There is a new Mac mini coming out, by the way. Why not? yeah, yeah. Nick: You don't have to. There is a new Mac Mini coming out, by the way. Why not? Why not get a little bit of it? yeah, yeah. you can still make AI as complex as you want it. the tinkerers aren't gonna stop now that Grokbot's out. but for the people that have huge reservations because they just don't want to get into the weeds of how complicated this is, I'm sorry, but you're out of excuses now. Thirty bucks a month is gonna solve your issues if you really wanted to get into AI but you didn't want the complexity. Yeah. Jeremy : You can still make AI as complex as you want it. Yeah. the tinkerers aren't gonna stop now that Grogbot's out. but for the people that have huge reservations because they just don't want to get into the weeds of how complicated this is, I'm sorry, but you're out of excuses now. Yeah. I love a month is gonna solve your issues if you really wanted to get into AI but you didn't want the complexity. Yeah. Complexity's gone now. Cool. Nick: Complexity's gone now. Cool. And you said it just links directly up with your QuickBooks and your Gmail and your calendars and stuff. I mean there's hundreds of connectors already that that you can pick. or you can you know, give it the API keys. and you don't that's the cool thing too. You don't even need the connector tools. You can just log into stuff. Yeah. And it can just it can browse just like a human would. and that's the big difference too. J it's got its own computer. Mm-hmm. You can lo it's got a Chrome account and you can just log into all your stuff. Yeah. Jeremy : And you said it just links directly up with your QuickBooks and your Gmail and your calendars and stuff and well I mean there's hundreds of connectors already. Yeah that that you can pick. or you you know give it the API keys. and you don't that's the cool thing too. You don't even need the connector tools. You can just log into stuff. Yeah. And it can just it can browse just like a human would. and that's the big difference too. J it's got its own computer, you can lo it's got a Chrome account and you can just log into all your stuff. Yeah. And just leave it logged in. Nick: And just leave it logged in and just tell it what to do, just like a normal employee would. Can AI solve the captchas? Like click here to verify you're a human. Can it do that stuff? Yeah. Great. That's cool. Because it can see that's a and it can type and it can click around. Right. 'Cause that that used to be a thing like, ha, prove you're a c prove you're human. Well that doesn't matter anymore. Yeah. Maybe it needs the long pre I think that's the new thing is like you gotta hold down on the mouse button. Yeah. Jeremy : And just tell it what to do, just like a normal employee would. Can AI solve the captchas? Like click here to verify you're a human? Can it do that stuff? Yeah. Great. That's cool. It's not like that's a big deal to me. And it can click around. Right. 'Cause that that used to be a thing like, ha, prove you're a c prove you're human. Well that doesn't matter anymore. Yeah. Maybe it needs the long pre I think that's the new thing is like you gotta hold down on the mouse button. Right. Yeah. Nick: I don't know if it's gonna run into those issues, but there are very few websites that like are taking that many precautions. A lot of websites have accepted now that bots are running through Sure. but yeah. That's it's not nothing to be too concerned with. No, I I didn't think that was like an inhibitor or anything. Just just curious if they could, and which they can. Right. But let's talk about your flip nick. What do you got? got Jeremy : It's gonna run into those issues, but there are very few websites that like are taking that many precautions. A lot of websites have accepted now that bots are running through Sure. but yeah. That's crazy. it's not nothing to be too concerned with. No, I know I I didn't think that was like an inhibitor or anything. Just just curious if they could, and which they can. Right. But let's talk about your flip nick. What do got? got Nick: a new property in po again something I love. Post balls. Yeah. Simple. Yeah. Jeremy : Something I love. Pulse balls. Yeah. Simple. Yeah. Nick: good price point. Yeah. Okay. the margins aren't crazy big. but it's it's just an it's it's a house that's a three bedroom, two bath in post falls in a normal neighborhood built in the nineties. yeah. And this property needs a lot of love on the interior and that's about it. It's got it's got vinyl siding, Jeremy : good price point. Yeah. Okay. the margins aren't crazy big. Mm-hmm. but it's it's just an it it's a house that's a three bedroom, two bath in post balls in a normal neighborhood built in the nineties. nice. Yeah. And this property needs a lot of love on the interior. Mm-hmm. And that's about it. It's got it's got vinyl siding. Nick: I don't think it needs a paint job on the outside. the roof looks like it was done within the last eight years. From the research I did, I I saw it sold ten years ago. and the photo from ten years ago showed an old nasty roof. so the roof has been updated since. and yeah, it just needs needs interior kitchen, floors, paint. Do you need twenty thousand dollars? Jeremy : I don't think it needs a paint job on the outside. the roof looks like it was done within the last eight years. Yeah. From the research I did, I I saw it sold ten years ago. Mm-hmm. and the photo from ten years ago showed an old nasty roof. so the roof has been updated since. Cool. and yeah, it just needs needs interior kitchen, floors, paint. Do you need twenty thousand dollars? Nick: I don't. I'm all g I'm all good on this one. I borrowed the money from Joe, who is going to be she gave it to me at a good interest rate 'cause she's gonna be a co listing agent on it. Right. And and they're gonna help out with some of the remodel too, which is what give it to you for? ten percent. No points. I would have done that. What? Really? I would have done Jeremy : I don't. Okay. I'm all g I'm all good on this one. Okay. I borrowed the money from Joe, who is going to be she gave it to me at a good interest rate 'cause she's gonna be a co listing agent on it. Right. And and they're gonna help out with some of the remodel too, which is what'd she give it you for? ten percent. No points. I would have done that. What? Really? I would have done that. Nick: that. Right now? I will send her money back Jeremy : Right now? I will send her money back right close to make no just kidding. No the money's sitting right now. You know what I mean? Like it's it's making zero percent interest right now. okay. You know what I mean? Like I I'm open. I I I put specifically money back into that deal after into my four one K after you wanted some money. I'm like, I'm just gonna fund the account just in case. You know what mean? It's sitting. It's I haven't done anything with it yet. Nick: We close today, but not just kidding. The money's sitting right now. You know what I mean? Like it's it's making zero percent interest right now. okay. You know what I mean? Like I I thought you always have it in something. I I I put specifically money back into that deal after into my four one K after you wanted some money. I'm like, I'm just gonna fund the account just in case. You know what I Okay. It's sitting. It's I haven't done anything with it yet. There'll be more. Jeremy : No, I'm I'm not offended. Like I it's just like like I'm saying like in my head like ten's a pretty decent number. You offered me eighteen last night, like I'm a I'm a fool not to take that, but if you offered me ten on one, I'd I'd probably be like, Yeah, sure. Yeah. Thank you. Maybe not every time, but like I I would when it's like and and I'm using a new hard money lender for the first time. Yeah, who is it? It was Renovo. Renovo, yeah, yeah. Okay. So for the last twelve years, Jeremy, I've only used two different hard money lenders back and forth. Nick: No, I'm not offended. Like I it's just like like I'm saying, like in my head, like ten's a pretty decent number. You offered me eighteen last night, like I'm a I'm a fool not to take that, but if you offered me ten on one, I'd I'd probably be like, Yeah, sure. Yeah. Thank you. and not every time, but like I I would when it's like And I and I'm using a new hard body lender for the first time ever. So it was Renovo. Renovo, yeah, yeah. Okay. So for the last twelve years, Jeremy, I've only used two different hard money lenders back and forth. I don't think their names. Jeremy : I know both their names. And one guy's not really lending much anymore. Yeah. the other guys they they are, but they they they s the they don't really give me much of a break on the fees. Right. They start to use another agent anyway. Yeah. So it's like What do I need to be loyal? No. this I need to just I need to think about myself and my business first before I try to Nick: And one guy's not really lending much anymore. the other guys they they are, but they they they s the they don't really give me much of a break on the fees. Right. They started to use another agent anyway. So it's like what do I need to be loyal? No. this I need to just I need to think about myself and my business first before I try to just use the same old people. Right. especially w it's so I got it's like a nine percent interest rate, one point. Jeremy : just use the same old people. Right. especially w it's so I got it's like a nine percent interest rate, one point. That's pretty good. Pretty small doc fee. the the BPO is like four hundred and fifty bucks. That's a brokerage price opinion or option right yeah. For somebody else and somebody else just like pretty much mimicked what I did, I think. With my comps and everything. Sure. but I bought this property for three thirty. Okay. it was I think put out there for Nick: Pretty small dock fee. the the BPO is like four hundred and fifty bucks. for a recruit price opinion or for somebody else. And somebody else just like pretty much mimicked what I did, I think, with my comps and everything. Sure. but I bought this property for three thirty. Okay. it was, I think, put out there for three fifteen or something. and there were a group of wholesale a group of investors that went out to this walkthrough. Jeremy : Or something. and there were a group of wholesale a group of investors that went out to this walkthrough. Sure. We all talked about maybe just low you know, not competing and and doing a low bid. Yeah. Just just to joke around like, we'll just all well let's all bid like two ninety. you talked about this, yeah, yeah. Yeah. And then Nick: And we all talked about maybe just low you know, not competing and and doing a low bid. Yeah. Just just to joke around like, we'll just all we'll let's all bid like two ninety. We can talk about this. Yeah. And then and we were all lying through our teeth, of course, because we we all bid more than what they were putting it out. Sure. And then I waited till the very end and I'm like, I'll give you I'll give you this. Let's just do it. And then they're like, Okay. So I kind of snaked my way in there. Whatever. I Jeremy : Let's just do it. Okay. So I kinda snake my way in there, whatever. Nick: don't care anymore. Jeremy : I'm sure they were doing the same thing though. Everybody's everybody's looking out for themselves. Yeah. Nick: it was a pr it was a house that I want. Yeah, everybody's everybody's looking out for themselves. we all get along just fine in this business. to pull the rug out from underneath them. Well, whose rug was it? That's that's the thing. a wholesaler's trying to make money and so are all of us. it's not like it was anybody's turn for a deal. It's just who's gonna pay the most. I was gonna pay the most. Jeremy : Yeah. Just fine in this business. Till they know that you sh but pulled the rug out from underneath them. Well whose rugby it's no one's rug. That's the thing. a wholesaler's trying to make money and so are all of us. it's not like it was anybody's turn for a deal. It's just who's gonna pay the most. I was gonna pay the most. Nick: and the reason Jeremy : and Nick: why I can pay the most is because I got my own dump trailer, I'm a real estate agent. I can I I have less cost than most people and I can get a pretty good deal on the loan. Right. so I I was able to make the numbers work in my favor a little bit, knowing that And you said the the margins aren't great on this one. The margins aren't great, but it's a more predictable that there's less risk even though the mar the margins aren't great. Jeremy : real estate agent. I can I I have less cost right than most people and I can get a pretty good deal on the loan. Right. so I I was able to make the numbers work in my favor a little bit, knowing that. And you said the the margins aren't great on this one, right? The margins aren't great, but it's a more predictable there's less risk even though the mar the margins aren't great. Right. Nick: the the ARV is like four fifty, four sixty. Mm-hmm. And you bought it for three three thirty. Three thirty, okay. Is what you bought Stephanie for two? Bought it for three thirty five. But Stephanie was a larger home. Okay. larger larger remodel. I think I spent about seventy five grand remodeling that in a few months building out a basement. and then the ARV on that one was like five forty. so larger project, took longer. Jeremy : The ARV is like four fifty, four sixty. Mm-hmm. And you bought it for three three thirty. Three thirty, okay. Isn't that what you bought Stephanie for too? Bought it for three thirty five. yeah. Stephanie was a larger home. Okay. larger larger remodel. I think I spent about seventy five grand remodeling that for a few months, building out a basement. and then the ARV on that one was like five forty. Right. so larger project, took longer. Mm-hmm. double the remodel. Right. And some build out too. You know, we had to build the basement. Yeah. this one I think I can get it done in three to three to four weeks. Okay. Cool. Or or less maybe three weeks. Sure. it does need a kitchen, it needs flooring, it needs interior paint, it needs some exterior like landscaping work and stuff. Sure. But Nick: double the remodel right and some build out too. You know, we had to build the basement. Yeah. this one I think I can get it done in three to f three to four weeks. Okay. Or or less maybe three weeks. Sure. it does need a kitchen. It needs flooring. It needs interior paint. It needs some exterior like landscaping work and stuff. Sure. But it what it doesn't need is like drywall work. Mm-hmm. It doesn't need new windows, I don't think. Jeremy : It what it doesn't need is like drywall work. Mm-hmm. It doesn't need new windows, I don't think. Nick: And i so th there's a lot of things that can be done fairly quickly. the the kitchen is going to take at least probably three weeks 'cause I'm I already kinda got a pre bid on the kitchen. but they're gonna go in there as soon as I close early next I I'm closing today. Yeah, okay. but they're gonna go get measurements early next Jeremy : and it so th there's a lot of things that can be done fairly quickly. the the kitchen is going to take at least probably three weeks 'cause I'm I already kinda got a pre bid on the kitchen. but they're gonna go in there as soon as I close early next I I'm closing today. Yeah, okay. next week and then it usually takes like two to three weeks to get the actual kitchen completed. Yeah. You know, 'cause then they gotta Nick: week. and then it usually takes like two to three weeks to get the actual kitchen completed. Yeah. You know, 'cause then they gotta Jeremy : we we gotta do the fid, they gotta figure out exactly what ones they're gonna order, then they order it, then they install those, then a week later they come back and like do the countertops. Right. So it's it's like a three week process. So just just that alone and then once the countertops are in then I need Nick: We we gotta do the bid, they gotta l figure out exactly what ones they're gonna order, then they order it, then they install those, then a week later they come back and like do the countertops and so it's it's like a three week process. So just just that alone, and then once the countertops are in, then I need to do backsplash and stuff. Sure. unless I just have them do the backsplash, then it could be done at the pretty much at the same time that I wrap up the rest of the house. But then it's like, wait, do I paint before kitchen goes in or after? So it's kind of like a fine dance of getting everything all situated. Getting everything all situated. Jeremy : and stuff. Sure. unless I just have them do the backsplash, then it could be done at the pretty much at the same time that I wrap up the rest of the house. But then it's like, wait, do I paint before kitchen goes in or after? So it's kinda like a fine dance of getting everything all situated. Getting everything all done. Yeah. at almost at the same time. So you're you're going for speed on this one. You're trying to just bust it out as fast as you can. Yep. Okay. Cool. Nick: Done. Yeah. at at almost at the same time. So you're you're going for speed on this one. You're trying to Going for speed. Bust it out as fast as you can. Yep. Okay. Cool. Uh-huh. but yeah, that's just mostly like I said, paint, flooring, yeah, doors, some trim, and a kitchen. Sure. The bathrooms are in pretty good shape. There's just everything's dirty. Right. Yeah. Good heavy clean on it. Yep. Needs it yep. The yard needs a good landscaping, you know, everything just kinda like Jeremy : It's just mostly like I said, paint, flooring, yeah, doors, some trim, and the kitchen. Sure. The bathrooms are in pretty good shape. There's just everything's dirty. Right. Yeah. Yeah. Good heavy clean on it. Yep. Needs it yep. The yard needs a good landscaping, you know, everything just kinda like trimmed. You know, all the bushes are overgrown and stuff and there's weeds everywhere, but like for the most part it looks like Nick: trimmed. You know, all the bushes are overgrown and stuff and there's weeds everywhere, but like for the most part it looks like looks like the grass is there. Sure. so I don't have to replant any grass or anything. What would you be so once you get done with this, do you know what you're gonna be putting it up on the market for? What price? Yeah, around four fifty fifty. Around four fifty. Okay. How much did you borrow from Joe? thirty five thousand dollars. Okay, so you get bought it for three hundred and thirty. huh. Jeremy : Looks like the grass is there. Sure. so I don't have to replant any grass or anything. What would you be so once you get done with this, do you know what you're gonna be putting it up on the market for? What price for it? Around four fifty. Around four fifty. Okay. And how much did you borrow from Joe? thirty five thousand dollars. Okay, so you get bought it for three hundred and thirty. Uhhuh. You'd borrowing thirty five. Yep, and then I have to put Nick: borrowing thirty five. Yep. And then I have to put thirty one thousand or I had to put thirty seven thousand dollars down. so part of that is down and then I get the renovation funded. Yeah. but I have to get that back in draws. Right, right. so and then I had to pay all the closing costs, the the buyers costs and the sellers costs with the wholesale. Yeah. so I wound up with approximately ten thousand in fees almost just up front. Yeah. Jeremy : $47,000 down. so part of that is down, and then I get the renovation funded. Yeah. but I have to get that back in draws. Right, right. so and then I had to pay all the closing costs, the the buyers costs and the sellers costs with the wholesale. Yeah. so I wound up with approximately ten thousand in fees almost just up front. Yeah. Nick: and yeah. And then on the back end, Jeremy : and yeah, and then on the back end. Nick: I I think it will it should net around thirty grand. Yeah. plus commissions. Cool. That's the hope. That's awesome. Yeah. but not bad for the three weeks of work. Yeah, not that yeah. That's awesome. Obviously going into this kind of market right now, it is we are heading into the slower season. Yep. do you have any qualms about it not selling or do you think you're gonna be putting at a price point that's Jeremy : I I think it will it should net around thirty grand. Yeah. plus commissions. Cool. That's the hope. That's awesome. Yeah. but not bad for the three weeks of work. Yeah, not at all. Yeah. That's awesome. O obviously going into this kind of market right now, it is we are heading into the slower season. Yep. do you have any qualms about it not selling or do you think you're gonna be putting it at a price point that's price to sell, basically? Yeah, it's actually I mean, that's going to be the price point where Nick: Yeah, it's actually I mean that's going to be the price point where most of the buyers are at. Yeah. Is pretty good about not buying things that aren't like out of the normal standard price point. You know what I mean? Not anymore. Yeah. Yeah, I mean I try I try to try to be at the and that that was part of like this is a lower risk item because the ARV is going to be Jeremy : Yeah. Yeah. You're you're pretty good at that. Nick: at a very popular price point, you know, in the mid four hundreds is there's a lot of buyers for that. Yeah. Yeah. That's awesome. Yep. Jeremy : Sure. Right. Yeah. Yeah. That's awesome. Yep. And the floor plan's simple. Yeah. It's just a three, two rancher, the two car garage. Those are Yeah. The bread and butters are your flips. There's nothing abnormal about this property. Right. It's the bread and butter, but you're not looking at a home run deal, you're looking at a base hit, which is great sometimes. It's just a base hit, Jeremy. That's okay. Get on base, dude. Yeah. That's awesome. Nick: And then the floor plan's simple. Yeah. It's just a three, two rancher, the two car garage. Those are the bread and butters are your flips. It's the br this the bread and butter. It's just there's nothing abnormal about this property. Right. It's a bread and butter, but you're not looking at a home run deal. You're looking at a base hit which is crazy. It's a base hit. It's just a base hit, Jeremy. That's okay. Get on base, dude. Yeah. That's awesome. Thanks. Congratulations on your closing today. Well, thank you. We'll see if it all goes through just fine. Yeah, I We'll see if it actually Jeremy : Congratulations on your closing today. Well thank you. We'll see if it all goes through just fine. Yeah, right. We'll see if it actually I mean you're at the closing day, right? So hopefully today's the day it should happen. Like you would have heard hiccups if not. Now here's what I didn't do. I didn't do an inspection. Mm-hmm. Why not? Why? I don't care. Because I looked at it. Sure. No, and an inspection is almost always worth it. I I will get the inspection when I'm done with the remodel. Yeah. and then we'll see if we need to fix anything before we Nick: I you're at the closing date, right? So hopefully today's the day it should happen. Yeah. You would have heard hiccups if not. Now here's what I didn't do. I didn't do an inspection. Why not? Why? I don't care. Because I looked at it. No. No. And an inspection is almost always worth it. I I will get the inspection when I'm done with the remodel. Yeah. and then we'll see if we need to fix anything before we throw it on the market. But then we'll have that available for buyer for buyers. Jeremy : That's that's different than you normally do it. You usually don't from last episode you usually get the inspection right away. That way you have your scope of work, right? But you already have your kind of scope of work, right? Okay. Yeah. The only thing that the an inspection might actually come up with is maybe there's mold in the attic. Sure. Nick: Scope of work, right? If you already have your kind of scope of work. I know what I'm doing to this house. Yeah. Yeah. The only thing that the an inspection might actually come up with is maybe there's mold in the attic. Sure. Jeremy : Pretty easy remediation though. Remediation. Well it's just so common. Yeah. I I know what it's gonna cost, so I don't even wanna I I won't even deal with it. Spray the goo in the attic I was going to get a price reduction. Right. I I knew that. so it was specifically in a bidding war like that. Yeah, you're not gonna get a price reduction Nick: pretty easy remedies though. Well, it's just so common. I I know what it's gonna cost, so I don't even want to I I won't even deal with it because it it's not like I was going to get a price reduction. Right. I I knew that. so it was specifically more like Yeah, you're not gonna get a price reduction. Jeremy : when other people are trying to buy the same thing you are. Yeah. Because because of the time of when this property was built and where it was built and stuff, I had a Nick: Yeah. When this property was built and where it was built and stuff, I had a pretty pretty confident not not necessarily right, but I'm pretty confident about the condition of the building itself. What year is it built? in the nineties. yeah, okay. I forgot exactly late nineties. Yeah. Okay. Yep. So it'll hit all your standards of going FHA, of course, and actually so FHA Jeremy : Well yours are built? in the nineties. yeah, okay. I forgot exactly. Late nineties. Yeah. Okay. Yep. So it'll hit all your standards of going FHA, of course, and actually so FHA yeah, so since I'll be done with remodel pretty quickly, I won't be able to do an FHA. Got it. Okay. Unless I own it for ninety days until we go under contract. Nick: Yeah, so since I'll be done with re remodel pretty quickly, I won't be able to do an FHA loan unless I own it for ninety days until we go under contract, w which would be turning this thirty day deal into a four month deal. Sure. so not Okay, so the loan has still has to be seasoned. The loan yeah, the not the loan but just the title. The title. The title has to be seasoned with a particular owner for three full months before you can go under contract with an FHA buyer. Jeremy : This thirty day deal into a four month deal. Sure. so not Okay, so the loan has still has to be seasoned. The loan yeah, the not the loan but just the title. The title, okay. The title has to be seasoned with a particular owner for three full months before you can go under contract with an FHA buyer. Got it. Okay. So in the event that you're on the market for Nick: Okay. So in the event that you're on the market for seventy days. Then you can take an FHA buyer. Yeah, then you can Because it'll probably take me a month to get on the market. Yeah. And then if I'm on the market for another two months, then you're then you hit your ninety days, then you can just turn it on to okay, FHA buyers can look at too. Cool. That's awesome. Yeah. Very cool. Yep. So you've almost got a fallback for that, but I mean there are plenty of conventional buyers out there as well. Yeah. Another update too that we didn't talk about Jeremy : Seventy days. Then you can take an FHA buyer. Yeah, then you can take it'll probably take me a month to get on the market. Yeah. And then if I'm on the market for another two months, sure. Then you're then you hit your ninety days. Then you can just turn it on to okay, FHA buyers can look at too. Cool. That's awesome. Yeah. Very cool. Yeah. So you've almost got a fallback for that, but I mean there are plenty of conventional buyers out there as well. Yeah. Another update too that we didn't talk about last I think we were gonna talk about it last episode, but we got so excited about something else. What? Nick: Last I think we were gonna talk about it last episode, but we got so excited about something else. my fix and flip in Kellogg failed. yeah. i I just could not sell it for what I wanted to sell it for. it now has tenants. Okay, that was it's it's now a rental. Long term rental. I just have cash into it. I'm Jeremy : Fix and flip in Ketlog failed. yeah. e I just could not sell it. I drove by it the other day and there was a car in the driveway. it now has tenants. Okay, that makes sense. It's now a rental. Long term rental. I just have cash into it. I'm Nick: in a refi right now and the refi terms are looking pretty good. I got pre approved with Brett Shoemaker. Doing a D S C R loan. Doing a D S C R loan. Cool. Yep. Jeremy : Okay. Doing a D S C R loan? Doing a D S C R loan. Cool. Okay. so I'm pre I got my conditional approval either I think it was yesterday or the day before. Mm-hmm. so now they're just gonna wait just waiting on the appraisal. Cool. but I will you get any cash back after this refi? I don't want any. Okay. you wanna keep it all kind of in the deal though? I think so you make more cash per month off your rentals. Nick: Okay. so I'm pre I got my conditional approval either I think it was yesterday or the day before. so now they're just gonna wait just waiting on the appraisal. Cool. but I I would you get any cash back out for this refi? I don't want any. Okay. you wanna keep it all kind of in the deal though? I think the only things I'm just the only things I'm t throwing into the loan are any f refinancing fees. Sure. So all the all the the cost of the loan. Yeah. Jeremy : refinancing fees? Sure. So all the all the the cost of the loan yeah. Is just being thrown in there. That way I don't have to bring any cash to the table. How much was the loan going to cost? it was I think it was gosh. Nick: Is just being thrown in there. That way I don't have to bring any cash to the table. How much was the loan going to cost? it was I think it was gosh, I'm gonna have to pull it up. I don't remember. But it was the the rate was in the high sixes or low sevens. Yeah, that's pretty good for an investment property. I mean yeah it's pretty good. A thirty year loan. Jeremy : But it was the the rate was in the high sixes or low sevens. Yeah, that's pretty good for an investment property. I mean, like it's it's pretty decent. Nick: and I think I picked a one year prepayment penalty. I I had the option to have it like in the high sixes, the interest rate. Jeremy : And I think I picked a one year prepayment penalty. I I had the option to have it like in the high sixes, the interest rate. If but that would have been like a three year prepayment penalty of five percent of the one year kind of Yeah, just in case I wanted to sell it in a year and a half or so. th I had the option of a one or two or three year prepayment penalty. Yeah. and and the long Nick: It but that would have been like a three year prepayment penalty up to five percent of the loan amount. Yeah, just in case I wanted to sell it in a year and a half or so. I had the option of a one or two or three year prepayment penalty. Yeah. and and the longer would be a sh a better interest rate. Sure. I was driving by and was gonna take new photos for you 'cause I like just literally in the area. Yeah. And I was like, there's somebody here. Yep, never mind. Jeremy : Sure. I was driving by and I was gonna take new photos for you 'cause I like just literally in the area. And I was like, there's somebody here. Well cool. Nick: Well cool. I'm glad it's working out for you. Obviously you've got tenants in there. But it's gonna cash flow. Yeah, that's great. Yeah, it got rented the main thing you in a real estate business. Yeah, it got rented for more than I thought it would. Okay. What else are you renting My my guy got basically twenty five fifty out of it. so base twenty four hundred dollars Jeremy : I'm glad it's working out for you. Obviously you've got tenants in there. cash flow. Yeah, that's great. Yeah, that's like the main thing you want in a real estate investment. Okay, what is it renting for? My my guy got basically twenty five fifty out of it. so bas twenty four hundred dollars Nick: a month in base rent plus an extra hundred and fifty dollars a month in utilities. Okay. so the utilities are like they're always set at one fifty a month? Jeremy : base rent plus an extra hundred and fifty dollars a month in utilities. Okay. so the utilities are the they're always set at one fifty a month? Yeah. Yeah. They're just set there in the that that'll offset quite a bit for me to pay the utilities separately. Sure. because we can't put those in the tenant's name. They have to be in the owner's name out there. So we can just build extra is that out in Kellogg? Is that how that works? got it. Yep. so we'll be providing utilities but charging a flat fee for it. Sure. Even though the Nick: Yeah. Yeah, they're just set there and the that that'll offset quite a bit for me to pay the utilities separately. Sure. because we can't put those in the tenant's name. They have to be in the owner's name out there. So we can just bill extra four utilities. Yep. so we'll be providing utilities but charging a flat fee for it. Sure. Even though the the f the utilities will fluctuate a little bit. But for the most part they should be roughly about one fifty or less. Yeah. yeah. Jeremy : The it'll fluctuate. Yeah. Specifically in winter. It should be roughly about one fifty or less. Yeah. yeah. Nick: And think my payment's gonna be around two grand. Okay. The P I T I. Cool. and so it should it should actually make a couple hundred bucks a month. Yeah. so it's not gonna be a complete loss. And then obviously your property manager's gonna take his eight percent, whatever it That's why I said a couple hundred bucks a month instead of five Jeremy : And I think my payment's gonna be around two grand. Okay. The P I T I. Cool. and so it should it should actually make a couple hundred bucks a month. Yeah. so it's not gonna be a complete loss. And then obviously your property manager's gonna take his eight percent, whatever it Nick: hundred. Sure. Yeah. Which I'm sure you were, but yeah. So I mean you're getting a couple of hundred dollars a month at cash flow, plus you're paying down your mortgage. I mean, like that sounds like a win. It does. It just it I just have cash into it. Jeremy : Sure, sure. Yeah, yeah. I was just making sure you were accounting for those fees too. Which I'm sure you were. But yeah. So I you're getting a couple of hundred dollars someone in the cash flow, plus you're paying down your mortgage. I mean, like that sounds like a win. It does. It just it I just have cash into it. Yeah. how much cash do you have into it? probably about fif forty, fifty grand. Yeah. I forgot exactly. I feel like you can pull like forty or fifty. Which is fine. Nick: Yeah. how gas do you have into it? probably about fift forty, fifty grand. Yeah. I forgot exactly how much, but some somewhere between forty or fifty. Yeah. Which is fine. Because I I I kind of need some place to put all my winnings for later this year. And and that's one of them. So I'm going to I'll just I'll I'll have money tied up into that property. Yeah. the the rental I bought last year, bought back from the investor that in Rathram. I have a private note that expires Jeremy : Because I I I kinda need some place to put all my winnings for later this year and and that's one of them. So we need to I'll just I'll I'll have money tied up into that property. Yeah. the the rental I bought last year, bought back from the investor that in Rathram. I have a private note that expires Nick: or not expires, but it balloons. it goes from a zero percent interest rate to twelve percent interest rate. Jeremy : or not expires, but it balloons. Mm-hmm. it goes from a zero percent interest rate to twelve percent okay. I'll probably pay the hundred and twenty grand and pay that off early. Yeah. at some point at at the start of the year. Yeah. Or or just after that interest rate of zero percent goes to twelve. So that way I can juice the interest rate. Ta take take advantage of your zeros for sure. Yeah. so I'm already I'm already spending quite a bit of the development money. Yeah. on Nick: I'll probably pay the 120 grand and pay that off early. Yeah. at some point at at the start of the year. Yeah. Or or just after that interest rate of zero percent goes to twelve. So that way I can juice the interest rate for a little bit longer. Yeah. so I'm already I'm already spending quite a bit of the development money. Yeah. on on investments I already have. Right. But like even like saying like you've got forty or fifty thousand dollars into a deal like for a guy like you is isn't a t a ton of money. Jeremy : on investments I already have. Right. But like even like saying like you've got forty or fifty thousand dollars into a deal like for a guy like you is isn't a t a ton of money. Nick: It it's like it's a place to put your money of course and it's kind of a it's inconvenient for now. Yeah. You're you're like a guy who's like you like to, you know, burr it, get your money back, start working on other things. Yeah. I understand that. But like for like a common investor like me, like if I bought a house and I put forty thousand dollars into a house at cash load, I would still do that deal probably. Like Yeah. The important thing is that this this works good long term. Right. Jeremy : It it's like it's a place to put your money, of course, and it's kind of an inconvenience. Yeah. You're you're like a guy who's like you like to, you know, burr it, get your money back and start working on other things. Yeah. I understand that, but like for like a common investor like me, like if I bought a house and I put forty thousand dollars into a house at cash load, I would still do that deal probably. Like The important thing is that this this works good long term. Right. you don't want to do anything that works bad long term. Try not to basically try not to. If on a regular basis you can make decisions that are gonna be good for you long term Nick: You don't wanna do anything that works bad long term on a regular basis. If on a regular basis you can make decisions that are gonna be good for you long term, that usually helps. Yeah. Jeremy : That usually helps. Yeah. Nick: Getting a incoming call here. I keep forgetting to put it on do not disturb mode. That's okay. so anyway, what do you got going on? Jeremy : Getting a incoming call here. I keep forgetting to put it on do not disturb not. That's okay. so anyway, what do you got going on? nothing too crazy, honestly. We're we're winding down a little bit in summer, so you know, it's not as hectic as it was four weeks ago with media. Nick: summer, so you know, it's not as hectic as it was four weeks ago with media. Jeremy : Yeah, where you're doing like at least four appointments a day. Yeah, anywhere between four and six. It's it's it was nuts. Yeah. I'm doing still about two to three a day, which is it's a little bit more manageable. But it depends on where you're at, of course. no, I'm looking forward to it. Honestly, I'm a little bit of downtime. Isn't going to hurt me. Like yesterday I was out of shoot and I started making content out of shoot 'cause I'm like I don't have anything after, I guess I should just Nick: Yeah, we're doing like at least four appointments a day all over the place. Four and six. It's it's four and six. Yeah. I'm doing still about two to three a day, which is it's like pretty busy. But it depends on where you're at, of course. Yeah. no, I'm looking forward to it. Honestly I'm a little bit of downtime isn't going to hurt me. Like yesterday I was out of shoot and I started making content out of shoot 'cause of like I don't have anything after, I guess it's just Jeremy : put my foot back on the pedal. Yeah. Yeah. So I shot a video about if you are gonna be using your cell phone as a realtor. Nick: Put my foot back on the pedal. There you go. Yeah. Yeah. So I shot a video about if you are gonna be using your cell phone as a realtor, here's how you should do it. Ooh, nice. Yeah. Yeah. Yeah, like if you're level straight, shoot wide, don't shoot with toilets open. But also like here's the difference I shot side by side on my cell phone and with my professional camera of like what it would look like difference. Okay. So just with your standard iPhones? Yeah. Yeah. And did it look much different? I didn't see it. I haven't edited it yet. I shot it yesterday. Okay cool. Jeremy : Here's how you should do it. Ooh, nice. Yeah. Yeah. Yeah, like get your levels straight, shoot wide, don't shoot with toilets open. But also like, here's the difference I shot side by side on my cell phone and with my professional camera of like what it would look like difference. Okay. So just I'm gonna make a video about this. Yeah. Yeah. And did it look much different? I didn't see I I haven't edited it yet. I shot it yesterday. Like I still have to like work and do the things, but it is in my queue for this weekend. Yeah. No, it's I mean I say actually sit down and make content again. I miss doing that. I miss like Nick: But it is in my cue for this weekend. Very nice. Yeah. No, it's let me I say I actually sit down and make content again. I miss doing that. I miss like fucking around with camera. Yeah. You gotta do more of that. Yeah. It that's the first thing that drops usually when you get busy is you know, your marketing efforts. Yeah. You just gotta put it in your calendar and put it on repeat. Kinda like this show. Yeah. Where we just we actually showed up on a Friday. Yeah, we did. Usually we cancel Fridays. We we're pretty notorious for being fucked Fridays. Yeah. Jeremy : fucking around a camera. Yeah. You gotta do more of that. Yeah. That's the first thing that drops usually when you get busy. Yep. Is you know, your marketing efforts. Yes. Yeah. You just gotta put it in your calendar and put it on repeat. Kinda like this show. Yeah. Where we just we actually showed up on a Friday. Yeah. We did. Usually we cancel Fridays. We we're pretty notorious for games like Fridays. Nick: But All right. I think we I think we said it all that needs to be said. Yeah. Go out there get your Grok bots later. Get your Grok bot? I think I'm gonna get one right after the show. There you go. Jeremy : Yeah. Go out there get your grok bots, ladies and gentlemen. I think I'm gonna get one right after the show. There you go. Nick: All right, we converted somebody. who else can we convert? Let us know. Do you need a kickback? If I like sign up under Nick, do you get like just if you buy a Tesla. yeah, so buy more Teslas and put me down. Yeah, or everybody, have Jeremy : Do you get a kickback if I like sign up under Nick? Do you get like a just if you buy a Tesla. well, we already did that. Okay. Yeah, so buy more Teslas and put down. Yeah, or me. Yeah. Nick: a great have a great time. Have a great time this week. I wanna hear i if you know we talk so much about AI and Jeremy : Yeah. I wanna hear i if you know, we talk so much about AI and we do make it sound complex. I hope today's different. Yeah. Where it's just not complex anymore and people just try it out. Yeah. I'm excited to try it out and just give it a couple like here, how can you help me type of things. Yeah. It probably won't change your life. It might for some people. It freaking will. Yeah. All right, see ya. Nick: We do make it sound complex. I hope today's different. Yeah. Where it's just not complex anymore and people just try it out. Yeah. it can really try out a couple like here, how can you help me type of things? Yeah. It probably won't change your life. But for some people it freaking will. All right, see ya.
