Latest / Dollars In The Dirt / #028 - Stop Letting Your Bank Build Your Farm Budget

- 0:00The single biggest mistake farmers make with their operating costs is treating
- 0:03diesel just like their other monthly bills. Most
- 0:06producers think that because the fuel prices fluctuate, they just have
- 0:10to wear the cost and hope for a drop. The truth is, when diesel becomes
- 0:13a major structural pressure on your cash flow, it needs to
- 0:16be actively managed, just like interest rates or rainfall. After
- 0:20helping hundreds of farmers secure over a billion dollars in finance, I
- 0:24can tell you that the best operators don't just absorb high input
- 0:27costs, they restructure their working capital to absorb the
- 0:31shock. So in this video, I'm going to show you the
- 0:35exact four-step strategy to restructure your finance, free
- 0:38up cash flow, and manage volatile input costs without
- 0:42crippling your business. The first thing you need to understand is
- 0:45that when a bank builds your budget, there's a massive conflict of
- 0:48interest. Your bank manager might be a great person, but
- 0:52their KPIs are based on risk minimisation and
- 0:55loan security. Your goal as a business owner are based on
- 0:58growth, timing and opportunity. These two
- 1:02things are often completely at odds when the bank builds
- 1:05your budget. They're building a compliance budget. They'll
- 1:09use conservative commodity prices, they'll overestimate your expenses, and
- 1:13they'll stress test the numbers until there's zero room for error. They
- 1:17want to ensure that even the worst case scenario, they get their interest payments.
- 1:21But you don't run a business to survive the worst case scenario. You
- 1:24run a business to capitalise on your best opportunities. And
- 1:28if your budget is built purely on conservative assumptions, it's
- 1:32artificially limiting your borrowing capacity. I'll make your business look
- 1:35less viable than it actually is. You're essentially letting
- 1:39the bank put a speed limit on your growth before you've even started the
- 1:42year. You've got to take control of your numbers so they reflect the
- 1:46true performance and potential of your operation. This conflict of
- 1:49interest becomes glaringly obvious. when you want
- 1:52to make a strategic purchase. Let's say a neighbouring block come up and
- 1:55your budget was built by the bank. It's likely to
- 1:58be so conservative that it shows you don't have the serviceability to
- 2:02take on the new debt. But if you had to build a strategic growth
- 2:05budget that accurately reflected your true carrying capacity and
- 2:09realistic commodity prices, the deal would stack up easily. By
- 2:14outsourcing your budgeting to your lender, you're giving them the
- 2:17power to say no before you've even asked the question. Quick one,
- 2:20before we keep going, if you're looking at purchasing a new property or expanding
- 2:24your operation and you wanna know exactly what your borrowing capacity
- 2:27is, that's what I do. Book a free call with me and we'll work out
- 2:30your loan structure that makes sense for your situation. No
- 2:34cost, takes less than 20 minutes, and the link's in the description. The
- 2:37second major issue that your bank staff, the second major issue is
- 2:41that bank staff often don't understand the operational reality of
- 2:45your specific farm. They're looking at spreadsheets, not
- 2:48at paddocks. And they might not understand your livestock production
- 2:51cycles, like exactly when your cattle are going to be market ready. They
- 2:55might not grasp the seasonal conditions and variability that
- 2:59dictates your cash flow. If
- 3:02a bank is just guessing when things are going to happen or applying a
- 3:05generic regional average to your specific property, The
- 3:09timing of your cash flow will be completely wrong. And in farming,
- 3:13timing is everything. I've seen bank budgets that assume a producer is
- 3:16going to sell their cattle. I've seen bank budgets that assume a
- 3:19producer is going to sell their entire calf drop in May, completely
- 3:23ignoring the fact that this specific producer background
- 3:26their cattle and sells them as heavy feeders in October. That
- 3:30five-month gap in the cash flow projection makes the business
- 3:34look like it's bleeding money, when in reality it's
- 3:37just executing a highly profitable long-term strategy. When
- 3:41a bank gets the timing wrong, they'll often force you into an inappropriate overdraft
- 3:44facility that costs you thousands in unnecessary interest.
- 3:49Furthermore, banks often fail to account for the strategic investment
- 3:53you have
- 3:58made to mitigate the risk. If you have spent $200,000 in a water infrastructure
- 4:02upgrade to drought-proof your property, your carrying capacity is
- 4:06fundamentally different from the regional average. But a
- 4:09bank-specific generic spreadsheet won't capture that nuance. It'll
- 4:13treat you like every other farmer in the district, penalising you for the risks
- 4:16you've already engineered out of the business. So what's the alternative? You
- 4:20need to build a strategic growth budget. This is a budget built
- 4:24for you, your accountant and your broker, not
- 4:27your lender. A strategic growth budget uses realistic,
- 4:31evidence-based commodity prices. It accurately maps out
- 4:34the specific production cycle so that the cash flow timing is
- 4:37spot on. And it accounts for the investments you've made in infrastructure and
- 4:41genetics. It tells the true story of your business potential, rather
- 4:45than just painting a picture of risk minimisation. And
- 4:48when you take a strategic growth budget to the bank, the dynamic changes
- 4:52completely. You're no longer asking them to tell you,
- 4:55what can I afford? You're telling them what
- 4:59you're going to do and asking them to provide the capital to make it happen.
- 5:03You move from a position of compliance to a position of strength and
- 5:07you dictate the terms, you demonstrate your financial literacy and
- 5:10you force the banks to compete for your business based on the true strength of
- 5:14the operation. A strategic budget also allows you to
- 5:17run multiple scenarios. You can model what happens if
- 5:20the cattle price drops 10% or if interest rates go up
- 5:23by 1%. By doing this modelling yourself, you can proactively
- 5:27show the bank that you already consider the risks and have a
- 5:30plan to manage them. This level of preparation is exactly what
- 5:33a credit department wants to see. And it's the key to getting the
- 5:37complex, high-value deals approved quickly. So remember, guys,
- 5:40your budget is the financial blueprint for your entire year. And
- 5:44if you let the bank draw the blueprint, You're going to build a fortress for
- 5:48themselves, not a growth engine for you. Take control of
- 5:51your numbers, build a strategic growth budget, and use it
- 5:54to negotiate from a position of strength. If
- 5:57you need help translating your farm's true potential into a finance proposal
- 6:01that a bank will actually approve, reach out to Season Finance. As
- 6:05a broker, this is exactly what I do for my clients, and I look forward to
- 6:09catching you in the next episode. We recently had an example of a customer that
- 6:12come to us with a budget that was prepared by Q Rider and
- 6:16the client and that was a very conservative budget and
- 6:20what it meant was that that budget was being used then with a commercial bank
- 6:23to try and get the money approved in conjunction with a Q Rider facility and
- 6:27the difference that this meant was that the clients weren't actually
- 6:30able to borrow the money that they're looking for from a
- 6:33commercial bank because the Q Rider budget was that conservative that
- 6:37it didn't show complete viability of the operation and the
- 6:40true picture of where the business was heading and what the clients wanted to do was sort of
- 6:44It didn't really reflect the business at all and the clients came to
- 6:47us, we rejigged the whole budget to be more of an accurate picture
- 6:50of where the business was heading, what they wanted to do with the property, how
- 6:54many stock they wanted to purchase and that then gave them
- 6:57the ability, you know, we repackaged it, represented it
- 7:01and it was fundamentally approved in the end
- 7:04and the customers bought the property. If they just relied
- 7:08on that Q Rider budget that was originally presented, they wouldn't have
- 7:11been able to buy the property, but by actually redoing
- 7:15it and showing a true reflection of
- 7:18the business, made a massive difference for their ability
