Transcript
- 0:00SPEAKER_00: Good day everybody.
- 0:01SPEAKER_00: I am coming up with a number of this coming up with another 55 realtor here in the Sandic reader family.
- 0:06SPEAKER_00: I'm gonna be talking about the real estate market.
- 0:08SPEAKER_00: I put together a video yesterday that I have yet to publish.
- 0:12SPEAKER_00: Because as I was putting it together, I wanted to try to give a little bit more information.
- 0:18SPEAKER_00: Not so much provide data numbers, but kind of give an overall view of every year in real estate because there's so many people out there that are looking at this market and they're completely besides themselves.
- 0:28SPEAKER_00: Oh my god, you know, it's happening.
- 0:30SPEAKER_00: The market slowed down, house prices are declining, sellers are taking longer to sell, buyers have disappeared off the face of the earth.
- 0:39SPEAKER_00: That's all happening right now, and that's what everybody's saying.
- 0:42SPEAKER_00: But that's every year, isn't it?
- 0:44SPEAKER_00: I mean, and I'm gonna throw this back on the fat torching part.
- 0:48SPEAKER_00: If you happen to be overweight, it's kind of a commonality that we all tell ourselves, just like I did for a very long time, oh my gosh, it's New Year's.
- 0:57SPEAKER_00: You know what?
- 0:58SPEAKER_00: I'm not gonna start out next year without a plan.
- 1:01SPEAKER_00: I'm not gonna start out next year without getting rid of all this body fat, this extra fat that I'm carrying around, and get it done.
- 1:09SPEAKER_00: So I'm gonna either go join a gym or I'm gonna go uh join this Weight Watchers program or Nutra System or whatever, Lindora, whatever the systems are out there that provide managed weight loss care.
- 1:22SPEAKER_00: That's what I'm gonna do.
- 1:23SPEAKER_00: Or I'm gonna go see my doctor and I'm gonna start it healthy this next year, and everything's going to be different.
- 1:31SPEAKER_00: Everything's going to be wonderful.
- 1:34SPEAKER_00: Well, that's what we tell ourselves.
- 1:36SPEAKER_00: And then what happens in January is we don't see any results.
- 1:42SPEAKER_00: February, we have this New Year's resolution, right?
- 1:45SPEAKER_00: February, we don't see any results, then March, and then you know, we kind of forget about it.
- 1:51SPEAKER_00: Go through the year, pack on another 10-15 pounds, and then we repeat.
- 1:56SPEAKER_00: Well, in real estate, every all the agents are running around.
- 1:59SPEAKER_00: Oh my god, it's the end.
- 2:00SPEAKER_00: Oh, we're never gonna sell another house.
- 2:02SPEAKER_00: What's gonna happen?
- 2:04SPEAKER_00: Oh, that's it.
- 2:06SPEAKER_00: And in actuality, that's not it.
- 2:08SPEAKER_00: It's not over, it's not, it's just the game's gonna change a little bit as it does every time.
- 2:13SPEAKER_00: Every year, with the fat loss thing, the weight loss, the fat torching, you're maintaining your body weight, right?
- 2:20SPEAKER_00: It always comes around.
- 2:21SPEAKER_00: Whether it's body weight or health, I mean, they kind of have to do with each other.
- 2:24SPEAKER_00: They say that, oh, you can be super healthy weighing, you know, where I was at 365 pounds, I I couldn't see that.
- 2:31SPEAKER_00: I was having uh physical issues that were going beyond um my ability to maintain the diabetes, the you know, high blood pressure, the statins, I mean.
- 2:42SPEAKER_00: You know, when you're pumping that much blood in a 365-pound system, I mean, how does that actually work out for you?
- 2:51SPEAKER_00: Is that is that better for your heart?
- 2:53SPEAKER_00: I do know that now that my visceral fat has gone down to almost nothing and it's no longer the dangerous level.
- 3:00SPEAKER_00: I have uh adipose fat that's still there from the loose skin, but eventually that will tie tighten up, that's kind of the goal.
- 3:08SPEAKER_00: With all of these things that constantly happen and they're constantly dynamically changing, I'm becoming better, and you can too.
- 3:17SPEAKER_00: You can become better, but really it's just about getting past that point of no return.
- 3:23SPEAKER_00: And I forgot what they called it, but you know, pilots, you're you're on a ship and you're on the helicopter, and it's flying you either out to the ship or from the ship to the sea or whatever it may be.
- 3:33SPEAKER_00: When they do that, there's a point as you're flying over the ocean in this helicopter that you have to continue forward towards that goal because if you turn around, you don't have enough fuel, you just won't make it back.
- 3:48SPEAKER_00: It's it's kind of a one-way trip, folks.
- 3:50SPEAKER_00: And that's the same way you need to look at getting into the best shape and health of your life.
- 3:55SPEAKER_00: It's a one-way trip.
- 3:57SPEAKER_00: And you need to start now and you need to proceed all the way through.
- 4:04SPEAKER_00: I mean, in martial arts, I'm not Mr.
- 4:07SPEAKER_00: Martial Artist, so don't get me wrong.
- 4:10SPEAKER_00: But in martial arts, as you're punching that board, or you're punching the item that you intend to break.
- 4:17SPEAKER_00: And a lot of this came about in board strikes when we were kicking boards as kids, because it really does give you this awesome feeling of wow, I really did something, even though the board itself, you know, probably didn't take more than a few pounds per square inch to actually break.
- 4:32SPEAKER_00: But still, I'm not gonna be the that guy.
- 4:35SPEAKER_00: I'm excited.
- 4:35SPEAKER_00: I was excited about it.
- 4:36SPEAKER_00: It works for great, kids love it.
- 4:38SPEAKER_00: But when you're striking that board, you just don't hit the surface of the board.
- 4:42SPEAKER_00: Mentally, they say punch through the board, get to the other side of the board, and work it that way.
- 4:49SPEAKER_00: Well, I see that happening in the in the in the fat torching world.
- 4:53SPEAKER_00: And you know, just to remind everybody, I keep saying fat torching, fat torching.
- 4:58SPEAKER_00: You you want to torch this stuff, you want to burn it into ash, you don't want it to come back.
- 5:03SPEAKER_00: And you're gonna fluctuate a certain amount of pounds every day.
- 5:06SPEAKER_00: That's the way the body works.
- 5:08SPEAKER_00: So don't freak out when you know you get on the scale after being so good, so diligent with your diet and your exercise program.
- 5:16SPEAKER_00: Then all of a sudden you're up, you know, five pounds, ten pounds.
- 5:21SPEAKER_00: Folks, you didn't put five or ten pounds in a day.
- 5:24SPEAKER_00: If you stay true to yourself, you're it's gonna work out.
- 5:27SPEAKER_00: You're going to end up getting to your goal.
- 5:31SPEAKER_00: And it's gonna depend on how much adipose tissue, the fat, you have to burn.
- 5:37SPEAKER_00: If it's a lot, it's gonna take you time.
- 5:40SPEAKER_00: 135 pounds took me about seven and a half months.
- 5:43SPEAKER_00: But I also went into this whole thing as a crazy person, not wanting to fail anymore.
- 5:51SPEAKER_00: I had failed enough.
- 5:53SPEAKER_00: I failed plenty.
- 5:54SPEAKER_00: I failed with so much.
- 5:58SPEAKER_00: And I failed with quitting pretty much everything.
- 6:01SPEAKER_00: I failed with quitting cigarettes, I failed that many times.
- 6:06SPEAKER_00: Chewing tobacco, my god, that was a tough one.
- 6:09SPEAKER_00: You want to get yourself an addiction that's gonna be tough to quit?
- 6:12SPEAKER_00: Because you're testing yourself?
- 6:13SPEAKER_00: Ha! Boy, that would do it.
- 6:15SPEAKER_00: And that chewing tobacco thing was, oh my god, unbelievably, unbelievably hard.
- 6:20SPEAKER_00: It's because the nicotine contents are high.
- 6:23SPEAKER_00: But that being the case, you know, what's what's then the next thing?
- 6:30SPEAKER_00: You know, of course you wrap your mind around it.
- 6:33SPEAKER_00: You want to actually start your process to get to a very healthy way.
- 6:43SPEAKER_00: Then you have to make that commitment.
- 6:46SPEAKER_00: So if you do that, if you decide to move forward with that, then make it part of you and never look back.
- 6:53SPEAKER_00: And as long as you record more good days than bad days, as long as you're able to not give up and not worry about those scale fluctuations, because it is gonna fluctuate, it is gonna go up and it's gonna come down, there's gonna be different things that happen with that scale.
- 7:13SPEAKER_00: But as long as you're adhering to your program and not messing it up more than 50% of the time, you're going to be good and you're going to make it.
- 7:23SPEAKER_00: And coming back to real estate, coming back full circle.
- 7:26SPEAKER_00: If your goal is to do something in real estate, invest in real estate, sell, it'll probably be phenomenal.
- 7:33SPEAKER_00: And if you're looking to buy something without a lot of competition, that would be now.
- 7:39SPEAKER_00: Um and that's the way that it is.
- 7:42SPEAKER_00: It always happens that way towards the end of the year.
- 7:44SPEAKER_00: Are you gonna get bigger discounts next year?
- 7:46SPEAKER_00: Nope.
- 7:47SPEAKER_00: Doubt that.
- 7:48SPEAKER_00: Uh interest rates are gonna still be at seven and a half, probably not, they're probably gonna be less.
- 7:52SPEAKER_00: That's at least the word on the street, what everybody's saying.
- 7:55SPEAKER_00: So you back that up a little bit and you look at where interest rates are now, then you do a refi next year if they come down.
- 8:01SPEAKER_00: But if you're gonna buy now, don't buy it with the assuredness or the attitude that next year for sure 100%, those interest rates are gonna come down.
- 8:11SPEAKER_00: Don't go in that way, because we really don't know.
- 8:14SPEAKER_00: And if you go in that way, you're gonna be probably disappointed as I would be.
- 8:19SPEAKER_00: But if they come down, great bonus.
- 8:21SPEAKER_00: Now the question could come in as buyers, and I'll leave you with this: should you let the seller buy down your rate now?
- 8:26SPEAKER_00: That's a total personal decision.
- 8:29SPEAKER_00: Would I, with what I know?
- 8:31SPEAKER_00: Probably not.
- 8:33SPEAKER_00: I would buy something that I can afford now at the current interest rate and hope that they would come down and use that money, whatever that credit would be, six, ten, twelve, fourteen, sixteen thousand dollars, whatever is allowed to be credited by the seller.
- 8:46SPEAKER_00: I would go ahead and use that money towards closing costs or something else.
- 8:51SPEAKER_00: Some recurring or non-reoccurring fees that occur, maybe uh paying my HOA for a year or something of that nature.
- 8:58SPEAKER_00: And these are all very negotiable now.
- 9:00SPEAKER_00: As a real estate seller, though, and well, this will be next year, as a real estate buyer.
- 9:05SPEAKER_00: More than likely you're gonna have a lot more competition.
- 9:08SPEAKER_00: It's going to be where you're not gonna be able to get anything paid by the seller.
- 9:12SPEAKER_00: I would imagine that that market's gonna repeat itself that we saw back in 2020 and early 2021.
- 9:17SPEAKER_00: Remember that?
- 9:18SPEAKER_00: That was incredible.
- 9:19SPEAKER_00: We had people overbidding on houses, removing contingencies out of the chute without even looking back.
- 9:26SPEAKER_00: And I would tell you that those things are really you know, that that's big league ball.
- 9:32SPEAKER_00: So you want to be careful.
- 9:33SPEAKER_00: I'm Connor with Honor, the fat torching realtor.
- 9:36SPEAKER_00: Hey, thanks for watching and thanks for listening.
- 9:37SPEAKER_00: I do appreciate it.
- 9:39SPEAKER_00: And this is uh a little bit of an update, kind of putting things a little bit in better perspective with regard to the end of the year goals as far as let's let's torch off that body fat and also real estate.
- 9:50SPEAKER_00: Uh, share with a friend.
- 9:51SPEAKER_00: I hope all is well, and I look forward to speaking with you soon.
- 9:54SPEAKER_00: Check me out on YouTube, you'll find me Fat Torching Realtor.
