- 0:00SPEAKER_00: Hey everybody, I did put up at Santa ClaritaOpenhouses.com.
- 0:03SPEAKER_00: If you click on my blog, I did put a way for you to remove your house's image from Google Maps.
- 0:09SPEAKER_00: And also within the real estate realm, if you happen to have been a buyer and you still can see pictures of your house online and you that irritates you.
- 0:18SPEAKER_00: And then again, up being a first responder turned real estate agent, I only look at that as people are better prepared to come do bad things because they can see grass, ingress points, they can see neighboring houses, they can kind of get an idea of the lay of the land without even having to give you the respect of coming out and having to kind of neighborhood and figure it out.
- 0:40SPEAKER_00: Again, that's tongue in cheek, but yeah, it does it a little easier.
- 0:43SPEAKER_00: So I did put that together.
- 0:45SPEAKER_00: This is your Santa Clara Real Estate update.
- 0:47SPEAKER_00: We're going to be plugging this.
- 0:48SPEAKER_00: Today's going to be the 6th of October, 2024.
- 0:52SPEAKER_00: And yes, it really is the 6th of October 2024.
- 0:55SPEAKER_00: This is Sunday.
- 0:56SPEAKER_00: This is a day that open houses typically take place everywhere.
- 1:00SPEAKER_00: Saturdays are also big open house days, too.
- 1:02SPEAKER_00: One of the things that has changed out there in the world is regarding representation.
- 1:08SPEAKER_00: When you are seeking an agent to help you purchase a residence, there's also a contract involved at the very beginning before you look at house number one.
- 1:19SPEAKER_00: So one of the things I will say is when you are looking at that and getting ready to sign any piece of paper, just make sure that you know what you're signing and also do yourselves a favor and make sure that what you're signing is crystal clear and laid out in the way that it was explained to you.
- 1:38SPEAKER_00: If they say this happens to be covering you for such and such and such, make sure it says that in the paper that you're reading the contract.
- 1:49SPEAKER_00: Because there's a lot of times people will tell you one thing and they'll say, Well, this is what it means.
- 1:55SPEAKER_00: This is what you can be concerned about.
- 1:58SPEAKER_00: These are the things you need to look at, and then say, Okay, here it is right here.
- 2:02SPEAKER_00: Go ahead and sign it.
- 2:03SPEAKER_00: Most of us would trust that the person that told you what you're signing is being honest about what you're signing.
- 2:11SPEAKER_00: And my God, it's right in front of you.
- 2:13SPEAKER_00: But in most cases, what do we do?
- 2:15SPEAKER_00: Well, we don't do any further investigation.
- 2:17SPEAKER_00: Just take a moment.
- 2:19SPEAKER_00: And if they have a problem with it, then that should be an indicator too.
- 2:22SPEAKER_00: But just take a moment and read what you're writing.
- 2:25SPEAKER_00: That's where the market's changing.
- 2:27SPEAKER_00: The photograph thing, that's something that people have been wanting to learn about for a long time because there are ways for you to remove those images from the online systems out there, not just Google Maps, but of course, that would probably be one of the biggest ones out there.
- 2:41SPEAKER_00: All right, so let's get into the daily real estate activity here.
- 2:44SPEAKER_00: For the last seven days in Santa Clita Valley, we've had 13 properties that hit the market as coming soon.
- 2:50SPEAKER_00: A couple of those are in there, so please check those out at Santa ClitaOpenhouses.com.
- 2:54SPEAKER_00: 83 new listings have entered the market in the past seven days.
- 2:57SPEAKER_00: 67 properties have had their prices changed.
- 3:00SPEAKER_00: 24 properties have come back on the market as being back for sale after their escrows have been canceled.
- 3:06SPEAKER_00: 34 properties have gone active under contract and status.
- 3:09SPEAKER_00: So basically they're still for sale, yet they're under contract with buyers.
- 3:14SPEAKER_00: So really still for sale.
- 3:16SPEAKER_00: You can write an offer on them, maybe to be putting backup offer, but I probably dollars to donuts, those things are coming back.
- 3:23SPEAKER_00: We do have, though, those properties that come back on the market.
- 3:26SPEAKER_00: That's 24.
- 3:27SPEAKER_00: Out of the 34 that went to escrow, that's quite a bit.
- 3:31SPEAKER_00: So anyway, keep an eye on all of those.
- 3:33SPEAKER_00: Pending properties, 52, 67 properties closed this past week.
- 3:38SPEAKER_00: 11 properties expired, nine canceled, 10 put on hold, and two have withdrawn from the market.
- 3:44SPEAKER_00: I remember when we were going to briefings or roll calls, sheriffs call it briefings, I believe.
- 3:48SPEAKER_00: A PD, we called it roll calls.
- 3:50SPEAKER_00: That was the time when we sat down there and we heard what was happening crime-wise, what to look out for, who's operating in whichever district or with the LAPD, it was whichever division that I happened to be assigned that particular day.
- 4:05SPEAKER_00: And as motors, usually we came out of one central place and worked an entire group of divisions, however, like Valley Bureau, a bureau, group of divisions.
- 4:14SPEAKER_00: But in some cases, you know, we basically stayed in the same way.
- 4:17SPEAKER_00: They gave you that at the briefing.
- 4:18SPEAKER_00: Whenever I brief my clients within real estate about the best ways to buy and sell houses, it all starts at the very beginning.
- 4:26SPEAKER_00: It all starts with that factual market data.
- 4:28SPEAKER_00: And then I give them that, just like in briefing, they they don't guess, you know, the criminal either lives here or don't.
- 4:35SPEAKER_00: The only guess might be whether or not they're gonna be home.
- 4:37SPEAKER_00: So if you're gonna be the cop that goes out there with your partner to try to find this person that the detectives have a warrant out for, you know, you might not know whether they're home, but you do know where they live.
- 4:48SPEAKER_00: And then there you follow it up.
- 4:49SPEAKER_00: Hey, is he home?
- 4:50SPEAKER_00: No, hey, is he over uh what's his friend's name?
- 4:53SPEAKER_00: And and your partner'll say Tommy, and then person standing at the door, you might be able to bait them into that.
- 4:57SPEAKER_00: They might say, Well, you you mean, you mean Johnny?
- 5:00SPEAKER_00: Yeah, yeah, Johnny.
- 5:01SPEAKER_00: Does he live on uh just no, he lives, you know, and then you then you get that and you go get him.
- 5:06SPEAKER_00: Well, in real estate, when I talk to my clients, it's a lot about strategy.
- 5:11SPEAKER_00: We talk about the way the market is, and if somebody wants to buy something today, that's a different approach than when the market is in a buyer's realm.
- 5:21SPEAKER_00: Right now, the market's in a seller's uh a seller's surface or a seller's way.
- 5:25SPEAKER_00: So what's happening with a seller's market, you have multiple offers on most properties, so those strategies during my buyer briefing are gonna be different, but those are very well covered, so the buyers know what to look for and what might be suspicious online.
- 5:40SPEAKER_00: And there are a lot of suspicious things when people are telling you they're gonna get you a loan for free or they're gonna represent you for free, or they all they use these words as free and great and fantastic and best and top, with no validation or verification therein.
- 5:56SPEAKER_00: There's nothing that they have to provide to show that they are in fact who they say they are.
- 6:01SPEAKER_00: So it's kind of wild, wild west out there, and I think that's gonna end up being worse in the future.
- 6:06SPEAKER_00: One of the things I will tell you as I tell my clients, besides, you know, we have our buyer briefing or a roll call for real estate buyers or sellers, right now fakes are starting to be everywhere, and you're gonna see that also rearing its head in real estate.
- 6:21SPEAKER_00: If you're watching somebody like me online, I don't know why they would want to copy me, but just for example, make sure that I am really who I say I am, and I'm not some artificial intelligence that was designed to maybe be more intelligent than I already am.
- 6:38SPEAKER_00: It's really difficult to grasp all of that.
- 6:40SPEAKER_00: Anyway, I hope this has helped you.
- 6:42SPEAKER_00: This is your real estate update.
- 6:44SPEAKER_00: We'll be back tomorrow Monday.
- 6:45SPEAKER_00: I will tell you that right now, with the interest rates coming down just ever so slightly, it was really kind of a ugh.
- 6:53SPEAKER_00: We thought it would be more.
- 6:55SPEAKER_00: We are heading into the election time.
- 6:57SPEAKER_00: There's a lot of exciting stuff happening in the world, and some good, some bad.
- 7:01SPEAKER_00: Just keep your eyes out.
- 7:02SPEAKER_00: Be weary, do not jump into anything.
- 7:05SPEAKER_00: Check out that article I wrote and talked about the video I put together on how to have your property removed from Google Maps if you don't want the photograph there and being, you know, longtime cop, turned real estate agent, yeah, that's a tough one.
- 7:20SPEAKER_00: Just because it's so many access.
- 7:22SPEAKER_00: But then the other side of it, well, who's really doing that kind of research on you online anyway before they come out and want to harm against you?
- 7:30SPEAKER_00: I guess if somebody knew you and wanted to do it, maybe they would do the due diligence.
- 7:35SPEAKER_00: I don't know if they would use their own computer or somewhere else.
- 7:38SPEAKER_00: But the fact that they would be able to see your residence would be one thing.
- 7:42SPEAKER_00: But then you explore this from the other end of it.
- 7:45SPEAKER_00: Most criminals, yeah, they'll be out there to do crime.
- 7:49SPEAKER_00: They usually don't plan it out.
- 7:52SPEAKER_00: Usually it's a very um knee-jerk reaction into that criminality.
- 7:58SPEAKER_00: They've been doing it.
- 7:59SPEAKER_00: But it's when it's the situation when it presents itself, they jump on it.
- 8:04SPEAKER_00: Usually they have a grasp, but they don't nail that criminality down to an nth or specific residents in most cases.
- 8:12SPEAKER_00: You know, you see in all the movies though.
- 8:14SPEAKER_00: If you have a whole lot of nice stuff, live in a nice neighborhood, maybe.
- 8:17SPEAKER_00: Just be wary, see who's sitting in front of your house, get yourself one of those ring door cameras or any kind of an exterior camera, being a cop, that's just invaluable.
- 8:27SPEAKER_00: People hate that.
- 8:28SPEAKER_00: And make sure the one that you get maybe will continue recording.
- 8:33SPEAKER_00: I do know that there are some systems out there that record for a very short amount of time, depending on movement.
- 8:38SPEAKER_00: And then if somebody's standing there, the system will shut off after 30 seconds, but they're still there even though they're not moving, and usually it takes some kind of time for that camera to be reactivated again towards movement, and you might have missed some critical footage or whatever it might have been.
- 8:57SPEAKER_00: So those cameras that operate as long as somebody's there.
- 9:01SPEAKER_00: I don't know if that's a technology that's I I do know movement's one thing, but if somebody's standing still, you know, giving you that deep stare into your camera, or even looking for a camera, maybe you have something hidden, you want to get all of that footage.
- 9:14SPEAKER_00: So whatever camera you get, and get one, but make sure you get one that maybe you can control a little bit better, better, maybe from an app, to be able to turn it on and off, or have it continue to record as long as somebody's there, and maybe tie into you better, text message, these sorts of things.
- 9:32SPEAKER_00: The camera is really.
