- 0:04Welcome back to the Remodel Report, the podcast
- 0:07from USA Cabinet Store, where we walk you through
- 0:10real numbers from real Orlando kitchens. I'm
- 0:13Will, and today we're tackling the question that
- 0:16lands in our showroom four times a week. Kitchen
- 0:20cabinet installation in Orlando. Should you go
- 0:22semi -custom or pay up for full custom? Lily,
- 0:26give us the headline. Headline is this. In a
- 0:29typical Orlando 24 linear -foot kitchen, the
- 0:32same shaker door can swing from $11 ,000 installed
- 0:36to $48 ,000 installed, depending on what's behind
- 0:40the door. Today we walk through how to read that
- 0:43gap so you don't overpay or underbuy. Let's start
- 0:46with money. What's the install actually cost
- 0:49in Orlando right now? Three tiers. Stock cabinets
- 0:53land at $100 to $300 per linear foot installed.
- 0:57A 10 by 10 kitchen with stock cabinets is $4
- 1:00,000 to $13 ,000 total. Semi -custom, which is
- 1:04where most Orlando homes end up, runs $150 to
- 1:07$650 per linear foot. A 12 by 12 semi -custom
- 1:11lake, Mary Kitchen, is typically $18 ,000 to
- 1:15$35 ,000 installed. Full custom is $500 to $1
- 1:20,200 per linear foot. A Dr. Phillips or Windermere
- 1:24luxury custom, is $35 ,000 to $90 ,000 plus.
- 1:29So what actually changes between those tiers?
- 1:32Why does the same door cost five times more in
- 1:34one tier than another? The box, the drawer, and
- 1:38the warranty. Stock cabinet's a particle board
- 1:41or MDF with stapled drawer joints. Semi -custom
- 1:45is one two to three to four inch plywood box
- 1:48with dovetail drawers and soft close glides.
- 1:52Custom is three to four inch plywood with hardwood
- 1:55face frames and five eight inch solid hardwood
- 1:58dovetail drawers. In Florida humidity, that gap
- 2:02matters a lot more than it does in Phoenix. Yeah,
- 2:05talk about Florida humidity for a second. Why
- 2:08does that change the cabinet decision? The Florida
- 2:10Climate Center at FSU records 88 % average morning
- 2:14humidity in Orlando. The Journal of Wood Science
- 2:17published a study that put particle board and
- 2:20plywood panels through repeated humidity cycles.
- 2:24Particle board lost 50 to 80 percent of its stiffness.
- 2:28Plywood held. In real Orlando kitchens, particle
- 2:32board under sinks fails in two to three years.
- 2:35The rest of the kitchen warps visibly in three
- 2:38to five years. Plywood lasts 20 plus years. That's
- 2:42why the USA cabinet store standard for every
- 2:45Orlando project is three -path four -inch plywood
- 2:48boxes. People always ask, do I need a permit
- 2:52to install cabinets in Orlando? Cabinet swap,
- 2:55same footprint, no electrical or plumbing change.
- 2:59No permit needed under the Florida Building Code
- 3:028th edition. Add an under cabinet LED circuit,
- 3:06move the sink or shift a dishwasher line and
- 3:09you need a permit from the City of Orlando Building
- 3:12Department or the Orange County Fast Track Portal.
- 3:16If your scope tops $2 ,500 plumbing or electrical,
- 3:21file a notice of commencement with the Orange
- 3:23County Comptroller before work starts. Most homeowners
- 3:26don't know that one. How long does the whole
- 3:28thing take? Stock cabinets, order to done. One
- 3:32to three weeks. Semi -custom, six to ten weeks.
- 3:36Custom, eleven to sixteen weeks. And most projects
- 3:40land in the twelve to fourteen week window. The
- 3:43install itself is only three to seven days. The
- 3:46rest is design, manufacturing and freight. One
- 3:49thing we tell every Orlando client, June through
- 3:53November is hurricane season. Add one to two
- 3:56weeks of float to your timeline because Jacksonville
- 3:59-rooted freight gets re -rooted by storms more
- 4:02often than you'd think. Real talk. How does someone
- 4:05actually decide between semi -custom and custom?
- 4:08Four questions. One, are your walls plumb and
- 4:11you'll run a clean rectangle? If yes, semi -custom
- 4:15fits. 2. Do you have an odd corner, slanted ceiling
- 4:19or non -standard wall? Custom. 3. Selling within
- 4:23two years? Semi -custom. The 2025 Zonda Cost
- 4:28vs Value Report shows South Atlantic Kitchens
- 4:31recoup 70 -82 % at resale on mid -range, but
- 4:35only 36 % on major upscale. Don't over -improve
- 4:39if you're selling. 4. Staying five plus years
- 4:43and want every inch optimized. Custom is worth
- 4:46it. If someone is ready to start a kitchen cabinet
- 4:49installation in Orlando, what's step one? Visit
- 4:52a showroom before you sign anything. At USA Cabinet
- 4:56Store Orlando, you can see Fabuwood, Forevermark,
- 5:00Waypoint and custom lines under one roof. KCMA
- 5:04certified construction, three to four inch plywood
- 5:07boxes built for Florida. The same designer who
- 5:11walks you through the showroom, measures your
- 5:12kitchen, places the order, supervises the install,
- 5:16and walks the punch list on the last day. One
- 5:19team, end to end. That's the answer to the Reddit
- 5:24complaint about, I don't want to become my own
- 5:26general contractor. Give me the takeaways. Five
- 5:30things to remember. Five takeaways. One. Most
- 5:33Orlando homeowners pay $4 ,000 to $90 ,000 for
- 5:37cabinet installation depending on tier. 2. Semi
- 5:41-custom is the right answer for most central
- 5:43Florida homes. 3. Three 4 -inch plywood boxes
- 5:48are the Florida standard. Skip particle board.
- 5:514. Permit threshold is $2 ,500 plumbing or electrical.
- 5:565. Order earlier than you think to dodge hurricane
- 5:59freight delays. Visit the Orlando showroom or
