- 1:34works. Less stress, more bookings
- 1:37sorted with postfully. Becky, welcome to House Planet
- 1:46Bite Size. Thank you so much for joining
- 1:48us. You've got 5 reasons why hosts
- 1:51and property managers should be signing up for listing
- 1:54platforms, so take it away with reason #1.
- 1:58Hi James, thanks for having me. Yes, I do indeed.
- 2:00So reason #1 is that there is no Commission and no booking fees
- 2:05when you use a listing platform. So similar to an OTA in terms of
- 2:10exposure, but it's different because it's a one off yearly
- 2:13fee, but then there's no Commission on that for you.
- 2:17And then the holiday maker likes it because there's no booking
- 2:20fees for them. There's nothing worse than
- 2:21getting to the end of your booking.
- 2:24You've put every single thing you want in your basket and then
- 2:26you get right to the end and they back a 20% booking fee on
- 2:29it that you didn't know you were going to be paying.
- 2:32And it's, it's downheartening for the holiday makers with us,
- 2:36it's a one off yearly fee. Multiple properties get
- 2:39discounts because obviously you don't want to pay the same fee
- 2:42if you're listing 10 properties as if you're listing one.
- 2:45And yeah, it's you pay a yearly fee and then there's no
- 2:50Commission from that point onwards.
- 2:51So you get more money in your pocket.
- 2:55Yeah, it's a win, win for the host.
- 2:57And you guess like you say, I mean, I think often the guests,
- 2:59they don't understand I guess the amount of Commission that
- 3:03goes to the OTAs. They don't realize that you as a
- 3:06host don't necessarily get all that fee.
- 3:10And with a listing site like Simply Owners, which obviously
- 3:13is is your business, you're sending those direct bookings
- 3:17straight to the guests, right? Exactly.
- 3:21Yeah, point #2 is that we do direct bookings.
- 3:23So everybody wants the direct bookings because obviously
- 3:27direct bookings, essentially you get more cash in your pocket at
- 3:30the end of the day. You get to build your brand the
- 3:34way you want to build it and you get returned guests from that.
- 3:39You get referrals from that. Every person who comes to your
- 3:44property and then books directly with you, you're building your
- 3:48business that way. And that's what we want for our
- 3:51customers. You know, we want people to have
- 3:53the flexibility of a direct booking.
- 3:55So if for example, somebody rings you 3 weeks before and
- 3:58says oh, I've got to go in for an operation, what can I do?
- 4:02You've got that flexibility to decide for yourself, your
- 4:05cancellation policy, what is your refund policy?
- 4:09You know the direct booking, you can talk to that guest so they
- 4:12know what they're getting before they come.
- 4:14So for example, if they're bringing granny in a wheelchair,
- 4:18which bedroom can she use? Is it going to be suitable for
- 4:21her? Is there a bathroom that's
- 4:22suitable? If they're bringing their dogs
- 4:24and they want to know if your garden's enclosed, they can
- 4:27simply just ask you. So if they know before they
- 4:30come, they're going to have a better experience and you're
- 4:34going to get better reviews from that because you feel like
- 4:38you've met the guests needs because you've been able to
- 4:41answer the questions before they come.
- 4:42So they know what they're expecting when they get there.
- 4:45And obviously direct booking, you know, no Commission on that.
- 4:50It's extra money in your pocket. It's got to be a good thing.
- 4:55And I guess the the hosts and property managers as well,
- 4:57because it is a direct booking, they can potentially charge a
- 5:00little bit lower than the rate that might appear on an OTA like
- 5:05Airbnb and booking.com is that's you see something you see that
- 5:08your, your hosts doing. Exactly.
- 5:13We're finding that our hosts are charging less because they don't
- 5:15have to pay that Commission. Guests aren't daft, they're
- 5:19finding the properties that are charging less because obviously
- 5:25every penny counts these days. They, they want to pay the hosts
- 5:30directly. They don't like the fact that
- 5:32these multi £1,000,000 corporations are taking a cut of
- 5:36their money when they know that it's the host that's doing the
- 5:39cleaning and making sure the house looks nice for them and
- 5:42making sure they've got everything they need during this
- 5:44day. So yeah, the, it's important,
- 5:48you know, the I'm moving on to .3 the control over your
- 5:53property and then control over your advert.
- 5:56So you have full control over your property.
- 5:59If it's with a listing site, you can decide on your cancellation
- 6:04fees, you can decide on your charges.
- 6:07You don't get dictated to about any of those things.
- 6:10You know that is your choice, what you advertise your property
- 6:14as. Do you want it to be dog
- 6:15friendly? Do you not, you know, do you
- 6:19want a special offer that week on dog fees?
- 6:21Some of the larger OTAs just decide that they'll do that for
- 6:26you. And that's not, you know, you
- 6:27don't get full control necessarily over what you put on
- 6:30your listing. And sometimes you even have to
- 6:33send an e-mail to simply change the wording on your listing.
- 6:37You're not just allowed to log in and change your description
- 6:41if you've added something new. You have to physically write
- 6:44them a letter or an e-mail to tell them that that has changed.
- 6:49Whereas you want that control. You want to be able to tell
- 6:51people, oh, look at this new feature in my property.
- 6:54Isn't it great? Being able to edit your own
- 6:56description and edit your own photographs is just, you know,
- 7:01it's ideal. You can update things as and
- 7:04when you get them. Yes, that that's maybe something
- 7:06with a, with a property management company there that
- 7:09that you're suggesting that if you're listed with one of the
- 7:12big property management companies, you might have to
- 7:14liaise with them to get them to change any details.
- 7:17Whereas I guess on airbnbbooking.com you can just
- 7:19go and change it straight away. So, OK, so we've got no
- 7:24Commission fees to pay. We've got the direct bookings,
- 7:29the house and property management managers have full
- 7:31control. So what's reason #4 Becky?
- 7:35Reason #4 Why would you put your property with a listing site
- 7:41rather than just list it directly yourself on Google?
- 7:45The reason for that is the exposure that the listing sites
- 7:48get. So for example, our reach SEO,
- 7:54we get 10 million appearances on Google a month and 250,000 of
- 8:00those people click through to our site.
- 8:02You want those people see in your property, no matter how
- 8:07much SEO you put into your singular advert, if it's just
- 8:11your one property, it's it's not going to garner the reach that
- 8:16you can gain from listing with a listing site.
- 8:19Because essentially Google look for the larger sites to drag to
- 8:23the top of the listings and the the ones that come to the top of
- 8:29the listings are bigger sites. We've got the time and the
- 8:34energy to put into that targeted marketing.
- 8:37We've got the resource there to to focus on all those keywords
- 8:41for the SEO and just we've got 3 full time members of staff that
- 8:46just work on our SEO. So you can't possibly match that
- 8:52doing it completely through your own website.
- 8:57And do you find that some owners and property managers get most
- 9:00of their bookings from your site from simply owners?
- 9:04I mean, what kind of what's the the make up I guess of if you're
- 9:07listed, because I imagine they're going to be listed on
- 9:09OTAs, they might have their own direct booking site as well.
- 9:11Like what? What percentage could they
- 9:12expect from from a site like Simply Owners?
- 9:16So it really varies depending on what type of property you've got
- 9:20and whereabouts in the world it is.
- 9:21So probably about half of our market is UK and probably about
- 9:25half is abroad. So we've got Spain, Portugal,
- 9:28France, Greece. Obviously we've got areas that
- 9:31are more successful than others, so I couldn't give you like an
- 9:35exact percentage. However, we're getting a 95%
- 9:39renewal rate. And if people weren't getting
- 9:42the direct bookings from us, then they wouldn't be renewing.
- 9:46They, they simply wouldn't put their money into it.
- 9:50Again, if it's not working working for them the first time
- 9:54they you know, our customers are telling us it's working for
- 9:57them, they're they're preferring the, the the direct contact with
- 10:04that additional exposure. OK, then yeah, I mean, that's
- 10:07great. I mean, 95% renewal rate is, is
- 10:11is fantastic and really impressive.
- 10:12And yeah, must you know, shows that it's shows that it's
- 10:14working. So then, Becky, moving on reason
- 10:17#5. Reason #5 is essentially trust,
- 10:20so you can spend as much time on your own website as you wish.
- 10:26You can spend lots of time talking to these guests before
- 10:29they come, but if their bank flags up that who are you paying
- 10:34here, we don't recognise this transaction.
- 10:36Is this a scam? Instantly they're going to panic
- 10:40and think that you're scamming them out of their money.
- 10:42OK, we offer something called payment protection and this is
- 10:46unique to Simply owners. I'm not sure if any of the other
- 10:48listing sites do something similar, but when owners join,
- 10:53we do our due diligence on them. So we do some ID checks and
- 10:56checking their passports and driver's license, checking their
- 11:00utility bill to know that they actually own the property that
- 11:03the guests are going to be going to.
- 11:05And therefore we can offer the guests the payment protection
- 11:08certificate so they know that their money is safe.
- 11:12If they turn up and that property doesn't exist, that is
- 11:15our fault. So we will pay for the value of
- 11:18their holiday. That because we haven't done our
- 11:21checks properly, we've never had a successful scam on our website
- 11:27in the nine years we've been in business, which not a lot of
- 11:31travel companies can say it's a market rar for scams at the
- 11:35moment. Having that trust is absolutely
- 11:38key to gaining more and more bookings.
- 11:41You can advertise as many places as you like on Facebook and
- 11:44Instagram and wherever you like to advertise your property.
- 11:48But that trust is, is vital. And I know several property
- 11:53managers who go, you know, crazy for a particular brand, WhatsApp
- 11:59or Facebook, and then they've ended up building that trust,
- 12:04but that's taken them years to get that.
- 12:06And this, this payment protection certificate,
- 12:08literally as soon as you'll join, you are protected and the
- 12:12guest is protected. So it's a, you know, it's a
- 12:16benefit to both of you because they know the bookie through
- 12:19somewhere secure. Definitely, yeah, gives you that
- 12:23Peace of Mind. So we've got no Commission or
- 12:26booking fees, direct bookings, of course, owners have full
- 12:31control, more exposure through that amazing SEO work and of
- 12:36course the payment protection. So we've mentioned lots about
- 12:39Simply owners so far, but just give us the blurb, Becky, and
- 12:42tell us how much is it to to list on the platform if people
- 12:45are interested in in getting the properties on there?
- 12:48So if you'd like to join Simply Owners, that's quite possible.
- 12:52Just drop us an e-mail, it's enquiries at simplyowners.net or
- 12:57a phone call. It's 01623343343.
- 13:00We're proud ourselves that there's always somebody at the
- 13:02end of the phone. If nobody answers, we will
- 13:05always ring you back. We're not, you know, a
- 13:08multinational corporation. We are at the end of the phone.
- 13:10If you need help we will help you, please feel free to reach
- 13:15out, give us a call. The flat fee for the year is
- 13:18£298.80. Obviously that decreases if you
- 13:23listed multiple properties. If you want to quote or just
- 13:27want to find out more, please just get in touch.
- 13:30It's been nice to hear from you. Superb.
- 13:33Yeah. And we'll put all these details
- 13:35and links in the show notes. Fantastic.
- 13:39And just I wanted to ask as well, Becky, do you help the
- 13:43owners with the direct booking process?
- 13:46Like for example, when you send them a booking, do you give them
- 13:50advice when it comes to maybe, I don't know, screening guests or,
- 13:54you know, making sure that that book, you know, books direct
- 13:57next time? And did you give them tips kind
- 13:59of on the on the property management experience and side
- 14:02of things? Absolutely.
- 14:05So we have a page on the front end of our website that is for
- 14:12the owners and it answers their, there's a home owner advice and
- 14:17there's a home owner frequently asked questions.
- 14:20So that will kind of guide them through if they need to use a
- 14:24booking contract. There's some examples if advice
- 14:28about taking damages deposits because obviously if you've been
- 14:31used to working with a larger company and they usually take
- 14:34the damages deposits for you, that's something that you might
- 14:37need to negotiate yourself as to whether you are, you know,
- 14:41taking a damaged deposit before people come and how much you're
- 14:44going to return. Again, this is a discussion with
- 14:49the guests, which is why the direct contact is perfect.
- 14:53The trying to think what else we do to help them.
- 14:57We're always at the end of the phone to give them a hand.
- 15:01There's a help console, So if they get into our console and
- 15:07get really stuck, there's a help button there to help them with
- 15:11that. We provide something called a
- 15:14window card and also do free business cards.
- 15:18And so for example, if you're in a property that's got a lot of
- 15:22passing foot traffic, we can send you through a window card
- 15:27that you print out yourself. You pop it in the window of your
- 15:29property and essentially it's AQR code for your property so
- 15:32that they can book with you. And same with the business card.
- 15:35So if somebody's come to your property via a, a different
- 15:39medium and then they would like to return, they can take a
- 15:43business card and on the back of it is the QR code to your
- 15:46specific property. So they will be able to book
- 15:48with you again, but book directly next time.
- 15:52Sounds ideal. Great.
- 15:53We will put all these links and info about Simply Owners in the
- 15:57show notes. Becky, it's been a real
- 15:59pleasure. Thank you for sharing those five
- 16:00reasons why people should be looking at listing sites.
- 16:04Thank you for having me, James, it's been great.
- 16:07Great to chat to Becky Ward there from Simply Owners for
- 16:10less than £300 a year. That could represent a
- 16:13significant saving in Commission fees.
- 16:16Check them out. All right, that's it for today's
- 16:18episode. Remember, this series is
