- 0:29renaming of UK Children's Hospital for New York. Philanthropist, entrepreneur
- 0:35and philanthropist Tom Golisano announced Tuesday that the University of
- 0:40Kentucky and UK Healthcare will receive a historic fifty million

- 0:53nation's largest human resource company for small to medium sized businesses,

- 1:02dedicated to supporting programs for people with intellectual disabilities. Tuesday's
- 1:08announcement from Galisano of funding to six new children's health systems,
- 1:14including UK's, brings his total of lifetime giving to more
- 1:17than one billion dollars. The gift, the largest in UK
- 1:22healthcare history and the second largest to UK, will support
- 1:26the university's mission to improve the health of our states
- 1:29children through access to advanced care, enhancing research to address

- 2:08its children. A promise to extend compassionate care to more
- 2:12patients closer to home will translate his gift into acts
- 2:17of goodness to ensure a healthier, wealthier and wiser Kentucky.

- 13:06is titled Central Kentucky YMCA board approved selling entirety of
- 13:11its High Street property to student housing developer why will
- 13:15seek new downtown location. Yesterday, the YMCA of Central Kentucky
- 13:21Board of Directors voted to move forward with the sale
- 13:24of its High Street property in its entirety to Florida
- 13:28based developer Trammelweb Partners Incorporated. The decision follows a September
- 13:33twenty fourth vote authorizing YMCA leadership to sign a contract
- 13:38with the developer and evaluate two options. One stay on
- 13:42the property and partner with Trammelweb Partners Incorporated to rebuild
- 13:46a new YMCA alongside student housing, or two sell the
- 13:51property outright and pursue a new downtown location. With this
- 13:56week's action, the board selected the second op option, confirming
- 14:01the sale of the High Street property in full and
- 14:04initiating the process to identify future opportunities for the wise
- 14:08downtown presence and long term growth. The board's decision was
- 14:12made with one objective in mind, to secure the wise
- 14:16ability to serve this community well into the future, said
- 14:19Steve Byers, board Chair of the YMCA of Central Kentucky.
- 14:24We're deeply proud of the High Street YMCA's history, and
- 14:27now we have a chance to build upon that legacy
- 14:30in ways that reflect how our community continues to grow
- 14:33and change. The High Street YMCA is expected to remain
- 14:38open through at least March of twenty twenty six, as
- 14:42the y prepares for what's next. The YMCA is one
- 14:48continuing to operate current programs and services at High Street
- 14:52while developing a transition plan to ensure continuity for High
- 14:55Street members after the building closes. Two establishing an ad
- 15:01hoc committee of the Board of Directors to evaluate future
- 15:04opportunities for a new downtown facility. In three, retaining al Isaac,
- 15:10President and founder of NAI ISAAC Commercial Properties to serve
- 15:15in a consulting role and provide guidance throughout the process.
- 15:20The heart of the why has always been the people,
- 15:22said Paula Anderson, President and CEO of the YMCA of
- 15:26Central Kentucky. As we take these next steps, we do
- 15:30so with gratitude, care, and confidence that the Wise Impact
- 15:34will continue to grow in new and meaningful ways for
- 15:37generations to come. Chip Webb, president of Trammelweb Partners Incorporated, added,
- 15:44we have a deep respect for the YMCA's history and
- 15:47its positive impact on communities. As our development plans move forward.
- 15:52We support the Wise decision and look forward to continuing
- 15:56to collaborate as they explore future opportunities to their presence
- 16:01in Lexington. The YMCA will keep members and the community
- 16:05informed as plans develop and provide opportunities for engagement along
- 16:09the way. Our next article comes from the October twenty
- 16:13seventh edition of Business Lexington and is titled Greater lex
- 16:17Greater Impact, written by Tom Wilms. For decades, Central Kentucky's
- 16:23leaders have recognized that individual municipalities can't fully represent a
- 16:28region's multifaceted appeal, its diverse workforce, or its economic potential.
- 16:35That thinking started with Toyota landing in Georgetown in nineteen
- 16:39eighty five. They were the impetus to say, listen, as
- 16:43a large employer, we don't see county lines, and we're
- 16:46going to need to pull workforce from a larger region
- 16:50than just Scott County, said Andy Johnson, chief policy officer
- 16:54at Commerce Lexington. Likewise, if a company comes to Faye County,
- 16:59the entire region benefits. So in order to compete with
- 17:03those much larger million person metros, we need to market
- 17:06ourselves as a region. Local economic development professionals and business
- 17:11leaders have long collaborated informally to attract companies to central Kentucky,
- 17:17but in the past five years the effort has become
- 17:19more intentional and strategic. In that time, public and private
- 17:24sector leaders from across the nine county Greater Lexington Region Bourbon, Clark, Fayette, Franklin, Jessmine, Madison, Montgomery, Scott,
- 17:34and Woodford Counties have worked together on a regional competitiveness strategy,
- 17:39pooling resources to strengthen workforce and economic development, as well
- 17:44as policy alignment. Beginning in twenty twenty one and over
- 17:48the course of a year, a roughly forty five member
- 17:51committee of business, government, education, and community leaders studied the
- 17:56current economic landscape compared to competitor cities in the national average,
- 18:01reviewed the region's strengths and challenges, and crafted a strategy
- 18:05to elevate economic development. The group recognized several clear regional advantages,
- 18:12including access to healthcare, a central and accessible location, relative
- 18:17public safety, the quality of schools and higher education institutions,
- 18:22a comparatively low cost of living, and an overall high
- 18:26quality of life. They also identified pressing challenges, including a
- 18:30shortage of shovel ready land for business development, a lack
- 18:34of affordable housing, insufficient skilled labor, high construction and development costs,
- 18:41and the reality that the region remains less well known
- 18:44to outside audiences. We did a lot of data crunching,
- 18:48looked at how we compared to other metros, and what
- 18:51we found is that on a quality of place standpoint,
- 18:54we were right behind Nashville, Johnson said, but when it
- 18:58came to some of the economic indexes like job growth GDP,
- 19:04workforce attraction, particularly with young professionals, we were below the
- 19:08national average. The group also studied pure regions such as Austin,
- 19:13Texas and Raleigh, North Carolina, where businesses and community leaders
- 19:18were focused on regional efforts to support economic development and
- 19:22talent attraction and where commerce Lexington has coordinated benchmarking visits.
- 19:28The group also looked at comparable cities often considered by
- 19:31site selection consultants and skilled workers looking to relocate, including Indianapolis, Chicago, Cincinnati, Nashville,
- 19:41and Knoxville, as well as competitor regions within Kentucky, particularly
- 19:46Louisville in Northern Kentucky. A common theme we noticed in
- 19:50communities having momentum for job or talent attraction was an
- 19:54intentional strategy around regionalism. Johnson said their success came from
- 19:59a intentional collaboration between business and government leaders on infrastructure, transportation,
- 20:06workforce and housing. Working with a consultant, the committee crafted
- 20:11measurable goals and identified seven action items that would be
- 20:15mutually beneficial to all communities. Key deliverables included the creation
- 20:21of the Greater Le's regional brand in increased investments in
- 20:25place based marketing to external audiences, educating business and government
- 20:31leaders about regional priorities, developing a new talent attraction and
- 20:35retention website and digital marketing campaign, Strengthening connections between employers
- 20:41and students, elevating regional economic development marketing, increasing engagement with
- 20:47national site selectors and key industry targets for job attraction,
- 20:52advocating for federal and state infrastructure investments, improving tax and
- 20:57regulatory policies, and addressing housing affordability. In twenty twenty three,
- 21:03more than one million dollars was raised from the private
- 21:06sector to support the initiative, along with over six hundred
- 21:10thousand dollars secured from local governments. Using a one dollar
- 21:14per person ratio based on local populations, we have almost
- 21:19full participation from local governments in the nine county region
- 21:23following that model, Johnson said, overall, the funding reflects a
- 21:28two to one ratio of business to government contributions in
- 21:31support of the plant's action items. The first visible outcome
- 21:35came later that year with the creation of a regional brand,
- 21:39identity Greater Lex, Kentucky's Bluegrass Region. This brand serves as
- 21:44an umbrella for our initiatives unifying digital talent attraction efforts
- 21:49with economic development marketing. Johnson said. Two new websites further
- 21:54the effort. Look at lex dot com, which targets prospective
- 21:58talent through data, dript and content, and a digital marketing
- 22:02campaign aimed at alumni and frequent visitors and LOCATEINLECS dot com,
- 22:08which highlights regional assets for site selectors and business decision makers.
- 22:14In just six months, campaign impressions increased from seven million
- 22:18to seventeen million. A Talent Attraction digital ad campaign launched
- 22:23in October of twenty twenty four has reached more than
- 22:26four million unique impressions. Marketing focuses on warm audiences of
- 22:31alumni of the region's ten colleges and universities and perspective
- 22:36or recent tourists to the region. Content blends live, work
- 22:41and play messaging in collaboration with visit lex and regional
- 22:45tourism and economic development partners to showcase each community's distinct appeal. Additionally,
- 22:52the new Economic Development digital marketing campaign provides key industry
- 22:57leaders and national site selectors with information about the region.
- 23:01We're giving everyone a common set of talking points, Johnson said.
- 23:05We want leaders across the nine counties to be able
- 23:09to share those advantages. Progress is tracked annually and presented
- 23:14at a regional summit this year on November twelfth, where
- 23:18leaders benchmark job growth, wage increases, GDP digital engagement requests
- 23:25for information and site visits. Earlier this year, the Regional
- 23:29Competitiveness Plan earned gold in the Regional or Cross Border
- 23:34Partnership category at the twenty twenty five IEDC Excellence and
- 23:39Economic Development Awards, while the Look at Le's Talent website
- 23:43received a silver recognition. Local governments in the region are
- 23:47also collaborating on development projects. A notable example is the
- 23:52Menlais Industrial Park, the first public, multi county economic development
- 23:57initiative of its kind in Central Kentucky. The cities of
- 24:01Lexington and Beorea, along with Madison and Scott Counties, are
- 24:05jointly developing a three hundred acre industrial park managed by
- 24:09a newly created Regional Business Development Authority. The site is
- 24:13expected to generate seven hundred to one thousand jobs when complete,
- 24:18with tax revenues shared among participating governments. Regional economic development
- 24:23is a winner for everyone, said Lexington Mayor Linda Gordon
- 24:27in a statement about the project. When Central Kentucky's economy
- 24:31is strengthened, we all benefit. This project will provide good
- 24:35jobs and tax revenue that will allow governments to make improvements.
- 24:40For Johnson, the lessons are clear. Every community has something
- 24:44to offer, and the plan's collaborative structure allows us to
- 24:47showcase each asset, whether it's workforce, infrastructure or cultural appeal.
- 24:53She said. A regional approach ensures that every county can benefit.
- 24:58The next article comes from in the October twenty ninth,
- 25:01twenty twenty five edition of Louisville Business First and is
- 25:04titled thirty seven point five million dollars Mixed used development
- 25:09breaks ground in Portland, bringing one hundred thirty eight apartments
- 25:13to historic site, Written by Joel Stennett. A new multimillion
- 25:19dollar project is coming to Portland. Louisville based Antiseedent Development
- 25:24has begun construction on a thirty seven and a half
- 25:27million dollar mixed use development at one four one six
- 25:30and one four two six Little Street. According to a
- 25:34news release, Anteceedent Development is partnering with Portland Investment Initiative
- 25:39managing partner Gil Holland and local developer Greg Rochman on
- 25:44the project. Developers are renovating one hundred sixty four thousand,
- 25:49six hundred twenty square feet of the historic Liminal buildings
- 25:54into one hundred thirty eight apartments consisting of twenty five
- 25:57studio units eighty two to one bust room twenty seven
- 26:01two bedroom and four three bedroom units. The complex will
- 26:05also feature premium amenities including a fitness center, clubhouse, community room,
- 26:11and outdoor kitchen area, and nearly twenty thousand square feet
- 26:15of commercial space. According to the release, The development as
- 26:19also just steps away from the fifty million dollar Waterfront
- 26:23Park expansion. Antecedent Development is a mission driven commercial real
- 26:28estate firm focused on projects with the potential to create
- 26:31economic development and revitalized communities in mid sized cities in
- 26:36the South, Midwest and Rocky Mountain regions. According to the release,
- 26:41the Liminal project is expected to be completed in twenty
- 26:45twenty seven. Renovating the historic Liminal building is about more
- 26:49than bringing new residencies to the downtown area. It's about
- 26:53honoring the East Portland Warehouse District's industrial heritage while helping
- 26:58to address the city's housing ship, said Cappy Farrington, partner
- 27:02at Antiicident Development, in the release. This project represents a
- 27:07long term commitment to supporting the East Portland Warehouse District's
- 27:10revitalization and ensuring that Downtown continues to grow as a vibrant,
- 27:15inclusive community. The development is another for the Portland neighborhood,
- 27:20joining the sixteen million dollar Painter's Row Project, fifteen twelve
- 27:24Creative Compound, and Delta Foundation's takeover of the former Portland
- 27:29Christian School, among others. Liminal located in the East Portland

- 27:44the area median income. Growing our residential offerings is key
- 27:49to a thriving downtown. Strong edged neighborhoods makes a strong downtown,
- 27:54said Rebecca Fleischecker, executive director of the Louisville Downtown Partnership.
