- 1:07Speaker 2: you an idea. But he's kind of heard.
- 1:09Speaker 1: Of pods, but this is this is the local version

- 1:51Speaker 1: Details online rocklistings dot Com. That's rocklistings dot com. And
- 1:55Speaker 1: what a what a convenient feature that is. If I know,
- 1:58Speaker 1: one of the things that often it seems weird, man,
- 2:01Speaker 1: but one of the things that holds people up from
- 2:04Speaker 1: taking action of selling their house is dreading the move
- 2:08Speaker 1: is like I just oh, it's just so chaotic moving data.
- 2:12Speaker 1: This makes it a whole lot easier.
- 2:14Speaker 2: Yeah, to do the accumulation of things that we probably
- 2:18Speaker 2: don't need. Yeah, they're a detriment for the moving process,
- 2:22Speaker 2: right and now this isn't going to include people coming
- 2:26Speaker 2: in your house and moving items, although they do have
- 2:28Speaker 2: that service available.
- 2:29Speaker 1: This at least helps a bit. It makes a little
- 2:31Speaker 1: more leisurely things that you don't need when you move.
- 2:34Speaker 1: I feel like my wife's going to try and stuff
- 2:36Speaker 1: me in one of these things I don't need at
- 2:38Speaker 1: the next move. Speak of moving. Oh my gosh. This
- 2:41Speaker 1: week's featured listing Cottage Grove, which I feel like deserves
- 2:46Speaker 1: a lot of love because it is a fantastic community's
- 2:50Speaker 1: I feel like with that highway end corridor that you
- 2:53Speaker 1: can get to I ninety four, the belt Line I
- 2:55Speaker 1: ninety you can get anywhere from that little corridor there.
- 3:00Speaker 1: You've got the luxury of rural country living and the
- 3:03Speaker 1: convenience of again access to everything, and you've got a
- 3:08Speaker 1: great listing this week. The featured listing this week is
- 3:11Speaker 1: right in Cottage Grove. Let's talk about this this property
- 3:14Speaker 1: on Saint John Street. Yeah, I agree with you on
- 3:16Speaker 1: Cottage Grove.
- 3:17Speaker 2: You can get down to Milwaukee Johnson Creek, over to
- 3:21Speaker 2: East holl Mall and you know, quickly head down fifty one,
- 3:26Speaker 2: you know.
- 3:26Speaker 1: Yeah, it's a good location. Yeah.
- 3:28Speaker 2: This one is seven twelve Saint John's Street in Cottage Grove.
- 3:33Speaker 2: What I like about it is number one is the price.
- 3:37Speaker 2: It's listed for three hundred and thirty four thousand, nine hundred.
- 3:41Speaker 2: It's three bedroom, two baths, so kind of the go
- 3:44Speaker 2: to that most people are looking for. And the other
- 3:46Speaker 2: go to that a lot of buyers are looking for
- 3:48Speaker 2: is a two car garage.
- 3:50Speaker 1: Yeah.
- 3:50Speaker 2: So this is a half duplex and it's got a
- 3:55Speaker 2: great yard and just you know, pretty good sized flat yard,
- 4:00Speaker 2: pretty good location and a lot of driveway space for
- 4:02Speaker 2: parking vehicles if you decide to do that or play basketball.
- 4:04Speaker 1: Looks like some of the trees they're maturing very nicely,
- 4:07Speaker 1: really really nice, which is trees are something that I
- 4:11Speaker 1: feel like you don't appreciate until you have a good
- 4:13Speaker 1: one or don't have it or don't Yeah.
- 4:15Speaker 2: I went from a backyard that had an amazing tree, yeah,
- 4:18Speaker 2: other than the twigs and the leaves and the little propellers, right, yeah, yeah,
- 4:23Speaker 2: and to not having it, and yeah, you learn to
- 4:24Speaker 2: appreciate it. And this one since the since the home
- 4:27Speaker 2: was built in two thousand, it's had you know, twenty
- 4:30Speaker 2: five years of growing trees and you can you can
- 4:33Speaker 2: see that.
- 4:33Speaker 1: Doing the street view right now too, and it's just
- 4:35Speaker 1: it's just a nice, nice looking property. And Jason Allen,
- 4:39Speaker 1: he is your featured agent for this week's featured listing.
- 4:42Speaker 1: Give mccaffee you want to take a showing, great day
- 4:44Speaker 1: to make that phone call six' eight five one six
- 4:47Speaker 1: seventy one to fifty. That's six'sh eight five one six
- 4:50Speaker 1: seventy one to fifty for Jason Allen with this week's
- 4:53Speaker 1: featured listing again a beautiful house right at seven twelve
- 4:57Speaker 1: Saint John Street in Cottage Grove. Canna get more details
- 5:00Speaker 1: as well online Rock Wisconsin dot com. That's Rock r
- 5:03Speaker 1: O c K Wisconsin dot com. I'm going to talk
- 5:06Speaker 1: this week with Matt about where we stand market wise.
- 5:09Speaker 1: Of course, the most recent numbers coming in from the
- 5:11Speaker 1: month of February. We're going to break down some of
- 5:13Speaker 1: those numbers and get some understanding of what that all
- 5:17Speaker 1: means for perspective buyers and sellers. We'll get all of
- 5:20Speaker 1: that from Matt In just a moment I mentioned to
- 5:22Speaker 1: the website Rock Wisconsin. I haven't mentioned Wisconsin Buyer Agent,
- 5:27Speaker 1: and that is another website that is a really really
- 5:29Speaker 1: cool feature at Rock Wisconsin for people that are looking
- 5:33Speaker 1: to looking to buy a home. It's kind of like
- 5:38Speaker 1: I was going to say, like a dating site. It
- 5:40Speaker 1: feels that feels like I'm cheaping it right there, but
- 5:42Speaker 1: it is. I mean, you do, there's a there is
- 5:44Speaker 1: a relationship that's developed, and it's a nice one stop
- 5:48Speaker 1: shop to really kind of view the profiles, get to
- 5:51Speaker 1: know the agents at Rock Realty, and if you find
- 5:54Speaker 1: one that you connect with. When you find one that
- 5:56Speaker 1: you connect with, you can have a whether it's a
- 5:59Speaker 1: quick internet call or a phone call to really kind
- 6:03Speaker 1: of further that conversation. It's a really cool tool.
- 6:05Speaker 2: Yeah, yeah, I mean Wisconsin Buyeragent dot Com is something
- 6:08Speaker 2: we thought of just to give people an option, you know,
- 6:10Speaker 2: if they want to have a buyer agent to represent them,
- 6:14Speaker 2: to do what's best for them, get them the best price,
- 6:15Speaker 2: all of that. They can go there, look through all
- 6:18Speaker 2: the agents, find one that they kind of match up
- 6:20Speaker 2: well with, or find two or three, request an interview
- 6:23Speaker 2: and then also take advantage of our free storage solution too.
- 6:28Speaker 2: You know, all there sign up for a buyer agent
- 6:30Speaker 2: and then all of a sudden your.
- 6:31Speaker 1: Moves a lot easier. And this is prime. We're in this.
- 6:34Speaker 1: As I know, we're going to look back and kind
- 6:36Speaker 1: of get get the February numbers, but right now, correct
- 6:39Speaker 1: me if I'm wrong, man, this is where we really start.
- 6:42Speaker 1: Things start popping. Things are going to start. We're seeing that.
- 6:45Speaker 2: Yeah, we're definitely seeing a pickup in the market, and
- 6:48Speaker 2: you know, the minute there's warm weather and Wisconsin, things
- 6:50Speaker 2: start changing.
- 6:51Speaker 1: So was that last week Friday we had like that? Really? Really,
- 6:54Speaker 1: I'm going to guess that like when it's in the seventies,
- 6:57Speaker 1: it's really busy, and then like the next day it'll
- 7:00Speaker 1: be in at the thirties or forties and it's back
- 7:02Speaker 1: to Is that is That's interesting.
- 7:03Speaker 2: How the phone kind of blows up when it gets
- 7:06Speaker 2: warm out and then it gets a little quieter.
- 7:09Speaker 1: It is pretty amazing. We're talking about obviously, when we
- 7:11Speaker 1: think real estate day to day is probably not something
- 7:15Speaker 1: you really want to it's it's literally when you're looking
- 7:17Speaker 1: to buy, it's a great time to do it. As
- 7:19Speaker 1: we talk with Matt Heytman of Rock Realty. The telephone
- 7:22Speaker 1: number I mentioned making that call six O eight six
- 7:24Speaker 1: seven three fifty four hundred. That's six O eight six
- 7:26Speaker 1: seven three fifty four hundred. Learn more online Rock Wisconsin
- 7:29Speaker 1: dot com. That's r O c K Wisconsin dot com.
- 7:32Speaker 1: Great app as well, MLS dot rocks backslash app. That's
- 7:36Speaker 1: MLS dot Rocks backslash app app for the app for
- 7:42Speaker 1: your iPhone or your Android phone. And uh, and looking
- 7:45Speaker 1: Matt at some of the numbers, I think, yeah, we
- 7:47Speaker 1: had a really too. Who's h is that? Lindsay that
- 7:51Speaker 1: sends us the pretty.
- 7:52Speaker 2: Graphic little graphic? Yes, good on our Facebook social media
- 7:56Speaker 2: page as Yeah.
- 7:56Speaker 1: I love seeing it because it really makes it very
- 8:00Speaker 1: very nice to see what goes on. And you mentioned
- 8:03Speaker 1: on your Facebook page as well, folks can see it.
- 8:06Speaker 1: Taking a look at some of the stats sold homes
- 8:09Speaker 1: in the market, let's start off with comparing Dane County
- 8:12Speaker 1: twenty twenty fourth to this twenty twenty five for the
- 8:16Speaker 1: month of February. Quite the uptick there.
- 8:18Speaker 2: Yeah, no, it's a good thing. You know, there was
- 8:21Speaker 2: a kind of a lack of transactions for so long.
- 8:24Speaker 2: We're actually seeing a bit of an uptick year over year.
- 8:27Speaker 2: So in February there's two hundred and forty homes in
- 8:31Speaker 2: Dane County that were sold and that's up twenty four
- 8:34Speaker 2: percent compared to February of last year. And then in
- 8:37Speaker 2: Rock County there were one hundred homes sold and that's
- 8:40Speaker 2: up fifteen percent. So good to see those numbers.
- 8:43Speaker 1: Dom which I'm guessing days on market, and that's another
- 8:46Speaker 1: one where it's staying fairly steady, especially in Dane County.
- 8:51Speaker 1: Rock County a little bit more, but still amazing. Things
- 8:55Speaker 1: are still moving fast, aren't Yeah, they're still moving fast.
- 8:57Speaker 2: You know, we are still kind of below the balanced
- 9:02Speaker 2: market of having six months of inventory. However, you know,
- 9:06Speaker 2: some of the days on market have increased. Right in
- 9:09Speaker 2: Dane County there wasn't a big change. I think it
- 9:10Speaker 2: went from like forty four days on market to forty five,
- 9:14Speaker 2: so you know, we are sitting now at a month
- 9:16Speaker 2: and a half versus you know, close to a month
- 9:19Speaker 2: previously because there's just so much lack of inventory. But
- 9:22Speaker 2: in Rock County it really increased. It went up to
- 9:26Speaker 2: fifty one days on the market, so a thirty four
- 9:28Speaker 2: percent increase. So the good news is that you know,
- 9:31Speaker 2: homes are sitting a little longer and buyers have some
- 9:34Speaker 2: options even though we don't have a balance market yet.
- 9:36Speaker 1: It's what's interesting about that you mentioned sitting a little
- 9:39Speaker 1: longer at fifty one days and not quite that balance market.
- 9:43Speaker 1: That is. I think sometimes people say, well, what's going
- 9:46Speaker 1: on there? Realistically, it's healthy, it's moving in, it's moving
- 9:50Speaker 1: in a great direction, but it is still and this
- 9:53Speaker 1: highlights the important that we're talking earlier about the website
- 9:56Speaker 1: Wisconsin buyeragent dot com. It highlights the important of working
- 10:00Speaker 1: with a good agent because fifty one days again, that
- 10:03Speaker 1: house on the market may not it may it may
- 10:05Speaker 1: seem like a while. Comparatively, that's quick.
- 10:08Speaker 2: It's quick, and you know, you have to understand that.
- 10:10Speaker 2: You know, you get an offer accepted and then there's
- 10:14Speaker 2: still a process after that. So you're probably looking at
- 10:16Speaker 2: a good thirty days, but I mean, we can close
- 10:19Speaker 2: as little as ten days to be honest with the
- 10:21Speaker 2: lender we use and such like that. But in general,
- 10:24Speaker 2: you've got a probably another month's time or so after
- 10:27Speaker 2: accepted offer, so you know, you usually have to move
- 10:29Speaker 2: within the first week or two pretty quickly.
- 10:31Speaker 1: You know, I do a show with a with a
- 10:33Speaker 1: friend of mine that does does they build homes from
- 10:36Speaker 1: time to time, and they do a lot of remodeling
- 10:39Speaker 1: as well, and they'd like to do a lot of
- 10:41Speaker 1: a lot of the upfront stuff, the stuff that's maybe
- 10:44Speaker 1: less glamorous, kind of get everything squared away before construction begins.
- 10:48Speaker 1: It seems like with real estate, and I'm going to
- 10:51Speaker 1: ask you about this, getting stuff like you mentioned, like
- 10:54Speaker 1: financing other things and finding that perfect agent. It may
- 10:58Speaker 1: seem at the beginning like want to get out there
- 11:00Speaker 1: and start and start doing it, doing those things. If
- 11:04Speaker 1: you're in that in that position, doing those things earlier
- 11:08Speaker 1: seems to be very advantageous. So when you do find
- 11:10Speaker 1: that home that makes your heart flutter, you've got everything
- 11:13Speaker 1: in line, you can pounce and you're ready to go
- 11:15Speaker 1: like a cab.
- 11:15Speaker 2: I mean, it's a it's a complicated process and it
- 11:18Speaker 2: is things are flying at you right.
- 11:20Speaker 1: Yeah.
- 11:21Speaker 2: So the more you can get locked down ahead of time,
- 11:22Speaker 2: the more confident you can feel and having the right
- 11:24Speaker 2: age and the more confident you can feel and having
- 11:27Speaker 2: the right lending partner that communicates well and having that
- 11:30Speaker 2: backing going into the house that is the.
- 11:33Speaker 1: House of your dreams.
- 11:34Speaker 2: Yeah, you're much more likely to have that success and
- 11:37Speaker 2: get the one that you want.
- 11:38Speaker 1: It's a really great day as we start to start
- 11:40Speaker 1: at this conversation with Matt. Today's a great day to
- 11:42Speaker 1: start that conversation with the team at Rock Realty. You
- 11:45Speaker 1: can learn more online the website Rock Wisconsin dot com.
- 11:47Speaker 1: That's r O c K Wisconsin dot com. Tell if
- 11:51Speaker 1: another easiest thing to do pick up phone Gamma call
- 11:53Speaker 1: six o' eight six seven three fifty four hundred. That's
- 11:55Speaker 1: six o' eight six seven three fifty four hundred. Talking
- 11:58Speaker 1: this week with Matt about some of the number is
- 12:00Speaker 1: where we're standing as we look look into spring now
- 12:02Speaker 1: towards towards spring months with real estate listing numbers and
- 12:06Speaker 1: other other areas as well. Listings are are are a
- 12:12Speaker 1: mixed bag. Yeah, up and Dane and down and yeah, yeah.
- 12:15Speaker 2: I thought that was interesting. And granted February is a
- 12:18Speaker 2: low volume, you know month. However, what we're seeing and
- 12:22Speaker 2: maybe this is correlated directly to the median price, but
- 12:27Speaker 2: you know, new listings that hit the market in Dane County,
- 12:30Speaker 2: we're actually up eight point five percent at four hundred
- 12:33Speaker 2: and seventy new listings, So that's good to see.
- 12:37Speaker 1: Dane County.
- 12:39Speaker 2: Obviously there's a there was some tighter inventory there for
- 12:42Speaker 2: a long time, but surprisingly new listings in Rock County
- 12:46Speaker 2: edged down a bit at fourteen percent. So maybe maybe
- 12:49Speaker 2: those in Rock County are waiting for that slightly warmer weather.
- 12:53Speaker 2: But if you have if you have a house in
- 12:55Speaker 2: Rock County, I'm telling you what, Rock Realty is a
- 12:58Speaker 2: pretty good.
- 12:59Speaker 1: Match for Rock County. So would be happy to sell it, yes, yes, yeah.
- 13:03Speaker 1: And one of the things that I find kind of
- 13:05Speaker 1: surprising too about those about some of those numbers is
- 13:08Speaker 1: when you compare and Dane County is a amazing area,
- 13:12Speaker 1: it's a great you know, Dan County. There's a reason
- 13:16Speaker 1: why people, you know, Madison and the suburbs love it.
- 13:19Speaker 1: Rock County is an amazing community as well, Great county.
- 13:24Speaker 1: I was a little surprised, like I know that that
- 13:26Speaker 1: obviously houses are more affordable in Rock County. I was
- 13:29Speaker 1: pretty surprised when the breakdown of where that median price
- 13:33Speaker 1: is for houses in each of those markets. There's there's
- 13:37Speaker 1: a bit of a contrast there. Yeah.
- 13:38Speaker 2: Yeah, for seventy three seven hundred in Dane County, and
- 13:42Speaker 2: this was last month, of course, but two thirty two
- 13:46Speaker 2: zero sixty, so two hundred thirty two thousand median sale price.
- 13:50Speaker 2: I think that's maybe a little a little low. Maybe
- 13:53Speaker 2: there is a few very small properties that sold, because
- 13:57Speaker 2: in general, if you want a three bedroom, two bath house,
- 14:00Speaker 2: you're you're still looking at the high two hundreds really
- 14:02Speaker 2: in like the Jains area. But you know, you get
- 14:05Speaker 2: down to Beloit, you really get some affordability.
- 14:07Speaker 1: And there are some and people say Beloit Beloit is
- 14:10Speaker 1: there are some that was. Since we've lived in Rock County,
- 14:14Speaker 1: it's become quite the eye opener. There are some just beautiful, beautiful,
- 14:20Speaker 1: great areas in the in the Beloyd area for folks too.
- 14:24Speaker 1: Numbers sold to the uh, we're seeing obviously a ton
- 14:27Speaker 1: of activity on housing sales, aren't we.
- 14:30Speaker 2: Yeah, yeah, we're seeing a pick up there. And I
- 14:33Speaker 2: just think that that's that's good. That's much more, much
- 14:36Speaker 2: more healthy market, right, you know, when there's not as
- 14:39Speaker 2: many transactions happening, you know, it doesn't mean that the
- 14:43Speaker 2: buyers are struggling out there because they obviously don't have
- 14:46Speaker 2: the inventory. And now that now that we're seeing more
- 14:49Speaker 2: homes kind of hit the market, we're seeing more of
- 14:52Speaker 2: a leveling out of you know, that months of supply,
- 14:56Speaker 2: you know, just to give you an idea where we're
- 14:58Speaker 2: at like two point eight months of supply and a
- 15:01Speaker 2: balanced market, it would be six months of supply, but
- 15:04Speaker 2: that was much tighter before.
- 15:06Speaker 1: So very much so. As we talked this morning with
- 15:09Speaker 1: Matt Heyman of Rockrealty, the website Rock Wisconsin dot com.
- 15:13Speaker 1: That's Rock rook Wisconsin dot com. Speaking of real estate,
- 15:18Speaker 1: if you are somebody that's a people person, you love,
- 15:20Speaker 1: love hearing the show, and you really love helping people
- 15:24Speaker 1: achieve goals and dreams, great opportunity at Rock Realty. Check
- 15:27Speaker 1: out my rockstar job dot com. That's my Rockstar job
- 15:32Speaker 1: dot com. All one word. If you are looking for
- 15:35Speaker 1: a really cool opportunity with a great company. I know, Matt,
- 15:38Speaker 1: you guys are always at Rockrealty. We say, are you hiring? Well,
- 15:41Speaker 1: if the great, the right person comes along, it's always
- 15:43Speaker 1: a great time to bring somebody on board, isn't it.
- 15:46Speaker 2: Yeah, we're definitely we're looking for people that want to
- 15:48Speaker 2: do this full time. Yeah, honestly, we just we have
- 15:52Speaker 2: a lot of leads that come in and we have
- 15:53Speaker 2: got a lot of opportunity both buyer and seller to
- 15:56Speaker 2: help agents succeed.
- 15:57Speaker 1: Is it Can it be challenging to find people to
- 16:00Speaker 1: because it seems like real estate is there's there seems
- 16:02Speaker 1: to be this idea for some folks that I'll do
- 16:05Speaker 1: it as a side hustle, which, again, if you're committed
- 16:07Speaker 1: and that's something you're you're looking to do, that's great.
- 16:11Speaker 1: But really that fully committed person that's looking at full
- 16:14Speaker 1: time in finding that right person, is that sometimes a
- 16:17Speaker 1: challenge to find that that perfect person that's that's ready
- 16:20Speaker 1: to make that move.
- 16:21Speaker 2: Yeah, it's a really independent sort of job that takes
- 16:24Speaker 2: self motivation, right, so to find someone that's not only
- 16:28Speaker 2: a people person but detail oriented and then also is
- 16:32Speaker 2: willing to you know, work when you don't necessarily have
- 16:35Speaker 2: to because you don't have a boss looking over your shoulder.
- 16:38Speaker 2: So no, it's a very hard thing to find and
- 16:39Speaker 2: it's amazing when we do though.
- 16:41Speaker 1: It really is that is interesting when you talk about
- 16:43Speaker 1: some of that independences is people. I think people love
- 16:47Speaker 1: that if but you've got to have really have that
- 16:50Speaker 1: that right mindset because I think for a lot of us, oh,
- 16:54Speaker 1: I would love not to have not to have a
- 16:56Speaker 1: boss telling me what to do sounds amazing. Yeah, and
- 16:59Speaker 1: then it's like, but having a boss kind of for
- 17:02Speaker 1: a lot of us as a motivating factor.
- 17:04Speaker 2: I like to say, you can have lunch whenever you want. However, yeah,
- 17:08Speaker 2: they say that, you know, I just want to have
- 17:10Speaker 2: you freedmo schedule. Well, your clients kind of dictate that
- 17:12Speaker 2: a little bit, to be honest.
- 17:14Speaker 1: Yeah, exactly, exactly if you are that type of person though,
- 17:17Speaker 1: And it's a great opportunity to start that conversation with
- 17:20Speaker 1: Matt and the team at Rockrealty again. The website my
- 17:23Speaker 1: rockstar job dot com. That's my rockstar job dot com online. Also,
- 17:27Speaker 1: of course, you can learn more all about Rockrealty their
- 17:29Speaker 1: website rock Wisconsin dot com. That's our ock Wisconsin dot com.

- 17:35Speaker 1: four hundred. That's six o' eight six seven three fifty
- 17:38Speaker 1: four hundred. Will continue a conversation with Matt Heypmen of Rockrealty.
- 17:40Speaker 1: We'll do that next as Ask the Experts continues here
- 17:44Speaker 1: on thirteen ten WIV eight fifty thirteen ten WI b
- 17:48Speaker 1: A and Ask the Experts Hanging out in studio this
- 17:50Speaker 1: morning with Matt heyman. Of course, Matt comes with from
- 17:52Speaker 1: Rockrealty their website Rock Wisconsin dot com. That's Rock r
- 17:57Speaker 1: O c K Wisconsin dot com. By the way, we're looking,
- 17:59Speaker 1: we're talking about job opportunities before the break and just
- 18:03Speaker 1: so people know, Matt was Matt was on vacation recently
- 18:07Speaker 1: and uh had said, Now, was that for work or
- 18:10Speaker 1: was that for was that for something else? You say,
- 18:13Speaker 1: it is a family one. But it's interesting to point
- 18:15Speaker 1: that out. One of the benefits of working at Rock
- 18:19Speaker 1: Realty is there are some great perks and it for
- 18:22Speaker 1: we talked earlier about you know, being kind of an
- 18:25Speaker 1: independence and be very self motivated, you know, very driven,
- 18:29Speaker 1: very motivate, you know, able to motivate yourself and really
- 18:32Speaker 1: being a people person. There are some great rewards and
- 18:35Speaker 1: in that career, aren't there.
- 18:36Speaker 2: Yeah, yeah, absolutely, Like I was in Puntakana. We had
- 18:39Speaker 2: been there two years ago and that was for our
- 18:41Speaker 2: agent incentive trip. So in general, the majority of our
- 18:44Speaker 2: full time agents do qualify for the incentive trip, so
- 18:48Speaker 2: we bring them out to all inclusive trip include the flights, food,
- 18:52Speaker 2: a lot of drinks, and beach time. And no we've
- 18:56Speaker 2: done I think three trips to Mexico and one to Puntakana,
- 18:59Speaker 2: and I was doing some re reconnaissance for another Puntakona trip,
- 19:02Speaker 2: possibly this next February March.
- 19:04Speaker 1: How great is that again, if you are somebody looking
- 19:07Speaker 1: looking to maybe a career change, or maybe you've got
- 19:09Speaker 1: experience in real state, or maybe folks tell you you
- 19:12Speaker 1: know you are a people person, you are really good
- 19:14Speaker 1: at what you're doing. Maybe you want to step it
- 19:17Speaker 1: up and work at Rock Realty. It's a great opportunity
- 19:19Speaker 1: again looking for some great full time people. You can
- 19:21Speaker 1: learn more online my Rockstar job dot com. That's my
- 19:25Speaker 1: Rockstar job dot com. Let's talk about what kind of
- 19:28Speaker 1: is going on in the market. What are what are
- 19:30Speaker 1: you seeing in the office, what are you know, what
- 19:32Speaker 1: are the agents coming back with? We're just kind of overalls.
- 19:35Speaker 1: We kind of broke down the statistics earlier. What's kind
- 19:38Speaker 1: of the real world application of that stuff.
- 19:40Speaker 2: Yeah, you know, seeing stats is one thing, but boots
- 19:43Speaker 2: on the ground is always an everything, right, So it's
- 19:46Speaker 2: always interesting your December, January and February in real estate,
- 19:50Speaker 2: and it's it's always the slowest time of the year.
- 19:55Speaker 2: And I will say this has been our best start ever.
- 19:59Speaker 2: For those three months.
- 20:00Speaker 1: Oh, very cool. That is awesome, And that has to
- 20:03Speaker 1: do with it. Again, I feel like there's gonna be
- 20:05Speaker 1: like work with Matt, work with Matt. But that is
- 20:07Speaker 1: part of I think sometimes people don't fully appreciate until
- 20:12Speaker 1: they're brought in. Is you guys have great tools and
- 20:16Speaker 1: great leads, and we talk about the website, we talk
- 20:17Speaker 1: about the radio show, and we talk about these things
- 20:19Speaker 1: that you're doing for your agents. You're really, as folks
- 20:24Speaker 1: at Rock Realty do, is you're really working to bring
- 20:28Speaker 1: people in. You're really working to bring listings, You're really
- 20:31Speaker 1: working to get those sales done. Is that is a
- 20:34Speaker 1: big that's a big, big deal in the industry, getting
- 20:37Speaker 1: the word out that you've got great you know, we're
- 20:39Speaker 1: going to talk about another featured listening. That's a huge,
- 20:42Speaker 1: huge thing. Yeah.
- 20:43Speaker 2: Early on, we figured out the best way to help
- 20:46Speaker 2: our sellers, help our listings and get them sold for
- 20:48Speaker 2: the best price is to work with the most buyer clients. Right,
- 20:52Speaker 2: So we have three to four hundred new buyers coming
- 20:56Speaker 2: in every month to multiple different sources. You know, we
- 20:59Speaker 2: try to do that from multiple sources, whether they're live,
- 21:03Speaker 2: transferred leads or just people inquiring on the internet, and
- 21:05Speaker 2: that helps us get our listing sold for a good price.
- 21:09Speaker 2: It helps add competition, and it helps that we're kind
- 21:12Speaker 2: of cornering the buy side of the market as well.
- 21:15Speaker 1: What about the U and these are It's something that
- 21:18Speaker 1: that is very apparent in real estate is the art
- 21:22Speaker 1: signs is I I know that you guys got a
- 21:25Speaker 1: really well done lowgo and realize saying do you get
- 21:28Speaker 1: people that that that's kind of their first introduction as
- 21:30Speaker 1: they drove by a house, saw one of your signs
- 21:32Speaker 1: out front and say, hey, I saw I saw a sign.
- 21:34Speaker 1: I want to see this house or we're looking to buy?
- 21:37Speaker 2: Yeah, sure, yeah, that we'll get to calls directly off
- 21:39Speaker 2: the signs. We also have a name name Writers for
- 21:42Speaker 2: our agents, but lately for those top performing agents, we've
- 21:46Speaker 2: been actually making custom signs for them as well, so
- 21:48Speaker 2: that has their their big smiling face and their contact
- 21:51Speaker 2: information so then they get direct calls.
- 21:53Speaker 1: Oh that is really really cool. And as we as
- 21:55Speaker 1: we talk about, you know, working with an agent and
- 21:58Speaker 1: we talk about finding the right agent, that website Wisconsin
- 22:01Speaker 1: buyeragent dot com that opportunity to interview and get to
- 22:03Speaker 1: know your perspective buyer's agent a huge, huge tool for
- 22:07Speaker 1: you in a great opportunity as well. Again Wisconsin Buyeragent
- 22:11Speaker 1: dot Com. That's Wisconsin Buyeragent dot com and Matt. As
- 22:15Speaker 1: we go through all these numbers and just kind of
- 22:17Speaker 1: where we stand, I do sometimes worry that people think
- 22:21Speaker 1: of like, I see these numbers and maybe they're saying,
- 22:23Speaker 1: I don't what does that mean. The great thing is
- 22:26Speaker 1: when you start working with an agent, they will guide you.
- 22:29Speaker 1: A lot of this stuff is stuff that's going on
- 22:31Speaker 1: in the background. Ultimately, all that matters is you find
- 22:34Speaker 1: the perfect house or your house gets the asking price
- 22:37Speaker 1: that you're looking for. And that's really what your agents
- 22:39Speaker 1: do is they they make sure that the client you
- 22:42Speaker 1: are are there to get that to get that job done.
- 22:45Speaker 1: So regardless of markets and we'll obviously it's knowing where
- 22:49Speaker 1: things are is important, but the reality is working with
- 22:52Speaker 1: a great agent, working with a great lender, working with
- 22:54Speaker 1: you know, if you're listing your house, working with a
- 22:56Speaker 1: great agent on that side, that makes all that's really
- 22:59Speaker 1: the most and quite possibly the only factor that really
- 23:02Speaker 1: matters here an ultimate satisfaction and success.
- 23:05Speaker 2: Yeah, yeah, I mean, certainly there's some value online to
- 23:10Speaker 2: seeing the metrics that these websites are pulling together for
- 23:13Speaker 2: you know how much of the house is worth, right,
- 23:15Speaker 2: but all of the things that go into that, whether
- 23:18Speaker 2: or not it's comparing the recently sold to the condition
- 23:21Speaker 2: of the house, the age of the mechanicals, you know
- 23:23Speaker 2: how much it's going to cost, your model, this kitchen.
- 23:26Speaker 2: All those things are input that a buyer agent can
- 23:29Speaker 2: put in there to make sure that you're getting the
- 23:30Speaker 2: house at the right price.
- 23:31Speaker 1: That is really really good information from Matt Heyman of
- 23:34Speaker 1: Rock Real to the website Rock Wisconsin dot com. That's
- 23:36Speaker 1: Rock rok Wisconsin dot com. Before we wrap this morning, Matt,
- 23:40Speaker 1: I do want to revisit this week's featured listing. A
- 23:43Speaker 1: fantastic house seven twelve Saint John's Street and Cottage Grove,
- 23:49Speaker 1: great neighborhood, great community, newer house as well. It's it's
- 23:54Speaker 1: also you mentioned a two car garage. Have you ever
- 23:56Speaker 1: heard anybody say that's too much ground? Yeah? Does that
- 23:59Speaker 1: ever have?
- 24:00Speaker 2: But yeah, people that have a one car one or two,
- 24:02Speaker 2: and then people have a three car one to four.
- 24:04Speaker 1: Yea. So no, it's it's never enough space.
- 24:06Speaker 2: So it's it's awesome that this this is it's a
- 24:09Speaker 2: half duplex at seven twelve Saint John's Street and Cottage Grove.
- 24:12Speaker 2: It's awesome that has three bedrooms and two baths and
- 24:15Speaker 2: also as the two car garage. It's just the perfect
- 24:17Speaker 2: little starter home and it's just a great location. Cottage
- 24:20Speaker 2: grows amazing.
- 24:21Speaker 1: Mentioned two baths to three bedrooms. Is that kind of
- 24:24Speaker 1: the gold standard right now? Is really what people are
- 24:26Speaker 1: I mean, I think of like that that wheelhouse, especially
- 24:29Speaker 1: starter homes, but homes in general. Really that seems to
- 24:31Speaker 1: be what a lot of people are looking for, isn't it.
- 24:34Speaker 2: Yeah, yeah, exactly, And you know the market kind of
- 24:37Speaker 2: tends to stay up where it's you know, the lower
- 24:40Speaker 2: end of the three bedroom, two bath can it can
- 24:43Speaker 2: still be the right price point for like first time
- 24:45Speaker 2: home buyers. So it's interesting over the years, how I've
- 24:47Speaker 2: seen that, you know, the first time home buyers can
- 24:49Speaker 2: still get into that, right But you know there's the
- 24:52Speaker 2: if you get to the four bedrooms and you know,
- 24:54Speaker 2: the three car garages at that point usually you know,
- 24:56Speaker 2: not always if you saved up enough money, but usually
- 24:59Speaker 2: it's a kind of a secon second home for someone.
- 25:01Speaker 1: What about with the benefits of living in a call
- 25:03Speaker 1: the Sack is and this house is and I always
- 25:05Speaker 1: wanted to say Saint John Cork because it is. It
- 25:08Speaker 1: is in a call to Sack, and that is. I
- 25:11Speaker 1: remember having friends growing up. We did not live on
- 25:13Speaker 1: a call to Sack. We lived on a very busy street,
- 25:15Speaker 1: so we weren't allowed near it. But the kids that
- 25:18Speaker 1: grew up, my friends that had lived on those little
- 25:20Speaker 1: call the Sacks, were blessed with.
- 25:23Speaker 2: The second house I grew up in was on a
- 25:25Speaker 2: call Sack, and I absolutely loved it. It's just it's
- 25:27Speaker 2: nice to be out there and not worried about the traffic.
- 25:28Speaker 2: Maybe throw one of those rolling.
- 25:30Speaker 1: Basketball hoops out there, you know, shits some moves. It's
- 25:33Speaker 1: like suburbia. That is a miracle picture and you can
- 25:37Speaker 1: have just that again. All you got to do this morning,
- 25:39Speaker 1: pick up the phone, give Jason Allen a call, say hey,
- 25:42Speaker 1: I want to check out this beautiful house in Cottage Grove.
- 25:45Speaker 1: His telephone number six oh eight five one, six seventy
- 25:48Speaker 1: one fifty. That's six oh eight five one, six seventy
- 25:51Speaker 1: one fifty. You can see this and all the listings
