- 0:47Welcome to the House Planet Mortgage podcast.
- 0:49Our goal is to share everything you need to know about holiday
- 0:52let mortgages and spotlight some of the leading products on the
- 0:55market. Today we're going to discuss the
- 0:57documentation everyone needs when applying for a holiday let
- 1:01mortgage. And with me to discuss this
- 1:03topic and more is Joe Stallard from House and Holiday Home
- 1:06Mortgages. How's it going, Joe?
- 1:08Yeah, great. Thank you.
- 1:09James, how you doing? Very good.
- 1:11Thank you. OK then so documents you're just
- 1:15about to apply. What do you need?
- 1:18Yeah. Well, I think actually we can we
- 1:19can go even back further before you're just about to apply.
- 1:23I think that's one of the the really important things here.
- 1:25It may not seem like the most interesting topic, but actually
- 1:28getting your documentation ready can have a big impact not only
- 1:34on the success or failure of your application, but also the
- 1:36speed of that application as well.
- 1:40OK, so take us back to the start then.
- 1:43So take us through the journey. What What does the normal
- 1:46journey look like when you're applying and what are the
- 1:49documents that you're going to have to supply?
- 1:51Cool. OK, so let's start really
- 1:52simply. Every mortgage application is
- 1:54probably going to need some form of proof of ID.
- 1:57So here typically we're looking at a photo Ida passport or a
- 2:02driving licence. So the thing for people to check
- 2:04around this area really is that they're in date, you know,
- 2:08expired documentation can't work for lenders.
- 2:12So a nice simple one to start with.
- 2:14The next one there as well really is, is your proof of
- 2:17address. So this is typically we like to
- 2:21see a recent utility bill or a council tax bill, crucially with
- 2:26the address that you're actually living at.
- 2:28Often people can forget to move things when they move home or
- 2:31everything like that. And this is really just about
- 2:33making sure that lenders can find you with credit searches.
- 2:37And we're ticking those boxes to do the sort of bare essentials
- 2:40in in getting ready for the rest of the more interesting stuff,
- 2:43really. OK.
- 2:45So we've got the ID, the proof of address, and I mean, you're
- 2:49the expert here, but I'm thinking you've got to prove
- 2:53your income, you've got to get your bank statements ready,
- 2:56maybe your payslips or stuff like that.
- 2:59Yeah, you can almost tell. You might have, might have gone
- 3:01through the process before James.
- 3:03Absolutely. So, you know, there are some
- 3:05lenders out there that will work with no minimum income
- 3:08requirements, but that doesn't mean they don't want to see any
- 3:10documentation. They still want to understand
- 3:13you as a borrower. So for that we'll, you know, for
- 3:16your proof of income, if you're employed, typically it will be 3
- 3:19months latest payslips. If you're new to a job or if
- 3:23you're in a contracting role, they might want to see proof of
- 3:26that contract as well. Now for most lenders, how much
- 3:30you can borrow isn't really determined by these factors, so
- 3:33it's more just them getting to know you and understand you as a
- 3:36borrower rather than this information being used for
- 3:39affordability like it would be with a residential product.
- 3:44I see. So I mean another thing to
- 3:46consider at this point and I am speaking from personal
- 3:49experience here. If you are self-employed like me
- 3:52and you run limited companies, how does this change things a
- 3:57bit? Yeah, absolutely.
- 3:59So for a limited company owner, it will be a latest three years
- 4:04tax calculations and latest three years tax overviews.
- 4:07There are guides on the HMRC website about how to download
- 4:11these. Sometimes your accountant will
- 4:12have them rather than you getting them.
- 4:16If anyone has any trouble, get in touch.
- 4:17We've got guides and stuff we can point people in the right
- 4:20direction with. And maybe your latest three
- 4:23years accounts as well. I'm using three years.
- 4:27You know, that's the sort of standard.
- 4:28There are lenders that will work with less for people who are
- 4:32more, more new to self-employment.
- 4:35But if we can use that as the gold standard, then I think
- 4:37we're in a good place. And likewise for sole traders,
- 4:41you know, we don't have the accounts requirement, but the
- 4:43tax calculations and the tax overview documents, they're
- 4:46going to be what a lender uses to understand your income.
- 4:49I'm having a very similar issue at the moment.
- 4:52I'm trying to apply for a new residential mortgage and because
- 4:56House plan it's only been going for a couple of years, I need a,
- 4:59a friendly lender who's going to look on me favourably and not
- 5:02going to worry too much about the fact that we don't have
- 5:04three years of, of accounts yet. So, so yeah, I, I know this pain
- 5:07all too well. OK, then.
- 5:09So we've got the ID, we've got the proof of address, we've got
- 5:12bank statements, We've talked about what happens if you're a
- 5:15limited company owner. What's next?
- 5:19Yeah. Just to go back and touch on
- 5:20those bank statements, So just a couple of things to raise there.
- 5:23So again, it's typically going to be latest three months bank
- 5:25statements for your current account.
- 5:28If you're moving money into savings accounts or you know
- 5:31might have an account with you know Lloyds and then have a
- 5:35Monzo account which you do your spending from lenders are going
- 5:38to want to follow the transfer of money as well just to
- 5:41understand where it's going. So we sort of say three months
- 5:44for kind of all, all active accounts and bringing it back to
- 5:48the address point as well. We often see that when people
- 5:51move home, they might forget to update bank statement addresses
- 5:54and things like that. Try and get all of this
- 5:56documentation aligned so that it's it's there and there's
- 5:59going to be no questions asked from from a lender or a or a
- 6:02broker. Another thing I've experienced
- 6:05as well, and this is when I was an ex pat borrower and living in
- 6:08Qatar, the lender wanted to know that I was a bona fide employee
- 6:15of the the World Cup organizing committee.
- 6:17So I had to get a letter from my employer on a letterhead paper
- 6:22and signed by the HR director. Is this something you you see as
- 6:27well? I imagine it is.
- 6:28Yeah, a lender's always going to reserve the right to ask for
- 6:32anything throughout the, the application process really.
- 6:35So, you know, if there, there are slightly unusual
- 6:38circumstances or if they have a look at something that's not
- 6:41quite adding up to them, don't be surprised if there's, there's
- 6:43questions. They're not, they're not
- 6:45questioning. Well, they are questioning you,
- 6:46but you know, in a, in a friendly way.
- 6:48They just, they, they're, they, it's a very regulated industry
- 6:52we work in. So actually being able to answer
- 6:55these questions and tick these boxes is really important to to
- 6:58them and they may not be able to proceed without it.
- 7:02And I guess from the lender's point of view, for them, it's
- 7:04all about mitigating risk, isn't it?
- 7:06So whenever something is flagged, it's like, OK, we need
- 7:09to tick that box and, and this is how we're going to tick it.
- 7:11We're going to ask for a letter, we're going to ask for XY and Z.
- 7:14And, and it could be, could be absolutely anything in regards
- 7:18to affordability. What else do lenders want to
- 7:23know apart from just seeing your bank statements?
- 7:27Yeah. So when we look at affordability
- 7:29in the holiday let space, lenders do things in different
- 7:32ways. So the the most common way
- 7:35they're going to work from is if it's a purchase is a projection
- 7:38of that rental income for that holiday let property.
- 7:42So how do you get that? Well, you go to a local or a
- 7:45national holiday letting agent, you give them the details of the
- 7:49property that you're looking to purchase and they will come back
- 7:52to you with a letter. And again, we can template out
- 7:55and share with with your audience, you know, what this
- 7:58letter should look like. But ultimately it should be
- 8:01addressed to the borrowers. It should state the property in
- 8:05question that we're looking to purchase.
- 8:07And then it's going to have a forecasted set of expectations
- 8:11for that property. So they might break it out low,
- 8:15mid and high weekly seasons and each of those weeks will have a
- 8:19different rental value. And then perhaps they'll put in
- 8:22there an idea of how many weeks of the year it would be rented
- 8:26for as well. So that's the most traditional
- 8:30holiday let borrowing affordability model.
- 8:32It looks at low, mid and high weekly rates, averages at that
- 8:36out over a period of the year. And then it's that figure that's
- 8:40going to go on to determine how much you can actually borrow.
- 8:43So you know, not even important for the application.
- 8:46It's absolutely vital for the application because it's the
- 8:48lender that the information that the lenders going to work from.
- 8:51But actually before that for you to understand, you know, can I,
- 8:55can I borrow how much I want to for this property?
- 8:58That's the information we're going to need.
- 9:00Yeah, exactly. You know, you need to know that
- 9:02you're going to make a profit at the end of the day and the
- 9:04lenders certainly want to make sure that you're making a
- 9:06profit. And when you do request that as
- 9:09Sykes Holiday Cottages, I think used to provide that kind of
- 9:13those stats and that data for people.
- 9:15But I think you can just go to a local agency, a local short term
- 9:19rental company and ask them. And generally they'll give you a
- 9:22projection of of what your property can can earn.
- 9:26OK then. So we've got that for the
- 9:27affordability. Anything else?
- 9:29Any other documents that you want to flag before we kind of
- 9:32go to the next stage? I think there's just a couple of
- 9:35other areas. So on affordability, most
- 9:37lenders will use the holiday let affordability model.
- 9:40However, some will use a more traditional buy to let
- 9:43affordability model. So you can still rent the
- 9:46property out on a short term basis.
- 9:48However, rather than using the figures like we just described,
- 9:51they will base it off a traditional rental, a
- 9:54traditional buy to let rental calculation.
- 9:56So in that regard, it's a good, good idea to have a view as to
- 10:02how much that property would rent for as a byte of that.
- 10:05And if we go down one of those lending routes, then either a
- 10:08sort of tenancy agreement ready to go or something like a Nile,
- 10:12a letter, which is a letter from an estate agent stating that
- 10:16this is how much the property is going to run for as a byte of
- 10:18that. That's a really good set of
- 10:20options to have the sort of 3rd and final option I guess for
- 10:25holiday let affordability is looking at it on a traditional
- 10:28residential affordability calculation.
- 10:31So here you know your income that we spoke about earlier and
- 10:35your credit commitments are going to be the driving force
- 10:38and a lender's going to factor in, you know multiple running
- 10:40costs and things like that. So they are fewer and further
- 10:44between those type of lenders, but they are still out there.
- 10:47I did have a lender before. This was when I was in Qatar.
- 10:51They considered the low, medium and high season rental.
- 10:56And I think that just about covered it as far as they were
- 10:59concerned. But then they said it's OK
- 11:01because we've we've seen your salary and we know that you can
- 11:04top it up if there's ever a shortfall.
- 11:05So they considered both. I guess there are lenders who
- 11:09they won't just apply one rigid model.
- 11:11They'll they'll look at the whole ecosystem of the borrower.
- 11:14Yeah. So we call that top slicing in
- 11:16the in the industry. So it's, you know, taking the
- 11:19rental income and if it doesn't quite meet what we need it to,
- 11:21it's looking at your own income situations.
- 11:24And can we, as you use the phrase, top it up.
- 11:27You know, the good thing about the holiday LED industry is it
- 11:30tends to be smaller banks and building societies that lend in
- 11:32this space that you can have a bit more of that dialogue with.
- 11:36There are some that won't entertain that.
- 11:38But again, they're looking for good quality business.
- 11:41So if if you're, if you're a good client with a good property
- 11:44and the numbers aren't quite there, don't let that deter you,
- 11:47you know, do a bit more digging. So provided you've done all this
- 11:51then and everything's been signed off and the lender's
- 11:53happy, you should have a mortgage, right?
- 11:55Anything else to mention? I think for those purchasing,
- 11:58obviously your proof of deposit is a is another key piece.
- 12:01So here is again about lenders understanding and following the
- 12:06trail of money. So if you know, 50K suddenly
- 12:09appears in your bank account, don't be surprised if they're
- 12:12going to ask questions about where that's from, you know, so
- 12:15if it's, if again, you're moving it from account to another, it's
- 12:17be prepared, be prepared to provide those different bank
- 12:21accounts. If it's coming in via a gift,
- 12:23again, you know, depending on the amount, they might want to
- 12:26understand how that that gifter has built up the funds.
- 12:29There might need to be a gift letter to state that the money's
- 12:31coming in as a gift and that person gifting it has no hold
- 12:36over the property or anything like that.
- 12:39So really just getting all all those ducks in a row is going to
- 12:42put you in a great position. Fantastic and if people need any
- 12:47more help and advice they should speak to the experts Joe and the
- 12:51team at House and Holiday Home Mortgages.
- 12:53Where should they go, Joe? Yeah, you can visit us at
- 12:57hhhmortgages.com. Drop me an e-mail at Joe at
- 13:00hhhmortgages.com or the team via Hello at hhhmortgages.com.
- 13:06We can provide examples of those holiday let rental affordability
- 13:09letters if you need to get a credit file and check on your
- 13:13own credit position before applying as well.
- 13:15You know, we've got links to sort of free trials for, for
- 13:18credit reports and stuff like that as well.
- 13:19So don't be afraid to get in touch.
- 13:22Fantastic. We'll put all those details in
- 13:24the show notes. Now recently, Joe, we've had an
- 13:27interest rate cut, the base rate is down to 4%.
- 13:31Have we seen any movement in the holiday let mortgage market?
- 13:36Not really, James, you're going to be disappointed to hear me
- 13:39hear me state, you know, to I guess educate some of your
- 13:43audience slightly. I guess just because there's a
- 13:45base rate cut doesn't necessarily mean there's that
- 13:48knock on impact to to mortgage rates and in particular fixed
- 13:51rates. You know, anyone on a, on a
- 13:53tracker rate will go down. Yes.
- 13:55However, there's more that goes into mortgage rate pricing than
- 13:59aligning it with the base rate. So we haven't really seen much
- 14:03of A drop in that regard as we speak today.
- 14:06You know the best rates are still probably likely to be the
- 14:09highest 4% more in the 5% with sort of 60% loan to value
- 14:15products a bit better than their 75% counterparts.
- 14:20And as ever, if you need a mortgage, if you need to discuss
- 14:22your circumstances, make sure you get in touch with Joe and
- 14:25the team. Joe, thank you for joining us on
