- 0:39Speaker 1: the kind of an overview of the climate kind of
- 0:41Speaker 1: cooling some may say, some may say, well, it's just
- 0:44Speaker 1: compared to what it was previously, maybe cooling, but it's
- 0:47Speaker 1: still red hot. So we'll talk a little bit about
- 0:50Speaker 1: about where things stand there. But uh, a few thanks.
- 0:53Speaker 1: Keep in mind, as we talked about I mentioned the
- 0:54Speaker 1: website Rock Wisconsin dot com have mentioned the website rocklistings

- 1:01Speaker 1: let's actually listening. Let's actually talk about rocklistings dot Com.
- 1:04Speaker 1: Really cool promo you have going on right now for
- 1:07Speaker 1: sellers and buyers things to really help them when it
- 1:10Speaker 1: comes to the moving process. And correct me if I'm wrong, Matt.
- 1:13Speaker 1: For a lot of folks, what holds them back from
- 1:16Speaker 1: buying or selling is simply the active of moving. Sometimes
- 1:19Speaker 1: can slow folks down, can't it.
- 1:20Speaker 2: Yeah, Yeah, I mean I'd say that's the obstacle is
- 1:23Speaker 2: the inconvenience of it, all right, And especially if you've
- 1:27Speaker 2: lived at a place for a while and piled up
- 1:28Speaker 2: as much stuff as you or I have, you know,
- 1:32Speaker 2: having the ability to get a container delivered to your
- 1:35Speaker 2: house and not having to move same day in a
- 1:39Speaker 2: big truck is really important. So we wanted to put
- 1:42Speaker 2: together a promotion to offer that as an included service
- 1:46Speaker 2: for our clients. So, yeah, people are taking advantage of
- 1:50Speaker 2: it signing up at rocklistings dot Com, and we've gotten
- 1:53Speaker 2: really good feedback on not only just the process for
- 1:57Speaker 2: the real estate side of things, but the move itself
- 2:00Speaker 2: and how partnering with Totally spaced Out has really worked
- 2:03Speaker 2: out well for them.
- 2:04Speaker 1: Make the moving days moving days as opposed to one

- 2:18Speaker 1: Listings dot com. Speaking of things that are listed, we've
- 2:21Speaker 1: got a featured listing this week, Billy Shipier, Shiplear.
- 2:24Speaker 2: Shipler, Shipler.
- 2:26Speaker 1: Why did I say Shipleier Shipler?
- 2:28Speaker 2: Have I met Billy? I feel like I believe, I
- 2:31Speaker 2: think yeah in one time.
- 2:33Speaker 1: His name sounds very familiar and he's got a fantastic listing,
- 2:36Speaker 1: and I was absolutely amazed. As we talk about this condo.
- 2:40Speaker 1: It's if I say a Madison condo, people get a
- 2:43Speaker 1: vision of what it is. This is not does not
- 2:46Speaker 1: necessarily fit that vision. It's got the benefits of both
- 2:50Speaker 1: condo ownership but also the benefits of of your own home.
- 2:54Speaker 1: Let's talk a little bit about about this property right
- 2:57Speaker 1: at ninety three Craig Avenue.
- 2:59Speaker 2: Yeah, I mean this is this is my type of condo. Yes,
- 3:01Speaker 2: right ninety three Craig Avenue. It's two bedroom, one bath.
- 3:05Speaker 2: But it's a standalone condo. It's a it's a house,
- 3:09Speaker 2: it's a it's a single family house that is part
- 3:13Speaker 2: of a condominium association, so that you know, get your
- 3:17Speaker 2: lawn mode and you get your snow taking care of
- 3:21Speaker 2: and yet you still have a house. So really big
- 3:23Speaker 2: fan of this one. I think it's perfect for you know,
- 3:26Speaker 2: whether it's a first time home buyer or you know,
- 3:29Speaker 2: someone looking to downsize. You're you're sitting right in the
- 3:33Speaker 2: thick of near west Side Madison, over by Whitney Wayne University,
- 3:37Speaker 2: near Hilldale, Maull and two hundred. Yeah, that started with
- 3:42Speaker 2: the two two hundred and sixty five thousand dollars.
- 3:45Speaker 1: That is the price, and we probably should have led
- 3:47Speaker 1: with that too.
- 3:48Speaker 2: I probably should have led.
- 3:49Speaker 1: You're in a great neighborhood. You're right by Hilldale, You're
- 3:52Speaker 1: right by the bus line, you're right by the campus
- 3:54Speaker 1: you mentioned too. It's a home run if you are
- 3:56Speaker 1: somebody looking maybe that first home or you're looking for
- 3:59Speaker 1: you know, you kids are out of the house and
- 4:01Speaker 1: you're looking for a great place to live again. All
- 4:05Speaker 1: one level, Absolutely fantastic. Yeah. Main Florid laundry, which is
- 4:09Speaker 1: really really cool on this and again that price two
- 4:12Speaker 1: hundred and sixty.
- 4:13Speaker 2: Five poul you're not gonna fine very very low Kondo
- 4:15Speaker 2: fee as well.
- 4:16Speaker 1: Oh yeah, you would point that out as that's and
- 4:18Speaker 1: that's great to hear also, and so you know, I
- 4:20Speaker 1: will hope Billy's phone starts ringing and ringing quick because
- 4:23Speaker 1: his telephone number is six oh eight three seven one
- 4:26Speaker 1: forty six forty. That's three seven to one forty six forty.
- 4:29Speaker 1: Tell them you want to see this house at ninety
- 4:31Speaker 1: three Craig Avenue, all the great greatness of city living
- 4:35Speaker 1: of course with your very very own house. And again
- 4:38Speaker 1: you let somebody else take care of all the all
- 4:40Speaker 1: the maintenance stuff. Again going back to just like the
- 4:42Speaker 1: perfect first home and else the perfect home for for
- 4:44Speaker 1: somebody that may want to spend some time away from
- 4:46Speaker 1: their home and not have to worry about mowing and
- 4:48Speaker 1: other things. So really cool property. Again, this is right
- 4:50Speaker 1: at ninety three Craig ab Give Billy a call to
- 4:52Speaker 1: help number six oh eight three seven one forty six
- 4:56Speaker 1: forty that's three seven to one forty six forty, and
- 4:59Speaker 1: also see it at rock Wisconsin dot com. So question
- 5:03Speaker 1: folks will often ask is cooling. The real estate market
- 5:06Speaker 1: is a cooling. What's kind of going on? What are
- 5:08Speaker 1: the numbers showing, Matt, What are you seeing on the ground.
- 5:10Speaker 2: Yeah, I would say that, you know, we're definitely and
- 5:13Speaker 2: I've talked about this, but we're definitely seeing a leveling
- 5:15Speaker 2: out of the market, which is, uh, it's healthy. Yeah, right,
- 5:19Speaker 2: it's good for buyers. Right I would say that we've
- 5:22Speaker 2: had a lot more buyer interests in the past couple
- 5:26Speaker 2: of months than we've seen and we're also seeing houses
- 5:31Speaker 2: sit on the market a little bit longer.
- 5:33Speaker 1: You mentioned being good for buyers, the market is good
- 5:36Speaker 1: for sellers as well right now. I mean we talk
- 5:38Speaker 1: about you know, things kind of leveling off and and
- 5:41Speaker 1: kind of stabilizing a bit. Is not only is it
- 5:44Speaker 1: great if you're looking to buy? Is is there some
- 5:46Speaker 1: great opportunities out there? But folks that have maybe been
- 5:50Speaker 1: holding back on listing their homes, they would be amazed
- 5:54Speaker 1: at what the type of value that they're that they're
- 5:56Speaker 1: sitting on right now.
- 5:57Speaker 2: I mean, there's been a lot of equity that home
- 6:00Speaker 2: owners have been able to build up over the last
- 6:01Speaker 2: you know, ten to twelve years, let's call it, right,
- 6:05Speaker 2: that that homes have appreciated in price. I think that
- 6:09Speaker 2: you know, if you if you're thinking about selling, it
- 6:11Speaker 2: would be a good time to get that on the market.
- 6:14Speaker 2: I think that, you know, if rates do drop a
- 6:17Speaker 2: little bit over the month, next month or two, I
- 6:19Speaker 2: believe the Fed's meeting what today or tomorrow today? Yeah,
- 6:22Speaker 2: and if if you know, rates do come down to touch,
- 6:26Speaker 2: you're going to have even more buyers coming back into
- 6:28Speaker 2: the market. Right But you know, we are seeing that
- 6:31Speaker 2: homes are staying in the market a little bit longer.
- 6:34Speaker 2: But there's there's there's a nice a nice levelness right now.
- 6:39Speaker 2: There's you know, you can you're you're seeing that home
- 6:43Speaker 2: inspection contingencies are being accepted again, you know, and homeowners
- 6:48Speaker 2: are still getting solid prices for their for their house.
- 6:50Speaker 2: But you know, it all depends on how they price it.
- 6:53Speaker 1: And interesting when you mentioned the interest rates, people sometimes
- 6:55Speaker 1: wonder about level the Fed. If the FED raises are
- 6:57Speaker 1: lowers rates, what does that mean for for my data?
- 7:00Speaker 1: It it that's for banks and that eventually trickles through
- 7:03Speaker 1: the entire system and can see some season pretty saving
- 7:06Speaker 1: it's pretty good savings. So a really really good thing
- 7:08Speaker 1: to be to be aware of and keep an eye
- 7:10Speaker 1: on as well. It's a great time if you're looking
- 7:12Speaker 1: to list. Also great time if you're looking to buy
- 7:14Speaker 1: right now again, you can learn more online Rock Wisconsin
- 7:17Speaker 1: dot com. That's our o c K Wisconsin dot com.
- 7:20Speaker 1: So what are some of the factors that are that
- 7:22Speaker 1: are helping house prices kind of moderate and kind of
- 7:25Speaker 1: kind of level off, Matt, What are we seeing in
- 7:26Speaker 1: that area?
- 7:27Speaker 2: Well, we're seeing some inventories kind of rise a little
- 7:30Speaker 2: bit so that there's more options out there, you know,
- 7:34Speaker 2: to where previous years we would have you know, homes
- 7:38Speaker 2: on the market for less than thirty days and now
- 7:40Speaker 2: we're now we're up pushing closer to forty days, right,
- 7:44Speaker 2: so that buyers can actually go through and see a
- 7:47Speaker 2: couple of homes before making making an offer. And you know,
- 7:50Speaker 2: inventory is compared to you know, last year, we're probably
- 7:53Speaker 2: up about sixteen percent as far as how much inventory
- 7:57Speaker 2: listing inventory is out there for buyers.
- 7:59Speaker 1: One of the things to what we're seeing is kind
- 8:01Speaker 1: of it's it's people may not think as directly related,
- 8:04Speaker 1: but things like you know, as we have a very
- 8:06Speaker 1: strong economy when it comes to job opportunities, we're seeing
- 8:09Speaker 1: wage growth as well. Those type of things as well
- 8:11Speaker 1: are very encouraging for house sales, aren't they.
- 8:14Speaker 2: Yeah. I mean, as we're you know, over the years,
- 8:16Speaker 2: we've seen between four and six percent kind of price
- 8:19Speaker 2: appreciation year over year for homes, and you know, but
- 8:24Speaker 2: we're also people are forgetting that. We're also seeing wage growth,
- 8:27Speaker 2: like you mentioned, and it's kind of averaging around four
- 8:30Speaker 2: percent annually. So people are getting paid more, right, that's
- 8:34Speaker 2: kind of one of those things that's almost demanded with
- 8:36Speaker 2: the inflation that we had seen over the last few years,
- 8:39Speaker 2: and to stay competitive, you know, employers are having to
- 8:43Speaker 2: increase their pay to people and so that does help,
- 8:47Speaker 2: you know, kind of put a floor under the housing
- 8:49Speaker 2: market as well, because if people are getting paid more,
- 8:51Speaker 2: they can afford more and they can buy a more
- 8:53Speaker 2: expensive home.
- 8:54Speaker 1: What is it when we talk about that something when
- 8:56Speaker 1: it comes to pricing on these on homes, obviously there's
- 9:00Speaker 1: going to be some one of the I think one
- 9:02Speaker 1: of the very fascinating things. It's just for folks that
- 9:05Speaker 1: even just are interested in kind of watching and seeing
- 9:07Speaker 1: what goes on in real estate is kind of how
- 9:09Speaker 1: the inner workings work in pricing what exactly when it
- 9:12Speaker 1: comes to pricing. Does this data indicate for folks what
- 9:16Speaker 1: should what should sellers know then about pricing that?
- 9:19Speaker 2: Yeah, I think pricing right now is more important than ever.
- 9:22Speaker 2: You know, the difference between let's say, listing your house
- 9:25Speaker 2: a three ninety nine or four hundred thousand or listing
- 9:29Speaker 2: it a little more attractively at like three seventy five
- 9:34Speaker 2: could be a big, big difference. It could be a
- 9:36Speaker 2: difference between you know, six to eight showings and no showings.
- 9:39Speaker 2: So it's it's super important to work with an agent
- 9:43Speaker 2: to find out exactly where to price your home. The
- 9:45Speaker 2: last thing you want to do is is price it,
- 9:47Speaker 2: price it too high, have it sit there and then
- 9:50Speaker 2: appear stale right and looking at previous sales, looking at
- 9:55Speaker 2: current pending sales, things like that are are that much
- 9:59Speaker 2: more important right now how to price it since we're
- 10:01Speaker 2: in such a kind of level market. If you're in
- 10:03Speaker 2: a level market, you want to have an advantage compared to,
- 10:06Speaker 2: you know, the people down the street that are selling.
- 10:08Speaker 1: You mentioned kind of stale. Like people do pay very
- 10:10Speaker 1: cool attention today is on market, don't they?
- 10:12Speaker 2: They seem to write, I don't you know the online
- 10:15Speaker 2: websites and portals contribute to that because the older the listing,
- 10:20Speaker 2: you know, the further number of next pages you have
- 10:22Speaker 2: to share, yes, right, so you gain less and less interest,
- 10:27Speaker 2: you know, unless you've got to a firm that's actually
- 10:30Speaker 2: pushing it via social media and throwing paid ads at
- 10:33Speaker 2: it like we do people to try to keep people engaged. Right,
- 10:39Speaker 2: But yeah, it it has a natural effect of a cooling.
- 10:43Speaker 1: Period you talk about two bout kind of building that
- 10:46Speaker 1: excitement and keeping keeping things fresh. And that's an important
- 10:49Speaker 1: thing too, is you know, when you're choosing an agent
- 10:51Speaker 1: to work with, I think sometimes you know, buying working
- 10:53Speaker 1: with a buyer's agent, the importance of one that's really
- 10:55Speaker 1: actively working and understands you, but a listing agent as well,
- 10:58Speaker 1: that that's not only going to help you kind of
- 11:00Speaker 1: price things and from the beginning, but really make sure
- 11:03Speaker 1: that that that that effort is sustained that if you know,
- 11:07Speaker 1: you never know, this weekend there may be thirty other
- 11:09Speaker 1: houses just like yours that hit the market and that's
- 11:11Speaker 1: going to affect things. Having an agent that's going to
- 11:14Speaker 1: be that's going to be responsive during that time and
- 11:16Speaker 1: say listen and working with with like Rock Realty for example,
- 11:20Speaker 1: that's going to keep promoting and making sure that your
- 11:22Speaker 1: house is is before people's eyes to get that sale.
- 11:25Speaker 1: That's an important aspect of all. This isn't a matt Yeah, I.
- 11:27Speaker 2: Think you have to act in real time, right and
- 11:30Speaker 2: and not necessarily go off the old data. I mean
- 11:34Speaker 2: they can even go in and looking at current pending
- 11:36Speaker 2: sales to see, you know, which home's gotten accepted off
- 11:40Speaker 2: for how are they priced? Right, We're not going to
- 11:43Speaker 2: know what the sale price was until after closing. But
- 11:45Speaker 2: it's it's a data point, right, And I think that's important,
- 11:48Speaker 2: especially in this market, because you have to bob and
- 11:52Speaker 2: weave as you see what's happening with the market at
- 11:55Speaker 2: the moment.
- 11:55Speaker 1: Use that word data point. By the way, for folks
- 11:58Speaker 1: that in real estate can be a very glamorous, a
- 12:00Speaker 1: very enjoyable fun. We talk a lot about, you know,
- 12:04Speaker 1: the emotion and helping people find that perfect home. There's
- 12:07Speaker 1: also a lot of numbers involved in. I know. One
- 12:10Speaker 1: of the things with with what you guys do a
- 12:12Speaker 1: Rock Realty is work really hard at collecting data, disseminating data,
- 12:17Speaker 1: working on those those points to make sure that that
- 12:19Speaker 1: using not just the reality of this is a great investment.
- 12:23Speaker 1: It's a great place for families, but also it's a great,
- 12:25Speaker 1: great financial choice as well.
- 12:27Speaker 2: Yeah, you know, it's interesting. We're trying to incorporate as
- 12:30Speaker 2: many different things as we can to get to kind
- 12:32Speaker 2: of the best result for our clients. And one of
- 12:35Speaker 2: those things we've always looked at, you know, previous sales
- 12:38Speaker 2: factor in a number of bedrooms, square footage, updates, all that.
- 12:42Speaker 2: Now one of the things that we've tried to start
- 12:44Speaker 2: incorporating is actually taking the data, taking the Excel sheets
- 12:48Speaker 2: and maybe that's even of just a particular subdivision, throwing
- 12:52Speaker 2: it through AI and seeing if they have any trends
- 12:55Speaker 2: that they're identifying too. Oh fa. So yeah, we're we're
- 12:57Speaker 2: doing a few things like that, a little outside the
- 13:00Speaker 2: box to get an idea where we need to be.
- 13:02Speaker 1: For people that don't know, I know this because I
- 13:04Speaker 1: get a chance to talk with you off the aquirit,
- 13:06Speaker 1: you're very For people that I love technology, you're on
- 13:10Speaker 1: a whole other level. I mean that is something though.
- 13:14Speaker 1: For people that don't know, that is something that that
- 13:15Speaker 1: you're very interested in, is using technology, using basically any
- 13:20Speaker 1: tool out there to really improve what you guys do
- 13:23Speaker 1: are doing it Rock Realty. Yeah.
- 13:25Speaker 2: I mean, one of our core values is innovation and
- 13:27Speaker 2: we've always kept that close to heart and it's very
- 13:29Speaker 2: important to us, so we're always trying to stay ahead
- 13:32Speaker 2: of what the latest is. And you know, originally it
- 13:35Speaker 2: was one of the one of the first firms out
- 13:37Speaker 2: there to even you know, procure online leads to one
- 13:40Speaker 2: of the first firms to have their own home search
- 13:43Speaker 2: app right that we use. And now we're incorporating AI
- 13:47Speaker 2: to not only you know, coach our agents, but to
- 13:49Speaker 2: also get better data and better better ideas for clients.
- 13:53Speaker 1: As we talked to about the app and some other
- 13:55Speaker 1: really cool things with Rock Realty. If you haven't had
- 13:57Speaker 1: a chance to download that app, it's MLS dot rocks
- 14:00Speaker 1: slash app. That's MLS dot rocks backslash app. You can
- 14:04Speaker 1: download the app right there the website of course, rock
- 14:06Speaker 1: Wisconsin dot com. That's our ocka Wisconsin dot com. We'll
- 14:09Speaker 1: talk a little bit more with Matt about about the
- 14:12Speaker 1: housing market and of course what we're seeing when it
- 14:14Speaker 1: comes to the overall climate of real estate. We will
- 14:16Speaker 1: do that and look again at our featured listing. We'll
- 14:18Speaker 1: do that next has ask the experts with Matt Heyman
- 14:21Speaker 1: and Rockrelde continues right here on thirteen ten Wui v
- 14:24Speaker 1: A eight fifty one thirteen ten doubu I b A
- 14:28Speaker 1: and ask the experts with Rockrealty hanging out this morning
- 14:30Speaker 1: and studio with Matt Heyman of Rockrealty. The website Rock
- 14:33Speaker 1: Wisconsin dot com. That's our ocka Wisconsin dot Com mentioned
- 14:37Speaker 1: the app before the break, Get a chance download that
- 14:40Speaker 1: whether you have an iPhone or an Android, they have
- 14:42Speaker 1: an app for both platforms against MLS dot rocksbackslash app.
- 14:46Speaker 1: I mentioned Rocklistings dot Com. Great website. There another one
- 14:50Speaker 1: that we haven't mentioned yet, and we talk about innovation,
- 14:52Speaker 1: technology and kind of moving things forward. Wisconsin Buyer Agent
- 14:56Speaker 1: is a cool concept and I think it's a to
- 15:00Speaker 1: Rock Realty and that you have a chance to get
- 15:02Speaker 1: to know the agents at Rock Realty. They've got nice bios,
- 15:05Speaker 1: great information. You can schedule an appointment as well, whether
- 15:08Speaker 1: it's a phone chat or a video chat with the agents,
- 15:11Speaker 1: kind of interview them before you choose one. Just head
- 15:13Speaker 1: on over to Wisconsin Buyeragent dot com. That's Wisconsin buyer
- 15:17Speaker 1: agent dot com. Anyone that's ever bought a home or
- 15:19Speaker 1: listed their home knows that that relationship with your with
- 15:23Speaker 1: your real estate agent is really really important, having a
- 15:25Speaker 1: good connection and that Wisconsin buyer agent can really help
- 15:28Speaker 1: you make a great decision. And Matt as we talk
- 15:31Speaker 1: about making great decisions, and one of the things I
- 15:34Speaker 1: saw one of the notes for buyers says, seize the day.
- 15:37Speaker 1: And that's really important, isn't it to kind of be
- 15:40Speaker 1: in the moment and be ready to go when when,
- 15:42Speaker 1: when the opportunity presents.
- 15:44Speaker 2: Itself, right, Yeah, on the buy side, you mean, yeah,
- 15:46Speaker 2: for buyers, Yeah, yeah, definitely, it's important to do your
- 15:50Speaker 2: homework and your legwork beforehand, have everything in order, right,
- 15:55Speaker 2: have gotten not only preapproved, but maybe even gone a
- 15:58Speaker 2: little bit further. You know, in the underwriting process. You
- 16:00Speaker 2: can do things like that so that when you submit
- 16:03Speaker 2: an offer, it shows that you are very prepared. You've
- 16:07Speaker 2: you're a seasoned buyer at this point because you've done
- 16:11Speaker 2: the homework on the back end. So being prepared to
- 16:15Speaker 2: go in and make an offer on the home of
- 16:18Speaker 2: your dreams right is super important. I think that you
- 16:22Speaker 2: know that also includes like going on a few showings,
- 16:25Speaker 2: even if it's not the perfect home, so you can
- 16:26Speaker 2: get an idea of what your priorities are.
- 16:28Speaker 1: I you know, I always encourage people to go to
- 16:30Speaker 1: rock Wisconsin dot com, even if they're not looking to
- 16:32Speaker 1: buy or even if they're not looking to sell. But
- 16:33Speaker 1: it does I think some of it. One. I find
- 16:35Speaker 1: it a lot of fun to just to peruse. But
- 16:37Speaker 1: I do think, as you mentioned, kind of having you know,
- 16:41Speaker 1: whether it's looking at houses that you may not even
- 16:43Speaker 1: necessarily be exactly what you're looking for, to get a
- 16:46Speaker 1: feel for it. Kind of tracking this stuff too is
- 16:49Speaker 1: fun as well to kind of because you don't know
- 16:51Speaker 1: what you don't know, and you don't know what you're
- 16:52Speaker 1: gonna like until you see it. You don't know what
- 16:54Speaker 1: you hate until you until you see it, and kind
- 16:56Speaker 1: of following following along on the website rock Wisconsin dot com,
- 17:00Speaker 1: I can really give you a good base so when
- 17:01Speaker 1: that day does come, you've got you've got a little
- 17:03Speaker 1: background information and understanding the market. What about speaking of
- 17:06Speaker 1: background information in the markets, one of the things that
- 17:09Speaker 1: is fascinating about real estate is the changing market is
- 17:11Speaker 1: it's fluid. It's never it's never sat in stone. And
- 17:14Speaker 1: that's an important as we talk about, you know, checking
- 17:17Speaker 1: in at the website, and of course working with a
- 17:18Speaker 1: good agent, really having somebody to communicate will and well
- 17:22Speaker 1: with and understanding that the markets are changing and being
- 17:25Speaker 1: being responsive and proactive to that.
- 17:28Speaker 2: Yeah, I mean, especially in Wisconsin, you know, April in May,
- 17:32Speaker 2: the market's a lot different than September October, right, you know.
- 17:35Speaker 2: And I've said on the show before that, you know,
- 17:37Speaker 2: I think every time I've ever purchased a home personally,
- 17:40Speaker 2: it's been in October. No, I think that there's an opportunity,
- 17:44Speaker 2: especially for buyers to go in and have a little
- 17:50Speaker 2: bit of negotiation room. Right right now, we're seeing a
- 17:53Speaker 2: lot of offers that are getting submitted below listing price,
- 17:56Speaker 2: right you know. A lot of times they're not way below.
- 17:59Speaker 2: It's not like it's this huge discount, but it's an
- 18:02Speaker 2: opportunity right now. And I think buyer, the savvy buyers
- 18:05Speaker 2: are realizing, Hey, if I can get in now and
- 18:08Speaker 2: I get the right house, the refinance can happen in
- 18:11Speaker 2: the future.
- 18:12Speaker 1: What about And I want to ask you too about
- 18:14Speaker 1: that real quick, as we're kind of looking towards October
- 18:16Speaker 1: and fall, and it is and you mentioned every you know,
- 18:19Speaker 1: the houses you bought typically in October It is really
- 18:23Speaker 1: just a little tip if if somebody's been kind of
- 18:25Speaker 1: on the sidelines, are kind of looking for that right moment.
- 18:28Speaker 1: It is a really great time right now, isn't it.
- 18:30Speaker 2: Yeah. No, we have a number of available listings right now,
- 18:34Speaker 2: and they're awesome homes. We talk about them here on
- 18:36Speaker 2: the radio, and it's just it's surprising that some of
- 18:39Speaker 2: them are still still available, to be honest. So I
- 18:42Speaker 2: think a lot of people rushed in in before September
- 18:46Speaker 2: so to try to get in the home before the
- 18:48Speaker 2: kids go back to school. And then I think that
- 18:51Speaker 2: right now that buyers are going to come back out
- 18:53Speaker 2: soon if the rates drop and so over the next
- 18:55Speaker 2: month month and a half, we're going to see an
- 18:57Speaker 2: increase in the buyer pool. However, if you act now
- 19:01Speaker 2: before those buyers hit the market, then you have an
- 19:04Speaker 2: opportunity as a buyer.
- 19:05Speaker 1: We're in a really nice window right now. It's a
- 19:07Speaker 1: great time. But thinking about looking at a new home,
- 19:09Speaker 1: great day to give them a call it Rock Realty

- 19:13Speaker 1: oh eight six seven three fifty four hundred. Of course

- 19:27Speaker 1: but I did want to ask you to, uh, Matt,
- 19:29Speaker 1: as we as we kind of take all of these
- 19:31Speaker 1: you know, people I hope are kind of getting the
- 19:33Speaker 1: understanding of there's a lot to real estate. And one
- 19:37Speaker 1: of the great things about working with a really good
- 19:38Speaker 1: agent is they're able to kind of kind of break
- 19:41Speaker 1: it down, if that makes sense, Like there's a lot
- 19:44Speaker 1: of different factors going on and understanding like this is
- 19:47Speaker 1: why we this is why we'll make this offer, this
- 19:50Speaker 1: is why we're setting this price for listing. Agents do
- 19:53Speaker 1: a lot of work that people don't always fully appreciate.
- 19:55Speaker 1: There's a great value there. There's also a great value
- 19:58Speaker 1: in kind of having that that really good relationship working
- 20:01Speaker 1: relationship with yourself and your agent. And I think of
- 20:03Speaker 1: things like the Buyer Agent Wisconsin buyer agent dot com.
- 20:06Speaker 1: What a great opportunity is that that is for folks
- 20:09Speaker 1: to find somebody that they really connect with them work
- 20:11Speaker 1: well with.
- 20:11Speaker 2: Yeah, exactly, And you know that that site can be
- 20:14Speaker 2: used for listing as well. You know, and you can
- 20:16Speaker 2: go through and see if there's there's a right fit
- 20:18Speaker 2: for you. Maybe there's two or three that you're you're
- 20:21Speaker 2: thinking about interviewing, and you can just request an interview
- 20:24Speaker 2: on there, whether it's an in person or a video meeting.
- 20:27Speaker 2: Pretty easy, you know, no pressure, and there's chat with
- 20:31Speaker 2: it one or two agents and see which one do
- 20:33Speaker 2: you jive with? Right because being in this market, this
- 20:38Speaker 2: market's different than the other markets. Yeah, sometimes similar, but
- 20:42Speaker 2: you know, always different. So even if you've been through
- 20:44Speaker 2: this a number of times, this is your fourth transaction
- 20:47Speaker 2: in real estate, it's really important to you know, find
- 20:49Speaker 2: the right person that's got the the boots on the ground,
- 20:52Speaker 2: that knows exactly what's happening.
- 20:53Speaker 1: It's a really great day to start that relationship. Tele
- 20:55Speaker 1: for number six so eight six seven three fifty four hundred.
