- 0:01Hey guys, back for another one. To continue,
- 0:05Trump cards the elements of the deal. Next section
- 0:08is protect the downside and the upside will take
- 0:10care of itself. Trump says, people think I'm
- 0:13a gambler. I've never gambled in my life. To
- 0:17me, a gambler is someone who plays slot machines.
- 0:20I prefer to own slot machines. It's a very good
- 0:22business being in the house. It's been said that
- 0:25I believe in the power of positive thinking.
- 0:26In fact, I believe in the power of negative thinking.
- 0:29I happen to be very conservative in business.
- 0:32I always go into the deal anticipating the worst.
- 0:35If you plan for the worst, if you can live with
- 0:38the worst, the good will always take care of
- 0:40itself. The point is that you can't be too greedy.
- 0:45If you go for a home run on every pitch, you're
- 0:48also going to strike out a lot. I try never to
- 0:52leave myself too exposed, even if it means sometimes
- 0:55settling for a triple, a double, or even, on
- 0:58rare occasions, a single. So we see here, contrary
- 1:01to popular belief, that Trump is not at all risk
- 1:07-seeking. He's on the opposite, risk -averse.
- 1:10He is careful about the downside. He worries
- 1:14about things not going according to plan. He's
- 1:16aware that things can go off plan. And that enables
- 1:22him to plan accordingly and to make proper decisions.
- 1:30Being too positive or only thinking about the
- 1:37upside makes you take wrong turns and wrong decisions.
- 1:44It's pretty clear how... Focusing on the downside
- 1:52or the downside in general should take more of
- 1:56your attention. Warren Buffett says, for example,
- 2:00that it takes 20 years to build a reputation
- 2:04and 20 seconds to ruin it. So, of course, you
- 2:08want to be much more careful with the downside.
- 2:14And as Trump says, the upside will take care
- 2:16of itself. Here's going to give a specific example.
- 2:19One of the best examples I can give is my experience
- 2:22in Atlantic City. Several years ago, I managed
- 2:25to piece together an incredible site on the boardwalk.
- 2:28The individual deals I made for parcels were
- 2:31contingent on my being able to put together the
- 2:33whole site. Until I achieved that, I didn't have
- 2:36to put up very much money at all. Once I assembled
- 2:39the site, I didn't rush to start construction.
- 2:41That meant I had to pay... They're carrying charges
- 2:44for a longer period. But before, I spent hundreds
- 2:47of millions of dollars and several years on construction.
- 2:50I wanted to make sure I got my gaming license.
- 2:52I lost time, but I also kept my exposure much
- 2:56lower. When I got my licensing on the Broadwalk
- 3:00site, Holiday Inns came along and offered to
- 3:02be my partner. Some people said, you don't need
- 3:04them. Why give up 50 % of your profits? But Holiday
- 3:08Inns... also offered to pay back the money I
- 3:10already had in the deal to finance all the construction
- 3:13and to guarantee me against losses for five years.
- 3:16My choice was whether to keep all the risk myself
- 3:18and own 100 % of the casino or settle for a 50
- 3:21% stake without putting up a dime. It was an
- 3:25easy decision. Here, Trump basically explains
- 3:29why going 50 -50 and having zero risk made more
- 3:35sense than going 100%. All the profits, but also
- 3:39all the risk. Because it's almost a no -brainer
- 3:43to maybe limit the upside if you put the downside
- 3:49to zero. And that made sense for him. And then
- 3:55he's going to contrast this with... With Hilton,
- 3:58what Hilton did. Baron Hilton, by contrast, took
- 4:01a bolder approach when he built his casino in
- 4:03Atlantic City. In order to get open as quickly
- 4:06as possible, he filed for a license and began
- 4:09construction on a $400 million facility at the
- 4:12same time. But then, two months before the hotel
- 4:14was scheduled to open, Hilton was denied a license.
- 4:17He ended up selling to me at the last minute
- 4:20under a lot of pressure and without a lot of
- 4:22other options. And then Trump renamed the facility
- 4:25Trump's Castle. And it was a successful operation.
- 4:30And basically Trump waited, didn't put a lot
- 4:35of money up front, wanted to have all the permits
- 4:38in place before investing, and even then had
- 4:42a partner that accepted to take a lot of the
- 4:46risk for half of the profit. And that's how he
- 4:52operated on his side. put all the costs up front
- 4:57and were prevented from operating, they didn't
- 5:07get the license. They put a lot of money down.
- 5:11They wanted to go quickly. So they were more
- 5:14looking at the upside, but they ignored the outside.
- 5:19And Trump came out on top in this exchange. So
- 5:27basically summarize, protect the downside and
- 5:31the upside will take care of itself.
