- 2:18before. So my presentation today is buyer your
- 2:22real estate banker, how to cut out the bank's
- 2:24mortgage or finance companies and become your
- 2:26own source of financing using high cash value,
- 2:29dividend paying, whole life insurance. So who
- 2:36can benefit from today's session? Basically anybody
- 2:39involved in the world of real estate investing,
- 2:42whether you're a wholesaler, flipper, rehabber,
- 2:45syndicators, whatever your thing is, if it's
- 2:47real estate related, then there's probably an
- 2:49application here. So I'll start out with a little
- 2:53quote. and see if you can guess who said it.
- 2:55Just throw it in the chat there if you think
- 2:59you know it. A banker is a fellow who will lend
- 3:01you his umbrella when the sun is shining, but
- 3:03wants it back the minute it begins to rain. Something's
- 3:10making me think Mark Twain. Ah, there you go.
- 3:13Mark Twain it is. Good job. Yeah, exactly. And
- 3:21isn't that true, right? It's pretty easy to get
- 3:24lending when you don't necessarily need it, a
- 3:27lot harder to get it when you do. Everybody,
- 3:30I'm sure, is familiar with that. My name is John
- 3:33Ensley. I am a president of Jay Ensley Financial,
- 3:37my firm, which was launched in 2012. I hold a
- 3:41chartered financial consultant designation from
- 3:43the American College of Financial Services. I
- 3:45am a fiduciary financial planner. And today's
- 3:49agenda, I'm going to cover a little bit of my
- 3:51story and my experience with real estate. We're
- 3:53going to talk about something called bank on
- 3:55yourself and how we can use bank on yourself
- 3:58combined with real estate investing. And it's
- 4:00like adding nitro and glycerin together with
- 4:03your investment activities. We'll cover six specific
- 4:07real estate investing techniques that you can
- 4:10use the strategy with. And then, of course, real
- 4:14life examples of how it might work. So sometimes
- 4:19the journey of 1 ,000 miles begins with falling
- 4:22flat on your face. So briefly, I'll just give
- 4:25you my story a little bit. Way back in the late
- 4:2990s, I was with a company, had an employee stock
- 4:32ownership plan. If you remember the late 90s,
- 4:35it was pretty exciting time. We were going to
- 4:37do an IPO and we were all going to be just amazingly
- 4:40rich at the end. And of course, the tech bubble
- 4:43burst in the early 2000 and all of that went
- 4:48away. No IPO, it all fizzled away. I left that
- 4:53company, I had a little bit of money left in
- 4:55that ESOP plan and I did some calculations and
- 4:58decided that I was going to be exposed to too
- 5:00much tax later on to leave it where it was. I
- 5:04pulled that money out and I decided to develop
- 5:07a little five lot subdivision in Southwest Washington
- 5:10State. And my plan was to build spec homes on
- 5:14each of these lots. And of course, if you remember
- 5:17the early 2000s, the mid 2000s, it was an exciting
- 5:21time if you were in the real estate world. And
- 5:23so I had appraisals that these properties were
- 5:25gonna be worth a small fortune as I built them.
- 5:28And this grainy photo that you see here in this
- 5:31slide is the first of those spec homes. And this
- 5:34is about the point I had that home built in 2008.
- 5:42As the market collapsed, I made some really bad
- 5:47decisions and borrowed money and tried to save
- 5:49the project, but in the end, it wasn't saved.
- 5:54In the end, it turned out to be a disaster, so
- 5:59to speak. When the smoke cleared, I'm actually
- 6:03grateful for the experience. Those were some
- 6:04dark times for me, but when the smoke cleared,
- 6:07I had a wake -up call. And I went on this journey
- 6:11of self discovery is what I call it. And I started
- 6:13reading everything I could get my hands on. I
- 6:17often joke with clients that if I could get everyone
- 6:20to read and understand the 20 or so books on
- 6:22the screen, all they'd really need me for is
- 6:24to push some paperwork around. But I went on
- 6:27this journey of self discovery and I learned
- 6:29a few things. And one of the first things I learned
- 6:32is I had to change the way I thought. about money,
- 6:34economics, the financial system. The other thing
- 6:38I discovered was what I now call the banking
- 6:40function, and the reality is we are all in the
- 6:43banking business, whether we like it or not,
- 6:45because we all are involved with saving, borrowing,
- 6:47and investing, and essentially that is the banking
- 6:50function. I learned that there's some silent
- 6:53forces killing our wealth. Things like taxes,
- 6:56fees, crises, crashes, inflation, debt interest.
- 6:59I call these money monsters. And controlling
- 7:02the money monsters is really the key to a financial
- 7:05plan because if we don't control the money monsters,
- 7:08we're really just relying on luck. So the question
- 7:12I was asking myself back then was how can I protect
- 7:15myself? from these things. Is there a system?
- 7:18Is there some way of kind of creating a barrier
- 7:21between me and this chaotic experience that I
- 7:25had had so far? And I discovered something called
- 7:28bank on yourself. I was on a webinar late one
- 7:32night and this advisor was walking through an
- 7:35example that had a home equity and a couple and
- 7:38they had this insurance policy. And it was the
- 7:41first time I had really been exposed to the idea
- 7:43that life insurance could be something other
- 7:46than a death benefit. that there could be some
- 7:48other uses for it. At the time, I really hated
- 7:51life insurance. I hated the idea of being worth
- 7:53more dead than alive, which was a terrible attitude
- 7:55to have, but that was my mentality at the time.
- 7:58So I really paid attention because this was something
- 8:00brand new for me. And somewhere along the way,
- 8:03he uttered the words infinite banking or bank
- 8:06on yourself. And that led me down that path.
- 8:09And I discovered that basically it's a system
- 8:13for saving, borrowing and investing. And the
- 8:15machines that power that system are properly
- 8:17designed life insurance products. So the other
- 8:21thing I learned is there's another asset class
- 8:23that combined with bank on yourself can be very
- 8:26powerful. And I'm guessing everyone watching
- 8:28this is very familiar with that one, right? real
- 8:32estate investing. So that's what we're gonna
- 8:33focus on today. So as I mentioned, what is bank
- 8:36on yourself? Bank on yourself is first and foremost
- 8:39a financial philosophy. It's a mindset and it
- 8:42centers around the concept of safety, staying
- 8:45in control and creating passive income. Bank
- 8:49on yourself is also a system for saving, borrowing
- 8:52and investing and it happens to be a better system
- 8:55compared to the conventional banking system we're
- 8:57all familiar with. So the machine that powers
- 9:00that system is high cash value, low commission,
- 9:04dividend paying, whole life insurance. The other
- 9:07unique thing is that this bank on yourself system
- 9:09can integrate and enhance other forms of investments
- 9:13like real estate investing. So one of the common
- 9:17misconceptions or the things that happen is that
- 9:19we'll compare using a whole life insurance policy
- 9:22or banking on yourself or infinite banking. There's
- 9:24lots of names that it's been called, but that's
- 9:26the concept to real estate investing or to a
- 9:30stock market investment or to something else.
- 9:32But the reality is these policies act as a platform
- 9:36that facilitates. or is a catalyst for other
- 9:40types of investing. So it's not a matter of this
- 9:43or that. It's a matter of both and. We can use
- 9:46these policies and bank on ourselves both and
- 9:50for in real estate investing. And when you combine
- 9:52the two together, they catalyze like nitroglycerin
- 9:55and can really explode your investing results.
- 10:00So let's focus on the cost of financing. Right
- 10:03now, bank financing on investment properties
- 10:06rates are up 8 plus percent is what I'm seeing,
- 10:09maybe a little above, a little below that. requires
- 10:12larger down payments. The monthly payments you
- 10:15don't control, the banks dictating you're going
- 10:17to pay this much over this many years at this
- 10:19rate of interest, and a lot of the profits are
- 10:22going to the banks even though you're maintaining
- 10:24all the risks. So the true cost is more than
- 10:28just what we can capture in interest rate numbers
- 10:31or things like that. But from a pure cost standpoint,
- 10:36we can look at an example. So I pulled a online
- 10:39amortization calculator, $100 ,000 loan over
- 10:43a 30 -year term at 8%. This is how that works
- 10:47out. The payment is about $7 .33 per month. And
- 10:50what I did as I calculated is let's say we took
- 10:52this 30 -year loan and we paid it off in the
- 10:55seventh year. At seven years, we would have paid
- 10:58$54 ,110 of interest. Now, if you look at the
- 11:03total interest over 30 years, it's 164 ,000,
- 11:07but even in the first 10 years, we're obviously
- 11:09paying a significant chunk of that. The cost
- 11:12of financing is significant, and yet for real
- 11:16estate investing, we tend to use leverage quite
- 11:19a bit. We're going to use this as a comparison
- 11:22going forward. What if there was this place where
- 11:27you could park your cash, where it would grow
- 11:29by a larger amount every single year for the
- 11:32rest of your life, no matter what was happening
- 11:34in the stock or real estate markets? What if
- 11:37you could borrow that same 100 ,000 that we just
- 11:39looked at in the loan calculator and repay it
- 11:42at the same level, $733 a month over the same
- 11:46seven -year period? But instead of $54 ,000 of
- 11:50interest, you could cut that almost in half to
- 11:52$23 ,000 of interest. That would be pretty appealing,
- 11:56I think. Plus, while you were paying it back
- 11:59over that seven years, that policy would grow
- 12:02an additional $35 ,000 in the background on the
- 12:05same money, even though you had borrowed it out.
- 12:08You can see that the arbitrage there is the difference
- 12:12between $23 ,000 and $35 ,000, and the opportunity
- 12:16cost is the difference between the $54 ,000 and
- 12:18the $23 ,000. There are lots of opportunities
- 12:21here for advantages. over a lifetime is gonna
- 12:28grow five to six times, depending on your age
- 12:32and so forth. It could be a little more than
- 12:34that. It could be a little less than that. But
- 12:35regardless of whatever's happening in the markets,
- 12:37if you do absolutely nothing, the 100 ,000 that
- 12:41you have in this special place can grow to five
- 12:44to 600 ,000 plus whatever profit you made on
- 12:48the real estate deal at the same time. So you're
- 12:51getting both the effect of the growth in the
- 12:53policy and the real estate deal. Plus, guess
- 12:56what? There's a contract that if you die, your
- 12:59family will get to pay out two to three times
- 13:01your investment. It'll essentially self -complete
- 13:03your investment activity if something happens
- 13:06to you. Plus, we get these other benefits. We
- 13:09have asset protection from creditors if you get
- 13:11sued. We have a whole myriad, a whole list of
- 13:15tax advantages that could come into play. It's
- 13:17private. It's a private contract between you
- 13:19and an insurance company. There's no credit reporting,
- 13:22for instance. There's nothing like that, so it's
- 13:25very private. And it comes with some healthcare
- 13:27advantages, chronic critical and terminal illness
- 13:31coverage and things like that. So we're getting,
- 13:33if there was this special place, we're getting
- 13:35a whole lot of different jobs for our money to
- 13:39do by putting it there. So you probably know
- 13:42where I'm going with this. Does something like
- 13:44this actually exist? Yes, it does. In my view,
- 13:48there's no vehicle that works better for real
- 13:50estate than a properly designed, modernized,
- 13:52high cash value, low commission, dividend paying,
- 13:55whole life insurance policy.
