- 0:11Speaker 1: Hello and welcome to the Property Unleashed podcast with me your host, Mark Fitzgerald, and today I am joined by a special guest.
- 0:18Speaker 1: I have Danny Sterling joining me.
- 0:21Speaker 1: Welcome to the show, Danny.
- 0:22Speaker 1: Great to have you on.
- 0:24Speaker 2: It's great to be here.
- 0:24Speaker 2: Thank you very much for having us, Mark.
- 0:26Speaker 2: I appreciate it.
- 0:27Speaker 1: No, always great, Always great.
- 0:29Speaker 1: Now, danny, I met at a networking event.
- 0:32Speaker 1: He came over and had a chat with me actually afterwards and it was a really good conversation just to really sort of pinpoint what he wanted to achieve in property and things.
- 0:42Speaker 1: And he's got a fantastic story and what he's doing here is going to be telling us his story and, of course, showing you, the listeners or the viewers, that if you get out there and you just put one foot in front of the others, you can actually start to grow your own property business and achieve what you want to achieve.
- 1:00Speaker 1: So let me go quiet for a minute, danny.
- 1:03Speaker 1: Tell us a bit about yourself.
- 1:04Speaker 1: Mate want to achieve.
- 1:05Speaker 2: So let me go quiet for a minute, danny.
- 1:07Speaker 2: Tell us a bit about yourself, mate.
- 1:08Speaker 2: Yeah, so where to start?
- 1:13Speaker 2: I basically left the armed forces the start of January this year and I decided that I wanted to work for myself upon leaving, and I didn't know what to do it in, but always had an interest in property.
- 1:22Speaker 2: I dabbled in looking at sort of how to get into it without having much cash, because I never had much cash to start off with.
- 1:31Speaker 2: And then I thought to myself, right, okay, I'm going to go and look for some training.
- 1:36Speaker 2: So I did get skilled up at a few other providers, but it wasn't enough.
- 1:40Speaker 2: They weren't giving you the full, the full information you needed a lot of.
- 1:46Speaker 2: It was very short and it was all over the place.
- 1:50Speaker 2: It wasn't precise in terms of what you, what I needed to get started, um.
- 1:55Speaker 2: And then I thought to myself, right, I'm gonna start getting into to networking events.
- 2:00Speaker 2: And I thought to myself, okay, get to a network event, I'll start off with pin.
- 2:04Speaker 2: I got referred by somebody who went to, went to pin in the past, um, and I thought, right, I'll go get down there.
- 2:10Speaker 2: And then I think it was my second one where I met yourself and I decided from your charismatic um self which is absolutely awesome, by the way, I think it's great, great product which you're offering especially people looking to get into property and I just took it from there, um, and I just took it by both hands, really, and I thought to myself I've got to make this work.
- 2:34Speaker 2: So I grabbed it with both hands and thought I'm gonna go running and we see how far I can get it, and I'm so far not doing too bad not doing too bad indeed I.
- 2:44Speaker 1: it's great to see the enthusiasm you know you really have.
- 2:48Speaker 1: From the moment I first ever spoke to you, I could tell you you're going to do stuff.
- 2:51Speaker 1: You just needed a bit of direction, didn't you?
- 2:54Speaker 2: Yeah, yeah, definitely.
- 2:55Speaker 2: Guidance is important massively and I think, as much as we all like to think we can do everything, you can't do everything alone.
- 3:02Speaker 2: You need to network.
- 3:04Speaker 2: I think networking is so important Just the people you meet and the different perspectives of outlook, especially learning from people who have already done it as well.
- 3:11Speaker 2: There's no point, you know, trying to reinvent the wheel If somebody's already done it, you know.
- 3:15Speaker 2: Learn from them.
- 3:16Speaker 2: Attach yourself to as many people that know what they're actually doing and learn and pick knowledge and go with that.
- 3:24Speaker 1: Yeah, definitely, and of course it's new.
- 3:27Speaker 1: So a lot of us always look at, maybe, what we've done in the corporate world and we think to ourselves well, maybe I could incorporate some of that and go and start a business doing something else, Whereas myself and you we went into property with no property experience.
- 3:44Speaker 1: So to speak, so it was new to us in the sense of you know, I do need to know what I'm doing, I do need to learn this and of course I always say surrounding yourself with the right community, the right resources and everything.
- 3:55Speaker 1: Just make sure that you can fast track that process to really give you you know, supercharge your results at the end of the day because you're with experienced people.
- 4:05Speaker 1: Give you you know, supercharge your results at the end of the day because you're with experienced people, as long as you do the right sort of coaching, training and training and products and things, because a lot of them will just, like you say, give you bits and bobs here or there.
- 4:14Speaker 1: It sort of leaves you wanting.
- 4:15Speaker 1: But if you've got a whole blueprint roadmap to follow, I can tell when I was chatting to you.
- 4:19Speaker 1: If you just follow it, danny, just put one foot in front of the other and just process.
- 4:23Speaker 1: Danny just put one foot in front of the other and just process.
- 4:25Speaker 1: So tell us.
- 4:25Speaker 1: You know where are you up to now from?
- 4:27Speaker 1: You know when you started, so to speak, the Rent to Rent business builder, you went through there.
- 4:32Speaker 1: You were keen as musk.
- 4:33Speaker 1: You were out there, you were chatting to agents like a ninja.
- 4:37Speaker 2: I mean, I'm ex-armed forces, so I'm very mission driven and I believe, like if someone tells me what to do, I'll do it.
- 4:49Speaker 2: So that goes for me quite well.
- 4:54Speaker 2: I don't just think, now that you know they don't know what they're doing, I will listen and I will apply it.
- 4:56Speaker 2: And that's what I literally done.
- 4:57Speaker 2: From the knowledge you've given me from the course, from yourself, even just general chit chats, it's just stuck with me.
- 5:04Speaker 2: I've kept it in my head and I thought right, stick to it, don't sway off, be disciplined.
- 5:09Speaker 2: Discipline is a massive importance as well in this, because there's so much to do with property.
- 5:14Speaker 2: You can go, I'm going to jump everywhere, here, there and everywhere, but you've got to stick to your mission.
- 5:18Speaker 2: You can't sway, you can sway off, but personally, for me, I stick to it and just keep, keep chipping away, inch by inch, and then eventually you'll get to where you need to get to and there's loads of different ways that you can control properties, acquire properties, and that's one of the things that I truly love about it, because it's not just like one set in stone.
- 5:41Speaker 1: This is how you've got to do things.
- 5:43Speaker 1: You, really, when you get out there and you start meeting people, uh landlords and agents and things it's really a case of what, what, what can you help them with?
- 5:52Speaker 1: We always say, don't we?
- 5:52Speaker 1: Uh, let's solve somebody's problem.
- 5:54Speaker 1: If they've got a problem, we can solve it.
- 5:56Speaker 1: It can make it a win-win.
- 5:57Speaker 1: So, you, you started getting out there, you were chatting to agents and things, uh, and you were getting a bit of traction with that as well, weren't you?
- 6:05Speaker 2: yeah.
- 6:05Speaker 2: So I just started.
- 6:07Speaker 2: I thought, right, I need to pick up the pick up the phone.
- 6:09Speaker 2: At first it is nerve-wracking because it's like what am I saying?
- 6:12Speaker 2: It's practice.
- 6:12Speaker 2: And I thought to myself, right, I'm going to start picking up this phone ringing agents and see what happens.
- 6:18Speaker 2: And I started ringing like an agent.
- 6:20Speaker 2: So I just got a list of them, got my notepad out, written all the names down of the agencies and then I'll contact them and I'd literally just have a normal conversation.
- 6:28Speaker 2: I wouldn't over complicate it.
- 6:30Speaker 2: I do have a bit of previous sales experience from a long time ago, so I just sort of implemented some sort of sales technique.
- 6:38Speaker 2: I have done some pictures.
- 6:39Speaker 2: I even got complimented on some of my pictures, but there was times where I messed up hard as well and it wasn't.
- 6:45Speaker 2: It wasn't going so well, but I did get some responses.
- 6:49Speaker 2: Um, I had a lot of people interested in the services I was offering at the time.
- 6:54Speaker 2: But it is very difficult and you've just got to remain persistent.
- 6:57Speaker 2: And my sort of pathway with ringing these letting agents it sort of put a barrier in front.
- 7:03Speaker 2: In front, I felt like they're the gap, they were the gatekeeper, and I started having to brainstorm then and I thought, right, how how can I get access to landlords?
- 7:12Speaker 2: Because landlords it's, it's the it's.
- 7:14Speaker 2: There's no middleman involved, it's just you and the landlord and it's the best way to do business.
- 7:18Speaker 2: Because the letting agents or estate agents is just a messenger and, as much as it's nice to have them on board for their sake not for our sake, for their sakes it becomes difficult, can become a tangled mess at times and it takes time to build relationships.
- 7:34Speaker 2: It can't just be built in a day, but I think if you can.
- 7:38Speaker 2: For me, I established myself where I can get direct to landlords and from the knowledge I got from yourself, you know, speaking to estate agents and then meeting landlords and getting their contact numbers and having a personal conversation with them, the business just starts to flow then because people become interested in what you've got to offer.
- 7:55Speaker 2: And especially starting out, because you're not so corporatized.
- 7:59Speaker 2: People want to know what sort of services you can offer different to a corporate company.
- 8:03Speaker 2: And if you're the business owner, you can create your own policies and the way you conduct business which might definitely appeal to the landlords I've been working with.
- 8:13Speaker 2: So they just want more from me and they're happy.
- 8:16Speaker 2: So that for me, getting to landlords trying to, if you can get rid of the estate agent, get into landlords trying to if you can get rid of the estate agent.
- 8:24Speaker 2: But if you work with them, work with them, because property is a small world.
- 8:27Speaker 2: You need to work with everybody and you can't do it by yourself.
- 8:31Speaker 1: Anyway, no, no, Great point.
- 8:33Speaker 1: Great point, I mean, of course, in the training we give you the scripts and stuff so it gives you an idea of getting out there.
- 8:39Speaker 1: I know I think you actually started calling agents before you'd even got onto that sort of module.
- 8:43Speaker 1: So you're out there doing it.
- 8:44Speaker 1: And we did have a few discussions, didn't we, on the KFC tools about you know things, to say things not to say, sort of a bit of a role play as well of how to treat things, and you obviously put your own spin on things, which is something I encourage people to do, because it's one of the big things when you've got a property business, you want to have your own values and what you stand for, and I think that's very very important and, of course, you know, if your values are aligned with the estate agent or the landlords which, as you say, is even better then it works very, very well and I've always got probably my best deals have come directly to the landlords rather than through the agents.
- 9:20Speaker 1: They're still great, it's not a problem, but a lot, a lot of the time, you know if you can cut the middle person out, so to speak then, there's more profit in it for potentially the uh, the landlords as well.
- 9:30Speaker 1: So you've been out there, you've been chatting to people, you've been consistent and persistent, which is something that I always say that people have to be uh, and you've got some deals, haven't you?
- 9:40Speaker 2: yeah, I've got some.
- 9:41Speaker 2: Yeah, I've got two properties currently.
- 9:43Speaker 2: Now what I decided to do was is I decided to become the letting agency, but there's other deals in the pipeline.
- 9:53Speaker 2: So I'm still very junior, still very early on, but my success is building.
- 9:58Speaker 2: I don't give myself enough credit and I think it's definitely important, even if you just get one deal over the line, to give yourself credit, because it's not easy.
- 10:05Speaker 2: It's not an easy task.
- 10:07Speaker 2: The amount of endless hours I've had to put in to get, especially being a newbie, because you don't know everything.
- 10:14Speaker 2: You have to put the time in to learn and understand what it is you're doing and what services you provide.
- 10:20Speaker 2: And it goes back to what you're saying.
- 10:22Speaker 2: Like you know what do you stand for, is you provide it.
- 10:24Speaker 2: And it goes back to what you're saying, like you know what do you stand for, like how can I come in as a self-made letting agency now into a world that's dominated by corporate letting agencies?
- 10:32Speaker 2: And the main thing stands is is more qualities as a person and what I'm willing to offer landlords and it's protection of their asset.
- 10:41Speaker 2: It's their asset you're looking after and land.
- 10:43Speaker 2: That's all landlords.
- 10:44Speaker 2: They want their properties looked after, they want to make sure it meets the legal requirements and they've got a longstanding asset that's going to earn them money.
- 10:52Speaker 2: And if you can provide them that and give them a good service, the landlord's always going to work with you.
- 10:57Speaker 1: Yeah, and I think it's one of those things that a lot of letting agents can be a victim of their own circumstances because they just get so big, they get so many properties on there.
- 11:06Speaker 1: A lot of letting agents as well like to focus more on buy to lets, and then, of course, you've got multi lets and all of those and muddy the water a bit, uh and, and some have just been doing it maybe too long, I haven't changed the times, just still think that any old thing will do and standards aren't quite there.
- 11:23Speaker 1: Don't get me wrong.
- 11:23Speaker 1: Wrong, there are a lot of great letting agents out there, but in most areas you will find some poor letting agents where the landlords maybe haven't had the finger on the pulse with the properties because they were just expecting them to do a great job for them and they've fed up now.
- 11:36Speaker 1: And it's people like us that are fresh, that are new, that come with our values, that know how to do this, that also know how to look after the properties, that can reap the benefits from it.
- 11:46Speaker 1: And, of course, you can build a successful property management company by doing so there.
- 11:50Speaker 1: So how are you finding the first few properties?
- 11:54Speaker 2: um, well, it can be.
- 11:57Speaker 2: It can be quite stressful, don't get me wrong, like, but it's enjoyable at the same time because it's it's you're taking care.
- 12:03Speaker 2: It's like someone's baby you're taking care.
- 12:05Speaker 2: It's like someone's baby, you're taking care of something for someone.
- 12:07Speaker 2: So it feels good.
- 12:08Speaker 2: And for me, I'm quite a nurturing person and I like to look after things anyway.
- 12:14Speaker 2: And you know this property I've been dealing with currently at the moment.
- 12:17Speaker 2: It's a good property and because of the standard, it's like I want to keep it there and, if not, make it better.
- 12:22Speaker 2: And there's little things I'm doing.
- 12:24Speaker 2: Like there was a bit of plumbing that needed doing within the property and I let the landlord know and I was like, look, I'll do this as a little bit of a freebie.
- 12:31Speaker 2: Blah, blah, blah, I ain't going to charge you Just to show that I'm not here just to make all the pennies.
- 12:40Speaker 2: You know I'm helping landlords and assisting them.
- 12:45Speaker 2: There is things I'm learning about, you know, as I go along like I didn't even know what a CP12 was the other day and I thought what's a CP12?
- 12:49Speaker 2: And you know I learned, learning these things and gathering all the information, making sure that I'm doing everything legally.
- 12:54Speaker 2: Yeah, um, right, and just just, yeah, just making sure I'm looking after it and and that that's it.
- 13:00Speaker 2: And it's giving me good, good rapport from from him to you know, sort of fire out to other landlords and work off the back of that.
- 13:07Speaker 2: So when other landlords come to me now I can say, look, I'm already managing property.
- 13:11Speaker 2: This is what I do.
- 13:12Speaker 2: And I've had five other landlords come through locally to me at the moment that I'm working on to sort of come over, but they're like we want your service.
- 13:24Speaker 2: But I've got this going on Because landlords are busy too.
- 13:26Speaker 2: They've got their own lives, so it's a slow game, but when it pays off, it will pay off.
- 13:33Speaker 1: Well, it will pay off because, as I say, you're in it, you're doing it and, of course, reputation and also, just well, word of mouth at the end of the day is massive.
- 13:44Speaker 1: I mean, referrals for us is where our bread and butter is, because we're not marketing all the time in my own businesses, but we get a lot of referrals and we can't always take those on, which is a nice place to be because you don't have to worry about.
- 13:55Speaker 1: You know, we can be quite choosy with the properties that we take on and make sure that we know our customer types, our tenant types or, if we're having clients staying in the properties as well, doing you know service, accommodation and things.
- 14:08Speaker 1: We know what we can put in these properties and stuff like that.
- 14:11Speaker 1: So I mean, if you had goals and a plan, oh yeah, cp12, gas certificate yeah, I know exactly, they're not often called that.
- 14:20Speaker 1: Most people just call them gas certificates, don't they?
- 14:22Speaker 1: Yeah, but yeah, it is some of the lingo You're just like oh, hang on a minute, I'll go Google that.
- 14:27Speaker 1: Oh, it's a gas certificate, yeah, yeah yeah, we've got the gas certificate.
- 14:32Speaker 1: I just thought there was something else missing, because, yeah, different terminologies from different people, yeah, so what's your sort of goals and vision then for the next you?
- 14:41Speaker 2: know six, 12 months.
- 14:42Speaker 2: So the plan is in the next six months is to accumulate as much property as I can from a letting agency standpoint, but my main focus is rent to rent, because rent to rent is a big cash flow and I'll always go in there with that, dependent on the property.
- 14:59Speaker 2: So a six-month basis is to just build the business, build the brand, build the reputation.
- 15:06Speaker 2: Yes, I am focused about them, I am focused on the money, but I'm also focused on the reputation.
- 15:11Speaker 2: First, because I know the money will follow and I believe that is massively important.
- 15:15Speaker 2: You know you've got to leave.
- 15:16Speaker 2: You've got to make sure you're not just greedy, because people can see straight through that straight away and people think, well, this person's money money yes, his money motivated can be good in some sense.
- 15:25Speaker 2: But when you're dealing with a landlord, you're managing his property, he's paying, you're technically employed by the landlord, um, to an extent, and you don't want to be too greedy.
- 15:36Speaker 2: You want to make the deal work, but you don't want to be too greedy and I think, starting out, it's very important to make sure you're doing fair, fair deals.
- 15:43Speaker 2: I'm a massive believer that, because it entices people to want to work with you when you become more, people can smell the greed on you, so to speak.
- 15:51Speaker 2: I believe.
- 15:51Speaker 2: And if you go in there with that mentality, people just think this person wants to fleece me and, like you know I've got, if they've got a mortgage on the property as well and they've got to pay mortgage fees and other fees and stuff like that thinking, am I to pay mortgage fees and other fees?
- 16:06Speaker 2: And stuff like that thinking, am I going to work with this agent or am I going to work with this investor because they want so much?
- 16:08Speaker 2: You've got to be good with your negotiation to sort of get them on on board and then provide them services.
- 16:13Speaker 2: So it's about building my product for the next six months if I can get some rent to rent on the back of that happy days, and then the future is to eventually expand it a little bit bigger so I can sort of step away from the agency and work closer with the landlords with for investments.
- 16:32Speaker 2: And then I sort of want to go into the commercial side as well, because commercial just interests me.
- 16:39Speaker 2: I like the commercial side the way it's sort of.
- 16:41Speaker 2: It's just sort of structured in sort of the locations it can be in and it's with businesses as well, and also my future plans are to buy businesses as well, potentially utilise a lease option to purchase a business, and I've actually got some flyer in the pipeline.
- 17:00Speaker 2: Actually, my plan is to own multiple businesses as well as property, but I've got something in there and it's doing really well In fact.
- 17:11Speaker 2: I'll tell you what it is.
- 17:11Speaker 2: It's a carpet cleaning company.
- 17:13Speaker 2: It absolutely does really well.
- 17:14Speaker 2: It's one of the leading brands.
- 17:15Speaker 2: I'll tell you what it is it's a carpet.
- 17:15Speaker 2: It's a carpet cleaning company Absolutely does really well.
- 17:15Speaker 2: It's one of the leading brands in Newcastle at the moment.
- 17:17Speaker 2: It's got 135 star reviews and through this person I actually got my first deal because I have a good relationship with them and they go round to other.
- 17:28Speaker 2: They go round to landlords and clean their carpets after tenancy and he earns a good whack for three days.
- 17:36Speaker 2: He only does three days a week and he earns a good whack and he's offered to sell me the business because he's 79 now.
- 17:41Speaker 2: He says I can see you're a good business man, I see you.
- 17:43Speaker 2: What you want to do, what you're trying to do, I'm willing to sell you this for 25k.
- 17:47Speaker 2: He says all he says.
- 17:49Speaker 2: If you can get 4k, he says and then we can do a month.
- 17:52Speaker 2: I didn't even mention the term of lease option, he mentioned everything.
- 17:56Speaker 2: I was like he says if you can get 4K together, we can get a contract put together and we can have it on and then you can pay us over a period of time I was like happy days.
- 18:04Speaker 2: So that's another business that I'm going to be attaching to assist what I'm currently doing, because that will bolt onto the services I provide as a property manager, because I can then go look, I then have this business to assist with the cleanup, so then I can make more money.
- 18:21Speaker 2: The next part is because I've come from a construction and engineering background is to set up a maintenance business on the side as well, to then obviously provide maintenance service within my product.
- 18:33Speaker 2: So therefore landlords will be more interested in going me because they'll get the package.
- 18:37Speaker 2: They won't just have to oh, I've got to ring people up.
- 18:40Speaker 2: You just have to ring one place and you've got everything.
- 18:42Speaker 2: And that is the plan over the next 12 months love it, absolutely love it.
- 18:49Speaker 1: Yeah, but that's what it's all about, you know it's.
- 18:51Speaker 1: It's all about having that vision and that growth of what you want, what suits you, what suits your lifestyle and, of course, makes you happy.
- 18:59Speaker 1: And you know you came and joined us on the Rent2Rent business builder to learn about that, to get into Rent2Rent and things there are.
- 19:06Speaker 1: I obviously have started and built letting agencies myself as well during COVID.
- 19:11Speaker 1: So you know I always say my training isn't just a one-dimensional training, that's rent to rent, nothing else.
- 19:16Speaker 1: It really does show you how the nuts and bolts of getting into property investing and a lot of what you learn in that you can incorporate into other businesses, into other strategies as well in property and things.
- 19:27Speaker 1: So has that been, you know, has that really really helped you?
- 19:30Speaker 1: And did you already think like this?
- 19:33Speaker 1: Or did you know, going through that training and things sort of open your eyes to all of this?
- 19:37Speaker 2: So your training was.
- 19:38Speaker 2: It's really in depth and really thorough and I really enjoyed it.
- 19:41Speaker 2: In the videos the videos of the content you created for the teachings Perfect, because it covers all aspects of learning capabilities.
- 19:49Speaker 2: Obviously because there's a little bit of reading in there.
- 19:51Speaker 2: There's obviously there's a visual learning aspect, and then we do the meetings as well, so we've got a more of a you know, a communication going on so we can talk about things.
- 20:02Speaker 2: I think talking is very important to learn as well, because you you're automatically correct yourself and the information you're providing has helped me massively.
- 20:10Speaker 2: It's it's given me the knowledge I need to start a business.
- 20:13Speaker 2: It's which I wouldn't have.
- 20:15Speaker 2: Starting a business isn't easy.
- 20:16Speaker 2: People think, yeah, I'll just sign up to a company's house, this will be fine, that is the easy bit.
- 20:21Speaker 2: That is the easy bit, but you give the blueprint and that helped me massively set up everything I need to function in a property business and it's definitely important.
- 20:31Speaker 2: It's something you need to have in place to be be credible as well when you're going out to landlords and the information from the rent to rent side of got was is phenomenal and you know it's.
- 20:43Speaker 2: The success speaks for itself and not just me for other other people that we have in these chats.
- 20:47Speaker 2: And people are doing well and you see all the time that they're going in there with something, the tools they need to to carry out these, these deals, and they get them over the line and they're doing well, um, and you know, that's that's what I want now.
- 21:03Speaker 2: I do want more rent to rent.
- 21:04Speaker 2: This is the plan, but I just need to get more access to landlords and it has to be the right property.
- 21:09Speaker 2: That's important as well for the rental yeah, it's massively, massively.
- 21:12Speaker 1: I mean, I always say the landlord's as important as a property, but the properties are as well.
- 21:16Speaker 1: You don't just want to take on anything, do you?
- 21:18Speaker 1: You want to take on the right product.
- 21:20Speaker 1: So it's something that you can be seriously happy about how your, your business is operating, what people can expect from you, know your, your services and everything.
- 21:28Speaker 1: So I mean that's great to know that.
- 21:30Speaker 1: I I always say the community is a massive thing.
- 21:33Speaker 1: You know, the training is great, even if I do say so myself, but I'm always looking at updating it, always changing things If something changes.
- 21:40Speaker 1: I like to.
- 21:40Speaker 1: You know it's living and breathing training that you always get access to.
- 21:43Speaker 1: But the community is just as important and, as you say, the meetups that we have every two weeks on Zoom, where we have the coaching calls.
- 21:58Speaker 2: And it's great, isn it just?
- 21:59Speaker 1: to listen to what other people are up to maybe their troubles their worries.
- 22:00Speaker 2: Uh, come in ask your questions and I can tell you're very active on those.
- 22:02Speaker 1: A lot of people are sat there, though.
- 22:02Speaker 1: Then I can see them making notes.
- 22:03Speaker 1: Whilst we're chatting, you're asking me questions.
- 22:05Speaker 1: They're making notes because they're potentially hearing questions that maybe they've thought about before but haven't thought to ask, or they haven't even thought of, and it's just like oh, my god, yeah.
- 22:13Speaker 1: So when I get to that because danny's a little bit further ahead of me because he's been doing it a bit longer um, it just helps the learning with everything, doesn't it?
- 22:22Speaker 2: definitely like.
- 22:23Speaker 2: It's so important.
- 22:24Speaker 2: Um, I even I've picked up things just from listening to other people and it's the best way to learn, because you you see other people's mistakes, not everything ever.
- 22:32Speaker 2: When people see you're doing well, they think, well, this is, this is going well because you know he's just good at it it's not.
- 22:38Speaker 2: There's so many failures and the the you know there's so many failures along the way and they're so important to listen to and understand and and sort of learn from and and that create the success over time that you know, the little wins you get.
- 22:50Speaker 2: It's.
- 22:51Speaker 2: There's things you do differently.
- 22:52Speaker 2: When you sit in these calls and you listen to other people come out with things, you think, oh, I didn't think of that, I'll go in there and try that technique now.
- 22:59Speaker 2: And then you go and do it and it's like, ah, it's worked and it's phenomenal.
- 23:03Speaker 2: It's phenomenal.
- 23:04Speaker 2: I absolutely love the calls and they're so important, so important.
- 23:09Speaker 1: You do learn so much more in a community, I think, as long as you stay tapped in.
- 23:13Speaker 1: It always surprises me.
- 23:15Speaker 1: Actually.
- 23:15Speaker 1: We have people that do join the training but never, ever come on the coaching course.
- 23:18Speaker 1: Now, I don't know whether they're a bit shy and things, which is fine because it's a friendly place and you don't even have to turn your camera on.
- 23:30Speaker 1: I do encourage you to get active because people you know want to work with each other, want to get to know each other.
- 23:33Speaker 1: But, um, I think you're missing a massive, massive trick on training, because together as a group, we learn and we grow, whereas obviously, individually you can still go through this and still achieve great results.
- 23:42Speaker 1: And some people have I've never seen them on a coaching call yet they've come back to me and said I've got three deals.
- 23:46Speaker 1: She's like oh great, you know, if you get stuck or you've got a problem, let me know.
- 23:50Speaker 1: And oh, it's great.
- 23:52Speaker 1: But equally, I think you learn so much more.
- 23:54Speaker 1: And, of course, what you're looking at doing as well is getting into different businesses and things, and I love all of that as well.
- 24:00Speaker 1: So I'm sort of you know, you're a man after my own heart, so to speak.
- 24:04Speaker 1: Getting those different assets, getting those different businesses that don't take you a million miles away from what you're trying to achieve.
- 24:11Speaker 1: Your core.
- 24:12Speaker 1: You know job and business, but uh also add on beautifully.
- 24:17Speaker 1: So it's a bit like you know, if you get the carpet, uh, cleaning business you might, then you might get some cleaners, you know cleaners that actually go around then and clean your properties and things like that, and that's another business.
- 24:28Speaker 1: There's a lot of tax benefits from having those sorts of business within your business as well.
- 24:32Speaker 1: You've got your management business, which is your letting agency per se, and then of course, any rent to rents can be managed in the letting agency as well.
- 24:40Speaker 1: Then if you're buying properties or you're going commercial, there's another little business there.
- 24:44Speaker 1: So it's great to see.
- 24:46Speaker 1: It's great, and I knew you know.
- 24:48Speaker 1: One of the things you said to me very early on was I'm going to make this happen.
- 24:52Speaker 1: It's going to happen and that is exactly the right attitude to have.
- 25:00Speaker 1: It's not, you know when this happens it was like this is happening.
- 25:02Speaker 2: Uh, it's just a matter of time, isn't it?
- 25:03Speaker 2: Yeah, definitely, and you know it doesn't matter.
- 25:05Speaker 2: Like when I started, I was in a hard position.
- 25:08Speaker 2: Like life.
- 25:09Speaker 2: Again it, life happens.
- 25:11Speaker 2: People.
- 25:11Speaker 2: I hear this excuse all the time and I want to say this on this podcast, to be honest with you, because people do need to understand that when people start a business, people think it needs to be the right time all the time, and I think it's never always going to be the right time.
- 25:24Speaker 2: You need to feel it in yourself and you need to think to yourself what am I going to?
- 25:29Speaker 2: What do I want to do with my life?
- 25:31Speaker 2: Do I want to just sit here and work for someone else's riches, or do I want to go out and make my own and make a life for myself?
- 25:39Speaker 2: I mean, there's nothing wrong with going out to work for somebody else and you know you can make some good money.
- 25:42Speaker 2: I truly believe that.
- 25:42Speaker 2: But you've got to have it in you and I think some people are just naturally entrepreneurial and want to do well in life.
- 25:49Speaker 2: And for me, when it come around for me starting my business, I had a lot of stuff going.
- 25:54Speaker 2: Like you know, I lost a child.
- 25:57Speaker 2: I was struggling with finding my feet after leaving the armed forces and I could have curled up in a ball and I could have thought, right, okay, life's beaten me to my knees, but I've had to keep getting up, keep getting up.
- 26:09Speaker 2: The amount of times I've, you know, I've thought to to myself when I started this model as well.
- 26:13Speaker 2: I thought, you know, this isn't working for me.
- 26:16Speaker 2: Is this something I can do?
- 26:17Speaker 2: And then I had to keep telling myself Dan, you can do it, it's all in there.
- 26:21Speaker 2: Mate, you need to keep going.
- 26:23Speaker 2: Every time you fall to a knee, you need to pick yourself up and then keep going forward.
- 26:28Speaker 2: And that's what I've done.
- 26:29Speaker 2: And I promise you now I've probably fell to my knees probably about 20, 30 times, thinking, oh, I can't do it.
- 26:35Speaker 2: And a partner is massively important.
- 26:37Speaker 2: I cannot emphasize like credit to my fiancée.
- 26:42Speaker 2: Without her support, I couldn't get to the level I'm at, because there's times where you second guess yourself and sometimes it helps to have some support mechanism there to go right.
- 26:52Speaker 2: Look what you're doing, look how far you've come, look how well you you put.
- 26:56Speaker 2: You know you get into the next stage.
- 26:57Speaker 2: Keep going, and it's like you kick up the back side, and that's something you definitely need as well.
- 27:03Speaker 2: Everyone can do it, anybody can do it, and this business model is the best model you can have to start your own business anyway hands down, which I believe, because you learn so much about business across the board, hence why I'm able to sort of look at purchasing a carpet cleaning business now, because it opens, the contracts are pretty much the same when buying a business for a lease option than it is doing it with property.
- 27:29Speaker 2: It's just property tells you how to do everything and you can learn everything.
- 27:35Speaker 2: But you need a foundation and I've got that through yourself and that's established me to get to where I've got to now and I know it's going to lead on to better things and that's going to take the time, but I need to stick with it, which I am going to do now.
- 27:47Speaker 2: I'm too far deep, and when you are too far deep, you can't even look back, you can't even go.
- 27:52Speaker 2: Oh, you know, I'll just give up.
- 27:53Speaker 2: You can't.
- 27:54Speaker 2: It's just impossible to do it because you're so far in.
- 27:56Speaker 2: You have to keep going it is.
- 27:59Speaker 1: I mean, you've touched on so many points there.
- 28:01Speaker 1: Having a partner that is on the same page as you, it just makes your life so much easier.
- 28:07Speaker 1: I mean, I have seen people who have struggled because their partners don't quite see things the same way, and that makes things very, very difficult.
- 28:17Speaker 1: Sometimes, though, it is loving, they're risk averse, they don't quite get it, they're scared by it all.
- 28:22Speaker 1: They think, well, they don't want to see you get hurt, make a mistake, lose money and things like that.
- 28:26Speaker 1: I've been fortunate in the fact that my partner is very, very supportive.
- 28:31Speaker 1: You know, she basically just lets me get on with it, and I know for a fact if I have a full fat on my face, she'll still be there to dust me off, pick me up and just say come on, we can do this, we can do this.
- 28:41Speaker 1: And that is massive.
- 28:42Speaker 1: And I can see that you've got the same there, which is great.
- 28:47Speaker 1: So fully commendable to your to your fiance.
- 28:49Speaker 1: But also it's about having the attitude of just saying screw it, let's do it.
- 28:52Speaker 1: Saying screw it, let's do it because we can all be in jobs, we can all, like you say, I mean some of the stuff that you were talking about.
- 28:58Speaker 1: Then you come, come out the army.
- 28:59Speaker 1: That's a big thing, first and foremost because the army never sets you up for civilian life.
- 29:03Speaker 1: Does it set you up for the army?
- 29:04Speaker 1: So they train you everything in the army, so you're great.
- 29:07Speaker 1: But then they plonk you into civilian world and it's just like well, hold on a minute, everything that I've learned and know, it's just been, it's just gone.
- 29:13Speaker 1: Now I've got I'm like you know everybody else, so to speak.
- 29:16Speaker 1: Isn't it so that that's a massive thing?
- 29:18Speaker 1: Obviously, what you've gone through with with with children and everything with child, that's that's tragic as well.
- 29:24Speaker 1: So, like you say, to be able to have the right spirit to say I am going to make this happen, I am going to go out there and I am going to make the better future for my, for my family.
- 29:32Speaker 1: From this point forward, I take my hat off to you and I think it's absolutely brilliant.
- 29:37Speaker 2: Cheers.
- 29:37Speaker 2: Thank you, I mean I had no choice.
- 29:39Speaker 2: You know you've got to want something in life and you've got to want better for yourself.
- 29:45Speaker 2: There's two ways you can go in life.
- 29:47Speaker 2: You can either curl up in a ball and feel sorry for yourself, or you can go out there and attack life and just make sure that every step you're making is going to better your future and don't make stupid.
- 29:59Speaker 2: We all make bad decisions, but they're not intentional bad decisions.
- 30:02Speaker 2: Do you know what I mean?
- 30:03Speaker 2: But you've got to just make sure you're making the right decisions to your future and you've got to believe in it.
- 30:09Speaker 2: You've got to take risks as well.
- 30:11Speaker 2: Risks are massively important, like for me.
- 30:13Speaker 2: I was quite lucky because my job was pretty much letting people go anyway and I just thought to myself you know what I'm going to take this hands on and just go for it.
- 30:25Speaker 2: And it's so important to battle fear because fear will cripple you and if you can't sort of face your fear because of whether it be financial, financially or what, whatever it may be, it will just eat you, eat you up and you won't get anywhere in life in terms of progressing to your own business.
- 30:45Speaker 2: It will just restrict you completely.
- 30:47Speaker 2: You've got to make the jump 100%.
- 30:49Speaker 2: No matter how I'm still scared every day, I'm pretty sure you might be scared at times.
- 30:53Speaker 2: Some decisions you have to make, but you have to do it, and if you do not do it you'll never get anywhere.
- 30:59Speaker 2: You will never make that jump.
- 31:01Speaker 2: No one's going to hold your hand.
- 31:02Speaker 1: Some people might get that treatment, but you don't truly learn business until you make the jump yeah, I mean things get slightly easier financially, I have to say, because initially the early deals I did I was, oh crikey, what happens if this all goes wrong?
- 31:17Speaker 1: And then I always thought, well, what's educated risk, what's the?
- 31:19Speaker 2: worst that can happen.
- 31:20Speaker 1: I'm not actually going to lose my house.
- 31:22Speaker 1: I'd have to give the properties back, which is an ideal.
- 31:24Speaker 1: I'd have my tail between my legs and I wouldn't be happy about that.
- 31:27Speaker 1: So I was determined not to let that happen.
- 31:29Speaker 1: And of course, now you can sort of you can make sure that it's not too risky what you do.
- 31:36Speaker 1: There is always risk and an element in whatever you're going to do, there's going to be an element of risk.
- 31:40Speaker 1: And I still get that voice in my head when I'm signing contracts, even now and I've done loads of them saying what are you doing, Mark?
- 31:46Speaker 1: It's like we say to it shut up, I know what I'm doing, leave me alone.
- 31:50Speaker 1: But it's a safety trigger, but it's.
- 31:52Speaker 1: I mean, the thing is just going back to what you said there.
- 31:54Speaker 1: You had no choice.
- 31:55Speaker 1: Well, everybody does have a choice and you don't give yourself enough credit.
- 31:59Speaker 1: My friend and I am going to big you up a bit here because you had a choice.
- 32:02Speaker 1: You could have, like you said, curl up in a ball, said the world's against me, it's never going to work for me, blah, blah, blah, and done that.
- 32:10Speaker 1: But you didn't.
- 32:10Speaker 1: For want of a better word, you rolled up your socks.
- 32:12Speaker 1: You said I'm gonna make this happen, I'm gonna get out there and, like I say, you should really pat yourself on the back for that one, because ever since I've known you, you've had this motivation and drive in you, which is always great to see, and it will take you places.
- 32:27Speaker 1: You will make mistakes I still make mistakes now but, educated, risk everything.
- 32:33Speaker 1: It wasn't that bad normally if it cost me some money.
- 32:35Speaker 1: The way I look at it now is I've just just paid for some training there of how I was doing a deal once doing a lease option deal, thinking everything was great.
- 32:50Speaker 1: I started to pay for all the solicitor's fees and everything getting them all drawn up and they pulled out.
- 32:54Speaker 1: Now that cost me three grand, so that was quite an expensive mistake.
- 32:58Speaker 1: Now that was a mistake that I said right.
- 33:00Speaker 1: I need to make sure I structure these in such a way that that doesn't happen again, because that was a right smack in the chops.
- 33:05Speaker 1: But you learn from it, don't you?
- 33:07Speaker 1: And you know it was just one of those things.
- 33:09Speaker 1: At the end of the day, I've done loads of deals after that that have made that money back anyway.
- 33:18Speaker 1: So it's all swings and roundabouts and everything.
- 33:19Speaker 1: So you know for you at the moment what's the sort of I know you've got drive, you've got determination.
- 33:23Speaker 1: I always say to everybody if it's money, that's fine, because it can be.
- 33:28Speaker 1: Some people are driving and everything is money, but what's yours?
- 33:31Speaker 1: Is it money?
- 33:31Speaker 1: Is it family?
- 33:33Speaker 1: What is it?
- 33:33Speaker 2: It's the ability to have more freedom so I can spend time with family and I can live life on my terms, rather than waiting for holiday days to replenish.
- 33:43Speaker 2: It's to be able to just we're here to live life as much as we need to go to work and we need to earn money to have the things we want in life.
- 33:53Speaker 2: The ultimate happiness is family and being able to do what you enjoy with the hobbies you enjoy, and able to do that for more time.
- 34:02Speaker 2: You need to.
- 34:03Speaker 2: You need to personally.
- 34:05Speaker 2: For me, you need the job that's obviously going to help and assist with that.
- 34:07Speaker 2: Or you need to be self-employed or funded from somewhere to do that and, um, like a sponsor or something, but for me, I know business will give me that and I know property can give me that.
- 34:16Speaker 2: And like a sponsor or something, but for me, I know business will give me that and I know property can give me that.
- 34:18Speaker 2: And I know that at some stage I'm going to be retiring younger than what most people do, and that's the baseline fact of property it will retire you early.
- 34:29Speaker 2: There's no ifs or buts about it If you do it properly and it doesn't, you ain't even got to be the best at it If you do it properly.
- 34:40Speaker 2: And it doesn't, you ain't even got to be the best at it.
- 34:41Speaker 1: If you do it properly, you will.
- 34:42Speaker 1: You can still earn a fortune to be able to do the things you love and enjoy.
- 34:43Speaker 1: I I think that's.
- 34:44Speaker 1: I don't think I'll ever retire me personally, but you just tend to just do the things that you enjoy and outsource the rest.
- 34:49Speaker 1: You know retirement and everything.
- 34:54Speaker 1: There's nothing wrong with that and I think it's great.
- 34:57Speaker 1: And it's also very, very important to have that time.
- 35:01Speaker 1: Freedom is massive.
- 35:02Speaker 1: I mean I could do a lot more than I do to.
- 35:06Speaker 1: I could do a lot more property deals I could, I could, you could take on, I could build my businesses bigger.
- 35:11Speaker 1: But so some people say to me well, do you want to be more wealthy or richer, and things like that.
- 35:16Speaker 1: And I say I am wealthy and rich in the sense that I have the time to do what I want.
- 35:21Speaker 1: If I want to go and do something now, pretty much within reason, I can do it, you know what I mean I can go and take the kids, I can see the family, I can do whatever I want.
- 35:30Speaker 1: That for me is a rich and wealthy life.
- 35:33Speaker 1: Uh, it doesn't have to be.
- 35:34Speaker 1: You know millions and millions and millions of pounds, thousands.
- 35:37Speaker 1: You know hundreds of millions in the bank and things that might be right for some people with all the gadgets and gizmos and things like that.
- 35:43Speaker 1: I like the old gadget gizmo.
- 35:46Speaker 1: I will say that.
- 35:47Speaker 1: But equally to that, I I also look at things and I think you know what.
- 35:50Speaker 2: I could spend that money on that, or I could actually just buy another house and let that pay for it, and that's the sort of mindset that you get into yeah, definitely, and I, you know, with the retirement I mean personally I don't think I'll retire, but it's just having the power, like, even if I was to say I'm retired from this sector of my life, I'd still be doing something active, like I love my sports, I love going outdoors.
- 36:14Speaker 2: You just give me more time to go out and, you know, enjoy my life.
- 36:16Speaker 2: I'll be able to go right, okay, I'm going to go this place this week and go and do this and then jump back in here and there when I can.
- 36:23Speaker 2: It gives me that.
- 36:24Speaker 2: It will be able to give me that freedom to be able to do that, and I know it will do that and it's done it for a lot of other people.
- 36:30Speaker 2: But as you can literally take the time out when you need to, which is what people want to do, they want the time and freedom to enjoy life, even go for a meal.
- 36:40Speaker 2: I know some people struggle nowadays financially in terms of just working a normal job To go out for a meal, just having the ability to treat your partner, take your kids on holiday and give your kids life experiences that you didn't have as a child and you know give them a better life and that's what I believe it's about and that makes me happy.
- 36:59Speaker 2: Watching my family be happy and knowing that I can spend more time with them is is the best happy.
- 37:05Speaker 2: It doesn't.
- 37:05Speaker 2: It doesn't matter how much.
- 37:06Speaker 2: You could offer me a hundred, a hundred million pounds now and say, Dan, you can either work to the day, five, six days a week, or you can spend all the time you want with your family and earn.
- 37:19Speaker 2: That's a small sum two thousand pounds a month guaranteed.
- 37:20Speaker 2: I'd take that all day because I know I'm going to see my family and my kids and just watch them have fun and that's rewarding to me.
- 37:25Speaker 1: Yeah and, of course, as you say, it goes, when you get to the end of life, you know it's not.
- 37:30Speaker 1: How hard did I work?
- 37:31Speaker 1: I should have worked harder.
- 37:32Speaker 1: I should have worked.
- 37:33Speaker 1: I should have earned more money.
- 37:34Speaker 1: It's normally.
- 37:35Speaker 1: I should have spent more time with people.
- 37:37Speaker 2: Yeah.
- 37:38Speaker 1: And that's that's the thing that I'm trying to make sure that I get right as well, and it's great to see that you're doing.
- 37:42Speaker 1: Obviously, there's some people that are interested in in training, interested in even in the rent to rent business, build a trainings and things like that.
- 37:49Speaker 1: If, if, if, somebody was talking to you now, sat on the fence, not sure which way to go, what would you say to them?
- 37:55Speaker 2: Do it, say what are you waiting for what You've got to?
- 38:00Speaker 2: Just go for it.
- 38:00Speaker 2: If you've got the thoughts in your head, you need to nurture it.
- 38:04Speaker 2: It's very important to nurture it and jump forward at it, because if you don't, everyone has these things where they say I could have been this when I was younger, I could have done that this when I was younger, I could have done that, could have done this.
- 38:16Speaker 2: And it all comes to down down to one thing you didn't take, you didn't take the risk and you didn't push hard enough to go and do something.
- 38:20Speaker 2: If you've got the idea and you want to get into rent to rent, just go and do it, because the amount of things you will learn and you know you could have a successful rent to rent business and let's say, for instance, they weren't very good at the rent to rent business the skill set they'll learn will assist them in other aspects in their life.
- 38:36Speaker 2: Could there could be like I tried the property side, but I've gained the knowledge to start a business, to go and do something I actually want to do and then that can go forward.
- 38:44Speaker 2: So, worst case scenario you've got a skill set that can enable you to work for yourself and go and earn money doing what something you enjoy I mean one thing.
- 38:54Speaker 1: Biggest thing for me and I'll ask you, uh, this question as well is uh, when I was in my corporate job, I used to be thinking, oh, it's a bit of a risk, you know, a bit of a gamble, starting something new.
- 39:03Speaker 1: I was comfortable, it was kushti, I was earning good money, it was hard work, it was, I was miserable, but uh, it was.
- 39:10Speaker 1: I hadn't quite reached that line of enough is enough until I had, and then enough was enough and I got out of there first chance I got, and I've never looked back.
- 39:20Speaker 1: But the thing is, once I've got myself out of that environment, it's an absolute playground out here, isn't it?
- 39:29Speaker 1: of different ways to make money successfully and I'm not talking about these get rich quick all over instagrams and everything I'm on about buying businesses, building businesses or just opportunities to start something on the level that that is legal, um.
- 39:44Speaker 1: But I say there's so many opportunities now that come past me as well all the time, and sometimes you know we're we're so switched off to any of the opportunities that they go past us.
- 39:54Speaker 1: Somebody behind us gets that opportunity and they say, oh, they're the lucky ones.
- 39:57Speaker 1: No, they've just got their eyes open and they're seeing it, and I know you're seeing it now, and I think the one thing that maybe you just need to do is just to make sure that you don't try and take too many opportunities at once yeah, yeah, it's true it's.
- 40:11Speaker 2: You're only following what you're looking for and until you get the knowledge to know what you're looking for, you'll never find Some people.
- 40:18Speaker 2: Yes, as you said, it comes to them, but that's because they're recognizing what's valuable.
- 40:22Speaker 2: There's a million different ways to make money and there's a million different ways to start a business, but ultimately, you need to know what it is you're looking for, because you will only be able to do it if you know what it is you're after.
- 40:34Speaker 2: Because you will only be able to do it if you know what it is you're after and you know opportunities come to you the more you investigate, look into it and you start pursuing it.
- 40:42Speaker 2: And then they start coming forward because I said I said this to my partner I went, I says how's this come around, how's this come here?
- 40:49Speaker 2: Because there was a time like with with my first deal, I didn't think I was going to get it because they'd used a similar person, someone who was doing doing the same thing as me, as a letting agency.
- 40:58Speaker 2: They set up their own letting agency and they'd already used them before and, um, they used them on a different property, but there was only managing the one and I was talking to the landlord.
- 41:10Speaker 2: The landlord was like you know, I've used this one before.
- 41:13Speaker 2: What makes you different?
- 41:14Speaker 2: Blah, blah, and they were just basically fishing.
- 41:18Speaker 2: They were fishing to take this lead off me and I had to sort of adapt and speak to the landlord in a way to get him on board and just try and pursue my first deal wholeheartedly driven, giving him everything I can to get that deal over the line.
- 41:33Speaker 2: And I did and eventually he chose me because he could see my passion, he could see my mindset and he could see the fact that, oh, this is what I really want to do.
- 41:42Speaker 2: And he knew I would take it.
- 41:43Speaker 2: And he turned around to me and he went, dan, he says I'm choosing you because I can see that you really want to do this and I know I'm going to get the best out of you for more property and more property and that's what he wanted and people see that and they will want to go with you, definitely.
- 42:00Speaker 1: Well, people do business with people.
- 42:01Speaker 1: At the end of the day, um, you know, a lot of people get hung up on a price.
- 42:03Speaker 1: Oh, I can't offer that much money now.
- 42:04Speaker 1: Some people will, it will all be priced.
- 42:06Speaker 1: But they will soon realize and learn that it's not always you know who can offer the highest price, or who can do this and who can do that.
- 42:14Speaker 1: Uh, it is about working with the right people that you resonate with uh and that's great to see and, like I say, so many opportunities out there that you just need to start looking for just need to open your eyes and start looking for them.
- 42:24Speaker 1: Yeah, so I have a little quick fire round.
- 42:28Speaker 1: I like to ask my guests questions yeah, that's okay yeah so uh, is that all right with you?
- 42:34Speaker 2: yeah, that, that's sound.
- 42:35Speaker 1: yeah, Okay, cool, cool, cool, cool.
- 42:36Speaker 1: So what's the best advice you've been given?
- 42:41Speaker 2: It was from my dad, and my dad says if you're going to do a job, do it properly.
- 42:45Speaker 2: Nice, that's what he said.
- 42:47Speaker 2: It was just them simple words and it stuck with me and I remember him saying it to me when I was about I think I was about seven and I still say it to this day and it's so simple.
- 42:54Speaker 2: But that's it.
- 42:56Speaker 2: If you're going to do a job, do it properly.
- 42:57Speaker 2: Yeah, obviously, that's the best advice I've ever been given.
- 43:01Speaker 1: Wise words to live by.
- 43:02Speaker 1: I like that.
- 43:03Speaker 1: That's a good one.
- 43:05Speaker 1: If you could have a dinner with three people dead or alive, famous, non-famous, whatever you want who would you like to sit down and have a chat with?
- 43:15Speaker 2: Bruce Lee for one.
- 43:16Speaker 2: Oh yeah, who else would I like to have?
- 43:21Speaker 2: You know, I've never really thought of this question.
- 43:23Speaker 2: It's a good question, it is.
- 43:26Speaker 2: It's a very good question.
- 43:27Speaker 2: Bruce Lee would definitely be one, david Goggins would be another, because I think he's another good guy, motivational guy and it would be Greg Plitz he's passed away now, he's dead.
- 43:52Speaker 2: He's a motivational guy mainly fitness based, but I believe, off the back of fitness, the amount of the mindset that comes with it, from these people that have done so well for the passions.
- 44:02Speaker 2: I'd just love to have a chat with them and just see what see, see how they, how their life went you know what I mean and just to see what makes them tick a little bit.
- 44:11Speaker 1: It'd be class to have a deal with them I think I I love that because sometimes we look from the outside and we think, oh, they've got it easy.
- 44:18Speaker 1: Do you know what I mean?
- 44:19Speaker 1: But everybody's got their inner demons, everybody's fighting to do something, and nothing worth doing is ever easy.
- 44:25Speaker 1: You're gonna have to put effort and fight into it all, um.
- 44:28Speaker 1: So I think a lot of you know fitness people, sports people and things like that they've got dedication, haven't they?
- 44:34Speaker 1: They've got the commitment and they will have gone through the pain and they will have done it consistently and persistently to get the results.
- 44:41Speaker 1: So that'd be a good little table.
- 44:43Speaker 1: I'm not 100 sure who's it, chris so um, greg plitt.
- 44:48Speaker 2: So basically he was.
- 44:50Speaker 2: He died in 2013.
- 44:52Speaker 2: He was filming um for an energy training.
- 44:55Speaker 2: He's a fitness model and he was an actor.
- 44:57Speaker 2: I think it was the.
- 44:59Speaker 2: I don't know if it was the watchman he was in, but he passed away at the age of 30.
- 45:05Speaker 2: And he was.
- 45:06Speaker 2: His mindset was just.
- 45:07Speaker 2: I remember listening to him when I was younger and there was times where he pulled me out a few dark places to say get a grip.
- 45:13Speaker 2: You need to.
- 45:14Speaker 2: You know, if you want something in life, you've got to go out and get it.
- 45:16Speaker 2: It's not going to wait.
- 45:17Speaker 2: I can say to anyone now if you want motivation, listen to that guy.
- 45:21Speaker 2: Yes, it is more fitness focused, but just the words he speaks about.
- 45:27Speaker 2: Mindset is so important to developing yourself and you know, I believe these sort of role models you have in your head that are available as well.
- 45:33Speaker 2: You know, listen, tap into that, tap into their words, because it will just change your mind.
- 45:38Speaker 2: I had had mine, so yeah I like that.
- 45:42Speaker 1: I'll check him out.
- 45:42Speaker 1: I'll check him out.
- 45:43Speaker 1: I would call him chris, either.
- 45:44Speaker 1: I'll call him greg, then I might find him, then I might find him.
- 45:48Speaker 1: So do you have, uh, three of your favorite podcasts?
- 45:51Speaker 2: Podcasts, so I like to, so podcasts my favourite podcast.
- 46:00Speaker 2: I like listening to Joe Rogan.
- 46:05Speaker 2: He's very interesting and the reason being is just I like to learn.
- 46:08Speaker 2: I love learning.
- 46:09Speaker 2: I think that every person he gets on someone different and he just plays devil's advocate, which I love as well.
- 46:16Speaker 2: I know pretty much everyone says that's a generic podcast, isn't it?
- 46:21Speaker 1: Big one.
- 46:22Speaker 2: Is there any more that I've heard?
- 46:24Speaker 2: I listen to quite a varied amount of podcasts.
- 46:32Speaker 2: I listen to a lot of politics.
- 46:35Speaker 2: That's probably isn using the best one to highlight.
- 46:37Speaker 2: I forgot the name of the podcast.
- 46:47Speaker 2: Now there is a few.
- 46:48Speaker 2: I'm terrible at answering this question.
- 46:50Speaker 2: I'll be honest.
- 46:51Speaker 2: I'll have to get back to you because, all right, I forgot the names of what they're called um.
- 47:08Speaker 2: Uh, have you got a top three books or audio books?
- 47:09Speaker 2: Uh, yeah, so david goggins um is his first book that come out.
- 47:11Speaker 2: Um, jordan peters jordan peterson, ten rules Life, I believe it's called.
- 47:15Speaker 2: I haven't read that in a while.
- 47:16Speaker 2: That's a good book.
- 47:17Speaker 2: And Rich Dad, poor Dad, it is a game changer, like it makes you feel another level mentally.
- 47:31Speaker 2: It's probably one of the best.
- 47:32Speaker 2: I don't know if you're a believer in this, but when you read a book and you read it a second, it's always different every time when you read it again, and even at stages for your development as a human, when you read them, you end up absorbing mad different information from that book every time.
- 47:48Speaker 2: And Rich Dad, poor Dad, I read that like every three to six months at least.
- 47:55Speaker 1: So I'm with you.
- 47:56Speaker 1: I always say, with training or anything like that, it's like a good film when you've watched a good film, you watch it again.
- 48:01Speaker 2: It's just like I've never noticed that I never heard him say that last time so you do pick up on things.
- 48:06Speaker 1: I think you know repetition is the key when it comes to those sorts of things.
- 48:09Speaker 1: Have you read the cash flow quadrant of hits as well?
- 48:13Speaker 2: I haven't, I've heard, I've obviously heard it, but you need to.
- 48:17Speaker 1: You need to read.
- 48:17Speaker 1: That's really good, that one as well.
- 48:19Speaker 1: That's almost like, I think, because I'd read rich dad poured out and then I read the cash flow quadrant.
- 48:25Speaker 1: I think where you are now, you're a cash flow quadrant reader um, I actually enjoyed that.
- 48:30Speaker 1: I'd say I enjoyed it more, although when I first read rich dad poured out it was like wow, aha.
- 48:36Speaker 1: Moment.
- 48:37Speaker 1: Nearly every other chapter, so I could say I enjoy it more.
- 48:41Speaker 1: But I think because of where we are now, I think cash flow quadrant is more you know, because we've, we've, we've got that beginner stage out the way we understand good debt, bad debt and how to pay ourselves.
- 48:51Speaker 2: Yeah.
- 48:51Speaker 1: Cash flow quadrant is really good.
- 48:53Speaker 1: You'll enjoy that one.
- 48:53Speaker 1: I'll have a look at that.
- 48:55Speaker 2: Yeah, definitely ourselves.
- 48:55Speaker 2: Yeah, cash flow quadrant's really good, you'll enjoy that one.
- 48:57Speaker 1: I'll have a look at that.
- 48:57Speaker 1: Yeah, definitely, brilliant stuff, brilliant stuff.
- 48:58Speaker 1: Well, thank you ever so much for coming on.
- 49:00Speaker 1: My friend and I can see that we are.
- 49:01Speaker 1: We'll probably have a part two, not so uh long down the road when you're, uh, you know, buying businesses and taking on more deals, so it'd be great to have you back on if you're up for that?
- 49:12Speaker 2: yeah, definitely, definitely.
- 49:13Speaker 2: I'll keep you updated on what I'm doing and we'll go from there.
- 49:16Speaker 2: I'm more than happy to come back on, and it's been great.
- 49:18Speaker 2: It's the first podcast of mine as well, so I'd be happy to get on more and see what I can share as well.
- 49:25Speaker 1: Yeah, definitely, definitely.
- 49:26Speaker 1: We've all got something.
- 49:26Speaker 1: So, yeah, any final thoughts before we wrap this one up, mate.
- 49:35Speaker 2: All I want to say is thank you for what you're doing as well.
- 49:38Speaker 2: Yes, my success is possible because of my effort, but without the people like yourselves offering the tools and the services you offer, it probably would keep me in a lost, dark place Eventually.
- 49:47Speaker 2: You never know, I might have found something, but you are helping people and that's what life's about.
- 49:51Speaker 2: It's not just about yourself.
- 49:53Speaker 2: You've got success stories and I'm happy to hopefully become a big success story off the back of you mark, and I appreciate it, what you're doing thank you.
- 50:02Speaker 1: I appreciate that.
- 50:03Speaker 1: I appreciate listen, mate, you're a star star at the end of the day, uh, and you're doing great things and I, for one, this is what I love.
- 50:10Speaker 1: I love to be able to you know, watch you guys and girls and everything like that getting out there, changing your lives.
- 50:16Speaker 1: And that is something where people say, well, why do you do it?
- 50:19Speaker 1: I've said I've never want to be the biggest.
- 50:21Speaker 1: I'm not bothered about, I just want to help people who are ready, and if you're ready and you need the help and support, let's do it, let's take that action.
- 50:29Speaker 1: You know yourself You've said it in this podcast as well I know you've got to put the work in, it's got to be the right thing for you, and I always say the same thing If this is the right thing for you, we've got the tools and everything to help you supercharge your results.
- 50:41Speaker 1: You don't have to do anything like this on your own.
