- 0:47Speaker 1: Just to we're going to talk to you about about
- 0:49Speaker 1: last month's the latest numbers available when it comes to
- 0:53Speaker 1: the housing market. Will specifically focus in on obviously Dane.
- 0:57Speaker 1: I'll also touch on Rockcounty as well. Mentioned the website
- 1:01Speaker 1: Rock Wisconsin dot com. That's roc K Wisconsin dot com.
- 1:04Speaker 1: While you're there, you're going to see a house located
- 1:07Speaker 1: right at twelve nine forty three W County Road M
- 1:12Speaker 1: that is in Evansville and Matt. Flawless is a word
- 1:17Speaker 1: that you can't always say when it comes to anything.
- 1:21Speaker 1: This house, though, flawless, just about perfect in every way possible,
- 1:26Speaker 1: isn't it.
- 1:27Speaker 4: Yeah, it's it's kind of like that perfect getaway house. Yeah,
- 1:30Speaker 4: where you can, you know, have a still fairly short
- 1:34Speaker 4: drive into Madison if you're working there, but then still
- 1:36Speaker 4: feel like you're completely out.
- 1:38Speaker 3: In the country. Yeah. This thing's got thirty five.
- 1:41Speaker 1: Acres thirty five acres of Pacific Pacific log home imported
- 1:45Speaker 1: from Canada, so like all it's it's literally like it's
- 1:49Speaker 1: got the log beams in it. It's got a beautiful
- 1:52Speaker 1: giant fireplace. It's got what is it, I mean, literally everything,
- 1:57Speaker 1: three bedrooms, two baths, almost three thousand and square feet.
- 2:01Speaker 1: You mentioned how many acres is is thirty.
- 2:03Speaker 4: Acres, got a couple of ponds.
- 2:07Speaker 3: Yeah, it's.
- 2:07Speaker 4: Uh, it's pretty neat get away something that feels like you're,
- 2:12Speaker 4: you know, maybe up north and Canada.
- 2:14Speaker 1: Yeah, exactly does it's exactly what it feels like. The
- 2:17Speaker 1: other great thing about something like this is we talk
- 2:21Speaker 1: about Airbnb and other things. Since you mentioned you know
- 2:25Speaker 1: how close it is to everything? Is what a great
- 2:27Speaker 1: desirable property for something like that, you can probably get
- 2:30Speaker 1: some good money renting it out that way.
- 2:34Speaker 2: Man, it's like, no, I'm moving into Do you get
- 2:37Speaker 2: that too? By the way, and uh, and.
- 2:39Speaker 1: We'll talk we'll talk about Chris, the featured agent on this.
- 2:42Speaker 1: But you ever get that where you'll see like some
- 2:43Speaker 1: of these houses and go, goodness, maybe I should.
- 2:46Speaker 2: Yeah, yeah you.
- 2:48Speaker 4: And what's interesting is, you know, usually it's it's the
- 2:50Speaker 4: wife telling me.
- 2:51Speaker 2: Oh, really, well, you know that one looks really nice.
- 2:54Speaker 3: You know, Like I try to try to not think
- 2:57Speaker 3: about it too much.
- 2:58Speaker 2: It's hard as a realtory.
- 2:59Speaker 3: You're going through all these nights house.
- 3:00Speaker 4: Yes, then all you want to do is come home
- 3:02Speaker 4: and make up dates and changes.
- 3:04Speaker 2: Yeah.
- 3:06Speaker 1: Yeah, this in this place here is is just about perfect.
- 3:10Speaker 1: One two nine four to three is that West Coast
- 3:13Speaker 1: County West County Road M in Evansville nine hundred eighty
- 3:17Speaker 1: eight thousand, And the listing agent on this is Chris Ebert.
- 3:21Speaker 2: And I don't think we if we had Chris on before.
- 3:22Speaker 4: We haven't had Chris Hubert in yet.
- 3:24Speaker 2: Hubert.
- 3:24Speaker 4: Yeah, yeah, he's he's based out of Sun Prairie, but
- 3:27Speaker 4: obviously lists properties everywhere, so.
- 3:29Speaker 1: It's and it's a beautiful, beautiful property. Give Chris a
- 3:31Speaker 1: call this morning six oh eight eight eight six sixty
- 3:35Speaker 1: six hundred. That's eight six six or take two eight
- 3:38Speaker 1: eight six sixty six hundred, eight eight six sixty six hundred.
- 3:42Speaker 1: I think we've had a featured listing from Chris in
- 3:44Speaker 1: the past, but I have to have him down.
- 3:46Speaker 2: One of these days. And he stays busy, maybe clearly.
- 3:49Speaker 1: I mean even this house just to show it's probably
- 3:52Speaker 1: gonna take a whole afternoon, right especially.
- 3:54Speaker 4: Going to walk around for thirty five acres. But it's
- 3:56Speaker 4: pretty neat. You don't even got this this drive that
- 3:59Speaker 4: comes down and through the uh, through the two ponds and.
- 4:02Speaker 3: Goes right to your here garage. It's pretty sweet.
- 4:05Speaker 2: It is a very very very beautiful home.
- 4:07Speaker 1: Check that one out again. Get details at rock Wisconsin
- 4:10Speaker 1: dot com. That's ro O c K Wisconsin dot com,
- 4:12Speaker 1: big phone. Give Chris call six eight eight eight six
- 4:15Speaker 1: sixty six hundred. That's eight eight six sixty six hundred
- 4:18Speaker 1: and uh in Matt For the month of February, the
- 4:21Speaker 1: numbers just came out and uh looking pretty good, and
- 4:25Speaker 1: let's kind of lead with with where mortgage rates are
- 4:28Speaker 1: and uh people are are. That's definitely causing people to
- 4:32Speaker 1: take action, isn't it.
- 4:33Speaker 2: Yeah.
- 4:34Speaker 4: I mean we kind of knew that rates would start
- 4:36Speaker 4: to slowly fall, and that's exactly what they've done is
- 4:39Speaker 4: kind of slowly fall. We did see rates kind of
- 4:45Speaker 4: peek into you know, the upper fives for a moment there,
- 4:48Speaker 4: but uh, you know, for the for the full month,
- 4:50Speaker 4: they averaged six point five percent for rates, and that's
- 4:55Speaker 4: a that's a big decrease, about zero point eight decrease
- 4:59Speaker 4: from where it was earlier in the year at around
- 5:01Speaker 4: six point eight five, so it was a lot closer
- 5:03Speaker 4: to seven.
- 5:04Speaker 1: And people get they start they start watching this time
- 5:07Speaker 1: last year, we should say that as soon as they
- 5:09Speaker 1: see those numbers, people start going. It literally can be
- 5:13Speaker 1: five nine, nine, Yeah, the five I got, Yeah, there
- 5:16Speaker 1: you go.
- 5:17Speaker 2: We said we'd wait till the five, Yes, exactly.
- 5:20Speaker 1: So it's it's a really good, really good number there
- 5:24Speaker 1: to see things moving in the right direction.
- 5:26Speaker 2: On new listings.
- 5:27Speaker 1: Also, speaking of things moving in the right direction, people
- 5:29Speaker 1: are taking action.
- 5:30Speaker 2: They are they are listing homes, aren't they, Matt.
- 5:32Speaker 4: Yeah, we had a strange kind of a downturn just
- 5:35Speaker 4: in the month of January where we had fewer new listings,
- 5:39Speaker 4: but in February that pop back up, So it was
- 5:42Speaker 4: a four point six percent over the last twelve months,
- 5:46Speaker 4: so you know, back to positive territory and that you know,
- 5:51Speaker 4: I think it's twenty eight out of twenty nine straight
- 5:53Speaker 4: months we've had growth, oh in new listings, so that's
- 5:58Speaker 4: kind of helped to slowly even out the field.
- 6:01Speaker 3: But it still is.
- 6:02Speaker 4: Technically a seller's market. We're just sitting at three months
- 6:06Speaker 4: of available supply for all the buyers that are out there,
- 6:09Speaker 4: and six months is considered balanced. So you know, a
- 6:13Speaker 4: lot of my agents are are stating that they're they're
- 6:16Speaker 4: competing against other offers again, and that's telltale mark that
- 6:20Speaker 4: we're we're back in spring.
- 6:22Speaker 2: Yes we are. Tis the season.
- 6:25Speaker 1: And if you were one of those folks and say,
- 6:26Speaker 1: you know what I'm holding off to list or I'm
- 6:28Speaker 1: holding off to look now is that time?
- 6:30Speaker 2: It is springtime? Right now?
- 6:31Speaker 1: Great time pickuphon't give them a call. Six o eight
- 6:33Speaker 1: six seven three fifty four hundred for Rock Realty six
- 6:36Speaker 1: oh eight six seven, three fifty four hundred. I mentioned
- 6:39Speaker 1: the website rocko Wisconsin dot com. That's rock r O
- 6:42Speaker 1: c K Wisconsin dot com. Also rocklistings dot Com that's
- 6:46Speaker 1: r O c K listings dot com. Plural of get
- 6:50Speaker 1: information there about their great promotion with totally spaced out. So, Matt,
- 6:54Speaker 1: when we look at some of these some more of
- 6:56Speaker 1: these numbers we've got, we've got sales overall down just
- 7:01Speaker 1: just a little bit year to date, aren't they.
- 7:04Speaker 4: Yeah, I mean home sales fell just a touch, you
- 7:08Speaker 4: know where it fell about one point two percent, it
- 7:12Speaker 4: was about one point eight percent compared to the first
- 7:14Speaker 4: two months of twenty twenty five. But medium price is
- 7:17Speaker 4: still going up, so you know, fewer, fewer sales.
- 7:22Speaker 3: Higher prices.
- 7:23Speaker 4: And that's kind of what we've been seeing consistently for
- 7:26Speaker 4: a bit now.
- 7:26Speaker 1: And we're seeing things a little bit again as we
- 7:29Speaker 1: talked earlier about where we are market wise on three
- 7:32Speaker 1: point one months, still considered a seller's market. We are
- 7:35Speaker 1: seeing houses remain on the on the market a little
- 7:38Speaker 1: bit longer, which is which is a good, good direction,
- 7:41Speaker 1: a healthy direction for things to be going, isn't it.
- 7:43Speaker 3: Yeah?
- 7:44Speaker 4: Yeah, I mean it's it's balancing out, you know, there's
- 7:48Speaker 4: for such a long time. It was a it was
- 7:50Speaker 4: a matter of a week or two and the thing was,
- 7:53Speaker 4: the thing was gone.
- 7:54Speaker 2: Yeah, so it's it's.
- 7:55Speaker 4: Good to have a little time to decide on a
- 7:58Speaker 4: big purchase like this. And as of in February, we
- 8:02Speaker 4: were sitting in about eighty nine days for the state
- 8:06Speaker 4: as far as how long you know, houses would set
- 8:09Speaker 4: in the market. So yeah, I mean back up to
- 8:11Speaker 4: about a three month period. We'll see the data later
- 8:15Speaker 4: that Dane in Rock County are much quicker than that.
- 8:17Speaker 1: But yeah, our February and March traditionally kind of kind
- 8:21Speaker 1: of wild cars, just depending into Wisconsin on the weather,
- 8:25Speaker 1: like if we have like a warm February or a
- 8:27Speaker 1: warm March, or conversely, you know one where we get
- 8:30Speaker 1: a lot of snow or anything. I've got to guess
- 8:32Speaker 1: that out of all of the months, February, March, maybe
- 8:35Speaker 1: even April or probably kind of the biggest wild cards,
- 8:38Speaker 1: just because there's factors beyond our control like weather or
- 8:41Speaker 1: am I off on that.
- 8:42Speaker 4: Yeah, it's January and February tend to be the slowest
- 8:44Speaker 4: of the year. And then yeah, probably depends on the
- 8:48Speaker 4: inches of snowfall.
- 8:50Speaker 2: Or literally the day if you don't like.
- 8:51Speaker 4: The exactly if it's minus four and not plus four.
- 8:56Speaker 1: Right, which is but I'll point out if you're looking
- 9:00Speaker 1: to buy a house, and same for listing, But if
- 9:01Speaker 1: you're looking to buy a house, what better you can
- 9:03Speaker 1: see at what it's like, how it performs in the
- 9:05Speaker 1: bitter cold. You can also see how it looks when
- 9:09Speaker 1: the snow has melted, and sometimes in the exact same week.
- 9:11Speaker 4: Yeah, I would say the best time to go out
- 9:13Speaker 4: is after just you you're getting downpoured on. Yeah, go
- 9:16Speaker 4: see if you've got any basement issues. You want some showings,
- 9:19Speaker 4: take off your shoes when you get in the house.
- 9:21Speaker 4: You know, obviously it's a little what out, but yeah,
- 9:23Speaker 4: go take a look at that basement and see if
- 9:25Speaker 4: you got any leaks going on.
- 9:26Speaker 2: Bring your agent along as well. Exactly. They love walking
- 9:28Speaker 2: around the house in the pouring round. They all carry umbrellas.
- 9:33Speaker 1: That's talking this morning, Matt Heyman of Rock Realty Online,
- 9:37Speaker 1: Rock Wisconsin dot com. That's Rock r O c K
- 9:40Speaker 1: with Wisconsin dot Com TELF number six O eight six
- 9:43Speaker 1: seven three fifty four hundred. That's six eight six seven
- 9:46Speaker 1: three fifty four hundred and then some of the some
- 9:48Speaker 1: of the kind of big takeaways and some of the
- 9:50Speaker 1: other analysis. You know, they we we've heard from folks
- 9:53Speaker 1: talking about the Realtors Association talking about an inventory rebound
- 9:58Speaker 1: is is kind of I think how they they view
- 10:00Speaker 1: it is, is that is that kind of shared throughout
- 10:02Speaker 1: the market map?
- 10:03Speaker 4: Yeah, I mean, and that's part of getting that balancing right.
- 10:07Speaker 4: The reason that you're seeing houses sit on the market
- 10:11Speaker 4: a little longer is because we have more new listings. Yeah,
- 10:14Speaker 4: and so yeah, I've really seen an increase. Of course,
- 10:17Speaker 4: this happens every spring, but it seems a little a
- 10:19Speaker 4: little larger than normal that we're having a lot of
- 10:22Speaker 4: new listings hit the market right now. And I think
- 10:24Speaker 4: I think sellers are finally getting comfortable with where rates
- 10:28Speaker 4: are at and realize, hey, you know, I'll exchange my
- 10:31Speaker 4: equity for a slightly higher rate, right.
- 10:35Speaker 1: And it's what I find interesting about that about that
- 10:38Speaker 1: kind of folks that are watching the rate now, I
- 10:40Speaker 1: get it. I I My wife is one of those
- 10:43Speaker 1: people who literally, you know, if you call her now,
- 10:46Speaker 1: ask her what an interest rate on a car would
- 10:49Speaker 1: be or a new house, She'll tell you, like kind
- 10:51Speaker 1: of where it is like she follows that stuff.
- 10:52Speaker 3: Sholl do that with gas prices?
- 10:54Speaker 2: Oh goodness gracious, yes, Yeah.
- 10:58Speaker 4: So she has had a lot to talk about lately.
- 11:01Speaker 1: I think I told you she she literally keeps like
- 11:04Speaker 1: spreadsheets of like our energy bills. Yeah, so she'll like
- 11:07Speaker 1: every she'll send me the Excel sheet and be like what.
- 11:11Speaker 2: Is going on?
- 11:12Speaker 1: Like like I have the answer for like why there's
- 11:14Speaker 1: more power used? Or why is why the gas prices
- 11:17Speaker 1: go down?
- 11:18Speaker 2: Or who knows that's what it is.
- 11:21Speaker 1: But my point being is people like her is in
- 11:24Speaker 1: their brilliant people, but sometimes they spend so much time.
- 11:29Speaker 1: I'm going to wait for it to drop down and
- 11:30Speaker 1: wait for the rate to go down, and and in
- 11:32Speaker 1: the meantime there is that And I think we touched
- 11:34Speaker 1: on it last week or the week before. I think
- 11:36Speaker 1: the phrase is the cost of waiting. Is the best
- 11:40Speaker 1: time to be to be starting that conversation is today
- 11:43Speaker 1: when it comes to looking to buy at home. Obviously,
- 11:45Speaker 1: once you get information, you can make a decision if
- 11:47Speaker 1: today's the day to buy, but to start that conversation,
- 11:50Speaker 1: you really want to get on it early because it
- 11:52Speaker 1: kind of gives you the tools and the understanding of Okay,
- 11:55Speaker 1: if you do wait for rates to come down, what's
- 11:57Speaker 1: going to happen to the prices of housing in the
- 11:59Speaker 1: meantime and what does that actually mean for you? I
- 12:01Speaker 1: sometimes thinks people spend too much time trying to analyzed
- 12:04Speaker 1: data causs to sit on the fence.
- 12:06Speaker 3: Sure, So let's pretend it was.
- 12:10Speaker 4: February of twenty twenty five, Okay, right, and let's say
- 12:16Speaker 4: that you looked at the rates being at like six
- 12:19Speaker 4: and a half to six point six percent and you decided.
- 12:22Speaker 3: I'm going to wait.
- 12:23Speaker 4: Sure, it's now February twenty twenty six and rates have dropped,
- 12:27Speaker 4: but the house price is twenty five thousand dollars more approximately, Right,
- 12:31Speaker 4: So if you had bought back in twenty twenty five,
- 12:35Speaker 4: you'd refinance now and still have that twenty five thousand
- 12:38Speaker 4: dollars worth of equity sitting there.
- 12:40Speaker 2: It needd be ahead ask you. That's the way to
- 12:42Speaker 2: do it.
- 12:42Speaker 1: And that's again, as we talk with Matt Heyaman of
- 12:45Speaker 1: Rock Realty, one of the great things about working with
- 12:47Speaker 1: the agents at Rock Realty is it's not a high
- 12:49Speaker 1: pressure thing. If you've got question but thinking about buying
- 12:51Speaker 1: a home, maybe even thinking about listing your home saying,
- 12:53Speaker 1: is it the right time? Get that information first, understand
- 12:56Speaker 1: how and where the markets are right now, work with
- 12:59Speaker 1: a great agent. You can learn more about everyone at

- 13:14Speaker 1: next me time. Head on over to the website Rock
- 13:16Speaker 1: Wisconsin dot com. That's r ock Wisconsin dot com. More

- 13:34Speaker 1: Also check out Rocklistings dot Com. That's Rocklistings dot Com.
- 13:40Speaker 2: All one word.
- 13:40Speaker 1: Listings is plural, and it's got great information about a
- 13:44Speaker 1: cool program they've got going on with totally spaced out,
- 13:46Speaker 1: actually real quick. Before we get back to the back
- 13:48Speaker 1: of the numbers, Let's talk a little bit about that
- 13:50Speaker 1: because I think one of the biggest things that folks
- 13:53Speaker 1: sometimes encounter were talking earlier about some of the things
- 13:56Speaker 1: that hold us back from getting information or taking action.
- 14:00Speaker 1: Sometimes it's something not even related, which is I hate moving,
- 14:03Speaker 1: and yeah, who loves moving?
- 14:05Speaker 2: Most people don't.
- 14:06Speaker 1: But it can be made a whole lot easier with
- 14:09Speaker 1: your promotion you guys have going on at rocklistings dot com.
- 14:11Speaker 2: Let's talk about what that.
- 14:12Speaker 4: Yeah, yeah, obviously the biggest hang up is getting everything
- 14:17Speaker 4: packed up and moved over to the new house. And
- 14:19Speaker 4: so we partner with totally spaced out out of Edgerton.
- 14:22Speaker 4: They drop off a container in your driveway, you fill
- 14:25Speaker 4: it up at your leisure, they pick it up, and
- 14:29Speaker 4: then they bring it to the new location when you're ready.
- 14:31Speaker 4: So we are offering that you can find the details
- 14:35Speaker 4: at rocklistings dot com and it'll go over the details
- 14:39Speaker 4: of Hey, if you work with rock Realty, whether it
- 14:42Speaker 4: be on the buy side or the selt side, if
- 14:43Speaker 4: you commit to us, we'll commit to you and we'll
- 14:45Speaker 4: commit to getting you moved a little easier.
- 14:48Speaker 1: It makes life so much easier and it's such a
- 14:50Speaker 1: nice feature that they offer. Again, get all the details
- 14:53Speaker 1: at rocklistings dot com. That's rock listings dot Com.
- 14:57Speaker 2: Matt.
- 14:58Speaker 1: Let's talk kind of break down the the housing report
- 15:01Speaker 1: for the South Central region, so we had slightly fewer
- 15:05Speaker 1: in our region when it comes to closed sales don
- 15:08Speaker 1: Win in February.
- 15:09Speaker 2: Yeah.
- 15:10Speaker 4: So you know, it's weird because Dane County and Rock
- 15:14Speaker 4: County often separate act differently depending on the month, and
- 15:18Speaker 4: in this particular case, we had way more listings in
- 15:20Speaker 4: Rock County, but we had one percent fewer listings in
- 15:23Speaker 4: Dane County. And if you look at the numbers of solds,
- 15:26Speaker 4: Dane County was down just slightly as well, whereas Rock
- 15:30Speaker 4: County was up about two percent the number of solds
- 15:33Speaker 4: you know, month February twenty six so compared to February
- 15:36Speaker 4: twenty twenty five. So I thought, the interesting thing is
- 15:39Speaker 4: that you know that Rock County average price and I
- 15:44Speaker 4: don't I mean for those of us that were around
- 15:46Speaker 4: during the Great Recession, Yeah, it is now above three
- 15:50Speaker 4: hundred thousand dollars a house in Rock County.
- 15:54Speaker 1: Yeah, So do we see a different like different type
- 15:57Speaker 1: of buyer for each county? And I guess I feel
- 16:01Speaker 1: like there are certain mindsets, like I know some you know,
- 16:04Speaker 1: I think a lot of us know folks that are
- 16:05Speaker 1: like I have to be, And that's I love it.
- 16:08Speaker 1: I have to be in Dane County. I have to
- 16:10Speaker 1: be like in this particular area. And then others are like,
- 16:12Speaker 1: I've got to get I've got to get what the
- 16:14Speaker 1: best deal is, and I'll go. I mean, do we
- 16:16Speaker 1: see like a difference between the buyers or sometimes it
- 16:20Speaker 1: is somebody that may be looking Rock County ends up
- 16:22Speaker 1: in Dane and vice versa.
- 16:23Speaker 4: Yeah, I mean a lot of people are having to
- 16:26Speaker 4: kind of look outside of Dane County person affordability, you know,
- 16:30Speaker 4: the people that don't mind a bit of a drive,
- 16:32Speaker 4: or the people that work remotely the majority of the week.
- 16:36Speaker 4: You know, I would say that sometimes they will then
- 16:39Speaker 4: default to which schools are best in Rock County and
- 16:42Speaker 4: then decide on, hey, you know, I want to be
- 16:44Speaker 4: in this school district, you know, maybe Milton School District,
- 16:48Speaker 4: maybe like Beloit Turner a little further south.
- 16:51Speaker 3: We see a lot of things.
- 16:52Speaker 1: Like that nice school by the way, it was just
- 16:54Speaker 1: at Beloit Turner at the middle school a couple of
- 16:56Speaker 1: weeks agoing nice get lost in there.
- 16:58Speaker 2: Yeah, but very some very very nice schools out there.
