- 1:36Speaker 2: and C Bank Brilliantly Boring since eighteen sixty five. Brilliantly

- 1:51Speaker 3: I'm interested now in twenty twenty four, what's on your
- 1:54Speaker 3: watch list now? As far as real estate investing? What
- 1:58Speaker 3: do you think of good place is to invest in?
- 2:00Speaker 1: Well? I like Boston because it's I like I like markets,
- 2:05Speaker 1: and I think this is important for people when they
- 2:06Speaker 1: think about investments. What you want to be is in
- 2:09Speaker 1: markets where there's supply constrained, there are multiple demand generators,
- 2:14Speaker 1: meaning there's buyers, renters, you know, et cetera. In those
- 2:18Speaker 1: markets that the job based is and the employment opportunities
- 2:22Speaker 1: are more broad and and so you look in places
- 2:27Speaker 1: like Boston. Good infrastructure, high areas to entry, good you know,
- 2:34Speaker 1: strong educational environment and a growing population. I like New
- 2:40Speaker 1: York because I think it's opportunistic. I think New York
- 2:42Speaker 1: is down big time. It'll go down a bit more,
- 2:45Speaker 1: but it's now beginning to be a time to buy.
- 2:48Speaker 1: And in real estate, my view is that you make
- 2:50Speaker 1: your money on the buy when you buy it, you
- 2:52Speaker 1: make a good decision to buy it, and then you
- 2:55Speaker 1: realize your profit when you sell it. But right now
- 2:58Speaker 1: and in New York, you can buy properties that are
- 3:01Speaker 1: like office buildings of retail. You can buy them at
- 3:04Speaker 1: forty cents forty percent off and and so in those
- 3:10Speaker 1: kinds of circumstances, all you have to do is make
- 3:13Speaker 1: an investment, and then as a market stabilizes and recovers,
- 3:17Speaker 1: then you are going to be up a significant amount. Washington,
- 3:21Speaker 1: DC down office buildings and residential or down big time.
- 3:24Speaker 1: But office buildings are down fifty percent. So I like
- 3:27Speaker 1: that because there's a lot of upsides, and nations capitals
- 3:30Speaker 1: the most powerful nations in the world. It was not
- 3:32Speaker 1: going to fail, and if it did, then money won't
- 3:35Speaker 1: be worth anything anyway. And then you start looking at Atlanta.
- 3:39Speaker 1: I mean, Atlanta is a great city, always has been.
- 3:44Speaker 1: It's a global city. It's there, it's at the number
- 3:48Speaker 1: one filming location outside of Hollywood, and so it is
- 3:54Speaker 1: dominating in that space and will continue to do that.
- 3:57Speaker 1: You've got great, you know, wealth rating opportunities, it's a
- 4:01Speaker 1: diverse economy, and you have amongst the most affluent African
- 4:05Speaker 1: Americans in the country. So we like Atlanta. We think
- 4:08Speaker 1: there's a lot of runway there. And then Charlotte, North Carolina,
- 4:13Speaker 1: always underrated. It's kind of a combination of Atlanta, New
- 4:16Speaker 1: York d C. Second, it's now the second largest banking
- 4:20Speaker 1: capital of the world, of the country, rather New York's
- 4:24Speaker 1: number one. San Francisco has always been number two, but
- 4:27Speaker 1: because of its problems, the industry has moved out. Charlotte's
- 4:31Speaker 1: now the number two banking center. Diverse community, led by
- 4:35Speaker 1: a black mayor, chairperson of the County Commission, African American man,
- 4:40Speaker 1: and our pro business and pro economic inclusion, and there's
- 4:45Speaker 1: lots of opportunities here. It's a very rapidly growing city.
- 4:48Speaker 1: So I like Charlotte. And then Miami in South Florida
- 4:51Speaker 1: on fire. Miami's on fire. I think Miami's got to
- 4:54Speaker 1: run because it's a It's building itself into the global
- 4:59Speaker 1: center of a country, and at some point it'll be
- 5:03Speaker 1: what New York was in its heyday. And then I
- 5:06Speaker 1: think that San Francisco in La present tremendous buying opportunities
- 5:10Speaker 1: because it's severely depressed and you don't have to build.
- 5:13Speaker 1: You just can buy, invest and hold and then realize
- 5:18Speaker 1: profits as things turn around, and they will turn around.
- 5:21Speaker 1: So those are the markets that we like the most.
- 5:23Speaker 1: And I like Texas. I do like Texas.
- 5:25Speaker 3: Let me ask you this about Miami, even for my
- 5:28Speaker 3: own personal knowledge base, would you think that right now
- 5:33Speaker 3: is a good time because it's just prices are just
- 5:36Speaker 3: going up, right, everybody's paying over asking Like, let's say
- 5:39Speaker 3: I was looking to buy a place in Miami right now.
- 5:41Speaker 3: Should I wait for a correction or buy even though
- 5:47Speaker 3: it's overpriced because it's still going to just continue to
- 5:50Speaker 3: go up.
- 5:51Speaker 1: I don't think you see much of a correction in Miami.
- 5:54Speaker 1: I think what you'll see is a slowdown in Miami.
- 5:56Speaker 1: It would take a global financial crisis that to depress Miami. Now,
- 6:01Speaker 1: Miami's got so much wind in its sales right now
- 6:04Speaker 1: and it is desirable for it's got great fundamentals, good
- 6:09Speaker 1: quality of life, but no state income tax, very pro
- 6:13Speaker 1: business environment, multicultural, so it's got a lot going for it.
- 6:17Speaker 1: So the way you invest in Miami is you look
- 6:20Speaker 1: for anomalies. So for example, Miami Beach. We're studying this
- 6:24Speaker 1: right now. So Miami Beach, Miami Beach is before the pandemic,
- 6:30Speaker 1: Miami Northeasterners would look at Miami as a vacation location,
- 6:36Speaker 1: so you'd have a second home week and home, come
- 6:39Speaker 1: down and spend the weekn in Miami and go back
- 6:41Speaker 1: up to New York and work and earn your money.
- 6:43Speaker 1: So being on the ocean was the most important thing.
- 6:48Speaker 1: So today in the marketplace, it would not be unusual
- 6:52Speaker 1: to have an ocean front condo selling for three thousand
- 6:56Speaker 1: dollars a square foot. Across the street on the inner
- 7:00Speaker 1: coastal you could find something that was selling for five
- 7:04Speaker 1: hundred dollars a square foot and that so, yeah, the
- 7:08Speaker 1: ocean's worth more, but is it worth six times? No,
- 7:14Speaker 1: maybe it's worth three times. So there's runway there. And
- 7:18Speaker 1: then also this market in Miami pays an absurd premium
- 7:22Speaker 1: for new unlike say DC or New York or Boston.
- 7:26Speaker 1: Older buildings are normal thing. They don't depreciate because the
- 7:31Speaker 1: cost to build new goes up. But then there's not
- 7:33Speaker 1: this big premium In Miami. There is, so a new
- 7:36Speaker 1: building could sell for three thousand, for example. Now new
- 7:39Speaker 1: buildings are selling for forty five hundred of square foot
- 7:42Speaker 1: or more. On the ocean in Miami Beach, you can
- 7:46Speaker 1: find a building that was built in two thousand and
- 7:48Speaker 1: five and it could sell for two thousand dollars a
- 7:51Speaker 1: square foot. So same ocean, same views. The building built
- 7:56Speaker 1: in two thousand and five is in excellent condition. And
- 8:00Speaker 1: yet and somebody's going to pay two and a half
- 8:04Speaker 1: times more to be in the new building, which three
- 8:08Speaker 1: years from now will be treated just like the two
- 8:11Speaker 1: thousand and five buildings. So those anomalies is how you
- 8:14Speaker 1: buy in Miami. And then the other thing you can
- 8:16Speaker 1: do is you can look at locations, emerging locations at
- 8:20Speaker 1: a butt more hot location. So you know, if you're
- 8:25Speaker 1: looking at Wynnwood or the Design District or Midtown, you
- 8:29Speaker 1: just go a little bit further west, and I think
- 8:32Speaker 1: there's opportunity there, and it's tremendous opportunity. An historically black
- 8:37Speaker 1: community called Overtown, which is where you know. Sammy Davis
- 8:42Speaker 1: Junior when he was performing a Miami Beach had to
- 8:45Speaker 1: stay where Muhammad Ali when he beached Sunny Liston for
- 8:48Speaker 1: the championship, he had to stay in Overtown because it
- 8:52Speaker 1: was of segregation. That community is severely undervalued and there's
- 8:56Speaker 1: opportunity there too.
- 8:59Speaker 2: I'm convincecding coming to Florida.
- 9:01Speaker 1: You confess me.
- 9:06Speaker 4: An illegal alien from Guatemala charged with raping a child
- 9:09Speaker 4: in Massachusetts. An MS thirteen gang member from Al Salvador
- 9:14Speaker 4: accused of murdering a Texas man of Venezuelan charged with
- 9:18Speaker 4: filming and selling child pornography in Michigan. These are just
- 9:22Speaker 4: some of the heinous migrant criminals caught because of President
- 9:26Speaker 4: Donald J. Trump's leadership. I'm Christy Noman, the United States
- 9:29Speaker 4: Secretary of Homeland Security. Under President Trump, Attempted illegal border
- 9:34Speaker 4: crossings are at the lowest levels ever recorded, and over
- 9:38Speaker 4: one hundred thousand illegal aliens have been arrested. If you
- 9:41Speaker 4: are here illegally, your next you will be fined nearly
- 9:45Speaker 4: one thousand dollars a day, imprisoned, and deported. You will
- 9:49Speaker 4: never return. But if you register using our CBP home
- 9:53Speaker 4: app and leave now. You could be allowed to return legally.
- 9:56Speaker 4: Do what's right. Leave now. Under President Trump America's laws,
- 10:01Speaker 4: border and families will be protected.
- 10:04Speaker 1: Sponsored by the United States Department of Homeland Security,
