- 0:00SPEAKER_00: Sorry about that.
- 0:01SPEAKER_00: 29th.
- 0:02SPEAKER_00: Today's the 29th.
- 0:04SPEAKER_00: God, you believe that?
- 0:05SPEAKER_00: It's just moving on.
- 0:06SPEAKER_00: We're going to do some Santa Crita stuff right now.
- 0:09SPEAKER_00: We're going to get into what's happening in the local market.
- 0:11SPEAKER_00: We have some concern out there with interest rates.
- 0:13SPEAKER_00: People are saying, oh my God, what's happening?
- 0:15SPEAKER_00: Well, they're going up.
- 0:16SPEAKER_00: And uh that's kind of where that is.
- 0:18SPEAKER_00: But let me pull uh the data here so you can see these actual numbers.
- 0:22SPEAKER_00: Now, if we look back just a few months ago, we were, you know, five, six hundreds now.
- 0:26SPEAKER_00: Right now, that inventory as of right now, 843 total active units on the market for sale.
- 0:32SPEAKER_00: People are also painting the picture that this market is uh completely a buyer's market.
- 0:37SPEAKER_00: Buyers have all the advantage.
- 0:39SPEAKER_00: That's actually not the case.
- 0:40SPEAKER_00: In the condominium world out here, sure, yeah.
- 0:43SPEAKER_00: The numbers prove that out very, very easily.
- 0:46SPEAKER_00: It is showing that that's definitely a buyer's market.
- 0:48SPEAKER_00: The sellers and townhomes end of it, it's transitioning, albeit slowly, transitioning to a buyer's market.
- 0:54SPEAKER_00: But right now, with the inventory, the numbers of homes, the number of closings per week, monitoring all that activity at Santa ClaritoOpenhouses.com still in a seller's zone.
- 1:05SPEAKER_00: 843 active listings, 174 of the properties right now are in escrow.
- 1:11SPEAKER_00: 66 have closed in the last seven days.
- 1:13SPEAKER_00: Numbers are still moving, buyers are still buying, sellers are still selling, so do not panic on any one of these levels.
- 1:20SPEAKER_00: Let me give you a couple other numbers.
- 1:22SPEAKER_00: Right now, Saugus is uh leading the charge.
- 1:25SPEAKER_00: Then we have Castac, then Valencia in third place, Canyon Country in fourth place, New Hall in fifth, Stevenson Ranch in sixth, and Acton in seventh place.
- 1:36SPEAKER_00: What that means is right now in Saugus, it's the lowest amount of supply, 3.2 months, 18 days to sell, median sales price, 735 grand.
- 1:46SPEAKER_00: Castac, excuse me,$790,000, 27 days to sell, rating Castac.
