SPEAKER_00: Could 2026 be your year?
• 0:03
  SPEAKER_00: I hope so.
• 0:04
SPEAKER_00: And maybe we can help you with that.
• 0:16
SPEAKER_00: Hello and welcome to the Property Unleashed.
• 0:19
SPEAKER_00: With me, your host, Mark Fitzgerald.
• 0:20
SPEAKER_00: It's great to have you joining me here.
• 0:22
SPEAKER_00: So, as 2025 is coming to a close, it's been a very, very hectic year for us here at the Property Unleashed with lots of deals, lots of opportunities, and lots of changes as well in what we're doing and how we're doing things.
• 0:38
SPEAKER_00: So, whilst I still have my property businesses that are working for me in the background, giving me the cash flow that I need to live, it gives me the opportunities and the options to be able to go out there and to do different things and grow different businesses as well.
• 0:54
SPEAKER_00: All pretty much, I have to say, evolving around property.
• 0:58
SPEAKER_00: We do love property investing here.
• 0:59
SPEAKER_00: So we have the rent-to-rents going on with the HMOs, we have the service accommodations, and we now also have incorporated social housing and supportive living into our operations, which gives us the opportunity to help others less fortunate than ourselves in finding good accommodation places to live, whilst also still being profitable.
• 1:20
SPEAKER_00: At the end of the day, it's not always about the money, but we do need to make sure that we're profitable in what we're doing.
• 1:26
SPEAKER_00: And having a brokerage as well, where we can help other investors and other landlords to fill their properties with FRI leases, long-term charities taking on their properties, and of course, making it profitable for them is really, really rewarding for us.
• 1:45
SPEAKER_00: Obviously, we do have property education.
• 1:48
SPEAKER_00: We have my community, the property unleashed education to action community, which is going from strength to strength.
• 1:55
SPEAKER_00: We have lots and lots of members in there now that are going through the different property trainings, that are also joining us on the live coaching sessions and calls.
• 2:04
SPEAKER_00: And some of those coaching sessions and calls you've been privileged to through this podcast as well, and been able to listen to those.
• 2:13
SPEAKER_00: You know, we're always trying to put the right information out there, the relevant information out there to help people on their property journey.
• 2:20
SPEAKER_00: And that is what we are all about.
• 2:22
SPEAKER_00: Myself, I have helped out with different education platforms, the Property Investor Network being one of those, where I did the mastermind program back in the day, and subsequently I managed to host and run the mastermind programs for a little while as well.
• 2:38
SPEAKER_00: But I've stepped away from that now as I've got my own investments and businesses going, and also the way that I want to try and help and support people as well in their property investing journey.
• 2:49
SPEAKER_00: So I have had one-to-one coaching for quite a few years now, and we've had some great success stories with people that I've helped.
• 2:57
SPEAKER_00: We do have individual training programs as well, but for new for 2026, I am really, really excited because I'm putting together the property unleashed inner circle mastermind.
• 3:11
SPEAKER_00: Now, this is not for everybody.
• 3:14
SPEAKER_00: This is also going to have limited spots.
• 3:18
SPEAKER_00: So we're really looking at building up a cohort of about 10 to 12 property investors.
• 3:25
SPEAKER_00: And that will range from people who maybe are just getting started, but also people who have maybe got a couple of properties or they're not performing right or they just want to be a part of a supportive community.
• 3:37
SPEAKER_00: Now, this will give us the opportunity to get in the room six times a year.
• 3:43
SPEAKER_00: So you will come and you'll join my good self and probably some of my power team in a room.
• 3:50
SPEAKER_00: We've got some lovely venues lined up, I have to say, as well.
• 3:53
SPEAKER_00: And what we will do is in that room, we will all talk about what we're doing, how we're doing it, and making sure we stay on track.
• 4:02
SPEAKER_00: The people that are in my inner circle will have access to me.
• 4:07
SPEAKER_00: They will have access to my resources, to my power team, to the deals that I don't always do because I can't do every single deal.
• 4:14
SPEAKER_00: So they'll have an opportunity and access to deals that they can have a little look at themselves and they can do if they want to do.
• 4:22
SPEAKER_00: On top of that, we will have a private WhatsApp group.
• 4:25
SPEAKER_00: So if there's any issues or problems, they'll be able to ask in the group.
• 4:28
SPEAKER_00: And of course, everybody in there will be able to help and support each other.
• 4:32
SPEAKER_00: But we will be building in scorecards for everybody in their property investing so they know exactly what they should be doing week on week because they can look at their scorecard, which I will build with them specifically for them to keep them on track so they know what they should be doing, when they should be doing it, and if they are actually getting out there and doing it, and that way we can hold each other accountable to the goals and the targets that we've set for that year.
• 5:03
SPEAKER_00: It's gonna be an absolutely, I have to say so myself, amazing experience for everybody in the inner circle.
• 5:11
SPEAKER_00: And we have brand new for 2026, the Property Unleashed Master Plan Blueprint, and this is a nine-step blueprint that only inner circles will have mem access to.
• 5:27
SPEAKER_00: This is put together by myself throughout building property businesses in the last seven years.
• 5:36
SPEAKER_00: So we've got step one where obviously we set and make sure that we design the life that we want.
• 5:43
SPEAKER_00: Step two is all about our financial blueprint.
• 5:46
SPEAKER_00: Step three is our execution and strategy.
• 5:49
SPEAKER_00: Step four will be about getting out there and building our networks.
• 5:53
SPEAKER_00: Step five is our asset acquisitions.
• 5:57
SPEAKER_00: Step six is our smart systems that we will put into place.
• 6:01
SPEAKER_00: Step seven is all about our operational systems and skills and making sure that things can work rhythmically without us.
• 6:11
SPEAKER_00: Step eight is business growth, and step nine is our legacy plan.
• 6:16
SPEAKER_00: This is not going to be available anywhere outside of the inner circle.
• 6:21
SPEAKER_00: There will be modules in this, and this is also something that I can take you step by step through to make sure that you have the foundations in place, you're ready for the execution phase of all of this to make things happen.
• 6:34
SPEAKER_00: And then once we start making things happen, we can then look at optimizing each and everything that you're on with and you're doing.
• 6:42
SPEAKER_00: For me, as I say, I'm really excited about this because I know that the people in the inner circle are going to get so much help.
• 6:49
SPEAKER_00: And this isn't a£20,000 a year mastermind or you know,£30,000 that I see people charging.
• 6:56
SPEAKER_00: This is very, very affordable because, as we always say, we want you to spend your money on property deals.
• 7:03
SPEAKER_00: So if you're interested in this, I will put a link in the show notes below.
• 7:09
SPEAKER_00: This is actually only application only.
• 7:13
SPEAKER_00: So you have to apply to join the inner circle before anything else.
• 7:17
SPEAKER_00: If we see your application and your application passes for a conversation, you will then be able to book a Zoom call with me.
• 7:25
SPEAKER_00: This isn't a sales call, this is a call where I can have a chat with you about your goals, what you're up to.
• 7:32
SPEAKER_00: You can have a chat and ask any questions about the inner circle, and then we can see if the inner circle is a right fit for you.
• 7:40
SPEAKER_00: Because I'll be quite honest with you, if I don't think that you're gonna get the results that I think you should be getting on this and in this inner circle, then it will not be a right fit for you.
• 7:51
  SPEAKER_00: Why?
• 7:52
SPEAKER_00: Because we are all about getting results, we're all about taking action, and that is one of the most important things in all of this for me.
• 8:01
SPEAKER_00: So if you are interested, you can go to the propertyunleash.com, click on inner circle to find out more information.
• 8:08
SPEAKER_00: I am going to run two cohorts.
• 8:11
SPEAKER_00: So there is 20 places up for grabs.
• 8:14
SPEAKER_00: One of those cohorts will be down south, London area, or probably London.
• 8:19
SPEAKER_00: The other one will be on my doorstep and will be in Sheffield.
• 8:22
  SPEAKER_00: So there's a good mixture.
• 8:24
SPEAKER_00: You can pick which cohort you'd like, which would suit your needs.
• 8:27
SPEAKER_00: Obviously, if you're based in London or in and around those areas, London will be the right one for you.
• 8:32
SPEAKER_00: And if you're, I'd say East Midlands or upwards, then Sheffield will be a great one for you.
• 8:37
SPEAKER_00: The days themselves will be amazing.
• 8:39
SPEAKER_00: Everything's covered in the expenses, and all you have to do is turn up, bring a notepad and a pen.
• 8:45
SPEAKER_00: And I've got a little few treats on the on the horizon for our members as well, and we will do the rest.
• 8:51
SPEAKER_00: This isn't one of those sort of programs where you're gonna sit there and you're just gonna listen to us preaching at the front of the room and then go off and try and struggle on your own.
• 9:00
SPEAKER_00: This is gonna be sitting down, building friendships at last, having your own cohort, which I think will build into a little family, a property investing family that can support you every step of the way.
• 9:13
SPEAKER_00: As I say, you've got nothing to lose by filling in the application form.
• 9:17
SPEAKER_00: And if you're listening to this podcast and we're well into 2026, you still will be able to apply for potentially take joining us when the next cohort starts.
• 9:30
SPEAKER_00: Okay, so if you are interested, you can go onto the waiting list.
• 9:33
SPEAKER_00: If you're listening to this quite early on and you're interested in this, you can reach out to me or you can just fill in the application form.
• 9:40
SPEAKER_00: We will reach back out to you with an answer either way.
• 9:43
SPEAKER_00: But a lot of the time it's great just to have a chat with each and every one of you.
• 9:47
SPEAKER_00: So as 2025 draws to an end and we get ready to go into 2026, I would say if you're thinking about the inner circle, apply for it.
• 9:59
SPEAKER_00: And of course, we can have a chat.
• 10:01
SPEAKER_00: If you are just wanting to continue to build on your knowledge or start building on your knowledge, then check out as well the Property Unleashed Education to Action Community.
• 10:13
SPEAKER_00: This is a very, very affordable community, it's just a monthly membership.
• 10:17
SPEAKER_00: But the tools, resources, training that you get in there is second to none.
• 10:23
SPEAKER_00: It is world-class training and support for a fee of 97 pounds a month, which is nothing.
• 10:30
SPEAKER_00: If you can't afford 97 pounds a month, I will be honest with you, property investing is probably not the right thing for you.
• 10:36
SPEAKER_00: Get it so that you can at least afford£100 a month to get educated so that you save yourself a fortune in any mistakes, and also you'll be able to save some money to do property deals.
• 10:46
SPEAKER_00: While they say no money down, you will need some money to get started and to get out there.
• 10:52
SPEAKER_00: I hope the podcast has been helping you as well.
• 10:55
SPEAKER_00: Of course, we I put all of these together and we we produced this podcast to really optimize and help each and everybody.
• 11:02
SPEAKER_00: And your support in listening to the podcast has been amazing year on year.
• 11:07
SPEAKER_00: There's a lot of episodes now, and we've been going a long time, and I like to review all of that at the end of each year.
• 11:13
SPEAKER_00: So that is why I'm doing this at this time of the year now.
• 11:16
SPEAKER_00: I've had my head in the cave and I've been planning out 2026, and I've pretty much now got my plans all nailed.
• 11:25
SPEAKER_00: I hope you have too.
• 11:26
SPEAKER_00: If you haven't, then do go to the Property Unleashed website, property the prophepropertyunleash.com, and there will be a free goal setting masterclass.
• 11:38
  SPEAKER_00: Five days.
• 11:38
SPEAKER_00: Build your life in five days.
• 11:40
SPEAKER_00: Go into that, it's completely free.
• 11:42
SPEAKER_00: You can just go through that training.
• 11:44
SPEAKER_00: It's a great time of year to be doing so.
• 11:46
SPEAKER_00: Go through that training, set your goals.
• 11:48
SPEAKER_00: And I'll tell you what, do me a favor, if you go through that and you set your goals, why not DM me or email me and let me know what your goals are?
• 11:56
SPEAKER_00: And I'll tell you what, I'll hold you accountable to your goals.
• 11:59
SPEAKER_00: We are here to help and support you every step of the way.
• 12:02
SPEAKER_00: Thank you for listening to the podcast.
• 12:05
SPEAKER_00: If you've enjoyed these episodes and on whatever platform you're listening to this on, you can leave us a five-star review.
• 12:13
SPEAKER_00: I would be much appreciated.
• 12:15
SPEAKER_00: It could be your Christmas gift to me because we've been the gift that keeps giving all year long.
• 12:21
SPEAKER_00: It's entirely up to you.
• 12:22
SPEAKER_00: If you don't enjoy the podcast and you listen to this, please don't leave me a review.
• 12:26
SPEAKER_00: But it will be great.
• 12:26
SPEAKER_00: I'm going to be networking like a ninja next year in and around and up and down the country.
• 12:32
SPEAKER_00: So if I'm coming or I'm speaking at any events that you're going to be attending, please do come over and say hello.
• 12:39
SPEAKER_00: Let me know that you listen to the podcast and let's have a chat and let's see what you're up to.
• 12:44
SPEAKER_00: And of course, I'm always, always looking to connect with other like-minded individuals because as a community, we grow together and we can flow together.
• 12:53
SPEAKER_00: So, all that leaves me to say is you go out there, you stay safe, you look after your family, your loved ones, you have a great Christmas, and let's make 2026 the best year ever.
• 13:06
SPEAKER_00: I know I'm gonna do it, I know my inner circle members and our ETA community are gonna be doing it.
• 13:10
  SPEAKER_00: Why?
• 13:11
SPEAKER_00: Because we're gonna help them, we're gonna push them, we're gonna support them, and we are gonna make this happen.
• 13:17
SPEAKER_00: Think about two things right here, right now.
• 13:20
SPEAKER_00: If you're not sure or you're struggling with anything, think why not me and why not now?
• 13:25
SPEAKER_00: Because you and you alone are the only person that can make it happen.
• 13:29
SPEAKER_00: So why not you and why not now?
• 13:32
SPEAKER_00: Get out there, do it, and I'll share in your wins with you.
• 13:37
SPEAKER_00: Take care, see you very soon, and bye for now.
