- 0:00SPEAKER_00: There's a lot to be said for luck, and luck does favor the prepared.
- 0:04SPEAKER_00: So in real estate, you might want to take that first action step and be prepared when you get ready to purchase or sell a house.
- 0:13SPEAKER_00: And a great place to start being prepared is by getting advice.
- 0:17SPEAKER_00: If you're a seller, you need to find out what your home happens to be worth at this time.
- 0:23SPEAKER_00: And will little small changes, very limited amounts of money injected into the property, is that going to change your value to a high degree?
- 0:32SPEAKER_00: So if you can put$5,000 in dollars into your residence to change things or update things, what's going to be the return on that amount of money?
- 0:41SPEAKER_00: Or would it be better for you just to leave your house as is and sell it and see what happens on the buyer's end of it?
- 0:47SPEAKER_00: And of course, having your agent reiterate all the way through that it's going to be sold as is and the seller's not going to entertain any repairs or any kind of credits for anything throughout the escrow process.
- 1:00SPEAKER_00: So that's one way to do it.
- 1:02SPEAKER_00: The other way is if, in fact, you are going to see a big return, let's say it's a kitchen remodel and your kitchen really does need help, that$5,000 investment could equate to getting$10,000 or$12,000 more.
- 1:14SPEAKER_00: Depends on where your house is located in the market.
- 1:17SPEAKER_00: On the buyer end of it, just a quick tip for you guys and girls and people, if in fact you get ready, you want to talk to a lender, maybe a couple different ones, but at least when you do speak with them, make sure that they give you what those costs and fees are going to be related to what you're going to be paying to get a loan from them.
- 1:39SPEAKER_00: In addition, they should be discussing with you different options.
- 1:43SPEAKER_00: Some of the people out there talk about adjustable rate mortgages, they talk about those lower interest rates at the very beginning and those sorts of things.
- 1:51SPEAKER_00: I've never been a fan, but in some people's world that fits well.
- 1:55SPEAKER_00: If they're trying to lean on a particular product, then you want to pull back a little bit and try to figure out what's in it for them.
- 2:02SPEAKER_00: Why are they trying to push you into something that you yourself might not be comfortable with?
- 2:07SPEAKER_00: And then when it comes to being comfortable with everything on the seller and the buyer side, I found in all my time in real estate doing this since 1998.
- 2:15SPEAKER_00: Usually it's just a misunderstanding or some kind of miscommunication, and it just requires the parties getting together and speaking articulately, educatedly, if that's even a word, about the process so they can better understand the point of view of the other person.
- 2:33SPEAKER_00: It's not always about money, and there are people out there that really want to help genuinely help you sell or buy a house, and they really mean well.
- 2:41SPEAKER_00: In fact, the people that are probably the best in the industry, the ones that have gone through trauma trying to buy their own house back in 1996 when they were almost taken by their agent, and that was their whole reason getting a real estate.
