• 2:21
Speaker 2: How you doing, Terry Dave, I'm good.
• 2:23
  Speaker 5: How are you?
• 2:23
Speaker 2: I'm fine. Thank you for being here.
• 2:24
Speaker 4: It's always great to have you on the show. And
• 2:27
Speaker 4: today we're going to revisit a topic that we've talked
• 2:30
Speaker 4: a lot about when you've been on the show in
• 2:31
Speaker 4: the past, and it's housing in the Advantage Valley region. Now,
• 2:35
Speaker 4: we've talked in the past about the Regional Housing Needs Assessment.
• 2:39
Speaker 6: What can you tell us, Well, we've updated it and
• 2:42
Speaker 6: the reason we updated it was because we have builders
• 2:44
Speaker 6: who are actively looking at projects and lenders who are
• 2:47
Speaker 6: looking at financing those and you know, I think people
• 2:51
Speaker 6: were wondering, what is the data still telling us, you
• 2:53
Speaker 6: know what it did four years ago. So we updated
• 2:56
Speaker 6: the study. And before we get into it, I want
• 2:58
Speaker 6: to give a shout out though, to the people who
• 3:00
Speaker 6: helped us update that study, the Appalachian Regional Commission, ab
• 3:04
Speaker 6: Contracting and Service Wire, the last two being companies that
• 3:08
Speaker 6: are investing in the region significantly and they recognize the
• 3:13
Speaker 6: need and so they helped us do this. So we
• 3:16
Speaker 6: updated it. We've got the results recently. The numbers still
• 3:22
Speaker 6: show tremendous demand and very little supply. That's kind of
• 3:27
Speaker 6: the overarching theme. And if you don't mind, I go
• 3:30
Speaker 6: through some of the top line findings. So you know,
• 3:34
Speaker 6: we have to look at our employment and our unemployment
• 3:37
Speaker 6: rates and things of that nature to kind of drive
• 3:40
Speaker 6: what's driving our economy. So the good news is our
• 3:43
Speaker 6: unemployment rate dropped over the past few years from four
• 3:47
Speaker 6: point five to four point three percent. We looked at
• 3:51
Speaker 6: the total number of jobs that have increased in the
• 3:54
Speaker 6: region since the study was done in twenty twenty three,
• 3:59
Speaker 6: So just in a three year period, we've had sixteen
• 4:01
Speaker 6: hundred new jobs in the region. Now, when we look
• 4:06
Speaker 6: at the future number of new jobs coming in because
• 4:09
Speaker 6: that's going to be driving demand. That number did decrease
• 4:13
Speaker 6: a little bit from the last study, and the reason
• 4:17
Speaker 6: being that some of the projects that had announced three
• 4:20
Speaker 6: years ago, their job numbers did not come in or
• 4:23
Speaker 6: they're not going to be coming in at the level
• 4:26
Speaker 6: that we had thought. But there's still a significant number
• 4:28
Speaker 6: of new jobs coming in. So we're projecting almost four
• 4:31
Speaker 6: thousand new jobs coming in, whereas before it was fifty
• 4:34
Speaker 6: three hundred. So that's going to change our numbers a
• 4:37
Speaker 6: little bit. And when you have the and these are
• 4:39
Speaker 6: manufacturing jobs, might I add these are only manufacturing jobs,
• 4:44
Speaker 6: so there's other other jobs potentially that are out there
• 4:47
Speaker 6: that we're not even talking about. But on manufacturing jobs,
• 4:50
Speaker 6: those always spin off a number of indirect jobs. So
• 4:55
Speaker 6: almost four thousand jobs spins off actually another thirteen thousand
• 4:59
Speaker 6: jobs in all the other businesses that are served as
• 5:02
Speaker 6: flurry businesses. That's right, So we kind of start with
• 5:06
Speaker 6: that assumption for a minute. And what those new jobs
• 5:11
Speaker 6: mean is that we're going to be creating about ninety
• 5:14
Speaker 6: seven hundred or seeing the development of about ninety seven
• 5:18
Speaker 6: hundred more households in the region, which is a number
• 5:21
Speaker 6: that's down a little bit from the last projection, but
• 5:25
Speaker 6: never never mind that it's down, it's not down by much.
• 5:30
Speaker 6: And what we're seeing though, in the trends for housing,
• 5:34
Speaker 6: like the people that are renting, people that are buying homes,
• 5:38
Speaker 6: it's really interesting. We're seeing as a percentage of all
• 5:42
Speaker 6: the people that rent, we're seeing a drop in the
• 5:46
Speaker 6: number of renters in the income household incomes under fifty thousand,
• 5:50
Speaker 6: it dropped by ten percent in the past three or
• 5:53
Speaker 6: four years, and we're seeing an increase. So the people
• 5:58
Speaker 6: we're seeing an increase in household over fifty thousand over
• 6:02
Speaker 6: one hundred thousand that are renting, and the same applies
• 6:05
Speaker 6: for people who are owning homes. So I guess the
• 6:08
Speaker 6: top line there is and all of this is driven
• 6:12
Speaker 6: by the fact that when you look at our household income,
• 6:14
Speaker 6: median household income in the region has increased by ten
• 6:20
Speaker 6: thousand dollars over ten thousand dollars annually, So it's gone
• 6:24
Speaker 6: from fifty four thousand a year as the median in
• 6:27
Speaker 6: twenty twenty three to sixty four thousand.
• 6:30
Speaker 2: Now, no, what's great, Nick, What do you attribute that to?
• 6:33
  Speaker 7: You?
• 6:33
Speaker 6: Because we're attracting because these jobs are we're starting to
• 6:36
Speaker 6: see the impact of those jobs coming in, those good
• 6:39
Speaker 6: manufacturing jobs. So we have we have sixteen hundred more
• 6:43
Speaker 6: jobs in the region now than we did three or
• 6:45
Speaker 6: four years ago, and median household income is rising by
• 6:51
Speaker 6: a significant percentage. So that is such a such good news.
• 6:55
Speaker 6: So when you look at the number of people who
• 6:58
Speaker 6: are renting and owning homes, a higher percentage are renting
• 7:02
Speaker 6: and owning homes that are more expensive, and the folks
• 7:07
Speaker 6: that are in the lower income range, they're a lower
• 7:10
Speaker 6: percentage of the total. I don't want to get too
• 7:12
Speaker 6: much into weeds, but the one thing, let's talk about
• 7:17
Speaker 6: those that are under fifty thousand in income, because here's
• 7:20
Speaker 6: something that is very troubling I think for our region,
• 7:23
Speaker 6: and that is, you know, the cost of your housing
• 7:25
Speaker 6: shouldn't exceed thirty percent, okay, of your total income. We
• 7:30
Speaker 6: have in the region sixty two percent of the people
• 7:35
Speaker 6: renting in the region are either cost burdened or severely
• 7:40
Speaker 6: cost burden. When you're severely cost burdened, you are at
• 7:44
Speaker 6: fifty percent or more of your income is being spent
• 7:46
  Speaker 6: on rent.
• 7:48
  Speaker 8: That's it.
• 7:49
Speaker 6: I mean, think about that.
• 7:49
Speaker 2: I know it was sixty two percent yeah, that's a lot.
• 7:53
Speaker 4: We were just having My wife and I were just
• 7:54
Speaker 4: having this discussion the other night about this, about an
• 7:57
Speaker 4: article that she had read, and we were just talking
• 7:58
Speaker 4: about this. Sometimes with the lower income folks. I don't
• 8:03
Speaker 4: mean this in a bad way. I don't know how
• 8:04
Speaker 4: they make it right with the rent and everything right and.
• 8:07
Speaker 6: This pay and for home owners, it's the same thing.
• 8:11
Speaker 6: It's twenty percent are cost burdened or severely cost burdened.
• 8:14
Speaker 6: And when you translate that into the number of households,
• 8:18
Speaker 6: so almost forty three thousand households are burdened, meaning they're
• 8:22
Speaker 6: paying over thirty percent of their income, and twenty thousand
• 8:26
Speaker 6: are severely burdened. That's sixty two thousand households in our region.
• 8:32
Speaker 6: So affordable housing. You know, what we're seeing is it's
• 8:37
Speaker 6: sort of a good news bad news thing. We're seeing
• 8:39
Speaker 6: people with higher incomes, more jobs buying or renting higher
• 8:44
Speaker 6: income housing. But the folks who are still the lower
• 8:49
Speaker 6: wage earners are becoming more and more cost burdened.
• 8:52
  Speaker 2: And here's here's why.
• 8:54
  Speaker 6: Here's a number that's gonna I thought this was a
• 8:56
Speaker 6: little astonishing when we looked at the market rents, so
• 9:00
Speaker 6: market rate rent no subsidy, not affordable in terms of
• 9:04
Speaker 6: government subsidy, rents went up for a two bedroom apartment
• 9:09
Speaker 6: in a three year timeframe, they went up thirty two
• 9:11
Speaker 6: percent in a three year timeframe, So a two bedroom
• 9:16
Speaker 6: the average the media, I'm sorry, the median rent went
• 9:19
Speaker 6: from one and twenty five dollars in twenty twenty three
• 9:24
Speaker 6: to one thousand, four hundred and eighty eight dollars in
• 9:27
Speaker 6: twenty twenty six. So you know, it went up for
• 9:30
Speaker 6: a one bedroom seventeen percent, for a three bedroom it
• 9:33
Speaker 6: went up ten percent. So the rents are rising, and
• 9:38
Speaker 6: part of that is because there's no supply. If you
• 9:41
Speaker 6: took economics one O one, you know, when there's no
• 9:44
Speaker 6: supply of something, then the pricing goes up. And so
• 9:48
Speaker 6: when you look at apartments in our region, the vacancy
• 9:53
Speaker 6: rate is it about ninety eight percent or I'm sorry,
• 9:57
Speaker 6: the occupancy rates about ninety eight percent. And the reason
• 10:00
Speaker 6: why it's not actually higher than ninety eight is because
• 10:04
Speaker 6: the big project in Tays Valley that is being built,
• 10:06
Speaker 6: those three hundred apartment units down there, they're still leasing up,
• 10:10
Speaker 6: but those will be those will be gone. If you
• 10:13
Speaker 6: are in any kind of government subsidized or tax credit
• 10:17
Speaker 6: subsidized housing. The occupancy rate is one hundred percent one
• 10:22
Speaker 6: hundred percent, and there's thirteen hundred people on the waiting
• 10:25
Speaker 6: list on a waiting list get in, So you know,
• 10:29
Speaker 6: the cost is going up. The supply has not grown
• 10:33
Speaker 6: to the degree even though we have people by, you know, building,
• 10:37
Speaker 6: we have some building going on. I think the last
• 10:39
Speaker 6: time I was here, we said that we had estimated
• 10:41
Speaker 6: about seven or eight hundred new housing units have gone
• 10:44
Speaker 6: up in the past two years. That's a lot, but
• 10:47
Speaker 6: it's a drop in the bucket compared to what we
• 10:49
Speaker 6: really need. And in terms of pricing on for sale homes,
• 10:55
Speaker 6: that's kind of interesting too because over the period of
• 10:58
Speaker 6: time between the last study in this one three to
• 11:01
Speaker 6: four years ago, we've sold about one thousand fewer homes
• 11:05
Speaker 6: in the region, but the cost went up forty percent
• 11:09
Speaker 6: on those homes. So it's it's just you know, and
• 11:13
Speaker 6: the availability of the number of homes that are actually
• 11:17
Speaker 6: on the market at anyone given time right now represents
• 11:20
Speaker 6: a less well it's about four percent I'm sorry, not
• 11:24
Speaker 6: four percent. Point four point four percent of the total inventory.
• 11:29
Speaker 6: So thrown a lot of numbers out at you. But
• 11:32
Speaker 6: but the you know, the bottom line is we have
• 11:35
Speaker 6: a tremendous housing gap. We have very little supply. The
• 11:39
Speaker 6: occupancy rates are so high, and the rents just keep
• 11:42
Speaker 6: going up, and we have more jobs being created with
• 11:46
Speaker 6: higher income people and across the board from affordable to
• 11:51
Speaker 6: higher income housing. We need it all, and we need all.
• 11:54
Speaker 6: We need rental units, we need single family homes, and
• 11:58
Speaker 6: so what at the end of the day, what we're
• 12:02
Speaker 6: trying to get at is, well, how many units do
• 12:04
Speaker 6: we really need? That number did drop a little bit
• 12:08
Speaker 6: because those numbers of projected new jobs coming in dropped,
• 12:13
Speaker 6: but it's still over the next say, five years, spread
• 12:16
Speaker 6: across our ten county region, we need about ten thousand
• 12:21
Speaker 6: rental units to be built, and we need about eighteen
• 12:25
Speaker 6: thousand new single family homes to be built.
• 12:27
Speaker 4: Okay, So what is your plea to the prospective builders
• 12:31
Speaker 4: out there right now, or or owners or whatever, I mean,
• 12:35
Speaker 4: get to work other than that, well, building, I.
• 12:37
Speaker 6: Wish it was that easy, that we could just say, hey, guys,
• 12:40
Speaker 6: hey men and women out there in the building community,
• 12:43
Speaker 6: here the numbers, here's the demand, go have at it.
• 12:47
Speaker 6: It's not that easy, though, because what we're seeing is
• 12:50
Speaker 6: although we know the demand is there, it's a little
• 12:54
Speaker 6: hard to build sometimes in West Virginia because of our topography,
• 12:58
Speaker 6: the cost of building is high, and also with.
• 13:02
Speaker 2: The cost of materials.
• 13:03
Speaker 6: The cost of materials has gone up. So we're seeing
• 13:07
Speaker 6: a number of barriers that make it a little bit
• 13:10
Speaker 6: more difficult to build here as compared to maybe building
• 13:13
Speaker 6: in some of our surrounding states where the topography is
• 13:16
Speaker 6: a little more forgiving, and also where there are some
• 13:20
Speaker 6: incentives for builders to go over there and build. So
• 13:24
Speaker 6: we have formed a housing task Force. I mean, you
• 13:26
Speaker 6: can talk about the numbers till the cows come home,
• 13:29
Speaker 6: but the underlying question is, okay, so what are you
• 13:32
Speaker 6: doing about it? You know, we're not builders. We cannot
• 13:37
Speaker 6: jump in and start building, but we can try to.
• 13:39
Speaker 6: What we're trying to do is get some folks together
• 13:42
Speaker 6: who are the best minds in finance, development, construction, et cetera.
• 13:47
Speaker 6: Identify a little more clearly what the barriers are. But
• 13:50
Speaker 6: I think we know the cost of getting infrastructure to
• 13:53
Speaker 6: sites is critically expensive here. It makes it makes it
• 13:58
  Speaker 6: difficult to build.
• 13:59
Speaker 4: Plus the infrastructure, if I can interject the industry the
• 14:02
Speaker 4: infrastructure in many cases that we have is not that great.
• 14:05
Speaker 2: It's worn, it's worn, it needs updated.
• 14:08
Speaker 6: And you know, in counties like Mason County, which have
• 14:11
Speaker 6: historically been so rural with not as much industry, now
• 14:14
Speaker 6: they're seeing a lot of industry there, so they're trying
• 14:17
Speaker 6: to catch up with their infrastructure and helping identify where
• 14:22
Speaker 6: the sites are. It's not as easy as you might
• 14:25
Speaker 6: think to just find a site and identify it, so
• 14:29
Speaker 6: one of the things that we're doing is scouring the
• 14:32
Speaker 6: region for where are there viable sites where you can
• 14:35
Speaker 6: build at scale. I mean, I know we can find
• 14:38
Speaker 6: one acre here or two acres there, but really what
• 14:41
Speaker 6: we're looking for is maybe fifteen to acres or more
• 14:46
Speaker 6: where you can build to scale to start making some impact.
• 14:49
Speaker 6: Because trying to get developers in here to build, they've
• 14:53
Speaker 6: got to build at scale. It's not enough for them
• 14:55
Speaker 6: to do one or two or ten houses. So we're
• 14:58
Speaker 6: identifying those sites and helping do some site planning to
• 15:01
Speaker 6: show what the opportunities are. And then we've put together
• 15:04
Speaker 6: this task force that's looking at potential financial incentives that
• 15:11
Speaker 6: we can create regionally, trying to look at what the
• 15:14
Speaker 6: state is doing and maybe make some suggestions for how
• 15:17
Speaker 6: we can identify new programs or maybe tweak some existing
• 15:23
Speaker 6: programs at the state level so that we can make
• 15:25
Speaker 6: it a little more attractive for our builders.
• 15:28
Speaker 4: Right now, we got to close, but I do know
• 15:29
Speaker 4: you have a webinar coming up. This could be August
• 15:32
Speaker 4: twenty seventh. Talk about that quickly, right, So.
• 15:34
Speaker 6: If you really want to dive into the numbers, our
• 15:36
Speaker 6: consultant who did the study will be conducting a host
• 15:40
Speaker 6: will hosting a webinar to showcase all those numbers. It's
• 15:44
Speaker 6: on Thursday, this coming Thursday that I'm sorry, August twenty seventh.
• 15:48
Speaker 6: August twenty seventh, at ten am, you can go to
• 15:51
Speaker 6: Advantage Valley's website. It's advantage Valley dot com and click
• 15:55
Speaker 6: on the housing tab and you can register for the
• 15:57
Speaker 6: webinar there to listen.
• 15:59
Speaker 2: In and well I'll see you next week, and say
• 16:01
Speaker 2: to the valley are you going to be there?
• 16:02
  Speaker 9: I am not.
• 16:03
Speaker 6: I'm going to be out of town. You're gonna miss me,
• 16:06
Speaker 6: going to miss you. I'm sorry, I'm very sorry to
• 16:08
Speaker 6: miss it. That's a great event, is it.
• 16:10
Speaker 4: Because I am of the moderator? Is that why you're
• 16:12
Speaker 4: going out of town? I gotta I gotta get on

Speaker 14: Good morning, Dave. I appreciate you have me on excited
• 20:01
Speaker 14: to be here and finally kind of see you where
• 20:03
Speaker 14: you make the make the sausage right?
• 20:04
  Speaker 1: Yeah?
• 20:05
Speaker 2: Is there sausage here? Ryan? Is our sausage here?
• 20:08
Speaker 4: No, there's no sausage here anyway, But I want to
• 20:10
Speaker 4: talk about your your group, America's prosperity. They're out with
• 20:14
Speaker 4: the legislative scorecard for the twenty twenty sixth session. Before
• 20:18
Speaker 4: we get into the findings, though, how does this how
• 20:21
Speaker 4: do you put this together?
• 20:23
  Speaker 15: Yeah?
• 20:23
Speaker 14: So, alleged scorecard is a tool for citizens to engage
• 20:28
Speaker 14: with the legislative process to understand precisely how their delegates
• 20:31
Speaker 14: and senator voted on the biggest items of the twenty
• 20:34
Speaker 14: twenty sixth legislative session. This scorecard covers some of those
• 20:38
Speaker 14: items like the governor's tax cuts, hope scholarship funding, and
• 20:41
Speaker 14: it covers some of the lesser known items like the
• 20:44
Speaker 14: right to try and an expansion of the right to
• 20:47
  Speaker 14: try and.
• 20:48
Speaker 2: Portable what is right to try?
• 20:50
  Speaker 8: Right?
• 20:50
Speaker 2: So right to Try a few years.
• 20:51
Speaker 1: Ago was passed where.
• 20:55
Speaker 14: Where someone who was terminally ill could try experimental FDA
• 21:01
Speaker 14: approved drugs to help prolong their life.
• 21:03
  Speaker 8: Right.
• 21:04
Speaker 14: If you're diagnosed with a terminal illness, you've got to
• 21:06
Speaker 14: try everything you can so that you can continue living.
• 21:09
Speaker 14: This legislative session expanded the right to try from terminally
• 21:14
Speaker 14: ill to those who have a life threatening condition or
• 21:19
Speaker 14: a condition that would be severely debilitating. And it's a
• 21:23
Speaker 14: really interesting bill because it also allows those patients to
• 21:30
Speaker 14: utilize the advanced biology the advanced kind of medical technology aspect,
• 21:35
Speaker 14: like genome sequencing for certain drugs or programs, right, drugs
• 21:40
Speaker 14: or programs that are specifically designed for you based on
• 21:43
Speaker 14: kind of your specific biology. Okay, but yeah, so Legislative Scorecard.
• 21:48
Speaker 14: We put it together so that citizens can engage the
• 21:51
Speaker 14: legislative process. No more, because not everyone has the time
• 21:55
Speaker 14: to watch all sixty days of a legislative session, or
• 21:59
Speaker 14: the patients or the patients, yes, right, or the patients.
• 22:04
  Speaker 14: Sometimes it's a bit done.
• 22:05
  Speaker 8: Yeah it is.
• 22:07
Speaker 4: Now if you want to see and again we're going
• 22:09
Speaker 4: to break it down a little bit. But if you
• 22:10
Speaker 4: want to see the entire scorecard, what's the best way
• 22:12
Speaker 4: for people to look it up online?
• 22:13
Speaker 14: Go to wvscorecard dot com. You'll see a little zip
• 22:16
Speaker 14: code address bar at the top of the screen. Type
• 22:19
Speaker 14: in your zip code and it will pull up who
• 22:21
Speaker 14: your delegate and senator is and you can see precisely
• 22:24
  Speaker 14: how they voted.
• 22:25
Speaker 2: It is a cool website.
• 22:26
Speaker 4: I was on it earlier this morning kind of looking
• 22:27
Speaker 4: around and there if you can put in, as you said,
• 22:30
Speaker 4: your zip code to get your individual representatives or they
• 22:33
Speaker 4: have an alphabetical list of all of them, and you
• 22:35
Speaker 4: can actually just go through all of them if you
• 22:37
Speaker 4: want to, which I thought was kind of cool.
• 22:38
  Speaker 8: Yeah.
• 22:38
Speaker 14: Absolutely, you can go through and check any delegator senator
• 22:42
Speaker 14: and you can see the twenty twenty six that's what
• 22:43
Speaker 14: we're here talking about, but that also goes back to
• 22:46
Speaker 14: twenty eighteen, right, so that far. Yeah, there's a delegate
• 22:49
Speaker 14: or senator you're real curious about, you can go back
• 22:51
Speaker 14: and you can evaluate how they have how they voted
• 22:53
Speaker 14: over the past few years, not just this year, though
• 22:56
Speaker 14: you know this year is pretty important. And one of
• 22:58
Speaker 14: the things I like about it too, and I have
• 23:01
Speaker 14: Jason Huffman from your group on frequently is on under
• 23:05
Speaker 14: the Legislators, it has the bill number, what it what
• 23:08
Speaker 14: it is, how they voted.
• 23:11
  Speaker 8: Uh.
• 23:11
Speaker 4: And if there's a lot of facts, now you do
• 23:13
Speaker 4: put on there whether you supported that or didn't support
• 23:16
Speaker 4: that particular bill or whatever. But if you just want
• 23:19
Speaker 4: to go on and read just the facts, it's not
• 23:21
  Speaker 4: it's not editorialized.
• 23:23
Speaker 2: Is what I'm saying. Is this is the fact. This
• 23:25
Speaker 2: is how he or she voted.
• 23:26
  Speaker 15: Right there.
• 23:27
Speaker 14: These are bills based on a proven policy agenda that
• 23:30
Speaker 14: are and we present the bill. We present what we said,
• 23:33
Speaker 14: what we wanted, what we supported or opposed, and what
• 23:36
Speaker 14: they did right. We don't grade delegates from A to B, C,
• 23:42
  Speaker 14: D E F right, although some of them deserve a's
• 23:44
Speaker 14: and some of observe F Sure, that may be true,
• 23:47
Speaker 14: but that's not what we do. We present it in
• 23:49
Speaker 14: a way that citizens can can just read through and
• 23:53
Speaker 14: see what those items are based on. You know, what
• 23:55
Speaker 14: we think is a proven policy agenda.
• 23:57
Speaker 4: Talking to Matt Gallaghan Matt Gallagher from America's Prosperity of
• 24:00
Speaker 4: Dave Allen Show on five ad LIB broad to ampired
• 24:02
Speaker 4: by the all new Generations for the hurricane.
• 24:04
Speaker 2: This is generations for dot.
• 24:05
Speaker 4: Com and Matt one of my other takeaways and I
• 24:08
Speaker 4: just chose when I was on there this morning, a
• 24:10
Speaker 4: couple of delegates randomly, you know, from different parts of
• 24:12
Speaker 4: the state. You gave high marks and low marks to
• 24:17
Speaker 4: Democrats and Republicans because I think sometimes people think, well,
• 24:19
Speaker 4: this is obviously a super partisan organization.
• 24:23
Speaker 2: But one particular I don't mention.
• 24:25
Speaker 4: His or her name, it doesn't matter, but there was
• 24:27
Speaker 4: someone who tends to be a more liberal Democrat on
• 24:30
Speaker 4: their scorecard, use their particular bill you supported it, you know, yeah, yeah, Like.
• 24:35
Speaker 14: I said this, what is important is the policy itself.
• 24:39
Speaker 14: We're not we are not committed to one party one
• 24:42
Speaker 14: way or another. We're committed to good policy and you
• 24:46
Speaker 14: know that comes out of both sides occasionally, and so
• 24:49
Speaker 14: where we agree with liberals, we're happy to agreed with them.
• 24:55
Speaker 14: There are plenty of places where that occurs.
• 24:57
Speaker 4: And then by the same token, there were possibly more
• 25:01
Speaker 4: conservative leaning Republicans that you did not support. Not their
• 25:06
Speaker 4: candidates say I mean that, but you did not support
• 25:07
Speaker 4: their particular vote on that bill.
• 25:10
Speaker 14: Yeah, there were bills that that would traditionally be considered
• 25:15
Speaker 14: conservative or we'll say right leaning, that we don't support.
• 25:20
Speaker 14: Right The Team West Virginia Act is one on our scorecard.
• 25:23
Speaker 14: We opposed that bill. We think it was an exercise
• 25:26
Speaker 14: in crony capitalist Okay, explain what that bill was. Sure,
• 25:29
Speaker 14: that bill was a bill that would have taken state
• 25:32
Speaker 14: dollars given it to a semi private organization to invest
• 25:37
Speaker 14: in the businesses that it's thought, would you bring economic
• 25:42
Speaker 14: growth to the West Virginia. But what it is is
• 25:44
Speaker 14: it's an exercise in the government picking winners and losers.
• 25:47
Speaker 14: We know that the government does a really poor job
• 25:51
Speaker 14: of doing that, right, I mean to be a long
• 25:54
Speaker 14: dead and rotten horse.
• 25:55
  Speaker 16: Maybe.
• 25:56
Speaker 14: I think we all remember under President Obama Salindro they
• 25:59
Speaker 14: were given something like five hundred billion.
• 26:01
  Speaker 1: Dollars to.
• 26:03
Speaker 14: Create a to improve solar panel usage and to sell
• 26:09
Speaker 14: solar panels as a solar panel company. Right, they're even
• 26:12
Speaker 14: five hundred billion dollars and they ultimately went under. Now,
• 26:15
  Speaker 14: I think it's it's a mind blowing that anyone could
• 26:19
Speaker 14: be given five hundred million dollars and still fail as
• 26:21
Speaker 14: a business. But what it shows is that the governor
• 26:25
Speaker 14: or the government does a really bad job of picking
• 26:28
  Speaker 14: winners and losers.
• 26:29
  Speaker 8: Right.
• 26:29
Speaker 14: The market is the best tool or mechanism to show
• 26:34
Speaker 14: what is what produces good economic growth within a state
• 26:37
Speaker 14: and within a country. And the Team West Virginia bill,
• 26:40
Speaker 14: we thought was the state picking winners and losers. And
• 26:42
Speaker 14: so that's why that's why we opposed it, even though
• 26:45
Speaker 14: it is something that right leaning individuals may may be
• 26:50
Speaker 14: more interested in then the left lean.
• 26:51
Speaker 2: Okay, I got it.
• 26:52
Speaker 4: What are some other some of your other just major
• 26:55
Speaker 4: takeaways from the from the scorecard.
• 26:58
Speaker 14: Yeah, from the scorecard. One of the the other items
• 27:00
Speaker 14: is portable benefits. Right, you contrast the crony capitalism approach
• 27:05
Speaker 14: versus a market approach, and we think the Portable Benefits
• 27:07
Speaker 14: Bill is a good representation of that. Previously, if you
• 27:13
Speaker 14: were an independent contractor, of which there are about ninety
• 27:15
Speaker 14: thousand in West Virginia, and a company wanted to offer
• 27:19
Speaker 14: you some compensation in the form of benefits, you had
• 27:23
Speaker 14: to be categorized as an employee.
• 27:26
  Speaker 8: Right.
• 27:26
Speaker 14: The company may not you as an independent contractor, may
• 27:29
Speaker 14: not want to be categorized as an employee, but the
• 27:32
Speaker 14: state did so regardless of your choice. Now, the Portable
• 27:37
Speaker 14: Benefits Act allows the company to offer independent contractors some
• 27:43
Speaker 14: form of compensation. They can contribute to these portable benefit
• 27:46
Speaker 14: accounts and they can stay independent contractors. So it gives
• 27:50
Speaker 14: independent contractors the ability to stay independent.
• 27:53
  Speaker 8: Right.
• 27:53
Speaker 14: They like that that it gives them the freedom and
• 27:56
Speaker 14: the control over their own work. And that is what
• 27:59
Speaker 14: we think is a good representation of, you know, a
• 28:03
Speaker 14: free market, pro growth bill versus you know, a pro state,
• 28:08
Speaker 14: pro crony capitalist bill.
• 28:10
Speaker 4: I'm going to ask you something away from the scorecard
• 28:13
Speaker 4: here for a moment. How do you think this is
• 28:15
Speaker 4: a very very broad question, Matt to just work with
• 28:17
Speaker 4: me here. How do you think we're doing in West
• 28:19
Speaker 4: Virginia as a whole right now? On behalf of the
• 28:21
Speaker 4: Americans for Prosperity group. I mean, how do you think
• 28:24
Speaker 4: we are doing it? We just talked to terryll Allis
• 28:25
Speaker 4: from Advantage Valley. Don't know whether you get to hear
• 28:27
Speaker 4: the interview or novel we got to. We know we
• 28:29
Speaker 4: have a housing shortage in West Virginia, a major housing shortage. Okay,
• 28:32
Speaker 4: they're working on trying to make it easier for people
• 28:35
Speaker 4: to build and so on and so forth. But as
• 28:36
Speaker 4: a whole, how do you think West Virginia is doing right?
• 28:40
  Speaker 2: Yeah?
• 28:40
Speaker 14: So Rich State's Poor Stage, which is a study on
• 28:44
Speaker 14: the economic kind of opportunities that existing states, has West
• 28:49
Speaker 14: Virginia at about sixteenth right now. We've moved up. We
• 28:53
Speaker 14: used to be thirty fourth a few years ago, and
• 28:56
Speaker 14: we used to be far far lower about a decade ago.
• 28:59
Speaker 14: I think we have have opportunity, or we have we
• 29:04
Speaker 14: have reason to be optimistic, and I think we're doing well.
• 29:08
Speaker 14: The governor's tax cuts, I think have shown that the
• 29:14
Speaker 14: more we reduce state involvement, the more the free market
• 29:17
Speaker 14: and private sector grows, but we still face economic headwinds, right.
• 29:22
Speaker 14: West Virginia has faced those for quite a while. Some
• 29:25
Speaker 14: of those are geographical, some of those are social and cultural.
• 29:28
Speaker 14: But I think I think we have reason to be optimistic.
• 29:32
Speaker 14: What what would you you folks, your group, what would
• 29:35
Speaker 14: you like to see in the future?
• 29:36
Speaker 8: What can I mean?
• 29:36
Speaker 4: I know, we get the legislative sessions starting, you know,
• 29:39
Speaker 4: after the first of the year. But what's what's kind
• 29:41
Speaker 4: of like on your gas radar things that West Virginia
• 29:44
Speaker 4: needs to do in your opinion?
• 29:45
Speaker 14: What's on our radar right now is a November election, Okay, right,
• 29:48
Speaker 14: I mean what what happens in January always depends on whatever.
• 29:51
Speaker 2: That's right, Yeah, I forgot about that.
• 29:53
Speaker 14: Nothing what happens in January usually depends on what happens
• 29:57
Speaker 14: in November, right, So I think we're staying focused on
• 30:00
  Speaker 14: making sure that there's a there's a good solid outcome
• 30:02
Speaker 14: for conservative legislators in November.
• 30:06
  Speaker 8: Uh.
• 30:06
Speaker 14: And you know, once that's established, and you know, we
• 30:09
Speaker 14: keep our eye on the ball. Once we get that done,
• 30:12
Speaker 14: then I think we'll probably be will be one to
• 30:14
Speaker 14: come back on and tell you all about what we
• 30:16
  Speaker 14: want for January.
• 30:17
Speaker 4: And remind people where they can read this scorecard. And

• 34:43
Speaker 4: friend Marty Rustameier is here. She's the founder of our
• 34:47
Speaker 4: ABC foundation that stands for Restored After Breast Cancer and
• 34:50
Speaker 4: the group's planning a big event during Breast Cancer Awareness
• 34:53
  Speaker 4: Month in October.
• 34:54
Speaker 2: We'll get to that in the moment. Marty, welcome back
• 34:56
  Speaker 2: to the show.
• 34:56
Speaker 4: Thank you very much.
• 34:57
  Speaker 6: Dave.
• 34:57
Speaker 2: It's great to be here. All right.
• 34:59
Speaker 4: So we've got a big event coming up on October
• 35:02
Speaker 4: the eleventh, is that right, the eleventh? But before we
• 35:05
Speaker 4: get to that, talk about the foundation. Why you started
• 35:08
Speaker 4: this foundation, what it's all about.
• 35:09
Speaker 17: So the foundation is called Restored After Breast Cancer Foundation,
• 35:12
Speaker 17: and it's a foundation that I started after actually sitting
• 35:16
Speaker 17: in the patient's chair myself before I even picked up
• 35:20
Speaker 17: the machine because I had a double mistect to me
• 35:22
Speaker 17: in twenty thirteen which inspired my work as a restorative
• 35:26
Speaker 17: tattoo artist. And over almost a decade of work, I've
• 35:30
Speaker 17: seen thousands of patients and worked alongside reconstructive surgeons, and
• 35:34
Speaker 17: I realized insurance doesn't always reach this final stage, this
• 35:38
Speaker 17: final step in a patient's reconstruction, and I just think
• 35:42
Speaker 17: no patients should miss this part, which is really the
• 35:46
Speaker 17: finish line because of cost. So the Restored After Breast
• 35:51
Speaker 17: Cancer Foundation funds this care directly, regardless of the diagnosis,
• 35:55
Speaker 17: stage or income, and we help the patient complete the
• 35:59
Speaker 17: journey by providing the funding that allows them to get
• 36:02
  Speaker 17: the restorative tattooing.
• 36:04
Speaker 4: Okay, and following the construction we had you on I
• 36:07
Speaker 4: think you've been on two or three times in the
• 36:09
Speaker 4: past talking about this restorative tattooing. Yes, now, explain what
• 36:13
Speaker 4: that is, because I was totally unfamiliar with this until
• 36:16
Speaker 4: you reached out to me and I had you on
• 36:18
Speaker 4: the show about a year or so ago.
• 36:19
Speaker 1: Tell me what this is.
• 36:20
Speaker 17: So when a woman finishes her breast cancer treatment, which
• 36:24
Speaker 17: can include a mistectomyine reconstructive surgery. Restorative tattooing is the
• 36:28
Speaker 17: final step that people don't talk about enough, okay, and
• 36:33
Speaker 17: this type of reconstruction can help restore a woman to
• 36:36
Speaker 17: where she was prediagnosis. So it restores the nipple areola complex.
• 36:41
Speaker 17: We provide scar management, scar camouflage, and it's really the
• 36:46
Speaker 17: moment where she becomes herself again and can look at
• 36:48
Speaker 17: herself in the mirror again and feel whole. So it's
• 36:52
Speaker 17: extremely important and it's actually reaching very far because I
• 36:59
Speaker 17: not only covers women having a breast cancer diagnosis, but
• 37:04
Speaker 17: I literally just got back from Egypt on a mission
• 37:07
Speaker 17: trip with Operation Smile where we were helping children with
• 37:10
Speaker 17: cleft palate conditions restore their lip and their smile and
• 37:16
Speaker 17: training other practitioners, dentists and doctors on how to do
• 37:19
Speaker 17: restorative tattooing. And it was really special experience and I
• 37:25
Speaker 17: was able to gain some new skills which I brought
• 37:28
Speaker 17: back with me to Charleston that I'm excited to incorporate
• 37:32
Speaker 17: in my practice here.
• 37:33
Speaker 4: And you've gotten this event coming up October the eleventh,
• 37:36
Speaker 4: so let's talk about this.
• 37:37
Speaker 2: Give us all the details.
• 37:38
Speaker 17: Absolutely, So this is an evening at ten tin Bridge.
• 37:42
Speaker 17: It's Sunday, October eleventh, from four to seven. There is
• 37:46
Speaker 17: one hundred and fifty dollars donation to the foundation that
• 37:49
Speaker 17: gets you in the door and nearly every dollar goes
• 37:52
Speaker 17: straight to Survivor Care. So the flyer and donation link
• 37:57
Speaker 17: are going to be on our Facebook pages. That's the
• 38:00
Speaker 17: easiest place to get everything. And we're also on Instagram
• 38:04
Speaker 17: at restore dot after dot breast cancer and and you know,
• 38:09
Speaker 17: we really want to help people patients in this community.
• 38:13
Speaker 17: And so James Beard Award winning chef Paul Smith has
• 38:19
Speaker 17: graciously donated his space and culinary talents for the evening,
• 38:24
Speaker 17: and it's going to also include a signature cocktail with
• 38:29
  Speaker 17: which I created.
• 38:30
Speaker 2: Okay about signature, it's a surprise.
• 38:33
Speaker 17: You have to you have to come at the event
• 38:35
Speaker 17: and try it for yourself.
• 38:36
Speaker 4: So who do you want to come out to this?
• 38:38
  Speaker 4: I mean, I know you want because it's a fundraiser
• 38:40
Speaker 4: for what we know you want that. But from an
• 38:42
Speaker 4: education standpoint, wonder who would you like to see come to.
• 38:45
Speaker 17: This Patients, practitioners, medical professionals, supporters, advocates. I just I'm
• 38:54
Speaker 17: really wanting this community to come together to support each other.
• 38:59
Speaker 17: And that's what I found that this community really does
• 39:02
Speaker 17: and that's really near and dear to my heart and
• 39:05
Speaker 17: why I'm here in Charleston.
• 39:07
Speaker 2: Tell us your story.
• 39:08
Speaker 4: I mean you mentioned a little bit earlier, but as
• 39:10
Speaker 4: much as you're comfortable with, give us your background, because
• 39:12
Speaker 4: I mean, you chested, you just got back from Egypt
• 39:15
Speaker 4: on a mission trip. But you know, but obviously you're
• 39:18
Speaker 4: from Charleston, right, yes, but you've been all over the world, literally,
• 39:24
Speaker 4: But just give us your story what you're comfortable with.
• 39:27
Speaker 17: So I actually come from an investment banking background, and
• 39:31
Speaker 17: when I had my double misteck to me in twenty thirteen,
• 39:34
Speaker 17: I wanted to do something that you know, helped other
• 39:37
Speaker 17: people that was more fulfilling for me, and I left
• 39:40
Speaker 17: that life and I became advocating for other people that
• 39:45
Speaker 17: were in a situation similar to myself and realized that
• 39:49
Speaker 17: this was a part of them that was missing, and
• 39:52
Speaker 17: I felt like it was something that I could give
• 39:54
Speaker 17: them because I do have some artistic talent and studied
• 39:58
Speaker 17: really hard. It was very hard work to learn to do,
• 40:02
Speaker 17: especially since I hadn't done anything artistic.
• 40:05
  Speaker 1: For so long.
• 40:07
Speaker 17: So I just, you know, reached out to different surgeons.
• 40:09
Speaker 17: I reached out to patients. I was able to get
• 40:13
Speaker 17: the appropriate training and it was it was a really
• 40:22
Speaker 17: heartwarming experience when I did my first tattoo. I gotta
• 40:25
Speaker 17: tell you, because when I was done, I didn't think
• 40:28
Speaker 17: I could do it. At first, I was very nervous.
• 40:30
Speaker 17: But after I did it and the patient looked at
• 40:32
Speaker 17: herself in the mirror, she was elated. She was elated
• 40:36
Speaker 17: at how she felt and how she that was.
• 40:38
Speaker 4: That was the that was the winning moment for you,
• 40:41
Speaker 4: was when you not when you completed it, but when
• 40:43
Speaker 4: you saw the look on her face when she saw
• 40:46
Speaker 4: herself in the mirror.
• 40:47
Speaker 17: Right, So when she saw herself in the mirror, she
• 40:49
  Speaker 17: was crying.
• 40:50
Speaker 2: I was crying. The whole everybody was crying exactly.
• 40:55
Speaker 17: And that's when I knew that that was my calling.
• 40:57
Speaker 2: All right. And so this event again is going to
• 40:59
  Speaker 2: be in October.
• 41:01
Speaker 17: Was the date again, So it's October eleventh at ten
• 41:03
Speaker 17: ten Bridge. And I also want to let everybody know
• 41:08
Speaker 17: that if they cannot make the October eleventh event, they
• 41:10
Speaker 17: can still donate to the RIBC Foundation and they can
• 41:14
Speaker 17: also check out some of Chef Paul's other restaurants Polly's
• 41:20
Speaker 17: and Bad Happy Burrito and Huntington.
• 41:23
Speaker 2: Yeah, Bad Happy Britos in Tays Valley, a Tays Valley.
• 41:26
  Speaker 8: Yeah.
• 41:26
Speaker 2: Yeah, it's about two miles from my house.
• 41:28
Speaker 17: Well, I haven't been there yet, but I will.
• 41:30
Speaker 2: Let's just check it out some pore.
• 41:32
Speaker 4: Last week we had Tony Coreedi, a Voice of the Mountaineers,
• 41:35
Speaker 4: in town along with Brad Howell. We did an event
• 41:38
Speaker 4: with them up the Willow Event Center on Greenbrier Street
• 41:41
Speaker 4: inside the Huddle raising money for the United Way. He
• 41:44
Speaker 4: came to town or I had invited Tony to come
• 41:46
Speaker 4: on the show, the afternoon show that I do, and
• 41:50
Speaker 4: I thought he said, yeah, I can make that happen,
• 41:52
Speaker 4: and so he came in the studio. But I found
• 41:53
Speaker 4: out later the real reason was was because he wanted
• 41:56
Speaker 4: to allow enough time so he could go to Bad
• 41:58
Speaker 4: Happy Burrito in Tays Valley. He and had how to
• 42:00
Speaker 4: go there, so it was it about driving down from
• 42:02
Speaker 4: Morgantown to make my show. They did twenty minutes with
• 42:05
Speaker 4: me and then hit sixty four to go to.
• 42:07
Speaker 2: Bad Happy Burritos. So it's good. It's very good.
• 42:10
  Speaker 8: By the way.
• 42:10
Speaker 17: Well, I can't wait to try it out.
• 42:11
Speaker 4: Sometimes I mean is it going about? I mean, yell
• 42:13
Speaker 4: can make a peanut butter and jelly sandwich.
• 42:15
  Speaker 8: Good. Yeah.
• 42:15
Speaker 17: And you know what, ten Tent's not open on Sunday, Yes,
• 42:19
Speaker 17: so this is the perfect day. Like if you want
• 42:22
Speaker 17: to stop by, the time is from four to seven.
• 42:25
Speaker 17: You can come by after church or after you work
• 42:27
Speaker 17: out or whatever. Yeah, whenever, so you can come and
• 42:29
Speaker 17: go as you please.
• 42:30
Speaker 4: Where do people get tickets? Because I have a feeling
• 42:33
Speaker 4: these things probably going to sell out, so I hope
• 42:35
Speaker 4: so or tickets available and they're limited? Yeah, yeah, they're limited. Yeah,
• 42:39
Speaker 4: they're available now. The fires on my Facebook page, and
• 42:43
Speaker 4: I think you guys are going to work on getting
• 42:44
Speaker 4: it up on yours as well. It should be on
• 42:47
Speaker 4: ten tens facebook page. So they you go to the link,
• 42:51
Speaker 4: you purchase a ticket or make the donation that I
• 42:54
Speaker 4: send you the ticket.
• 42:55
Speaker 2: Okay, yes, all right, it sounds good and we'll have
• 42:57
Speaker 2: you on before then to kind of.
• 42:59
Speaker 4: But I'm going to have you on on early now
• 43:01
Speaker 4: because people can number one, to get it on their calendar,
• 43:03
Speaker 4: but number two, it's going to sell out. So the
• 43:05
Speaker 4: earlier you get your tickets and get it taken care
• 43:07
Speaker 4: of the better. If you're going to try to wait
• 43:09

• 43:10
Speaker 2: That's probably not gonna work, right, We definitely need to
• 43:13
Speaker 2: get the ticket sold and give us that website one
• 43:15
  Speaker 2: more time.
• 43:16
