- 0:00The biggest falls were seen in Sydney, Melbourne and Canberra.
- 0:03Brisbane, Adelaide and the regions also joined the downturn.
- 0:07Perth and Hobart managed modest gains.
- 0:11Investor belt has been wiped out.
- 0:13They paid $650, $660 for an asset.
- 0:15Now we can't sell it for $600 and lose $50,000.
- 0:19Total portfolio value is 3.9 mil.
- 0:22Total equi is to 2.7.
- 0:23Cash flow is under about negative 28k per year.
- 0:26When markets are falling in excess of 0.3, 0.4, 0.5% a week, if you don't know your numbers, you're going in blind.
- 0:32Where the opportunities of when a market's underperformed in the short term in comparison to its long-term compounding growth rate is now the time to buy, sell, or hold.
- 0:44You're listening to the Folio Property Podcast.
- 0:47I'm Rhys Bettle and I'm here each week with my co-host, Lachlan Delahunty.
- 0:50Lachlan, one of the most common questions I've been getting and I know you've been getting over the last five or six weeks is, is now the time to buy?
- 0:57Is now the time to sell?
- 0:58Is now the time to hold?
- 0:59Is now the time to panic?
- 1:00I thought, let's do a whole episode on this and unpack what potential investors should be doing or actual experienced investors should be doing in this current market.
- 1:08And to answer that blanket rule, do nothing,
- 1:12until you've done some self-education and understand your situation.
- 1:16And that's the same thing happening in COVID.
- 1:19COVID hit race.
- 1:20Our first email that went out to our clients is do nothing.
- 1:23Don't sell because you'll be selling at a discount.
- 1:27Don't buy until we understand your situation and whether you're going to expose yourself to more risk.
- 1:31Let's know your numbers, understand your situation, and then make an informed decision.
- 1:36And I think there is a lot of panic of...
- 1:38You know, on the optimistic, we spoke about this in the last podcast, it's like some spectrum that people are really optimistic and sophisticated investors saying this is a great opportunity to buy, because they're buying to discount.
- 1:49And then you've got the doomsday on the other end that's like, world's going to end, this is going to be a five year downturn.
- 1:56And often it's somewhere in between, right, where it's very subjective to individual situations, whether they should be more bullish
- 2:04or a bit more bearish in terms of their exposure in the market at this point in time.
- 2:08So we're going to go through a bit of that today in a few scenarios, I think, Rhys.
- 2:11Before we dig into that, like, I want to get this – because I've had this question come through a fair bit.
- 2:16Actually, through my personal life, like, friends asking me questions, like, in the process of looking to sell, now, market conditions have changed.
- 2:23And, like, is it still a good time to sell?
- 2:25But the decision was to sell.
- 2:27So I know you said that, you know, you've got to look at your strategy, what's right for you.
- 2:30But those that were wanting to sell, say, two, three months ago about –
- 2:33maybe waiting for tenants to leave, clean up the property, they had a price in mind they thought they were going to get.
- 2:38This market now, it's going to be slightly less than what they probably thought.
- 2:43In those sort of situations, you've almost got to bite the bullet and it potentially might be going only one way depending on which macro market you're in.
- 2:50Yeah, what's consistent across Australia at the moment, and obviously we know there's six, seven different speeds at various price points across Australia, but
- 3:00Quality finished product is moving.
- 3:03And I think that's a lot to do with construction costs, right?
- 3:07And that gives a bit of a floor of established properties in terms of where they can get to when construction prices have only done one thing in the last six years, they've gone up and the forecast is they're not gonna get any cheaper.
- 3:17So people are paying, still paying,
- 3:20a premium for things that are finished.
- 3:24So my advice for those scenarios that they're like, geez, is it a good time to sell?
- 3:28It really depends on the opportunity cost.
- 3:30What are you trading out of to buy into?
- 3:32But don't leave anything to chance.
- 3:33So if you, that particular situation then vacated the tenants, spend the money, do the work, and that's time, energy, effort, and capital.
- 3:42Because you'll get, for every dollar you spend, you'll likely get a $2 to $3 return.
- 3:46And that's time and money well spent.
- 3:49In terms of when is a good time to sell, it can be a little bit seasonal.
- 3:53We know the winter has been a quiet period nationally.
- 3:56We're coming into selling season, so to speak.
- 3:58Spring is a better time.
- 4:00Naturally, the weather gets a bit better, so going to home opens is more palatable.
- 4:04But it's the sentiment, and you can't deny the sentiment now.
- 4:09is better than the sentiment was six to eight weeks ago.
- 4:13Or be still negative across most parts of Australia, sub-markets within sub-markets, the sentiment is better.
- 4:19And the data that we track on sentiment shows that, that it has improved over the last six to eight weeks.
- 4:25And so for those that are selling, it is better to sell when sentiment is better.
- 4:30is higher.
- 4:30Is it at its peak for 2026?
- 4:32I can't answer that.
- 4:33Do I think Incentiment's going to continue to improve for the remainder of the year?
- 4:37Yeah, I do, because the conversation around interest rates is changing.
- 4:39Unemployment's going up.
- 4:41Inflation figures will come out very soon.
- 4:44And the conversation around rising interest rates is starting to carry less weight.
- 4:49And the conversation around reducing interest rates into 2027 will
- 4:54may start to become the dialogue that improves that sentiment story.
- 4:57But the buy potential for those looking to buy it, it does feel, we've spoken about this in the podcast, prestige market is coming off and you set an extreme example, I think on a podcast last week.
- 5:07On the East Coast it is.
- 5:08Yep.
- 5:09Doesn't be, not apparent on the West Coast at this point in time.
- 5:11Interesting.
- 5:12But across the East Coast, prestige market, but the lower affordability play is now proving to be, we looked at the data from a medium auction price in Melbourne, that's a lot of the activity from auction clearance rates is down on that lower end of the bracket.
- 5:27Now, a lot of people are because of the negative gearing getting removed, serviceability dropping from the banks and lenders, so it's a deck game at the end of the day, the amount that they can lend is going to be less.
- 5:36The big move, it seems at the moment, is this affordability play, whether it's regional or...
- 5:40or blue chip potentially villa units depending on where you're going in the capital cities.
- 5:46In an environment like we're seeing at the moment where you are starting to see some uncertainty, where price declines across the board, is it too high risk looking at those regional assets in this time of market?
- 5:58Lachlan, we've got a big week coming up on the Folio Property Podcast.
- 6:01Kicks off this Thursday.
- 6:03We're going to be doing a monthly data dive into all major markets and touching on markets.
- 6:09We've been getting a lot of feedback that we haven't touched on, such as Canberra, Northern Territory.
- 6:12We're going to look at some regionals or some major metropolitan regionals, as we call it.
- 6:16The following week, we're going to be touching on a market outlook and where we see the market going for the rest of 2026 into 2027.
- 6:24And then we're also going to be looking at how the government policies landed across the Labor government, but also looking at other parties and seeing what their proposals will affect the housing market in 2026.
- 6:33Without a doubt.
- 6:34When times are tough, these low population centers, high volatility areas get exposed.
- 6:41And we're seeing that in the numbers.
- 6:43So these areas were dominated by a lot of investment activity for the last three to five years, race post-COVID.
- 6:49You saw investor group and investors in general
- 6:53just go from, you know, regional city to regional city where there was affordability.
- 6:57And it pretty much went up the northeast coast.
- 6:59Started in Toowoomba Rees and then away went up the coast, Gladstone, Rockhampton, Townsville, and even made us all over to Darwin.
- 7:07And I'll throw that in as a big regional.
- 7:10And that...
- 7:11investor belt has been wiped out.
- 7:14And now we're hearing from clients that are coming into our business that have been taken on that journey, not through us, but other firms.
- 7:22They now can't sell them.
- 7:24And they're coming to us saying, what do we do?
- 7:25We've paid 650, 660 for an asset.
- 7:29And we got told based on the valuation it was worth 750, but now we can't sell it for 600.
- 7:34What do we do?
- 7:35And they're tough conversations, Rhys, because you sell at a loss and you never want to be selling at a loss, but the opportunity cost is it's likely going to get worse.
- 7:44If they take 600 for today and lose $50,000, will they be better off than they will be in six to 12 months?
- 7:49Maybe.
- 7:50Could be worth 550, could be worth 500.
- 7:52And these markets fall that quickly.
- 7:55And everyone says, you know, the best thing about property is it's not a liquid asset, right?
- 7:59You can't just sell it tomorrow.
- 8:01It takes time, it takes settlement periods.
- 8:03So that gives some stability.
- 8:05So it's not showing up in the data, but on the ground, it absolutely is.
- 8:11Let's get PropStack up actually because we did an episode two months ago sort of highlighting the key features of PropStack.
- 8:19Give us a little bit of a rundown from yourself in terms of how you see this portable.
- 8:23We've had some recent upgrades.
- 8:25You speak about knowing your numbers and it's more important than ever right now, knowing your numbers.
- 8:29And this tool allows you to actually see those and forecast those in the future as well.
- 8:33Yeah.
- 8:34I live off this tool, Rhys, as you know, I'm on it every day.
- 8:37And the new integration, which I'm sure you will show, is the Scenario Planner.
- 8:42So for me, I've been using this for about six months, the Scenario Planner, and obviously testing it before we release it to our client base and our listeners.
- 8:51But now, clicking the link in the show notes below, you'll get access to that sign up and we'll get you onboarded on how to use it.
- 8:57But the reason I use it, Reese, is any particular asset I'm looking to buy and or sell, I use the scenario planner to see how it's going to impact my specific numbers.
- 9:07So for me, I'm always going to know my cash buffer and my cash to debt, but I want to see by adding a unit to my portfolio, what is it going to do to my figures to add a unit complex?
- 9:18I recently purchased one in Melbourne.
- 9:22How's that going to impact my cash to debt?
- 9:24How's that going to impact my debt?
- 9:26debt to income ratio.
- 9:29Equally, when I'm looking to offload some assets, and you just said at the start of the podcast, what should I be holding, what should I be selling, what should I be buying?
- 9:37I don't do any of that decision making until I've plugged in a prop stack scenario planner.
- 9:40Because then I can see, it's not guesswork, I see exactly what the output is going to be in terms of where my numbers are gonna be post a sale or post a purchase.
- 9:50And it gives me the informed information
- 9:54at hand so I can actually make an informed decision.
- 9:57I'm not doing it on guesswork or Excel spreadsheets that my format in race, I get everything wrong.
- 10:03So this sort of gives me the confidence to be able to make decisions.
- 10:07I think the key thing with this as well is
- 10:10Outlining your current portfolio so you can visualize your current numbers, absolutely.
- 10:15The scenario planning, like you said, does identify new opportunities.
- 10:18Does it allow the ability to sell off assets that you have in your portfolio if you think it's reached its peak or potentially a C or D grade asset?
- 10:26And you've mentioned this on the podcast before.
- 10:29If you're over leveraged with these types of assets, it is a good time to sort of restructure and potentially offload those and getting to assets that are in a more growth phase of the cycle.
- 10:38Or if you're lacking cash flow in your portfolio, this is a great tool that I use is, okay, if I offload a cash heavy asset where it's significantly negatively geared, it might be costing me 30, 40, 50,000 a year to hold with a more neutrally geared asset, how does that improve my overall cash position annually across my portfolio?
- 10:58So, the features you can see there, you can click on any asset.
- 11:00If you go to the marketplace, which is essentially all the off-markets that we house as a business at Folio that we're looking at that's past due diligence, I add those properties from marketplace into my portfolio to see how they're going to impact it.
- 11:14And it's just a great tool.
- 11:14It doesn't mean I'm going to buy every property on the marketplace, but I can just have a play around to see if any of those particular assets are going to impact it.
- 11:21fit my portfolio.
- 11:21Because the reality is 60 to 70% of those properties don't suit my strategy in my portfolio, but I can check and measure and recheck and re-measure until I find the assets that suit my strategy.
- 11:35The big thing we've had is we've rolled this out to a couple of hundred now from a pilot perspective.
- 11:40For those that are on the waiting list, we're doing them in tranches.
- 11:43We're bringing more out.
- 11:44So we'll be reaching out with you in the next couple of weeks.
- 11:47Big feedback we've had recently is, look, they love it.
- 11:51The data's great.
- 11:52Understanding your numbers.
- 11:53They're like, why...
- 11:54Why would we even use a business like yourself if we've got the access to PropStack?
- 11:59That's great feedback and that's what we're here to do.
- 12:02It's reality.
- 12:03Giving information and people can make better decisions to the point where you're like, I don't need help, then we've done our job.
- 12:11And that's, you know, there's nothing, it's a free tool.
- 12:14So there's nothing in it for us other than the fact that hopefully we build a bit of trust and credibility for you guys that if you do have questions, you do reach out and we can assist.
- 12:22Yeah, exactly.
- 12:23And I think the big thing is the off-market portal that we do have, it's all gone through the folio's due diligence.
- 12:28So if we're whacking on any property, regional asset, speculative asset- You're not going to see it on this site.
- 12:34This is folio approved, prop stack approved properties that we have vetted.
- 12:39You will not see any speculative assets on here.
- 12:41Another big feature we've just recently come out on the portal as well is looking at the insights data and you'll start to see that through our weekly property market updates that we're doing on Tuesdays now.
- 12:52Talk us through this.
- 12:53What's the plan for this feature?
- 12:55How often should people be looking at these types of data and will that inform any decision making from their perspective?
- 13:01may take away the need for the podcast, Rhys, because everything we talk about early in the week in terms of that seven-day market update is covered in this insights page.
- 13:09So if you click on, obviously, the first page gives you the summary on a Monday of all the data.
- 13:14On Wednesday, that will be followed by an article that relates more in depth.
- 13:19If you love the data and the analytics, it's...
- 13:21It's a deep read, but it gives you context on a weekly basis what's happening in every major capital city.
- 13:27And obviously you've got the summary page reached, which you can click on there, which gives you high-level overviews of how much the markets have improved or fallen over the last seven days, what are their four-week averages.
- 13:38But again, this is what I live on.
- 13:40When I get up Monday morning and have my coffee, I'm in this data, and it's what we talk about.
- 13:44So there may come a need for us to reduce it down to one podcast a week.
- 13:49So this is a great initiative, I think.
- 13:51Absolutely.
- 13:52And look, we've simplified it on the landing page, like you said there, where it is just an economic outlook, what's happened from the data from a weak perspective.
- 14:01You can then dive into the numbers, which for those that are listening, I've got on the screen now, which goes into in-depth market analysis on each macro market, look at our auction clearance base, all the median values, how many is reported, like you said, stuff we are talking about on the
- 14:17I think you're diminishing the podcast sometimes.
- 14:21I think the commentary that we provide on there is going to be different from this report.
- 14:24So this is going to be high level.
- 14:26For those who do want to have a coffee every Monday morning and look at this data, there's going to be some great stuff in there, but tune in later in the evening or the next day and there'll be a podcast on it as well.
- 14:36So this stuff I think is gold for us, especially in the market that is constantly moving.
- 14:41Once you start to identify trends, that's where you can start to form better decisions as well.
- 14:45Yeah, some of the feedback is seven days isn't long enough.
- 14:48I tell you now, in this particular market, seven days is a long period of time and when markets are falling in excess of 0.3, 0.4, 0.5% a week, you need to be across your numbers on a weekly basis and that's why I'm cross-checking those against my portfolio.
- 15:05Where we're going with the technology, you'll get weekly updated evaluations on your portfolio so you'll know your numbers better than anyone else in the country which means you can make better decisions.
- 15:14But for me, Reece, where I spend probably more time than I should, and it's a bit of a probably sickness, is in the suburb comparison data.
- 15:22And everyone's like, is it trying to pick markets within markets, sub markets within macro markets?
- 15:28There's only one way to do it.
- 15:30And for me, it's the data, you know.
- 15:32It's objective numbers, tells a very good story.
- 15:36And this suburb data, we've got every suburb in Australia, and you can filter any metric in terms of days on market, stock on market, vacancy rates, demand indicators, supply indicators, affordability.
- 15:49Every indicator you can possibly imagine, we have on every suburb in the country, right?
- 15:54You get free access and you can compare them.
- 15:56That's the beauty.
- 15:57There's a few platforms where you can find some of this data, but you can go like for like, five suburbs, side by side, which particular markets.
- 16:06And like I got asked.
- 16:09yesterday at a coffee race.
- 16:12With that suburb data, what probability will I know a market's going to move in a particular direction, be that up or down out of 10?
- 16:19Honestly, it's a 9 to 9.5.
- 16:22The data is far more accessible than it's ever been.
- 16:24And the correlations we can draw from this, I've never been more confident in giving an opinion on which direction a suburb.
- 16:31And certainly the volatility, whether it's growth or a downturn in a particular suburb than this
- 16:39I think, yeah, you're completely right.
- 16:40The amount of data that we have within this feature, you could get lost for days.
- 16:45You do, and sometimes it's probably data overwhelmed, to be honest, and people will get lost.
- 16:50But spend enough time on there, you'll start to draw some pretty clear conclusions on what markets will outperform the macro market.
- 16:58Absolutely.
- 16:59Now, while we've got you in here, I just want to address kind of what we spoke at the start.
- 17:03We've got the whole buy now, sell now, hold now.
- 17:05I just want to get a specific example, and I'll show PropStack.
- 17:08I've loaded it with a couple called Daniel and Danielle.
- 17:13For those that are listening, you'll be able to see their portfolio.
- 17:16They have a blue chip asset in Perth for 1.8 million with a decent amount of equity on that one.
- 17:23They've got a investment asset, so one of their investment properties in Armidale,
- 17:27which is in Perth, which was really flooded with a lot of investment activity, particularly from the East Coast at the start of the Perth boom.
- 17:34They have another Perth investment in Alchemoss, which is- Out of fringe, north, north, coastal suburb.
- 17:42Yep, and then they had a Gladstone asset as well which is in- A regional Queensland asset.
- 17:48Regional Queensland.
- 17:49Now, what this particular scenario is right now, and the reason I chose this portfolio is this is very similar to a client we recently saw.
- 17:57Obviously, I had to change around some slight suburbs but have similarities between them.
- 18:02But it is a very similar portfolio that we've recently seen in this current market.
- 18:07what would be the advice without knowing the specific goals here from retirement, what their personal circumstances are, what are they saving for, da-da-da-da.
- 18:15But just looking at that black and white, hearing a portfolio of three investment properties, two of them in Perth, the principal place in Perth and one regional in Gladstone, what would be your advice for this particular couple?
- 18:27Yeah.
- 18:28Okay, you're not going to give me a personal background check on this race, so give me the figures.
- 18:32Like I said, I'm talking about you need to know your numbers.
- 18:34What's your cash to debt?
- 18:34What's your debt to income?
- 18:36Yep.
- 18:36What's the LVR?
- 18:37Okay, so total portfolio value is 3.9 mil.
- 18:40Total equity is 2.7, so pretty healthy.
- 18:42You've done well.
- 18:43Good.
- 18:43Very, very good position.
- 18:45Cash flow is under about negative 28K per year.
- 18:48Obviously utilizing negative gearing from when they purchased.
- 18:51All these assets were purchased between 2008 and 2023.
- 18:55Cash to debt is 3.7%.
- 18:57It's too long.
- 18:59And total debt, 1.2.
- 19:01Debt to income at four times.
- 19:03Okay, so the debt to income's healthy.
- 19:07I would expect the conversation in the boardroom with this client would be potentially around an upgrade based on when they've purchased it and the particulars of that property.
- 19:18I think they're probably thinking about an upgrade, but exclude that from the equation.
- 19:22The cash to debt's too low, so we need to free up some equity there.
- 19:25And their cash burn of 30 grand a year may be taking its toll.
- 19:29They've got an overexposure to Western Australia.
- 19:31They've got three assets, two of which are...
- 19:35B to C grade, both the Armidale and Alkermos, I don't see in the portfolio long-term, but they've got a blue chip asset which they may upgrade.
- 19:42So, and they've got a Gladstone Regional, so a C grade asset.
- 19:46So straight away, Reece, we're looking to offload one of those assets in Perth, and if I'm gonna compare Alkermos to Armidale, what am I looking at?
- 19:54Well, I'm looking at the percentage of investment activity versus own occupier, because as you can see, when times get tough, investors need to sell.
- 20:01The stock on market,
- 20:03goes through the roof essentially, and then it dilutes the pool and that gets lower sale prices.
- 20:08Between those two markets, there is less investors in Alkermos than there are in Armidale.
- 20:12I would be inclined to hold that in comparison.
- 20:15So we need to offload Armidale initially just to dilute their exposure to Western Australia, free up some cash because their cash to debt is very low, although they could refinance out at home, use equity.
- 20:26I think they've got too much of exposure.
- 20:28If I look at their portfolio, that Armadale asset isn't yielding the returns in comparison to their other assets in the portfolio.
- 20:37And then the conversation is around Gladstone.
- 20:39That market is essentially a ghost town at the moment.
- 20:42So selling that now may not give it justice because it's going to be very, very difficult to sell.
- 20:47If an opportunist buy comes along, I'd be offloading that as well and trying to clear the deck to free up some equity to...
- 20:55likely put that into an upgrader.
- 20:57That's what I'm sensing from this particular portfolio, that it is a good time to upgrade.
- 21:01If they're not, they continue on the investment journey.
- 21:04We would be looking to replace Gladstone and Armidale with a higher cash flow asset in a major capital city, likely Melbourne, at this point in time, where they can reduce that cash burn of $30,000 a year to somewhere between 15 and 20,
- 21:19but get exposure to a capital city that's going to be more resilient and likely see some capital growth over the next three to five years versus being in two markets that are saturated by investment activity that will likely go through more of a choppy, more of a volatile period over the next three to five years.
- 21:35Looking at that portfolio, all of those assets, if you looked at the long-term compounding growth rate versus what's up in the last 12 months, three years, five years, all those would be well above what the long-term average is.
- 21:47How much of a factor is that when you should be looking at your next asset selection?
- 21:50Yeah, so if you jump into the suburb data on any of these assets in PropStack, Reese, what you can do, it benchmarks the performance of these assets in comparison to its long-term compounding growth rate.
- 21:59So it will benchmark your long-term compounding growth rate of a suburb, say, 10%.
- 22:04Armadale in that scenario, or Gladstone, against the one-year, three-year, five-year, 10-year average.
- 22:10And as you can see, when a market's outperformed its long-term average in recent times, in the last three to five years, and significantly outperformed, we're talking double-digit growth when the long-term compounding growth in these B and C-grade suburbs is typically around 5%.
- 22:26then that would make you concerned.
- 22:27Where the opportunity is on the flip side is when a market's underperformed in the short term, one year, three year, five year, ten year, in comparison to its long term compounding growth rate.
- 22:38You look at a market like Hawthorne in Melbourne or South Melbourne, for instance.
- 22:45So its five and 10-year growth rate is 3% to 4% below its long-term compounding growth rate.
- 22:52So that is what I want to see when I'm buying.
- 22:56Equally, when I'm selling, if I've had assets in my portfolio that's outperformed its long-term average for the last three years, five years, and potentially 10 years, we'd have to be a rocket scientist to work out that it's probably not going to continue to produce, I guess, almost doubling its long-term average in terms of compounding growth returns.
- 23:15Does that make sense?
- 23:16Yeah, Lachlan, that makes complete sense.
- 23:18I think back to the original point of this whole episode, it's you've got to know your numbers and understand what your current position is and if you are looking at an asset, is that going to be more beneficial for your portfolio?
- 23:29PropStack should give you the right tools there to understand.
- 23:31Well, compare it.
- 23:32Go into your assets in your portfolio through Popstack.
- 23:35Look at the suburb data of an Alkermos, of an Armidale, of a Gladstone, of a Townsville, of a Darwin, and compare that to other markets in Australia.
- 23:45Go into the marketplace, compare the long-term compounding growth rates of suburbs in the marketplace, be that in Fitzroy, be that in Richmond, and compare the long-term compounding growth rate.
- 23:54Compare own occupiers versus renters.
- 24:01Do it yourself.
- 24:02And I said, education's key.
- 24:04People listening to this podcast will do better than the public because they are constantly educating themselves and they're doing more than anyone else because they're listening to the podcast, right?
- 24:12Self-education is number one.
- 24:14Here's another tool, a free tool, where it's going to give you more ability and like in anything in life, the more you put in, there's more you get out.
- 24:21So the more you understand how to use it, the more you understand the data, the more you'll make an informed decision when you make that next purchase.
- 24:28or when you sell.
- 24:29Feedback from the clients is they want to know their numbers and they're invested in using this platform.
- 24:34So I'm sure if you're a sophisticated investor or you want to get on track, this is probably going to be the best tool for you to understand whether it is the right time for you to buy.
- 24:44But if you have clicked on the link and our loyal listeners are trying to get on, we are trying to onboard you.
- 24:49The reason for that is it's a complex base.
- 24:51So it's no point sending you a link and you have no idea what you're doing.
- 24:54So spend 15, 20 minutes with one of our onboarders and they will show you the functionality.
- 24:59So it's a better experience for you.
- 25:00Yep, for those who want to join the wait list, link in the show notes.
- 25:04There should be a QR code on those for those that are watching on YouTube as well.
- 25:08Yeah, I think, look, this is the next load of features.
- 25:11There's more to come as well.
- 25:12I think the more feedback we get from the listeners, the more feedback we get from the users, more feedback we get from our clients as well, we'll be able to create this into something pretty strong.
- 25:21But at the moment, I think there's some really good functionality in there.
- 25:23Yeah, like I said, if you don't know your numbers, you're going in blind.
- 25:26So it's not good for anyone.
