- 0:01Speaker 1: Well, good morning, everybody, Happy Saturday.
- 0:03Speaker 2: You're listening to the Rep Call Light home improvement show
- 0:06Speaker 2: sponsored by Benjamin Moore. And I want to start with
- 0:09Speaker 2: something that I hope has happened to many of you.
- 0:13Speaker 2: I'd love it if this happens to all of us.
- 0:15Speaker 2: But anyway, the other day I had crumbs on the
- 0:18Speaker 2: kitchen table, and because of those crumbs, I ended up
- 0:21Speaker 2: culking around the tubs around in the bathroom. Yep, all
- 0:25Speaker 2: makes perfect sense. Let me explain how it all shook down.
- 0:28Speaker 2: I was walking through the kitchen through the dining room,
- 0:31Speaker 2: heading to the living room to enjoy some well earned
- 0:34Speaker 2: leisure time, and on my way, I spot this messy
- 0:37Speaker 2: spot on the kitchen table.
- 0:38Speaker 1: You know, crumbs.
- 0:39Speaker 2: Some little snacker had come through and enjoyed something a
- 0:43Speaker 2: little muffin or something, and left a whole bunch of
- 0:45Speaker 2: crumbs there like normal. So anyway, I can't sit on
- 0:48Speaker 2: the couch and relax while there's crumbs on the table,
- 0:51Speaker 2: so I go into the kitchen to grab a paper
- 0:52Speaker 2: towel so I can clean it off. But of course
- 0:55Speaker 2: the paper towel roll is empty. You know, nothing, there,
- 0:58Speaker 2: no big deal, right deal. I'm completely unflustered. At this point,
- 1:03Speaker 2: I head to the cleaning closet so I can grab
- 1:06Speaker 2: a roll of paper towels from my backup stash that
- 1:09Speaker 2: I keep there.
- 1:10Speaker 1: So open that door.
- 1:12Speaker 2: There they are up there, and somehow they're way up there.
- 1:15Speaker 2: I have no idea how I got them to a
- 1:17Speaker 2: shelf so high. There's no way I can reach that.
- 1:20Speaker 1: I need.
- 1:21Speaker 2: I need a reaching wand and I didn't have one,
- 1:23Speaker 2: So I must have thrown them up there when the
- 1:25Speaker 2: groceries came. I do a lot of that. I throw
- 1:27Speaker 2: a lot of our groceries into the higher areas. I've
- 1:30Speaker 2: gotten quite good at it. Anyway, I have got them
- 1:33Speaker 2: way up there. I can't reach them, so I need
- 1:34Speaker 2: a stool, all right, So I go to the other room.
- 1:37Speaker 2: I grab a stool. When I come back, I realize
- 1:41Speaker 2: I can't reach them, you know, even with this stool.
- 1:44Speaker 2: Unless I put the stool in the closet itself. I
- 1:47Speaker 2: can't reach them from outside of the closet with a stool.
- 1:49Speaker 2: It's got to be inside the closet. Well, the stool
- 1:52Speaker 2: can't go inside the closet while the vacuum's there, So
- 1:56Speaker 2: I pull the vacuum out of the closet so I
- 1:58Speaker 2: can put the stool in there. But before I put
- 2:00Speaker 2: the stool in there, I mean, this makes perfect sense.
- 2:03Speaker 2: Right before I put the stool in there, I notice
- 2:06Speaker 2: in the closet, all around the corner, which was previously
- 2:09Speaker 2: hidden by the vacuum, I see spiderwebs in all kinds
- 2:12Speaker 2: of little mess Well, I've got the vacuum out, and
- 2:15Speaker 2: I might as well vacuum those things up. So I
- 2:18Speaker 2: get the vacuum, you know, get the cord plugged in,
- 2:20Speaker 2: get the attachments on the hose out, and I vacuum
- 2:24Speaker 2: all around the corners of the closet. And it's immaculate.
- 2:27Speaker 2: It's a wonderful closet. You could eat off the floor
- 2:29Speaker 2: in that closet.
- 2:30Speaker 1: And as I'm.
- 2:31Speaker 2: Looking at that and admiring the work that I've accomplished,
- 2:35Speaker 2: I notice around the rest of the room, in the
- 2:37Speaker 2: corners and along the edge of the wall, there's kinds
- 2:40Speaker 2: of you know, little messy spots, you know, little cobweb piles,
- 2:43Speaker 2: or little dog hair piles, or little bits of dog hair.
- 2:46Speaker 1: I don't know. Again, the house sounds like a hovel.
- 2:49Speaker 1: It's not.
- 2:50Speaker 2: But the corners weren't great, you know, to be honest,
- 2:53Speaker 2: the corners weren't great. So I got the vacuum out.
- 2:55Speaker 2: I might as well vacuum around everything. So I go
- 2:58Speaker 2: around and I get all these little spots out.
- 3:00Speaker 1: Of the main living room that I was working in.
- 3:02Speaker 2: Well, the minute I get done with that room, it
- 3:05Speaker 2: kind of bleeds into another room. All the rooms kind
- 3:07Speaker 2: of bleed together. So I'm finding myself working down the
- 3:11Speaker 2: hallway vacuuming all of those things. I end up going
- 3:14Speaker 2: through a huge chunk of the house, vacuuming all of
- 3:18Speaker 2: this gunk and whatever out of, you know, around the
- 3:20Speaker 2: edge of the wall. Well, as I'm nearing the end,
- 3:23Speaker 2: I notice on the base board there's one little section
- 3:26Speaker 2: where there's a nail that's kind of you know, the
- 3:29Speaker 2: nailhead has come out. You know, somebody could snag something
- 3:32Speaker 2: on that. They could snag a sock on that, and
- 3:34Speaker 2: then we'd have a sock with a hole in it.
- 3:36Speaker 2: That's unacceptable. So I've got to get that nail back in.
- 3:39Speaker 2: So I try to push it in with my finger,
- 3:41Speaker 2: but no, no going. I'm gonna need a hammer. So
- 3:44Speaker 2: I head downstairs. But when I get downstairs where all
- 3:47Speaker 2: the tools are, I get to my workbench, and I
- 3:49Speaker 2: find this bag sitting on the workbench.
- 3:52Speaker 1: Where in the world did this bag come from? I'm
- 3:54Speaker 1: confused about it. I look at it.
- 3:56Speaker 2: Oh, then I remember instantly, this is the calk that
- 3:59Speaker 2: I bought two months ago when I got rid of
- 4:02Speaker 2: all the calk around my bathtub.
- 4:04Speaker 1: You know, I talked about it on the show here.
- 4:06Speaker 2: I did all of that, and then I had to
- 4:08Speaker 2: let it dry for a little bit cause I got
- 4:10Speaker 2: it very wet as I cleaned it, and I didn't
- 4:12Speaker 2: want to calk it while it was wet let it dry,
- 4:15Speaker 2: and I forgot to get back to it with the cock.
- 4:17Speaker 2: Here's my call, I might as well go up and
- 4:20Speaker 2: do it. So I calked the bathtub surround all because
- 4:24Speaker 2: I had crumbs on the kitchen table. Yeah, that's how
- 4:28Speaker 2: my brain works. I don't know if that's normal or
- 4:30Speaker 2: if it means I've got some sort of you know,
- 4:32Speaker 2: what is it, attention deficit disorder going on. I'm sure
- 4:36Speaker 2: I've got something going on. I mean that much is
- 4:39Speaker 2: very clear to me. Something's going on up there. I'm
- 4:41Speaker 2: not sure what it is. Anyway, I did all of that,
- 4:44Speaker 2: and the whole thing was really depressing because once I
- 4:47Speaker 2: finished with the calking. I was tired, I was exhausted.
- 4:51Speaker 2: I had done so much other work. And when I
- 4:54Speaker 2: came up from the basement after putting the calking gun
- 4:56Speaker 2: away and all of that, I realized I still had
- 4:58Speaker 2: the vacuum sitting out, the nail was still sticking up
- 5:01Speaker 2: out of the baseboard, the stool was still in the
- 5:03Speaker 2: middle of the room, the paper towels were still way
- 5:06Speaker 2: up high in my closet, and the crumbs were still
- 5:08Speaker 2: on the table. So let's get to the paint point
- 5:11Speaker 2: in all of that. And it's something that I'm gonna
- 5:14Speaker 2: call the prep trap. Now, sometimes people skip prep entirely,
- 5:18Speaker 2: and that's a mistake. But there's another trap. You know,
- 5:21Speaker 2: when you start prepping, sometimes that prep works spirals out
- 5:24Speaker 2: of control. And here's how it happens. You know you're
- 5:27Speaker 2: gonna paint your bedroom, right, so you start by moving
- 5:29Speaker 2: out the bed and suddenly, of course, you unearth an
- 5:32Speaker 2: entire warren of dust bunnies, you know, old socks, forgotten boxes,
- 5:36Speaker 2: who knows what. So you vacuum all of that stuff up,
- 5:38Speaker 2: you organize, you do your laundry, and then you start
- 5:41Speaker 2: taking pictures up the walls.
- 5:43Speaker 1: You know, so you can get at the.
- 5:44Speaker 2: Walls now and you realize the pictures are dusty, all
- 5:46Speaker 2: the frames, they're really dusty. I can't live with this,
- 5:49Speaker 2: so you clean those two. Next you try to, you know,
- 5:52Speaker 2: finally start wiping down the walls, but the nails from
- 5:55Speaker 2: all the pictures that were hanging up they keep snagging
- 5:57Speaker 2: your little wiping rag. So you got to pull all
- 5:59Speaker 2: of those, which you should have done anyway, but you know,
- 6:02Speaker 2: now is when you finally catch it. So you start
- 6:04Speaker 2: pulling those out, but it turns out your walls they're plaster,
- 6:07Speaker 2: so four of those nails pull great big chunks of
- 6:09Speaker 2: the wall off with them. Now you've got those repairs
- 6:12Speaker 2: to do, and then you notice there's cobwebs on the
- 6:14Speaker 2: ceiling and a possible water stain that all of a sudden,
- 6:18Speaker 2: is there is that old?
- 6:19Speaker 1: Is it new? Who knows?
- 6:20Speaker 2: You crawl into the attic. You know, if you're like me,
- 6:22Speaker 2: you're crawling in the attic at that point. I got
- 6:24Speaker 2: to know if it's old it's new. And thankfully, let's
- 6:27Speaker 2: say you find out it's old. But now you've seen
- 6:29Speaker 2: it and you can't unsee it, so you go get
- 6:32Speaker 2: primer from the store. By the time you're back, your
- 6:34Speaker 2: room's still torn apart. You've been working for three hours
- 6:37Speaker 2: and not a drop of paint is on the wall.
- 6:40Speaker 2: Prep is essential, but don't let it become a trap.
- 6:42Speaker 2: Plan your prep in stages. I think this is some
- 6:45Speaker 2: of the best advice I've ever given, and I repeat
- 6:47Speaker 2: it from time to time. Break the prep up over
- 6:50Speaker 2: the course of a week, aiming to paint on a Saturday.
- 6:52Speaker 2: So Monday, take down the pictures and pull the nails. Tuesday,
- 6:55Speaker 2: patch the holes and broom off the ceiling, clean up
- 6:58Speaker 2: the cobwebs. Wednesday night you like, sand down the patches
- 7:01Speaker 2: and wash the walls. Thursday night you wipe down all
- 7:03Speaker 2: the trim. Friday night you move your furniture out, you
- 7:06Speaker 2: clean under the bed, and you tape what needs taping.
- 7:09Speaker 2: Then by Saturday morning, when that dawns, you're ready to
- 7:12Speaker 2: start painting. You can start bright and early, and you
- 7:14Speaker 2: can get straight into the heart of the work.
- 7:16Speaker 1: And that means that you're going to put yourself in the.
- 7:18Speaker 2: Best you know possible situation to complete the work by
- 7:21Speaker 2: the end of the day, if not by noon. And
- 7:24Speaker 2: because you've done the prep in twenty minute to hour
- 7:26Speaker 2: long chunks on different days throughout the week. You're not
- 7:29Speaker 2: going to feel as overloaded on painting day as you
- 7:32Speaker 2: might have felt otherwise. You're actually going to find that
- 7:34Speaker 2: you're ready to paint, you know, emotionally and mentally fresh.
- 7:38Speaker 1: You know you're ready to go.
- 7:39Speaker 2: It sounds dumb, but we've all done it hours and
- 7:41Speaker 2: hours of prep and then we still have to paint
- 7:44Speaker 2: the room. You know, that's not a situation where you're
- 7:46Speaker 2: usually going to accomplish your best work. So avoid the
- 7:49Speaker 2: prep trap, plan the prep in stages, stay focused.
- 7:52Speaker 1: And you'll have great results.
- 7:53Speaker 2: All right, let's take a break when we come back
- 7:55Speaker 2: up in the studio with realtors Ginger Herman and Suprans.
- 7:58Speaker 1: That's next. Stick around and back.
- 8:05Speaker 2: You're listening to the Repco Lighte home improvement shows sponsored
- 8:08Speaker 2: by Benjamin Moore, and right now I'm joined by Superans
- 8:11Speaker 2: and Ginger Herman from Suprince Group five star real estate leaders.
- 8:16Speaker 1: Right, Sue, you got it?
- 8:17Speaker 2: I know, but I paused for a second because I
- 8:20Speaker 2: wasn't sure if it was.
- 8:22Speaker 1: I couldn't remember. Are the leaders the leaders?
- 8:25Speaker 2: Let's make that leaders all right? See you guys work
- 8:27Speaker 2: out of where what area?
- 8:29Speaker 1: Do you cover everywhere?
- 8:32Speaker 3: No, you just kidding, I don't. I don't want to
- 8:34Speaker 3: drive to Detroit for anyone.
- 8:37Speaker 1: Detroit, how much of West Michigan.
- 8:40Speaker 3: All over up to Newego, as far over as like
- 8:44Speaker 3: lowell Ionia down to Saga tak Door. Yeah, like all
- 8:50Speaker 3: over all. Right, so you guys go radius of Green Rabbits.
- 8:53Speaker 1: Big radius. So you guys cover all of that area.
- 8:56Speaker 2: You've been in the studio plenty of times, Ginger, you
- 8:58Speaker 2: were here alone time because Sue was in somewhere warm, which.
- 9:04Speaker 1: Sure would be nice. Eventually we'll happen.
- 9:06Speaker 4: I felt punished about that.
- 9:08Speaker 3: You should do, guys. We were freezing in the studio.
- 9:12Speaker 1: Yeah, yeah, yeah.
- 9:13Speaker 2: Anyway, anyway, we talked about the state of the market,
- 9:16Speaker 2: where things were at, how you know what spring was
- 9:18Speaker 2: going to look like.
- 9:20Speaker 1: And then I think.
- 9:21Speaker 2: Three three weeks after that aired, Ginger reached out and said,
- 9:25Speaker 2: you know, I don't know there's things are moving even quicker.
- 9:27Speaker 3: So no, it was like three days, Dan, I was
- 9:30Speaker 3: I was trying to be nice, like, I was like,
- 9:32Speaker 3: oh man, this is we need to do another one.
- 9:34Speaker 4: Already drenching is now out of style.
- 9:38Speaker 2: All the style she gave our fine but man, the stadium.
- 9:42Speaker 4: The market got crazy.
- 9:44Speaker 2: Where are we at? You know, what's the situation out
- 9:47Speaker 2: there right now?
- 9:50Speaker 3: We look at it either because it's so we want
- 9:55Speaker 3: to touch that.
- 9:55Speaker 4: No, No, it's it's this is our exciting time. So
- 9:59Speaker 4: it's it's busy again. I would say that is it?
- 10:03Speaker 4: Is it as busy as last year?
- 10:04Speaker 5: I don't.
- 10:05Speaker 4: I don't think so.
- 10:05Speaker 3: I feel maybe maybe slightly less busy than last year. Yeah,
- 10:09Speaker 3: very busy.
- 10:10Speaker 4: Yeah? Are we talking like a campfire opposed to a bonfire?
- 10:14Speaker 3: Yeah, that's a great putting it. And when we say busy,
- 10:17Speaker 3: we still mean it's this strong seller's market and there's
- 10:21Speaker 3: low inventory and a lot of buyers that are looking
- 10:23Speaker 3: to purchase homes. So we're still in the multiple offers,
- 10:26Speaker 3: prices going way over if it's priced accordingly. Right, that's
- 10:31Speaker 3: what we mean by busy.
- 10:33Speaker 2: Okay, So, like you said, I was letting you have
- 10:36Speaker 2: three weeks before things went off the rails.
- 10:38Speaker 1: You said it was three days. Felt like what changed
- 10:42Speaker 1: in those three days?
- 10:43Speaker 2: What are the things that you noticed? Were these major
- 10:46Speaker 2: changes that you wanted to talk about.
- 10:47Speaker 3: I think a big one was in that week that
- 10:50Speaker 3: it got crazy. The weather started to warm so like
- 10:54Speaker 3: snow melted and we saw some days of like forties fifties,
- 10:58Speaker 3: and it was it was very short lived, but I
- 11:01Speaker 3: think everyone got that jump to like, Okay, I'm I'm
- 11:05Speaker 3: now ready. I'm ready to start cleaning up my house.
- 11:08Speaker 3: I want to start looking at houses. That's kind of
- 11:12Speaker 3: the only thing I can think of way back then,
- 11:14Speaker 3: just because we typically always hit a spring market close
- 11:17Speaker 3: to March, but that was in February.
- 11:19Speaker 1: So I so that was what you saw. It just
- 11:21Speaker 1: hit quicker.
- 11:22Speaker 3: Yeah.
- 11:22Speaker 4: Yeah, Well, all it takes is a few warming, warm
- 11:25Speaker 4: days called a warming trend, and it feels like, oh
- 11:29Speaker 4: spring is coming, the warm weather, and it just brings
- 11:32Speaker 4: everybody out of the wood work.
- 11:34Speaker 3: Because rates didn't really change, maybe very slightly, so that
- 11:38Speaker 3: that's not what brought buyers out. I think it was
- 11:40Speaker 3: the warm weather.
- 11:41Speaker 1: Okay, so the buyers are out spring, What did the cellar?
- 11:44Speaker 1: I mean, are there? What's the inventory look like? I mean,
- 11:47Speaker 1: is it it's low?
- 11:49Speaker 3: It's low.
- 11:49Speaker 4: Yeah, I think it's That's where I'm comparing the campfire
- 11:53Speaker 4: to the bonfire. I feel like the inventory is higher
- 11:56Speaker 4: than it was last year, but overall it's low. I mean,
- 12:00Speaker 4: what I think I saw a one month supply of inventory,
- 12:04Speaker 4: and I think this time last year was even lower
- 12:09Speaker 4: than that, which is I mean houses were lasting about
- 12:11Speaker 4: seven days on the market, and the average right now
- 12:14Speaker 4: is fourteen. So you see it's still.
- 12:17Speaker 1: Still are still way up there.
- 12:20Speaker 4: Yeah, prices are still way up. I think what's changed
- 12:23Speaker 4: a lot is we talked about this the other day.
- 12:25Speaker 4: Inspections are back on the table, not so much for
- 12:29Speaker 4: the lower like first time buyer range, where we're seeing
- 12:33Speaker 4: more multiple offers than maybe just three or four or
- 12:37Speaker 4: maybe no multiples, but still.
- 12:40Speaker 2: Get so first time buyer range. Let's talk about that second.
- 12:43Speaker 2: You're saying that in those instances you're not seeing inspections
- 12:47Speaker 2: getting done because there's multiple offers coming in.
- 12:49Speaker 4: Yeah right, yeah.
- 12:51Speaker 3: Yea under three hundred thousand is tough out there.
- 12:55Speaker 2: Okay, No, so under three hundred thousand is first time
- 12:58Speaker 2: buyer range.
- 12:59Speaker 4: Yeah, yeah, like we just yesterday, Okay, not that way.
- 13:06Speaker 1: So it's a heartbreak.
- 13:07Speaker 4: I wish because I wish sure people could see that
- 13:10Speaker 4: face it was.
- 13:12Speaker 1: I mean we were in the sixties. Yeah, wow, three hundred.
- 13:17Speaker 5: Thousand dollars, baby, wow, you're looking at it and you
- 13:22Speaker 5: should see what you can get for like, comparatively for
- 13:26Speaker 5: the two fifty to three hundred range to the three
- 13:29Speaker 5: fifty eight to four fifty range, it's quite different, like.
- 13:34Speaker 2: Really good, you're getting really good stuff in the two
- 13:36Speaker 2: fifty to three fifty range yourself.
- 13:39Speaker 1: It really is like those are yeah that I feel
- 13:42Speaker 1: you're waiting inspections, which yes, wait, I know.
- 13:46Speaker 4: I was just gonna say. We heard yesterday in our
- 13:48Speaker 4: meeting one of our team members went through a property
- 13:52Speaker 4: and there was like over what did she say, ninety
- 13:54Speaker 4: showings and thirty five or whatever? Offer thirty five thirty
- 13:58Speaker 4: six offers on the table and that was that first
- 14:03Speaker 4: time buy R range at Grand Rapids listing, you know
- 14:06Speaker 4: it was she said it was a decent house, but
- 14:09Speaker 4: it's gonna need stuff, you know. So so you think
- 14:13Speaker 4: about you're gonna write an offer and you're competing with
- 14:17Speaker 4: thirty four thirty five other people. You have to make
- 14:21Speaker 4: that offer really strong and really cleans winnable.
- 14:25Speaker 1: What does that mean?
- 14:27Speaker 4: Well, when we're saying inspections are off the table.
- 14:30Speaker 1: Use any curse words.
- 14:32Speaker 4: Exactly, all right, not not a lot of extras, right
- 14:36Speaker 4: or no extras. Not to say you can't get inspections
- 14:39Speaker 4: because We've talked about this before in your studio, that
- 14:43Speaker 4: you can do the pre offer inspections where you're getting
- 14:46Speaker 4: inspections ahead of writing your offer. So it's not like
- 14:49Speaker 4: you know they're as well. You're just making sure to
- 14:53Speaker 4: take precautions that you know you're gonna you're gonna buy
- 14:57Speaker 4: right and not buy something that needs some thing more
- 15:00Speaker 4: than what you're willing to put forth in it, as
- 15:04Speaker 4: you know, extra money or maintenance. So we're yeah, we're
- 15:08Speaker 4: seeing clean as being like maybe they're giving them everything
- 15:14Speaker 4: the sellers everything they want as far as possession.
- 15:16Speaker 3: Days and which means time in the home, time time
- 15:20Speaker 3: in the home.
- 15:20Speaker 4: Yeah, their price, their price that they well and more right,
- 15:23Speaker 4: their price and more. We're not going to be begging
- 15:27Speaker 4: for extra things in their home or like I said,
- 15:30Speaker 4: the inspections. Will will waive the inspections, but maybe with
- 15:35Speaker 4: a pre offer inspection. And that's I mean, we never
- 15:38Speaker 4: encourage you to not get inspections. We've talked about that too.
- 15:41Speaker 4: It's really we want them to have inspections. But it's
- 15:44Speaker 4: all about how do you want to win it? So
- 15:47Speaker 4: here's some strategies to win.
- 15:48Speaker 3: It and how that usually goes down I'll have a
- 15:51Speaker 3: buyer say what do I have to do to get
- 15:53Speaker 3: this house? And there's there, you can see it in
- 15:56Speaker 3: their eyes. There's desperate, the craziest desperate eyes right there,
- 16:00Speaker 3: what I have to do? And then I have to
- 16:02Speaker 3: tell them, all right, you got to go way over
- 16:03Speaker 3: on price. You gotta wave inspections, and we might have
- 16:05Speaker 3: to pay over a praisal value. And that's just the you.
- 16:08Speaker 1: Keep smelling salts in the car to wake people up.
- 16:11Speaker 3: After that, Yes, they might throw some punges.
- 16:15Speaker 1: That's all right, holy smoke.
- 16:17Speaker 3: But that's why to SU's extent, or to Sue's point,
- 16:21Speaker 3: that you need an expert on your side because if
- 16:23Speaker 3: you are competing, whether it's you're competing against three people
- 16:26Speaker 3: or thirty eight people, you need someone that knows this
- 16:29Speaker 3: market and that knows how to write the contract to
- 16:31Speaker 3: get you the house, because otherwise you don't you've never
- 16:34Speaker 3: seen the contract before and you don't know, I don't
- 16:36Speaker 3: know what the trends are out there.
- 16:38Speaker 1: So that's that's first time buyer.
- 16:41Speaker 2: That's what we were kind of looking at. Their inspections
- 16:45Speaker 2: are at least happening in the in the other levels
- 16:48Speaker 2: a little bit or at least that can be up.
- 16:50Speaker 4: Yeah, I'm seeing more of that and that above four
- 16:55Speaker 4: hundred price range.
- 16:56Speaker 3: Yeah, and I think it. I don't like that you
- 17:00Speaker 3: use this term alot on this show, but I always
- 17:02Speaker 3: say it depends because it truly does. It depends on
- 17:04Speaker 3: the state of the house. If it's really run down,
- 17:06Speaker 3: you're going to see more offers place inspections on that house.
- 17:09Speaker 3: If it's very clean and they've replaced some of the
- 17:13Speaker 3: big mechanicals that are the big ticket items that people
- 17:15Speaker 3: don't need to worry about anymore. So it truly just depends. Yeah,
- 17:20Speaker 3: but you do we have seen this year twenty twenty five,
- 17:23Speaker 3: we've seen more inspections on offers be accepted rather than
- 17:29Speaker 3: than being.
- 17:30Speaker 1: Okay, well that's at least in the positive direction. Yeah,
- 17:33Speaker 1: so inventory's law.
- 17:35Speaker 2: You don't anticipate a huge bump in that coming up.
- 17:37Speaker 2: I mean, how do how do sellers look at springtime?
- 17:39Speaker 2: Do they well on the market?
- 17:42Speaker 3: Can You asked me a little bit ago what was
- 17:45Speaker 3: the speed up of the spring market. I think a
- 17:48Speaker 3: big part of that was also, yes, the weather was turning,
- 17:50Speaker 3: so then more sellers want to list their house on
- 17:52Speaker 3: the market. I'm just thinking about my own sellers that
- 17:55Speaker 3: listed their homes in like late February, early March. I
- 17:58Speaker 3: had a lot of people see same idea, playing game idea. Yeah,
- 18:02Speaker 3: so we just simply had more home starting to hit
- 18:04Speaker 3: the market.
- 18:05Speaker 1: It's nice out. I hate living here. I'm going to
- 18:07Speaker 1: go somewhere else.
- 18:07Speaker 3: Yeah, okay, and we'll continue to see more inventory hit.
- 18:11Speaker 3: We always have a slight slow down when school gets out.
- 18:14Speaker 3: You have people that are going on vacation or you know,
- 18:17Speaker 3: prepping for summer months, whatever it may be. So we
- 18:20Speaker 3: might have a little bit of a slow down, but
- 18:21Speaker 3: it's just.
- 18:22Speaker 1: Go down in the buyers making it inventory.
- 18:25Speaker 3: Yeah, so sellers maybe hitting the market, but I think
- 18:28Speaker 3: that we're going to from here on out. It's like
- 18:30Speaker 3: a lender yesterday said, all right, our football season is
- 18:33Speaker 3: March to November. So here we were in it. Yeah,
- 18:36Speaker 3: and we're going to be in it, like you said,
- 18:38Speaker 3: close to November time.
- 18:39Speaker 2: All right, Well, let's take a break, ame inute, and
- 18:42Speaker 2: then I want to come back on the other side
- 18:43Speaker 2: and talk about maybe a couple of strategies. But then, also, Sue,
- 18:47Speaker 2: you made a phone call to me that was you
- 18:50Speaker 2: were pretty frustrated.
- 18:51Speaker 4: Crying and whining and whining, and we're going.
- 18:54Speaker 1: To talk about that in just a minute. Stick around
- 19:01Speaker 1: and we're back.
- 19:02Speaker 2: You're listening to the Repico Lighte Home improvement show sponsored
- 19:04Speaker 2: by Benjamin Moore, and I'm in the studio with Ginger
- 19:07Speaker 2: Herman Suprins from Suprince Group, five star real estate leaders.
- 19:11Speaker 2: We're talking about the state of the market. You guys
- 19:14Speaker 2: come back on the show maybe four times a year,
- 19:16Speaker 2: five times a year and kind of give us an update.
- 19:19Speaker 2: And so far the update has not been terribly terribly wonderful.
- 19:24Speaker 2: This time, it's better than it was last year. Things
- 19:27Speaker 2: are looking a little better, but inventory is still low.
- 19:31Speaker 2: You know, if your first time buyer, get a realtor.
- 19:34Speaker 1: That's the very first thing.
- 19:36Speaker 3: Yeah, best piece of advice.
- 19:38Speaker 2: I'll look into and they will help you navigate whatever's
- 19:42Speaker 2: out there for you.
- 19:43Speaker 4: Yeah, the contracts are so complicated, right and how how
- 19:47Speaker 4: would you know how to do that on your own?
- 19:49Speaker 1: Right?
- 19:49Speaker 2: So, with all of that said, like some strategies, you know,
- 19:52Speaker 2: and I know there's not too much maybe there's not
- 19:54Speaker 2: too much different from last time. You know, maybe it's
- 19:56Speaker 2: just get pre approved, figure out, you know whatever. But
- 20:00Speaker 2: if somebody's in that boat maybe two months ago when
- 20:02Speaker 2: you were on Ginger, they weren't in that boat. So
- 20:05Speaker 2: really quickly, what are the best strategies if you're looking
- 20:08Speaker 2: to get into this market and snag a house.
- 20:10Speaker 3: You're asking me to give away all my secret?
- 20:12Speaker 2: Yeah, no one, and then the rest they'll have to
- 20:17Speaker 2: come to you.
- 20:17Speaker 1: To get Yeah.
- 20:19Speaker 3: Can I bill you for my time?
- 20:21Speaker 1: Absolutely? Okay, I checks bounce, but you can bill all
- 20:24Speaker 1: you want.
- 20:26Speaker 3: So you want me to give you the best strategy.
- 20:29Speaker 2: For I'm just thinking if I'm trying to buy a house, like, okay,
- 20:32Speaker 2: let's make it very personal. My kid is going to
- 20:34Speaker 2: be buying a house, first time house.
- 20:36Speaker 3: First question, is he going to call one of us?
- 20:38Speaker 1: Of course he's going to all right, go ahead. What
- 20:43Speaker 1: is the best thing for him to do?
- 20:44Speaker 2: Is it I've already told him, you got to go
- 20:46Speaker 2: get pre approved for long. I mean it's number one
- 20:47Speaker 2: where everything starts. That's the best place to mm hmm.
- 20:51Speaker 2: Anything else that you would tell him?
- 20:52Speaker 3: How I would approach this is I would probably start
- 20:55Speaker 3: after he gets a pre approval, is like, how much
- 20:57Speaker 3: money do you have to work with? And then let's
- 20:59Speaker 3: ask allocate that where it's going to best fit the
- 21:02Speaker 3: offer that we're writing. Meaning if he let's say he
- 21:05Speaker 3: wanted to put twenty percent down on a house, I
- 21:08Speaker 3: might say, well, maybe we can cut that back to
- 21:11Speaker 3: ten percent and use those extra funds to pay over
- 21:15Speaker 3: appraisal on a house if it got to that point. Right,
- 21:17Speaker 3: that's just one example, and that's not going to be
- 21:19Speaker 3: for every house that we would write on. But I
- 21:21Speaker 3: would want to sit down, how much money do you
- 21:23Speaker 3: have to work with? Depending on the house that we're
- 21:26Speaker 3: writing on, we might want to move, you know, those
- 21:28Speaker 3: funds into different categories to get the house. That could
- 21:32Speaker 3: even be you might want to cut down on your
- 21:34Speaker 3: down payment and wave inspections, and now you have a
- 21:36Speaker 3: little cushion fund to if you move into the house
- 21:39Speaker 3: and hope the furnace is actually you know, going to
- 21:41Speaker 3: die soon, now you have the money to pay for
- 21:43Speaker 3: that furnace. Does that make sense?
- 21:45Speaker 1: Yeah?
- 21:45Speaker 4: I one hundred percent agree. You almost work backwards from
- 21:49Speaker 4: the funds that they have into how we're going to
- 21:51Speaker 4: structure the offer, and we can write offers very creatively
- 21:55Speaker 4: based on that.
- 21:57Speaker 1: So all right, So that's all right.
- 21:59Speaker 3: So we didn't give you a ton there because we
- 22:00Speaker 3: don't want to give away all of our See, we.
- 22:02Speaker 4: Don't want to talk about our creative ways.
- 22:05Speaker 1: And that's why go get a realtor.
- 22:06Speaker 2: I mean, even once you said right off the bat
- 22:08Speaker 2: is just allocating the funds and doing all of that.
- 22:10Speaker 2: The house I bought, I think that the one I'm
- 22:13Speaker 2: in now, we used to realtor.
- 22:14Speaker 1: The first one. You know, we didn't.
- 22:16Speaker 2: We just did it on our own and we muddled
- 22:18Speaker 2: through it and had no idea what we were doing.
- 22:21Speaker 2: So I think that's really good advice. Let's okay, go ahead.
- 22:24Speaker 3: No, I was just gonna say, to the extent, it's
- 22:27Speaker 3: not just writing the offer either. So you need a
- 22:30Speaker 3: realtor to be there during the pending process because what
- 22:34Speaker 3: if something goes and I'm looking over a sewer right
- 22:37Speaker 3: now because.
- 22:38Speaker 4: We are sweating now.
- 22:39Speaker 3: We have had I probably can't swear in here. We've
- 22:41Speaker 3: had a bleep of a month, both of us, with
- 22:45Speaker 3: just some doozies of sales where we've had stuff come
- 22:49Speaker 3: up that it's like, now we got to work through this.
- 22:52Speaker 3: Now we got to work through this sort.
- 22:54Speaker 1: Of get to that.
- 22:55Speaker 2: Because that was Sue's phone call to me, just okay, well,
- 22:59Speaker 2: here's what I think we should talk about because this
- 23:01Speaker 2: is going on and talk about what's going on.
- 23:04Speaker 3: You started to, yeah, go ahead to you're the one
- 23:07Speaker 3: calling and complaining, you're the one.
- 23:10Speaker 4: Well, yeah, no, I just was like, you know, I
- 23:12Speaker 4: think a lot of people who are jumping into the
- 23:15Speaker 4: onto the dance floor that are either going to be
- 23:17Speaker 4: buying or selling or not necessarily thinking about there's a
- 23:21Speaker 4: lot of cogs and wheels that are in motion when
- 23:26Speaker 4: you write a contract, and so, yes, problems can occur,
- 23:31Speaker 4: you gotta have the stomach for it. And I don't
- 23:33Speaker 4: want to have this part of this segment put any
- 23:36Speaker 4: fear into anybody from you know, wanting to purchase or
- 23:40Speaker 4: wanting to sell, because you know, this is what we're
- 23:43Speaker 4: here for, this is what the experts are here for,
- 23:46Speaker 4: is to help the transaction to go smoothly. And sometimes
- 23:50Speaker 4: our buyers and sellers, I know you would agree, gender
- 23:52Speaker 4: they don't even know sometimes what's going on behind the scenes.
- 23:55Speaker 4: That's making us freak out right what is going on?
- 23:57Speaker 1: So, but what did you know? Give us some idea
- 24:00Speaker 1: so that people out there understand a little bit about
- 24:01Speaker 1: what you're talking.
- 24:02Speaker 4: Well, I'll just give you an example. Stories are fun
- 24:04Speaker 4: once you've gotten to the other side of it, right.
- 24:06Speaker 4: So I had a probably the day that I called you,
- 24:09Speaker 4: I had a appraisal go away south, meaning that it
- 24:15Speaker 4: came in much much lower than what the purchase price was,
- 24:18Speaker 4: almost fifty thousand dollars lower.
- 24:20Speaker 3: Which is a big deal because the bank is no
- 24:22Speaker 3: longer going to give that buyer the loan the loan
- 24:26Speaker 3: because it came in so low.
- 24:28Speaker 2: Okay, so the sellers aren't saying, oh, man, I guess
- 24:30Speaker 2: we just overcharged the price dates.
- 24:33Speaker 1: What it was. Now the financing doesn't work.
- 24:35Speaker 3: Now, It's like, all right, so I'm going to come
- 24:37Speaker 3: up with the extra money or what are we going
- 24:38Speaker 3: to do down to that price?
- 24:40Speaker 1: Right?
- 24:40Speaker 3: So both sides are like.
- 24:41Speaker 4: What are we going to do?
- 24:43Speaker 5: Right?
- 24:43Speaker 4: My seller did not know when that happened, because I
- 24:47Speaker 4: first was going to look at the appraisal and make
- 24:50Speaker 4: a decision whether is there any more that I can
- 24:53Speaker 4: contribute to it? Because I did my homework to price
- 24:56Speaker 4: a where I priced it and I felt confident with it.
- 24:58Speaker 4: So I'm like, what did he come up with that
- 25:00Speaker 4: I didn't see? I did find a mistake. It wasn't
- 25:04Speaker 4: actually wasn't his mistake. It was a compt that he
- 25:07Speaker 4: used was I'm sorry the appraiser. I apologize so that
- 25:13Speaker 4: the comp that the appraiser used one of them, it
- 25:17Speaker 4: was inappropriate in that there was misinformation on it. I
- 25:21Speaker 4: did some digging and like, oh, that square footage was
- 25:24Speaker 4: was wrong. It was totally off and he just went
- 25:27Speaker 4: based on the report, you know, the listing. So I
- 25:32Speaker 4: did find that, and I also found a couple other
- 25:35Speaker 4: comps that he hadn't used. So I very carefully disputed
- 25:40Speaker 4: his appraisal, which were which we can right. So I
- 25:44Speaker 4: brought that to attention of the appraiser. He was very
- 25:46Speaker 4: kind and was willing to take a look at what
- 25:49Speaker 4: I was bringing to the table. And then then the
- 25:54Speaker 4: the buyer agent was also thankfully in our corner as well.
- 25:58Speaker 4: She's like, I know soe that that was a low appraisal.
- 26:02Speaker 4: My buyer is coming to understand that too, as I
- 26:05Speaker 4: have been speaking to her. So we were all working
- 26:08Speaker 4: together for the same thing. But the buyer did have
- 26:12Speaker 4: the right to walk away.
- 26:13Speaker 1: That one the buyer can walk away from. What happened
- 26:16Speaker 1: was yeah.
- 26:17Speaker 4: So when I brought my comps and presented that the
- 26:22Speaker 4: mistake that the that was on that listing card, the
- 26:25Speaker 4: appraiser did adjust it, and he didn't bring it up
- 26:29Speaker 4: to where I felt that he should have. But that's okay.
- 26:32Speaker 4: The buyer was willing to come up with the extra
- 26:34Speaker 4: cash because she wanted it bad enough that she was
- 26:37Speaker 4: willing to do that. So somewhere in that process, I
- 26:41Speaker 4: finally contacted my cellar and said, here's what's going on.
- 26:44Speaker 4: The appraisal came in low, but here's what we've done
- 26:47Speaker 4: to get the wheels hopefully moving forward, to help her
- 26:51Speaker 4: to not panic too much. And then you know, we
- 26:55Speaker 4: worked from there and were able to resolve it.
- 26:57Speaker 1: So that one worked out.
- 26:58Speaker 4: So that one it worked out. There was a lot
- 27:01Speaker 4: of stress involved, but it worked out.
- 27:02Speaker 1: You talked about another instance.
- 27:04Speaker 2: I don't know if it was an experience that you
- 27:07Speaker 2: had or if it was just you know, hypothetical, but
- 27:09Speaker 2: you talked about a buyer. You know, they put money down,
- 27:12Speaker 2: they've signed an agreement, but it changed their mind for
- 27:14Speaker 2: whatever reason. And you were saying to me on the
- 27:17Speaker 2: phone that people don't realize, and I didn't realize that
- 27:20Speaker 2: I'm not just out the money I've put down. Yeah,
- 27:24Speaker 2: this was a contract of sorts contract Yeah, yes, yeah,
- 27:28Speaker 2: bought that a little bit.
- 27:29Speaker 4: Yeah, when buyers and sellers sign a contract, it's a
- 27:31Speaker 4: legal document, and so what you're saying on there, from
- 27:35Speaker 4: price to all the different terms, when it's written that way,
- 27:39Speaker 4: that's the way that it needs to be carried out.
- 27:41Speaker 4: Otherwise there could be what's called a breach of contract.
- 27:44Speaker 4: And in that case, there was a breach of contract
- 27:47Speaker 4: in that.
- 27:48Speaker 1: So this was a real situation.
- 27:50Speaker 4: There was a real situation. There was a breach of
- 27:51Speaker 4: contract in that the buyer, let's call her buyer Betty,
- 27:55Speaker 4: decided to back out of the contract for personal reasons.
- 28:01Speaker 4: Seller Sam was the names have been changed to protect
- 28:10Speaker 4: We used to watch that show Done Don't Done Dragon
- 28:12Speaker 4: That right taken me back, But it's like these are
- 28:15Speaker 4: real stories, but the names have been changed to protect
- 28:18Speaker 4: the innocent.
- 28:19Speaker 1: Seller.
- 28:20Speaker 4: Seller Sam was definitely not having it, Like, Okay, I've
- 28:24Speaker 4: already paid for my moving people to come I have
- 28:27Speaker 4: already hired a state people to come in. I have
- 28:31Speaker 4: already made some inspections, concessions, I've fixed things that the
- 28:36Speaker 4: buyer wanted me to fix that maybe they wouldn't have
- 28:38Speaker 4: had to. Also, what if the what if Seller Sam
- 28:42Speaker 4: didn't get let's say we relisted it and seller Sam
- 28:45Speaker 4: didn't get the same price a much lower price. These
- 28:48Speaker 4: could all potentially be consequences for the buyer if the
- 28:53Speaker 4: seller decided to pursue.
- 28:55Speaker 3: The buyer after the buyer would fully walk away from
- 28:59Speaker 3: the country.
- 28:59Speaker 2: Yeah, they would lea.
- 29:03Speaker 3: Yeah.
- 29:04Speaker 4: So, I mean it's our job as the real estate representatives,
- 29:08Speaker 4: the professionals, to say, Okay, here's your options. And in
- 29:12Speaker 4: these cases, we're gonna say gender and I I know
- 29:15Speaker 4: we are. We're going to say it's time to seek
- 29:17Speaker 4: legal advice because we can only take that so far
- 29:20Speaker 4: because we don't know at the end of the day,
- 29:22Speaker 4: what will a judge say if you go back and say, ah,
- 29:26Speaker 4: you're gonna you're gonna owe me and you're gonna owe
- 29:28Speaker 4: me this, this, and you know, X, Y and Z
- 29:30Speaker 4: for all the money and you know, and they're gonna
- 29:32Speaker 4: go no, I just I'm just going to be out
- 29:34Speaker 4: my my deposit. In fact, that's a letter we got.
- 29:37Speaker 4: It was like, we're going to walk away for personal
- 29:39Speaker 4: reasons and you can keep our deposit, which.
- 29:42Speaker 1: Was you were you were representing Sellar Sam.
- 29:45Speaker 4: I was representing Sellar Sam. Yeah.
- 29:47Speaker 3: So a lot of contombers out there think they will
- 29:50Speaker 3: only lose their earnest deposit that they've put down on
- 29:53Speaker 3: the sale. But the truth of it is you could
- 29:56Speaker 3: lose more than that. Yeah, if the other party seller
- 30:00Speaker 3: you know so.
- 30:01Speaker 1: Much, Sam two.
- 30:03Speaker 3: Or yes, if someone else wants to pursue you. Unfortunately,
- 30:08Speaker 3: that's going to take legal course, and that's a crappy
- 30:11Speaker 3: way to go down, right, But they could seek out
- 30:14Speaker 3: for their funds if they wanted to.
- 30:16Speaker 2: Okay, So backing out of a purchase agreement, that's not
- 30:19Speaker 2: a simple process. But I do know there are situations
- 30:22Speaker 2: where a buyer can legally back out of an agreement,
- 30:24Speaker 2: and I want to talk about some of those after
- 30:27Speaker 2: a break.
- 30:27Speaker 1: We'll be right back, and we're back.
- 30:35Speaker 2: You're listening to the Repco Light Home Improvement Show sponsored
- 30:38Speaker 2: by Benjamin Moore, and I'm in the studio with Suprins
- 30:41Speaker 2: and Ginger Herman from Suprins Group, five Star real Estate Leaders,
- 30:45Speaker 2: and we've been talking about the state of the real
- 30:48Speaker 2: estate market, but more specifically, in the last segment, we
- 30:51Speaker 2: were kind of digging into some of the legal complications
- 30:55Speaker 2: that could arise if a buyer backed out of a
- 30:57Speaker 2: purchase agreement. Now it's not as simple, is it. Sometimes
- 31:01Speaker 2: seems it's not just giving up your earnest money deposit.
- 31:04Speaker 2: There are actually legal ramifications. So we talked about that.
- 31:08Speaker 2: I'm curious if there are times when somebody can back
- 31:10Speaker 2: out of a purchase agreement without running into legal woes.
- 31:14Speaker 4: Now, there would be legal reasons why a buyer could
- 31:19Speaker 4: back out that are provisions in the contract that says
- 31:24Speaker 4: they can with inspections. For example, we talked about when
- 31:27Speaker 4: inspections are on the table and they say they write
- 31:30Speaker 4: in we want five days to do our inspections. If
- 31:34Speaker 4: they back up, they if they wanted to back out
- 31:37Speaker 4: within those five days, they legally can do that if.
- 31:39Speaker 3: They found something new on the house that they didn't
- 31:42Speaker 3: you know, see the first time around.
- 31:44Speaker 4: They also can back out from a contract if they're
- 31:47Speaker 4: financing changes or the lenders not able to to make
- 31:52Speaker 4: this mortgage work and you know, even though they got
- 31:54Speaker 4: an approval letter, maybe something came up that you know,
- 31:57Speaker 4: the lender was not aware of, or their financial situation change,
- 32:00Speaker 4: they lost a job. You know, that that allows for
- 32:05Speaker 4: and out for the buyer. Also, things like what if
- 32:08Speaker 4: something showed up with they ordered a survey and something
- 32:12Speaker 4: showed up, you know, in a survey or in title,
- 32:15Speaker 4: there's there's many provisions or are.
- 32:17Speaker 2: Those things written in or that's just always written in
- 32:20Speaker 2: or that's understood that those things.
- 32:22Speaker 3: A little bit of both. Yeah, I would say it's
- 32:24Speaker 3: not understood. So it's either already written in our contract
- 32:28Speaker 3: or me and Sue are writing them in our contract.
- 32:31Speaker 4: Yeah. I will tell you that. The story between Buy
- 32:36Speaker 4: Your Body and Seller Sam, it worked out. We ended
- 32:40Speaker 4: up going to a closing fact it closed last week.
- 32:43Speaker 4: But the thing is is that both parties, I know,
- 32:47Speaker 4: even even by your buddy, who wanted to back out
- 32:50Speaker 4: for personal reasons, they were both very thankful that they
- 32:54Speaker 4: had professionals on their side because because Buy your Buddies
- 32:59Speaker 4: agent was a able to talk her off the ledge,
- 33:02Speaker 4: help her through what she was dealing with, and I
- 33:05Speaker 4: was able to help sell her Sam with how do
- 33:08Speaker 4: we navigate this when we involve the attorney. Attorney wrote
- 33:11Speaker 4: a letter and said, you you signed a legal contract.
- 33:14Speaker 4: You you are breaching contract. I don't think by your
- 33:17Speaker 4: buddy really understood like, oh I can I can change
- 33:20Speaker 4: my mind. You know something, something's changed in my life
- 33:23Speaker 4: and you know so.
- 33:25Speaker 3: Well, let's say you weren't two realtors or even one
- 33:29Speaker 3: realtor involved, that could have just then been a dead deal,
- 33:33Speaker 3: right right. Buyer and seller don't know they bet you know,
- 33:36Speaker 3: buy her buddy things. Yeah, I can just back out,
- 33:38Speaker 3: and sellers like, okay, I guess they can, right, and
- 33:41Speaker 3: then it's done. But if now that you have realtors involved.
- 33:45Speaker 4: No judge can force a buyer to buy or a
- 33:49Speaker 4: seller to sell, but a judge can enforce consequences. Okay,
- 33:53Speaker 4: And so uh yeah, we started to travel down that
- 33:57Speaker 4: road and think and things changed. But I will tell
- 33:59Speaker 4: you that that be ending is that I was there
- 34:02Speaker 4: when she walked through the home before she purchased it,
- 34:05Speaker 4: and she was very happy and very excited, I think relieved.
- 34:09Speaker 4: And again I think that was partly her team, her agent,
- 34:13Speaker 4: her lender, helping her through whatever she was dealing with.
- 34:17Speaker 4: Seller Sam was very thankful that I was there to
- 34:20Speaker 4: just handle the reins and guide her through. Here's your options,
- 34:25Speaker 4: here's your steps, what would you like to do with those?
- 34:27Speaker 4: And I'm here for you to carry out your wishes.
- 34:30Speaker 2: Big takeaway is, yeah, once you get to that point,
- 34:33Speaker 2: things are serious. It's not just you know, I didn't
- 34:36Speaker 2: realize that, you know, it all makes perfect sense looking
- 34:38Speaker 2: back in it. Yeah, but yeah, you figure you put
- 34:41Speaker 2: your money down, but something changes as well. I know
- 34:45Speaker 2: I'm forfeiting that, but didn't think about all the other
- 34:48Speaker 2: all the other ramifications that take up place.
- 34:50Speaker 4: Yeah, and there can be that was a big story.
- 34:52Speaker 4: I told there can be just small little things like
- 34:55Speaker 4: we talked about earlier, that are happening behind the scenes,
- 34:58Speaker 4: that were care Maybe maybe there's there's an issue in
- 35:02Speaker 4: title or you know, I'm thinking of there was something
- 35:06Speaker 4: that turned up really weird about a survey line where it's, oh,
- 35:10Speaker 4: it's three inches over. The survey showed where there was
- 35:12Speaker 4: an encroachment and it's just like three inches over. We
- 35:15Speaker 4: still need to figure out how do we deal with that? Right,
- 35:18Speaker 4: Some some things are very small and behind the scenes
- 35:20Speaker 4: we're thinking, Okay, here's what here's what we need to do,
- 35:23Speaker 4: here's here's the next steps. And maybe sometimes we will
- 35:26Speaker 4: advise our buyers, our sellers, and sometimes not, we'll just
- 35:29Speaker 4: resolve it if we can resolve it.
- 35:31Speaker 3: So I think two big things after all those stories
- 35:35Speaker 3: is one a lot of I kind of view it
- 35:39Speaker 3: as we get paid to be problem solvers in creative
- 35:42Speaker 3: and because we're veterans of the of the industry. We
- 35:47Speaker 3: know how to be creative and how to problem solve.
- 35:49Speaker 3: And second, I like that Sue started out this story
- 35:52Speaker 3: with we're big at the Superhins team of we are
- 35:56Speaker 3: already trying to figure out the solution before we're that
- 36:00Speaker 3: problem to our buyer or our seller. I don't like
- 36:03Speaker 3: to cause them stress. We're always stressed.
- 36:05Speaker 4: Yeah, we'll carry it.
- 36:07Speaker 3: We take on the anxiety and the stress of our clients.
- 36:09Speaker 3: That's on purpose. We want we want it to look
- 36:12Speaker 3: like this was a seamless sale right for them. So
- 36:15Speaker 3: we hear about a problem, we're we're going to do
- 36:17Speaker 3: some research into it, we're going to have a course
- 36:19Speaker 3: of action. Then we're going to probably bring it to
- 36:21Speaker 3: the client and be like all right, here's what's up,
- 36:23Speaker 3: here's how we're going to fix it, and here's how
- 36:24Speaker 3: we're going to get through, rather.
- 36:26Speaker 1: Than guess what. Yeah, yeah, right.
- 36:30Speaker 3: We don't want to do that.
- 36:32Speaker 4: Yeah, I know. I got several texts from seller Sam,
- 36:38Speaker 4: so thankful that you're handling this, you know, so thankful
- 36:42Speaker 4: that I don't have to carry all this by myself
- 36:45Speaker 4: right now, because even some of the details of the moving,
- 36:49Speaker 4: the moving people and the state people and all that
- 36:52Speaker 4: we had to work through timing. Do we put it back,
- 36:55Speaker 4: do we put it back on the market. What if
- 36:57Speaker 4: we put it back on the market, how will that look?
- 36:59Speaker 3: You know?
- 37:00Speaker 4: And just making sure I got your back. If we
- 37:03Speaker 4: do this, this is what's going to happen. And I
- 37:05Speaker 4: got you.
- 37:07Speaker 2: So if our listeners out there are thinking, I want
- 37:10Speaker 2: to be the next seller Sam.
- 37:12Speaker 1: Or maybe I want to be buyer Betty, but I
- 37:13Speaker 1: want to do it right. But I want to use
- 37:16Speaker 1: you guys, how's the best way for them to get
- 37:17Speaker 1: in touch?
- 37:18Speaker 4: My Sollo is six one six seven two three two
- 37:21Speaker 4: four zero zero.
- 37:22Speaker 3: Gingers is six one six, six three three five eight
- 37:26Speaker 3: eight zero.
- 37:27Speaker 1: All right, Well, I know you guys have appointments, You've
- 37:29Speaker 1: got things to do. You walked in and some more
