SPEAKER_00: And we're back with another episode of Unlocking Huntington Beach.
• 0:05
  SPEAKER_00: What's going on?
• 0:06
SPEAKER_00: My name is Lane Stone, and we have another good one for you today.
• 0:10
SPEAKER_00: Today we're going to be talking about all of the pros and the true cons about living in Huntington Beach.
• 0:17
  SPEAKER_00: So let's dive in.
• 0:18
SPEAKER_00: Most videos about living in Huntington Beach are made by people who want to sell you something.
• 0:23
  SPEAKER_00: This one isn't.
• 0:24
SPEAKER_00: I'm going to give you the real pros and like I said, the real cons of living here.
• 0:29
SPEAKER_00: I'm not going to soften the cons to make HB sound better than it is because here's the truth this city is incredible for the right person, and it's generally the wrong move for someone else.
• 0:40
SPEAKER_00: The difference comes down to whether you walked in with your eyes open.
• 0:44
SPEAKER_00: Again, my name is Lane Stone.
• 0:45
SPEAKER_00: I'm with Unlocking Huntington Beach.
• 0:47
SPEAKER_00: I've been a local resident my entire life here in HB, more than 35 years.
• 0:52
SPEAKER_00: And I've been selling real estate in this market for more than 14 years now.
• 0:56
SPEAKER_00: I've helped people move here that absolutely love every second of it.
• 1:00
SPEAKER_00: I've also talked people out when it comes to the numbers not adding up for them.
• 1:04
SPEAKER_00: Today I'm giving you what you actually need to make that call yourself.
• 1:08
  SPEAKER_00: Let's get into it.
• 1:09
SPEAKER_00: Quick note this video is going to run a little heavier on the con side, not because HB is bad at all, but because the pros are obvious.
• 1:18
SPEAKER_00: You can see them from Google Maps.
• 1:20
SPEAKER_00: Beautiful beach, great weather, surf culture.
• 1:22
SPEAKER_00: You already know that part.
• 1:24
SPEAKER_00: What you probably don't know, and what nobody is making a reel about right now, is what living here actually feels like day to day.
• 1:30
SPEAKER_00: The friction, the stuff that surprises people six months in.
• 1:33
SPEAKER_00: That's where I'm going to spend most of our time.
• 1:35
SPEAKER_00: Let's start with the good stuff though, because it's genuinely good.
• 1:37
SPEAKER_00: And who doesn't like to start with a little dessert first?
• 1:40
SPEAKER_00: So let's start with pro number one.
• 1:43
SPEAKER_00: And this one is hard to overstate the weather and what it does to your daily life.
• 1:47
SPEAKER_00: Huntington Beach sits in what's basically a permanent Mediterranean climate.
• 1:51
SPEAKER_00: Summers are warm but tempered by ocean breezes.
• 1:54
SPEAKER_00: You're not running the AC around the clock the way you would if you were 20 miles inland.
• 1:59
  SPEAKER_00: Winters are mild.
• 2:00
SPEAKER_00: We're talking temperatures that rarely drop below the mid-50s.
• 2:03
SPEAKER_00: Most days are somewhere between 65 and 78 degrees and sunny.
• 2:07
SPEAKER_00: But here's what people don't fully grasp until they actually live here.
• 2:10
SPEAKER_00: It changes your default activity level.
• 2:13
SPEAKER_00: When the weather is this good, this consistently, you stop making excuses not to go outside.
• 2:18
SPEAKER_00: The strand runs for miles.
• 2:20
SPEAKER_00: The Bolsa Chica Ecological Reserve is right here.
• 2:23
SPEAKER_00: You've got world-class surf, kayaking in Huntington Harbor, beach volleyball, cycling, so much more.
• 2:29
SPEAKER_00: And it's all accessible on a random Tuesday morning, not just on a vacation day.
• 2:35
SPEAKER_00: I talked to countless people who moved here from the Midwest or the East Coast who tell me the same thing.
• 2:41
SPEAKER_00: I didn't realize how much the weather was affecting my mood and activity level until it changed.
• 2:46
  SPEAKER_00: That's real.
• 2:46
SPEAKER_00: The lifestyle upgrade from the weather alone is extremely significant.
• 2:52
SPEAKER_00: Now let's start with pro number two.
• 2:54
SPEAKER_00: Huntington Beach has a real identity that creates a real community.
• 2:58
SPEAKER_00: A lot of Southern California cities feel like collections of strip malls with no center of gravity.
• 3:03
SPEAKER_00: Huntington Beach is not that.
• 3:05
SPEAKER_00: There's a genuine sense of place here built around surf culture, the pier, Main Street, Pacific City, Bellaterra, and events that bring tens of thousands, sometimes more than a million people, out to the streets.
• 3:17
SPEAKER_00: The Fourth of July parade, for example, is legitimately one of the best in the country.
• 3:22
SPEAKER_00: Surf City Nights shuts down Main Street every Tuesday for an incredible farmers market and street fair.
• 3:28
  SPEAKER_00: The U.S.
• 3:29
SPEAKER_00: Open of Surfing draws half a million people.
• 3:32
SPEAKER_00: Now, also the Pacific Air Show brings in more than a million people.
• 3:36
SPEAKER_00: For people moving from more transient or anonymous cities, this is a meaningful difference.
• 3:40
SPEAKER_00: Your neighbors aren't just people you share a wall with.
• 3:43
  SPEAKER_00: There are roots here.
• 3:44
SPEAKER_00: HB has a very specific cultural identity.
• 3:47
SPEAKER_00: It's known as a more conservative surfing family city.
• 3:50
  SPEAKER_00: That's a pro for a lot of people.
• 3:53
  SPEAKER_00: For others, it's a con.
• 3:54
SPEAKER_00: I'll let you decide where you land on that.
• 3:56
SPEAKER_00: Now let's talk about pro number three, safety.
• 3:58
SPEAKER_00: And this one matters a lot if you have kids or if you're coming from a higher crime city.
• 4:03
SPEAKER_00: Huntington Beach has a crime rate that's roughly 34% below the national average as of 2026.
• 4:10
SPEAKER_00: For violent crime specifically, the numbers are significantly better than the California state average.
• 4:15
SPEAKER_00: Your chance of being a victim of violent crime here is about 1 in 437 per year.
• 4:21
SPEAKER_00: Compare that to the California average of 1 in 206.
• 4:25
SPEAKER_00: That is a huge difference.
• 4:27
SPEAKER_00: Now I want to be honest here too.
• 4:28
SPEAKER_00: Like any city, safety varies by neighborhood.
• 4:31
SPEAKER_00: The beach corridor and downtown areas see more property crime partly because of the tourist traffic.
• 4:36
SPEAKER_00: Northeastern Huntington Beach neighborhoods tend to rate the highest for safety.
• 4:41
SPEAKER_00: But in general, if safety is a major factor in your decision, HB scores really well.
• 4:46
  SPEAKER_00: That's a genuine pro.
• 4:48
SPEAKER_00: Now let's move on to pro number four.
• 4:50
SPEAKER_00: And this one is specifically for families.
• 4:53
SPEAKER_00: The schools and the broader family infrastructure here are strong.
• 4:56
SPEAKER_00: Huntington Beach is served by multiple school districts.
• 4:59
SPEAKER_00: The Huntington Beach City School District for elementary and middle, and the Huntington Beach Union High School District for high school.
• 5:04
SPEAKER_00: Edison High, Marina High, and My Alma Moder, Go Oilers, Huntington Beach High all have strong reputations and solid academic and athletic programs.
• 5:12
SPEAKER_00: As a fellow baseball alum, I want to give a big congrats to Coach Maduro and the baseball boys at HBHS.
• 5:18
SPEAKER_00: Coach Maduro has built an incredible program, and I really feel like it was really on the backbone of our team more than 20 years ago.
• 5:25
SPEAKER_00: But moving on, there is Edison High School, which also has a graduation rate of 96%.
• 5:31
SPEAKER_00: Beyond schools, the city is built for families in a way that a lot of coastal cities aren't.
• 5:36
SPEAKER_00: Parks, youth sports leagues, the beach itself as a free community resource.
• 5:40
SPEAKER_00: There's a lot here that doesn't cost you extra money once you're a resident.
• 5:43
SPEAKER_00: If you're comparing HB to other beach cities in Southern California, Newport Beach, Laguna Beach, Manhattan Beach, for example, the schools and family amenities here hold up favorably, often at a lower price point than those alternatives.
• 5:56
  SPEAKER_00: And that's worth noting.
• 5:57
SPEAKER_00: Okay, so now for the cons, and I want you to pay close attention here because these are the things that catch people off guard.
• 6:03
SPEAKER_00: We're gonna start with con number one, the cost of living.
• 6:06
SPEAKER_00: And if you watch my cost of living breakdown, which we'll put a link in the description, you already know this in detail.
• 6:12
SPEAKER_00: But let me give you the headline version.
• 6:14
SPEAKER_00: The overall cost of living in Huntington Beach is roughly 80% higher than the national average.
• 6:19
SPEAKER_00: The median home price around$1.3 to$1.4 million.
• 6:23
  SPEAKER_00: A one-bedroom apartment will run you$2,400 to$2,500 a month, and that's for an apartment.
• 6:29
SPEAKER_00: And that goes before groceries that run 15 to 20% above national averages, California's high electricity rates, California's state income tax, and what I call the lifestyle premium.
• 6:39
SPEAKER_00: The extra money you spend every week just because you live somewhere beautiful and you feel like you deserve to enjoy it.
• 6:45
SPEAKER_00: Here's the part that doesn't make it into the calculator.
• 6:48
SPEAKER_00: The cost follows you into every single purchase decision, every dinner out, every activity, every time you want to upgrade your living situation.
• 6:56
SPEAKER_00: The financial pressure is constant if you're not earning well above the median.
• 7:00
SPEAKER_00: I covered all of this in my cost of living video, but the short version is for a single person to live comfortably here, you realistically need$85,000 to$110,000 a year.
• 7:11
  SPEAKER_00: For a family, think$150,000 to$200,000 or more combined.
• 7:15
SPEAKER_00: If you're below those thresholds, HB will stretch you.
• 7:18
SPEAKER_00: Now let's talk about con number two, traffic, and specifically PCH traffic.
• 7:23
SPEAKER_00: Pacific Coast Highway is one of the main arteries through Huntington Beach.
• 7:26
SPEAKER_00: It's also at certain times of the day and certain times of the year a bumper-to-bumper parking lot.
• 7:32
SPEAKER_00: On a normal weekday in November, it's manageable.
• 7:34
SPEAKER_00: But Friday afternoon, when the weekend crowd starts rolling in, summer Saturdays when the beach is packed, during the U.S.
• 7:40
SPEAKER_00: Open of Surfing, Pacific Air Show, and or any other major event, PCH becomes genuinely frustrating.
• 7:46
SPEAKER_00: We're talking 20 to 30 minutes to cover a mile and a half, and that is not an exaggeration.
• 7:52
SPEAKER_00: It's not just Pacific Coast Highway, PCH.
• 7:55
SPEAKER_00: Beach Boulevard, the main inland corridor, backs up badly during rush hour.
• 7:59
SPEAKER_00: The 405, which is your connection to LA and the broader region, is notorious.
• 8:04
SPEAKER_00: If you're commuting to Los Angeles, plan on 45 minutes to an hour and a half each way, depending on the time you leave.
• 8:10
SPEAKER_00: On a bad day, even longer.
• 8:12
SPEAKER_00: Adams, if you're coming from harbor during rush hour or just the commute to a highway, will take you some extra time as well.
• 8:18
SPEAKER_00: One thing I want people to understand: if you're moving here from a low traffic city expecting beach town tranquility on the roads, that's not what this is.
• 8:27
SPEAKER_00: This is Southern California coastal traffic.
• 8:30
SPEAKER_00: Still not like it is in LA, though.
• 8:32
SPEAKER_00: You adapt to it, you find the local roots, but it doesn't go away.
• 8:35
SPEAKER_00: Moving on to con number three, and this one surprises transplants.
• 8:39
SPEAKER_00: What tourist season actually feels like when you live here.
• 8:42
SPEAKER_00: You think about Huntington Beach in the summer, and it sounds like a dream.
• 8:45
SPEAKER_00: It's sunny, busy, full of energy, and it is for a weekend visitor.
• 8:49
  SPEAKER_00: As a resident, it's a different experience.
• 8:51
SPEAKER_00: From Memorial Day through Labor Day, the beaches are packed.
• 8:55
SPEAKER_00: Your morning walk on an empty beach fantasy, that's a fall and winter thing.
• 8:59
SPEAKER_00: Summer mornings on the main beach can look like a music festival by 10 a.m.
• 9:03
SPEAKER_00: Parking near the pier is brutal.
• 9:05
SPEAKER_00: Restaurants have 45 minute waits.
• 9:07
SPEAKER_00: The neighborhoods closest to the beach deal with noise, foot traffic, and parking overflow from people who couldn't find a spot in the lots are close to the beach.
• 9:16
  SPEAKER_00: The U.S.
• 9:16
SPEAKER_00: Open of Surfing alone brings in over a half million people over the 10 days.
• 9:21
SPEAKER_00: I've heard the air show brings more than a million people.
• 9:23
SPEAKER_00: These are incredible events, but if you live within a mile of the pier, you're living inside a festival for a week and a half.
• 9:29
SPEAKER_00: Now, the flip side is real too.
• 9:32
SPEAKER_00: Fall and winter in Huntington Beach are genuinely some of the best months to live here.
• 9:36
SPEAKER_00: The crowds evaporate, the weather stays beautiful, the beach is yours.
• 9:40
SPEAKER_00: A lot of longtime HB residents will tell you that September through March is the best version of this city.
• 9:46
SPEAKER_00: It's when locals take it back.
• 9:49
SPEAKER_00: But you have to be prepared for the other half of the year.
• 9:52
SPEAKER_00: And now for con number four.
• 9:53
  SPEAKER_00: Huntington Beach is a car-dependent city.
• 9:55
SPEAKER_00: And if you're coming from a walkable urban environment, this adjustment is real.
• 9:59
SPEAKER_00: There's a bike path along the coast, the strand, and it's excellent.
• 10:03
SPEAKER_00: If you live and work within a mile or two of the beach, you can have a low car lifestyle.
• 10:09
SPEAKER_00: But most of Huntington Beach is not that.
• 10:11
SPEAKER_00: The city spreads out inland significantly, and most daily errands, like grocery runs or school pickups, getting to work, they require a car.
• 10:20
  SPEAKER_00: Public transit exists.
• 10:21
SPEAKER_00: The OCTA bus system covers the area for a low cost.
• 10:25
SPEAKER_00: But routes are limited, frequency is low, and a bus commute often takes two to three times as long as driving.
• 10:30
SPEAKER_00: The reality is that the vast majority of HV residents drive for almost everything.
• 10:35
SPEAKER_00: What does that mean practically?
• 10:36
SPEAKER_00: It means car costs are a real budget item.
• 10:39
SPEAKER_00: Insurance, gas at California prices, by the way, maintenance, and if you're near the beach, parking.
• 10:45
SPEAKER_00: If you were previously a one-car household in a walkable city, budget to potentially become a two-car household here.
• 10:52
SPEAKER_00: Now let's move on to the last con, con number five.
• 10:56
SPEAKER_00: And I'm going to present this as a factual consideration, not a political opinion, because it matters for whether you'll feel at home here.
• 11:04
SPEAKER_00: Huntington Beach is one of the more politically conservative cities in California.
• 11:09
SPEAKER_00: It's declared itself a charter city, and the city has frequently taken positions that differ from the broader state policies, attracting statewide and national attention as a result.
• 11:18
SPEAKER_00: Huntington Beach has a strong independent streak and a distinct political identity.
• 11:23
SPEAKER_00: Now here's my honest, lived experience with this.
• 11:27
SPEAKER_00: I have family and friends on both ends of the political spectrum.
• 11:31
SPEAKER_00: We go out to eat together, we go to events together, and we thoroughly enjoy everything Huntington Beach has to offer without any real friction.
• 11:38
SPEAKER_00: The city's identity doesn't stop people from coexisting, respecting each other, and having a great time here.
• 11:43
SPEAKER_00: From time to time, you may see demonstrations or protests along PCH.
• 11:48
SPEAKER_00: Huntington Beach is highly visible, heavily visited, and attracts attention from people wanting to make their voices heard.
• 11:54
SPEAKER_00: In my experience, these events are occasional and not a representation of day-to-day life here.
• 12:00
SPEAKER_00: If you're moving from an area with a very different political culture, it's something worth being aware of.
• 12:05
SPEAKER_00: This isn't about which side is right.
• 12:07
  SPEAKER_00: It's simply the reality.
• 12:08
SPEAKER_00: And Huntington Beach has a distinct political identity.
• 12:11
SPEAKER_00: And for some people, that's a feature.
• 12:13
SPEAKER_00: For others, it's something they may not expect and maybe want to avoid.
• 12:17
SPEAKER_00: At the end of the day, what I see most often is a community of people who care deeply about their city.
• 12:23
SPEAKER_00: They support local businesses, they help their neighbors, and they take pride in living here.
• 12:28
SPEAKER_00: That's the Huntington Beach I experience every day.
• 12:30
SPEAKER_00: And ultimately, that's the reason I'm making this podcast to give you an honest look at what it's really like to live here.
• 12:37
SPEAKER_00: So, where does this leave us?
• 12:39
SPEAKER_00: We have four pros, five cons.
• 12:41
SPEAKER_00: And the honest answer is neither list tells us the whole story on its own.
• 12:45
  SPEAKER_00: Here's how I think about it.
• 12:46
SPEAKER_00: Huntington Beach is an extraordinary place to live.
• 12:49
SPEAKER_00: If you value outdoor lifestyle and year-around weather over everything else, you have the income to absorb the cost without constant financial stress.
• 12:57
SPEAKER_00: You've got kids and you want strong schools and a safe community-oriented environment.
• 13:01
SPEAKER_00: If you checked most of those boxes and you're still watching, you're probably a great fit for Huntington Beach.
• 13:06
SPEAKER_00: And the people who are a good fit for this city, they tend to stay.
• 13:09
SPEAKER_00: Huntington Beach has a low transience rate for California.
• 13:12
SPEAKER_00: Once people get here and make it work financially, they don't leave.
• 13:16
SPEAKER_00: The average tenure, just for homeownership, is up to 20 years now.
• 13:20
SPEAKER_00: If you're trying to figure out which side of that line you're on, that's exactly the kind of conversation I have with people every single day.
• 13:27
SPEAKER_00: Don't hesitate to reach out.
• 13:29
SPEAKER_00: Again, my name is Lane Stone.
• 13:30
SPEAKER_00: Make sure to drop your questions below.

SPEAKER_00: Hunting to Beach deserves it.
• 13:40
SPEAKER_00: I'll see you on the next one.
