- 1:33works. Less stress, more bookings
- 1:36sorted with Hostfully. Bevan, thank you for joining us
- 1:45on Host Planet Bite Size. You've got 5 pricing strategy
- 1:50tips to share, so take it away with tip number.
- 1:54One tip #1 booking up pricing strategies is good for your rent
- 1:56portfolio. So the first thing to do is look
- 1:58at dynamic pricing. I think that's number one tip
- 2:01from me. Dynamic pricing, if you don't
- 2:03know what it is, it adjusts prices in real time based on
- 2:06demand market conditions and it's done by using online
- 2:09integrated platforms alongside a PMS like host filling.
- 2:13So the good thing about them is it sort of increases rates
- 2:17during high demand periods. So and it's without your, I
- 2:20think the big, the big thing is it's without your interaction
- 2:23with it. It happens for you sort of
- 2:25behind the scenes, if you like at lower rates during low demand
- 2:28periods as well to make sure that you're sort of, you know,
- 2:31working in the right parameters and you can use them in, like I
- 2:35said, in in conjunction with the PMS.
- 2:37We've got ones like Price Labs Wheelhouse beyond pricing people
- 2:40like in our integrations page. It means you can maximise your
- 2:44revenue during the higher peak times, fill vacancies in lower
- 2:48slower times as well in slower periods, but also it enables you
- 2:52to set borders. I always liken it when I'm
- 2:54talking to customers as like when you're playing bowling,
- 2:57like a bowling alley, you have those little, those little gates
- 2:59you can put up to start the ball going down the drain.
- 3:01You can set your high and low so that you always know that you're
- 3:03going to be making what you want.
- 3:04You're never going to go below the lowest price you want to
- 3:07make. And it means there's no constant
- 3:09twiddling like a lot of people have to spend a lot of time
- 3:11setting prices, looking on a calendar, what events are near
- 3:15me? What's going on in the area.
- 3:17You don't have to do that because even though the dynamic
- 3:19price, the system doesn't know what events are going on, it
- 3:21knows what rates are going on in the area.
- 3:23So it means that you don't have to have a, an events calendar on
- 3:26your desk as well as this that you know, it means it just takes
- 3:28care of your pricing. So without your involvement,
- 3:31it's absolutely superb in my opinion.
- 3:33Yeah, a great tip. And I remember when I was
- 3:35starting out and I didn't know anything about dynamic pricing
- 3:38at the start. So I was just manually setting
- 3:40rates and I didn't realize the events that were going on in the
- 3:44local area when demand was really high.
- 3:46And I took some bookings when Leeds Festival was going on,
- 3:50very, very popular near where I am.
- 3:52And those people who stayed at my property got a really, really
- 3:54cheap rate because I wasn't using a dynamic pricing tool.
- 3:57So yes, highly recommend that. There's some great ones that we
- 4:01work with on our site, Priceless Labs Beyond.
- 4:05We've also working with Quibble as well.
- 4:07So check them out. And yeah, they all do quite
- 4:10similar things basically, as Bevan is saying, tracking all
- 4:13the demand and and adjusting your rates accordingly.
- 4:16So fantastic tip #1. What's tip #2 Bevan?
- 4:20#2 stay seasonal a little bit like your Leeds festival thing
- 4:22here, Just prices if you're not using Price Labs or you know one
- 4:26of those other pricing management softwares based on
- 4:28the time of the year and seasonal demand is very, very
- 4:30important, especially if you're in the UK.
- 4:33Here we have big long summer holidays in six weeks in the
- 4:35summer and you've got a seaside sort of property or somewhere in
- 4:38the countryside or something like that.
- 4:39You need to be maximizing your price strategy based on the
- 4:43season. You can also drop your prices
- 4:45for more budget conscious travellers in the offseason.
- 4:48Try and make sure that you're filling those dates and it so
- 4:52it's all about making Haywall the sunshine.
- 4:53If you want to, I've raised a reminder, you know, the
- 4:56summertime comes along. Make sure those prices are up to
- 4:58match the demand that's out there.
- 5:00Superb. Yeah, of course you want to be
- 5:02matching the demand according to the seasons.
- 5:04And usually in the UK we've we've got summer, we've got
- 5:07Christmas and New Year, Easter, generally when the school summer
- 5:10holidays are right. Absolutely.
- 5:12And that's, that's pretty much like the, you know, if you are
- 5:14going to make Haywall the sunshine also while the snow
- 5:16falls maybe in the winter as well.
- 5:18Absolutely. OK, then tip #3.
- 5:22Big one, this one, understand your market and the competition
- 5:24around you. I think that's super important.
- 5:27If you research similar properties in your area,
- 5:29understand their pricing strategies, their occupancy
- 5:31rates, analyse their pricing during different times of the
- 5:35year as well. So links into the previous one
- 5:37about seasons. And also I think what's
- 5:39important is price according to what you've got, price according
- 5:42to your amenities. Amenities, amenities.
- 5:44Until I work with Americans, I always say amenities all the
- 5:46time. If you're giving something extra
- 5:49like a hot tub or a pool or you've got something a bit
- 5:51quirky, ensure it's reflecting your pricing.
- 5:53You know, it's not always about being lower, it's about pricing
- 5:56what you've got. So you know, that's very
- 5:58important. Make sure that sort of you look
- 6:02at your guest booking patterns as well.
- 6:03If you understand your market, you know, if your guests are
- 6:05booking later or earlier, something that's really handy
- 6:08for that is key data with a lot of my customers use that to look
- 6:11at trends, to look at things like that.
- 6:13Again, sort of integration you can plug in through hopefully
- 6:16really, really good for knowing about what the market's doing
- 6:18out there. And and if you are setting your
- 6:19own prices and not using sort of a pricing management dynamic
- 6:22pricing tool, then key data is really, really handy for that.
- 6:26Yeah, key data can be incredibly useful, especially for the
- 6:28bigger property managers to to really track what's going on in
- 6:31in your local area. And interesting what you say
- 6:34there about not necessarily just being the cheapest among your
- 6:37competition because there are guests out there and if your
- 6:40property looks great, but it's cheap, they will not book
- 6:44because they'll think there's something wrong with it.
- 6:46So, so price it accordingly according to to all your all
- 6:50your amenities. Like like you were saying.
- 6:53OK then Bevan tip #4. And then before length of stay
- 6:56discounts, promotional pricing, things like that, very, very
- 6:59important. If you offer discounts for
- 7:01longer stays to incentivise guests to book for multiple
- 7:04nights or offer discounts for a limited time to try and attract
- 7:08people during when you've got sort of inventory to get rid of,
- 7:10you know, time in your diary you want to fill, that's really,
- 7:13really important. Weekly or monthly discounts for
- 7:16longer stays are a really, really good idea.
- 7:17Again, you can control them from within PMS or even from from a
- 7:21dynamic pricing tool and use promotional rates during your
- 7:25slower periods. Yes, I was saying, you know,
- 7:27seasonal, seasonal pricing, but you're going to have some
- 7:30periods which are famously, notoriously quiet.
- 7:32Why not try the sort of discounts of those periods as
- 7:35well? And interestingly, the discounts
- 7:38and promotions, it's something that the OTAs like Airbnb and
- 7:42booking.com reward you for because if you're running a
- 7:45promotion, you're a little bit cheaper, they might be then
- 7:48incentivized to show your place to more people.
- 7:52And, and, and that kind of moves into something else where the
- 7:55OTAs like it when you're constantly nudging your prices
- 7:59and changing them according to market demand.
- 8:00So using a dynamic pricing tool will help because that'll alert
- 8:04the algorithm and hopefully the you'll then get it seen by by
- 8:07more potential guests. OK, then tip #5 Bevan. #5 this
- 8:12one may seem obvious, but a lot of people might not have done
- 8:15it. So it's worth mentioning.
- 8:16Cost plus pricing, calculating costs associated with your
- 8:20rental, fixed and variable costs that you've got things like, you
- 8:23know, cleaning things, like anything you can think there is
- 8:26a cost of a rental to you. I mean, and then add your profit
- 8:29margin you want to make on the top to make sure that you're
- 8:31always in a profit when you're renting your property.
- 8:34I know it sounds so simple, but people go, oh, you know, I've
- 8:37set the rate of this because everyone else is sitting at
- 8:39that. Are you actually making your
- 8:40profit on what you're doing? Is it actually a business, you
- 8:42know, or are you just, you know, is it a fool's errand?
- 8:44And that's a very important question to ask yourself.
- 8:47Add up all your expenses, divide by the number of nights you
- 8:49expect to book, if you've got history from the booking in the
- 8:51past, if you're looking at setting your pricing again, and
- 8:53then add your desired profit margin on top of that and make
- 8:56sure that you're making money. I mean, we're all of it for
- 8:59business at the end of the day. Yeah, knowing your numbers is,
- 9:02is so, so important. And I think we'd probably be
- 9:06surprised at the number of hosts and property managers who just
- 9:08think, oh, well, that sounds like an OK nightly rate.
- 9:10I'll take that without realizing that they're actually making a
- 9:13bit of a loss or maybe only making a few pounds.
- 9:16And then in that case, you know, what's what's really the point
- 9:18of doing it? You know, we're all, we're all
- 9:20trying to, to make a little bit of money out of it.
- 9:23OK then Ben, 5 great tips there. So dynamic pricing, look at the
- 9:27seasonal aspect, understand your competition, look at those
- 9:31length of stay discounts and cost plus pricing, make sure
- 9:35you're making a profit and tell us a little bit more about
