- 0:00SPEAKER_00: Good day, everybody.
- 0:00SPEAKER_00: Welcome to the Santa Clarita Market Update.
- 0:02SPEAKER_00: Today's the 21st of September, 2025.
- 0:05SPEAKER_00: Good morning, good afternoon, or good evening.
- 0:07SPEAKER_00: Whenever you're watching this, I do want to give you the inventory numbers and talk a little bit about what's happening.
- 0:12SPEAKER_00: So in the last seven months, since February of 2025, the Santa Clarita Valley has not seen these low, uh as low real estate numbers as we're seeing now.
- 0:22SPEAKER_00: In the residential sector, this is going to be condominium, single-family residences and townhomes.
- 0:27SPEAKER_00: We're down to 713 active units, track back just a couple months.
- 0:31SPEAKER_00: We were well over 800.
- 0:33SPEAKER_00: So we have a seven-month low of real estate inventory.
- 0:36SPEAKER_00: But because the market's slowing down, potentially that's not going to harm prices.
- 0:41SPEAKER_00: In fact, we might see some increases in particular sectors depending on what kind of buyer drive that particular property happens to actually attract.
- 0:52SPEAKER_00: Because in some areas in Valencia, Stevenson Ranch, of course, because inventory in both those areas are quite low.
- 0:58SPEAKER_00: Also Canyon Country, Castic, Canoe Hall, and Saugus, all of those have particular areas that are really attractive to people.
- 1:05SPEAKER_00: And even those with school-age kids, they still want to get into those areas.
- 1:09SPEAKER_00: So even though their kids might be back in school, they're willing to bite the bullet, make the sacrifice, and move even during the season where it's going to be more uncomfortable for them because now they have to work on school placement versus doing it during the summer, which might tend to be a little bit easier.
- 1:26SPEAKER_00: But that being said, the Fed did meet last week the interest rate reduction on the Fed funds rate, which is different than the mortgage rate.
- 1:33SPEAKER_00: There is maybe a little bit of trickle-down effect on that, but the mortgage rates are based on the 10-year bonds.
- 1:38SPEAKER_00: So the more confidence there is in the 10-year bond, more people are buying up the 10-year bond, then mortgage rates typically adjust lower.
- 1:45SPEAKER_00: And less people, more people that are selling them off, they don't have a lot of faith in that particular bond.
- 1:50SPEAKER_00: Then of course, the mortgage rates go high.
- 1:53SPEAKER_00: They preemptively lowered those rates in expectation of the Fed funds, uh, the Fed fund meeting, and they did reduce that rate.
- 2:00SPEAKER_00: The Fed funds rate.
- 2:01SPEAKER_00: The rate, this is the rate that the bank uh trades money back and forth.
- 2:06SPEAKER_00: 25 basis points.
- 2:07SPEAKER_00: That translates to a quarter of a percent or one quarter of one percent or 0.25 of a percent.
- 2:13SPEAKER_00: So 25 and then 50 is half, of course.
- 2:16SPEAKER_00: So that's what that reduction was.
- 2:17SPEAKER_00: I believe that uh they're gonna be meeting two more times this year, so there could be a bigger chance.
- 2:22SPEAKER_00: But again, it's really more dependent on that 10-year bond.
- 2:24SPEAKER_00: So we'll have to see where that gets us here in the future.
- 2:27SPEAKER_00: That being said, because uh they did adjust that rate, it seems like inflation is somewhat under control now.
- 2:33SPEAKER_00: Unemployment numbers are a little bit weird, but I do believe that real estate could very much hold its value, especially here in Santa Clarita Valley and maybe increase, like I said, in some sectors.
- 2:43SPEAKER_00: We definitely have a supply and demand issue where we don't have a lot of supply and a pretty high demand.
- 2:48SPEAKER_00: I'm Connor with Honor.
- 2:50SPEAKER_00: I will be 10 8 until the next one.
- 2:52SPEAKER_00: We'll see you.
- 2:52SPEAKER_00: Thank you so much for watching.
- 2:54SPEAKER_00: Be well.
