- 0:00SPEAKER_00: Everybody, today is going to be the 6th of February.
- 0:02SPEAKER_00: Big jump in Santa Clarita real estate.
- 0:04SPEAKER_00: We have over 525 active residential listings on the market for sale currently.
- 0:10SPEAKER_00: That's up this week by almost 70 new houses, condos, and townhomes have been listed.
- 0:16SPEAKER_00: You want to see all that inventory?
- 0:17SPEAKER_00: Santa ClaritaOpenhouses.com is going to be a resource.
- 0:21SPEAKER_00: You can go there and see all the new inventory, not just the houses that are going to be hosted open this weekend, but everything that happens to be on the market for sale.
- 0:28SPEAKER_00: That's my website, so it's local, so you're not going to see all those ads or those knee-jerk things that make you want to do something, or click here, click there.
- 0:35SPEAKER_00: It's going to be all local, all mine, so don't panic when you go there.
- 0:39SPEAKER_00: But you will be able to see all the multiple listing service listings there, including these new 70 that just enter the market for sale.
- 0:46SPEAKER_00: That definitely is the big news.
- 0:47SPEAKER_00: The way that I have been predicting since late 2024, we will start seeing an uptick in listings coming this month as we are just beginning February.
- 0:58SPEAKER_00: Moving into March, we'll see even more listings hitting the market.
- 1:01SPEAKER_00: We should also see a equal, if not greater than that, buyer drive out there because people wanting to purchase real estate, but there are some uncertainty in the real estate market in general.
- 1:12SPEAKER_00: First, we have the fires here in Castell, California, the Hughes fire, and that did put a few uh real estate listings on hold, those properties that were in escrow.
- 1:22SPEAKER_00: And then we also have the political world that is really changing very, very quickly.
- 1:27SPEAKER_00: In fact, every few hours, there is a new news story in reference to the president and the things that are happening on that end of it, whether you're in support or not in support, that is starting to seemingly affect real estate.
- 1:41SPEAKER_00: It's going to be interesting to see what happens with that particular buyer drive.
- 1:45SPEAKER_00: But as predicted, as far as sellers go, we are seeing those listings hitting the market and that number will number will continue to increase.
- 1:53SPEAKER_00: We'll see if that number continues and that overrides the buyer drive.
- 1:57SPEAKER_00: We will start having a surplus surplus of real estate listings on the market, and then we'll start to see price declines here in the next several months.
- 2:05SPEAKER_00: But if we do have an adequate buyer drive or even a greater than seller buyer drive on the buyer drive end of it, we will start seeing those listings move rather quickly.
- 2:15SPEAKER_00: And typically during the early spring, later spring, and of course into summer, we do see a higher number of property sales in all of Santa Clarita Valley cities, which is very typical due to the school issues where parents are kind of jocking to get their kids in schools, maybe moving from the San Fernando Valley from Los Angeles or other areas, wanting to get into blue ribbon school districts that we have here in a lot of places in Santa Clarita Valley.
- 2:40SPEAKER_00: Pretty much choose your city and you'll run into a blue ribbon school that's going to be elementary.
- 2:45SPEAKER_00: And even the higher grades are very, very quality, high quality.
- 2:49SPEAKER_00: With honor, we'll see you in the next one.
