- 0:03Speaker 1: the Experts, brought you by Rockrealty Online, Rock Wisconsin dot Com.
- 0:07Speaker 1: That's our o c K Wisconsin dot Com. Joined in
- 0:10Speaker 1: the studio this morning by mister Matt Hypeen of Rockrealty. Matt,
- 0:13Speaker 1: how you doing this week?
- 0:14Speaker 2: Good morning, doing good show.
- 0:15Speaker 1: How's the golf improving improving? Yes, you got a chance
- 0:20Speaker 1: for folks that don't know, you had a chance over
- 0:21Speaker 1: the over this past weekend to do a little little
- 0:24Speaker 1: pro am, a little hanging out with the pros.
- 0:26Speaker 2: Huh, pretty pretty neat.
- 0:27Speaker 3: I got to do some golfing out there at TPC
- 0:30Speaker 3: Wisconsin and learn how hard it is to hit a
- 0:33Speaker 3: fairway there.
- 0:33Speaker 1: Did we share tips real estate tips?
- 0:36Speaker 3: Oh yeah, and then they would they would share their
- 0:38Speaker 3: golf tips like I was getting tips from the caddy.
- 0:41Speaker 3: He was just like, oh God, this guy's doing that wrong.
- 0:43Speaker 1: He said. The idea is you want to put it
- 0:45Speaker 1: in the hole. I'm not a golfer, but I'm pretty
- 0:48Speaker 1: sure that.
- 0:49Speaker 2: They so a lowest score is better.
- 0:53Speaker 1: It's a great I should learn one of these because
- 0:55Speaker 1: it seems like an absolutely fantastic game. I was driving
- 0:58Speaker 1: around to down in Javille and Stoughton, and I see
- 1:02Speaker 1: Rock Realty signs all over, and I see Rock Realty
- 1:05Speaker 1: buildings all over as well. I get a couple of offices.
- 1:08Speaker 1: One of the things too, I've noticed is the TSO
- 1:12Speaker 1: storage containers popping up all over the place. And for
- 1:15Speaker 1: folks that don't know, Rock Realty and TSO totally spaced out.
- 1:19Speaker 1: You guys have a little partnership going on right now,
- 1:21Speaker 1: don't you.
- 1:21Speaker 3: Yeah, it's totally spaced out there on deliver containers to
- 1:25Speaker 3: your driveway. You can fill it up and then take
- 1:28Speaker 3: it from there and either store it or bring it
- 1:30Speaker 3: to the next home. So I've got one I'm using
- 1:33Speaker 3: for one of my clients out in Cambridge right now,
- 1:34Speaker 3: and we've got a few containers sitting around one at
- 1:37Speaker 3: the Jansville office on Milton Avenue.
- 1:39Speaker 2: And I know.
- 1:40Speaker 3: TSO has containers in Edgerton and Stoughton.
- 1:44Speaker 1: And one of the things that is really neat about
- 1:45Speaker 1: this for folks that I fear, whether you're looking to
- 1:47Speaker 1: list your home or looking to buy a home. The
- 1:50Speaker 1: great program, of course, you can learn more online at
- 1:52Speaker 1: rocklistings dot com. That's rocklistings dot com. Great thing about
- 1:56Speaker 1: that is it's such a you know, I think about
- 2:00Speaker 1: when you think about your clients and folks you're working with,
- 2:02Speaker 1: what a great benefit that is for folks on either
- 2:04Speaker 1: side again, whether listing or buying, is having that convenience
- 2:08Speaker 1: of moving at a comfortable pace. It's not a frantic weekend.
- 2:12Speaker 1: It's not a oh, we gotta find some movers, we
- 2:14Speaker 1: gotta do this stuff. It's literally dropped as in, these
- 2:17Speaker 1: containers are all we had. I've drawn a blank on
- 2:20Speaker 1: his name right, Avery, Avery, Avery, and a couple of
- 2:23Speaker 1: weeks ago. And you know, these these containers are are
- 2:26Speaker 1: nice looking, they're new containers. They look fantastic driveway but
- 2:30Speaker 1: allow you just kind of at your leisure fill these
- 2:32Speaker 1: things up for the move. And that's a really nice
- 2:35Speaker 1: thing you guys offer.
- 2:36Speaker 3: Yeah really, Yeah, I did it once myself, and yeah,
- 2:39Speaker 3: give yourself a week or two to actually move instead
- 2:41Speaker 3: of just hustle and bustle over a single or two
- 2:44Speaker 3: days or so.
- 2:44Speaker 1: Yeah, it's a really great feature with rock Realty again.
- 2:47Speaker 1: You can learn more all about it online rocklistings dot com.
- 2:51Speaker 1: That's r o c K listenings dot com, speak of listings.
- 2:54Speaker 1: This week's featured listing is a but fantastic home right
- 2:57Speaker 1: on Mason Drive. We're gonna talk this week too about
- 3:00Speaker 1: about summer renovations, best projects when it comes to return
- 3:04Speaker 1: on investment. But first let's take a look at this
- 3:06Speaker 1: week's featured listing, which is a house again, three bedroom,
- 3:10Speaker 1: two bath right on right on Mason Drive in a
- 3:15Speaker 1: beautiful town Edgerton, Wisconsin. This is a a I mentioned,
- 3:19Speaker 1: three beds, two baths. This is a nice new home,
- 3:23Speaker 1: newer home, and it's got a lot of everything that
- 3:27Speaker 1: you would ever want, doesn't it? Yeah, it does.
- 3:29Speaker 3: I mean it's a ranch. It's located eight thirty four
- 3:33Speaker 3: East Mason Drive, currently listed for four hundred and sixty
- 3:37Speaker 3: nine nine hundred And you know a couple things I
- 3:41Speaker 3: like is it's over two thousand square feet on the
- 3:43Speaker 3: main level, so that's it's not one of those smaller
- 3:46Speaker 3: sixteen hundred square foot line ranches. Is a two thousand
- 3:49Speaker 3: and twenty and.
- 3:50Speaker 2: Fifty square feet.
- 3:51Speaker 3: It sits on point three eight acres almost point four acres,
- 3:55Speaker 3: so a big lot. Also built in twenty eighteen, like
- 3:58Speaker 3: you mentioned, so not very old. And one of the
- 4:03Speaker 3: major factors here is a three car garage, which everybody looks.
- 4:06Speaker 1: For makes you excited to see you see that stuff
- 4:09Speaker 1: and it's curb appeal is beautiful on this one. And
- 4:12Speaker 1: you mentioned of the the main level that it's uh,
- 4:15Speaker 1: it's ranch style. There is the the basement is ready
- 4:18Speaker 1: to be finished too as well. And this is I
- 4:20Speaker 1: love when when builders do this. They take the time
- 4:23Speaker 1: to say, we're gonna We're actually going to set it
- 4:26Speaker 1: up so you have plumbing and other stuff so when
- 4:28Speaker 1: you do buy the home, you can you can furnish
- 4:31Speaker 1: and finish that basement how you like. It's not like
- 4:34Speaker 1: a big complicated thing. They're not having to dig plumbing hole.
- 4:37Speaker 2: Yeah, exactly, it's a big deal. Yeah, it's what.
- 4:39Speaker 1: They call it, stubbed for a battle stubbed.
- 4:42Speaker 2: Yeah. Yeah.
- 4:43Speaker 3: Essentially they got a little a little spot where you
- 4:46Speaker 3: can access a dream that's already below the foundation and
- 4:50Speaker 3: then you know, they have a spot for the plumbing
- 4:52Speaker 3: and such. So it works out pretty nice for quickly
- 4:55Speaker 3: finishing it and not having to incur those extra costs.
- 4:58Speaker 1: Not only is it near Lake Kashkanan's, you're duncan as
- 5:00Speaker 1: well commute into work. It's a short commute north South Janesville, Madison.
- 5:06Speaker 1: You grab yourself a cup of coffee, maybe a donut,
- 5:08Speaker 1: and know that you've got a beautiful house and Chad
- 5:10Speaker 1: would love to talk with you if you are looking,
- 5:12Speaker 1: looking and interested. Chad Bowers with Rock Realty, I got
- 5:15Speaker 1: to do this morning pickup phone. Gave a call six
- 5:16Speaker 1: O eight to two seven nine fifty nine eighty five.
- 5:18Speaker 1: That's six O waight two seven nine fifty nine eighty
- 5:21Speaker 1: five for Chad. Say, Chad, I want to see that
- 5:23Speaker 1: house on Mason Drive right near the lake in the
- 5:25Speaker 1: beautiful new subdivision there in Edgerton. Some are renovations and
- 5:31Speaker 1: it's always great to get out and do some do
- 5:34Speaker 1: some updating and improvement on your home. And obviously some
- 5:40Speaker 1: home improvements pay off better than others, especially if you
- 5:43Speaker 1: are looking to sell your home. What a great thing
- 5:46Speaker 1: to be looking at. I use that word for the
- 5:49Speaker 1: for the featured listing of curb appeal, which is vital.
- 5:52Speaker 1: And there are some improvements that you can be doing
- 5:54Speaker 1: to really improve the overall curb appeal of your home,
- 5:57Speaker 1: aren't there, Matt.
- 5:57Speaker 3: Yeah, I just kind of wanted to touch on maybe
- 5:59Speaker 3: if you projects for your best ROI best return on investment,
- 6:04Speaker 3: and you know, one of the biggest thing is curb appeal,
- 6:08Speaker 3: and it's one of the kind of the cheaper renovations,
- 6:11Speaker 3: you know, refreshing your lawn or adding new plants or flowers,
- 6:16Speaker 3: trimming your hedges, and you know, I would say above
- 6:19Speaker 3: all removing those weeds. Yes, but yeah, it's got a
- 6:22Speaker 3: return on investment of you know, nearly one hundred percent,
- 6:25Speaker 3: either between seventy one hundred percent. So what are you know,
- 6:28Speaker 3: whatever you invest is going to you know, paid dividends
- 6:32Speaker 3: and get you that money back if you ever were
- 6:34Speaker 3: to sell the house. I would say that it's also
- 6:37Speaker 3: very important to get buyers.
- 6:39Speaker 2: Through the door.
- 6:40Speaker 3: You need you need to be attractive on the outside
- 6:42Speaker 3: if you want them to come take a look at
- 6:43Speaker 3: the inside.
- 6:44Speaker 1: I've noticed, and I don't know if it's been the
- 6:46Speaker 1: soot in the air lately or I've seen some homes
- 6:49Speaker 1: that are starting to look a little and if this
- 6:51Speaker 1: is you, take note, look a little dingy little bit sometimes, yeah,
- 6:54Speaker 1: like a little powerwash or a little clean to the
- 6:57Speaker 1: exterior house can go along. You talk about things that
- 6:59Speaker 1: aren't not going to call lost you a ton of money,
- 7:00Speaker 1: but really do make a profound difference when it comes
- 7:03Speaker 1: to curbat.
- 7:04Speaker 2: Feel aren't they. Yeah, I would agree.
- 7:05Speaker 3: I mean, and having the right tool to do that
- 7:08Speaker 3: is important. So you know, whether or not you just
- 7:09Speaker 3: go out and just quick rent a power washer or
- 7:11Speaker 3: barrow or your neighbors, you know, I think it's important.
- 7:14Speaker 3: You know, you can spray down the outside side and
- 7:16Speaker 3: get rid of the cab webs and you know the
- 7:19Speaker 3: bird poop on the on the windows, so you get
- 7:22Speaker 3: rid of that. I think it makes a big difference.
- 7:24Speaker 3: Get those windows crystal clear.
- 7:25Speaker 1: So one of the things I always hear too about
- 7:27Speaker 1: kerb Appeel is the front door. Is that still an
- 7:29Speaker 1: important part of having that very having a nice looking,
- 7:34Speaker 1: appealing front entryway. Is that still a very important part
- 7:37Speaker 1: of real estate?
- 7:38Speaker 3: I think so, you know, it's the kind of your
- 7:40Speaker 3: first experience walking into the home. You know, colored painted
- 7:45Speaker 3: doors or we're a big thing, They're still they're still nice.
- 7:48Speaker 3: I mean, they don't have to be insanely bold. I've
- 7:50Speaker 3: seen some that are a little over the top, right,
- 7:53Speaker 3: but you know, having that or maybe a welcome sign
- 7:56Speaker 3: or some flowers near the entrance way that can help
- 7:58Speaker 3: a lot.
- 7:58Speaker 1: Do you get in? Because this was for us, especially
- 8:02Speaker 1: for me when we bought about the home run. Now
- 8:04Speaker 1: is I kind of had a feeling when we pulled
- 8:05Speaker 1: in the driveway that this was the house I wanted.
- 8:08Speaker 1: Does that go on? Is that like a typical kind
- 8:11Speaker 1: of thing where folks kind of get a feel, whether
- 8:14Speaker 1: it's they like something particular about the facade of their
- 8:16Speaker 1: home or the lawn or the I mean, do we
- 8:19Speaker 1: see that with folks where they're like almost making not
- 8:21Speaker 1: completely making it, but having a pretty good feel for
- 8:24Speaker 1: the house simply by pulling in the driveway or driving by.
- 8:26Speaker 3: Yeah, I would say it's the two main things that
- 8:28Speaker 3: I've seen is, Yeah, when they first pull up and
- 8:31Speaker 3: you know, smiles on the face and yes, this is
- 8:34Speaker 3: what we've been looking for, this kind of feel. The
- 8:36Speaker 3: other thing is when they're indoors and we're nearing the
- 8:40Speaker 3: end of the showing and they still haven't left. Oh,
- 8:44Speaker 3: you know, when you're comfortable and you're sitting there in
- 8:47Speaker 3: the living room or the kitchen and you're chatting and
- 8:50Speaker 3: just feeling at home.
- 8:52Speaker 2: That's also a big sign.
- 8:54Speaker 1: I like that too. You mentioned there, you know, smile
- 8:56Speaker 1: on people's faces, and I think one of the cool things.
- 8:59Speaker 1: And I know we've had opportunity to obviously we get
- 9:02Speaker 1: to talk with you each and every week. We've had
- 9:03Speaker 1: some agents as well from Rock Realty. That's got to
- 9:05Speaker 1: be super. I mean you think about like going home
- 9:08Speaker 1: at night and really feeling good about what you do,
- 9:10Speaker 1: having those experiences day in and day out. What a
- 9:12Speaker 1: cool opportunity. Again, obviously for the homeowner it's it's really cool,
- 9:16Speaker 1: but for the agents as well, what a great feeling
- 9:17Speaker 1: that's got to be.
- 9:18Speaker 2: Yeah, no, it's it's awesome.
- 9:19Speaker 3: And then you know, when you find that right house
- 9:21Speaker 3: that actually does make a significant difference in someone's like
- 9:24Speaker 3: family life. It means a lot, right, and you know
- 9:28Speaker 3: it helps to kind of make a connection with those
- 9:29Speaker 3: people as well. And you know, I've had clients for
- 9:32Speaker 3: fifteen years and I've helped them five different times. So
- 9:36Speaker 3: I mean it's it's neat because you built long term relationships.
- 9:39Speaker 1: Talking this morning with Matt Heytman of Rock Realty, great data.
- 9:41Speaker 1: Start that relationship, start that conversation. All I got to
- 9:43Speaker 1: do is pick up phone, give a call six oh
- 9:45Speaker 1: eight six seven three fifty four hundred at six o'
- 9:48Speaker 1: eight six seven three fifty four hundred. You got that
- 9:49Speaker 1: phone in your pocket. It's also got a brows around there.
- 9:52Speaker 1: If you had on over to rock Wisconsin dot com
- 9:54Speaker 1: that's roc k Wisconsin dot com, you can see all
- 9:56Speaker 1: the listings there as well as get to know the
- 9:58Speaker 1: folks at Rock real Estate again that website Rock Wisconsin
- 10:01Speaker 1: dot com. Speaking of people lingering and wanting to stay somewhere,
- 10:05Speaker 1: I know a lot of folks and something has changed
- 10:07Speaker 1: in housing, which is the gathering place. We typically used
- 10:10Speaker 1: to think of like having like a foyer or like
- 10:13Speaker 1: a front room as kind of being like a gathering place.
- 10:15Speaker 1: Folks have really started to migrate towards kitchens, and it
- 10:20Speaker 1: seems like having that that really nicely done and it
- 10:23Speaker 1: doesn't have to be much like a front entry. It
- 10:24Speaker 1: doesn't have to be super extravagant, but having that that
- 10:27Speaker 1: very workable, usable kitchen seems to be a great improvement
- 10:31Speaker 1: on homes.
- 10:32Speaker 3: No absolutely, I mean, it used to be that there's
- 10:34Speaker 3: kind of front waiting rooms and there's kind of four
- 10:36Speaker 3: square Victorians, right, and that used to be the spot.
- 10:39Speaker 3: And now you know, everybody kind of considers the kitchen
- 10:42Speaker 3: and or living room combination the place to congregate and
- 10:46Speaker 3: to hang out.
- 10:46Speaker 2: And I've seen amazing homes with.
- 10:51Speaker 3: Really great yards and have everything they're looking for. But
- 10:54Speaker 3: then the smaller kitchen was the no. You know, you
- 10:57Speaker 3: need to you need to have a nice looking kitchen
- 11:00Speaker 3: that you can congregate, congregate in.
- 11:02Speaker 1: I do sometimes miss the foya, the foyer. I was
- 11:06Speaker 1: at somebody's house recently and they actually invited me into
- 11:09Speaker 1: the foyer and the foyer and he slid this thing
- 11:11Speaker 1: open and literally he and this is again those old
- 11:14Speaker 1: beautiful Victoria He had this nice little sitting room and
- 11:17Speaker 1: that nice little bar and sit down. We're talking about
- 11:20Speaker 1: some city stuff, and how nice is that? But a
- 11:22Speaker 1: lot for a lot of folks, the kitchen serves that
- 11:25Speaker 1: purpose and for really really good reasons. So things like
- 11:28Speaker 1: cabinets and other things. I mean that you don't have
- 11:30Speaker 1: to put a ton of money into this stuff either,
- 11:31Speaker 1: do you.
- 11:31Speaker 2: Yeah, I mean it depends on how far you want
- 11:33Speaker 2: to go.
- 11:33Speaker 3: Obviously, just painting is an easy one. But if you
- 11:36Speaker 3: can maybe even do a cabinet refresh right, you can
- 11:40Speaker 3: do a coat of paint or new hardware in the
- 11:42Speaker 3: kitchen that can give it a whole new look. I've
- 11:45Speaker 3: seen kitchens just get transformed.
- 11:47Speaker 2: Just by doing that.
- 11:49Speaker 3: If you get an old laminate counter. There are some
- 11:52Speaker 3: pretty cheap alternatives to granite that come in and laminate
- 11:57Speaker 3: now that even have a texture to him. You can
- 12:00Speaker 3: replace your countertops with that for just a few thousand
- 12:02Speaker 3: dollars and make it look like it's got brand new
- 12:04Speaker 3: granite in there.
- 12:05Speaker 2: So there's a lot of options.
- 12:06Speaker 1: What about backsplashes too, They seem to really they like
- 12:09Speaker 1: those are like those little details that can really set
- 12:11Speaker 1: a room and really really look at pop can't.
- 12:14Speaker 2: Yeah.
- 12:14Speaker 3: Yeah, you can get some nice kind of mosaic backsplashes,
- 12:18Speaker 3: whether there minards or home depot and those those are
- 12:21Speaker 3: nice because they come in a bit of a twelve
- 12:22Speaker 3: by twelve kind of sheet that you can just kind
- 12:24Speaker 3: of lay onto the wall, versus having to place those
- 12:27Speaker 3: individual tiles.
- 12:29Speaker 2: Yes, exactly.
- 12:29Speaker 1: They You wouldn't think that ceramics have come a long way,
- 12:33Speaker 1: but folks, ceramics have come along. Yeah.
- 12:35Speaker 3: I would say that something I've seen in the past
- 12:37Speaker 3: is keep in mind that if you if you get
- 12:39Speaker 3: one of those that also have metal within the backsplash,
- 12:42Speaker 3: you're going to run.
- 12:43Speaker 2: Through some blades. Oh yeah, cutting, Yeah, they wear them
- 12:46Speaker 2: down pretty quick.
- 12:48Speaker 1: Talking this morning, we have matd Hymen always great tips

- 14:24Speaker 1: home ready and summer renovations, the ones that really give
- 14:28Speaker 1: you the best return on investment. We talked about some
- 14:30Speaker 1: of the some of the bigger spaces. Obviously curb appeals,
- 14:33Speaker 1: big kitchens are huge these days. Bathrooms also, and I
- 14:37Speaker 1: know from from people I know in the in the
- 14:39Speaker 1: construction area, bathrooms are often neglected for a number of reasons.
- 14:43Speaker 1: It can be can be a big undertaking, but it
- 14:46Speaker 1: is definitely something that there are some some what they
- 14:50Speaker 1: call it, like kind of that low hanging fruit in
- 14:52Speaker 1: the bathroom that can be taken care of relatively simply,
- 14:54Speaker 1: relatively affordably, that can really help with the overall return,
- 14:57Speaker 1: can't they.
- 14:58Speaker 3: Yeah, I'd say so, it depends on, you know, how
- 15:00Speaker 3: much you want to take on, because the bathrooms can
- 15:03Speaker 3: be pretty pretty pricing, not as pricey as kitchens, but
- 15:06Speaker 3: you know, if you were to replace the old vanity
- 15:09Speaker 3: itself in the sink, you know, you can see at
- 15:12Speaker 3: some of these home improvement stores that you can get
- 15:15Speaker 3: these combo units for fairly inexpensive. Right, you can get
- 15:17Speaker 3: some nice looking faucets for one hundred hundred.
- 15:20Speaker 2: And fifty dollars.
- 15:21Speaker 3: I mean, you know, before you know it, you've got
- 15:25Speaker 3: a very modern looking kitchen, I mean bathroom. But you know,
- 15:29Speaker 3: the toilets are also inexpensive, so you get into the
- 15:31Speaker 3: bigger costs when it comes to the bathtubs and showers
- 15:35Speaker 3: and stuff like that. You know, obviously you can tile around,
- 15:39Speaker 3: but if if you wanted to replace the tub itself,
- 15:42Speaker 3: that can get.
- 15:42Speaker 2: A little pricing.
- 15:43Speaker 1: That's and you do the if you do the toilet
- 15:46Speaker 1: just have a sturdy back, because that's the only part
- 15:47Speaker 1: of it laced them.
- 15:49Speaker 3: If it's one of those cast iron world, it's time
- 15:52Speaker 3: to time to get the neighbors over there.
- 15:54Speaker 1: Yeah, exactly, And that's that's a couple of cases of beer, right,
- 15:58Speaker 1: But it is definitely definitely worth that. And uh, you know,
- 16:02Speaker 1: you think too about about folks who may have like
- 16:05Speaker 1: a small whether it's a sunroom or like a whether
- 16:09Speaker 1: they called three seasons that type of thing. Having those
- 16:13Speaker 1: type of space is a good but also having like
- 16:15Speaker 1: a nice patio off of that, some of that outdoor
- 16:17Speaker 1: living space you really you really want to maximize, especially
- 16:20Speaker 1: as we're talking about summer renovations that have a good
- 16:22Speaker 1: return on investment, having a little outdoor space that can
- 16:25Speaker 1: be really appealing, can't it.
- 16:26Speaker 2: Yeah?
- 16:27Speaker 3: Absolutely, I mean, and that's something that you can just
- 16:29Speaker 3: accessorize sometimes to really give it that field to you know,
- 16:33Speaker 3: make people feel like, you know, it's it's a place
- 16:35Speaker 3: they'd like to hang out, versus just a big slap
- 16:38Speaker 3: of concrete, right, but you know, throwing a fire pit
- 16:41Speaker 3: out there and some you know, some nice patio furniture
- 16:45Speaker 3: and such, but you know, just just a few bushes
- 16:48Speaker 3: and a little bit of you know, a little bit
- 16:51Speaker 3: of landscaping. Maults can make big differences.
- 16:53Speaker 1: Malts does make a big difference. It's funny with that
- 16:56Speaker 1: fresh malts fresh.
- 16:57Speaker 2: Yeah, it's weird. Yeah, I think it's something to do
- 16:59Speaker 2: with us human and so we just were maybe it's
- 17:02Speaker 2: the smell.
- 17:03Speaker 1: There's there is something about the Yeah, it's just because
- 17:06Speaker 1: like we do the brown mults, which you would think, well,
- 17:09Speaker 1: like a year and a year would be just fine,
- 17:11Speaker 1: But now the.
- 17:13Speaker 3: New stuff, it's just all of a sudden, you just
- 17:14Speaker 3: feel so good about it.
- 17:16Speaker 2: Right, what what What are your thoughts on the coffee
- 17:19Speaker 2: bean mults.
- 17:20Speaker 1: Oh, it's I like to look.
- 17:22Speaker 2: I mean I think people would have to like the smell.
- 17:24Speaker 1: Yeah, my buddy did the Is it this like the
- 17:27Speaker 1: shredded tire stuff?
- 17:28Speaker 2: Oh?
- 17:29Speaker 1: Really yeah, And it's been about ten years. Still kind
- 17:31Speaker 1: of smells like shredded. I will tell you this. It's
- 17:36Speaker 1: held up. I mean it works. No, it doesn't, that's
- 17:40Speaker 1: for sure. Talking this morning with mad Heypmen of Rock
- 17:43Speaker 1: Realty Online Rock Wisconsin dot com. That's a Rock Wisconsin
- 17:46Speaker 1: dot com. Of course, I'm guessing some of it was
- 17:49Speaker 1: environmentally friendly thinking, you know what, these tires got to
- 17:51Speaker 1: go somewhere, what a perfect use for them. But energy efficiency,
- 17:54Speaker 1: speaking of being friendly to the environment, summer months can
- 17:58Speaker 1: really be taxing on cooling systems and really having that upgrade.
- 18:03Speaker 1: And there's some some fairly simple things and affordable things
- 18:06Speaker 1: that folks canna be doing when it comes to being
- 18:09Speaker 1: smart about conserving heat or coolness in the summer, aren't there.
- 18:13Speaker 3: Yeah, I mean the nice thing about energy efficiency is,
- 18:16Speaker 3: you know, there there is kind of an ROI of
- 18:18Speaker 3: maybe you know, fifty seventy five percent. So the nice
- 18:21Speaker 3: thing is in the in the in the short term,
- 18:24Speaker 3: you're getting some savings under your energy bills, and in
- 18:26Speaker 3: the long term you'll get some of that back when
- 18:28Speaker 3: you sell the house. But yeah, some of those things
- 18:31Speaker 3: would be like insulation, adding a bit of insulation in
- 18:33Speaker 3: your attic, you know, maybe ceiling windows, and just to prevent.
- 18:38Speaker 2: Indoors, just to prevent drafts. Obviously drafts are kind of
- 18:42Speaker 2: a killer energy.
- 18:44Speaker 3: Efficiency, right, But yeah, I mean energy efficient windows are
- 18:47Speaker 3: also an option.
- 18:49Speaker 1: Yeah, you and I have talked I don't think on
- 18:51Speaker 1: the show, but I know you and I have talked
- 18:52Speaker 1: off there about smart thermostats, as well. What you know,
- 18:55Speaker 1: it's a that is something that most homeowners are capable
- 18:57Speaker 1: of replacing themselves. They're very affordable and you can see
- 19:01Speaker 1: real savings you think about your home during the day,
- 19:03Speaker 1: especially everybody's at work, you can save some money by
- 19:08Speaker 1: not having to run that so great. So final thing
- 19:10Speaker 1: which popped in my head as soon as I saw
- 19:13Speaker 1: this topic. What a difference a code of paint can make,
- 19:17Speaker 1: right and everybody loves painting. Yeah, so it's awesome, fantastic.
- 19:20Speaker 3: Great.
- 19:21Speaker 2: Well, I'm the roller, my wife's the trimmer.
- 19:23Speaker 3: Yeah, I mean, you know, petite little hands, getting.
- 19:27Speaker 1: Getting cramped up there.
- 19:29Speaker 2: I do a good job rolling.
- 19:31Speaker 1: Yeah.
- 19:32Speaker 2: Paints are awesome, awesome ro o.
- 19:34Speaker 3: I in my opinion, I mean it changes a room
- 19:38Speaker 3: and you know, gives it that fresh smell.
- 19:40Speaker 2: So yeah, definitely maybe lead with paint.
- 19:44Speaker 1: Yeah, it's a good Taking a note, Matt is a good.
- 19:47Speaker 3: Roller, not trimmer unless you want it all over your ceiling.
- 19:51Speaker 1: Yeah. Some great tips of course. And one of the
- 19:54Speaker 1: great things too about work with the folks at Rock Realty.
- 19:56Speaker 1: They will help you with all of this stuff, help
- 19:59Speaker 1: you really maximize that appeal for your home and really
- 20:02Speaker 1: make sure you're getting a top dollar for your listing.
- 20:04Speaker 1: Speaking of listings and great, great homes, great locations. A
- 20:07Speaker 1: house that I'm going to tell you Matt needs nothing.
- 20:10Speaker 1: This is literally a house with just about everything. Beautiful
- 20:13Speaker 1: house right in Edgerton on Mason Drive. Chad is the
- 20:16Speaker 1: listing agent on this, and we touched on some of
- 20:18Speaker 1: the some of the really cool things that you can do.
- 20:20Speaker 1: And one of the areas that I think needs to
- 20:23Speaker 1: be mentioned about this are we're talking about the cool side.
- 20:27Speaker 1: Of course, this is Wisconsin. We've got these months called
- 20:29Speaker 1: these seasons called fall, winter and most of spring where
- 20:32Speaker 1: it can get a little secon winter. Yeah, second winter.
- 20:36Speaker 1: Gas fireplaces. What a convenient way to and not only
- 20:40Speaker 1: is it a nice way to warm up a space,
- 20:42Speaker 1: it adds a lot of beauty in this house. Has
- 20:44Speaker 1: a fantasticplace a gas fireplace.
- 20:48Speaker 3: Other things I was going to mention was just the
- 20:50Speaker 3: tall ceilings, a lot of light, about maybe remodeling your
- 20:53Speaker 3: kitchen and adding granted, well this already has granted to
- 20:55Speaker 3: has stainless steel appliances. So yeah, just a fantastic place.
- 20:59Speaker 3: I mean, everybody's looking for a three bedroom, two bath,
- 21:01Speaker 3: you know, over two thousand square foot on a big
- 21:04Speaker 3: lot recently built with three car garage.
- 21:06Speaker 2: I mean, what and what am I missing?
- 21:08Speaker 1: It's a pantry and it's got one too, which is yeah,
- 21:11Speaker 1: which is one of those things. By the way, if
- 21:13Speaker 1: you've ever lived in a house without a pantry, you
- 21:16Speaker 1: know right away to the pan. Yeah, giant. What a
- 21:19Speaker 1: great opportunity again if you want to set up a
- 21:22Speaker 1: viewing and of course an appointment with Chatto, I get
- 21:23Speaker 1: to just give them a call this morning six O
- 21:25Speaker 1: eight two seven nine fifty nine eighty five. That's six
- 21:28Speaker 1: O eight two seven nine fifty nine eighty five. You
- 21:30Speaker 1: can see this house as well online again. It's right
- 21:32Speaker 1: on Mason Drive and Edgerton. Head on over to rock
